I have to admit that the apartments here are relatively clean and the location isn’t terrible. However, there are many reasons not to live here. The first reason would be crime: throughout my nine months living here my car was broken into, my bike was stolen off of my balcony, and my car was vandalized. If you stay up late on any given night, you will likely see people walking through the parking lot trying car door handles. The management also penalizes its tenants for things out of their control. As the apartment inevitably falls apart because of its old age, you will be paying to repair all of the appliances. If you are a student, this is not the place for you as the management will also penalize you for things as minor as grilling out too close to the building. Thanks for reading.
DO NOT WASTE YOUR MONEY. Its way overpriced for what it is, youre better off renting a house with roommates vs living here. The management turnover rate is terrible. Lived here for almost three years and each year there was a different manager and staff. The management picks what they want to follow on the contract. They towed my car even though I never received a warning, like the leasing agreement said I would. My leasing agreement stated I had a $300 security deposit, but when I went to move out the manager said that I did not because she couldnt find it anywhere (not my problem). Ended up owing $122 upon move out and when I went to address this with management, the manager was MIA and the regional management is no help what so ever. This place will nickel and dime you. Amenities are not great. For the entire year of 2020 the amenities were closed (including the clubhouse), even though the surrounding apartment complexes were opened with Covid protocol. College students look else where to rent.
Ive lived here a bit and didnt necessarily feel compelled to write a review until now. Im incredibly impressed by the new management of Garden Park. I especially love that the staff and maintenance crew remember me and are always friendly and kind. Ive had a couple of issues pop up over the last year and staff have been on top of it and helpful. I feel safer in my apartment knowing theyre looking out for us. P.S. if youre looking for a dog-friendly community--this is it!
I have lived here for almost 8 months now and I love it here. The ladies in the front office are always so helpful and friendly. Whenever I have had to call maintenance, they have come in a timely manner to help with anything. The apartment is welcoming to dogs and they even just built a dog park on the property. There is plenty of guest parking available near all the buildings for any visitors. Great place to live!
I have had nothing but a great experience with Garden Park Apartments! Any issue I have ever had, they have helped me solve it in such a fast, timely manner! The gates make me feel very secure and safe. The pool is really awesome and spacious in the summer! While I do not have a dog, it would be super convenient for any dog owner to live here due to the spacious area for you to walk your dog inside the gates. They even provide bags for you to pick up after your dog. You will not regret living at garden parks!
I have lived at Garden Park Apartments for over a year and love it. The staff and the maintenance crew are very nice and helpful and are very quick to respond if there is ever any problem. Also since I have moved here they have kept doing small things to keep the pace looking nice such as resurfacing the parking lot and repainting the pool. Would definitely recommend this place to live!
Overpriced and noisy. staff is rude and unprofessional. don’t expect them to ever get back with you regarding any issues but do expect a $200+ bill on your way out.
I have lived at Garden Park for a few months and really enjoy it! If I have any issues, the maintenance crew are quick to respond and fix the problem. The office staff is very friendly and knowledgeable. The apartment complex is quiet and the grounds are kept clean. I really like living here and would recommend it to others.
I’ve lived here four months and I like it. Helpful staff, friendly neighbors, good pool area. The gates make it safer. I can’t speak to the maintenance, but that’s because I haven’t had any problems. If you’re a student, you can walk to campus for some exercise or take the bus which stops at the front gate. Parking is plentiful. Also, between the landscaping and the buildings it just looks nice here. It would be five stars if the rent was lower.
I’ve lived here now for about 5 months, and I can truly call it home. One bedroom units are the perfect size for a single person! Every single person in the office is super helpful and so so so nice! They make it easy and comfortable to come to them with any issues or questions! I definitely recommend Garden Park Apartments to anyone looking for a new place to call home!
I have lived here for 3 years now and I love it! Everyone in the office who responds to emails is always prompt if there is any kind of issue you have. Everyone is always so nice and if something comes up where they don’t know the answer right then they will find it out and call back. I also have to give a shout out to Cody who is one of the maintenance guys- he has been the most prompt and is excellent at his job! He always has a killer attitude and is super friendly.
Garden Park is a good place! I have lived here for a few years while going to school at the University of Arkansas. It is a popular choice for college students who want to live very close to campus. The staff are very friendly and helpful, and easy to contact. Also, the rent is a good price, especially considering all of the amenities, such as a swimming pool, exercise room, lounge area, tennis and basketball court, and printing area. There is also a very convenient bus stop right by the complex entrance. Definitely a good value and nice apartments!
Love living here! Apartments are super nice and staff is very friendly and helpful! Maintenance responds quickly! Complex is kept up nicely and they are constantly improving small things! Oh and Great parking too!
I was going to wait until I moved out but I just couldnt stand it anymore after today. When I first moved in I loved it they had more maintenance staff then I could count and the lawn was being manicured everyday and the office staff were helpful and any issue was fixed almost immediately by the (formally amazing) maintenance staff. Then canyon view bought the place.... The first thing I noticed was the maintenance staff was reduced immediately there were only 2 (now 1) for the entire (fairly large) complex. In the first month the grass had grown so tall it was above my ankles and the only place it wasnt over grown was covered in dog poop and it stayed that way for weeks in fact a few weeks ago I got a letter stating that all the apartments in my area were going to be fined unless the dog poop is cleaned up...EXCUSE ME?! Im paying extra to have maintenance to fulfill their part of the lease agreement, absolutely not. I understand that people not picking up after their dogs even though poop bags are provided and that letting your dog poop right in front of the poop bags with out cleaning it is insulting but fine that person or fine the dog owners in the area because you know who does and doesnt have dogs there is no reason to fine everyone else. Then the office stopped receiving packages meaning I could no longer have packages of any value delivered to my apartment (because the gates are a joke). Then the office staff were cut and both the office staff and maintenance became increasingly rude (note Im not blaming the staff because they are doing more work and have a right to be mad). With all these cutbacks I would at least assume that my rent would go down (like it was all over town) but instead they increased it. They arent even keeping up the facilities any more. The pool tiles are falling off the paint in the hot tube is fading the gates are all broken and this morning they didnt even salt the parking lot and it was subsequently covered entirely in ice so it wasnt even safe to walk on showing that they dont even have a minimal concern for resident safety. Now they are even charging you a fee to pay your rent online even if you are using a bank transfer (which I know for a fact doesnt cost them anything).
My husband and I have had a great experience living here. It is quiet and the staff are helpful. We needed our carpet replaced and it did take a while but they were very helpful and made sure that it got done properly. Overall we love living here!

If I could rate a 0 I would. Nothing about renting at Garden Parks was enjoyable. Management is extremely messy. Upon moving in I was told in person by management the total amount due each month. A management member pulled up my account and told me how much I was to pay per month and that the water was included in that amount. It was a slightly cheaper amount than what I thought to begin with so I directly asked to clarify.. is this the amount I owe each month and she confirmed. I paid said amount on time every month. I personally delivered the money order to management with the amount printed blatantly on the front, every month. After EIGHT MONTHS of renting they contacted me saying I owed them over $300 in back rent. So even though they cashed my checks EVERY month for EIGHT months they neglected to contact me and tell me that it was the incorrect amount. Which in turn put me, a college student, in a financial burden. Budgeting an extra $30 a month would have been doable. Demanding $300+ out of the blue due to your mess up is unacceptable. They proceeded to tell me that this was happening with several other tenants as well. Clearly this was a mess up on their end and yet they still demanded payment. The plumbing in the apartments is awful. My shower and sinks were constantly backed up. The dishwasher didn’t clean the dishes. I had to take my clothes else where to wash because the washer barely cleaned them and left them with a foul smell. My kitchen/living room flooded from the kitchen sink, and my entire bathroom flooded with sewage from the toilet due to other tenants clogging drains. The AC would constantly go out. They would make arrangements for maintenance work to be done and maintenance wouldn’t show up on the set date/time. Instead they would show up unannounced at very inconvenient times. The fitness center is a joke and not even usable because all of the equipment is broken. This place is very over priced for the low quality living it provides. I was paying $675 for a 400sq ft apartment with all of the issues I addressed above. I would never recommend renting from here.
Ive lived here for about a year. Very helpful staff and the maintenance crew is very efficient as they helped with everything in a timely manner. Really safe area and very close to the U of A campus! Would recommend this to anyone!

After we moved out, we owed about $700 for “repairs” and “cleaning” plus they kept the deposit. It’s not like we trashed the place.. Pretty good condition IMO. I talked to the manager and they said we could pay it out over a few months and she wouldn’t turn us over to collections without warning me first. She shortly turned us over to collections and my credit sucks now. Sorry I don’t have 700 spare dollars lying around for your BS fees.
I have lived at Garden Park Apartments for the past year and a half, and I have been very satisfied with the staff and the complex. Maintenance is very timely, the front office is accomodating, email communication is effective, and I am comfortable in my apartment.The units are simple, and with all the necessities. You can choose between furnished and unfurnished. I chose unfurnished. Cons: kitchen is small, shelves are few, and the showerheads are short. Pros: reasonably sized living room and bedrooms, double sinks in bathrooms, washer and dryer in unit.The staff is very friendly and hosts community events for residents around each holiday. They really seem to care about the residents.Overall, the pricing is very reasonable for being close to campus and the staff is friendly. Harps and the soccer fields are also within walking distance.

I have been a resident of Garden Park for going on a year now. Maintenance has always been helpful and even assisted me in hanging my blinds!! The office people always get back to me right away if I have any questions or need anything. Getting my coffee in the clubhouse every morning is a great! Garden Park is close to everything I need to go to. I would recommend this property to everyone it is a hidden gem.
I absolutely LOVED living here. I lived in a 2 bed/1 bath apartment for 3 years with 3 other girls (2 of us in each bedroom) and it worked out wonderfully. The apartment was modern and nice, our neighbors were great, and we always felt safe. The office staff is awesome too. They always took the time to ask how my day was and they were always so friendly and helpful. The maintenance crew is equally friendly and always responded to maintenance requests very quickly. I wish I didnt have to move when I graduated. That place felt like home and I miss it a lot!
This is a good place to live if you’re a college student. Your right down the road from campus and it’s a very safe place to live. Maintenance staff is great and very friendly.

My apartment felt like a home and had many great features. My favorite was the beautiful black cabinets and the stainless steel appliances.The community is always clean and quiet. It is against their policy for any felons to live there which I really appreciated. When we put in work orders they would be completed right away (normally that day or the very next day). I felt comfortable and at home at all times. Even the staff in the office is friendly which I feel is hard to come by. They took the time to get to know me and always addressed my needs. I felt comfortable enough to talk to them about how I was doing in life or what I planned on doing after I left. They were always engaged and it seemed like they really did care about me and how I was doing. This community is safe and the location is perfect if you work near by or go to school. Garden Park is like its own little community where people get along and keep an eye on each other. We also had the best neighbors. I really have to commend how well that place is maintained. It is obvious that the personnel in the office and the maintenance crew work well together. Living here was my first experience where I was not just treated like a customer that paid rent but rather I was treated like a friend or that I was part of a little community of people. I highly recommend Garden Park if youre looking for somewhere that is safe, well maintained, 98% quiet at any given time and if you want to enjoy many amenities.
My daughter lives here currently and staff has always quickly responded and addresses and any issues asap. Love the locked gates, but feel on site security would be a welcomed addition. Car has been broken into... but that happens all over Fayetteville. Brighter paint and vinyl wood flooring would make her unit perfect! Not fans of so much carpet. Cant get so much square footage for this great price anywhere else. Love the improvements that are being made to this complex.

Upon move out, even if you get them to do a walkthru in your presence, they do their own without you present and charge you for things you cannot confirm or validate - very unethical. Update: Note that their response has nothing to do with my comment. We had no issues in communication. Lots of communication that resulted in absolutely no difference.Recommendation: Look elsewhere.
Many great things about this property to say! First, the location is perfect for me being an ex New Yorker who is very used to getting around without a car. Harps food store and pharmacy is just a quick walk around the corner. The public transit buses all stop around the property to take me any where in Fayetteville like my medical appointments and Walmart etc. The area is surrounded with nature and trees and hills. Its like a postcard in 3D literally. The vibe is just fabulous! This IS Gods country IMHO :)My one BR apartment is very cozy with plenty of space and sunshine all day long. Its a wonderful feeling. The grounds are very safe with the locked entry gates. My neighbors are all pleasant to know and respectful.The maintenance crew is accommodating and quick to respond to any concerns I had which were very few. Once they addressed my issues it was fixed for good the right way.Lastly, whats most important to me is the down home friendly staff in the front office! They always great me with a warm smile every time and make sure all my outgoing parcels are received on time by the local mail person for same day pick up. This is extremely vital to making my home business the success it is. The staffs hospitality is just priceless and a breathe of fresh air here! I couldnt do it without them!The grounds are lovely for my morning and evening walks. And being a swimmer I love the swimming pool in the summer.I intend to make this my primary residents for years to come!
This apartment increases rent via email...increases $100 every year and 9 dollar whenever they feel like. according to rental agreement and whenever I asked them for my lease, they never want to show me the one I signed. Watch out for this apartment.They lost my roommates information and saying that shes living here illegally, although we paid the application fee and filled out all the documents. Poor management! Do not live her if you dont want your social security number throwing in random place !
Why do they keep your deposit and then wait almost two years and turn you over to a collection agency for so called repairs, like drape replacement when that wasnt done when it was moved in to. And are they saying it went unrented all this time. I dont think so. They are just trying to take advantage of the younger generation. Since they kept the deposit, they are even as nothing was said at the time they moved out and there was a final walk through and nothing was mentioned at that time.

They want to charge me $180 for a microwave door handler. They said they could show me the invoice. Later on, they said too busy and no time to find an invoice! They let me to call the supplier to ask the price by myself. You know what? The supplier said it was $70!!! They also charge $5 per bulb and $45 for 8 bulb. Can you do the math?! AND $50 for carpet cleaning, touch up painting $50. $65 clean apartment.
The apartment manager, Doris is fantastic at her job. She stayed late to help me sign a lease and explained everything very thoroughly. Any problems I had were fixed quickly.
I loved my apartment here. It had a very nice modern feel with nice carpet and stainless steel appliances. I lived on the second floor and never heard my neighbors walking above me and anyone below me. I lived over the swimming pool area and that could get a bit noisey during the summer months. I loved being able to walk a short distance to the U of A bus stop. The only downside was that the apartment was tiny. It was a very nice apartment for the price, but there wasnt much room in a one bedroom. I think the prices have increased since I lived here.
When I first moved in, the carpet was coming out of the floor, the bathroom we’re a mess and the whole place smelt like dry wall. They fixed the carpet quickly but sent no-one in to clean so had to clean the whole place before I could even start moving in (made multiple complaints about this). THEN, when I moved out a few months ago they had the nerve to charge a cleaning fee out of my disposit! Now I consider myself a clean person and made sure everything looked perfect before I left the apartment, as I wanted my deposit back... didn’t receive a penny of my deposit back!When I received my final bill, a ton of stupid and unnecessary fees.My opinion, if you expect your deposit back at the end of your stay, don’t stay here.

Ive had nothing but positive experiences living here. The office staff has been tremendously helpful from the start - this was a sudden out of state move for me - and earlier today, I had a pretty serious water leak issue that soaked the carpet in 2 different rooms. I called the office to report it and two nice men were here within minutes. It was taken care of from start to finish in less than an hour. One of the gentlemen also noticed a couple of small issues that I had not mentioned yet & automatically fixed them. Its been years since Ive lived in an apartment complex and I was terrified to deal with maintenance due to past horror stories but these guys were awesome.

Where to start, first off I would recommend that you do not live here. When I first moved in the people who worked the front office were wonderful, along with the maintenance guys (they never got worse, they just got bigger work loads). Living here is paying for location and nothing more, 2 bed 1 bath apartments for $800-865 at 776 sqft..... yikes. Not to mention that theres a flat water charge of now of $25 per person per month. so if youre living with a roommate that can make it $850-915 a month, for 776 sq ft. Moved to another apartment complex that is $680 a month for 2 bed 2 bath and 1000 sqft (wish i researched more before deciding to live at garden park). At the end of my lease those who worked the front office were abysmal. Not only did they not know anything about their property (didnt know the difference between floor plans) they took no responsibility for any (too many to name) of their mistakes. If youre dead set on even living on this exact intersection wait until the apartment complex opens up right next-door, it will be cheaper, nicer, and larger. Garden park is scrambling to lock in residents before the apartments next-door open up. Another thing (im sure youve seen in the other reviews) is this place constantly switches management. As soon as a company owns this place they realize how awful it is and try to sell. Lindsay wont even touch the place. Overall this place is awful, even if it was $100 cheaper it wouldnt compare to any surrounding complexes. S/o to charging me like $50 to throw out a garbage bag with nearly nothing in it. Inb4 the comment saying something ironic because they have no care for anyone who rents from them.
DO NOT LIVE HERE. If I could give Garden Park zero stars I would. When my roommate and I signed the lease the staff neglected to go over the parts of the lease that perspective tenants should be aware of. For one thing they do not tell you that you must give them a 60 day notice before you’re already scheduled move out date, if you neglected turn in the paper before the your last 60 days in the apartment you are to pay an extra $100 for every month after (even if it’s past your prescheduled move out date). Another thing that was very upsetting was they did not tell us that they hire out for cleaning and maintenance when you move out of your apartment, therefore you do not get your full deposit back. This was not told to us until they had already sent out the deposit check.While living at GP it took them 3 of the 7 months that we lived there to fix the water lines. They had to redo their work do to leaks THREE TIMES. When they worked on the section of the complex that affected our building, they would give little to no warning that they would be turning off our water (aka the day of).The gentlemen living next to the stairs proceeded to harass my roommate and I, even went as far as throwing counterfit $100 bills at us one night when we were walking up the stairs to our apartment. They were construction workers who would hangout on their balcony and get drunk, usually inviting their coworkers to join, resulting in 4-5 40year old drunk men.When I went to management to report them, management did nothing except contact the police about the fake money and give the men a warning. The cat calls and fake money made us feel so uneasy that we had to start parking in a different part of the complex and go up a different staircase just so they would stop.Furthermore, the amount that they have you pay for the workout facility and club house is bogus. All of their workout equipment is either broken or will be within the next six months and the clubhouse hours are only from 8-5 meaning that the computers that you may need to access for school, work, etc. are locked after the staff leaves. Hope this helps, good luck hunting! I recommend anywhere but here.
Moving in, there were so many things broken in our apartment that we documented and none of them ever got fixed. Our thermostat stayed broken for almost six months, even though I bugged and bugged them to fix it. The staff is more than friendly, and are really awesome to work with, I just think they’re under staffed and can’t keep up with everything. My room has two windows and the climate control is so poor that I had to buy a personal heater (which I can barely afford because rent is so expensive). The construction next door is what pushed me over the line. There is never any parking by my building. I’m woken up ever day by loud construction noises, and the construction workers are beyond rude when you try to drive on that road past them. I can’t wait for my lease to end.
If you are a college student looking for a clean, safe apartment this is NOT it. Go live elsewhere! The management is terrible to the extent that they yell at you when you tell them that you need something fixed in your apartment. I had to have my parents call because their maintenance men yelled at me and made me feel VERY unsafe with them in my apartment. If you have anything broken in your apartment(which will be a lot of things) dont plan on ever getting it fixed. DONT LIVE HERE! There are way better places for this price that offer a lot more in Fayetteville

DO NOT MOVE HERE! They recently changed their management last month and everything has changed drastically. Trust me when I say that the past reviews are no longer true. I had to call the police recently because I came home one night to my neighbors door busted open with no one inside. The police searched it and found no furniture except for a desk and chair with cans of beans laying all over the floor. There are homeless people walking outside of the apartment buildings every day to catch the bus, it says its a gated community however the all of the gates are broken so random people just walk in, and the maintence people are very creepy and just walk in your apartment without saying anything to you. There are also a group of 10-15 men who meet up at the tennis courts every week and do drugs while screaming and playing music until 11:30pm. I am in college and wanted a safe place and this IS NOT IT.
Absolute WORST experience I have had ANYWHERE!!! Apartment manager is the most horrible human being... zero respect for the people they are overcharging for shabby apartments and even worse amenities. You can expect: always cold hot-tub, mostly broken gym equipment, slanted pool table with broken pool ques, inconvenient office hours, inconvenient payment options, maximum fines, no deposit refund. Once you sign that lease, youre screwed. Just stay away from this place.
$615 for a 418 square foot apartment? What a joke. Gates are always broken. Dog waste disposals are always over filled and gross. Its under new management and Ive hated what Ive seen so far.
They will charge you late fees for no reason, and will not communicate. Do not live here.

I lived here for almost two years.I really liked the amenities such as the pool, common space and gym.The staff is very friendly.I forgot the reason, but it is an image that I can move in immediately without thinking about the waiting list.Lastly, I think that the mechanism is the same everywhere, but the deposit paid when moving in (whether it was a monthly rent x3) is hardly returned no matter how clean or clean the room is.
