I’ve lived here for a year and I had no problems. I come home go to work daily…no one bothers me at all…apartments are nice and cozy! The office Management Ana, Esmeralda are great! Very helpful and understand real life situations especially during the pandemic …unlike other complexes don’t care, I’m so appreciative of them for helping me throughout my time here. Ijs this was my experience.
Ana is my go to girl she secured me and my roommate with an apartment for a pretty cheap price, shes so helpful and always looking for ways to help out. We cant wait to move in October!
Me and my family was looking to move in quickly. I spoke to Ana she was super nice she made us feel welcomed and made out experience easier. The staff assisted us with professionalism and warmth.
I got a job promotion and was looking to move quick (within 2 weeks). I went in on a Saturday and after my tour and conversation with Ana I was filling out my application that following Monday! Ana was super helpful! I love my apartment! The neighborhood is “okay” but the complex itself is really nice! No bugs, no noise, no problems! Maintenance is quick and very helpful. The staff Esperanza, Marta, and David are super great as well. Customer service is definitely a plus here! I would recommend this place! (Sorry if I spelled any names wrong!)

Really wish I could give ZERO stars. I only gave 2 because the apartments are quiet. However, management is complete trash, the repairs are mediocre, office staff rarely answers the phone and always has attitudes, the gate STAYS broken; anyone can come in and out of the apartments…. Literally can’t wait until my lease is up

DO NOT! Move here. As a resident you MUST pay for a parking spot 25$ a month. Even if you don’t have a car. Visitors get to park for Free. Residents have to pay. Dipping as soon as my lease is up.
Ive been staying on this property for about a year now And I can honestly say It has been the best experience Esmeralda is wonderful During the pandemic she has gone over and beyond for her residents!!!Ana Is a rockstar as well When you walk into the office She makes you feel so welcomed!!!I just want to say thank youTo the entire staff yall have truly been a blessing To a lot of people during these trying time!!!!!!

Toured with the property manager, Martha which was pretty cool! The apartments looked pretty clean which was a huge bonus given the apartments next door. Super close commute to work, & close to the freeway. The one bedroom they showed me was super cute and spacious. I will definitely be applying today!
Love the welcoming treatment I was given when visiting this property. The manager Martha was so professional but yet so down to earth . She was so friendly and knowledgeable.I definitely was impressed that She was so willing to assist us with all our needs. I loved the spacious apt.homes.This experience was totally refreshing.

I met two beautiful women by the name of Martha & Esmeralda, they where so nice and helpful. It took me a minute to find a suitable place here in Dallas but luckily I ran across this place. I’m so excited!
I went to view 4060 Preferred Place and I absolutely loved this property! My lease is up in a couple of months and this place is at the top of my list. The staff was super friendly and answered all of my questions.The Community Manager Ms. Martha was very friendly, she actually came out to greet us on our way in and offered us a bottle of water, rarely do you ever see or get meet the managers before moving in. The clubhouse was immaculate! I was so tempted to ask where they purchashed the furniture. :-) I would definitely recommend this place to anyone moving to the Dallas area. Kudos to the staff, and the groundskeeper!
I’m giving this rating only for one reason and one person only which is Mrs Esmeralda in the office. She is AWESOME! Honestly things in the office were at a slow upsetting start but when I met Esmeralda all of that changed. She is very on point with everyone’s needs whatever it is you need she’s going to try her best to get it done within that day no later than the next. Honestly she’s the reason I’m comfortable here. If you come across this place she’s the person u need to deal with ask for Esmeralda 😊
As a returning resident, I am more than happy to be back to this property. Ms. Martha, property manager, helped me with the move-in process and I couldnt be any more thankful for all her help during this important transition into moving back to the property which by the way, she seems to be pretty hands on as the community looks really nice.
Salvador is very patient and helpful, he made our moving process so easy.
The Community is very grateful and helpful to the tenants. I enjoy being in this community!... There is no other place i would rather be!I love the people, staff... Many of the people are very helpful and nice!.... It seems like they all know me. It is a family oriented place! They see me i see them, we get to talk. They have their procedures and process to get things done. The main reason I love staying here is the location! I have easy access to all my errands, walking distance from any bus stops and restaurants. There is no other place i would rather be than 4060 Preferred Place.
The leasing agent Salvador was very pleasant and professional. The manager staff worked very promptly in getting my application approved. Salvador always did follow up calls to keep me updated with the approval process. The office is very beautiful and clean. The apartment units are also beautiful and updated. This was a great experience and a great choice to live here at 4060 Preferred Place.
City gate properties are the worst! I have been trying to contact their office for over a week and I never get a call back or an answer. This isnt the first property I have been trying to call from this company. Very unprofessional!

My daughter moved in here. Im thankful shes has a roof over head but from day 1 she have been lied too. Im starting to think they take advantage of certain people. Her rent was priced as 1 thing( $935 with washer/dryer) before she moved in by Salvador but she have had to pay other amounts ($1100). I have tried contacting them myself about it but of course nobody have even bothered tried to return my calls or emails. When my daughter (18) went in to talk they danced around the situation. If anybody in a higher position than those thats barely in that office please reach out to me or my daughter. STop false advertising.
The staff is terrible. Niece moved in and HOT WATER isnt hot, cabinets and blinds need to be replaced. Office claim they submitted a work order but nothing is fixed/replaced. Only been in the place 14 days and ALREADY dealing with issues and they had the nerve to place a fee on her door. Paid all due the time she moved in and get a note on her door plus emails of eviction etc....I recommend to NOT least at Preferred Place Apartment. I will be calling the Corporate Office to see what they will do.
I have lived at this community for a year in November I had given my notice to vacate. Luckily I went to the office last Friday to ask if I needed to schedule a move out walk with the office at the end of the month. I met the New Manager Ms. Martha, I actually got an asset to all my concerns and felt very much at ease they were Nice and helpful.That I ended up renewing my lease another 12 months. 😊
I have been a resident for preferred for a year now i gave my notice to move at the of the month yesterday I went to the leasing office to walk the unit with the manager to insure she wouldn’t charge me any extra fees that I didn’t know of then to my surprise the manager that I knew of is no longer employed I met The regional manager And a team of employees that greeted me with just great service I had my mind set to moving out for poor service no one was ever wanting to help me with my request I always would ask to schedule a meeting with the old manager and I could never get a time with her but thank you to the regional manager that I met yesterday I was able to change my mind and I am going to renew my lease for another year thank you guys so much I love it here.
For the last 5 years. This is the best location i have been in. Its quiet. They got lights under the car ports. Trash is picked up. Hardly no violence or people cursing each other out!
A rare gem of a place to live! The staff is very friendly and professional, they take care of everyone. I have lived here through all the renovations and the upgrades were worth the wait. They have had several events as appreciation to residents, really amazing community. Very special thanks to the entire staff!

I moved here in June 2009 and have found this a nice place to live. I doubt I would have stayed here 6 years if that had not been the case.Brookfield is a great place to live, The professional and enthusiastic customer service provided by the office staff and the maintenance team is really appreciable. The leasing staff has been outstanding in their support to me and my concerns.Alicia is an excellent manager and the staff is amazing. Any problem I have had she has fixed immediately.Further, the maintenance men here are very friendly, and helpful. Theyve seen me carrying things before and offered to help and take care of my requests quickly.Theyve been making so many improvements to these apartments and I am not sure who could be unhappy here. Im excited to see all the renovations and love the colors of the buildings.I am very happy here, feel safe and is a gated community the apartment complex is very well kept I have just renewed my lease for another year.So if your looking for a place -stop by and check it out - you will not be disappointed!!Thank you Alicia and team

Sweet SurpriseThe neighborhood is not necessarily the best but the complex is actually pretty nice. My move-in was rough because of a lack of communication of a staff member who is no longer there; but my overall stay was not bad at all. I actually was sad to leave such a nice apartment.The property manager, Alecia, is very reasonable and concerned about the tenants and state of the property. The maintenance people are prompt. The apartment I had was upgraded far nicer than what I expected because some properties ideas of upgrades are BS. But the apartment was nicely done. The work on it was obviously by people who care about the work they do, conditions and look of the property. My cabinetry, carpeting and appliances were all upgraded not just partially.My neighbors up until close to the end of my lease were great. A few drama queens moved in but their disturbances were quickly calmed.Overall, it was not bad at all. Very beautiful apartment with a diverse community of neighbors.
When is Esmeralda coming backSuch a bad experience I thought due to the pandemic people would be more understanding but no thats not the case here...

I came yesterday to turn in a work order and the team of the office acknowledged me right away and helped me with my online portal that I have been having problems with and my work order was done the same day I turned it in I like the way the helped me made me feel like a valuable resident to them thank you so much Martha to acknowledging me as soon as I walked in.

Good Morning,Being that the property is 100% rehab, I must say that the Manager Maria & her in-house team are on top of things. Baby steps turns into big steps! Floor plans & the amenities are awesome! 5 months and going here.....
The apartments are actually great for the price. As for the area the people have torn it down. If many of the people would take pride and have their children do the same the complex would look even better. Maintenance is slow but they are very polite when you remind them again about a request. The office staff has been helpful. From Alicia Ashley and Tiffany. The off assistance s can be more friendly. But over all the complex is great and some of the neighbors are decent. They just need to enforce the rules more and not be so nice.

Had an amazing tour, but knew on my first day of move in it was a mistake. Dead cockroaches all over the apartment, clear evidence of a break in that was poorly sealed with caulk and clearly unsafe, and the washer and dryer I leased weren’t in the apartment, breakers were flipped off, and the apartment had far more damage than the toured one did. After reporting all of these (except the damage of course) none of them were fixed. Every time I contact the office they tell me they’ll find out more and contact me soon etc, but nothing’s ever fixed.
The apartments here are very nice..the guy Jibri Burgess was awesome..very polite and very very professional, good sense of humor and was very detailed when he was explaining everything to us..I love the say yes to the address game. I got a chance to roll dice to get my first $200 off my first months rent with no security deposit, something I never experienced before...I would definitely recommend. Ask for Jibri👍🏾👍🏾👍🏾👍🏾👍🏾👍🏾👍🏾

My boyfriend renewed his lease and was supposed to move in. They told him the apartment was ready all the way up until the day he went to get his key. When he went to get the key he was told the apartment wasnt ready. After he took off work and got everything switched over he was told he could either wait or move onto a whole other unit. He decided to wait after they told him they would hire movers to move him the following Saturday. Fast forward to Friday he gets a phone call from the movers stating they cant move him until Tuesday. They made it like pulling teeth to even get his key so he could move some of his stuff. They said the lady hadnt brought the key. Oh by the way the washer and dryer thats supposed to come with the apartment is was not there. These apartments are going to lose their tenants because of incompetence. Not worth the money

I originally gave a excellent rating until I moved in the apartment. The apartment does have nice upgrades, however, management lies about when resolving issues in your apartment. They say maintenance will be by to fix an issue when the office staff hasnt even put in a work ticket. This goes on for weeks that turn into months after contacting them daily. Going on 4 months with no working dishwasher and no hot water. Paid for parking spaces that was never marked reserved so still parking where ever we can find a space. As of today they said they were going to paint the reserved spaces...still not done, and they have not given us the information on how they will enforce the parking if someone parks in our spaces. Oh yea! They made changes to the lease on the day we were to move in. We were also told that we would be issued a key to have access to use the workout room and media room 24/7. How about its only open when the office is open.

The upgrades look pretty good, some stuff still needs tlc but the area is just too bad for the price to rent here. Shoot outs every other day smh. I can’t really say if I would recommend these apartments or not, they are simply OK.
Over all the property is great, in a perfect location. The management company however, is wrong in many areas. They allowed a new regional with a little power bring in her own staff in multiple locations just to hire her own friends from a previous company where she was fired form stealing money from the company and by using contractors that Vicky Uryc had affairs with. One in particular wonderful friend of hers, Pete. What management company City Gate, of course will allow a write up to take place for no occupancy and not following polices and procedures yet never provided an employee handbook, after asking multiple times for one, and allowing Vicky to fire someone with no reason and needed another regional to be present Lanetta (as she was going to intimated me) she was not able to do this alone, she needed guidance as always along with the VP, makes sense why so many have left this company from HR, Regionals, and several property managers. Great owner Paul nice working for you I gave it my all every day, even with no staff and not properly equipped by City Gate. Expecting my baby I left with my head held high. DO NOT MOVE HERE... DO NOT MOVE HERE... NOTHING ABOUT THIS PLACE IS LUXURY...1. These people are never in the office2. They take months to complete simple maintenance requests3. Hell I couldnt even view my unit until move in day (Yes you read that right)4. Their upgraded units are below average, I actually laughed when I saw mine.5. Parking is crazy, people often wait at the gates and speed through to get in every chance they get. 24/7 its a circus.6. Get ready for police lights keeping you up all night. This happens about once or twice a week at least.7. Rundown area all around. I normally went to Cedar Hill or elsewhere when out and about.8. Gates are always broken, so ANYBODY can be walking around in your complex9. Did I mention there is NEVER anyone in the office? Even on rent day. Are these people understaffed? How is the office always closed for 45 minutes to an hour everytime ya go?10. Dont settle for this dump. Look harder. If you can, pay a little more. Dont fool yourself, you can and will do better. I have already lived here and suffered for you.***11. They make it extremely difficult and confusing to move out. Make sure you give them a very detailed letter explaining youre not renewing 60 OR 70 DAYS BEFORE LEAVING etc. Then make sure its approved to their standards, make them sign and keep a copy for YOURSELF. They tried to screw me over)***Im leaving this month cant wait!!!
The apartments are nicely remodeled, but the management is terrible. I assist my mom with her personal affairs and when I contacted the property about moving they let me know they were running a special, no deposit, $100 admin fee, $50 application fee, as well as 1st full month free, on 1bedroom units, WAC... Once my mom paid the required fees, as well as prorated rent the upcoming month rolls around and she has rent to pay! I contacted the office and told them I was verbally told by Martha that the first full month would be free, as long as my mother could require specific documentation, which was provided and everything was approved and that their website still reflects the special! They were disagreeing, wouldn’t give me corporates number and told me to call or come by on the upcoming Monday to resolve the issue.... So we will see what Monday brings! Also, upon moving in my mom reported several maintenance issues and only one has been fixed. Toilet was stopped up the day she received her keys, they rotor rooted it, and it still isn’t working properly! The maintenance guy told her that it’s her fault it’s stopped up because she’s using too much tissue! These people are a JOKE!
This apartment complex should be condemned. It is completely unacceptable for this place to be as infested as it is. When I walked into the apartment on the first night there were roaches crawling through every room and every cabinet in the place. There were even roaches inside the refrigerator. Being the weekend, there was no one available in the office so I went to the department store and bout spray and bombs to help alleviate the issue. After two days of bombings the results were the same. On Monday, I contacted the office and made them aware of the roaches. I was told that they would treat the apartment, but when I checked back on Tuesday the roaches were still as lively as ever. I want out! I cant stay here confidently. And now Im being penalized for refusing to stay in a place that is infested. I wasnt even shown this particular unit. Only the model unit was available. Dont waste your money. You will truly regret every stepping foot onto this property. The ads are deceiving and the lower prices are a ploy to get you to agree with subpar standards that no human should have to live in.Renters Beware!
Every apartment is like a surprise. But what makes living in Brookfield a surprise is how much everyone minds there own business. The office staff is always there and they will help with any problems. The parking is kinda bad but the apartments are nice.
UPDATE*This place is still horrible but I’m going to get a lawyer to see what my rights as a tenant is because I still have a problem with that leaking on me while talking a shower and the refrigerator is leaking now . All my amenities are leaking . I don’t want to live here anymoreDear potential residents, DO NOT lease here you will regret it !!! When it was time for me to move in I showed up everything on a moving truck ready to move in, took off from work, paid for the movers, had AT&T come out that day just to be told by the property manager my apartment wasn’t ready and she had no idea i was suppose to move In that day. I should’ve took my fees as a lost and never looked back . Ann the leasing agent came and the first thing she says to me well we don’t move anyone in the morning anyway . Excuse me ? That doesn’t even matter since I overheard maitenece tell the property manager it wouldn’t be ready until another 3 days . I was completely inconvienenced and lost so much money . I reached out to the regional manager Valen Price who never accomadated me or refunded me for the movers I had to pay double for . After seeing the apartment and how nice it looked I moved in but Honestly it’s so frustrating to live here though . The people here are so unprofessional and never get anything done . Ann always tries to be nice but she never completes any work orders you call about . I had to wait for pest control for week and I still have flies everywhere flying into my food . They even fly into the fridge! I was in the shower the over head opened liquid and black tar came out and a yellow wasp . I called Ann at 9 am saying I have to be to work later and need to take another shower can this be done ? She assured me yes maintenance will be right over . She does this all the time . Lies and they never come . My dishwasher didn’t work for 2 weeks . But they want their rent ... why the amenities keep falling apart! Also they do this calendar where they put events on there that NEVER HAPPEN . I showed up for the event lemonade by the pool lounge and the leasing manager thought it was funny . Told me no one ever shows so she doesn’t follow through with any events . Then why put them on the calendar ? She’s so dumb . They still haven’t put the closet doors on or the kitchen or hallway doors on . I’ve never lived in such a horrible ran place . My friend wanted to move here . I told her no I wouldn’t recommend this place to anyone !im calling tenant rights on these people . Going to the local Dallas county . They officially met their match !!!
Since my first night here it has been problems!!! My first night some kids stole a car and was joyriding the police chased them and were shooting at them right in front of our door, next problem was my neighbor was shot in the breezeways as I was walking up to my door, then 2 nights ago there was a shoot out!!! I went to tell the office we wanted out our lease because I have a wife and a child and we no longer felt safe living here, they told me I don’t care what you do as long as you pay your fees I’m like really would you want to live somewhere with your family where there is gunfire every month or some type of issue mind you we’ve been staying here since November and it has been a problem!!! No one wants to live like that especially with kids!!!
These are the worst apartments ever!!!They are old and falling apart since I’ve moved in my freezer has broken, multiple leaks, the ac does not run good in the master bedroom, my bathroom door has come off the hinges, there’s roaches, and my ac has been out for a month! These were nice but they do cheap work that starts to breakdown after so long. Would not recommend!!!!!!
Where is Tiffany & Tanesha ?!?! I’m so upset they left ! They were the perfect HUMANS who understood real life issues & were more than willing to work with you. Lisa or Linda whatever her name is, Was not willing to work with me AT ALL regarding my rent, which I know she could’ve (I got so behind on my rent the last two months due to not being able to work along with other issues) just based off my previous pymt history I have ALWAYS paid my rent ! So understandable, I got an eviction notice, understandable I went to court & had a certain amount of time to pay or leave, seeing as the judge stated if the manager will work with you on your payments then they can, I called Linda to see if she would work with me & very happily so told me no, I would have to be out if I didn’t pay, also understandle & I will say, she taped an letter telling me my bal on the inside of my apartment front door (that’s new) & also a few wks before court called me & left a message while I was at work, but when I reached back out I got no reply ! I paid my rent three days before the deadline & hadn’t heard anything else from her. 2 wks later (today) she calls & leaves me a message saying she wanted to make sure I was “indeed” out of the unit. Mind you I FULLY paid my rent already, so I called back to let her know I already paid my rent, which she should have CONFIRMED before calling my phone leaving me messages.. right ? & lisa had nothing to say, just sitting on the phone silently, not even an apology. Girl bye. Moral of the story, I understand we all sign a lease, we all know our responsibilities & the consequences if we don’t do what we need to do, but everyone faces hardship & downfalls & whoever this new management is, they definitely aren’t understanding ! & you’d think they’d be five star apartments doing all that. I love MY apartment (no roaches, bugs, mildew)... so I stay inside, but the outside.. cats, trash, weed smell everywhere, my car has been broken into, arguments all the time, the hotels next door have all types of crime. Only reason I was willing to put up with it was because of Tiffany & Tanesha.. but I’m not gonna be treated disrespectfully & rudly, to live in the slumps. No way. No matter how much the try & Renovate & upgrade units & change management, it’s still gon be the same area !!
In the interest of helping others, I will try and leave a thorough review from top to bottom, so it will be lengthy. If you want to read the entire review it is below, if not I will also summarize here. The management company is awful, the regional manager is a dreadful person, the area is not the greatest, and there may be roaches(not sure if the problem has been fixed). On the plus side, the women in the office are great, the area is being gentrified, and the location is ideal. If you can deal with the negatives and are delicate with your things or handy at all, you might be fortunate enough to have a pleasant experience for the most part. If you are not fortunate, then you will most definitely have some horror story by the end of your lease. I hope this helps.I have lived here for a couple years and to be truthful there are pluses and minuses (as with everything), so if you are considering this complex you must be sure what you are willing to accept. If youre like me you like to end on a high note, so Ill give you the bad news first:First, the management company is terrible. They only care about their bottom line, not their tenants. For example, a water main busted on the property causing flood damage to some units, the company did nothing for those tenants.Second, the regional manager at the moment has no tact or compassion.When I am paying for something, I expect a certain standard of quality. The regional manager saw it fit that I move into an unfinished apartment, (dirty carpet and missing blinds) talked as if I were bothering her, and gave me two options: move in and let the carpet cleaning company clean around me or move in on wet carpet and they will get to the blinds when they get to them either way. No deal, Ill stay where I am until you sort it out.Third, the maintenance team seems to be non existent, or maybe there are so many problems on the complex that they just cant keep up because if you put in a service request expect it to take a long time and that you will have to follow up several times. I have had to endure a summer with no AC and a winter with no heat after complaining several times before it was even looked at.Lastly, the surrounding area is not the greatest. The motels around the corner seem pretty seedy and beyond that the area is what you might call ghetto. I hate to say it, but on occasion I have seen a roach in my apartment. They seem to be coming from a specific area because I have only seen them in one spot but this bothers me most because I am a slight germaphobe.Now for the good news:First, the women in the office are awesome! They will treat you with courtesy and respect and are professional throughout. Their hands are tied because of the management company at times but they try their best. With that, dont get used to them; either working for a terrible company (see point one above) is too much and they quit, or the company is constantly shifting people around because you can expect to see a new or different face every so often.Second, despite the look of the area, it is relatively quiet and peaceful. I have had great neighbors and have not had to file a complaint or police report the entire time Ive stayed here. Also there is gentrification going on so you can expect that within the next year or two the area will look a lot better.Third, the location is ideal. It sits right off of two major highways, so you can be almost anywhere in the metroplex in under an hour (without traffic of course).So, to wrap it up, if you never have to deal with the management company, the regional manager, or the maintenance team, and can deal with the current state of the surrounding area then you will probably be alright. The women in the office are phenomenal, the area is being gentrified, and I20 and I67 are 2 minutes away. I hope this helps you make an informed decision. Have a great day
I stayed here before with my wife and we had no issues at all...maintenance was good along with the office...we didnt have a roach problem or none of that what people are saying,I guess its how you keep your place...I plan on moving back here tbh....all in all I give them a10+👍
The office staff is totally unreliable. We call and wait months for the maintenance to never show up. Alicia and Ester always forget to document work orders, and will say they forgot. The top ceilings leak and started molding. The maintenence and office personal do not deserve a job. Please save your money, and dont ever move here.

I wouldnt recommend this place to my worse enemy! Bad management and definitely a bad area. Ive been here almost a year and my car and apartment has been broken into. So glad I will be moving in a month!

Live there for 9 years, moved out Ausgust 3rd, was to move by the 31st of July,, after 30 days I called about my deposit,,,no info I made a trip from Mesquite,,we discussed deductions from security deposit,,gave forwarding address no deposit,,made another trip from Mesquite the little guy played brand new, so if and when you move out,,make sure you address your security deposit, I have reported them to the BBB, Legal actions will be be next if that dont work.
These apartments are so raggedy! The landlords are SLUM lords. The appliances are OLD, like they havent changed them out since theyve been open. They told me Id have to pay $100 extra per month (on top of the overpriced rent) just to get new appliances. The apartment is falling apart and they refuse to fix it. My shower rod broke, took 3 months to get a new one. DONT LIVE HERE!
No, nope, no. Find somewhere else!!!! When you go to a leasing office they tell you all the great things about your apartment; fireplace, dishwasher, updated appliances, you know. Well upon moving in I try my dishwasher, doesnt work, call front office they say Ill put in a service request dude comes out and says oh they didnt tell you? Were waiting on a part to come in. I kid you not this part took four months to come. Ive had so many problems. Water leaks, MOLD, at one point the water in my kitchen was coming out so slow I had to wash my babys bottles in the bath tub. AND every service request will take AT LEAST two weeks to get to. The management is HORRIBLE ! The parking sucks ! (Depending on which side you live on) I havent experienced any problems as far as burglary or gun shots... They have police show their presence a lot . But other then that 😒 Yeahhhh no. They suck ass.
