My husband and I have lived here over 7 years. It is definitely home to us. Patty the manager is polite, funny, and amazing. She is the BEST MANAGERI have seen. The maintenance repairs are handled the same day!!The property is kept immaculate and the lawns are always well manicured. If your looking for a new home give Patty a call, you will be glad you did.

After my interview with Patty, I realized this would be a place I would want to call home for me and my furry child. Patty greeted me with a smile and was knowledgeable about the whole complex. Falls of Maplewood looked clean and taken care of by the maintenance crew. I really like the convenience of walking to the store, bank, and restaurant. I dont move in until the beginning of 2021 and then I hope to change the 4 stars to 5 stars.9/10/2021I have been living at Falls of Maplewood since February 2021 and have loved very minute of it. I have been here through the Pandemic and have found that the staff always make the best decisions for the community. The maintenance staff always responds within a day or less, after the request has been submitted. Great amenities and convenient location. Safe. Diverse. Everything you need in a luxury apartment. I cant say enough about Patty. She care so much about her residents.

I lived here from August 2018-2021 and had nothing but good experiences with everyone & everything. I recommend to anyone who is looking to live alone, I never had any security concerns. Patty Cuellar made the move out process so easy and she is always responsive in a timely manner.

I want to share my wonderful experience with Ms.Cecilia (office manager) and Mr.Ricardo (maintenance manager), they are highly professional and actually care about the tenants. It is finally a real pleasure to be part of this complex now that we have them there. Ms.Cecilia always helped with any need with a lot of patience and understanding. She sure knows how to handle business. Maplewood is a great apartment community. The new paint looks great. They are upgrading the pool now and say they will have the “bluest pool in Meyerland”. I am excited to see the upgrades, including the washer/dryers inside the apartments.

I did a visit to this community and drove around before going into the leasing office and it was so quiet that you could hear a penny drop, the painting was beautiful and there was no one hanging out on the property. I ventured into the office where I met Patty—she is such a great spirited person and made my tour so exciting. I viewed all three floor plans—of those three I fell in love with one of the models that Patty decorated so beautifully— after walking in I instantly fell in love with the entire setup with decor being my very favorite along side the gardening on the patio. I knew then that this would be a place of welcome, peace, and prosperity. Patty was so nice, warm, and welcoming and gave me a great vibe of how wonderful this community is. I look forward to moving in this property and I know without doubt that this is a place that I would love to live at—primarily because of how 1) Patty welcomed me 2) The spacious floor plan and Patty’s vibrant taste in decorating my favorite floor plan Kuddo’s and thank you for being YOU in the process of my tour!

New to the Falls, but my experiences have been nothing but positive. Cecilia is incredibly kind and helpful, and the management is easy to work with. I felt well-informed throughout the entirety of the leasing process and comfortable with where I will be moving into. The apartments are quiet and cozy while being close enough to Houston amenities, so I found it to be a good middle ground amongst all the hustle and bustle.

We are new to the area and stopped by Falls of Maplewood Apartments. From the beginning, Cecilia was very friendly and answered all of our questions to make us feel at ease. Despite covid19, she showed us our options via a tour and explained the amenities of the property. Thanks to her help and expertise of this beautiful property, we are looking forward to calling it home soon.

I have been waiting aggredisly to drop my personal review and account of the day I met the New Property Manager Patty Cuellar over the phone. I had to place a call to the office and advise that I was unable to make it over to the office and so I went on to say can someone else get the information for me. Without any hesitation she said absolutely. It had been a very long time to hear someone assertive and happy to help. I have been on this property going on 3 years and I felt we have it right with her. She said she woul be back at her desk at 1:10pm I remember the time it would be ready. Im going to say in less than 10 minutes it was in an envelope on my door. I called her back to thank her for providing excellent customer service. I ask well what made the call for you and she said I love my job and in the event something happened she did not want to miss that 1:10pm pick up time. She said and you know what happened is that I had a resident come in and also I had a potential resident come right after. I feel she will be beneficial to our small community because we thrive on respect and people to make decision that will benefit the company and there residents. I am also looking for all the new things that Patty Cuellar will have for us to be all inclusive and continue that way. Please come in and not take my word for it!!!!!

I lived here for two years, the location is perfect. The property manager, Dontania is amazing! She is new to the property, and from the moment she got here, she has made it her mission to better these apartments—and she’s doing a great job so far. I have been apartment shopping for my mom for two months now. I have been so indecisive about choosing a good management and community for her based on my past experience with apartment complexes that did not fulfill her needs. When I arrived I felt very welcomed. this community seems PERFECT and quiet. I feel my mom will be taken care of here by the management! the ladies in the office Maelin and Kiwi was very fun and helpful!

The office and maintenance welcomed me with a warm heart to their beautiful community and have taken care of me ever since. Walking distance from Walmart, restaurants, gas stations, etc. The location is literally phenomenal. I do not spend any gas to get around, love it!

Decently priced apartment (AC, balcony, hard wood floors, big windows)- Neighbors seem to really care about cleaning up after themselves, never see trash all around the place.- I have not had any problems with parking.- Covered parking in my area, does need repair but I see some repairs have began- Very well lit at night which is a must.- Lot of people have pets they seem to be very well taken care of.- Majority of tenants are students, elderly, and single adults which keeps the community orderly I believe.- Maintenance staff has been consistent with good service, which shows good management.- I do enjoy the all bills paid and not having to get other service providers.- Management does follow through on things you request/need. kiwi is efficient. Will keep updated but for now I do recommend

Ive been at the falls of Maplewood in a studio for two semesters now and so far Im incredibly pleased with my choice. As far as the general property, the grounds are well maintained, the business room for printing, and studying has been super helpful, and staff always helps. Specifically the Property Manager has been incredibly helpful in resolving any concerns I’ve had. Maintenance has also always been very quick to respond to concerns and make sure we understand the issue and the fix implemented. At times, however, there can be somewhat broad windows for maintenance arrival time understandably usually depending on the issue. I also use Metro at times and having a stop super close has been convenient. The unit itself is very nice. Its spacious and all my furniture fits perfectly in my apartment. The appliances are pretty up to date note I have lived in a dorm with only a microwave so a stove is great. Overall Ive loved living here and have already resigned for the following year. I would recommend The Falls of Maplewood to anyone.

Kiwi is such a lovely property manager it has been a joy to live in these apartments. I’ve been here for 6 months and I don’t have any complaints. Maintenance is very prompt on getting to you. There is always fresh baked cookies in the main office. I plan to live here for a long time. Take a tour you won’t be disappointed.

If you are in search of a small community then I would say look no further. We have a new property owner that makes the residents priority. I had an issue that took place long after the office closed. I called and left a message regarding my issue. I received a call back called and advised they would have maintenance coming. It was after 11pm and maintenance showed up and assisted with set issue. I was pleased to hear maintenance was in contact with the office regarding over flow of water. I was told that there will be someone here the next morning to complete the services. I was happy I got threw the night with there help. I woke up and the office was calling me to let me know that the issue was rectified regarding the over flow of water and I had my carpet cleaned also. All of this was important and the office understood I had surgery and I needed everything cleaned. I even had the opportunity to speak with the officee. Its a very demanding community but I appreciate the fact that they took time out for me. I was on the phone with them falling apart and they assured me that they had the situation under control. I want to add that maintenance showed up with a wet vac and started working immediately. He always say never apalojize to me its my job day or night and he enjoyed what he does. I like when I call the office and they come up with solutions instead of excuses. Its a great property and Im looking forward to be a part of the growth with the property as we all work together to continue with our community and its needs.

Beautiful area to live in. Five minutes to my biking trail. Plenty of shopping near by. Small and such a cute community. Never noticed these apartments until this week. Kiwi was so polite and knew a lot about this community. The grounds looked polished and clean. There efficiency had so much space then what I am used to. Overall this community is a nice hidden secret .

This is a small complex, and a great location for shopping, jogging and cycling. A must for renters who need the convenience of public transport dog walking and jogging trails. The management is professional and happy residents & great customer service.

We have lived here over 8 months now and the only regret we have is that we didnt move here sooner. The community is peaceful, friendly, and close to so many convenient places. Displaced from our home by Hurricane Harvey flooding, and moved into the falls of maplewood apartments in September. We did not have a lot of time to look at apartments, and picked this community based of the positive online reviews. This is the first time we have lived in an apartment in over 20 years, and we are very pleased. It is a friendly community and the leasing staff have gone out of their way to be more than helpful. It feels like home.

Pros: Staff is pretty good. Maintenance requests were always handled very quickly. Lived here 2 years no major issues. The management has been hands on.

I hope this review sheds a little on my experience so far. Found the community on a fluke just happen to come across an AD on instagram. I decided to check them out, first thing I thought this is an older community it might not be the best fit for me. I still decided to see what they were all about. When I entered the office it wasn’t what I expected. See I did a ton of my home search for in the midtown area and no one seemed to enjoy there job as much as the touring staff does here at this location. Anyway after the process was explained very thoroughly, I knew I wanted a town home. See I hadn’t been looking for a town home just a one bedroom apartment but the idea it was intriguing. After seeing the town home and getting all nitty gritty I put them on my list. Now k’s follow up game was on point after weeks of going back and fort. I decided to apply with them, that process was easy and again follow up game on point. I got all approved and when move in day came it was so easy. I was walked to my new home again and everything smelled great it was clean. The apartment floors were together, the appliances were black and new. The apartment really surprised me not that I was expecting it to be bad but it was better than expected. First few days I had to get use to the quiet. I had to check myself if I was being loud because of how surreal for an apartment to be this quiet. Nevertheless I had no problems with my new home. My A/c was working, my electricity, my appliances everything worked. I even got reference from my neighbors saying how long have then been here and how they enjoy it. It’s a lot of friendly older people and they watch everything which is perfectly fine. Everyone seems to know each and still keep to themselves. I like my stay here and don’t see why I wouldn’t recommend any new people who are looking for a low key area. For any minor issues that you might come across Kiwi’s on top of it and follows up.

Walking distance to a grocery store, multiple breakfast sit-ins, and constables paroling the area. Great apartment complex with good neighbors, good upkeep and maintenance crew, and a very helpful property manager; I was happy to renew my lease with Falls of Maplewood apartments.

The property has beautiful oak trees and nice courtyards too. The people are very nice and friendly and look out for each other. The apartments are in great shape too. Its a small complex in a great area of Meyerland / Maplewood.

The Falls of Maplewood may be under new management but honestly its worse off than ever before. The new management loves to lie about when things will be completed, cleaned, or fixed. Amanda is a horrible manager who will lie toprotect her job which she had done several times.The very first thing you will notice is piled up garbage at the dumpster with all sorts of mattresses and trash on the ground. The smell can be smelled from the dumpster to the court yard area near the back of the complex. The parking lot is filthy, full of oil stains, dirt, and rusty nails.This complex and its owner/management really cares little about its property or its tenets. Lately there have been several car break-ins and thefts to which management has been informed about this multiple times and yet they donothing. They have not done anything to promote security for the complex. We had to complain multiple times just so that they would get a maintenance person out to fix all of the broken and turned off security lights in the court yard.The last management hired a security officer, who everyone loved having around because he actually walked around and did his job. First thing the new management did was to fire him. Way to promote security for your complex!Do not get sucked into moving here! Several tenants are moving out and the quality of people moving in is horrible, messy, and loud. They throw their trash all over the tables outside and leave it there. My family feels very unsafe here and we plan to move out as soon as we can afford to.Last but not lease the laundry mat is terrible. Above it is a sign that says last wash 9pm closes at 10. Yesterday Amanda the manger decided it would be time to lock the laundry mat at 9:30. She locked in multiple peoples clothes while the dryers were still running. Thats how little management cares about the people who live there. When confronted about it the next day there was no apology given, nothing was done to accommodate anyone whos property was unlawfully held. I had to go to work in dirty clothes because management decided not to follow their own sign.The property might look better on the outside but trust me you dont want to live here.

I had and I am still having a terrible experience with this property. I applied and payed all the application fees for a studio on beginning of September. A week later I was approved and told that I had to give a deposit within a few days. I am glad I called them right back that same day cause I had other questions about the deposit, then it was when I was told there was a error on their system and they had already rented my apt to someone else. I was obviously mad that I was going to show up with a deposit to a unit that was accidentally rented to someone else applying to it as well. Until this day I am the one that has to keep calling them to follow up on my refund and I get told the same thing every day, which is that she will give me a call back. This is frustrating, disappointing and very unprofessional!!

For those actively searching for a place reviews were all I used since i was moving in from another city so I will try and be as honest and descriptive as I can to assist those making a decision.For the most part I am a simple person who is concerned about safety and comfortability and for these reasons Falls of Maplewood was a great choice for me.It is not a luxury apartment complex but my first impression upon arriving was the friendly residents. Everyone I have met so far has been helpful and nice.The grounds are adequate, a lot of smokers on this lot so you see cigarette buds on the floor. It doesnt really bother me though.Have not been to the pool yet but it looks nice. My studio is only 525 sq ft and does not have extra storage, but its a perfect size for my living conditions. There is a storage lot right across the complex. The complex only specializes in 1 bedrooms which I feel makes the community feel more homey and comfortable because of the pool of people who would live in a one bedrooms decreases certain factors and increases others both positive and negative.My only complaints about my studio is that the infrastructure in my dining area isnt very flat but that issue could only be unique to my place. I think its safe to say no one likes cockroaches but the great thing is that they spray once a month and if your apartment needs more treatment all that is needed is to put in a work order for maintenance. So far I do not really see many roaches one or two at most.The noise level is very quiet for the most part however my actual apartment is often very quiet inside and if there are people talking outside I can hear them, seems like the walls are thin. It does not bother me though because they are not obnoxios, recurring, or constantly being disruptive. Most people are having casual and friendly conversations.I have not lived here for long but so far I do not feel concerned about my safety even though the community is not gated. The residents seem to look out for one another which is great. There are a lot of older residents late 28+. (Granted I am a young adult, but I only mention age just in case someone is factoring age, I prefer living with more mature and wise people so thats why I like this complex.)Which leads me to my next topic, the neighborhood is very lovely. I really love it here. I can walk to the walmart here, there is a HEB near by a cvs and so many other places. It is very accessible to 610. I love the area and i see many people walking and jogging outside.I have not had to use services with maintenance which is a good thing because it means nothing has broken or fallen apart. From what i hear they are prompt and effective but i have no personal experience with maintenance.Lastly the staff, especially Diana has been really helpful and personalized my experience here.Overall i have a good feeling about this place. The residents and staff are great and friendly people, its very well kept, and it is located in a very safe and beautiful neighborhood. My experience has been positive although Ive only been here for 3 weeks.------------So this is a follow-up. I stayed there for 6 months. During my time there staff positions changed about 3 times.I found out that they give refunds to ppl who write good reviews so thats ethically problematic, not sure if the manager thats there has continued that method though, she seemed nice and attentive.My biggest reason for moving out was the price of rent for a small apartment and the cockroaches started getting out of hand and did not improve despite frequent treatment and keeping my place clean. I live at the crossings at Hillcroft and have yet to have a roach or any insect issues.The residents remained friendly and nice, but it just wasnt the best fit for us.
