I have never received better care than from the maintenance and management team here. Nick is stellar and was able to help me resolve my issue in a timely manner and was so gracious and kind! This is not common in my experience with landlords but when someone goes above and beyond - you don’t forget that! Thanks Nick, Amy, and team!
Update met with Amy and Nick who answered all my questions and were very pleasant.Just moved in here, was told over the phone it was a 2 bedroom (1br + den) learned that its not and that the AC doesnt really do anything. Not to mention the only staff member here on our move in day was working their first day. Off to a rough start.
The wonderful handyman Nick kindly went out of his way to help me jump start my car this morning. He has also always been incredibly on point and tries his hardest around the property. Always willing to help and always a pleasure to talk to
Great location. The building has a nice sense of community. Most people there are dog people, which makes complete sense why everyone is nice. :) Every apartment has a balcony. Nice amenities.
I have been a resident of 800 Penn for a few months, and am always reminded of why I chose this place. The staff is great, and the building couldn’t be in more of a perfect location. Western facing rooms have an incredible view, and all the neighbors are nice. Rachel always keeps the place impeccably clean, and is always in the best mood with fun conversations. Huge shoutout to Nick Towe, I got stuck outside of my apartment while working from home one day, and we was super quick to come and get me back in. The rest of the staff has also been very helpful, and the building has some great amenities too.
Just moved from CA. Everything about my move had been stressful and frankly a nightmare. The only plus was speaking with Amy. She was extremely accommodating after I realized the building and apartments allow smoking both cigarettes and weed. Coming from CA where it’s not allowed came as a surprise. She was quick to respond and kind enough to accommodate a change. The building common area like the laundry and lobby could be a little cleaner but there are lots of dogs coming through it would probably require them moping multiple times a day to keep up. I do however love that’s it’s very dog friendly and the neighbors seem to love dogs as well. Management has been a pleasure so far! Building is at a great location and I love that they host community events, allows new comers like myself and my fiancé a chance to meet our neighbors. We made a great choice by picking 800 Penn. Although it is pricier in Capitol Hill the location is worth it! Also you save yourself on gym membership because the gym facility has everything you really need to workout!

Many residents are encouraged to write great reviews so that they can be entered for a raffle to win something so that may be why you see positive ones here. If you read the negative reviews, its pretty on point. We lived here from 2018 to 2020. The management company that was first there when we moved in was great. Toward the end of our time there, another management company seemed to take over (this happens a lot in apartment complexes nationwide). Once they came in, things went downhill. Random people were wandering in the halls, even a transient was walking by one day while I was getting my laundry. Tenants are disrespectful and will use all 10 washers/dryers at once not allowing anyone else to use them. Elevators are constantly broken. Gym equipment is never maintained. Hallways have dog poop & urine. There are notices of water having to be turned off due to some problem or another but never explain to people as to why. When we moved out, we were accused of damages to the floor that were recorded when we moved in. They apparently have no evidence of documentation since there is no record keeping from the last management company. We were charged $1,100 for damages that were not ours but were there when moved in. When I tried to speak to them about it, they were never around and I had to leave messages. They would e-mail me days later asking, what do you need? I was directed to speak to their billing department. The woman there said after I explained my situation, you need to pay it maam and hung up. My advice for anyone moving there: take 100 photos of every inch of your apartment hour 1 of you moving in. Make sure to submit a checklist to them of the damages and those photos and keep EVERY single copy of everything so that on move out day, you wont have to go through what we went through. In my opinion, I think they charged us because they did not want to pay for damages themselves and had no one else to blame since they were new management to a building.
We have lived here for over a month now and love it! Everyone has been super friendly and helpful and Ryanne at the front desk always answers my thousands of questions lol and is so nice. Nick with maintenance is also amazing- the wifi in my apartment wasnt working when I first moved in (Xfinitys fault not the buildings) and he helped me find a place to work with solid WiFi.
Laundry machines are not included in the apartment, but that does add to the space that can be used in the overall apartment. The bathroom sink is adjacent to the shower and toilets. There is an excellent fitness center in the basement, and outside patios. Great room size for the price! Parking does cost 150 a month for covered, 100 for open parking.

This place was horrendous! DO NOT SIGN A LEASE HERE!I never really review stuff because I usually have a good experience and I’m not one to complain about a lot...My apartment flooded and the staff did nothing for me about it. The flooding ruined half of the things in our kitchen as it was coming out of the sink and dish washer. We requested at least one month of discounted (not free) rent and they didn’t want to do that for us even thought the flooding was not our fault. I moved out almost 5 months ago and still have not received my deposit after I have reached out to them many times! Be prepared to spend way too much money on laundry as you will absolutely need to dry your clothes more than once. If you enjoy crack heads screaming outside of your window at 3am this is the perfect place for you. I have never had a worse living situation than this.I see the appeal in living in this area, but my advice is find a different place near by as they are all similar pricing.
Overall, a very positive experience with the staff here. Rachael works incredibly hard to keep the community clean and is warm and welcoming everyday. My dog loves living here! Ryanne greets every dog by name and gives my dog a cookie every time she sees her. Both Rachel and Ryanne provide a friendly environment to be a part of.

Renter BEWARE---I regret leasing here for a year, most stressful thing ever. Not worth it. I always felt unsafe in the building as well as constantly worried about my property due to lack of security. The cleaning and maintenance staff do their best and I appreciated them, but are clearly understaffed and overworked.Heres just a few things that happened in the year I lived there:-someone had tried breaking into my apartment door (after I posted this review originally) and there were forced entry marks from a screwdriver or some type of prying tool. Wasn’t home at the time thankfully-Only Covid accommodations (besides attempting to enforce mask rules) they made for renters was to allow them to pay with credit cards without fees-My car was broken into in their underground parking garage I paid $150 a month in order to keep it safe. The garage door was often broken and anyone could walk into it. I decided to just park it on the street after that.-My visitors car was broken into in their visitor parking at the top of their parking garage and ransacked-we had to pay to have our packages in a secure box that, apparently, were always full and therefore our packages were left out in the mail room. The mail room lock has been broken or doesnt latch for some reason.-the building was robbed and someone took Mac computers out of the mail room area that, again, is never locked. Only knew about this because I was friends with the leasing agent and they showed me the security footage. never heard from management.-one of our packages were brought up to our door and then subsequently opened by someone-their bike garage was broken into multiple times (located in underground parking where apparently no one could access without a fob) to the point where kept all our bikes in our living roomTheres a reason why a lot of their reviews are from people that toured but dont live here. everything looks good on the surface being here for an hour and much different when you actually live here. The property management is Trinity Property Consultants if you want the real story on BBB.Update to their response: unsure how a 60 day move out policy (in which I signed and paid for) has anything to do with the security issues or their response to COVID pandemic.
This building is fantastic. Very clean, prime location, great vibes! Each and every staff member has gone above and beyond to make my experience one to write home about. I am sad to leave. I truly enjoyed living here and calling Arrive my home!

Update: this company’s BBB rating is 1 STAR averaged from 40 separate reviews. Quite different from Google where they pay for positive reviews and try to get others removed.DO NOT RENT FROM THIS COMPANY. They have corrupt business practices. They are currently charging a resident an extra 2 months rent AFTER their lease end date even though the resident gave in person move out notice months ago(well before 60 days). They confirmed in person that all steps were complete for the move out, and continued daily conversation with the resident. Only after the resident moved out did this company tell them they would owe another 2 months rent after their lease end because they had missed a form. They clearly planned to exploit this resident and intentionally concealed the form until after the lease end in order to get a full extra 2 months rent.
Ive lived at Arrive for about a year. Its pretty obvious living here that right now, one person is getting all her friends to write bad reviews when really the complex is flawed but overall pretty good, so heres an honest review.Negatives- the elevators are slow, and they sound like they could break at any moment. they work, maintenance just did upkeep on them. Its just a comfort thing.- the package system, and the overall car security isnt good. But I looked elsewhere recently before deciding to renew my lease, I checked with friends living in several other complexes, and it seems like these issues are rampant in the Denver area, from Cap Hill to RiNo and LoHi, you cant get away from this right now.- the heat/air conditioning situation is misleading. every unit has a Nest system, but they were installed right next to the heat/ac duct so your temp reading is always skewed. The air conditioning is turned off in the winter, and heat turned off in the summer, so having a Nest isnt even really helpful. In Colorado where you can get snow in the summer, and 80 degree days in the winter, this issue is pretty big. Its the reason for 4 stars instead of 5.Positives- the apartments are spacious and after looking elsewhere, the cost for your square footage is hard to beat. The reviews saying this place is expensive... I really want to know where else theyre looking. From very recent experience, the prices are lower than the other apartments near here, unless youre looking at apartments without amenities.- the maintenance staff is great. Rachel goes above and beyond to keep things clean during COVID. Nick and the maintenance staff will drop anything to come fix an issue for you, and then stay longer to help with other things. I say this with experience.- if you have a pet, this location is by far the best location you could pick. the complex itself is super pet friendly, and youre right across from a great park.- every unit is surrounded by concrete, so you almost never hear your neighbors- laundry facilities are always clean and everyone here is really respectful of your things- the balconies here are the biggest balconies Ive ever seen at this price point.- the office staff when I moved in was very nice but knew essentially nothing and were not helpful. Thankfully, the staff has been replaced with people who are really nice, always willing to help you, and most importantly, they know their stuff. Theyre working to make the complex better and for anyone who has taken the time to talk to them, its obvious theyre taking the right steps forward.Overall, I would recommend Arrive. The location cant be beat, the apartments are spacious and the staff is kind and helpful.
Love it at 800 Penn. Great location near Trader Joe’s, Governors Park, and plenty of restaurants and bars. State of the art gym. Nice outdoor grill area. Secure bike rooms. And even a dog bath.Too bad none of that was open during covid and it’s not like we got a discount on rent. That and the management team that was here when we moved in is long gone and replaced when unfriendly people who don’t even bother to learn your name. Went south fast in the 15 months we’ve been here.

The front desk African American girl is so annoying and discriminative just the moment she sow me I am a delivery guy for asking her to let me in after trying many times calling the person on buzzing line. She is not good for costumer service, please find another job.

The location cannot be beat, and the staff is always attentive. Any maintenance request we have ever filed were handled within 24 hours, which is unheard of elsewhere. Nick and his team get things done quickly.The community events are fun, and everyone being cool with dogs being around is a plus. I enjoy this building, and dont intend to leave anytime soon.
Nick and Rachel Towe are such assets to the building! They both work tirelessly to maintain an elevated standard of living for residents in the community, and should an issue come up, be it big or small, (elevator down, power out, AC not blowing QUITE cool enough for your liking, etc.) Nick and/or Rachel are on top of it immediately. They are both so kind and have a well known presence within the building—most residents know them and their family on a first name basis. I’ve lived at this property for 3 years and appreciate them both immensely for all the hard work they put in to make this building home!
We enjoy living at this location. Everyone seems to be very friendly, I like that it is a pet friendly environment. However the AC and heating doesn’t have the best function, meaning, we are unable to control our heating and cooling. The walls are quite thin so we can hear our neighbors walking up and down the stairs and hear their conversations. I did mention that my fiancé works from home and asked at the very beginning if it was a quiet building and the answer was yes for some part it is however the noise sometimes gets too loud for him to focus. Besides those two things I think this apartment complex is very nice and I enjoy my time so far living in the neighborhood.
I enjoy living here, sadly were thinking about moving because were planning on buying a house. One thing I do appreciate a lot is the maintenance team and support team on ground that is always available for you for any issue/problem. Most especially NICK. He goes above and beyond in helping others. He is always kind and friendly to others, professional and wonderful neighbour. He makes it easier for the people who live here. NICK is amazing with all the help he provides to all of us. Thank you for your work always.
Weekly water shut off. Garbage wafts through the building. Tons of issues with theft. The staff flat out doesnt care. And its expensive.As of 10/21/18 one elevator has been broken for over a week. The second elevator is down today as well. Currently emergency lights are flashing on our floor. I was unable to reach the building staff.Our car was broken into in the garage. The staff said, There is nothing we can do about this. AVOID LIVING HERE AT ALL COSTS. Garage door is currently broken. Last week a naked homeless person was chilling on the ground floor. Entirely unsafe and the staff doesnt care about security.
This is the cleanest and most well-maintained apartment complex in Denver. Nick, Joe, Rachel and the team really are fantastic!
Ive lived at Arrive 800 Penn since the early days of renovation, and I can say that there has been an incredible amount of improvement. The apartment units themselves are modern, updated, and very spacious. The gym is the best of any apartment gym Ive seen, and the rest of the common use areas are well-maintained. The staff and management are super friendly, seem to know everyone (and their dogs) by name, and will always go out of their way to help you. Maintenance is great, it never takes longer than 2 days for any requests to be completed, and the gentlemen who run the maintenance for the building are incredibly kind as well. The building is incredibly dog-friendly, and there is ample parking (although, it is an extra fee). I highly recommend this apartment building for anyone new to the area, or new to Denver.
My wife and I (and our pooch) are in our third year living here, and we love it. Our apartment faces west and we have fantastic views of the mountains and downtown Denver. There are many choices for dining out and entertainment, all within walking distance (not to mention TJ’s a couple of blocks away).Our neighbors are very friendly and the staff feels like family. Maintenance (especially Nick and Joseph) is top notch and dedicated to keeping things running smoothly. Thanks to all who make living here feel like home!
Great place to live. The 1BR units are extremely spacious. The A/C works fine--Ive been able to keep my unit around 68-72 degrees on the hottest days which is plenty cool and comfortable. The Nest thermostats are great. The best part about living here is the quick and responsive office staff and especially maintenance staff.
The staff is professional and attentive, and things are fixed promptly if we ever need work done. The neighborhood is very walkable with easy access to three different grocery stores (10-15 minutes walk, depending upon ones pace), and three different bus routes within a 15 minutes walk. The apartment is quite spacious, but the space is arranged in a way that proves inconvenient at times. For instance, the bathroom and kitchen are small, while the living room is more space than we need. I personally would prefer a few more square feet in both of those areas at the cost of a few square feet in the living areas.The gym is the best of any place weve rented. The staff have clearly invested time and money into making it a place people want to use for exercise, not something theyre forced to settle for as a matter of convenience. The indoor and outdoor recreational areas are excellent for hosting gatherings. The bike room is always clean and has come in handy more than once. In short, the on-site amenities here are a feature, rather than an afterthought like other places weve seen.In my opinion, 800 Penn is the best value in or near downtown Denver. Overall, we are happier here than anywhere else weve rented, Denver or otherwise.

Where do I even begin... the prices are high, the management is horrendous, and the apartment building is old as dirt.Although I could go on about all of the negative qualities of this apartment, the worst by far is the management. A new team came in late last year (2019) and its been downhill ever since.Like another recent user posted we were charged $800 in move out expenses after thoroughly cleaning the apartment. Ive lived in 4 different apartments and have never been charged more than $75 for a missing key fob. I went back and forth with the manager that pulls the strings for 2 weeks and she was never able to provide a single document or explanation as to why I was being charged so much. Id often have to send reminder emails because she would forget to respond to me, and eventually when it got too tough she just gave up. I also called the office 3 times to discuss the matter and not one of my phone calls were returned.On another note, one of our bikes (and several others) were stolen from the community bike storage area that is locked with video surveillance. We notified management as soon as we noticed it was missing. It took an entire week for them to respond with a community email that said they would circle back the following week. Its almost 3 months later and we are still waiting on them to follow up. You would think for an apartment that charges you luxury prices, they would care at least a little bit about the safety and property of their residents, but theyve made it clear that is not a priority.Aside from that, the apartments are small and outdated. The unit we lived in would not cool below 80 deg in the summer months because of the shared A/C that everyone is on. Youre also not allowed to choose when you want to heat or cool your own apartment. If its 35 degrees in May (which actually happened), tough luck buttercup, freeze! ... like I said luxury ;).Last thing I have to say is that every thing in this review has already been communicated, almost verbatim, to the property manager as well as her superior. Id be happy to bump my review up from a 1 star to a generous 2 star if I ever hear back from them (dont hold your breath, I wont!)

I am writing an updated review. I previously wrote a very negative one, but since then, my perception has changed and I am happy living here. Initially I was very disappointed because we were given a unit that was completely different than what we were shown when we were touring. The kitchen and bathroom tiles were orange, and the bathtub desperately needed resurfacing. I asked management to fix things, and Ben truly helped me out. They resurfaced the bathtub and it looks brand new. The tiles are now a beautiful white in both the bathroom and the kitchen. We are in love with our apartment. Now, we plan on renewing our lease in the summer because this feels like home. I have researched apartments in the area, and for our amazing view and amenities, we are getting a good value. Thank you.

The staff is extremely helpful and nice here! I appreciate the extra help with retrieving some packages lately. There have been staff members here later than their business hours, and they still happily assisted me in getting my packages. They also helped me out with getting setup in the package system so it would be easier for me to get my packages outside of business hours in the future.
Staff very attentive to tenant concerns and made available and accessible via office hours and email. Frequent community building and announcement events thrown by management. Wonderful place to live and apparently rent daily /weekly.
I just wanted to take a moment to say how much I love the staff and the community here! They host fun events for all the residents to attend. Most recently was the mothers day mimosa event that was just wonderful. Thank you to the amazing staff here that makes this place the best community I have ever lived in!
I’m a little late in posting this, but better late than never right? The last resident event (beers and bbq) was great! I think it is awesome that the staff shows their appreciation for the residents with these events, and I’m definitely looking forward to next week for the next one. This is one of the many reasons why I love living here.

We moved in in November and have loved it ever since! The staff is extremely helpful and very friendly. Our couch wouldnt turn at the angle it needed to to get through our door and Ashley did everything in her power to help us! She even helped me lift it into our apartment and made sure we were all taken care. It was greatly appreciated and extremely helpful! I couldnt have done it without her! We love living here!
Arrive 800 Penn is an awesome community to live in - the staff is awesome and friendly and they know everyones names. Everyone in the building is generally friendly and nice. Most sides of the building have pretty great views. Only downsides are that it is an old building and has some old building problems, but the renovations and amenities (gym, coffee machine, super convenient package pickup) make it all worth it.
This is a great place to live. The staff is awesome and they work so hard to take care of their residents. I often see the community manager Ben working late, and he always greets everyone by name and with a smile. Great energy and environment to live in.
Staff is very accommodating and any issues Ive had in my unit is promptly handled. Building is kept clean top to bottom, in and out. Location is great and many people have dogs.
If you would like to have your entire apartment deep cleaned, I would highly recommend hiring Racheal. She is one of the hardest working people I have ever met. She is well worth the price!! Your apt. will be cleaner than you ever thought possible.
My drain was running very slowly and I was concerned it might back up over night. I notified the office and they had a plumber out before the office closed that day! Thank you so much for the quick service and peace of mind! The staff here is always awesome, and this is just an example of that.
I love 800 Penn, weve had our ups and downs as far as the building goes, and Im sure some of the other reviews reflect that. Now that the remodel is completed I couldnt ask for a better place to live! The amenities are awesome, and they are always having fun community events! Great way to meet your neighbors! I dont think I would enjoy living here nearly as much if it wasnt for the office and building maintenance staff! They make all the difference. Always in a good mood with a smile on their faces. Ben and Ashley handle every issue kindly and professionally.
The staff is very professional and the maintenance team is on repairs very quickly. The building is very pet friendly and the location is great. The elevators break quite frequently so be aware of that. It happens every few weeks. Thankfully, it’s typically only one of the two that breaks. Again, they uave maintenance workers out to repair it quickly.
Walking distance of such great places in Denver. The staff really tries to accommodate everyones needs. There are still some bumps but overall I am happy.
Management very unresponsive, had water leaks in the apartment above that was not taken care of and it did personal damage to my property. Felt very unsafe here.

The building needs to be demolished and rebuilt from the ground up. The entire place smells and stinks, to include the elevators (no air circulation in them, and no-one wipes down the steel walls), especially ground level floor, its a pig-pen down there. The air conditioning circulation in the building is poor.The rugs in the building give a nice stinky stench, do not look like theyve been rug-cleaned in years. Far from low-level luxery status.
I moved in July 2017 and Im actually really happy with my decision. Yes, its an old building with occasional problems. Yes, they are renovating (hence the $400 rent deduction). And yeah, we only had a one elevator for about three months. But hey, no better way to get in (somewhat) shape by taking the stairs.What makes this place special is the awesome level of service you receive at the front office. First of all, they work earlier and later than I do (usually around 8am-7pm). The girls at the front are particularly great at finding time to address any and all problems, no matter how busy they are. Ive come running in as they were closing with maintenance issues theyve addressed quickly and professionally. I wanted to add garage parking halfway through my lease. No problem. Ashley C even stayed at my apartment while I went to work to calm my super anxious dog while the construction crew was painting the balcony. If youre an obsessive dog owner like me, you know how thoughtful that was.Bottom line: Cap Hill is expensive, and old buildings come with their quirks. But for the location, quality, amenities, (the gym is better than most you pay for), and the level of customer service provided, this place is a steal.Also dogs. If you love dogs, move here. Youll make so many dog and dog parent friends. Its awesome.Shout out to Ashley C (and Luna, of course) for being super great and immensely helpful with everything apartment related and putting up with my paranoid dog barking at the construction crew. Girl deserves a raise just for tolerating that little menace. Its definitely appreciated. :)
Ashley made my entire apartment search and move in as good as such a stressful situation can be. It made all the difference in my life and feeling like there is real community here! The whole office even treated my mom like family when she was in town. That was the icing on the cake.
Ive lived here for about a month and a half now. Move in was a little rocky as some things in our apartment were not complete, but the staff have been and continue to be friendly and helpful. Ashley, Kailee, and Sarah have all made an effort to help make us feel welcome. Now that we are settled in we are very much enjoying our apartment and are looking forward to the upcoming community room. We are also crossing our fingers for both elevators to be up and running soon!
*Updated review - So Ive got to be honest. I wrote a truly awful review for this property before, but having lived here several more months. I have to say my perception has completely changed. Yes, its an older building, and yes, things break down. But they do their best to get those things fixed in a timely fashion. I truly enjoy the staff, they handle everything with grace and respect, and I appreciate them for that. Thanks for changing my opinion Arrive 800 staff. You guys are really the best!!
I love living in this area! The building is within walking/biking distance to Cheeseman Park, Bennys, Trader Joes, and so much more. Plus all the renovations/upgrades to the building make this a great place to live. The staff is hard working and caring. I frequently see Ben in the office after hours and he never hesitates to help you with your over sized packages with a smile. I would definitely recommend for anyone looking for an apartment in this area.

This place is terrible.There are many reasons on why you should not move here and look for a better building.Let me start off by saying the staff here is not friendly, they used to be, but now because of all the complaints from tenants you are now just brushed off with a run-around answer or a piss poor solution.The maintenance team treats you as if you are stupid and blames you for when things break or do not work. My bath tub drain clogged after two weeks of living here (its the original tub from 1972 just painted and missing a drain cover, had to buy my own) they told us its the old pipes and it will just do that and then two weeks later our kitchen sink backed up and we were blamed for putting too much down the sink (a few carrot peels) and again because the plumbing was never replaced we now just have to deal with it.We moved in and had a scheduled block of time set by the building, because they only have one elevator working, but you have to fight off construction works taking your elevator, move work trucks out of the way so you can get your truck near the building, and all the construction crews act like they do not understand English and continue to be in your way. It cost me an additional $150 in additional moving costs because of these delays.There is more splattered paint on my floors then on the wall, the kitchen and bathroom cabinets were faced not replaced, so it smells old and musty, one drawer was not properly replaced the slide is held up with two nails instead of the proper length track and fitting, none of the light covers fit properly, so you have to fight to plug anything in or they do not work at all.The construction is non stop from 7am-7pm you can here pounding and drilling as well as have to divert yourself around construction debris left all over your hallway, stairway, and elevator. The building management posts notes for work, but its more like cable repairman hours then a definitive timeline. The repairs are not even luxury improvements its more replace 40 year old junk.I understand construction has to happen inorder for a renovation to happen and can be patient with a lot of it, but when you cannot get on an elevator, not have the entire front of the building blocked off, car covered in concrete dust, water flooding in your apartment or construction constantly accidentally walking through your front door makes things very difficult to ignore.
I just moved to Denver in March and toured at least a dozen properties before choosing this one. Its my first time living in a high-rise, and I chose it for the amenities provided (huge, new fitness room, laundry that I am able to check availability of online instead of trekking downstairs to find all washers in use, large balconies, covered parking, new clubhouse/game room just built and about to be opened up), as well as the AMAZING STAFF. Ashley and Ben are 100% AMAZING. These are two of the most friendly, helpful, and genuinely kind people that I think Ive ever met. Any issues, questions, or needs Ive had regarding my apartment or the community, they are quickly responsive and do everything in their power to assist. The building is a bit older and renovated, but overall, its a good building and other residents Ive met have been friendly. It seems like most people have dogs in this building, so its very pet friendly! Theres even a Bark Bath downstairs. One negative I will share is that if you live on the back of the building, like me, the HVAC fans/generators/whatever are below and create a decent amount of humming noise. Im on the 6th floor (of 15) and its definitely noticeable with windows open or when Im on the balcony. Its not horrible, but I cannot sleep with my windows open due to the noise, and thats a negative for me. And speaking of the AC, its not freon-based but is evaporative cooling I think, so even though my AC is set to between 68-70, it never shuts off. So if you like your apartment really COLD in the summer, I think that might prove to be an issue for you. Again, these are MINOR detractors in the whole scheme of things, and I do truly enjoy living here and feel its a good value for the price.
I have lived here for almost two years. The community just keeps getting more and more involved. We have a concierge service, Amenify, that comes with living at 800 Penn. They throw us resident get togethers and provide fitness classes. Great way to meet your neighbor! Their are other services, but these are the ones I take advantage of. I made a new friend at one of the events and my neighbor is now my workout accountability partner. Thank you 800 Penn!
This is a great place to live. The community events are fun and the staff are very helpful.
Update: I am lowering my review from 5 stars to 3 stars. The previous office managers, Ben & Ashley were amazing and made the majority of our experience that this apartment complex great, but they both no longer work at this location. Our move-out experience with the new management was very disappointing. The new office management staff are not approachable and are very hard to locate when you needed to find them. We rented the elevator for move-out but no one was around to give us the keys so we had to use the communal elevators which made move-out take longer and made other community members frustrated because they couldnt fit in the elevators. We were also charged a $250 deep clean after thoroughly cleaning our apartment with no explanation. Nick, the maintenance manager is great, however. The apartments are nice and the community is dog friendly, but there are many more nice and affordable apartments that I would recommend before this property.
The best part of living in this building are the onsite managers and maintenance staff. They are all friendly, helpful, and competent. Any time I have had a problem it has been promptly addressed. The management staff frequently plan building social events, which are fun. The gym is also very nice. On the other hand, the building is pretty old and the recent renovations apparently did not include the plumbing, elevators, or HVAC. There are constantly plumbing leaks, especially in the basement, which leads to frequent water shutoffs. The HVAC is very loud. The elevators break pretty frequently, though it seems like they have been better in the last few months. All in all, it is a good place to live if you can deal with the quirks of an old building.
Absolutely beautiful apartments, great staff and the tenants are so very friendly. If youre looking for a nice, peaceful, clean, and hospitable place to live, you can stop searching! This is truly the best apartment environment in Denver.
I lived on the 14th floor (really the 13th, superstitions...) in the first unit south of the elevators on the east facing side (circa 2006-08). I LOVED that place. I was just reminiscing by looking at the building on Google Maps and thought Id leave a review, as I hadnt before. its a great location; the unit was great and the staff (though Im sure none of them still work there) was great. if you happen to be in my particular apartment, I can tell you from first-hand knowledge, it has a particularly wonderful history and is full of nothing but good vibes. we had the balcony wired with speakers and many, MANY a sunrise was enjoyed from that vantage point. there was also a way to access the roof at that time (it may have subsequently been locked off) and, if you get the chance, the view is incredible. as its one of the tallest buildings in the neighborhood, and also sits right on the crest of Capitol Hill, you can literally see everything from Boulder to Castle Rock. awesome.
Ashley, Kailee, and Sarah are the nicest! Maintenance staff have been timely and efficient, and the staff at the building have done a good job at minimizing the impacts the renovation activities on the daily life of the residents.
I have lived in this building for 2 years and recently signed a new annual lease. The first year I lived here it was very pleasant. Staff was attentive and my unit was fine. For the rent I was paying, I was more than satisfied because it was nothing fancy and was inexpensive. As mentioned in others posts, consider the timing of other posts on here. Anything posted on here prior to July 2016 is based on the previous building ownership and management company, who were great.A year ago, the building was sold and the new property management company took over. The next year living here became like living in an active construction zone. The building was instantly branded and marketed as being luxury (heavy emphasis on quotations). Almost as quickly, active construction began throughout the building. This included construction in the common lobby and hallways, completely closing the pool for 1 year+, months without one of the elevators and the other often going out of service for people moving, and very loud construction in the units throughout the building, often beginning at 7am. On top of that, the roof was being replaced for many months. This resulted in a trash shoot being installed outside of my balcony. Once again, starting at 7am, there would be constant loud banging of the old roofing being thrown down the shoot, often with pieces flying out of the shoot onto the balcony. The balcony was unusable during this time and it was often very loud in the apartment from the banging. There is a parking garage on the property, but when it rains, there are constant streams of water coming from the ceiling. Luckily for me, I do not have to park in one of the spots where getting out of the car involves stepping into inches of standing water. They have been working to repair the garage for 6 months+ with constant drilling and sawing of concrete. This leaves the garage with a constant cloud of dust which makes it impossible to keep your car clean, when it’s not being poured on from the leaks. It doesnt seem like they are anywhere close to finishing the garage. Staff will also post notices throughout the building with updates to these never ending projects.Despite all of this construction activity throughout the building, property management staff remained very nice and attentive to my needs. I do give them praise for any attempts to place minor fixes on the issues encountered.The staff is one reason I decided to stay in the building. The market in Denver is not very renter friendly and the location of this building is ideal. Plus, moving is one of the least desirable things to do. In order to remain in the building, the rent almost doubled. I was fine with this since I would be moving to a better unit that was upgraded (once again, heavy emphasis on quotations). Right when I moved in, I noticed multiple issues with the unit. These were included on the move-in form, yet no maintenance request was placed to fix them. I had to go down a week later to ask them to put the maintenance requests. Another week passed and I did not hear from maintenance. Finally, the following week, I found a note on the door that staff had come by and tried to fix the issues. A few were resolved, but the majority remain unresolved almost a month after moving in. I have reached out to the building manager directly, and he has been very attentive and I am hoping that the issues are resolved soon. But, I am not holding my breath. Also, for being luxury, much of the equipment in the common areas, including the laundry, seems to be original and does not work as expected.TLDR; This building is the definition of a polished turd. New owners and management came in to increase the rent and add a coat of cheap paint, while you live in an active construction zone and maintenance does little to help with issues. That is, until you contact the building manager. Staff is very nice, but that only goes so far. I would advise looking elsewhere for something much closer to luxurious for the price.

They changed the name to include luxury in it so they could justify the massive increase in rents on new people moving to the building. This includes nickle-and-diming BS like pet rent, extortion-level pet deposits, high parking fees, and charging for all utilities, which wasnt a practice in Denver until all the transplants started moving here and corporate leech landlords like Trinity saw fresh naive blood to suck from.Please understand that these apartments started at $800 up until June 2016. No updates or upgrades have been made to any of them but they are charging $300-400 more in rent. This is so they can afford to upgrade someone elses apartment. Dont be a sucker. Dont let them use your money.The joys of this luxury apartment building include:-Broken elevator sitting unfixed, which leaves 1 elevator for a high-rise with 200+ people. You now have to plan an extra 10 minutes into your commute time to and from work because of the elevator wait time.-Hot water also takes about 10 minutes to get hot enough for a shower.-Second-hand smoke permeates throughout the entire building because of the heating/cooling system and comes in your windows from all the smokers on the balconies. I have had a chronic sore throat since I moved in.-Building is crumbling. I vacuum pieces of wall and ceiling from the perimeter of my apartment every few days. I dont even go out on my balcony because I sincerely fear it will fall right off the building.-They are going to upgrade apartments as they become available which means there will be years of construction including cutting into walls and ceilings which contain asbestos. Asbestos are an airborne issue and there is central air in this building. Get the picture?-Your laundry room comes with the smell of trash chute. You may be thinking a trash chute is awesome but just imagine doing your laundry in a dumpster. My clothes smell like it after I wash and dry them.-Empty swimming pool which they plan to fill with concrete (?)-They keep your packages in their office but they are never there for you to get them and then they say they will send them back if you dont pick them up within 3 days. Their office hours are roughly 9-5 but like most people I am in MY office from 8-5:30 so it is impossible for me to get my packages.TL;DR: Health hazards, smelly, lipstick on a pig, dont pay for someone else to get upgraded surfaces.Look at the dates of the reviews on this complex. Anything earlier than June 2016 is discussing the old management and old rents on this place.
I have lived here for the past year and the office and maintenance staff are the most helpful and responsive I have experienced while living in Denver!I was also here during renovations and have to say that they really paid off, the amenities in the complex are grade A!
DO NOT RENT HERE! This is the worst place I have ever lived. Their lease is very landlord friendly which does not give you any leeway when something is wrong with your unit. I rented the placing knowing that there was A/C (they actually showed me how the new thermostat works to access the A/C), but something is wrong is with it and it has not worked since I moved in 6/22/18. However, their lease protects the landlord and not you, the individual. Therefore, I continue to pay premium rent for this POS place without any A/C. The property management company, albeit the people are nice, is the worst. They do not see the need to help the tenants when the lease protects the landlord. After all, they work for the landlord, not you, the individual. Also, the water in the shower runs hot, cold, scalding, and freezing and its likely a building-wide issue that they have not figured out. Remember, I rented a place with A/C and the fact that I dont have any A/C and their response is according to fair housing standards we dont have to provide A/C is how they get away with not fixing it. RENTER BE AWARE. LOOK ELSEWHERE. I also forgot to mention that the dishwasher and stove didnt work and had to be replaced, just last week, and that there are still things wrong with this place. There are better places in Denver. Do your research.
Apartments are quiet because of concrete construction and they have nice amenities. Some other parts of the building are old and in need of repair such as the plumbing and the HVAC
Morning of 10/29/19, your staff snowplowing with a golf cart nearly ran over another man on the sidewalk. They appeared very unprofessional and to not care for his safety.
