If I could put zero stars if I could. Well, first, the amount of packages Ive had stolen off my doorstep is Ridiculous AND the office wont allow packages to be delivered There to prevent theft. Second, MOLD. I went thru gallons of bleach. Third, NOISE. The walls are so thin, I was rooting for my unknown neighbor to throw her SO out, asap. No, I dont feel that way because of any yelling but because of the normal toned CONVERSATIONS I could hear. A cardboard box would afford more privacy. This place is just Bad. Shady characters wandering the complex at all hours, I felt completely unsafe. And forget getting assistance from the Management. They were not only unhelpful but rude and condescending. Just ugh.

I have lived in this complex for over a year and I’m comfortable !! I would call the office when I needed any repair or service. I am really grateful to the staff, they are friendly and helpful.We have to be honest. All of them so professional especially the manager Chonah, they really do their best to help the residents with whatever they can.I wish them a good luck.Thank you all.Shaymaa

Just renewed my contract for another year.. I use to stay here back in 2012 and no lie the front desk was horrible. But this new team is different specially Ms. Aryonna she is nice and take cares of things. Just like any other apt things happen. Every time they do they are fix with in the same day..

The leasing staff is wonderful!! I came in looking for an apartment and they worked with me in moving me asap on such a short notice. My home was very clean and everything worked perfectly fine. The community is pretty quiet at night which I like! Overall my experience has been a positive one and I definitely see myself renewing.

There’s no secret to how terrible I thought these apartments were . But overtime they have improved A LOT. Stephanie has always been a great help to me. Very genuine and tries her best to get the job done. Everyone else is awesome as well. After 6 months of living here I can finally say that I am comfortable and it’s starting to feel homely. I have first-hand witness how the apartment complex have truly Remained as it was from day one when I moved here a family friendly apartment complex. I mean who can beat being on Westheimer what you have access to not only Walmart but to Be able to shop at target. Who can beat it. Im curious to know who it is thats responding to reviews. If you know there is an ongoing problem (s) on the property then why havent you taken action to correct them ? When you continue to lease to problem people then the apartment doesnt feel like a home anymore . This place seems like it would qualify as a halfway house . When you allow your tenants to disturb others with loud music and fighting then you shouldnt be advertising this place as a place to call home . This isnt home . This is a war zone and it continues to only get worse . You can put the best paint on a house and make it look nice but when it has termites then the house will eventually crumble to the ground .

The Diamond Hill on Westheimer is a nice place to live. They have affordable housing to all who are interested which includes all bills paid. The leasing office staff is courteous and professional who always treats residents with respect. They are located on the 82 bus line surrounded by restaurants, shopping centers, grocery stores and fitness center. I recommend them to anyone looking for affordable housing in a nice community.

I have lived at this complex for years and I do not plan on moving anywhere else. The staff here has amazing customer service. They are very helpful, Erika always has a door open to the residents and Stephanie is very sweet when needing anything. At times they go out of their way to help me and I am grateful for that. HORRIBLE! Would give 0 stars if I could. I have water leaks in the bedroom, restroom and inside the shower itself. I’ve had maintenance “fix” this 5 times already. Clearly they cannot fix any water leak because it’s gotten worse. It sounds like it’s raining inside my apartment. Also, there’s always roaches and other tenants are loud. Will NOT release.

Sorry place to live. Im so glad I finally moved out of that place. People constantly fighting. Noisy people. The traffic on westheimer sounds like it’s coming though the walls and my apartment was half way down the building on the 2nd floor. There are a lot of shady people living there. It’s a “felony property “ Several housing programs that have tenants living there. Broken beer bottles everywhere in the mornings. The gates have been fixed several times only for the tenant to break them within a day or two. This should tell you the kind of people that the property is leasing too!!! Drive by and look at the condition of the balconies and the clutter on them. The place has roaches so bad that I even tried industrial strength pesticides and that didn’t even work...lol Buyer beware!!!

Worst apartments ever. I had mold in my apartment and the manager told me to call the City of Houston to fix my mold problem. So I was recording her telling me this. I called the City and they told me they will come out and investigate and oh behold my apartment had mold in all the room except the kitchen. I had a hole in my roof from the mold. They took so long to do the repairs that the city made them move us to another apartment while they fix my apartment. That apartment had mold. They then told me I could break my lease with no charge. Then today I find out they said I owed them over $6,000 we was there for almost 6 months and never late on our rent. Its more to this story on how they started to harass me because I called the City when the manager told me too. I have recordings and pictures of what the manager said and the mold in my apartment.I have more pictures but it will not let me post them. Please save your family and find else where to live. They are really nice when you are applying but when its time for work to be done they are not nice anymore.

I have been living here for a year and half now . The apartment complex themselves are quite i don’t have any issues with environment. The staff is nice, and friendly they try to help but they need to get better at management. Work orders take days to be completed before I would call and the issues would be done the same day . Now it takes them a whole week before they even take a look at the problem I have had to leave work early because they can’t find the key to my apartment just It’s ridiculous. I’m currently just fed up with having to put simple house chores on hold because appliances are not getting fixed in a timely matter. From one day to another the apartment maintenance staff went to trash.

Roaches everywhere heater not working in Apt 131A we just moved here a couple days ago and its not a promising place to live in

The residents have something to do with the community but they dont have anything to do with the fact that my apartment is leaking in the kitchen and bathroom and maintenance has not been over to fix it. Or the fact that my bathroom closet door is hanging off the hinges. Maintenance actually came by, said they were getting a part and never came back. Management sucks. Point. Blank. Period. They spend more time planting flowers and bushes than they do fixing the things inside of the apartments. The A/C sounds like an old muffler but at least its working now. It was out for almost 2 months. There were roaches before I even got comfortable in my apartments. There are refrigerators that they pulled out of apartments a month ago that are still in the parking lot. The floor guard in my kitchen have come completely up. $25 for parking isnt that much but I refuse to pay it to some raggedy apartments.

Descent place to live in. Been here for the past 5 months. No infestation of any sort yet. If you try to keep it clean, it stays clean. Quick service and response if asked for maintenance. Neighborhood is safe. Just a little far to get to downtown but that still makes it a five star rating

These apartments are HORRIBLE ! I would not recommend anyone to spend a penny here not even consider it. The management is UNPROFESSIONAL, LAZY, and have bad communication. I am currently leasing with them and Im currently counting down until my lease is up. I have been complaining about a leak in my apartment for MONTHS. I literally had to threaten to sue in order for them to come and drill a whole in my ceiling and place a piece of a BOX in the area. The box has been in my home for over a month! Also, they steal packages that are delivered to their office for the residents. Save your money and go look for a good home somewhere else.

Infested with roaches and trash every where. Plus parking is a problem, they will tell you they trying to change reserved parking to open parking but never happened. New manager is a joke. Try yourself or turn around. So many better option available around this area. I have been paying rent on time and living there for a year and this new manager (joker) threatens me and my wife to destroy our credit while she doesn’t have any credibility. Anna the management staff is very rude, and she rented apartment to me which has mold in the vent and paint was used to cover apartment smell. Roaches, and strong odor everywhere.**In response to owners reply: Sorry but Im not coming to the office. Its already too late to fix things because am moving out. When we tried to work things out with the management our complaints were ignored. This apartments standards dont meet the DOH code for an apartment to be lived in. So hope your not reported and DOH come to inspect the mold in your vents.

Im not happy living that this place theu over charge. I wouldnt mind paying what i oay if the apts were worth it. Gates are broken down literally hanging on the hinges. Our car gate rarely works. So with both of those not work it brings in a lot of sketchy people who dont live here. Work orders always take days to weeks to finish they never turn the heater on when ita cold. Management lacks communication. Overall just not a good place i would really like to call there head office or coorprate.

I live in apt 226 and I’m overwhelmed with what you guys are doing in this apartment. Things have changed for the best and I’m giving you guys a 5star because you have done awesomely well in this apartment.Mr Luis the new apartment manager is the best thing that has happened to this apartment and I seriously hope you guys are not transferring him to another apartment any time soon because I’m sure a lot of people including me will move out if he leaves. His professionalism, sense of humor and attentiveness to complaints is overwhelming and he attends to issues with immediate effect. I really love his team and I recommend promotion for him (Mr Luis ) because I have never seen a manager as good as he is in my life. So if you buy stuff online then dont come here because they just said no more packages or not being received. Its the ups, and USPS problem now... thats really unprofessional and instead of blaming people not coming to get their packages so if you like your packages being here do not come here.

This place costs way too much money for the crappy treatment you get from administration. The residents dont make it any easier. The price is simply too high for the experience of living here. I would probably give it a better rating if the rental price represented the type of complex this place is...almost ghetto.

It is a palace of paradise. most of them addicted for its beauty. I always try to visit that palace when i am free. I am very happy to find that kind of palace.

I will not talk about the apartments and the range of services provided by the department.I will talk about management and my question is why management is switched from better to worse then to worse??!!.We lived here more than two years when the manager was an Indian woman of origin and then came a manager from Salvador and was very good very loving and cooperative and raised the level of the complex.After that the staff was completely changed and was really the most misunderstood, unprofessional and uncooperative !! I wonder why the senior management does not take action against them and change them or give them training courses to teach them how to deal with the customer, how to smile, customer satisfaction, problem solving, serious work.Many complaints have been filed against them and many have left the compound, because we pay money for convenience and not vice versa. Note that I did not mention cooling and heating problems that have not been resolved for more than a year and in both buildings (A & C).And the door of the front and rear garage is disabled sometimes for two months, etc. There is no time to mention everything!!!! Invest your money in a worthy place

All the place smell like pee. Parking is full of holes, when it rains those holes fill with water and is dangerous drive over the area.Apartments have roaches problems that pest control cant fix and the staff is very rude and unprofessional.Honestly if you are looking forward to move here, first ask for a tour inside the complex, after that you decide.

Nastiest roach infested place I have ever lived. It’s like the ghetto projects but instead of being cheap it’s 1200$ dollars plus 50 for parking. The staff is useless and rude, move somewhere else. They keep responding to bad reviews with the same basic template. I complained to both karya and Diamond and nothing happens. I will have to find an attorney to get out of the place it’s not safe and it’s too nasty for my new born. Criminals live here. So many roaches bc people here are nasty and the spray pest control use is nasty. I also stepped on glass in the back parking lot that went thru my shoe and cut my foot there is so much glass on the ground because people drink beer and it gets broken m. I’ve already ran over glass and had to replace my tire but now my foot has a nasty scratch too.Someone pls sue these people.

There is no way in hell this place could get 5 stars!! I’m 100% positive that management wrote those 5 stars reviews themselves. This place is truly a DUMP! Nothing works they control the heat and air there is a serious roach issue, water issues (only burning hot or freezing cold) no such thing as warm water, paint is peeling in EVERY room there is about 20 layers of paint on top of each other and the weight of all those layers have finally given out and I’m quite sure there is some asbestos under some of those layers. The stairs an parking lot is always filthy and dirty with trash, beer bottles, fast food and you wonder why there is a roach epidemic going on!! They don’t care about nothing but this $1200+ rent each month but won’t do repairs for the money they are receiving. Security gate is always broken no security nightly like they promised when you signed the lease, tenants outside loitering and drinking alcohol all hours of the night. Save your money go elsewhere because this place SUCKS!!

Worse place to move on Westheimer. Staff is rude and maintenance is even worse. We’ve had nothing but problems since we moved here. AC doesn’t blow that cold. They have a gnat problem and expect you to pay for the extermination. Please believe the bad reviews because I don’t know how they have any good ones. I wouldn’t suggest moving here unless it’s your absolute last resort.

This place is horrible!!!! Below are 3 reviews, 2 from current employees and 1 from a previous employee who still works for the same management company. Of course they arent going to publicly say their place of employment is crappy!! Roaches, trash(including management), cars getting towed for no reason and incompetent employees top it off!

They are super dirty, the laundromat its super dirty and dusty, the public spaces smell like urine there is flying roaches all over the place, the administration only cares about the money and they dont clean. When theres floods the power goes off and nobody at the administration does anything. And they want people to come live here but the dont exterminate. Its really sad the situation on those building because they are located in a really good place.

I have lived here 14 years I come in at different times because I work and Ive never had anybody bother me no one sitting around waiting to rob somebody its a nice place nice people live here and I really dont Im not scared for anything but no at any place you live is going to have problems finally gets fixed and is that you know I like my apartment I do I would want to live anywhere else

The staff is the worst, I know they don’t want to work and are extremely lazy but do your job, what are you getting paid for? They installed a new cooling/heating unit, this thing is BRAND NEW and we’re still being left in below freezing temperatures and hot heat because they’re always trying to fix something...THAT IS NEW. There’s sewage and plumbing issues especially in this unit I’m in. This place is nasty, unloveable due to extreme heats and everyone in that office are cons, if you go to their higher up Denise she’s just as worse. Melissa is a horrible person, nasty attitude, and shouldn’t be anywhere near customer service. The office staff is incompetent at best. Gate is always broken, trash is everywhere, mold, water seeping under that fake wood flooring, paint peeling, broken glass from beer bottles from the drunks who live here (I wonder if they actually do background checks). Where I first move here they said they have security but you never see him, he used to be around but I guess they ran out of money.You’re changing people luxury rental prices to live in a dump. I’ve gotten an attorney since they ignore me and I’m working on a formal complaint with Houston Apartment Association, and reporting Karya property management to the BBB.Melissa, you lack empathy, I know you don’t care but grow up. How are you an office manager and as rude as you are?I’m getting out of this lease one way or the other and I decided to go to the legal route since the attorney I have found has seen pictures and evidence of this place and the health hazards it has. Please don’t move here, if you want to pay a bunch of money go to a nicer complex who isn’t ran by KaryaAll five stars reviews are either a load of bull, they were offered something, or they’re somehow friends with the staff. Let’s be real there is nothing great about this complex and they know it.Karya and the office staff are pure trash who will be getting sued.

Moving to Houston hadnt been easy, until I landed in Diamond Hills, the staff are friendly, efficient and unbiased, I love living here and recommended to all.

This place has gone to hell . The property is trashy . Youll regret it if you move here . Constant fighting in the parking lots . Broken beer bottles everywhere in the mornings . They dont care who they lease to anymore . A resedent had a fire in her kitchen and it damaged several units . She didnt have insurance which is supposed to be a requirement . The property has several felons living here . This is not a safe property to move to if you have children . There are people running around the property from apartment to apartment screaming and yelling and fighting .
