I’ve been living here for longer than 2 years and each year the management gets worse. I live here for the area, but this place is very unorganized when it comes to cleanliness. You would think since COVID begun and it’s an airway apartment they would keep tight on the trash thats lined down hallways, blocking gate exits, causing more insects and flies in hallways, and don’t let me get started on the smell. The electricity and plumbing is horrible during even a regular thunderstorm. The HVAC system (air conditioning) doesn’t work well at all especially during the summer. The grass, the volleyball court, the pool all look abandoned. Nothing is kept up with. There are several break ins into cars throughout the year because there’s usually no security in the back, the parking lot is dark in some areas at night, and the main gate is usually left open. I don’t recommend living here when it comes to that. The management/staff have been getting complaints for months & they’ll tell you it will be dealt with but nothing improves. It continues to get worse. The management has changed multiple times and this staff cares the least. Based on my perspective and others I know that live here, the staff seems inexperienced. If you sign a lease for a new apartment, especially one that has been vacant, expect bugs. Paying over $1,000 for a place to stay here is not worth it.

I rented this place for my college student to be close to campus. Boy was this a BIG mistake.Where should I start, from bad on-site staff to dirty nasty facilities with horrible maintenance crew. This was a total disaster and for them to change management often really says a lot as well. Yes it’s a gated community but the gate is almost always broken which means your car Will get broken into. If you like pest/rodents, then this is your place. Trash dumpsters are always overflowing and I was told they are switching companies but they must switch every other month because that’s about how often they are changed. The staff tells me it’s because corporate hasn’t paid the company to pick up. Imagine that. Soooo if u like filt/nasty, roaches, a consistently nasty pool and complex then YES move in. If not take if from a parent that experienced all and more of the forementioned try another apartment

The first day of my arrival I entered my unit I was exposed to a massive spider nest above/across my door, a serious roach, tick, and nat infestation inside of my unit. The room I was given was not clean and did not appear to be expected prior to leasing it towards me. I called and asked staff members if my unit may be cleaned and fumigated for pests, or if I may receive a new unit that was ready and liveable for me to stay. I was told by two staff members that there was nothing they could do and that I would have to wait until someone may be available. They said they could not offer an estimated time or guarantee my unit may be taken care of. Nonetheless, I decided to try and clean the unit best I could and spread heavy amounts of raid to try and deal with the pest problem, in the meantime of sending my maintenance requests and messages. My unit had an extreme amount of pet hair, ticks, and roaches within the bed, baseboards, and fridge. I tried to clean the unit as best as I could but it was not good enough. Days later I experienced roaches inside of my fridge and on my brand new groceries, I then had to throw them out as a result of this. I sprayed more raid. The next morning I had woken to bites on my back that a specialist informed me were tick bites, pests that can cause serious infections and diseases such as Lyme. I have seen numerous ticks on my bed and couch although I do not own any pets, it is clear the previous lesser did. I have also experience roaches crawling on my neck, hair, and body by just laying on my bed or couch. The pest and dirtiness of the apartment were such nuisances I had to evacuate my unit and stay with a friend because I no longer felt safe or comfortable. After a week of trying to contact management, staff, and maintenance and receiving no solution or response, I and my family decided it best we seek help elsewhere to try and take care of the problem. My parents have paid over $1,000 for this unit and it was not in a safe condition for it to be leased out to anyone. By the end of the week, we hired an exterminator and cleaning company to come and treat and clean the unit so that it was safe for me to re-enter and stay. It was clear staff here was not going to manage the issue within a timely manner, and I did not have anywhere else to stay after day 4. I and my Family spent almost $500 on pest control and cleaning services, which we should not have had to do. Upon signing my lease and as and tenant a safe, livable, and harm-free unit should have been guaranteed to me. The exterminator discovered a roach infestation within and behind the fridge, where dozens of roaches had been breeding. The exterminator has given me a report of the infestation and other pest he had to treat. I have gone down to the leasing office everyday to ask to speak to management and I am told the same thing each time “no mangers are here right now”. My rights as a renter have been violated and legal action will be taken soon because this complex has failed to answer and and make the situation right. This experience has left me feeling traumatized, paranoid, and unsafe. Continue to neglect the well being of your residents. You can make time to send useless copy and pasted replies but cannot answer any phone calls or emails. Shameful.

The apartment was filthy they didnt even clean it, the floors are nasty and so are the walls. The washerroom area hqd the previous peoples underwear and towels. We had all our appliances out because the refrigerators were infested with roaches. They told us they would have terminix come spray our apartment they lied. They also told us that we would have new appliances 5 DAYS AGO. We still have no kitchen appliances. We have called corporate and the manger and they dont seem to care at all. They keep lying to us and giving us a run around. We have had to use our own money to pay for terminix, to clean and to buy raid on top of paying $800 rent. Several recent, glaringly erroneous, positive reviews have virtually materialized of late, in a flagrant, blatant, attempt to skew the rating away from its true, 1 star, or should I say ⅒🌠, nature. They have all been created recently, they all praise someone that i assume must be an Employee of the management company named Trinity with a degree of fervor usually reserved for the acute exacerbations of a bipolar, malignant, narcissist, locked in permanent, manic phase. If she only had the abilities suggested by her eponym, i.e. she could truly be in three places at once, then the aforementioned praise and job performance reviews would broach a tender state of verisimilitude, similar to 🦊 News. Then their existence could be condoned, if not celebrated. However, at present, they are a fallacy, nothing more.

Gateway is unethical and I cant believe I moved here. I moved in 8/31 and this is what I walked into. The entire apartment was filthy after my roommates complained they decided to clean. While cleaning the refrigerator they threw away my roommates food. My roommate is still waiting on her $150 food voucher. My carpet was filthy as well as the restroom. I called to speak to the manager to which Ashley Crayton never returned my call. I also spoke with Kabrian to which he promised me the carpet would be cleaned 9/4, but the carpet wasnt cleaned until today. It seem as though we and our money are unimportant as African American women. The leasing office put 3 black women in the back near the train tracks into a nasty, dirty apartment. I will never waste money on an apartment complex who do not care about their residents well being. Please be careful where you rent as students.

Current and prospective Houston Gateway on Cullen/ Campus Advantage customers (parents, and student tenants) need to know on the practices underway and even endorsed by the Campus Advantage management company. Namely Gateway inability to reconcile prior month receivables then continuing to DEMAND repeatedly customers provide FULL BANK STATEMENTS with personal information beyond the transaction evidence provided, else collections agency. The specific transactions have been provided, yet Gateway declines and insist on your full banking statement for sequential months. Even when challenged of confidential data beyond…data breach liability to Gateway, data privacy and cyber security risk. They just don’t understand.Gateway on Cullen (like other customers also posted) incorrected billed my daughter in her last month in July for an extra $1200+ This has been very clear case of inaccurate tracking of their receivables and challenges with changeover with management companies mid-2020. I have spent countless hours the past months with the local Gateway management (B. Laneaux, K. Sumler) and the management company (E. Marcal) continuing to respond and provide this burden of proof from bank transactions and evidence. My message already conveyed the management in hopes they address. (1) Acknowledge and resolve ASAP your recent inaccurate billing issues with those that have provided evidence. The failure of tracking your receivables properly is not to be unethically shifted to your customers and threats to impact their credit. I realize there are some that are have defaulted. However, when clear evidence is provided, close the case!!!(2) Revise your company procedures to not demand customer’s full banking statements with all other personal transactions. This is simply wrong. A customer providing a segment of the transaction in question or even a banking custom letter showing the transaction posted is sufficient.Current and prospective Houston Gateway on Cullen/ Campus Advantage customers (parents, and student tenants)... beware!

I tried moving out, and the staff is literally so hard to get a hold of. They never answer the phone and so I had to drive up and knock extremely loudly for an extended period of time on the leasing office door to get someone’s attention to ask about a “late rent” email and turn in my keys. I’ve paid my last month of rent and am still getting emails about “late rent” and I can’t even call them to clarify that I’ve paid. If I try responding to the email, my response can’t be delivered because the email wasn’t found. This complex makes it extremely difficult to contact any sort of personnel or management and is extremely disorganized. The month before I moved out, the online portal was down and I kept getting emails about late rent, and I had to drive up from where I was quarantined with my family to ask about the emails and pay rent in person since they wouldn’t even answer the phone to address the situation. Don’t live here, I’ve never dealt with such irresponsible management in my life. I swear they’re playing games with my rent money with all of the fake “late rent” emails they’ve been sending me this past two months. Keep your receipts y’all if you do move in.

I would advise you to read every negative review and take it into consideration because it is all true for everyone in this apartment complex. If you want your car broken into, them charging you $80+ extra every month on your account for “fees that corrupt need,” and if you want Maintenance to never come and to look at a dirty hallway full of throw up and dog pee, this is you’re place. They are trying to bribe everyone with low prices because no one is renewing. If I was you, I would go to Tower 5040 or Aspen or even stay on campus. Any option would be better than this one.

Review №66

As a new apartment complex, there are many features that they have implemented that caters towards students to better and enhance their college careers. Secluded study rooms, community socials, fun activities such as ping pong or volleyball, a gym (albeit a small one), and tanning beds. For the majority of the time, its quiet as well, whenever trains arent passing by that is. However, these amenities overlook a vast majority of issues that include management, organization, and a wide array of other significant problems. The rooms are designed towards a modern look and are furnished, but I use the term furnished loosely. Its nice to have the amenities of a refrigerator, washer and dryer, etc, but the actual furniture is lackluster. Not only are they uncomfortable (such as the desk chair and couch), but are unappealing in terms of aesthetics. As for maintenance, they take an unreasonable amount of time to get to your problem and repair it. The two things that are the most appalling and unacceptable about this complex is: cooperation with management and parking. I understand that I am a double occupant and they prefer that residents do not do double occupants, but if I am able to live as a double occupant, pay an extra fee for it, then I expect to be treated with the same respect as a single occupant (which I have not gotten in regard to parking). Each room in each unit gets a parking permit, but double occupants are required to pay an extra $25 a month for an amenity that should be included with what Im paying. Their reasoning is because there really arent extra permits, despite me having friends in different units who do not even drive cars and have not used their ability to get a permit. In addition, they wont allow residents who dont have a vehicle to give a permit away to someone else, especially to myself who lives and pays to live at this community. I highly recommend NOT living here. For what youre paying, it is far too expensive for the convenience of living next to UH campus and being discriminated against by the management.

Review №67

If you are contemplating moving into Gateway on Cullen, read these reviews first. I HIGHLY suggest reading the reviews and ignoring any positive reviews because they are all bribed with gift cards that they will never receive. I have lived at Gateway for almost two years now, and before I moved in I saw all of the negative reviews and ignored them mistakenly. I moved here into my first apartment with such high hopes because Gateway has SO much potential to be such a good apartment complex since it’s fairly new. I am APPALLED by the management “staff” that’s what like two maybe three people including the manager now since everybody quits. It is embarrassing how much common sense, decency, and respect the staff lacks. I moved into my one bedroom this year because my first experience in a four bedroom was downright awful with random roommates, so much so that it affected my grades my first semester at UH when I’m usually an Honor Roll/Dean’s list student. First of all, when I moved into my one bedroom not even a month after, the staff was assigning apartments to people moving in for the next semester and assigned MY apartment away after I had just signed a new lease. I had to practically beg for them not to and finally was told they’d just move the other person somewhere else (they cared more about the new resident coming in than a paying resident they currently had.) I started ordering packages to my new apartment and soon realized I didn’t have a mailbox at all for some reason and lost a good amount of money because the staff lost or misplaced my packages. I cannot even think back to how many times that has happened and of course they had nothing to say or nothing they could do about it but blame other people. Not long after I moved into the one bedroom, I noticed my neighbor I share my living room wall with had a sound system with bass and they would blare music all hours of the night. I have complained to the staff AND corporate about this since October and they’ve promised they’ll find out which apartment it’s coming from and fine them the $500 fine, it is now December and my neighbor is still blaring music and I’ve resorted to just calling the cops now because Gateway is useless. The residents here are also awful. The complex constantly smells like weed, people are so loud at all hours of the night, and people will bang on your door at 2 or 3 AM when they get home and think it’s so funny. The behavior is just so unnecessary. Not to mention, the complex is FILTHY all the time. The stairwells are covered in trash bags, there’s pet pee and feces all over the hallways, the elevator is always broken or disgustingly dirty, and the study rooms and lounge area always has old food or trash all over the place. You would think my rent alone (over $1,000 closer to $2,000) could afford for Gateway to get a cleaning service. Gateway has also been overcharging me every single month (over $100) for my electric bill when I do everything the same I’ve done since I moved in and wasn’t getting overcharged. When I asked for a printout months ago of my statement to prove I wasn’t using much electricity of course I never got the printout but guess who’s still being overcharged every month. Lastly, the staff is downright rude and disrespectful. I cannot even tell you how many times I’ve been in the office and have been talked to unprofessionally, they have absolutely no customer service skills and will even complain about other residents to you. The parking situation is a disgrace. This semester I have a reserved spot but people steal my spot all the time and aren’t towed for it. Guest parking is awful, and multiple friends of mine have been towed even with passes and had to pay over $200. Please do not move here. My college experience would have been so different if I chose not to move here and I hope you read this and choose a better living situation for yourself. If you’re thinking of living here and have doubts or questions message me because it is NOT worth it and I would do anything to make sure you don’t make the mistake I did!

The refrigerator had food and stains all on/in it, the carpet was dirty, there was cookie cutters that WERE NOT MINE in the oven, there were multiple covers for the sockets missing, I had barstools missing, everything. After all of those problems, I still had to pay the FULL month rent even when i moved in the middle of the month. In short, it’s probably the best off campus UH housing considering the options. I did have my share of problems:1. It took them months to do anything about a dog that barked ALL NIGHT LONG. It upset me the most because they told me they spoke to/fined the owner, but come to find out they didn’t. It took an incident involving my roommate for them to move me.2. The parking apparently was bad, but I had reserved parking so it wasn’t much of an issue for me. The only problem for me was there is pretty much no guest parking.3. The train bothered me at first, but I got immune to it.4. It’s relatievly expensive to say you live with other people.Overall, with the location being where it is there were occasional break ins (cars) BUT thankfully I never personally experienced it. The amenities are nice, and since they’re new the units are nice. If you can live in a one or two bedroom it wouldn’t be a bad experience.

DO NOT SIGN A LEASE HERE : This morning my roommates car and several other cars were broken into on gateway on Cullen property (parking lot) due to the lack of security that the complex promised/advertised and broken back gate (which I’ve heard has happened often per talking to other residents after living here but was not mentioned by staff before I signed a lease). Went down to the front office to see if they were gonna fix the damages to the cars and they told us it’s NOT OUR RESPONSIBILITY . Will not be renewing my lease since a lot of things around here aren’t they’re responsibility but they want to nickel and dime all us residents... cool

I agree that Gateway is a good place to live while you are finishing up your last few years of school and/or grad school. It offers great amenities and very reasonable sized rooms. Of course there are some hiccups but no place is perfect. I feel that they are doing their best for a property that has only been operational for under a year.

I would give this place five star but my own experience living here started off on the wrong foot. But I am writing this to solely commend the leasing manager Kailey Poore I give her a star rating of 5/5! She is amazing and is always extremely helpful. Anytime I stop by her office she makes me feel welcomed and solves any issues immediately. Her customer service is superb, while consistently keeping a friendly professional composure.

First of all, dont be tricked by the on average 3 star review. Keep in mind thats their number after they bribed their residents with pizza to skew their horrid ranking upwards and that their real unbiased rating is probably much lower.Gateway on Cullen is located in an extremely crime rich area. However, for their expensive pricing, one would expect at least an adept system that Gateway has adopted to deter this frequent criminal activity. Well, your expectations are wrong. Gateway does not go above and beyond to help you out if you are a victim of a crime - they instead tuck their tail in between their legs as they try to clear themselves of any responsibility. They will do very little - if not, nothing - to help you recover from a break-in or theft. Do not expect a safety net through Gateway if you are a victim of theft or a break-in, at least, from my personal experience.Management is borderline useless. Yes, Gateway promises new hopeful management, but from my experience, its still an endless cycle of ineffective and apathetic management who do nothing but redirect you to other authorities in times of crisis.Additionally, remember that in Gateway, you are susceptible to constant and unexplainable overbilling (wasnt even here for a month and still got charged for electricity), tow-truck drivers (who clearly prey on this parking lot), and a butt-load of criminal activity. Unless management has a true and meaningful change, I dont think any of these factors will subside. I felt like everyone was out to fleece me.

Just moved in Friday and normally I would give this place at least 4 stars because it is nice. The pool is fantastic, and the rooms are great. However there are still some important issues going on. First thing is they conveniently forgot to mention that their apartments are right next to a train. Its so loud that it wakes me up early in the morning. I would never have signed a lease here if I knew about it. The other thing is that when I moved in my toilet wasnt even connected to the wall yet. I put in a maintenance request Friday and no one has even bothered to show up yet to fix it. Plus my roommates roof leaks every time someone upstairs uses the bathroom and they still havent fixed that either. For the price we pay for this place you would think that they would at least have the rooms ready when we moved in

The manager is very 2-faced. My daughter and niece live there and have been treated horrible. The property manager will smile in your face and then make a joke of you behind your back. They need new management as soon as possible. The assistant manager Kailee is amazing and deserves to be promoted for how she deals with her residents. My girls felt more comfortable talking to her than with Marie, the head manager. Marie will tell you anything for your satisfaction, she does not care about you or your problems concerning the apartment. The girls cannot wait until their lease is over and no resident should ever feel like that. On top of that they feel uncomfortable going to the leasing office, sad. I do NOT advise anyone to stay there. Management determines how well the apartment complex is ran. With bad housing management comes bad living experience. I do believe the way my girls were treated will not go unanswered. I encourage anyone who has had similar issues to speak to corporate, they have been very helpful.

The staff is nice and the complex is clean. But when I found a subleaser to take over my lease the old staff didnt put it on my fill and made my subleaser basically sign a lease as a new resident instead of taking over my lease. So the new staff was confused on the situation and said that I would get an email about the lease transfer but its been a little over a week and I still haven’t gotten an email and I dont want get charged for rent since Im not living there

Gateway has nice apartments inside the units and the proximity to campus is convenient. However, there are many things wrong with this place. My studio apartment has smelled strongly of weed for as long as I have lived in it. My neighbors heavily smoke and comes through the vents into my apartment. The smell is so strong that it gives me headaches and has made my clothes smell. I have even had to limit how often I can turn the air on because of the stench that comes into my room when I do so. Many times I have brought this issue to managements attention and they have done NOTHING to make the problem better. I cannot believe that they continued to allow this illegal activity and violation of the lease terms to continue after I brought it to their attention. The money I am paying is not worth it when I dont even want to stay in my apartment half the time because of the smell. I am very disappointed with this place mainly for that reason.Other issues include parking, which is very limited. I do not know why a garage was not built when this place was constructed. I have a reserved parking spot now but before I struggled to find somewhere to park at night time. Also, there are very few guest parking spots which are almost always filled. One of the worst things is the pool, which is extremely dirty. It is so gross that no one can swim in it and I dont think theyve even cleaned the dirt or leaves out of it sense I moved in. I have included photos. The once light blue pool is now a gross green-blue brown color. Its a shame that we pay for amenities that we cannot even use.Another problem is the gym. The small weights (5,10,15,20 pound) I believe were stolen because one day they just disappeared. They have not been replaced for 3 months or more now even after I told the office that the weights were gone. This has limited the type of workouts I can do as I am not the strongest person. From the outside looking in, gateway looks like a nice place to live. However, there are many issues that outweigh the pros of this place. If you decide to live here be prepared for your apartment to smell like weed, have nowhere to park, and never be able to have guests over. Until some big changes are made I would not recommend anyone to live here. Maybe if the price were cheaper but people pay too much to live at this trash place.

People leave trash everywhere, common areas/pool are not cleaned or taken care of, and all the fancy commodities they advertise aren’t even working/usable most of time. Not to mention they’ve been overcharging on resident’s rent for things like electricity and maintence (which should be included). Not worth how overly priced the place is.

Having lived at another UH/TSU student living apartment, my expectations were not too high when I moved into Gateway on Cullen. Now nearing the end of my 2018/2019 lease, I can say my expectations were over-exceeded. The office staff here are polite, maintenance is very prompt despite seeming a little understaffed, and the events they host for students are great (free crawfish, bingo night, free breakfast, etc). Not to mention a shuttle that leaves every 30 minutes and gets you to school in 5 minutes. Regarding towing: you will not get towed if you simply follow their rule of parking where youre supposed to. (which we are reminded via text/email almost weekly) Definitely the best option out of all nearby student-living apartments.

1.None of the staff here cares about any of your problems or concerns.2. impossible to have friends over because there are only a few parking spaces.3. I did not get the room that was advertised to me when i signed my lease.4. They are wanting to increase my rent by $50 for wanting to change into a SMALLER room next year.5. They are extremely unorganized with everything6. The apartments look way nicer and bigger in the pictures they have posted.7. There is a new maintenance issue every other week.8. It is not in a safe area, and they do not do anything to protect their residents in any way. (gate is always open, and security guards sit on facetime the whole night)9. The building i am in has no elevator despite the fact that it was advertised to us in the floor plan that we were shown.10. We were told multiple times that the train behind the apartment complex would never be heard from inside of the apartment because of a sound proof wall that they were going to build11. I have called maintenance AT LEAST 6 times about my bathtub leaking down the wall and into the kitchen, and i have yet to see someone actually fix the problem.12. Maintenance guys will literally walk into your apartment at anytime they want and start yelling and will go into your bedroom without warning. In Conclusion, if you love yourself even a little bit DO NOT LIVE HERE.

I would say that this place is not worth it. Overall interacting with the office has been the worst experience Ive ever come across. I have seen 3 different managers in my time here and the employees sometimes dont seem to know how to help. It is so expensive to live here and its not even worth it. The office is always wanting to charge for something, even if you want to move rooms in your own unit. And when you have to live with a bunch of randoms its not always a pretty picture. This place is more like dorms to be honest, save your money and live in a regular apartment complex.

I haven’t had any personal negative encounters while living here. The living spaces are spacious and I appreciate the fact that it’s furninshed. There study rooms and workout areas are super conviennent. 3 stars because I live next to the street so I can hear cars pretty often throughout the day and people walk there dogs in this area so that means barking, but not all units are facing the street.
