Just moved into Poets Row (Lincoln Heights building). Love the location of the apartment and the walk ability. The leasing agent I worked with Kasey, was quick to respond to any questions I had and was very helpful. Made my move in easy and seem less stressful. I recommend her if you are looking to lease from and RedPeak property!!

Literally the worst management company I’ve ever rented from and I should have listened to numerous friends regarding their poor experiences with RedPeak. My car was vandalized while parked in my assigned spot I pay for monthly. The mirrors were torn off and the windshield was smashed. I’m not putting that on RedPeak. The problem was I was unable to drive the car and was getting funds together to purchase another car because it was time for one anyways. I had the car parked in my spot for a couple months and just like anyone else I’ve talked to it’s assumed that if your car is in the spot you paid for, the car is registered, insured and has valid plates on it you’re not in the wrong for having your car parked in your spot. The car got towed by Elite Towing. I called RedPeak and they said that this was Elites mistake and that all I needed to do was provide Elite with my lease agreement and it would be returned to me free of charge. Great, so I call elite and talk with the manager. She informed me that they have a written contract with RedPeak that they may tow any vehicles that have not been moved in more than a month and that it would be $250 to get the car, $30 a day on top of that every day it’s not picked up and $150 extra after 2 days for some administrative fee. So I call my leasing office who almost NEVER answers the phone and finally get ahold of a man who said he will look into it and get right back to me. That was yesterday. I called again this afternoon until again, someone finally picked up and the same man picked up and told me that his coworker told him that she had called me back and everything was handled…No one ever called me. So I get very blunt with him and tell him how frustrated I am and how disorganized they are and he tells me that that the office didn’t know they had an agreement with Elite. Oh.. how convenient. He starts making more excuses and avoids all responsibility. He then tells me that the person that needs to handle this is on a personal leave. I swear, this is the worst company. He then tells me he is in contact with his regional manager and she will call me promptly after our call. Still waiting on the call. And after they told me yesterday they’d get right back to me and never did I doubt they are suddenly going to become accountable for their statements. The kicker is even if they release the car to me, I can’t drive it back because the mirrors were torn off and windshield was smashed so I’ll have to buy a tow truck too. Mind you, this is not the first problem I’ve had with RedPeak being even close to pleasant to deal with. My sink had a leak under it and I put a work order in and it took them 3 days to get someone out. The RedPeak technician installed a new valve and neglected to do anything about the water damage that occurred from the leak, just did a half a** job and left. The water soaked into the floorboard even with towels we laid down and a fan and it caused mold I had to personally pay a plumber to come take care of after a second botched repair attempt. Do yourself a favor and give credit to their rating, not a good company and one that should be avoided.

I wish I could give them zero stars. Literally the worst management ever. Not only did they lie about the length AND extent of construction but we would go days with the water being shut off and with the elevator down. My car got broken into not once but TWICE in my paid parking spot. Not only did they have any lights or a camera but didn’t help with any type of compensation to help me pay for my car. We pay full rent which are supposed to include amenities yet everything is still under construction. We have yet to hear any updates or any communication from the management team. I would not recommend living here, it is not worth the the headache and stress.

There would be potential for this place if the management was not so outrageously terrible. It takes WEEKS to MONTHS to get a CALL BACK. An email back.. anything. Moved in October with the promise construction would be done no later than May. Here we are end of July.. and they tell us nothing. No updates ever on construction. We are living here and kept totally in the dark and unable to get in touch with anyone. Not to mention the conditions aren’t liveable- elevator shutdowns are a handicap volation, not to mention our water was shut off countless times and the fire alarms do not work properly.. shall I go on?

I have to contact patrol just to get them to contact the officeAny replies on these reviews are just a slap in the face to the initial concerns of residents.You wouldn’t need to defend yourself if you really had the best interests of the residents you pride yourselves in serving.After my vehicle was vandalized and attempted stolen on the property and $6000+ in damage, my bike being stolen from the secure bike locker, to finding homeless people in the stairwell; there’s nothing Red Peak can do to try and justify or remedy these situations without trying to turn it back in the resident. Shameful

The building has been under construction pretty much since I moved in, I have to say at times it has been interesting living here but I really appreciate how good the maintenance team is! Specifically John he’s the man!! He came to multiple calls in my unit and always is so professional as well as gets the job done right! Words cannot describe the poor management provided by this company. Just try to reach anyone at the office, youll sit through an extremely long voicemail, and when you finally find your extension, no one answer, just about ever.Water is shut off at their property 1360 N Williams almost every other week, as well as the elevator being down, which they passive aggressively blamed the residents for because we could have been holding the elevator door open. Construction begins at 8am when theyre doing renovation work. Have a utility problem thats urgent? Good luck trying to get your request solved within a week. Smoking constantly outside (weed and cigarette), so having an open window is probably not a great idea. Community problems are solved by sending out a mass email to all the residents, even if its just one apartment. No signage on paid parking space guarantees that someone will park in your $100/month space at least twice a week, sometimes even their own cleaning and work crews.

I live at 1265 Downing, and the maintenance team is top notch. John and Chris are so helpful, quick, and handy! From general stuff on our floor or on the property to specific fixes in our apartment. And they are both SO SWEET to our dog whenever they visit or see him around. Wesley and Janna on the administrative side are wonderful, too!

My 6 month lease ended and it is time to decide on renewing. But, I am looking towards other options as they decided to raise rent $175 and would not negotiate the rate with me at all. I lost 3 jobs during covid 2020 last thing i need is a rent increase during an economic downfall... They said the price was fixed in the computer system... yet gave different rates over the phone than were online. They dont care about working with you, they just want your money.edit: Their below response is not true and it is completely disingenuous. They raised my rent 15% and I tried to talk and negotiate with them about it 3 times. They blew me off and THEY WOULD NOT WORK WITH ME AT ALL. They claimed the rate was fixed.... a fixed rent increase based on a computer algorithm of theirs they conjured up since new management took over. A 5% increase? okay, fine i guess. a 10% increase? thats too much kinda ridiculous. A 15% increase with no willingness to negotiate? Authoritarian. A complete we win & you lose situation. Fine, but ill move out later on after this lease ends.

I’ve lived in a RedPeak property for almost 2 years now, and I’ve really enjoyed my time with this company. They are prompt and professional with maintenance requests and responding to emails, and I consider the property safe and friendly (in the heart of Cap Hill). When I was sick with covid, they provided additional services like free groceries to my doorstep and cleaning supplies. I’d rent with them again!

Oh what a long strange trip its been! Red Peak bought my building last summer, it took mere hours for Red Peak mats to show up! I was excited for a professional management company to improve our aging building. Unfortunately, to date, actual management has yet to be found. I love autonomy when it comes to my expensive living arrangements so this is perfect for people like me who love to be at a low level of frustration at all times.The call box has been broken for six months: packages are stolen, delivery drivers call at all hours to be let in, and friends wait in the occasionally trash and homeless filled vestibule. But, never fear, we were informed on December 4th that a new system was being installed and people would be in the building working on that. This never materialized, but a worse solution was at hand - key pads on every door! The best part about the key pads is they dont lock unless they are slammed very hard, so it is nice to wake up my husband, and every dog in the vicinity at 6am. The elderly residents in the building have assured me they love using their mental dexterity to memorize various codes. At least they gave us a months notice that they might be showing up at some point!All of these innovations aside, I think my favorite part about Red Peak is the continual water shut offs during the winter and air conditioning shut offs during the summer. My handyman skills have improved greatly since Red Peak took over. To their credit, scheduling maintenance is rarely a problem, but I do have to teach them what the right end of a screwdriver is. Win some, lose some,Finally, paying double for parking in a trash filled parking lot is a joy. So detritus filled is the space that a very enterprising homeless man from the park next door approached me and said Wow! What a mess! Will you pay me to clean it up?.Its amazing I had lived in the building for three years prior without these amenities - it really has made me appreciate being able to shower whenever I want! Two stars** because the last building I lived in was plagued with bed bugs and this is at least one star better than an actual insect infestation.I downgraded this to one star because Red Peak truly is the worst. Their staff, their management, maintenance, the whole deal is rotten. When they bought the building my husband called them slumlords and I was like, no way they are going to make this great!... well I hated Red Peak so much I moved cross country and bought my own house.

My family and I moved into Colorado station in mid December 2020, we did a lease takeover that was very poorly managed by Chole, after asking multiple times about the conditions of a lease take over, she assured us that there would be no deposit because it was handled by the previous tenant, the date of the lease signing it took 1/2 of the day for her to figure out how to pull up the lease agreement online, after multiple attempts she finally agreed to let us sign by paper. Then she mentioned to us that there would be a $500 lease takeover fee, which is twice the amount of their $250 deposit that we would’ve had pay had we just rented an apartment out right from them. Something she again failed to communicate with us. The apartment was filthy I had to get paint to patch holes on the wall, within the first week our entire front door fell off the hinges we had to spend a night in a hotel room, The water is rusty at least once a week, our water was out for two days, and to top it off they keep charging us for renters insurance even though we have renters insurance and we’ve sent it to them Per conditions of lease signing,We are now dealing with Emma and Chloe, Who obviously do not communicate with one an other, Chole has called asking us to forward her work emails that she can’t get from Emma, very unprofessional, if that’s not bad enough, it takes days for anybody to respond, and anytime there’s an issue instead of being apologetic they are rude, and very unprofessional. Moving in here was the worst mistake, don’t ever move into one of these properties.

Don’t rent here ever. They never get back to you on important things. I’ve left multiple emails and phone calls asking about them returning my deposit and nothing has happened. They’re rude and inconsiderate. Maintenance is messy and slow. Worst place And people I’ve ever dealt with. Stay far away.

She took over for someone and jumped right into helping me with the the issues that I had. She is a rock that you can lean on. Shes never dismissive to your concerns. I work from home full-time, and once 10 Emerson became a Red Peak property, I hear construction noise all day every day,. I get that there will be construction from time to time, but it has been going on for a solid three months now and there is rarely communication about what to expect. I absolutely cannot wait for my old lease to end and will never sign with a Red Peak property. I have happily lived in this same building for eight years now, and it looks like this last year is going to be extremely painful now that Red Peak is in charge. Do yourself a favor and stay far away from these guys. Its been absolute hell.

I am not sure who to contact anymore and have filled out numerous maintenance requests which keep getting closed out and asking me to submit a survey on the service, of which apparently are ignored as well. For the past 5-6 months during the pandemic, I have had a hole in my ceiling that was put there when they had the fire alarm system upgraded. I have spoken with the concierge staff a few times as a way to reach out and inquire why maintenance requests are getting ignored and to have someone get back to me. The concierge staff have done a great job at relaying the information and have been told to be patient as things had been backed up. Interestingly, I needed my carpet cleaned and they came right away. I dont understand the discrepancy.

By far the worst experience I have ever had with a management company. I live at 899 Washington Street and strongly advise against moving in here. I live on the first floor right by front door. The building has been under renovation throughout my entire lease and the management company has sent contractors into my unit without my permission. I’ve come home from work to garbage in my trash can that isn’t mine, random tools on my counter, someone tried to dispose of chemicals in my toilet, and I’ve even come home to my toilet not being flushed after someone used it...twice. Recently I’ve been working at home due to COVID and today a worker tried to open my front door with a code about 5 times. When I opened the door and asked him what he was doing he looked like a deer in the headlights, said sorry, and walked away without saying anything else. My unit has also had a severe mouse and spider problem. They’ve addressed it but their efforts have done nothing to remedy the problem and they’ve even accused me of making it up, even though I have video and picture evidence. I’ve had a couple instances where a mouse crawled on me in the middle of the night. Also, the parking lot (which costs $125 per month) is closed all the time. When it’s not, workers are constantly parking in my spot. They also shut the water off about once a week and for hours at a time. There is also loud construction just about everyday from 7am to 7pm (including the contractors having zero regard for the residents by shouting and playing loud music all day). An inconvenience is a gross understatement for what these renovations have been putting residents of 899 Washington through for the past year and they have made no attempt to compensate anyone, hoping that a few empty apologies will fix everything. This feels like a scam and I can’t wait to move out. I am sick of being taken advantage of by RedPeak and have been advised to file a complaint with the Colorado Department of Real Estate and HUD, which I fully plan on doing. The RedPeak staff is nice but their actions have been extremely unprofessional. I am really looking forward to no longer having to work with this management company. I would never wish this experience on anyone and hope that anyone who chooses to move into one of their buildings has a better experience than mine. Although, I don’t think this will likely be the case as the reviews seem to speak for themselves.

The most irresponsible renting company Ive dealt with. They forgot that we were MOVING IN ON OUR MOVE IN DAY. They also allowed construction workers into our apartments to change the windows WITHOUT TELLING US a month after we moved in! We literally came home one day to a handful of men in our apartment without a redpeak representative, and without any form of warning. While they are improving the building physically, and getting somewhat better about communication we have still dealt with a handful of surprise water cut offs. The only people on the team that seem to be able to actually provide any form of help is the maintenance team. People in the office are nice, but not helpful. Far from a well oiled machine. :•(

A poorly managed rental company, but not all is horrible. Good customer service and constantly improving properties.Pros:- Constant renovation and improvements on the apartments- Maintenance team is near perfect and gets things done next day- Very accommodating during the COVID-19 pandemic (lease extensions, etc)Cons:- Disorganized management: the day I moved in nearly a year ago the leasing agency DID NOT HAVE MY KEY READY. Not only did they not have the key, but they needed to rush to make one. I had movers paid for and waiting at the apartment and they ended up costing me hundreds of dollars waiting for them to make the key.- Constant renovation and improvements on the apartments, meaning never ending noise, random contractors coming in an out of the place, nails all around the complex, etc- Rent increases

I am not sure who to contact anymore who can assist me with my hot water problem in my kitchen. I have filled out numerous maintenance requests. For the past 4 months during the pandemic, I have had no hot water in my kitchen. I have emailed the Manager Kristen Burton several times to try to get this situation resolved but she has offered the most unacceptable customer service as well as lack of communication. Zack Kurtz, our wonderful Concierge has been most helpful as he came up to my apartment last week and allowed a video where he turned my water on for 10 minutes and he says in the video there is no difference between your hot and cold water, it is always cold.I went up to Julies apartment tonight and was able to confirm no hot water at the kitchen sink. We let it run for a while too. I WAS able to get hot water right away in the bathroom. Just wanted to pass this on, and if someone can follow up again with Julie tomorrow to see if there is anything we can do that we have not yet thought of.Thanks!Zachary Kürtz | ConciergeI appreciate your work during this pandemic and understand that you may not want to move at this time. The RedPeak team is amazing! The staff at my apartment are friendly and helpful. They really take time to get to know the residents and make us feel like they are invested in the building. Anytime I have a repair it is fixed right away and the quality of work is exceptional. I can tell that they enjoy their jobs and are part of a team here to make us feel at home. I have lived in a RedPeak property for over 2 years and will be here for a third. The fact that this company actually owns the buildings they manage makes all the difference because they truly want the value to increase and the residents to be happy. Strongly recommend living in a building owned by RedPeak. They are the best!!

One of the worst companies ever, they purchased a property in the wheatridge area and raised rent and utilities on residents who had lived there for years and some of these residents worked hard to live in an affordable community until Red Peak comes along to makes residents want to move out as the community has no longer become affordable to some . Now they are remodeling only to raise rent even more these corporations are greedy companies who only want money and then more money its sad how Denver Colorado and surrounding areas have become on rent . When we started renting here things seemed fine, but then they became unbearable. The water was turned off at least once a week for “repairs” and the fire alarm went off often. There is constant construction at Colorado Station and it’s ridiculously noisy. We ended up having to threaten legal action to get out of our lease because of the following incident: we tried to come up to our apartment one day and were told by the guys working that we had to wait for concrete to dry because they had put wet concrete on the floor in front of our apartment. There was yellow caution tape across our door. We then went down to the leasing office to complain because there had been a community wide email letting us know that we would be able to access our apartments at all times during the construction. The guy in the leasing office told us we should definitely be able to get into our apartment and did not believe us when we told him what the workers had said. He then followed us upstairs, and realized that we were right, and then had me follow him around to the other side of the building to use a different staircase to access our hallway. When we got to the top of that staircase we still could not get to our apartment because of the wet cement, so Nick asked The construction guys if we could get in, and they said no. At this point he was visibly angry with them, and asked one of the guys to go get some kind of plank to lay across the concrete so we could get to our apartment. One of the construction guys disappeared for a few minutes and came back with part of a door that I assume he brought up from the dumpster. It was very skinny but he laid it down and it covered about half of the path to the door and then I had to jump. My puppy could not stay on the board and ended up getting concrete in her paws, and she tracked this into our apartment. I also had concrete on my shoes when I got to the apartment. Before leaving leasing office guy said that he could send housekeeping up if there was concrete in our apartment from where we had walked, but by the time I got into our apartment he had already disappeared. I cleaned up the concrete myself off the floor, it is still stuck to the bottom of my shoes and will not come off. It then took us over an hour to clean up our dog’s paws and we had to sit on hold with the emergency vet and poison control to make sure that we had to do nothing else for her. They told us to look out for blisters and burns, which was very scary. We told the leasing office we expected a reduction in rent at the very least and they were not very receptive and did not offer us anything. It was frustrating enough with the floors missing from most of our apartment complex, water being shut off weekly, and the loud noise from all of the construction, but this was especially aggravating. When we asked for a reduction in rent the leasing office mentioned that I had declined his offer of housekeeping, but by the time I turned around to ask him to send them he was already gone, and it wasn’t like I could walk back out of my apartment to go ask him since the wet concrete was still there. Instead of letting the concrete dry and permanently damage the floor, I cleaned it up myself. DO NOT RENT WITH THIS COMPANY. We still have not Eric ever our security deposit either.

Unethical, Unprofessional, and Untrustworthy. Sure, there are reviews saying they are the best.. and I could have been one of them the first 6-9 months of them managing the building I was living in when they bought it. However, that all changed after a couple interactions with them involving actual tenant/landlord issues and how little they will care or do. Just read how many reviews over the past several years sound so identical, especially if it’s a building they take over.Whether it be a specific repair, a reoccurring logistical problem (parking lot, mailroom, laundry room), or a lease/billing error that takes weeks and hours on the phone for them to admit and fix. Rent has doubled in 5 years, projects are done poorly and with little planning, and they just don’t seem to actually care or do business as they proclaim all over their website.Unless there is no other option, or you have your heart set on a specific building they unfortunately own.. with every ounce of my being I recommend RUNNING AWAY and avoiding this company at all costs. They are terrible people.

I used to think this was the best management company around. Since the quarantine, they have done nothing but hide behind locked glass doors, here at 960 N Grant theres a near riot in progress. Two hours ago I looked out my front window to see a DJ set up, piles of pizza and soda and a party in progress. When security FINALLY showed up the residents started a near violent confrontation including grabbing a chair and threatening the security guard. Finally, the police arrived. Parties like the one currently in progress have been going on all weekend, management sent a leasing agent who was promptly ignored and then has done NOTHING. I have sent two emails and even gone to the office myself. When I said management was hiding behind a locked glass door I mean that LITERALLY. He would not open the door and simply gave me a card with front range security on it and a phone number. If you want to do whatever the hell you want, consequence free, then you should run to this property. If you want to be a good neighbor, live quietly and not die from a virus that spreads with person to person contact then you should RUN AS FAST AS YOU CAN IN THE OTHER DIRECTION. REDPEAK!!! whoever is in charge, is ANYBODY listening???? The world is dying and the millennial tenants seem to only care about themselves. Watching the DJ spin records WITH HIS BANDANNA MASK on seems to be beyond tone deaf. What do I have to do to get somebody to pay attention to whats happening in this building????? When will these people realize that they are not the center of the world. Under NO circumstances should ANYBODY EVER RENT FROM THIS COMPANY. They quite literally, will hide behind a glass door and watch while one of their properties runs itself into infection. There actions over this weekend say THEY DO NOT CARE IF YOU LIVE OR DIE.

The locations are stunning, the amenities are fabulous, and the community I live in is great as a whole. Managers conduct themselves in a hostile manner by yelling at team members and speaking to them as if they are dogs. A group of employees are collecting incidents to share publicly on how they have been treated by property managers and field regionals.The CEO needs to conduct an employee wide survey. RedPeak is an amazing company not only to live with but also to work for. I had worked for the company previously for almost three years, and left to explore other endeavors but the grass was definitely not greener! I am back now and couldnt be happier. RedPeak really makes the effort to ensure you feel valued and appreciated as an employee. They give feedback whenever possible which I think is really important. I have also lived at two different RedPeak buildings, and maintenance is always prompt, everything is clean, and I just could not say enough great things about them!

Yessica answered the phone when we called to ask questions about construction. Construction is constant and loud in the early mornings, waking us up before our alarm clocks do, so we wanted to find out how much longer this was going to go on and if there was any way they could move the construction start time from 8 in the morning to a later time so we could wake up without our apartment shaking. Yessica talked down to us and treated us like we were bothering her. She acted like we had no right to call and ask questions. This is how all of the RedPeak employees have treated us. When we first moved in they told us there would be no renovations and within the first month of living here there were renovations being done every day. They shut the water off all the time, leave the back door for anyone to walk in, and freely spray chemicals that stink up the whole building. I would not recommend RedPeak to anyone. There’s never anyone in the office in the building to talk to and when you call to ask simple questions they will shame you and treat you like trash. RedPeak does not care about you or your problems. All they care about is your money. Worst company I have ever dealt with. Please, if you value your sanity and want to live in a nice environment avoid RedPeak at all cost. They are money hungry and have huge appetites.

I live in one of their buildings and we have theft in the building and nothing gets done about it and now the hot water has been turned off for over 5 hours and I cant even get someone to tell me anything about when it is going to get turned on. I was told i should heat some water in a pan and take a sponge bath if I have to go to work soon. Coranavirus spreading and Colorado in a state of emergency and I cant get hot water to wash my hands to kill the germs.

I am sorry that i have to give them the 1 star. After a weekend of being cold in our apartment we asked the management team to restore our heat after they switched to AC and were told that theres nothing they can do except get us a space heater. I thought apartments were supposed to make sure living conditions are habitable? If theres snow outside and no heat, i do not consider it habitable. O and the doors are always unlocked, no sense of security here!

I am a long time resident at a Red Peak property ( Timber Creek ) and cannot praise the management and maintenance team highly enough. A couple of years ago my unit was to be refurbished so I had to move. In an unideal situation, Maria ( the propertys manager ) could not have been more helpful in finding me an available unit, in fact I was shown several possible units before deciding on my current apartment. I did look elsewhere but the pricing, location and quality of service caused me to stay. Any issues ( with noise, appliances, *anything* are responded to quickly and are usually fixed same day, and if not a clear explanation of why is given, along with a date for resolution ). I have many renter friends and hear horror stories of issues continuing for weeks, there is none of that at this property. There are also several community events every year where it is a chance to meet your neighbors, have some pizza or even meet Santa!

I have been an employee of RedPeak for 7+ years and have loved every day that I have been here. I lived at 2 of our properties before I started working for RedPeak and how I was treated as resident (who work for the competition) is what made me want to work for RedPeak. We are locally owned, so are only in Denver and strive to be the best in Denver. We have the biggest variety of apartment homes from small vintage boutiques to the downtown high rises. I have been living at 7/S for about three months and I could not be any happier with my home. First off, it is a Red Peak property which means it comes with Red Peak service (Red Peak is synonymous with upstanding customer service. After looking at a dozen options with Apartment Guyz (also an amazing service which I left a review for), I narrowed my search down to two Red Peak properties. 7/S was a slam dunk! Why? The office staff (led by Bethany and Tria) will make you feel like you are home each time you pass their ground level office and they will seemingly do anything possible to ensure that you are happy and comfortable. The amenities are second to none: rooftop communal area with two grills and a fire pit make for entertaining guests and meeting your neighbors to be effortless. Theres also a communal lounging area next to the patio with three television sets, several tables, a fire place, and a shuffle board table. Both top floor areas have unbeatable views of the city and a breathtaking panoramic view of the front range. The gym is state of the art and even has a yoga room (which has yoga blocks on the way for those of us who are less flexible)! The entire building is adorned in beautiful and contemporary art which honestly impresses me each time I enter and exit the building. Did I almost forget to mention the dog washing and bike station? I mean, we are in Colorado where most people have dogs and ride bikes (if you dont do either maybe you should consider moving back to the east coast!). The dog washing station has been most helpful as I have two dogs, one who cant stay clean for an hour.7/S is situated within walking distance from the South Broadway night life scene and adjacent to a small strip consisting of amazing dining and bars - and if you enjoy the bar scene too much and lose your keys after business hours, emergency maintenance will make their way to let you in promptly.There is not a bad view in the entire building: West and south facing apartments get beautiful mountain sunsets, north facing views capture the majestic city of Denver, and East facing (me) gets a glimpse of the state capitol building, tree line and a stunning view of the Governors Mansion.Sure, living in Denver is expensive, but 7/S is comparable in price to buildings with way less amenities that have turn of the century heating and cooling costs. Step in and take a tour!

My daughter ( the applicant) went in person to the office to discuss and was assured the deposit would be fully refunded if application was declined. 3400 E 17th Ave. Came home and for the millionth time someone was parked in the spot I pay for. Its been red peak employees before and this time it was two employees and after telling them, they said it was an emergency and walked into an apartment and closed the door. My boyfriend had to knock on the door and ask if they were serious about just ignoring us and finally they came out and moved it. Weve reported it multiple times and once again informed the red peak employees who did it. Unfortunately they dont care and we have to suck it up while we live here. They also have not responded to our complaints that hot air continued to blow in our apartment even after lowering the heat all the way. Nothing was ever done.Update June 2018: cornerstone now owns the building. This has happened once and the woman left a number at which she could be reached if the owner of the spot came back. We called her four times before she answered. She said management told her she could park there. We told the new management and he assured us he’d let vendors know to stay out of the parking spaces. Haven’t had issues since. We emailed about a couple of maintenance concerns and they came the next day and resolved everything. I think the new management will be way better for this place.

My husband and I just moved into a unit in West Wash Park. I can’t speak to the tenant experience quite yet, but want to compliment Red Peak (Kelley R.!) for amazing support and service through the process of finding a new place to live. It’s incredibly overwhelming wading through rental home and apartment listings. Kelley was so helpful, taking our more restrictive requirements (like lease term) and combing through her database to give us a few great options within our guidelines. She was patient and responsive and spent a lot of time showing us available apartments and answering questions. When I sought similar help looking for an apartment from companies similar to Red Peak (Cornerstone, etc.), I didn’t receive a response not anything close to the service Kelley provided. We’re so thankful for her help and time! And so happy with our new apartment and building so far!animportant note: they do charge admin fees and non-refundable desposita when you move in. Move here if you want to melt during the warm season. It’s been hotter in my apartment (95+) than it has been outside and i first requested them to fix our AC unit over a month and a half ago. The first time they came out they blamed it on overheating, which is clearly not the case. We don’t run it for 4 hours and turn it on and it doesn’t work. Then, the next time they came they sprayed it with something, that’s it. Not going to fix an AC unit. The third time they came out they drilled holes in the AC unit to “give it more airflow”. That’s literally what they said. Unbelievable. Don’t move here.

Writing a review on both of my emails simply because that truly is how awful this company is and i want to save people from The Slumlords of Denver.Lived in 1412 steele for 3.5 years, within 6 months of them taking over, i was gone.- had to call the public health department to get the heat turned back on in BELOW freezing weather. it wasnt broken, they just didnt want to turn it back on and told us to put on a sweater and get blankets. After the health department demanded they turn it on within 24 hours they suddenly miraculously were able to do so???? LMAO YALL.- told me that they promised a dollar amount to their investors to warrant a >20% rent gouge in 1 lease cycle. As if my money is theres to spend. k.- told me i was lucky for that low of an increase cause it was still below market value- totally inhuman drones that work there who have no sense of how to treat people. I wonder if theyre so hardened by screwing honest people over or if theyre just sadists? could be both!- marcia/marsha is a horrible person, you should be fired dearest.

Broke lease agreement multiple times by having maintenance just show up and knock. Then, upon moving out b/c of rent hike and renovation contacted me same day to say they were coming to take measurements - finally called to put an end to that as I was leaving. Havent heard back on my security deposit, so going to have to go to their office in person now that I have moved out to get info. Bad experence.

I highly suggest NOT renting from this company if you plan on moving to Denver. I luckily got out of my lease early due to a fire and honestly was extremely relieved. The entire year I lived there there were constant renovations that are unnecessary and caused numerous inconveniences. For instance the parking lot was repaved twice even though nothing was wrong with it so we could not park there for 4 days (originally told it would take 2 at most but their construction ALWAYS takes longer) and forget about getting your parking fees compensated for that time. I had to quit my night shift nursing job because of lack of sleep due to the constant noise from construction when renovating certain areas ( I took a video to prove how loud it was). They raised rent after doing completely needless renovation such as automatic hallway fresheners ( the property did not smell bad and none of the tenants i talked to thought they were at all necessary). This company is so blatantly obviously about greed and do not seem to care whatsoever about the fact that most people in the price bracket are struggling young adults. They clearly do these renovations to justify raising rental prices and I truly believe they think their tenants are too stupid to catch on, looking at the other reviews, seems like most people are onto their MO. If you read this RedPeak, please understand your reputation around Denver is not good and is not getting better, knock if off with the bells and whistles renovations and listen to what your tenants really want.

Ive lived in a Red Peak apartment for over a year now, and signed for another year as soon as I could. No matter where you go, Red Peaks staff is top notch and are very professional/friendly. They reply to your emails/phone calls, follow up with feedback on service requests the day after theyre done. They host several events to give back to their residents (you could win prizes!!) every year, and the communities around their apartments are to die for.The residents are very friendly, and 99% of their properties are pet friendly. They leave jars of dog treats near the entrances to make sure even your dog is feeling welcomed! (Dont forget the unlimited supply of pet waste bags)The amenities are stunning and if you choose a property near another one, you could possibly use the other properties amenities if you dont have them at yours!If youre ever thinking about moving, and still have time on your lease. You could always move to another Red Peak property, so talk to the agents! They are very good with transferring your contract over to another Red Peak property, so youll never feel trapped! Ive thought about doing this and is the reason I know that all Red Peaks staff are professional/friendly.(--Response to a bad review--)I have had maintenance come in one time, without my consent, to look at my dishwasher/make sure it wasnt leaking. They left a clear note stating when and why they came in, and this is perfectly acceptable/ appreciated. If youre going to lease an apartment, you should know that stated in your contract, Red Peaks staff(and any owner/employee of the property) is able to come into your apartment if they have a solid reason/any suspicion (this is anywhere you lease/with anyone). Also, in the Red Peaks contract, you cannot have drugs/drug plants or smoke inside your apartment. It doesnt matter what the states preference is on whats legal/illegal. Your contract with the owner of your property/work can make those items banned on their property.Im writing this review because of all the negative reviews Ive seen, and I dont want anyone whos thinking of moving here believing those reviews. Generally, most reviews are bad ones. I can tell you first hand that this organization is great, friendly, and genuinely cares about their residents. Its a great place to live!!

RedPeak Properties has, in the last two-three years, moved into Denver and bought up multitudes of properties around the city. My experience has been one that they are very slow to respond to maintenance requests and, often, when they do, do not get the job done correctly. They seem to prioritize property accumulation and property beautification and marketing over tenant needs.For example, they took several months to get the trash collection scheduled often enough after they first bought the building. Trash would regularly accumulate next to the dumpster in the carport. Despite being emailed photos of the trash overflowing on multiple occasions, they STILL took months to correct the issue. They took two weeks this year to get the air conditioning working properly at the beginning of the summer. They took one month to get the fire alarm system fixed so that it would not alarm continually at the entrance of the building this summer. The grounds of the property are regularly unkept--littered with dog feces and dead grass from dog urine. Their policy of being dog friendly is one that allows for two dogs of ANY size to be kept in these small apartments. They took five months to put a stop to the incessant barking of dogs upstairs from me despite regular complaints from at least three neighboring tenants. Complaints provided by me were accompanied with audio recordings of the loud dog barking--the manager once responding in what was to me a sarcastic tone ....well, dogs do bark, dont they? They rent has gone up on from 1150/mo when they bought the property roughly two years ago to now 1400/mo AND the quality of service has gone WAY down.I expect much more from a property management company and cannot recommend strongly enough NOT renting with RedPeak Properties.

A pretty fair renting experience. 1430 Humboldt is a nice little spot in Cap Hill. The maintenance requests were usually pretty slow to be handled, but I suppose thats more or less to be expected. One major issue was that we signed the lease without visiting the unit first-- a mistake, but places go quick in this neighborhood. The realtor told us over the phone the unit was on the first floor, however after signing a 1-year lease we found out we were in the basement. Cars parked right in front of our windows and light the rooms when they turn on to leave.Clean and fairly priced. Couldnt have asked for much better.

DO NOT RENT FROM READ PEAK, EVER. This group manages many types of properties from high end units to older buildings that they have acquired over time. The building I live in was purchased by them in Late February 2019. Everything started off on a good foot. But as 2 months now have passed, this has become the worst rental experience ever. First, the remodeling of other units began in my building. At first, I was excited to see changes taking place so quickly. I even stopped into the office and spoke with Bethany to thank the company for taking such quick action to bring the building up to date. I asked if it would help completing the updates if I moved into another unit so they could finish all the units on my floor. Sounds like a great idea right? A tenant offering to move out of the apartment they live in so work can be completed.Bethany said that they would be happy to cross that bridge at a later date. Well, I followed up on it again this month as the remodeling continues. Her response this time was more in tune with being happy to move me to a new updated unit. The upgrade would cost 250 more a month. Let me be clear, I offered to move to help the company complete upgrades on my floor. The upgrades arent more than them removing carpet and replacing it with laminate flooring. So, Ill pass on that.As the third party contractor continue to do work in the building, they have no regards for being quiet at 730 in the morning. Banging and hammering has been going on for several sporadic days. IT WOULD BE NICE TO GET A LETTER OR EVEN AN EMAIL TO BE EXPECT DISTURBANCES AROUND THE APARTMENT. Nothing. I called the office to ask when they would be expected to finish but the phone just rings to VM. (Good luck getting a call back, existing residents are not much of a priority).I have also reported that my mail box has been broken into 2 times, mail constantly goes missing from our secure building, the guest call box at the door has been broken since I moved in Dec.When I finally spoke with Bethany about my concerns, she said and I quote, Well, the unit that you live in you got at a really great price. Its not even at full market value. Excuse me? Thats your answer...I pay 1035 for a garden apartment that faces the dumpster that is constantly overflowing and being rummaged through. There is nothing better than being woke up at 4 am to the sound of a few people fighting over found objects in the dumpster.Lets get into some more of my frustrations with how this company operates. Out of the blue, RedPeak slides a note under my door stating as of July 1st, residents will be responsible for all the utilities and will be billed back on each month. When I signed my lease, I signed as being responsible for my apartment rent, parking and electricity. But now, you are going to charge us for gas, water, trash, sewer. I might as well own my a home. In addition to that. This building advertised FREE wifi and is stated in my lease. Now that RedPeak owns it, the wifi is non existant with no plans to implement a new service. Im really frustrated with this group because they are quick to charge more fees, change agreements that are in writing and care less about residents that are residing in their buildings.This building has NO Amenities what so ever. No fitness center, no wifi and no secure way to have mail delivered. I do not normally write reviews, but this is getting out of hand.

This review is for the Platt Park town homes managed by RedPeak. Read your lease very carefully! My roommate and I elected not to move once we read through it and management wouldnt work with us to modify it.Low-lights: 1. RedPeak charges a $200 administration fee at move-in, for what? Were still not sure our representative wasnt able to give much of an answer. 2. If you have a pet there is a $300 fee, thats non-refundable at move-in rather than a deposit. 3. The lease authorized RedPeak agents to enter the premise without warning at all reasonable times for a myriad of reasons and it allowed them to give access to law enforcement with or WITHOUT a warrant. 4. It appears the lease is written for all RedPeak properties (i.e. apartments, town homes, etc) because there were sections in the lease that did not apply to the property we were going to rent and our representative was unwilling to remove the non-applicable sections. This may or may not be a big deal to you, but I dont think its wise to legally bind yourself to clauses because they are hardlined in by our (RedPeak) legal department. 5. Once we ran into a brick wall trying to get a fair lease our representative informed us we were not able to get our security deposit refunded because there is a 72 hour grace period after your application is accepted and after that the deposit becomes damages if you dont move in. Fine, but the problem with that is our representative didnt send us a copy of the lease until almost a MONTH after our application was accepted so there was really no reasonable way a 72 hour window did us any good.In summary, I cannot recommend strongly enough that you continue your search and avoid RedPeak Properties or that you at least read through the lease agreement very carefully and understand what youre signing up to.

Redpeak bought my building and my renewal is coming up around the corner. I currently pay 1350. To renew for a year they want $1710 almost a 20% increase, with no discernible added benefit. I know rent is going up all over Denver, but that’s just silly. Honestly loved this company and their properties when I first signed my lease. They appear extremely friendly and accommodating. However- that is short lived. Unfortunately, I have had numerous unpleasant encounters.The first was when maitence thought I was not a resident and called their security (which looks like a denver police officer who did not identify himself as a security personnel until after our conversation). The security member insisted on following me to my apartment, because maitence did not recognize me. Finally after showing him my lease and service dog accomidations on my phone, he apologized and left.*Maitence will enter your apartment at any time* I had my blinds replaced last month, I always instruct them to call or knock, do not enter my property unless you are let in. However, they continuosly ignore this. I own 2 dogs, one of whom is extremely weary around strangers. I have a sign on my window that says “Warning Security Dog”. They still find it acceptable to enter my property and then state I will be held responsible if something happens to their personnel.. after I gave explicit instructions warning them of my animals. Not to mention- they could let my dogs out of my property and allow them to run away.I had my blinds replaced one month ago, maitence failed to install them properly so they collapsed. Without thinking too much about it, I fixed the issue myself with my tool kit and did not fuss over the minimal damage to my blinds. A few weeks later- after being charged a blind replacement fee- I am told that my blinds will be replaced again.. and I will again pay the fee. Although the damage is miniscule, and I talked with multiple neighbors about this ridiculous blind replacement, they all agreed and failed to understand why it was necessary.(If I was able to post a picture you would also be appalled, imagine the blinds not even be missing at all, just 2 of them bent.. in the very bottom corner.. you are unable to see inside the apartment)At this point it feels like RedPeak will go out of their way to make some residents feel uncomfortable and find any reason to upcharge them.Oh and the credit/debit card machine will be down 9/10 times, just like the pool, always have quarters on hand and be prepared to barely swim.Lastly, if you have a conversation with one manager, it probably wont be communicated. After Kayla took over for Rob, she charged me multiple pet fees, although I have Dr. paperwork on file regarding my service animals. They do have specific paperwork- however, I had spoken with the manager Rob who told me that my paperwork would be sufficient and not to worry. This proved to be an issue a month or 2 later, when I went to pay my rent and saw over $600 worth of fees. Luckily I have service dog cards listing all necessary phone numbers I could ever need for this issue. It took multiple phone calls and emails with RedPeak for them to finally resolve the issueBe prepared for a let down.

Nearly 3 months ago my wife and I reached out to our apartment owner/management company (prior to RedPeak taking over ownership) to ask what our options were for getting out of our lease about 1.5 months early. They exclaimed that per our contractual lease, as long as we brought new tenants to the table they would be able to assign them to complete our lease. Per our instructions, we found 2 tenants to takeover our lease (who were already approved as they lived in a 3 bdr unit in same complex and wanted to move into our 2 bdr unit after viewing it). This was about 3-4 weeks before RedPeak closed on our property (Platt Park Townhouse). The previous owners/management company told us they could no longer allow any movement of leases based on the new buyers (RedPeak) not allowing any changes of leases while they closed. This went on for multiple weeks, with our two new tenants just standing by. This transfer was 100% allowable per our lease agreement. Eventually the end of the month came around and our new tenants told us they were forced to sign another lease (all of which is documented via emails). A few days later RedPeak closed on our property. When asked if they would work with us by allowing pay $1000 or $1500 in an early termination fee (given how they decided to not allow previous owners to write us a new lease for new tenants), they instead submitted us a letter saying our lease dictated two months rent, which was $4,750 (this is more than if we were to simply live out the original lease!) We were quite confused and frustrated at this point given the lease was not followed before. RedPeak continued to blame the previous owners over the next few days; citing it was their responsibility. The previous owners exclaimed that RedPeak would not allow it and they were in control given the closing going on. We are currently being forced to live out our lease, which is costing us an additional $4,151, than if they would have honored their contractual obligation of having our new tenants takeover. There have also been many more examples of incompetencies on RedPeaks part in the entire process.Because of the breach of contract which was forced by RedPeak we are leaving this same fact based review with the Consumer Financial Protection Bureau (CFPB), the State Attorney General, the BBB, Yelp, Google, and twitter to ensure that anyone else doesnt fall victim to RedPeaks manipulative tactics. In addition to this we are also seeking legal counsel for remedies in regards to the breach of contract. I lived at 825 Dahlia. During my residence there occasionally things in my apartment had gone missing. I lived alone and my apartment was a studio. Many people have moved out due to the insane rent raises in which redpeak has made. After my lease was up I decided to renew. There had been a smell in the hallway where there were only two apartments one of which was mine. The smell was a sour odor and which Id guessed was from fluid leaking from somebodys trash bag on the way to the dumpster. The office manager Nicole Garth took it upon herself, and against the terms of the lease to enter my apartment and that of my neighbors without any notification or consent. I found out about this because I had 1 plant that she didnt like and also a carton of cigarettes on my dining room table. I came home to a letter taped to my door with pictures she had taken. She wanted to charge me $250 for smoking even though as a smoker I only smoke outside. I have numerous friends and neighbors that will testify that there was no smell in my apartment and also that I did not smoke inside. Also she wanted to accuse me of manufacturing and illicit drug for having one plant which is perfectly legal in the state of Colorado. So I was given the option to either comply or vacate. Comply with what? Having my privacy violated? Not being able to get any sleep because Im worried that somebody might come in or while Im getting out of the shower? As far as Im concerned this is not a good business practice. I would urge anyone that is thinking about moving to a redpeak property to seriously think about if they want someone possibly coming into the residence unbeknownst to them. It is against the lease policy to change the locks so you will be pretty well stuck. I decided to move. Into a hotel for the time being is this came about just before Christmas. Thank you for destroying my holidays redpeak! As to the things that have gone missing, I understand that the evidence is purely circumstantial. I am still waiting on the return of my deposit to this date. I am also in search of a lawyer because I feel that my rights have been violated. They have discriminatory practices and they charge different rental rates to people I had to argue with them to have them to lower my rent to and it the same as the other people in the apartment. I tried to get in touch with Marsha Armstrong who is in charge of the property but my attempts were futile. There are lots of administrative problems here (Dexter St) they have been 3 managers in twelve months and its rare to find the same faces in the office. I lost some packages here too. To top it off I had to spend a part of my time here cooking food into the night because everything I left in the fridge was making me sick to my stomach. Be very careful with these apartment building there is something fishy going on. The sad thing is that a lot of people are going to get priced out of central Denver because of unfairness from companies like Redpeak this includes people who grew up in this city. Google reviews are a good place to start but remember that google has serious problems with security, I personally have had some of my negative reviews deleted from here.

I live at the Tiffany Apartments (515 N Clarkson) and the service is frankly quite awful. I pay way more in rent than other apartment buildings in the area, and there are constant issues. The water is turned off all of the time, without notice. The laundry room always smells bad, and machines break. But worst of all they have done nothing about the increase in package deliveries. Countless people have posted about packages being stolen, and redpeak is doing nothing to improve the situation. Most apartment buildings that cost this much money have a fully staffed office that will collect and monitor all packages. I am livid. Also, they are trying to raise our rent... again... after all of the push back from residents. DO NOT GIVE REDPEAK YOUR MONEY!

Redpeak/7s Denver Haus is a horrible slumlord stay away at any cost! Dishonest as the day is long. Would not recommend to anyone. We spent 6 horrible months under their regime and will never do it again! Do yourself a favor and look anywhere else you can!

I live in their property on 17th in city park. The front door never closes due to airflow and that is how my bike was stolen. I keep it with others in the basement bike room locked up and the locked door that protects them is always open. When I asked them to review footage, they never had working cameras at any point and claim no fault. My neighbor also had her apartment flood from the community washing machine and when they went to the site to file a work order, the property was not listed and red peaks said they could not help. Also, I find it weird that there are employee reviews on here; what an honest company that coerces their employees into leaving glowing reviews. None of the things the people who claim to be employees on here have claimed are true- maintenance is hard to reach and it must be satire to the person saying they have clear communication.They have never fixed a single work order I have put in and I hope cornerstone runs them out of business.

I live in one of Red Peaks locations currently (Tiffany), and it seems to always be having maintenance issues. The water is totally shut off at least once a week, and always times when you need it most. They dont care or listen to your complaints. When I just called them they hung up on me and it seems impossible to reach anyone. Ive made multiple maintenance requests in the past that go unnoticed and it takes numerous calls and emails to get anything done. They keep raising the rent, and have a construction project about to start right behind our balcony which is going to be extremely loud for months but of course the rent still keeps going up. There are some good things about the building (when its running properly) but the apartment management really does not care about the residents. Youre better off with another company, this will be my last lease here which is sad because I love the building, have been here for years, and the location is awesome.
