AMLI River Oaks is a fantastic place to live. I have been living at AMLI River Oaks for the past 2 years and my experience has been wonderful. The location itself is an amenity, but what truly makes AMLI River Oaks stand out is the quality of the people that work there. My dog is always greeted by all of the leasing office and maintenance staff and has become very fond of them. They are always incredibly kind, respectful, knowledgeable, and efficient. Working with them is always a pleasure and make the living experience here easy and enjoyable.

The apartments are nice and the common areas are well maintained, and compared to other mid rise similar apartments around the area I would say this place is more bang for your buck. But the staff is what makes the difference, the leasing office staff are very friendly and helpful, so much so that my dog is obsessed with their friendly demeanor and treats. I hadn’t had any maintenance issues until recently, but they took care of them faster than anywhere I’ve lived and were friendly/helpful. Lived in a few of these style “ luxury” apartments the past few years and the staff here is far and away the best I have experienced.

So far living here has been a treat. The people in the leasing office are very kind, welcoming and helpful; they made the application process and move in date very smooth. The maintenance team here is also amazing, they respond to your maintenance order fairly quickly unlike most apartments. The area is amazing if you are the kind of person that loves to shop and eat!! With that being said I would rate them a 10/10!

My decision to lease at AMLI River Oaks was based on the number of high rated reviews. AMLI River Oaks is a place to consider if you are looking to receive professional and kind service, and also have on site maintenance 24/7. Kate J who youll meet at the front office is attentive, friendly, and professional. She does what she can to meet your needs and is indeed a good representative for the community. The maintenance department led by Abraham is excellent. Abraham will take care of you faster than you thought; the A/C filter was replaced about 10 minutes after I had submitted the request. I cannot say that is a common practice at every leasing complex.The hallways and patio are also clean frequently. The majority of residents at this community seem to lease for more than a couple of years based on what I have mentioned above. If you like to have new neighbors frequently, this is not the place. If you have a dog, cat, or birds youll like AMLI RIver Oaks as the community is pet friendly. John Vasquez who is the community manager always provides good customer service and listens to your concerns and needs. Always seems to have a good positive attitude. One of the elevators seems to stop working suddenly due to a faulty part. I believe they are working to find what is causing the problem. Overall, the staff at this community is great and have met my expectations. You should check out the place!

I have lived at the AMLI River Oaks since March 2020 and have had nothing but great experiences. The staff is helpful, the property is clean, and the location is excellent! I have nothing but great things to say about living here!

I am a resident at this property. This property is a mess. It is poorly designed and even more poorly managed.The assistant property manager, Christie, here is extremely rude and unprofessional. I called to ask a simple question: Do I need a parking permit to park in the garage? She started going off in a very rude unprofessional tone. Lecturing me about how I should already know the answer to this question and she wasnt the one responsible for answering my question. She wouldnt even allow me to speak. Every time I try to say something she rises her voice so cut of me not allowing me to say anything. I told her I am going to start recording the convo and then she tells me she is currently sick and abruptly hangs up on me before I can say anything. They really need to replace her since she clearly is hostile towards residents and was clearly afraid of having her abusive behavior caught on audio.The design of this place is terrible.They have 4 small parking garages all of which are not connected so if you cant find parking in one of them you need to drive out of the garage and into another one hoping there is space in the other one (most likely not). I dont know why anyone thinks building a garage like this is a good idea. Also, depending on where your unit is you might have to walk 2 - 3 blocks from the garage just to get to their car. The garage doors are constantly left open which allows anyone to walk into it.The package locker room is a mess. They just have a room where anyone can just walk in and take packages. Ive lost 3 packages here so far and always have to complain to Amazon. It is obvious that residents or their guest are stealing packages.There are insects such as cockroaches all over the place. You see them lying dead (which means probably thousands are living in the building in your apartment) in the common area all the time. I found several in my apartment even when I never leave any food out that could attract them. If you dont like roaches then its best to stay away from this place.People let their dogs take a poop in the hallways here. I dont understand why it is so hard for them to do something as simple pick up after their own pets.

Christie, the assistant property manager at AMLI Riveroak is one of the rudest and unprofessional person ever. She has a very short temper and explodes with anger when asked simple questions about the property. She should really consider taking some anger management classes and training on how to work with other human beings. Definitely not a good idea to live here while she is around. The maintenance staff here is great. Perhaps they can train her so she acts like an adult human being.

I’ve been at River Oaks for since December and so far the experience has been wonderful. The staff members are very polite and accommodating and they really work hard to make sure that your living experience is peaceful and convenient. Very pleased!

Took tour here and know friends that stayed here. Terrible experience. Didn’t feel safe. Poor management.

The people who work at RiverOaks AMLI are extremely helpful. Juan in maintenance has done a great job for us too and is very thoughtful. We appreciate his help and his kind effort to make things run smoothly for us!12/30/20 Once again Abraham in maintenance responded very quickly to the microwave not working - his knowledge of mechanical and electric issues provided a correct diagnosis and quick repair. Excellent work. And Fernando and Juan provided their assistance as well.

I have been living at AMLI River Oaks for over three years and my experience has been great. Anytime I submit a work order, I receive a quick answer. Most of the work orders are completed within a few hours and when there is no one available, the staff is very transparent and lets you know how long it is going to take. The complex is very well maintained. Over the three years, the walls have been painted, the gym has new equipment, and the measures taken during Covid were appropriate. Location is also a plus.

I had a wonderful stay here as a resident for a couple of years. The building and apartments are well designed and maintained. Great central location for sampling the Houston food scene and a short walk over to the Buffalo Bayou. The leasing office staff and maintenance team are very responsive and helpful. I appreciated that residents were kept well informed and engaged about community events and news.

I had the best leasing experience with Amli River Oaks. Sophie was extremely knowledgeable and a pleasure to work with. She made me feel welcome the moment I toured the property. Management has been understanding and helpful to residents during this pandemic. I would recommend Amli River Oaks to anyone looking to live in the area!

The location of AMLI River Oaks is great. So is the maintenance crew. They are super friendly and fix things very quickly. What else is good? Its close to all that you need including a shopping area right down the street that has options for haircuts, banking, office supplies, food, grocery store, etc.

Excellent management staff. Always clean. Never had an issue in 2 years. Most notably, they have a service request policy that if your service request is not answered in 48 hours, they will prorate your rent. They were always quick and friendly.

Amazing amenities / luxurious interior in every respect / super kind and helpful staff / incredible location. They literally loaned me a desk chair to use for working form home. Your apartment search has come to an end (if they still have vacancy).

Everyone is very friendly and accommodative! John Davis is so great to work with and is always willing to help when needed! The whole staff is amazing!!!

My husband and I have lived at AMLI River Oaks almost a year and we have been extremely happy with our experience! The office staff is so kind, attentive, and always ready to assist in any way. The maintenance staff is always hard at work to maintain the property and is always ready to help us out. The property is pet friendly. My two dogs have loved living here and the staff always loves on them when they see them. The apartments have everything that we could need and more. Also, its a huge plus that the property is close to Montrose, River Oaks, Buffalo Bayou, The Heights, and a quick drive Downtown! I cannot say enough kind things about AMLI River Oaks and those who work here.

FIRST EVER REVIEW:I visited AMLI River Oaks about two weeks ago. It really is a beautiful, quiet community which is exactly what I was looking for. But what made me really sold on the property was Elise (one of the assistant property managers) that showed me around. I have toured so many apartment communities in the Houston area and Elise was one of like 2 that I visited where I felt like she truly listened to me. The second I walked in she made me feel very comfortable. She told me its definitely a family feel community and I could feel it just from the one tour I had with her.For the last two weeks she has kept me updated on availability, asked me questions, listened to concerns, etc. In the long run I did decide to sign with another apartment because it was a deal I just simply could not pass up and my current availability changed to where I needed to make a decision quick. I am writing this review because I think customer service that Elise and AMLI RIver Oaks showed shouldnt go unnoticed. If you are considering living here go for it! I know if things dont work out my new lease I will definitely be giving Elise a call!

AMLI River Oaks was the first apartment complex I moved to in Houston and they certainly set the bar high! Its the perfect location, residents are courteous and the staff is wonderful. The complex is also safe, quiet and well-maintained. I had a great 2 years there and would highly recommend it to anyone.

I loved my time spent here. The management team is great, and being able to walk places is great too!

Disclaimer:I have not yet moved into this apartment and I have not seen it.I had to move out of a new apartment nearby within three days because a lack of transparency about who I would be living with. It was essentially a house for criminals and it showed.I found Amli online and decided to go with them because of their positive reviews. So far, I have had a VERY positive experience with leasing. Sophie, has gone beyond my expectations to get me set up and moving within TWO DAYS. I am not sure what other apartment complex would do that. Thank you Sophie!!!

If you have the chance to live here, DO IT! we lived there for two years, and the service was always on point. Great location, great costumer service, great amenities, secure, great community. If I didnt have to move out of the city, I would still live there.

Me and my husband lived there for 6 months before we got transferred and had to move. We were really happy there. We enjoyed the location and that we were able to walk to a grocery store. The bathtub was amazing. I like the layout. The floor was clean and the staff was friendly and ready to help even when we had to move out early and when I was super stressed they helped us through the moving process very much.

It is probably a little weird to read a review of an apartment complex that focuses on how great the maintenance is, but it is true. Friday night, after the office had been closed, I found that water was dripping into my apartment. I called the emergency maintenance number and in less than one minute Abraham (the head of the maintenance department) was knocking on my door ready to fix the problem! This is just one of many times were he went above and beyond during the year and a half that I have lived here. No muss, no fuss, and always with a smile on his face.

There is a reason I stayed at AMLI River Oaks for three years, and I attribute it all to the amazing staff. Quick responses from the management/maintenance teams and engaged personalities that always went above and beyond. Very dog friendly with plenty of opportunity to socialize. Clean complex, great location, and plenty of friendly neighbors. I highly recommend this AMLI.

A great place to live. You will not find a better office staff - get to know them! A large complex that feels like a small community. It is lacking in amenities but the neighborhood, your neighbors, management, and the incredible maintenance staff make up for it. Food trucks on Thursdays, brunch on Saturdays, walkable to some great places (El Tiempo!!) and very dog friendly! I only lived here a short time but I loved living at this AMLI.

I lived here for a month as temporary accommodation. Its clean and personnel is available. The neighborhood is very quiet and nice. The apartments are instead really noisy at whatever hour of day and night. More attention should be paid to the kind of customers allowed

I really enjoyed my 6 month stay at AMLI riveroaks. The staff were very attentive and knew you by your first name. The property is kept clean amenities are nice and modern, I wish they had a bigger pool and balconies and I definitely would have stayed longer, but thats just a personal preference.

I moved here summer 2016 and Ive had a great experience overall for the last 9 months. When trying to find a place to live, AMLI River Oaks was super responsive and took photos of the unit because I wasnt able to see it in person. I rarely see my neighbors but when I do everyone is very friendly. No issues with other animals except for occasionally hearing someones dog bark a lot. The hallways are kept clean and it smells like a hotel. The lobby is spectacular and they have pet treats available, along with a great theater that you can reserve and pool table. When it rains a lot there are puddles outside on the road, but never in the parking garage or the basement garage.The location is fantastic being on the north end of Montrose: walking distance from Whole Foods and Kroger, River Oaks Theater, Rudyards, Westheimer St, food on Montrose St. Its a quick and cheap UBER ride anywhere downtown or midtown if you dont feel like dealing with parking. The location is a great compromise between being close to downtown, close to I-10, and not having to deal with 45 of 610 rush hour traffic.

LIVE HERE IF YOU WANT YOUR SHOWER DOOR TO FALL ON YOU AND YOU WANT TO BE CONSTANTLY LIED TOCons: Congested area due to afternoon traffic, Frequently floods in the area, Incompetent staff (Will not give you accurate information, will take days to respond to questions/concerns), Pets often sh** in the halls and its left overnight, pets often urinate in elevators making it foul smelling, gates frequently are broken increasing risk of theft/damage, IMAC computers were stolen out of the front office, many bikes were stolen inside garages, sound is heard if you live in a lower level apartment, on weekends people frequently vomit in the hallways and garages.Pros: Location- River Oaks, Appliances are stainless steel, Variety of apartment choices to choose from, Pet friendly, uses a fob system for security, conference room for use by residents, media room, pool, courtyard with grilling area, Zipcar, Club room with pool table & kitchen & HDTVsOn a personal note. My glass shower door shattered while I was showering,leaving me with cuts and bruises. I reported it only to find out this is a common occurrence. It took the complex 2 months to replace the shower door. Initially I was told 2 weeks. I inquired about it weekly only to never receive accurate information. I had to use a shower curtain for 2 months. Paying the expensive rent and using a shower curtain is unacceptable especially when you can not get correct information from staff members.Despite the above incident i decided to sign a lease for another year thinking it was only one bad occurrence. I transferred to the apartment below my original one and was charged all new fees. I inquired about having my security deposit refunded and was told it would be refunded in 30 days. 2 months later I am told I never paid a security deposit. Just another incidence of incompetent staff members who can not do their job correctly. Why was I told I paid a security deposit and would receive a refund if I never did? Also if thats the case then why did I pay $250 for a security deposit when I only transferred to another apartment?Seems like bull sh** to me. I will be moving out at the end of the lease if not sooner.
