If I wasnt having to move for a new job Id surely stay another year! This is a safe, quiet apartment complex with beautiful apartments and easy access to White Rock Lake. Lots of young adults and families live here, so definitely very friendly vibes. One of the best places Ive lived so far and Im sad to go!
Ive lived here for 3 years and the area and property is really nice! The maintenance team is A+! All super friendly. Super on top of everything from the grounds to any request that I have sent in. This review is mostly because of them. They are awesome!!!Bonus - connected to the trails, really nice dog park, super friendly staff, spacious.

I absolutely love the Lakewood Flats community. Its located right on the White Rock Lake trail system with lots of other local restaurants and access nearby. The townhome we live in has beautifully maintained trees, shrubs, and flowers outside which make it feel extra homey. Our service requests are always promptly responded to and resolved in a timely manner, and we love the amenities LF offers like the pools and fitness center. Truly so glad to call this place home!

Apartment itself is nice, but that’s about all this place has going for it. Not at all worth the price for all the continuous issues I’ve had since moving in. My apartment has been flooded more times that I can count on my hands, whether it be from the rain or from maintenance power washing the breezeway above me causing my apartment to flood terribly. Bugs have always been a problem, ants and roaches both. And I’m charged a monthly pest control fee yet have never once had anyone come to my apartment for it, honestly have never even seen pest control people anywhere in the complex. I had to complain to the office also probably about 5-10 times about the leaf blowers who would constantly blow all of the dirt and debris surrounding my patio onto my patio, completely trashing it. The thermostat in my unit apparently can’t actually read temperatures correctly because it kept the heat or ac on 5-10 degrees past what I set it at, causing my electric bill to shoot through the roof. Seriously, $400 for a one bedroom apartment. Valet trash is inconsistent and unreliable, yet there’s a monthly fee. Parking spots are so terribly small that everyone parks way over the line. They recently added the worst possible speed bumps all over the complex, in and out of the gates. The way super ghetto apartments do it. The school directly across the street causes the worst traffic and noise, seeing as how the teachers use a megaphone to yell every student’s name as their parents arrive. Honestly I could keep going forever. Moral of the story, don’t judge a book by its cover. The quality of this place is way worse than it seems based on looks. I cannot wait to move out, just counting down the days.
I had a great experience at Lakewood Flats. I lived there for 2 years and moved out in July of 2020. It is a beautiful complex in a great location. One of the best values in the Lakewood/White Rock area!
The apartment is nice but for the price you’re paying you would hope to feel safe. My fiancé and I have lived here for about 8 months now and sadly signed a 16 month agreement. Where just hoping time flies by sooner. There’s been 4 robberies since we’ve been here one of the guys tipped over my fiancé motorcycle and broke into his car. We called the office to make a complaint and they weren’t no help. The amount of times people get robbed here you would think they’ll hire security or at least have cameras since it’s so easy to get into the apartments.Also the lighting at the dog park has been out for about 4-5 months now and I’ve done called and there hasn’t been any fixes. I don’t have any pets but I will speak up for my neighbor who doesn’t feel safe taking her dog to the dog park at nights being a single lady in complete dark.Lastly, if they tell you you won’t here any construction noise they are lying! They’ll say anything for you to move in. We here all the construction every morning. Also if you plan to have little gatherings at your place frequently this is NOT the place to stay at. They complain for every little thing we one had a little gathering 7 people during the day all of our friends where out no latter then 7:30 and we get a complain the next day even though it happen during the day and they will believe anything the person called to complain had said even if it wasn’t true.This was our first apartment ever living in and I’ve had the worst experience ever. I’m just looking forward to moving out to a safer place that takes care of there people.I would NOT recommend this place to anyone.

I am in Atlanta, GA and will be relocating to Dallas TX in upcoming months which in itself is a long cumbersome journey due to the distance of travel, however, I was aided by two exquisite professionals at Lakewood Flats, Melissa G. and Ashley A. to create a peaceful move! They quickly assisted me on getting the information to me timely and answering my questions with no slack. Same day results! This being my first time as a renter I was astounded how docile they made the process! The application process is smooth because these two are at the front line! Each individual have great qualities of communication, amiability, and professionalism! Great job Lakewood Flats with these two!
My home away from home. I work and stay primarily in Houston. The property is so inviting, bright and welcoming that I always look forward to returning. It is a quiet spot for me to relax, my neighbors are friendly, the dog park amenities are tough to beat and the staff is always ready to help you feel at home. It will be hard to move in the fall.
I Stayed here at a Air BNB while I was looking for a place in Dallas. I loved it soooo much I couldn’t find anything better. So I moved here. The space the floors the cabinets the bathrooms are amazing 🤩. The gated community. The pool is beautiful this is a place you move and stay forever.
If you want a taste of the city life but at a suburban pace, Lakewood flats is the place to be. First of all, the staff at Lakewood flats are great to deal with and the amenities are fantastic. The location is ideal for anyone who wants to have quick access to great restaurants and the Dallas nightlife. While at the same time, its also great for people who enjoy the outdoors because White Rock Lake is less than a mile away. I cant recommend Lakewood Flats highly enough!
Moving can be pretty stressful, but Ashley made it such an easy process. She was very professional and answered every question we had about anything. She was very informative and very well spoken/organized. She presented our options and helped us choose what was best for us. We are very happy to be living here!
Don’t waste your time. Called and scheduled an appointment at 10 am for a 2:30 showing. Spoke on the phone extensively detailing what type of apartment I was looking for, price range and move availability. The appointment was confirmed with the gentleman followed up by an email and text reminder 2 hours before the appointment. I arrived at 2:30 with my mask on and a female answers the front door “You need something?” I advised my name and that I had a 2:30 appointment. She told me to hold on and closed the door to go back inside. As I’m standing outside, 2 minutes later my cell phone rings and it’s her. She proceeds to ask ALL the same questions they gentleman asked before while I am outside in the 97 degree heat. I repeatedly explained to her that I had already answered the same questions earlier with the gentleman prior to driving all the way across town to view their apartments. Save your time, money and go elsewhere. To me this is a representative of how unprofessional and unorganized they are, and no where I would want to live. Which aligns with all the other low reviews “Unorganized and don’t communicate amongst each other in the office”
I lived at Lakewood Flats for over three years and it was a really great community at first. I felt safe, the front office staff was friendly, they seemed to care and held events often, maintenance was quick and did a good job, and of course bootcamp with John was the best (miss you John!).Things started to go downhill once new management took over. You could notice a change in the type of tenants that were allowed to rent at this property, it didnt feel safe anymore. There have been two instances where I had to call Dallas police. I had to transfer units because my neighbor would scream and fight with her partner nearly every single night. Based on everything I heard, it sounded like a case of domestic abuse, but no one cared. The front office finally let me transfer without any issues, though (thanks Lilly!). All was quiet and well in the new unit, but about a month before I moved out, I got new neighbors that were even worse than the previous ones. The couple would yell at each for hours, sometimes on their balcony for the whole complex to hear. One night, I woke up to them and several other individuals fighting right outside on my stairwell, shouting about guns and tasing each other. They also smoked weed frequently, so the whole top floor smelled awful. My friends who have lived here also felt unsafe due to other instances of people breaking into apartments. Supposedly theres a security officer, but youre not allowed to have their contact information. Whats the point of that? Honestly. I have a number I can call 24/7 at my new place and theyre there right away.I also had a major carpenter ant issue that didnt get resolved for an entire month. Literally thousands of ants pouring out of the walls on my balcony and coming into my apartment. All they did was spray once a week, never took me seriously even though that type of damage will cost a lot in the long run. My AC then started smelling foul, and I discovered a disgusting amount of mold in it, and the tray looked like it had sludge in it. Again, all they did was spray the unit, tell me to pour bleach down some pipe, and the smell never went away.Outside of all that, community events became less and less frequent. I realize COVID also impacted that, but the apartment Im at right now has put in the effort to come up with creative ways to social distance and still make living here fun. You would think with the extra funds not being used for events, they would at least invest in some security cameras or fix the gate that breaks literally every single week.Like I said, I loved living here in the beginning, but its gone downhill quite a bit over the last year. Almost all of my friends moved out of the complex due to feeling unsafe, construction noise, cockroach issues, and feeling like the front office didnt care anymore. The only reason I stayed was because of John and his bootcamps.EDIT: In response to managements response below, its a little to late to be making changes at this point, if you even are making changes that is, or just saying you are to save face. Yall were the first ones to know if something ever went wrong or a serious incident happened. You knew about the ongoing security issues for months, if not a whole year, but did NOTHING in response. Several of us living at the property voiced our concerns over and over again, and you blatantly told us there was nothing you would do, to just call the police. It wasnt until a few days before I moved out that I was given a cell number to contact if anything ever happened again. Own up to your lack of accountability and at least pretend like the safety of your tenants actually matters. Thanks for your response, as I know its part of your duty, but my disappointment in the lack of genuine and sincere concern for your tenants remains.
Moving to a completely different state can be stressful, but thankfully Ashley made the process super easy! She was very helpful with every question we had prior to moving. After driving 12 hours and getting caught up in traffic, Ashley made sure to wait for us at the office after closing so we could get our keys to the apartment. Upon arrival, everything at the apartment was clean and ready to move in. Exactly what we needed after a long drive! Thank you Ashley for making this a smooth transition!
We’ve been living here for almost a year and we recently moved from a one bedroom apartment to a two bedroom apartment. We love it here!! The administration staff is wonderful. The assistant manager, Lilly, helped us through the whole process of transferring and she made it so smooth, quick and accommodating. The premises are clean and quiet. I will recommend this apartment complex to anyone.
I just want to start off and say Rosie, is really sweet, nice and helps out a lot. It’s my very first time living on my own so I have no clue what I was doing or needed to be done and Rosie was very patient with me and helped me out every step of the way. I’m so excited for this experience and I’m very blessed to go to the right apartment complex.

Great office and maintenance staff! Very friendly and responsive. My wife and I have lived here 2.5 years and dont plan to leave anytime soon.The property is one of the best locations within the I-635 loop in Dallas. The property is located just south of White Rock Lake. In a city I would consider a concrete jungle the only outdoors activities within Dallas proper are near White Rock Lake. The property has direct access to a paved 11 mile trail the runs around the lake so you dont have to worry about cars and stoplights. Great for running, walking, and biking! If you love the outdoors this is the best spot in the city.

Renting here is great. The staff are helpful, the apartments are very nice and the maintenance is always quick. The two pool areas are some of the best in the area. The trail access is great too. I would rent here again if I weren’t moving out of town!

The property is clean and quiet. I feel very safe here and the staff is super helpful. Any maintenance issues Ive had, though minor, they were still taken care of at least by the next day.
This place is very nice, great community, and a sense of security all around. I just moved in a week ago and I’ve had great experiences with all of the representatives in the office. I want to personally thank Rosie for all her help. She really made my move easy, she didn’t rush things and made sure I felt comfortable with moving forward in the leasing process.

Overall I really enjoy living here. I love the pools and access to the trail and White Rock Lake. Service request are processed and a professional and timely way. However, I often find parking difficult past 10. I wouldnt mind if it was all registered cars but often it is not. I really wish the guest parking was actually enforced. I work a job with odd hours and its stressful to come home after a long shift and have to worry if Im going to find a spot close to my building.
I enjoy living at Lakewood. It’s a beautiful and quiet complex, plus there is always parking. Ask for Rosie! She is super sweet and is always there whenever I have any questions.
I have lived at Lakewood Flats for about 6 months and absolutely love it! I have a dog and she loves it here too. The amenities are great for pets and the staff is very knowledgeable and helpful and truly care to help you. I would recommend Lakewood Flats to everyone! The property was new when I moved in and it has surprisingly gotten better with age! My dog enjoys the dog parks (which used to be a mud hole) which is something that really keeps me from moving. And, I do love my townhouse and the people here!

Since I left this review this community has gotten a new office manager, our gates have been fixed, and security beefed up. Given the added safety and managements prompt response to my concern, I am renewing my lease and that says more than anything I am willing to live here another year.Currently living here, while I love my actual apartment and the location, I will be moving because of the crime. Two stolen bikes personally and neighbor had his car stolen last week. The main gate is constantly broken, and the so called officer on duty, is basically someone who lives here and you can call, there is no patrol. When I called the office about it, they reminded me that theft can happen anywhere. I will say our front office staff is lovely to deal with, I blame the over all management company for this. For me its less about what is stolen and more about where both of my bikes were less than 5 ft from my door, one was on my patio, both locked. The car was under covered parking in front of the building. If you carry a gun and dont mind things missing the floor plans are lovely.

I live in this complex for about 2 years. This is My first long review of my life! I had a great experience living at Lakewood flats. Quiet and calm. You can call it home. Office staffs are responsible and maintenance requests have been taken care well enough to keep you OK. What else? mmm.. overally, office staff were available at business hours and their policy WAS NOT youre screwed after signing lease agreement.Reason I left: far from my new work place. 30min drive and even worse at rush hours.

PLEASE READ BEFORE LEASING HERE! I really wanted to love this place. The amenities are nice and location is awesome for me. Lets start with the fact that I lease apartments as well and understand that things happen. Ive lived here for about 8 weeks and wont be renewing my lease. Heres why:1. Days after moving in we get calls and emails from the office asking for our last years W2. After each providing 3 most recent pay stubs and one from each previous employer (?) How did I get approved if you dont have the correct documents?2. We get calls after that to bring in more documents to verify our vehicle inform which also should have been taken care of before moving in. At this point I dont know whether they lost some of my file or what...3. Boyfriends work van gets stolen from the parallel parking right outside of the community gates (Day 2 after moving in)4. After the break in we were issued a parking sticker for the van. That gave us 3 permits even though were only allowed 2 but we figured we had a special case (lol)5. The manager wants registration and insurance for all vehicles which is fair even though this is the third time Im giving them this information minus the work6. After explaining the situation she offers an updated sticker and puts a charge on my account for a carport space without prior notice or asking if wed rather move the vehicle back outside of the complex gatesThe community is great as far as neighbors and things to do but the office staff is way too unorganized and money hungry for comfort.
So i called And spoke with a sweet lady named Lilly, she scheduled me an appointment to come in for a tour. When i walked In, i was greeted by Torrey and then shown the property by Ashley. Ashley was phenomenal.. she had magnificent customer service. I cant Wait to move in next year when my lease is up.
I like these apartments alot! They are in a great neighborhood thats quiet but still close to the lake and shops and restaurants. The office staff is also very helpful and responsive. I also like the actual units. You get a nice updated place for a great price.

The $75 Deal!I have been at this place for like 2 years now! The community is great however one time due to some personal reasons was late on payment by 1 day and saw the charge of $75 for late payment. Now I knew that it was first time I ever being late.so I contacted the leasing office and spoke with Rosie.I explained her my situation and why it was late, she really understood and helped me waved the fees by talking to management on behalf of me. Really amazing attitude of helping me and making sure the fees are waved. Thanks Rosie!!!
Everyone is so friendly in the office! They notify us when we have packages waiting and the free tanning bed is a huge plus. Neighbors are quiet and friendly and the gates are rarely ever break, which is something I cant say about my past few apartments. I feel very safe here.
After a negative experience with the office staff, Josh, the manager, reached out and turned the negative into a positive. Thank you so much for reaching out. Still waiting for the lost package but Im hoping to hear back in regards to it soon.

Great apartment complex with friendly staff. No noise problems, family friendly, pet friendly. The only thing is that parking can be a little limited, but i didn’t want to take a full star off for it.
I am so glad I found this apartment building. I moved here from California and didnt have too much time so I wasnt able to fly out to check an apartment out. I read the reviews for Lakewood, trusted it, and was not disappointed. My air conditioning unit wasnt working so I filled out an online maintenance request and it was fixed the next day when I was at work. There are free group exercise classes on Tu/Th!! And then do community events. Highly recommend living here.
For the price we paid years ago I felt it was a bit overpriced. We moved in and the tub caulking was full of mildew and toilet seat stained. Washer and dryer in unit was very outdated and used for a long time. I felt bombarded with emails from the staff on things we couldnt do! We were told we couldnt have guests at the pool only one per tenant. Very inconvenient for a beautiful summer day that you might want to have family over. Parking was pretty hard to find after 7pm. We had a pesky neighbor who would smoke weed for hours on end and stink up our apartment and all our cabinets smelled like weed when we opened them. Office never really did much to alleviate the issue even having a courtesy officer nothing helped the situation.
I’ve loved my experience here at Lakewood Flats. Tori, Lilly, Ashley, and Michael have been incredible and always willing to assist when needed. Thank you guys for making living here so amazing!!!!!
I absolutely love wear I am stay.. It has everything that I wanted plus more.. I moved in during the month of March.. My leasing agent was absolutely fabulous it was a wonder experience. The neighborhood is very quiet and very family oriented. I have never had any problems with noise or anything, I would give Lake Wood Flats 10 stars if I could and would recommend them to any one looking to move to the area. You are right in the middle of everything, nothing is really that far away... Thank you Lake Wood for welcoming me home!!!
I lived here for 10 months and absolutely loved it until management changed. The new management does not know what is going on nor do they care for their tenants. They are all extremely difficult to work with and will force you out of the office when they do not want to answer your questions. If the trash company decides to not pick up for you, you will be fined even though you pay for the company monthly. The trash company can not pick up half the time because the dumpster is overflowing and there is no room for more trash. Not to mention the smell is awful and carries all the way to my third story balcony. Armed robberies, homeless people soliciting in the parking lot, the apartment below me is a one bedroom with five people living in it. Dogs use the bathroom everywhere and their owners do not pick it up. The grounds are dirty and smell, you have to avoid feces everywhere you step. I work nights and was woken up at noon one day by an extremely loud noise to find that somebody was power washing outside my apartment. Which is fine, had I received notice....they are completely inconsiderate to the people who are living here.
I moved here almost a year ago and I love the apartments! They are modern and upscale. Staff is great and I love the boot camp classes that they offer.
Enjoy living here. Its far enough from the city to not be right in the hustle and bustle of the big city life, but close enough that you can catch an Uber to anything for super cheap. The grounds are kept clean and the neighborhood is very quiet.

We LOVED living at Lakewood Flats. We lived there for almost 2 years, and only moved because my company transferred me out of state. We started out in one of the standard 2 bed/2 bath floorplans and then actually transferred over to a 2b/2b townhome style floorplan after our first year. We loved both layouts. The finishes and amenities at Lakewood are gorgeous, the grounds are well-kept, and the staff are all great. Some people have commented on the price, but when we originally toured, we toured and compared it to every other complex in a 15 minutes radius, and nothing came close to the value you get at Lakewood. Its a really competitive price for the area, with much better amenities and finishes than other complexes nearby. Plus the location is better than we ever could have hoped. Youre 5 minutes from a grocery store, 5-10 minutes from several great restaraunts, 15 minutes from a Target, Walmart, Sams, 10-15 minutes from downtown, and 15 minutes from an awesome dog park on the lake! The private access to the Santa Fe Trail behind the complex is amazing too - especially if you enjoy running, biking, or have dogs.Ashley especially has gone above and beyond to help us out the entire time weve lived there. We actually forgot 2 pairs of pants and a shirt in our dryer when we moved out, and we called Ashley to see if she could drop them off at UPS if we called UPS ahead of time and handled payment. Even though wed moved out and were no longer her resident - she grabbed the clothes and dropped them off for us! Amazing customer service on her part. The only complaints we had in 2 years was an issue with parking and 1 neighbor that was loud and obnoxious (typical things you deal with when living in any apartment complex). Both times, Ashley and the other ladies in the leasing office were great and helped us address the issue. We didnt have many maintenance issues, but when we did the maintenance team was super quick to come take care of it, and made sure the job was done right.Basically - Lakewood Flats set the standard for what we were looking for when we moved out of state, and I think itll be difficult to find somewhere that we will enjoy the way we did here. If youre looking to rent in Lakewood/Lake Highlands, save yourself the time and trouble of touring elsewhere and just go fill out your application at Lakewood. Youll love it!
This place is in a good location and the apartments are very nice. However, if you are looking for a safe environment this is not the perfect place. Since I have lived here (July 2015) there have been multiple break ins and an armed robbery within this apartment complex. Be careful if you choose to live here.
I have been in here 2 years. Before the management company changed, this place was just awesome. And after that, things just changed. I went back my country now. They are not giving me back my deposit and still getting nothing. They said they are checking something but it already took 2 month. Its only few hundred bucks but its very RUDE how they handle residents. Because they think im not gonna go back to Dallas? or Im not good at English and Asian? Im going to give them one star on every website. Just horrible.- Okay, I got a refund check finally, but it does not change my mind. so Ill give one more star you gave me a refund check by the way. But remember this, you need to concern some of 1 star review because your customer service is not good enough. I know your place fancy and safe, but service doesnt fit your facility. I hope it helps for potential residents.summary - this is place is good for living for sure, but you may have some problem with customer service.

I absolutely love my new apartment. The location is awesome as I am right next to the dog park. Im also a runner and love the fact that the Santa Fe Trail is right behind the complex and dumps out on White Rock Lake.
Awesome property with great access to the lake trails, quiet, beautiful amentities and conveniently located near downtown, deep ellum, lower greenville and more. Rosie and Ashley have been awesome. They were patient and helped make sure I got everything on my checklist for must haves when searching for my new home. Move in process was super easy.
You guys are doing awesome, Ive had to get some thing fixed and were awesome and here fast. Neighborhood is quite, calm, and relaxing. Not to mention there is a lot of ways you can get that morning workout in.

I am so happy to live at Lakewood Flats! I have been here for almost 4?years and I absolutely love it. The apartment is beautiful, the complex is safe, and I really enjoy living here.

I love living at Lakwood Flats! This is my second time with the property and I joke that their slogan should be You always come back to Lakewood Flats. They handled everything in a timely and professional manner. There are previous reviews stating the grounds are poorly kept, both maintenance and staff are rude, and they charge you for random things for no reason--this could not be further from the truth. The grounds are beautiful and the office employees are sweet, welcoming, and due their due diligence. Secondly, there wasnt a single charge that I wasnt given full disclosure on as to what it is and if its refundable or not. I highly, highly, highly recommend this property! You wont regret it.
The complex is very nice and upscale, it has a nice pool, and I love the fitness center. Im giving a rating of 3 stars because the leasing process was terrible.The leasing agent took 2-3 days to respond to emails, and/or I would have to send multiple emails and physically go into the office to get a response. I appreciate them changing my move-in date up 3 days earlier.However, it was really frustrating when I went to pick up my keys only to find out that they hadnt updated my move-in date. On top of that, they didnt have the insurance, payment, and electricity account information that Id sent them previously. Its very obvious that their inter-office communication needs improvement.Luckily, Debra was very apologetic for someone elses mistakes and was able to get me moved in on the 15th.
The apartments are nice enough, but they nickel and dime you on the move in and move out costs. You can find a better deal in the area. They wouldnt do a walk-through of the apartment with me when I moved out, saying maintenance would do it later. I got charges for a dent in the floor that was there when I moved in, stove and fridge cleaning that I cleaned thoroughly prior to vacating the apartment, and evidently some water damage from a leak in the ceiling thats somehow my fault.When they were upgrading the fire alarm system, I got a call at 5:30pm that they would be out to work on it the next day. This was after several emails promising at least a weeks notice.The office staff is friendly and personable. The apartment manager is not so great at customer service.
I just moved in here and I love it. The staff is very kind, the community is quiet and the amenities make life easier.
I love living here and I love the staff! Maybe it is just my apartment, but I have had to call maintenance on numerous occasions - lights, ceiling fans, garbage disposal, toilet, various drawers unhinged and then replaced. Valet trash pick up doesnt always pick up when they are supposed to, thus trash is left outside the door until the next evening. I put another maintenance request in 2 days ago for them to fix a problem they supposedly fixed 2 days ago! My request took a week and a half to be addressed. Who knows how long my re-request will take? By the way, I have only been here approximately 2 years, and I have put in 10 - YES 10 - maintenance requests!

Love living here-- in Dallas its very hard to find an apartment complex without a parking problem for guests but Lakewood Flats is the holy grail! The double pools and access to the Santa Fe Trail doesnt hurt either.
Abraham and Jose are an amazing maintenance team at Lakewood Flats and are the reason we renewed our lease multiple times. Not only are they quick to respond to maintenance requests, but they are friendly and people you trust to have in your apartment.
Horrible! The absolute worst management company ever. Jennifer is about as unprofessional and incompetent as they come and her assistant manager is even worse. Camden is the only one I have something positive to say about. The water smells, they held my mail for over a month once and just happened to mention it when I went in the office for something unrelated. No wifi in the gym as advertised. Dogs use the bathroom everywhere, even in the pool area. And those are just a few things...going to report them for sure.
Between the great service, amenities, and location, this is the best apartment complex in Dallas.
I have just renewed my lease for my 4th year at this location. I enjoy living here and feel really safe. I had a great time at Bingo night tonight; we had food, beverages, & prizes. I met several neighbors & many thanks to Michael, Lily, & Tory for being great hosts. Looking forward to having a Bunco night!
Expect to be lied to and stolen from at move out!!I am highly dissatisfied with the way I was treated by the manager Jennifer Chandler and assistant manager Lilly Porsche.Before move out, I spoke to the staff to ask exactly what needed to be done to make sure I receive my security deposit back in full ($200 security deposit, and $200 pet deposit), as well as followed all move out information detailed in my lease.My sweet parents that are in their 60s and I spent two full days going above and beyond cleaning my apartment, even spending money buying cleaning products and machines to deep clean every inch. We truly left the apartment cleaner and in better shape than when I first moved in. On move out day, the office refused to perform a move out walk through with me and said that maintenance will do it at a later date. Knowing that I left the apartment absolutely perfect, I turned in my key.A month later after not hearing from anyone, I called the office to ask for an update. The assistant manager, Lilly, then emailed me my move out statement with the majority of my deposit taken out for cleaning and damage charges. When I called to have her explain, she took out even more for carpet replacement! I was in absolute shock! I could not believe they would blatantly steal from me this way. I requested pictures and they sent back horribly low quality pictures with no description. I then had to endure a month of upset and anger emailing back and forth with the incredibly unprofessional manager, Jennifer, before I finally received my partial deposit back. I even reached out to SIMC management to let them know how upsetting this whole ordeal was, and I am still waiting on a response from them as “Rebecca” at Valiant Resident Services has told me the Regional Supervisor will contact me, but I have not heard from anyone.I am absolutely disgusted by this whole ordeal and would not wish on anybody the stress and upset the management at Lakewood Flats has caused.
When this complex was first built, a different management company ran the place. I believe its changed three times since Ive been here. The current management team isnt the friendliest to deal with, and quite a few of the current residents have noticed this. The grounds were always kept very clean, each building was power washed monthly, etc. Since switching to new management, the grounds are filthy. Trash juice, stains, cobwebs, bugs, etc. are covering the stairwell and floors of each floor in every building. It looks terrible, especially for how nice these apartments were when they were first built in 2012.The crime rate has increased drastically, including seeing random people walking through the apartments during the day who dont live here, and there has been a (negative) change in the resident population. We were told part of this complex now houses corporate housing for construction workers, etc., which was told to us by a resident who was provided housing (management has never mentioned this). There have been several home break-ins, an armed robbery, and a car was broken into and being dusted for finger prints just a few days ago. Management never sent emails for the break-ins until MULTIPLE residents had to call and complain (more than once) that no email was ever received, and no one has received an email about the car break-in. I know residents who have chosen to move out because of more recent events.There is a one bedroom apartment that is housing multiple people who constantly are on their balcony yelling, including a homeless couple who sleeps in their vehicle outside this apartment (that has no windows, no paint on it) that many people have called about, yet the vehicle still shows up every few days and remains parked. Things like this shouldnt be happening in a nice apartment complex.Im disappointed in what these apartments have turned into. Ive had random visitors even comment on how dirty the floors/stairwells are outside. For the prices theyre asking, I would recommend looking elsewhere if youre worried about cleanliness and safety. If things were to change on the grounds and with management, then it would be a great place to live in a great location, especially since new developments are being built all around the area.
I recently just moved out from the Flats, only due to work related issues. I would have stay had it been for any other reason. This was the first apartment complex I had ever lived in by myself and it’ll probably always be my favorite. From the beginning of just searching the surrounding area these are by far the nicest apartments in the Lakewood area, from all the ametities, the dog parks, pools, workout room, even the Luxer Locker (like the amazon locker) everything has been so great this past year. The atmosphere here in general is just great, the office often throws little get togethers (crawfish boil, being my fav) I really have made so many lifelong friends living there. Through my whole move in process, Tori was so kind and responsive to all my emails with a zillion questions about x,y,z. I will always recommend the Lakewood Flats, and if I ever move back to the area Lakewood Flats is first on my list!

This will be my second year at Lakewood Flats Apartments. Very nice place, units have well planned layouts, finishings and appliances are in great condition, fair prices and mostly an excellent service. Jennifer and Tori are very efficient and treat you with respect and kindness which is rare to find. The location is awesome, near to main attractions like the Whiterock Lake, Arboretum, short distance to Greenville. Not to mention, theres an YMCA nearby and other fitness place very close, a TomThumb, Starbucks. Anything you can think of will be within blocks or few minutes drive. It feels like a neighborhood vibe. Believe me, you can call Lakewood Flats your new home. Ive tried to compare with other places, but nothing really matches what I get here.

My husband and I recently relocated from Los Angeles and are very happy we chose this property to call home. The office staff were all very pleasant, professional and helpful answering our questions to help us prepare for our cross-country move, especially Jennifer and Tori.The property is fairly new, well maintained and quiet. The Lakewood neighborhood is really nice and there’s a pedestrian/bike trail behind the apartment complex that goes to Deep Ellum (good restaurants, music and night life) in one direction and White Rock Lake in the other. It’s very convenient if you like going out for a walk without dealing with traffic on the streets.The apartment interiors are well appointed and come with a microwave, dishwasher, stove, refrigerator and washer/dryer in unit. We were excited about the appliances because washer/dryer and refrigerator are uncommon in LA. One of the “must-haves” for us was storage and we made sure to express that upfront. Jennifer, the Property Manager, really listened to our needs and found us a great 1-bedroom floor plan that met our needs.The business center has free wi-fi and free printing. It’s a nice place to go if you need a quiet space to work. The property also has two pools and we are excited to give it a try when it gets warmer.One bonus feature of this complex is the FREE boot camp classes offered twice per week. My husband really enjoys this perk and has been going every week. The trainer lives on property and is the nicest guy you’ll ever meet!All in all, we are very pleased with the property, staff and access to amenities both on-property and off-property in the local community. Do yourself a favor and take a look if you’re considering a move to Lakewood!
Couldnt even offer me a tour of the place but you want to sell an apartment? They had 4 cars parked outside waiting and they all left after about an hour. The ladies had a sign on the front door for several hours saying we are on the property we will return. They honestly looked like they didnt even want to be there.My advice is to keep someone in the office and keep a unit open to show people.

WE STILL DONT HAVE ELECTRICITY...WE BEEN IN THE DARK TOO LONG AND I BET THEY WILL TRY TO HAVE US PAY FULL RENT SMH... WE PAY TOO MUCH TO STILL BE IN DARK...THERE IS PEOPLE WHO HAD WORSE HAPPEN DURING STORM AND HAD ELECTRICITY ON THAT NIGHT...MANAGEMENT WHAT THE HELL IS GOING ON!?
