If you want to work with a reputable company this is not it. First - You can only put so much lipstick on a pig. While the pictures make it look nice, everything on the inside looks like the original cabinets from when they were built in the 80s. Nothing is updated in the kitchen or the bathrooms. The jetted tub in my unit had the enamel falling off and when I turned them on to clean the jets, worms came out!!! Second -While the neighbors are friendly and maintenance is extremely responsive, management here is a joke. They hid behind emails and rarely give you a call back. Upon move out we were only given 5 days to pay the remainder of our bill. We were never notified we owed any money. When I called to ask why we were not contacted, I was told we have a lot of people moving out and we were sent email. Emails get lost. They have 317 units. There is no way 317 units worth of people move out in the same week. Also worth noting, in the state of Texas you have 40 days to pay your move out bill before you can be sent to collections. They sent us after 5 days. 5 days to pay our last bill.

Roach issue. Their pest control doesnt work. This is one thing that Ive been worried about even before moving in because the apartment is old. I tried my best to keep my place clean but roaches have been appeared from the first week of my stay and on the weekly basis.

Would call it a scam, but Im afraid they are just incompetent.My wife and I were excited to move into the Gables Citywalk with our new baby and our older American Bulldog, Abigail. We filled out our applications, and paid our fees, were approved and then we waited. And waited. And contacted them, and waited some more. It wasnt until 2 weeks from our move in date that we were contacted by another leasing agent. She had picked up our file because the agent who had approved us had abruptly quit (I can only imagine why!). This is when we were first notified of the breed restrictions at The Gables.Short of providing them with paper work from my doctor, stating that she was a service animal, there was nothing they could do. Abigail would not be allowed on property. I said that I doubted we could provide that, and requested a refund of our fees. The manager asked for me to try to get the letter, and if I were unable to they would refund us. I agreed, although I was dubious, and we began to look for another place to live. Luckily, we were able to find an apartment on short notice.Today, I received a phone call from the leasing office that rescinded their offer to refund our fees. This, in the middle of an economic and public health crisis, they claimed it was too close to our move in date for them to refund us. The irony is rich. They have no qualms about hanging our family out to dry, and I doubt very much they would afford you any more consideration. Save your time, if your value it. Save your money, if you value it. I would call them thieves, if I thought their racket required any skill.From some of these reviews, I can see that this has been a theme in the past. May I suggest the Houston Tenants Union if you find yourself in the same unfortunate spot we are.

Amazing location, staff are nice! Parking is always available. They do a good job at towing cars that don’t belong there. Checkout process was smooth. Had to clarify few things but in general was fair and just.Cons: small gym and not too energy efficient if you live on the third floor.

Waterford Square is a great property with unique floor plans that have tons of personality with large garden tubs and jacuzzi tubs in some units, oversized windows, and an exceptional leasing staff.

I arrived early for my 1230 appointment. I was given a map with apartment numbers such as 1A, 2B, etc. The key I was given I was told was the key to apartment 5B.All the apartment numbers were numerical only, no letters. I went back to the office, got guided back to the direction I had just come from (1120, 1121) and told apartment 5B was in that direction.After wandering around 8-9 buildings without seeing a single lettered apartment, I realized I was not wanted, and was being given the runaround. The condescending leasing agent gave me a fake apology when I returned her key and left that hateful complex. I would recommend it to superior hate filled people who feel comfortable and sure judging others based on nothing but a passing glance.**Edit**: 3 months later. I see that my comment is the only 1-star comment out of 14 which the owner didnt even bother to acknowledge. I love my new apartment in Houston where I feel welcome and am glad I didnt move in to this thieving, discriminatory place.

Great Location! Can walk everywhere. Good management : Maintenance requests are completed within 24 hours and they will even do small requests (like a dropped metal tab in the garbage disposal). It is a quiet community and feels safe. Down side is the pest problem is horrible here. I have to buy my own pest control measures because the company they contract with uses something that doesnt make one ounce of difference. I had them spray my entire apartment 3 weeks in a row and it didnt make one single difference with the pests. Now I use my own and it is better.

Update 6/15/20Thank you for your response suggesting I email management. Unfortunately, this suggestion leaves a bitter taste when I and others have emailed Citywalk management bringing up our concerns and suggestions for bike parking options, but receive no response. Moreover, our community has had several bike thefts that has been alerted to the management without any subsequent action items. I have personally proposed bike parking options that were free at the time to the establishment (via GoHealthyHouston which was shared over a year ago). And after these suggestions, there has been no traction by Gables Citywalk. These concerns are about more than just the inconvenience of not having a proper way to secure my chosen mode of transportation. I grow increasingly concerned over the negligence of the managements response to theft happening in a gated community. I hope this public post elicits a greater response than any of my email correspondence.___________________________________________Overall great experience living in such a wonderful area of Houston. My only concern is the lack of accommodation for bike users. There are no bike racks in this residence nor any current plans to make this a reality. The residential staff make note that it is against the complex policy to lock bikes outside of our residences then putting the onus of responsibility of bringing your bike in and out of your apartment. Imagine if that was the expectation for your vehicle? After all, for some people, a bike is their form of transportation and therefore should be treated as such. Should one risk locking their bike outside, we have had instances of theft of bikes within this complex. I would very much like to see bike friendly improvements within this residence to make the experience of living here better!

This is a solid 4 stars. I lived in the community for a year. I will point out the pros and cons.Pros:- Good location, a walk to Trader Joe and Whole Food, Texas Pediatric Kirby among others.- You are about 30-40 min to/from everywhere, going to The Woodlands? Sugar Land? Katy? Well, it is all about 30 mins, you are basically in the center of the city.- A fast and friendly maintenance team.- Friendly and responsive staff.- Awesome B-B-Q area.- They have a fair and reliable secure deposit return.Cons:- This is an old community, so expect to hear some loud cough if any neighbor has a cold/flu.- For me this is a con, maybe for you, it is a pro, anyway, you almost dont see anyone, it looks like that you live in a ghost mini-town.- The pool hygiene could have better care, during the summer.- Small gym, if you are the aerobic type of person, you will be covered, if not... well...Thats it, it is a place that I recommend if you are looking a place to rent in the area.

I have lived here for a year now. It has been one of the best places Ive lived. The staff is, by far, the most friendly that Ive ever had in an apartment complex. They remember you by name and immediately welcome you each time you step into the office. I would recommend living here and it is a great location. They do a great job at making sure the scenery is kept up and in good condition.

This place is not worth your time or money. They will say anything to get you to sign. I was not told that there would be construction outside of my unit. It would have been nice to have a unit away from all the noise. The start at 7am six days a week. There are open units and I see them parading people around conveniently when there is no construction going on. Also, the rent price they give you on the lease is a bogus number fortified with extra fees every month.Also, they advertise being a gated community, only to have the gate broken and wide open for months now. The only good thing about this place is the maintenance staff who are extremely kind, helpful, and time effective.

We have been looking for a place for a while that wasnt too far out, but wasnt too loud either. This location is great and the apartments are really cute with more character and warmth than a lot of the newer places. Fairuza was incredibly helpful, kind and patient when showing us around.

Been here for four and a half years and I like it. Its an older apartment so it doesnt have all the perks of a newer place, but at this price and this awesome location its an amazing deal. Lived here for a year and was thoroughly satisfied with the maintenance and office staff. Fairuza and everyone in the leasing office were always exceptional. I signed a lease here last minute after another fell through, and the process was still smoother than Ive ever experienced with a move-in. Fantastic location as well. Would definitely recommend!

I am a fairly new resident and have lived here at Citywalk since the end of November. I absolutely love it! The complex is so quiet and feels very safe. The maintenance staff is very fast to fix any requests sent in and does a great job. The only downside to this complex are the VERY limited number of visitor parking spots and the same cars taking up the spaces every single day. After two months of being there every night, you really should just move in! Also, the workout room is VERY tiny. Other than that, this place is wonderful! I cant wait to use the pools!**Updated Review** I have now lived here for 2 years and am moving out. I have loved my time here at Waterford and highly recommend this complex to anyone!! I hate to leave, but big life changes require more space :)

Updated: I am going on 4 years of living in this community. It’s no frills, but safe and cozy. I am able to get to work in southwest Houston in less than 15 minutes during rush hour, which is amazing. I have had one incident where my car was broken into, and another incident where a drunk neighbor was trying to get into my (and other neighbors’) apartments because he was confused. Otherwise, I’ve had no incidents. It’s a quiet complex, and neighbors are respectful and keep to themselves. Will stay here until I purchase a home.The location of CityWalk is excellent. I work in southwest Houston, but didn’t want to live there. I am on 59 in less than 3 minutes from the apartment exit gate and at work in 12 minutes with no traffic. In addition, the community is so calm and quiet. Both pools are never excessively busy, and it seems that most people are professionals out of the party scene. The maintenance is the best ever in all my experiences with apartments. Everything is completed within 24 hours that I have submitted. And the maintenance men are so friendly kind. My car was broken into once while parked under the covered parking, and the gates seem to break a lot. But other than that, I’ve had a wonderful 3 years here and have renewed my lease.

It was nice area but be careful. Management tries to charge you for regular upkeep charges in move out. So take pictures and document everything. My ground floor apartment was infested with fleas and had to continue to be treated. I didnt have pets. When I moved in I noticed the laundry closet needed painting. Not noticeable after I put in my appliances. When I moved out they charged me for painting it and the replacement oven cooktop pans, which were not new when I moved in. I was shocked by the petty charges when the rest of the apartment was immaculate. When I called to ask about the charges, the once nice staff were NASTY.

Ive lived at Waterford square for over a year now and my partner and I renewed our lease for another year! We love it! We live in the apt with the loft and its wonderful. The staff is super nice and helpful and are always trying to have events (unfortunately they have most of them while Im at work but whatever). My neighbors are all awesome, and its not loud at all. The pool on our side is the place to be during the summer. There are always young people (sometimes families) lounging in and around the pool. The price cannot be beat for the area. I think our area is one of the best! Where else can you walk to Trader Jos, Whole Foods AND HEB in under 10 mins! The reason I gave 4 instead of 5 stars is because the apt are kind of dated (some of the appliances are older as well as the carpet) but our washer/dryer wasnt working and they replaced it with a brand new one the next day! The maintenance is so quick! Usually the issue is addressed within the day but 48 hours at the latest and they are so nice. Over all I love this place!

Not a new complex and not many amenities, but it is a great place to live. The complexs layout is well organized and beautiful with many trees and nice landscaping. It also has nice, clean apartments in a great location. Finally, the staff is also incredibly helpful and friendly (Fairuza in particular was a pleasure to interact with). Overall, Ive enjoyed Gables CityWalk very much and would recommend as a no-unnecessary-frills option.

These are excellent apartments in a convenient neighborhood (many stores within walking distance). The rates are reasonable. The staff is friendly. There are nice amenities (pools, barbeque grills, fitness center) and everything is well maintained. Pets are allowed.

I have lived in Gables Citywalk for 7 years due to several reasons. Its an excellent location, with many places within walking distance, including great grocery stores and restaurants. Its a nice complex, spread out, with two renovated pool areas. The facilities and amenities are also updated and I plan to live there for many more years.

Great apartment complex - especially the CityWalk side, which is small enough to feel cozy, but still has onsite staff to handle things quickly.Staff is unfailingly helpful, friendly and all-around great.The grounds are quiet (at least on the CityWalk side). Visitor parking is rather slim (only 3 visitor spots for about 70 units), but those are surprisingly available most of the time.Walking distance to Whole Foods, Trader Joes and a decent selection of restaurants.Overall, a great place to live!

This complex literally only has a few visitor spots. It’s insane. Good luck having people over and the paint is all faded on most spots so it’s impossible to see if it’s visitor or resident parking and they’ll still tow your car. Avoid this place

Ive had a great time living here! The apartments and community are wonderful, and the location cant be beat--next to Trader Joes, down the street from H-E-B, Whole Foods, shopping centers, and a block from Westheimer where theres a bus to take you through Montrose and into Midtown and Downtown. Good price in a great area. I feel safe and comfortable living here and the staff are lovely and helpful. I highly recommend living here!

The leasing process was quick and easy. I was also able to get a discount on one of the non refundable signing fees. I was a bit disappointed that the trash valet was compulsory making the rent price higher and, I felt, misleading given the trash valet increased the price.

Do not move here if you want to ever have visitors over. I was visiting my fiance, and they towed my car from a visitor spot. Moreover, there are only a few visitors spots in total, so if those 5 spots are taken, youre car is getting towed. The management doesnt seem to have any concern for taking care of their customers.Next, the pipes from the 3rd floor apartments run through the walls in the bedroom of the 2nd floor apartment. And they are unbelievably loud--to the point of waking you up on the middle of the night. The facility does not seem concerned with fixing the issue.I will stick with Post, whose management has always been helpful in my time at their complexes, and never move to a Gables location.

They towed my car when it was parked in a designated visitor parking area. There was a sign in the middle of a row of ~10 spaces saying Visitor Parking - but the management company said that the spot I was in (right under the sign) was not designated as a Visitor spot. Upon further inspection, the parking barrier, which was split between two spots, was marked Resident in faded paint, hidden under the bumper of the car in the spot next to mine. The following week, they put up additional signage but they refused to reimburse my $250 tow fee.

This community is peaceful and quiet. The issues remain with the staff and rent. Our rent has been $200 over our agreed rent for the past three months. I have gone into the leasing office multiple times to receive a break down of the charges, however, each time there is a different excuse as to why I cannot have it. They say they will email it to me, however, Ive yet to receive an email. However, if there is an 80 cent balance on my account, they will email me immediately.The leasing agent, Ashley, is extremely unprofessional. She appears at our apartment door to talk to us about living arrangements. This sort of thing should be done in an office.Gables Citywalk is also sketchy with money. Our electricity got turned off without any notice on a school day (I am an elementary school teacher). Although we had been paying our electric bill on the communitys online portal, no payment had been received by the electric company. The apartment itself is lovely, but it has been a headache and a nightmare dealing with the extra charges and staff.

I absolutely love my apartments. For the price and perks, you just cant beat it. The staff has always been so friendly and has never made me feel like a burden. Many other uppity apartments in the area seemed to be such snoots, as if the quality of their property should sell itself. Unfortunately for them, I took my business here. I do want a nice property, but I also want the office staff to act like they care that this is my home and maintenance crew that knows what they are doing. From the moment I walked into the office and every day since, they have made me feel confident that I made the right choice. I look forward to signing another lease with them.

Very poorly managed apartment complex and unaccomodating staff.For some reason this apartment is under constant outside maintenance repairs (at least 3 times a week for over a year now)and is very disruptive to residents who do not work a standard 9-5 job so if you’re a college student, night shift worker, stay at home mom with young kiddos, or have a job where you work from home this is the most inconvenient and frustrating complex you can possibly live at.The manager is constantly hiring workers that are incompetent and can never finish a job on time or correctly. Multiple projects have had to be done repeated times to actually accomplish a task that we were told would be done days, sometimes even weeks ago (if the staff even bothers to email us) which creates more noise, inconvenience, and chaos. Twice now the cable company that they hired has entered our apartment to install wires and broke a picture frame that they took down from our wall and careleslly threw on our bed, also snagging our expensive sleep number sheets. When they show up without warning for outside repairs they move patio furniture/decor and have broken my wind chimes, Christmas lights, and popped my neighbors blowup Santa.Our AC has been broken since October so if Texas weather decides to act up and get above 72 our AC goes out making our apartment stuffy and uncomfortable. Since maintenance only works Monday-Friday 9-5 we can never get it fixed (yes we have called the “emergency repair” number and no, nobody answers us until the office opens the next day) when they do come to fix it the AC will turn on and leak some orange tinted fluid resulting in me calling them again. They come in with a shop vac for 20 minutes say it’s “fixed” just to have it leak again within 4 hours. I’m just tired of paying $1400 a month to have buckets all over my narrow bathroom floor due to leaky AC and my apartment still never being at a comfortable temperature.Unfortunately my fiancé and I are just fed up with how truly awful the staff is at accommodating their residents and are looking to break our lease before we have to deal with a Texas summer with no stable working AC and more outside maintenance disturbances. As a night shift worker its Impossible to get any sleep at this complex when workers are constantly talking, drilling, and hammering outside your window multple times a week (and yes I have black out, Noise canceling curtains and a white noise sound machine). To make matters worse they are also raising rent and it’s just not worth living here for the amount of money you pay. Save yourself the trouble and do not live here.

They keep changing the office staff and lately they are negligent when dealing with residents concerns. I currently am dealing with a massive roach infestation that they failed to address for 6 MONTHS! Then they had the audacity to send me a renewal letter today with an extra $200 increase to my rent! LOL! Needless to say the quality of the living conditions has become substandard and I will be contacting corporate office to complain. I have been renting at Gables Citywalk and Waterford Square for the past 3 years and its very disappointing to see how they are treating their residents! I never had problems with getting my concerns addressed before this year. Maybe they are exploiting the fact that many people lost their homes during Harvey and are now raising rents on old, roach infested units. Gables! Let us be your slum lords!

Like a previous reviewer, the lack of parking caused me to be towed as well. Previous apartment complexes have always called when there are parking issues, but my car was just taken away. When I asked why they couldnt have contacted me before towing, I was told that the company they contract with doesnt do that. Of course, it was all the towing companies fault. This kind of disconnected management is symptomatic of the whole operation. They act like everything is out of their control.

With the exception of a few broken appliances and very limited parking (both resident and visitor) the experience here has been a very pleasant one. I even added a $75 a month garage to the lease.Well I was more than surprised today when I was sent my renewal rates for next year with a $249 monthly increase! As a resident who has always paid on time, never had any other residents complain and pay for extra apartment add-ons, like the $75 a month garage, I found this to be quite offensive.And to add to the insult, they included a Gables Renewal and Great Rewards flyer which informed me for paying an extra $2988 (12 months X $249) next year I would be entitled to a carpet cleaning and 1 wall being painted. What a joke.
