Pros:I like the management most of all. They are easy to talk to, completely transparent and always on top of it. Work orders are done online and repaired with in a couple of days. I even called at 3AM for an emergency and maintenance showed up with in an hour. They e-mail for any little discrepancy, and just in general they have a great system. The manager Karen is professional and main handyman Rick is quality. They are both super nice.Never had issues with packaging beforeStorage is available on propertyFire system works, one of the neighbors house started smoking at like 3AM, someone kicked the door open and saved her. Apparently, she left a pan on the stove. But the whole complex was evacuated because of the working fire alarm system.Cons:Dont lock your bike in the gated garage, they will steal it. Even though its gated by fob access. Never seen a broken car windows though. A homeless guy got in once and slept in the trash room. But didnt get farther because there are fob doors after fob doors.If you live downtown you understand the homeless issue is difficult to avoid. But in general for the most part the complex does a really decent job.No poolSmall GymThin Walls, It doesnt really bother me but the lower neighbor had a hissy fit.

I have lived here for 3 years. This is the best deal in downtown. The location is ideal and the price is IDEAL. The hallways and building itself is nothing great thats for sure but the inside of the apartments themselves are fantastic. AC and Heating that is perfect, big apartments with walk ins. Balconies looking at mountains or coors. Over the years id had tons of maintenance problems including once literally molding my garbage disposal with latex creating a literal mold of my sink and rick is the nicest and best maintenance guy x100 ive ever met. Karen and Sarah are both INCREDIBLY helpful and supportive of whatever you need. The entire team here is fantastic and the apartment and location is ideal.

They had really great customer service! Thought it was going to be difficult to look at due to COVID but the virtual tour was great! The girl that helped us out was very helpful and answered all questions we had! Recommend this place.

This apartment doesn’t seem to care about their resident’s safety or their property. I had my (very secured locked) bike stolen from the secured garage. I had been able to keep my bike in the garage for MONTHS without worry before it got stolen. Now I will have to walk to work because clearly the garage is not as safe and secure as I thought. My roommate also had her bike stolen as well.

I have lived here two years (after living here once before for a year) and I can easily say this is the greatest deal in downtown! Amazing staff, the few work orders I have put in were responded to the next day, and Karen and Kari in the leasing office are incredibly sweet.I saw other reviews with people complaining about the noise but I have lived a lot of places around town and the noise is the same as any other non-concrete building, which is a lot of buildings in downtown. Apartment living is noisy. That’s something that comes with the territory. If it bothers you buy a house.Parking can be hard on the street at times but definitely not impossible, and it’s free! Parking in the building is really fairly priced also compared to everywhere else.This is the most affordable building in the area by far when you add it all up. Not saying it’s cheap, but it’s low for downtown prices. It’s also tucked back in this little nook of downtown so you can still walk everywhere but don’t have 1000 people walking around at all times.The apartments are also HUGE! I have 734 sq ft with a balcony, walk-in closet, huge pantry, and tons of storage. I could walk down the street and lose 200 sq ft and pay $400 more a month. Definitely worth taking a look!

Been trying to contact (call and email) the office for a parking pass at normal hours and I haven’t gotten any replies or anyone picking up the phone for a week. Just cause we’re in a pandemic does not mean your residents aren’t in need. Ended up getting towed over night (1am-3am) twice by the awful towing company that has access to our garage, because I couldn’t find parking and couldn’t get in contact with the office. Which by the way, they charged me “after hour” fees because they’re sharks in our not even full garage. Hundreds of dollars down the drain. Moving out the moment this lease ends. Thanks :)

I dont know where other properties hire their managers from, but you need to go where they hired Kari and get you one. I just had the most detail oriented conversation with her that I have ever had with anyone in a rental office, and Im not even a resident; and they dont even currently have a unit available. Kudos.

I am working on my second year with the Diamond. I love my apartment, its specific location, the fact that we are a secure complex and having a parking garage. The maintenance crew does a super job of keeping the complex and grounds in order. Karen and Kari are always around to resolve issues as the arise. This is a great place to live and kudos to our management for being on top of their game and providing a safe and comfortable environment for us to live in.

I’ve been absolutely thrilled with everything about my move to Diamond at Prospect. The building and its units are very attractive and extremely welcoming. On top of that, the representatives at the leasing office were simply outstanding. They truly went above and beyond to make the process easy and ensured I loved my new home. I’d recommend Diamond at Prospect to my friends and family, without hesitation. I couldn’t be happier to be a resident!

Great place! The management team is fabulous, Kerry and Karen are so kind and always willing to answer questions. The Urban One Bedrooms are spacious and plenty of space for one or two people. Rent is definitely reasonable for downtown and being walking distance to King Suppers, liquor store, Pizza Shop, Sushi, and a coffee shop makes it feel like a little community. The parking garage prices are the cheapest Ive found downtown. Plenty of security for the building, with fabs for every door and the garage. Definitely worth going into the office to learn more!

I have lived here for over 6 months now and I really enjoy it! The staff has always been super nice and I have never had an issue getting maintenance to fix something if there was an issue. Justin and Diane at the front office have always been respectful and just flat out cool people. Sure the fire alarm has gone off twice but both times it was because someone left something in the oven too long so they were just doing their jobs. There are parties and it is a younger crowd that lives here but I have never had to complain or ask someone to quite down so they are pretty respectful for the most part. Overall, the staff is awesome, maintenance has two really good people, and the quality of the units are excellent. I have loved the last 6 months!

This is, BY FAR, one of the best apartment complexes I have ever lived in. I am a single mom with two young boys – this was the perfect experience for my boys. My youngest loved the city lights and weekend walks to 16th street mall. Checking out the occasional parades, Rockies games, and eating breakfast at WTF were his favorite things to do. The apartment is beautiful, and the building was clean and well maintained. It was so convenient to have a free parking garage at your leisure and the ability to purchase $10 guest parking passes for anyone who wants to come visit. Finally, the office staff was so friendly and personable. They knew our names and we discussed life each time I came by to pick up a package or get a guest pass.Now, let’s talk about the negatives that you are also reading about as you scroll through these reviews. I have seen “it’s too loud”, “there are drunk people”, “tons of dog poop”, “trash in the hallways”, etc etc. Let’s be real here and state the obvious: YOU’RE CHOOSING TO LIVE DOWNTOWN. The loudness and the partying is part of living in the big city. As a matter of fact, I am pretty sure this is stated in the lease and you sign off on it. The other complaints fall on the tenants of the building, more than it falls on management. People fail to pick up their dog’s poop, but it still gets picked up. Lazy people leave their trash in the hallway, but the security cameras see that, and they are warned. I also saw a negative review about not getting your deposit back because they take every dollar they can get. I HIGHLY disagree. This is the first apartment that I’ve lived in where I got like 97% of my deposit back. Here’s the catch, folks: keep your place clean and take care of it. My children and I lived here for 4 years. That’s 4 years of muddy shoes, playing sports, tackling, having friends and family over, and just living. If you clean often and clean well when you move out, you don’t have anything to worry about. Just be responsible 😉Overall, I give this place a million stars and I would recommend anyone to live here!

You really cant find a better value for an apartment in this neighborhood. Service requests are quick, management is v responsive, and the location cant be beat IMO. Only thing I wished they would do is get the hot tub up and running but Im sure they are working on it. Shouts out to Kari - the leasing manager for always being quick and responsive.

I have loved living here the past 6 months and the only reason I am leaving is because I was given an opportunity I cant refuse. Kari and Karen in the office are always very helpful and nice. Maro the maintenance guy is just as cool and friendly. The gym equipment was just updated, which is awesome! The hot tub is always nice and toasty as well. My only complaint is I wish it were open longer. This place is the best price I found and I looked all over downtown...nowhere else is going to get you a nice, updated, large space like this for the same price.

Unfortunately lived here recently, the view is amazing and the atmosphere is great. Unfortunately the maintenance is rude the boss maintenance doesnt respect someones opinion I told him about the homeless sleeping and sneaking in and the laundry rooms never working he laughed like its always going to be like that instead of helping or fixing the problem, only great thing is the office kari is a grace from god Karen is very nice as well Id rate this 5 if they fix maintenance and ground nast dog lee and poop everywhere.

All other options are better than this location! I have been here almost a year and a half and Im happy to say I cannot wait until my lease is up to get out of this building!To start off on a positive note, the maintenance guys are awesome and finish service requests quickly and efficiently.On my move in day, they forgot I was moving in. They didnt have my paperwork ready, keys/key fob ready, etc.The walls are paper thin, you can hear EVERYTHING (your neighbors and the people above/below you)! They say that the noise needs to be shut off by 10 pm, but lets be real... This is downtown so be prepared to say up till about 3 am.The leasing/management office does not care about the residents of its building. We constantly have fights that happen on the first floor and you can complain to management office as much as you want, but they will just give you the I dont care attitude. As long as they are receiving the money, thats all that matters. Youre better off filing a police report to get the fighting situations handled.Some tenants do not care that this building is their home and by that I mean that this is like living in a college dorm. People throw up and leave trash in the hallways and all around the property outside.I recently had my key fob stop working and I was locked out of the building for a long time. There is no 24 hr maintenance number to call or anything, so you pretty much have to wait for someone to walk out so you can get back inside.Hope you can all take this in to consideration!

I have had a great experience staying at the Diamond during the past year! Currently in a 3 bedroom and the place is everything we need at a perfect price for the area. The complex is older, but is nicely tucked in to the back of the Prospect neighborhood which shields it from a lot of the area noise. We have had nothing but positive experiences with both management and maintenance. Parking is affordable and needed as the free street parking is only getting more difficult as new complexes open up this year. Easy 10-15 walk to the Union Station mall ride stop and 10-15 to Lodo and ballpark areas. Its not perfect, but I feel like its a deal for the cost.

I have had the pleasure of living at Diamond at Prospect for the past 5 years. The office staff, especially the Manager, Karen, has always been extremely helpful and efficient. The rest of the office staff, in the entire 5 year period, have been amazing and have always exceeded expectations. The Maintenance Manager, Maro, has always been very friendly with me, any guests I have had, and my dog, as well. He has done a great job of making my time here at Diamond at Prospect special and important. Any maintenance request has always been fulfilled in a very timely manner, and he always followed up to make sure I was satisfied with the result. The rest of the maintenance crew has always been just as kind and hardworking, and have always greeted me with a smile. Every interaction has been positive, and memorable.I really cannot say enough good things about this apartment, its location, and its residents. I am sad to leave, but very happy that I have been able to call it home for so long.Thanks, Karen, Maro, and all of the Diamond at Prospect staff for all of the hard work.

My experience at this property has been wonderful. I like knowing what to expect;good and bad. The staff here more than anything has a great amount of integrity, consistency, and consideration without favoriting some residents over others. As far as the specifics- I love the covered parking, 24 Hour fitness center with updated and working equipment, business center with free printing, and the conceirge package service. I always feel like I know what to expect and when something is needed they go out of there way to make sure you have all the info you need to make the most informed decision. You can tell they care and implement feedback when possible. And for the price you cant beat the location!!

The front office staff put on a nice face, but our year there proved it was just a facade. There are so many unbelievable issues, Im not even sure where to start. You should know that the apartment was a disaster at move in, and they said they would fix the issues but never did. I even had to ask multiple times to get them to come fix the water leaking ceiling. They actually stated they were too busy doing preventive maintenance (i.e. changing furnace filters) to come deal with it and said without every seeing it that we should use a bucket to catch the water, which was streaming from multiple spots on the ceiling all over the place by the time they came. At move in, all the cabinets were chipping apart, the closet door fell off the second I moved it, there was dust and dirt and dried food all over cabinets and on the kitchen floor. There was a large, orange, textured stain on the carpet that had the consistency of wax, and the carpet was fraying and coming up in several places. I kind of figured it would be substandard since it was affordable housing, but the living experience was horrible. There were multiple floods from the ceiling throughout the building that were so bad the fire department had to deal with it several times, and the fire alarms in the whole building went off at least once every week or two, in the middle of the night, sometimes for as long as an hour or so. Many of the people that lived there can only be described as delinquent. They would get drunk and stampede down the hall way at 4 in the morning, throwing half-eaten food onto the floor all over the hallway. To top it all off, their shady mgmt tried to say the old, stained fraying carpet was brand new when I moved in, even though the leasing agent stated it was used when I complained about the carpet on day 1. They only said they were sorry and there was nothing thye could do, but since I had already moved in, I was stuck with it. Now, they are trying to charge me to replace the entire carpet!!! I even showed them pictures of how awful the carpet was at move in. I recommend you dont even waste your time viewing the place, as the model looks nice, and they do a good job selling it, so they can trick you into thinking they care. Dont be fooled. They dont. If you move in, expect a similar experience. Oh yeah, also they will sell you on the hot tub and say it is temporarily closed, but that is another lie. It was closed the whole time I lived there, and I get the impression it was ordered closed by the city for not meeting regulations.

If I could give 0 stars, that would be my score.I do not write reviews often, but I would feel guilty if I didnt at least try to warn any potential renters of the many flaws of this apartment complex. I think your money would be much better spent on any other apartment complex in the same area.TL;DR version is that they will do everything they can to steal your money and the entire place is dirty/falling apart.Administrative incompetence:The leasing agents lost paperwork documenting my intent to vacate, which resulted in an unwanted extension of my lease. If you do end up living there, insist on getting a photocopy of every paper they have you sign, because they will not send you an electronic copy when you request it. In addition, they were charging me a pet rent the first few months, even though I do not own a pet and when I pointed out the discrepancy, they were not apologetic or quick to rectify the situation.Personal note:The leasing agent, Karen, was extremely rude. Her condescending demeanor during these situations was off-putting and her unwillingness to help does not seem to make for good customer service.Finances:Do not expect to get anymore than 20% of your original security deposit back. They lie about expenses/damages on the inventory to keep more of your money.In addition, if you dont move in right at the 1st of the month, they pro-rate each day and charge you a per day price (this is expected and I understand that), however, they refuse to do the same pro-rate in return when you vacate, even if you are still compliant with the lease.Cleanliness:Hygiene was lacking as there was consistently dog poop in the hallways of most floors and vomit at the entrance of the building that did not get cleaned up for over a month. In addition, there were always urine stains at the back entrance.Shoddy/delayed maintenance:The building has old pipes which happened to burst above my kitchen causing a large flooding of multiple inches of water to soak my entire apartment. The work they did to fix the kitchen and the living space was delayed and haphazard, leaving the apartment looking nothing like it did before the pipes burst. Throughout this whole experience, they did not communicate how long the maintenance would take or whether they would be covering the substantial electricity costs of the heaters and blowers that were required to dry up the majority of the apartment. They did not reimburse for any of the energy bills that this costly accident racked up.

Initially, I had a good vibe about this place, as Lizzy (shes in charge of leasing) sounded very nice on the phone and seemed to be doing her best to help. I did have to personally call her to find out the progress of every step as she was not very informative in this aspect.Once we finally did go in to the office and fill out the paperwork she seemed like a different person. She seemed very distanced and put off by my daughter (shes one and is very curious and likes to walk around so my husband took her out for a walk).Aside from this we finished the paperwork and waited to hear back from her. If I had not decided to call her, I dont think I would have heard back from her to let me know what to do next. She did proceed to call and verify the information that was taking a while to be processed (my husbands and my student statuses) after I called the schools myself to confirm if they had received the documents. Also, I have to mention that they take forever to answer the phone, you have to call back a couple of times to get through.Done, or so we thought. Before ever submitting our application I made sure to confirm what the income limits were and was certain that we qualified. I had provided pay stubs before anything was ever submitted and there was no doubt that we were under the limit. Why I even bothered is beyond me. We were denied because according to Lizzy we were way over the income limit after the audit and calculations were done. This made no sense, there had to be some sort of mistake.My husbands employer proceeded to send an email clarifying any information that could have resulted in miscalculation. And for what? She continued to tell me that she couldnt work with us anymore (should have just said wouldnt) and had to move on and that she could not resubmit the form for reevaluation. Throughout this she had also mentioned that this happened to many seasonal workers that applied, so this is apparently not the first time that this happened. She apparently did not use the pay stubs that clearly stated my husbands income, as well as continually refused to resubmit the form.After all of this, I called back as I had been attempting to get in touch with her manager Karen, but could not in any way shape or form. To speak to Lizzy I actually had to use *67 to block my caller ID as she would not answer my calls (I called 4 times with varying time in between). Then she proceeded to tell me that Karen would be out of the office for a week and that we could go pick up our deposit from her office.So, take this as you will, but there really is no help from this management office and they will only do the bare minimum amount of work. And, if you think you qualify, forget it. Even if there was a mistake on the form, doesnt matter, it is what it is and they dont care.Nice building and apartment, though, so that was promising. If there werent issues with the verification, I would have been very happy living there. It was too good to be true.Also, I am still in the process of looking for a place to live and one of the communities actually mentioned that they do income verification before ever taking your application. So they actually care to not waste your money. Especially as its low-income housing, you think they would know that you dont have money to spare and just throw away.So here I am down $70 for the application fees that we had to submit, and pretty much homeless (mind you I am also 8 months pregnant). I am so glad that our family has let us stay with them.

This place is a joke. Theres no handicap access, but theres security doors everywhere (that are always broken). In the time I lived there, there had been multiple fires, break ins (by neighbors), a dead woman found on the pavement below my balcony, and a passed out drunk in the gym (whom I personally had to sit with while the paramedics came to get him.) If its not the train, the Rockies games, or the construction keeping you awake, itll be the drunk neighbors coming home between last call and whenever Santiagos opens. The amenities in the units are nice, when theyre not constantly breaking. The kitchen was very updated but the sink flooded every time I ran the dishwasher, and that took maintenance months to repair. The rent is going up like everywhere else in Denver, but the quality of this place is not worth the price tag.

This place is horrible!! No one ever answers the phone or return phone calls. Ive been here almost a year and I cannot wait to my lease is up! The computer room has been messed up every since I moved here and when you ask someone when is getting fixed they say the IT people are coming to fix it... That never happened. The building is not secure all you have to do is pull on the door any comes open which Ive seen many people do. Your $5 short on your rent theyll come harassing you every single day till they get it. But when you make a maintenance request it takes 2 months for them to respond to it. People pull the fire alarm at least 2 or 3 times a month and it goes off for about 30-45 minutes until the fire department come. DO NOT MOVE HERE!!!

I just have to review this place because its been the best 5.5 yrs ever! I moved here in 2011 and couldnt believe how lucky I was to live downtown.... Ive been the envy of all my friends ever since! They have recently opened up bars, sushi, a pizza parlor and even a coffee shop right next door! You can also hear the Rockies game when you open your windows... its heaven. If you are a sports lover, this location is perfect for the price!Its quiet, homey, well maintaned and super safe and secure.Karen and Carrie in the office are sweet, professional and always willing to help. Ive seen a few managers/front desk personel since Ive been here and these two are by far the best. Any reviews before this year do not reflect how great the management now is. (I can say that with all honestly since Ive been here since 2011!)They have stepped it up with Karen and Carrie!Maro in maintenance is BEYOND amazing and even fixed my shoe rack without me asking (thats going above and beyond!) I swear if he ever leaves this place, I will mourn. He is truly a gem with being helpful and making life easier.This is truly a home for me and if I could buy this apartment I would in a heartbeat!I will stay here until I buy someday... best place I have ever lived! (And Ive lived in a lot of places!)The perfect place to live- hands down!

Ive only been moving for two months and until now Ive liked everything, Karis attention has been very good with me despite the difference in language, she has been patient and always seeks a way to understand me. Thankful for the opportunity they gave me to be part of this diamond community and to God above all. My neighbors until today have been respectful, since I walk into the building smells clean, I hope its always like that. Today I recommend it 100%.
