Absolutely the BEST apartment community that I have ever stayed in! They are so responsive to any concerns, there are no bugs in the units, and the units are extremely beautiful and spacious! There is always parking and the environment is very chill. Every single staff member is AMAZING and they truly care about the tenants. They often have community events (paint nights, game nights, etc). I definitely plan on staying here until I buy a home. I just want to say thank you to the management and staff in general, they are all truly amazing! You will not be disappointed by renting here, I guarantee it ! (=

I lived at Marq on Voss for 2 years after moving in from out of state. Really great place to live. It is quiet, in a great location, and the apartments themselves are clean. Management is also great, always there to help. I highly recommend this place for anyone interested to moving into this area.

Great community with lovely amenities. Extremely exclusive and secure, exactly to my liking. I must say the best customer service I’ve experienced. I love this property and I love this location!! I just moved here from Dallas and finding Marq on Voss was the best thing I did. Its near the Galleria and my favorite grocery stores. The apartment layouts perfectly fit my vision and my budget (major plus). The property is very close to my job. I would also like to give major props to my leasing agent Adel W. - I asked so my questions inquiring about this, that, and the other... and every step of the way he was so patient! I know I can be a bit much when making long term decisions. Adel answered all my questions and even gave helpful recommendations. Another major plus... I am so excited to be a new member of the Marq on Voss family.

I stayed here for 1 and half yr. Had to relocate for work. Experience was good when it comes to repairs or any issues are addressed immediately. Very safe and secure place. Never I had issue with anything in this apartment so far. Office staff are wonderful, assit you very well and treat better than any other apartment staffs in the past. Good gym and well maintained pool.. Definitely recommend staying in these apartments!!

My husband and I have lived at Marq on Voss apartments for 2 years now and are completely in love with everything about this apartment complex. the manager, Grey and assistant manager, Paige are so professional, hands on and have taken care of every need that weve had. Putting in a maintenance request is so easy on the portal and they are always taken care of within 48 hours at the latest. Grey even takes the time to clean & sanitize the elevators, poles in the parking lot and other areas around the complex because of Covid-19. Marq on Voss is the best apartment complex that we love to call home!

I wish the stair wells were power washed they are disgusting. Also the fountain side of the apartments is very stinky. It’s a cool place to hang out pre pandemic but you can’t stay long because it smells of dog pee and you might step in poop. I have to say though besides those only two things this property is amazing. Never lived anywhere where the response to any issue is handle within the hour. Mr. Lemus is great with handling the property needs. Please work on these two issues and this property is easily a 5 star.

I absolutely LOVE the Marq on Voss! The leasing staff is beyond professional. Whenever I have any issues, the maintenance workers are here within an hour or less! I love the style and the convenience of the area! I am close to so many places. They never have any issues with tenants making loud noises or anything! It’s such a quiet friendly community. All of my friends absolutely love the layout. I never write reviews but I highly recommend moving here.

The change in management has been amazing! Since Gray Lemus took over as property manager you could immediately see an improvement in the community from the appearance to communication! We have scheduled events, the grounds are well maintained and communication about scheduled maintenance for the property is well communicated. I just resigned my lease and look forward to living here again for my third year.

Nice community overall, good value for the rent. Pretty quick on repairs.They recycle, which is a big plus for me. Everyone Ive worked with in the leasing office has been cordial and helpful. Zawar, in particular, went out of his way to answer any of my questions when I was considering moving in - WhatsApp, Facetime, photos, videos, anything I wanted to know. Have never seen this level of dedication to potential tenants, anywhere. Only been here a couple of months, but so far so good.

This was my first apartment in Houston and the staff couldn’t have made it easier for new residents to feel at home. The leasing agent Zawar was quick and responsive to any needs or concerns I had. Given the pandemic, the complex does its best to keep residents safe.In all, this is a great place in a nice part of the city. I’m glad I chose it.

After nearly a year, I feel comfortable enough to accurately provide a review for this property.Pros:-The staff is extremely polite and do their best to connect with the residents. Even during the COVID pandemic, the staff did whatever they could to try and help/entertain residents.-My initial thought when moving into my apartment was wow! The place was very clean and felt quite spacious.-The maintenance crew needs a raise! I had issues with my A/C unit during the Summer, but almost every single time I put in a work order, I received immediate day-of assistance. If something was not able to be resolved that day, I always got a detailed explanation from the maintenance crew. I cannot promise that you will also have that same experience, but holy cow, that was amazing. HUGE thanks again to all the maintenance staff. You guys are the backbone of this property!-The parking garage is a nice touch of added protection from the elements of Texas weather.-Security wise, know that no apartment can guarantee that you will always be 100% safe (thats impossible cause people are jerks everywhere you go) but the Marq on Voss puts a lot of effort into making this property as safe as possible. There are cameras in the parking garage and in most of the hallways. In the evening, a courtesy officer stands guard at the entrance gate where the cars roll in, and Ive seen another one at night that roams the property as well. This DOES NOT mean that you are guaranteed to be 100% safe and have no incidents, but in this part of Houston, it is nice to live at an apartment where safety is taken with such a high priority. Yes, incidents have occurred before (i.e. peoples cars broken into) but these seem to be rare occurrences. Just be smart and take/hide valuables in your vehicle like you would at any other public place.-Valet trash is an extra cost added to your rent every month. At first, I was a little hesitant, thinking Man, I dont need this. But to be honest, it is very convenient not having to trudge out to some spooky dumpster, especially in the evenings.Cons:-Being near downtown Houston is convenient, but traffic can be a real annoyance sometimes. It isnt the worst but is far from the best.-Outside-facing units like mine are close to Voss Road, and it can get quite noisy sometimes. I love my balcony, but I fully expect to be listening to mostly driving cars and honking horns.-The staff work really hard to keep the property clean, but some of the residents are too lazy to pick up their own dog feces or trash. Sometimes, you end up with piled-up trash in the parking garage or an over-abundance of leftover dog droppings. I dont really blame the Marq for this one though, as its just jerk people being jerks.-There really isnt a park or playground within walking distance. If youre a runner like me, there is a very small dirt trail that goes up the side of Voss Rd, but eventually, youre just gonna be running on concrete (which is no bueno on the hips, ankles, etc.) This is mostly a minor inconvenience though, since Memorial Park is about a 10 minute drive away.-The parking garage feels pretty sketchy at first - like when Yeehaw Johnny Texas parks his 4x4 3500 Big Boy truck near one of the turns, it can get kinda tight. It doesnt help that some people speed through the garage too, making it all the more nerve-racking. Overtime, you get much more use to ascending and descending it though, and personally, Ive only ever seen one accident occur (dude going too fast bumped the wall - funny stuff). Note that there are mirrors in place to help you see traffic coming around the corners.-To me, the rent was a little expensive based on the size of my unit, but it is worth noting that closer to the city will always cost a little more.Overall, I absolutely loved living at this property. The spacious unit combined with the comforts and conveniences of the various amenities really helped me enjoy my time here. I would say more about the property, but there is apparently a character limit. Thanks for reading.

I have lived her for two years!. Gray, Karla, and Paige and the whole entire community, whether it’s the maintenance or the people that live here, it makes for a 5 star community to live in. I am also a single female and this place is safe. Plus, the beautiful floor arrangements, scenery, and gym are exquisite. I recommend this to anyone wanting a safe and friendly community to live in!!!

Not only are they thorough in giving you full details on everything, but they also go above and beyond to making you feel comfortable during the process of looking and applying for a unit. My brother and I arrived ten minutes early to our noon appointment to tour the facility. We approached the entrance door but the office worker locked the door just as I was about to present my identification and walked away. We called and reminded them our appointment and he told us he was coming but we waited outside for over 10 minutes. Frustrated by the sheer rudeness we decided to take our business elsewhere. I emailed the leasing consultant our complaint and was sent a very bland response,“Were sorry you couldnt make your appointment today. We understand life can be unpredictable!”

I’m so happy with my new place. I relied a lot on reviews during my apartment search so I felt the need to write this review in hopes to help the next person who may also be looking for a new place to call home during this time. Positives: the property is beautiful and I love the gym. Spacious kitchens. Garden size tub. I CAN’T here every move my neighbor makes. Adequate parking (even after 9 pm) and no critters. Cons: I should have moved sooner. But most importantly the staff here is what made me sign my lease. Sure everyone is nice when they want you to sign a contract but Zawar was so genuinely helpful and addressed all of my concerns, that I chose this complex over all the others. He even followed up with me long after move in to see if I was enjoying my place. I am! Thanks Z! I thought maybe that was a one off but then Paige made sure my move in process was smooth with zero hiccups. She took care of every single request I had. Then yesterday I met the Property manager Gary and he wanted to make sure that I loved my place and insisted that I reach out to him should I need anything. I was blown away. Unfortunately, excellent customer service is so rare these days so I had to highlight a job well done. If you want to live in a beautiful complex where people care about your quality of living please don’t pass this place up!

New owners took over and this place is being run into the ground. Trash is everywhere, no communication at all (when trash pick up is cancelled, when office is closing early, computer area closing early) 1 of 4 computers work in our computer area, spilt things and trash is on floor and never cleaned up in common areas, the gym is disgusting hair ties with hair and trash all over floors, nothing to clean equipment, the manager is only worried about sales and doesn’t care about those who call this place home! Extremely disappointed!

This community is very unprofessional. The community is overpriced for what you get. Can get better quality for same price in a better area.During COVID the staff was only concerned about the safety of the staff. No extra cleaning or any other accommodations were made the safety of the guest. Only the safety of the staff was accommodated, no to mention a staff member COVID and the residents were informed the following week.

Before I decided to visit the property, I sat down and read every single review. I failed to do so with my current complex and am still paying for it. As a frequent reviewer, the bad reviews here sound more like it’s a problem with the people living there—and awful personalities are not something the staff of Marq can control. I was shown around by Ms. Liliana. She answered all of my questions and showed me multiple units. I was so enamored by the place I decided to take the plunge and apply that same day. The process has been very informed. If you take your time to fill everything out correctly on the application you should have no issues, and when I had questions I simply emailed Ms. Liliana and was answered in a timely manner. I had a concern over an email I received for a third-party vendor regarding a deposit and so I emailed with questions. I was called (which I missed, but I called back and spoke with Ms. Stephanie) and emailed—the issue (which was just a misunderstanding on my part) was alerted right away.Giving a complex one star because the grills are always in use is honestly such a privileged tantrum. I personally look forward to my move-in. And if I were you, when looking at the poor reviews, make sure you check out their review history. When someone only has one review under their belt and it’s a bad one, it’s usually because they’re just upset over something that could have been solved if given the chance.**UPDATE 12.08.19 - I still feel strongly about this complex, especially with the new management thats taken over. They are really going above and beyond for their occupants. The only issue Ive had was that my car was towed when I was unloading it. But really, property wise Ive had no issues at all. Even the neighbors are great. You really wont regret this place.

A true luxury living experience. The apartments are equipped with modern features. The members of the leasing office staff are friendly and helpful. They always help you with a smile and they make sure to solve any problem as fast as possible. My favorite part of living in this place is spending time with my family at the swimming pool in Summer.

So many cars got broken into last night in the parking garage, including mine. Where was the security and what did the cameras capture? I tried to go to the leasing office today to see what I’d going to change and it was locked. On a Tuesday...... There wasn’t even an email sent out to the residents about the break-ins. This is so unacceptable and I do not recommend anyone to lease here until they get a real security that actually does their job.

Today was the first day they open back up the pool during covid and I don’t know if it’s CWS management that’s saying we can’t use the grill and how long the pool can stay open but Greystar communities which are a larger management management company then CWS are allowing there residents to use the grill and are back open during regular hours the the only thing that greystar is doing to control the pool area is keeping the occupancy low to 16 why can CWS properties do the same to stay competitive beats me.

We lived here for about 2 years. It has been great experience living here. All work orders were done promptly and timely manner. When we moved in 2016, Mark, Namra and other people in leasing office were great and made us feel welcome and home. Some new people in leasing office are not too friendly and lack basic manners. Anyways, apart from that rent wise, location wise this is place is great !!! I would recommend this place for nice and affordable living in uptown Houston area.

I would have reviewed this complex the day I came to look but as a person who reads reviews often, I wanted actually live here for a bit to ensure it would be a solid review.Office staff: From the moment you walk in the door, you feel welcome. The office is beautiful, warm and welcoming. The staff, really goes above and beyond. Paige was my leasing agent and she is phenomenal. She knows the property, very personable and went above and beyond to help me find my dream apartment! Andre was also incredibly kind and helpful when Paige wasn’t there. I love the resident events they host. They had a safety happy hour in December, where the courtesy officer spoke. It was nice to meet him as a new resident and hear from other neighbors and the staff. They really take what you say into consideration. It was also a great way to meet other residents!The apartment: I loooooooove my unit!! (A2) Great layout, perfect size and very pretty. I would have preferred the darker floors because the lighter ones are impossible to keep clean, especially if you have an animal but that’s just being picky! (If I wanted perfect I would have to build a house) The appliances are nice, overall pretty new. The garden tub is wonderful and the large windows give you some really great natural lighting throughout the day. Because of the way the building is designed and I guess my location, I don’t need to have the AC on all day and the temperature doesn’t dip too low or rise too high. A lower electric bill is always a plus. I love that the shared walls seem to be well insulated because I can not hear my neighbors on either side of me at all! Upstairs can get a little rowdy but that’s to be expected when you rent. If it is after hours, when you call the after hours line, and the courtesy officer takes care of it. Overall, I absolutely LOVE my apartment.The community: It’s been an amazing place! The commute is great to almost any part of the city. It’s walkable to a few places and restaurants. Every grocery store you can think of is less than 5 miles. You can Uber to most nightlife areas for about $15. Very pet friendly! It does get a little annoying when pet owners aren’t responsible and don’t pick up after their pet. When you’re walking in the pet areas it can get very frustrating to walk through a land field of poop. The property does do their best to clean up the waste but I can imagine it’s cumbersome. The dog park is a nice place to unleash your pet and there is a courtyard that’s a pet popular place too. (But seriously, if you’re a dog owner clean up after your own pet please! :) ) I do like having valet trash or the option for the trash cutes as well. Some people will leave their trash out for a few days but the complex is pretty good about taking care of it in a timely manner. The gym has most items you need and the pool is really pretty! Residents have been nice and overall it’s a quiet property. I do really like the multiple safety measures in place. (Guests have to call to get in or out, high traffic doors and pedestrian gates require a key fob) It is actually one of the main reasons, besides a really pretty apartment and awesome leading agent, that I rented here. Parking hasn’t been too terrible either. I haven’t had to park too far beyond my level unless I’m coming home after midnight. Plenty of guest parking on levels 5 and 6, too!Bottom line: It’s safe, pretty, quiet and great location with a decent price! I don’t see anyone truly regretting living here!

All I wanted was to speak with someone about what they offer, what pricing they had and I know that wouldn’t have taken more than 5 minutes. I guess they don’t want my business. Best part about this place is the pool - however, the grills will always be busy and not always have propane. Other than that, great apartment... hallways could be cleaner and elevators as well but that is more on the people/neighbors than the staff here.

I lived here for two months and decided I needed to move out ASAP. The management has a very slow process to get maintenance to come fix anything. When they did show up they came without my knowledge even though I asked them not to show up if I wasn’t there, they left a huge mess as if they didn’t respect my space at all. There were numerous times when I saw fighting in the parking garage and I felt very unsafe. I couldn’t even walk from my car to my apartment. They are suppose to have a courtesy officer on duty at night but reaching them is so hard. If I had a real emergency there wouldn’t be any way for me to contact them. The property itself is very nice but they should maintain it better. There is always trash in the common areas and no trash cans where you can throw out anything. People also don’t pick up after their pets so there is always puddles of pee or poo in the hallways or in the elevator. My car has also been scratched up by either their trash guys or other tenants living there. I’ve seen security cameras through out the property but getting management to help you try to find something on them is difficult as their system is outdated and they don’t take any type of complaint seriously.

On my first visit here to enjoy the day with a friend, my car was towed. In the message I receive my friend told me to park on level 5. However at these apartments the signs for the speed limit dont look like normal black and white speed limit signs, they look exactly like the level number signs. I saw a BIG SIGN with a 5 on it big as Day and parked. I was actually on level 3 and didnt realize it. After a beautiful Saturday with friends I find out I have to pay $222 to recover my vehicle. There were no reserved signs where I parked and no signs to reassure you that this was resident only parking. The structure of this seems deceptive and misleading and I have a feeling that the owner of this property is affiliated with the towing company involved. It needs to be dealt with. Im contacting my lawyer.

It is perfectly reasonable to demand an ENTRY code; however, it does not seem reasonable to TRAP a delivery driver late at night and REFUSE to answer the phone. In retrospect, this was an inconvenience for me that was ultimately resolved, but the feeling of being caged like an animal is frightening. Is that safe? Is that even legal? You demand an EXIT code? I dont think youre supposed to do that!

I will give an honest and truthful review of this place. I have lived here for 3.5 years and during that time the place has really gone downhill. The area used to be a nice place with clean floors and hall ways. But residents don’t pick up after their pets and the elevators smell like pee and feces. The management does nothing to correct this and only cares about the occupancy levels. I was also lied too because they charge you an extra 1000 to break your lease early but tell you can get it back if they rent out your apartment before hand. Mine was rented out 60 days in advance and unfortunately I was told it was not rented out. So I lost the 1000 extra that I didn’t have to pay if they would have been honest. Don’t move here, there are better properties in the area.

Recently toured here back in April while I was apartment hunting after college. The two ladies in the office were very kind and helpful. There were a gentleman who works in an interior office and my fiance and I found him extremely rude and unprofessional. He made it seem like we were a burden and his time was more important. The apartments are in a good location and on the better side of Westheimer. If you work in the Galleria area this location would be perfect. The prices were fair for the area but you do get what you pay for. Some of the apartments we toured smelled like smoke and there were lots of dings and scratches in the elevators. There was trash in the hallways as well. The apartments were in good shape especially after finding out the property is about 10 years old already.

Very Rude people whom work in the leasing office. Shocked to also find that the people there were not the friendliest bunch towards guests either. There’s quite a bit of uncollected trash marinating around the community & even worst in the hallways. I was visiting a friend and as a newcomer to the city planned on possibly leasing a place as well, but it seems that I may be dodging a bullet by steering away.

I wouldnt really recommend anyone to move here, especially with the latest management. Other reviews are correct - constant noise, gates always broken, hallways that reek of marijuana. Lately, they have been implementing some of the least useful rules and programs as well (valet trash when there are trash chutes - quadrupling the price of trash collection - and now charging for so-called reserved parking spaces!). What they should really focus on is security, as again, other reviewers are correct that apartments get broken into all the time. Plus, the mail carrier is a complete moron who refuses to do her job properly - I get more mail delivered to me by kind neighbors who got mine by mistake than through the actual USPS.

I have been living at the Marq on Voss for a little over a year now, and I have to say that I love this place. The office and management staff is always so friendly and accommodating. I recently renewed my lease with the leasing agent Monique, and she was very professional in helping me decide as to which apartment would work best for me. I have lived in many apartments since moving to Houston, and I must say that the Marq on Voss is the best Hands Down, they do so many fun events for their residence on a monthly basis, my favorite is the monthly brunch. I would definitely recommend this place to friends and family. Its a lot of fun living here.

We have lived here for 4 years. Twice my vehicle was towed inadvertently. Four times they lost my packages. The gate is always broken. There is no security to speak of. Slow response time to apartment issues. Very little communication. In other words, I do not recommend anyone to live here.

Stay away from this place!! They wont return you back the full deposit $500 and KILL you another $500! Long story isnt short, one day, the washing machine suddenly broke down and water (non stop release) spilled out to everywhere my apartment and then the maintenance people came to check whats going on..I told them the machine broke then they checked and understand it wasnt my problem so they just asked me to clean it up immediately and I will be (FINE) I DID!! That day, my apartment got flooded, only me at home and got nobody help (struggling) because the wood floor get damaged easily if it soaked in the water for too long. I was scared and did what I was supposed to do. Next few days, the maintenance peo came, changed the whole machine and told me that I cleaned it very WELL!!! I was relieved BUT when we vacated few days later, the leasing office sent us the AMAZING bills by adding floor changing fees $500, cooked top changing $325, nail holes repair.. I understand they charged me for the nail holes but NOT the floor and cooked top because the machine I didnt mean to do that ( IT WAS NOT MY FAULT) and the cooked top was already scratched when I moved in!! Im regret that I didnt put it down to the Inventory condition paper. The floor is still fine just little bumpy at certain area and I never blame them on fixing something slow!!Tell me what you think :)

My husband and I have been living here for a little over 3 years & just signed a lease for another year. From our experience I would absolutely recommend this apartment complex to our friends or family. With that being said here are the Pros & Cons I have seen in the past 3 years:Pros:- Apartments are very nice and modern on the inside- Maintenance is wonderful! Everything we request is completed the next day and A/C issues are normally taken of ASAP. Since weve lived here we have received a new fridge and dishwasher because the other ones were broken and have them come in countless times to fix water leaks, lightbulbs that we cant reach, etc. The maintenance guys and how prompt they are and how effortless for them to get tasks accomplished are truly one of main reasons we choose to live here. (Although they sometimes leave random cabinets after working and that I dislike because my cat could then easily climb into it and eat something she is not supposed to)- Pool, gym and yoga room are always clean and well-maintained- Pets are allowed- Office staff is normally pretty friendly and prompt with getting our packages (particularly Patricia at the front)- Parking is in a parking garage and you park on the level that you live. Its normally very easy to get a good spot and I love not having to walk in the rain or heat to get to or from my car- Offices tries to have Resident Appreciation events that sound cool; although I never go because I am vegan and they never have anything for me to munch onCons:- Hallways, Stairwells, and parking garage levels are constantly dirty (partially due to residents letting their pets use the restroom there)- High turnover with the leasing consultants and management, so it makes it a little bit more difficult to develop relationships with them- Gates have occasional issues such as being stuck or broken- They have a few assigned reserved spots in the garage which can make parking a little tight in the evenings (past 9pm) so you will have to park farther away from the floor you live on

I have now been living at the community for nearly six months and I am still a happy resident! Maintenance is always great and the office staff is always so nice. Sometimes I do notice trash and dog feces around but EVERYTHING always cleaned up by end of day or if the mess occurred after business hours it gets taken care of by maintenance the very next morning. Honestly, this is not any of Vosss employees fault so its not fair that they are always getting blamed because residents should care more about their community and be responsible for their actions by cleaning up their own mess. But, regardless of the carelessness of residents the employees at Marq on Voss are always maintaining the grounds DAILY. Anytime there is an issue around the property they are quick to alert residents and they are quick to fix issues. Ive never been happier. My apartment is very nice and very modern and I love everything about it. Every time guests come over they are very impressed from the exterior of the building all the way to the inside of my apartment. It feels good to come home everyday. They now have valet trash which really helps! This is something I really value especially after a long day of work. I highly recommend this community!

I have loved this apartment complex.My mother and I have been living here for 1 year and just signed a lease for another year. I would absolutely recommend this apartment complex to our friends or family.Apartments are very nice and modern on the inside. Every time guests come over they are very impressed from the exterior of the building all the way to the inside of my apartment.The maintenance guys with very fast response of any service request. They prompt professionally with big efforts to get tasks accomplished in same day which is truly one of main reasons we choose to live here.I’m very happy that the pool has been renovated recently. It is always clean and well-maintained.Office Staff Mari, Shaza, Michelle and Reshal are very professional, awesome, helpful and smiling faces all the time. They are just happy to listen to any problem I have and try to solve it before going out from their offices. Simply they are providing 5 Star Customer Service.Office tries to have Resident Appreciation and Fun Events on monthly basis that sound cool and very helpful to gather with other residents. This activity makes me feel we are one family in this apartment complex.Parking is in a parking garage and you park on the level that you live. Im putting this here to have a more recent review of the apt since 5/5 has definitely not been my experience here. My apt was broken into twice at Apt told it was my fault by management even though the apt next to mine also had the screen ripped off. There is clearly a security problem the homeless next door hanging out at Walgreens. Management said it must be personal why we kept getting robbed even though there was a guy flashing the women at the apt. Took 3 days to get my gate code changed.

I LOVE this property. I only moved because I adopted a child. Being an adoptive parent caused me to reduce the amount of hrs I was working so a 2 bedroom at this property wasn’t in my budget so I transferred to their sister property. After rebudgeting when my adoption is finialized I plan to move back!!!!

I moved in few months ago. Due to room-mate issue I had to move out. I wanted to leave 5 stars honestly speaking I had horrible experience dealing with the apartment manager there. My car got hit exiting out of the exit gate. Every time I would come in to talk to the manager either she is on lunch break or not there. I mean who gets 3 hours lunch break and only works 20 hours a week. I spoke to her in person made me feel like she is doing me a favor. I do not how she is the manager there. Unprofessional and very rude.I spoke to Rashad he was very help full with the whole process. He could not do anything about that issue. He said he will reach out to his COPT and get back to me. The maintenance team is very good specially Luis.The only reason I did not give zero star is Rashad was able to get back to me regarding the issue and I did not had to chase him around.Great location, great place to live. Horrible expedience with the manager there.

I normally dont write reviews but when you love something so much you have to tell people. I have loved this apartment complex since I saw it almost a year before I moved here. My first time visiting was February of last year while I was still living in California. I can honestly say, after visiting several times between February and September, the Marq on Voss helped me come to the conclusion I was ready to leave Los Angeles. From the staff, to the pool, the apartment interior to the location, the activities to the on site gym, I could not imagine a better place to reside in Houston and I have yet to see an apartment that I would rather live in than mine. If you arent living here, you arent doing it right. Dont cheat yourself, treat yourself.

Poor management, they do not care about their tenants. Would not recommend renting here. They have terrible communication with each other, one person in the office can tell you one thing and then someone else will say that person wasn’t correct and it doesn’t matter what they said. They lie to keep themselves out of trouble with upper management, the leasing agents have no authority(although they act like they do) but the office managers are never in or can’t be reached so you can never get the information you need at the time you need it. The leasing agents are unprofessional, the office managers act professional though.

I just signed a 15 month lease and already regretting it!! They can even give you a clean apartment or answer your calls! What they have in amenities they lose in actually being able to use them! I cant even find peace in my own home cause I gotta be on them for MONTHS to get basic things like blinds done! They offered me a movers deal... which would be great if they approved it to Ameritech movers anytime soon so that I can actually move! For $1500 a month! Naw... DONT DO IT!!! Live in a hotel!! Its better then calling this place home!

This place is H.O.M.E.I couldnt have gotten any more lucky in moving into this complex. I moved from California in February of 2016, with no clue of what anything was in Houston. I stumbled across this complex while driving around getting information about neighboring apartment complexes. I instantly fell in love with this place.The customer service is second to none. There are always smiling faces and help whenever you need it. The floor plan diversity is amazing. I moved into a one bed room initially and then later moved into a two bedroom later that year when my lease ended. Mark, Mary, Monique and Shiza are all great! I couldnt ask for a better leasing office staff by any means.The maintenance team is also amazing. I submit a request and they have it done the next day before I return home from work. They truly take care of this property and the tenants. Ive hosted social events here with no issue, grilled for super bowl and have went to every resident brunch and event that they host. Not to mention, I am a two time recipient of Resident of the Month!Anyone who is looking for a complex that is central to everything and has great prices, look no further. Marq on Voss is the way to go.

They are very irresponsible. I was applying for two weeks and they always sent me incomplete information. One day I spoke with a person another day with another and that way they had me. For then they told me that I lacked some information and that I could not apply and from the beginning I said I did not have that information. They wasted time. Anyway before applying be sure of what they demand and call every time.

Parking is TERRIBLE. They introduced reserved paid parking a few months ago. For a fee you can park near your unit, otherwise its every resident for themselves. If you come home after 7 pm you may have to park on the roof!Valet trash pick up is cool because the trash bins are HORRIBLE.Driving into the complex the 1st thing you see are the trash bins and they are an eye-sore.The residents are spending a lot of money to have to come home to see trash and the upkeep is only in the front of the building.

Just left there a few minutes ago, drove all the way from clear lake to look at one apartment knew exactly what I wanted, only to have the lazy guy at the front tell me a tour takes 45min-hr and they close in 20 minutes so hes not gonna do it. I told him I just wanted to see the apartment not the amenities but he was a lazy guy, already shows how bad it will be dealing with office personelle. Who wants to even go on an apartment tour for that long! Really wanted to move here but he gave the worst first impression.

I was relocating to Houston, TX, I called Marq on Voss and I spoke to Shiza, from the beginning she was energetic, positive and without knowing who I was, she spoke to me like I was a friend. My situation was complex, to say the least, but Shiza owned my issues from start to finish. From beginning to end, Shiza always smiled and remained courteous and professional. Ive toured other apartments in Houston and I must say she has the BEST customer service in town. Great customer service takes your business to the next level and ensures success. Your product and price can be amazing, but without making your customers feel valued, you can lose out on tons of repeated business and referrals. Shiza not only made me feel valued, she ensured that I felt comfortable, safe and welcomed in my new community. I do not recommend. If only zero stars were an option. Ill preface with I used to love it. I moved here in January 2012. The bullshit: the grills NEVER work anymore(I literally just asked and they said yes. When I go down after hours SURPRISE! -they do not work). The pool is terrible. It used to be an amazing Vegas style pool. There is trash all over the parking garage all of the time. Do they check it? In the gym equipment is always broken. This is my last lease. Highly disappointed after so long.

This place sucks so bad the only good thing is the actual units but even then its overpriced. This complex has to have the worst parking to apartment ratio. Why are the apartments so far from the garage? Its a chore to walk back and forth to your car unless you pay for a reserved one.Those big roaches are all over the halls and entrances/exits of the garages because they leave trash and its Texas as well but they do no pest control.The office uses a a light color carpet for the rooms so they can attempt to keep your deposit if your not careful because who is going to be able to keep that clean for a year.Place is overpriced

BE CAREFUL WHEN YOU LEAVE! Deceitful or careless check-out procedures by staff at Marq cost me marks on my credit score!Marq on Voss employs a shady collections agency and lied or mistakenly recorded fees in excess of $600 dollars after I moved out which I did not find out about until they showed up on my credit report years later.I lived here 13/14 but a couple years later I come to see some unpaid collections on my credit report I had no idea about from Marq. After investigating I was told among the charges were not returning my gate or room keys, failing to pay last rent, etc. I turned in all keys before leaving and was on auto-bill pay so there is no way I failed to pay any rent. When I tried to dispute the charges with the shady debt collectors Marq sold my mistaken debt to, they said the address I provided for follow up mail that would have informed me of the charges was incorrect (it was not after they repeated it to me). I was never informed of these fallacious charges and only later when the fees had already appeared on my credit report years later I couldnt dispute them so I had to pay them in order to move into a new apartment. After paying the full fee and getting all the confirmations I received 3 DAYS LATER the letters alerting me that I had unpaid fees now in the hands of debt collectors... 2+ years after moving and days after I PAID the charges did I finally receive notice of some FRADULENT unpaid fees.

I dont think the people who are bashing this community are taking into account the amazing improvements the management team (Mari, Mark, Namra, and Monique) have made to this pristine location. I have lived here for over a half year now and wouldnt even think about moving elsewhere. This team works tirelessly around the clock to create a community where their residents can feel secure, happy, and most importantly proud to call Marq on Voss home. Therefore, allow me to thoroughly explain some of their MANY accomplishments.To start off, lets just say the floor plans and location of this community are MAGNIFICENT and worth every penny you pay for. They are chic, modern, and updated. In each apartment home you will find beautiful flooring, gorgeous granite countertops, black stainless steel appliances, and generously sized utility closets with full-sized washer and dryers. The floor plans are all open concept and dont even get me started on how awesome the kitchen spaces are with the huge cabinets and islands offered in many of the layouts. The community is conveniently located in the Uptown area of Houston and extremely close to I-10, 610, and US 59, making any part of Houston easily accessible.Additionally, they have created a community where residents can get together pretty much on a weekly basis. I have stopped by events ranging from Pizza on the Go, resident brunches, and food trucks all the way to wine and cheese nights, and countless other events where the community can congregate and socialize. At these events you can see people who look forward to getting together and genuinely enjoy the events the Marq on Voss team hosts for them frequently. If an apartment community where a team keeps their residents involved is important to you, then this is your dream community.As for crime, the Marq on Voss team has truly stepped up to the plate when it comes to tackling this issue. After a couple unfortunate criminal events took place they immediately took action and implemented 24 hour security to give residents peace of mind. In order to enter the community these courtesy officers require the guests to have a photo ID and take down their information. The team is also 100% transparent and makes all residents aware as soon as any event occurs. We all know that crime cannot be completely stopped ANYWHERE on this Earth, but the measures this team has taken to prevent future occurrences speaks to their character.Lastly, the maintenance team works like a well-oiled machine as they keep the property running smoothly and looking clean. The community amenities always look wonderful (check out pictures of the pool, gym, and clubhouse if you havent seen them, itll be worth your while) and I have never had a maintenance request that was completed past 24 hours of me reporting it. Additionally, you can make any maintenance request online so if you have a hectic schedule, you need not fear about going down to the office or making a phone call. If you are looking to escape an apartment community thats scarred you with maintenance nightmares then this is the community for you to move next!Forgive me for going on and on about the team here and the community, but I could not be happier with my experience so far. This team has proved time and time again that they are dedicated to providing 5 star service and I am proud to call the Marq on Voss home! We moved out February 2015. This review is a little overdue. I do believe that their newest property manager, Lynetta, is trying to get them going in the right direction.. She was always very nice and very helpful. She even changed the rules to try to straighten things up, but unfortunately I think its going to take a lot more than mass emails to make people follow the rules... I have a lot to say about this property. This is a long review, but if youre looking for honesty, read the whole thing. This property is completely overpriced for what you get. It looks nice. Its a nice, modern building... granite counter tops, wood flooring, pretty pool, good gym. All great. Thats how they suck you in.SAFETY is a huge issue. We lived there for 1 year, and they emailed us 7+ times informing us of a break-in or vandalism on vehicles. Apartments were broken into, tires were stolen off of cars.... And thats only the times that they told us about. There is a courtesy officer, but he is only out during business hours, and every time Ive seen him, hes at the front of the building, writing tickets for people parked in reserved spaces. Not walking the property. Plus... How do you expect 1 person to be able to watch all 400+ apartments? I think for a large property like this, they should have multiple officers or security guards.There are always random people coming in and out. The gates are always broken... either stuck open or stuck shut. (And then they blame it on you - saying you broke your gate clicker, and will have to pay to replace it). The hallways wreak of marijuana - I reported that several times, and nothing ever changed. There is trash all over the property - in the stairwells, in the hallways, next to peoples front doors - even though they are supposed to take their trash to the chute or dumpster. We lived there for a year, and never once went to the pool because it was disgusting. Every weekend, there were huge parties out there, and they would leave dead crawfish all over the pool area, empty beer cans. Also, if your apartment is anywhere near the entry gates, be prepared to hear cars coming in and out throughout the night, laying on their horn or blaring music by your windows. Drunk people always walking up/down the hallway, smoking inside the elevator, and through the inside hallways... It felt more like a college frat house than an apartment complex with young professionals and families.The dog park is disgusting. My dogs refused to even go in there. Its fake grass, which they tried to use as a selling point but its really gross. They say that a sprinkler system goes off 3x/day, but that almost makes it worse. People dont clean up after their pets, even though they provide the bags for you.They say that a broken AC/Heater is an emergency, but when ours broke in December and it was 45 degrees outside, we called emergency maintenance, and they told us that they would get in trouble if they fixed it at that time, and it would have to wait until the next day. Also, our smoke detector in our apartment started beeping, and we had no idea why... We called maintenance, and they said they could come check it out the next day. REALLY? What if something was wrong? (It ended up only being a dead battery, but how did they know that over the phone?)Note: You have to purchase your own lightbulbs and batteries for your gate clicker. When we moved in (and at every apartment complex Ive ever lived in), we were informed that we would not have to. But when the time came, we did end up having to pay for them ourselves. Not a big deal - were the ones using it and obviously theyre cheap. Its just the fact of the matter that they told us one thing, and did the opposite.I know that management probably does not have much control over this - but the USPS mail lady constantly lost mail, leaves mailboxes wide open, and is not consistent on delivering. Just so you know.I would not recommend this complex to my worst enemy.

We moved 2 weeks ago and it has been a pleasant experience, especially from the beginning, Zawar was assisted by a very diligent person, he explained everything, he helped us choose a good option, however, there was a setback and he helped us in the best way, It met all my demands and even exceeded my expectations. I made a couple of requests and in less than 24 hours they solved it.Until now we are very satisfied.

I lived 2 years in these apartments (364) and I had to cut the contract because I could no longer bear having to talk to Mari Compean (manager), she prefers to leave the people who damage the complex in the apartments and not those who pay daily and we do not disturb the other residents. I got tired of asking him to do something with the person who resides in apt. 464 because he walks like an animal and the footsteps are felt in an impressive way on the roof of apt. 364, also when that person has sex you can hear the moans of The women and the movements of the bed hitting the ceiling, at 3am you are already awakened by the footsteps of the gorilla who lives upstairs, the manager always told me that she was going to take that person to court to get him out of there and she never did. In the hallway on floor 3 there is a lot of marijuana smell. Residents leave trash everywhere and dont tell them anything, but if you forget to put the trash can in your apartment after they pick up the trash, they will send you a fine. There is dog poop and pee everywhere, many residents carry their pets without a chain and the dogs attack you and the manager does nothing about it either. People are seen sleeping in the hallways. Since Mari Compean returned as manager, the quality and tranquility in this apartment complex has dropped a lot, she is very rude, she does not solve problems, she is unprofessional, as long as she is as manager do not move to this place. Mark Silvas was very attentive to all residents and solved problems super fast.

Since Manager Mari Compean returned the property does not work well, she does nothing to improve the problems of the people who live in this apartment complex. The parking lots and hallways of the property are always dirty and it is not because of the maintenance people because they are cleaning what they get thrown all the time and they are very friendly and willing to help you. There are cameras and the manager does not check who is damaging the complex to fine them and that it does not happen again. You always see poop and pee from dogs in the hallways and in the elevators, if something happens on the 5th floor of the parking lot they tell you that the cameras on that floor do not work. There is a smell of marijuana in the corridors and if you tell the manager, she answers that you leave the complex because she cannot remove the people who damage the property, that she understands them and that you better go. The storage doors are forced into the locks because they steal what you have there, the security guards who are there at night are only waiting to look at your phone and when you need them they are not there. People are seen sleeping in the hallways. The manager and assistant who were there before if they helped the residents to solve the problems, Mark and Patricia were always aware of the property. Many residents are moving from here, at first they tell you that everything is fine and before the month you realize that it is not like that, if you want advice, do not move to these apartments while Mari Compean continues as manager.
