From touring the apartment to turning in the application, and finally moving in; everything was seamless. Allison is so amazing and helped us with everything along the way. So lucky to have found this place.
Highly recommend this apartment complex!! The price and location is unmatched. For being on busy streets, it’s so quite! We are really impressed by the staff. Allison gave us a tour and was incredibly helpful, kind, and communicated every step of the way.
The garage door is ALWAYS broken. They will also charge you obscene fees for using the common spaces, I got an email that there was a wine spill on the counter after my friends and I were in the room and they charged me $200, when it could have been anyone that used the room that evening. My AC broke when it was 90 degrees out. They didnt get anyone in to look at it for a week. My dog and I were trying to survive in our sauna of an apartment. They “fixed” this by giving me a portable AC which required my balcony door propped open 6 inches, so the hot air just flowed right back inside, obviously this fix didnt work.Oh yeah.... The pool only gets sun from noon-2pm. Needless to say I won’t be renewing my lease and advise others to know this before moving in!Originally had 2 stars, but changing it to 1 star after they kept my security deposit and tried to make me pay even more than my my deposit after I moved out. Dont believe them when they say the security deposit is low, they will just keep it and charge you even more at move out.
My wife and I just moved from Chicago to Denver. We moved into Gables Speer Blvd. Allison from the Gables Speer Blvd office was so extremely helpful in answering our many questions. The Gables Speer Blvd building is great with a pool, grills, and community floor. It has all the amenities we could ever want.
Ive lived here for a month and I feel like Ive been here for years...in a good way.Allison was amazing to work with in securing the unit and made paperwork a breeze from out of town.Id recommend Gables to anyone in the market for a home in the middle of everything.
My boyfriend and I love living at Gables. We originally moved into a one bedroom apartment but we did a lease transfer to a two bedroom in the middle of our lease and Allison was so helpful and made the transition super easy. I highly recommend living here, I have zero complaints. Location is great, amenities are awesome and the apartments are really nice. Whenever there is an issue or something needs to be fixed, it is resolved super quickly and the apartment complex is extremely dog friendly!
I just moved in and the team has been so kind and helpful in the process., especially Allison. She took the time to show me different options before I moved in and was very patient in answering all my questions. They truly are pet friendly and they have been so kind to my pup. I love living here so far!
I have LOVED my experience here and will continue to recommend it to anyone and everyone I talk to. I want to thank the management team so much for the attention to detail, quick responses, and kind hearted service. I know a lot of people have issues with their management team but they are all excellent at Gables Speer Blvd.
I’ve never had to wait more than 24 hours for maintenance in my unit, which I SO appreciate! The office staff are all friendly, and the outdoor space is great. The garage door and pedestrian entrance were excellent upgrades this year.
I loved living at Gables Speer! The apartment was in very good conditions and definitely exceeded my expectations. The maintenance team was friendly, highly diligent and promptly addressed any apartment needs. Amenities and community spaces are clean and well maintained. Location is great since it is a nice neighborhood and a diverse number of restaurants and parks are at a walking-distance. The front desk/management team is very professional and friendly, especially Jill and Jake. They ensured that both moving-in and -out was easy and would always be happy to help in any way. The complex is pet-friendly and various community events were held frequently. I highly recommend it.
The staff here is the best! After an incredibly stressful day having another apartment complex fall through while my movers were in the process of moving stuff, the Gables Speer team showed so much empathy, kindness, and urgency to help me find a new apartment at Gables Speer. Allison is a rockstar and went above and beyond to help accommodate me and answer every little question I had. She also helped coordinate my new moving time and made sure I had everything I needed! Rachel and Jill have also been awesome and just so welcoming as we got settled here. And at the end of the day, we’re actually happier with ending up at Gables Speer instead of the other complex. The amenities are super nice, the apartment has incredible features and upgrades. We just honestly couldn’t be happier with landing here! Thank you to the whole team for all your help and assistance.
Be Careful! There have been recent assault and thefts at the Gables Speer. I am extremely upset with managements attitudes and handling of a recent security issue I had at the apartment involving a vagrant who entered the property when the access was left open by staff. This fear continues for our safety, and as management response to us and for not issuing a warning to others, even days after. I realize no private company can control homelessness, but they do control their property and are responsible for warning other residents. Be watchful, Be Careful.
The Gables has been absolutely incredible so far. We moved in 2 weeks ago and everything from our apartment, the building and the service has been top notch. The apartment is in pristine condition, with beautiful floors, windows, AC and kitchen appliances. The amenities are fantastic from the pool, grills, gym, parking garage, and bike room etc. The staff on site is extremely helpful, particularly Jill has been fantastic. Were extremely happy with our move here, and will be staying indefinitely. Highly recommend.
I have resided at Gables properties since moving to Denver in 2017 and soon moving to another Gables property in Miami. I first resided at Gables Cherry Creek. I liked the building and amenities so much (not the psycho ex girlfriend so much) that I didn’t hesitate to move to Gables Speer.Rachael and the staff are outstanding. It’s a big building and lots of people. The staff does a admirable job all things considered. The girls in the office deserve to be recognized. The maintenance staff, Jeffrey on down are terrific, prompt and super nice. Best people there. Gotten to know them. Minor issues resolved within 24 hours, usually less.Good communication. There was a accidental fire on the 3rd floor that unfortunately caused quite a bit of water damage. The staff sent out emails explaining what had happened and the steps they were taking to get that affected apartment and surrounding areas back online.The fire was a move in accident in case you were curious.Another incident, a vagrant, entered the building through a open door disrupting residents until the subject was removed. This is a urban area and yes, Denver has a ton of vagrants. It happens and it happens everywhere. Again, solid communication about the incident and again, detailed steps on how residents can help to decrease these types of incidents happening and steps Gables were taking to reduce this. Solid.The only negatives I can talk about are the very THIN floors. You will hear every single step and it will be loud. This can be a issue. If you can lease the top floor it’s advisable. The building though is super clean, super quiet and very enjoyable. Road noise is loud but you adjust to it. It is the city after all. Garage could use cameras. Again, vagrants galore all over Denver and sadly garages are easy pickings. Advise, do not leave ANYTHING of value in your car. My car was broken into at Cherry Creek which honestly had more types of issues with vehicle break-ins than Speer Blvd. it’s Denver and it’s vagrants.Can’t recommend Gables enough. I’m so excited about my new Gables home in Miami. Didn’t even consider living elsewhere. Lease in good faith faith here at Gables Speer or any of their properties. They really do take care of the way you live. Great staff and staff that I feel lucky to call friends. Miss you guys there.
I just moved into the community from out of state this past weekend and Jill made it feel so seamless. She was incredibly helpful and responsive as I was figuring out logistics and packages being delivered before my arrival. If this is what to expect from the community, Im excited for the year to come :)

We love the large windows, high ceilings, upgraded appliances. It’s modern, spacious, and super quiet. There are several secured entrances which is helpful because the building is so large. We almost never hear our neighbors and we we have friends over they say it feels like they’re in hotel (we thought the same thing too). The mailroom is super convenient because we don’t have to worry about packages getting stolen and the staff is so accommodating and friendly. We haven’t regretted moving in here once. In fact, we talk all the time about how we’re so thankful we moved in here! Highly recommend you consider making this your next home.
This is a great place to live. There are so many interesting breweries and other restaurant options near the area. South Broadway is only about a 15-20 minute walk with restaurants and a movie theater nearby! I always feel safe in my apartment complex. Its very quiet. I would recommend anyone living here!
Worst place to live. Moved in 2017. There are better places to live than this place. “Barbie” was my leasing consultant. She approved me, based on my income, for a 1 bedroom apartment. When I got my first lease payment in the portal it wasn’t the same amount I agreed on when I signed my lease ( almost $800 difference) and I brought it to her attention and she said to me if you can’t afford it then move out. She wasn’t gonna abide by the contract that I signed and come to find out the contract disappeared. I had to move out after 1 month of living there and now I’m being sued by Gables for over $8,000.
The staff (Lessing office, Cleaning Crew, Maintenance) at Gables Speer is fantastic.We still need cameras in the parking garage as well as the mail room.
Everything has been great since Ive lived here and I just renewed my lease for another year. It is quite and calm, but there are also fun events like taco night for residents. I always feel super safe and secure. Any maintenance issues have been fully resolved quickly.
I have enjoyed living at Gables. We NEVER hear our neighbors which is amazing. The amenities are always clean and tidy. They offer fun activities around once a month. The negatives are the price for rent and for parking and that the espresso machine has been down quite a few times. I would recommend this property to those who want to be around the downtown scene but live in a quiet, clean apartment complex.
I love living at the Gables on Speer. Did a lot of research going in and the location/amenities/price were unmatched. But even better are the things I noticed after moving in - the incredible leasing agents/managers, super nice and responsive maintenence guys, the build quality of the units and building, and last but not least the thing all my guests comment on - how good the hallways always smell
Unfortunately, I thought that I will love this community, but it seems I was totally wrong. since I start my lease and I got annoyed. firstly, annoyed from my neighbor who is above me because they are a heavy walker and I cant study and sleep. Secondly, I got annoyed by my neighbor who lives next to my apartment. He plays the music every morning and he wakes me up even on the weekend. Thirdly. there are many things that make me request a service. I remember there is a leak in the restroom and I request a service more than 2, but the couldnt figure it out. the third request was the final request for that and the took my weekend from me because they came on Saturday to fix the leak and worked from 9 to 12 and I couldnt sleep because of the noise. from January until April I was going to the office to have all my issue to be fixed but they did nothing for me. Then on April, I ask to move to the 6 floor but the office rejects that. however, I was going every day to the office with a video of the noise of the music and the walking but nothing changed. in the beginning, when the approved my moving they asked me to pay $4000, but I didnt let that happen to me. after a week of going to the office every day they approved the moving with $1000 rate. Also when I moved and I tried to pay my rent from the online website, I typed $1900 but they charge me $4590 and my account goes in insufficient. I stayed for few days with no many and I couldnt eat, but the office does nothing for me. I will post this comment in every where and I was referring my friends to Gables but from now and forward I will try to not make the customers come here. Fortunately, Im studying Marketing and I post this information in everywhere about my worst experience ever.

Great location! Joanna and her staff are very responsive, friendly, and accommodating. Multiple grills throughout property. Roof deck is good place to hang out with people, be outside, and hang out. Would definitely recommend this property.
We have loved living at Gables Speer for the past year. We shopped around other buildings with similar amenities before renewing our lease, and they all paled in comparison, and often for more money. We are live in such an inviting, beautiful community. The only thing I would say can improve is the broken gate in the parking garage, and regular repairs to the walls/hallways when tenants chip them when they move in.
Look elsewhere. The location is great but there are several other superior options in the area that offer a better living experience for a lower price. Some of my personal regrets have been driven by: lack of visitor parking options, elevators that are constantly out of service (on my move day for example), cars being towed without reasonable notification or rationale, service requests taking too long and not taking place in some instances. I hope you will make a better decision than i did.

Ive enjoyed living here :) The location is great, close to many happy hour options! The building is always clean, staff is friendly and helpful. Amenities are top notch, my faves are the theater room & the coffee bar. The elevators can go down sometimes but they are always repaired within hours! Other places have you wait at least 3 days. Parking is easy to find and is strictly monitored, which I like. Make sure to stick on your parking pass upon move-in. I waited and received a warning sticker that is really hard to take off. Guest parking is very limited but thats the norm for any place in Cap. Hill. Give Gables a chance...you will not be disappointed!!!
We have lived here for a couple months now and couldnt be happier. The apartments and common areas are beautiful and modern. The staff goes above and beyond--its clear they really care about their residents. We had a problem with Comcast Xfinity (it took a full five weeks to get Internet & cable working after the installation) and the staff at Gables got involved on our behalf and sped up the process. Any time weve needed anything at all, the staff is super helpful. They also do community events pretty frequently with free food and drinks (like margs!), which is awesome. The location is perfect too; its about a 10-minute drive to downtown in the peak of rush hour, but its far enough away to be quieter (great for our tiny, skittish dog). So many great restaurants & bars around as well as a vet, several grocery stores, banks, and really anything you need. Cant wait to try the pool once its warmer--my only suggestion for improvement would be adding a hot tub! :)
