This rating SHOULD be a 4.5 or 5 because the suites are beautiful with some great views. BUT... the smell. It seriously smells like a can of raid bug spray was just used and never really goes away. And just before writing this, i noticed other reviews commenting about it as well. Its a real shame but its pretty pungent and difficult to ignore.

-cigarette/cigar stench-sticky floors-ghettoThe cigarette/cigar stench is so strong that there is no way you can ignore it. The moment you open the building door, you will notice it. Once you get into a unit, the stench is a bit less intense but still not good.In a nutshell, if you are not a smoker you will be miserable here.

They took a $200 application fee from me for an apartment that was already rented to someone else. They waited until after my fee was processed to let me know and then offered me a non-comparable unit. I requested a return of my fees on the basis that they did not have the right to take application money for a unit that was not actually available. In addition to that almost 3 weeks after this, they pulled my credit without my knowledge even though the application was suspended upon finding out the unit was not available and hit me with a hard inquiry. The Butler Building has refused to refund me for over 40 days now. This is retail sales fraud. The Butler Building is conducting criminal activity.

I stayed in the apartment building for a weekend, and the smell is awful. I woke up with a sore throat and could not stop coughing. It was a shame because the unit was very cool, but the smell took away from experience.

We loved the location and the views provided. The valet service, was phenomenal!However, we did not have the correct pin code to access the apartment, so we used the lockbox instead.Another issue we had was the bathroom. The hot water was limited and sporadic. The towel hook fell off when I hung the towel on it. The floor tile was worn out, cracked, and missing tiles.The living room carpet was dirty, especially under the couch.The industrial look was great, but the floor throughout the apartment looked worn out and sprawled with paint.The bedroom sheets could have used another wash, they were slightly dirty.The building had a strong smell of weed throughout, however, the apartment unit smelled clean.The worst issue we had was on the last night of our stay. My spouse and I were in the living room when we heard our door handle being messed with. I got up just as a group of guys gained access to the apartment with the correct pin code to the door. I immediately kicked them out and shut the door. The deadbolt was engaged when they gained access, so it is useless for security. I told them they had the wrong room because we reserved it for another day. They acknowledged it and said they would contact the host. I contacted the host, they did not answer and I didn’t receive a call back. However, I felt unsafe after that incident.As much as we loved the location and valet service, we will never stay with their cooperation again.

The leasing agent was a bit rude, she was the only one and the leasing office was very busy. Overall the space made up for the busy traffic and the waiting. I was sitting on the first floor thinking it’s the leasing office, it’s not make sure you go downstairs and the office is visible as soon as you step down and turn right. The music room is amazing, I am a producer so this fits me. I also paint and the place has a paint room for artist to work. The living space is unbelievable! The reviews I read at yelp really conflict me as they have valet parking but the reviews mention the valet partaking crashed a few of the vehicles. Overall I am really considering this place!

Beautiful place. Very modern. Wood ceilings, concrete floor, & brick walls. Just stunning. Blender was broke, but thats okay. Internet wasnt working, but a technician was sent out the next day. Direction to the Air B&B apartment was a little confusing at first. But we figured it out. I gave this place a five stare rating because nothing is ever perfect. These issue are small compared to what Ive stayed in the past. Relaxed and enjoyed my stay immensely. Thanks

I wanted to live there so bad. I emailed the apartment manager at least 3 times and they could not be bothered to respond. I called so many times and was given an excuse as to why they weren’t responding to my emails or couldn’t speak at the moment. You guys lost someone who was literally wanting to move in the next day. Nice job.Edited to respond to the response: how is it that y’all can respond to my Google review but to this day I haven’t received a response to my email? That’s blowing my mind. Y’all will respond to a bad review to try to save face but won’t actually fix the problem. Like I said I emailed on 3-4 separate occasions and didn’t get a response. I called repeatedly. I already found another place to live and I’m honestly glad I didn’t move here.

I liked my space but this place is not worth the price. Their is poor communication and customer service from management and constant issues with the building. It took me 15 emails back and forth just to reserve the frieght elevator for my move out. Management said the elevator was broken and that was why they were not responding to me. Every issue you have will take you constantly hounding them to get a response. The exception has been Jennifer, she has always been great. My biggest problem is the the disgusting rotten smell that engulfs the building. The smell will make you gag. If you tour the building have them show you the landfill they have created, which is also the loading dock where you move in/out.

Beware: this building smells like toxic chemicals. My wife and I came to stay for 2 weeks, but the fumes were overwhelming. After two hours, we were coughing and feeling lightheaded. We moved out immediately. This building is a public health hazard.Response to owner: the fumes are the single biggest complaint among all of the reviews. The main key words that come up when looking at the reviews for this building are - smell 24, leasing 22, airbnb 20, amenities 16. Hard to believe that you are not aware of this problem.

They took $200 in application fees from my boyfriend and I for an apartment THAT WASN’T AVAILABLE.Yes I repeat they STOLE $200 from us for an apartment that was already rented!They called us approximately 6 minutes after we paid and submitted our application to inform us the unit wasn’t available, then they told us we’d have to call corporate for a refund!SCAM!

Couldnt recommend this place enough! The staffs kindness was mind blowing! The valet staff even offered to walk my sister and I to our building when we didnt get back til late. The rooms are cozy and the views are just an added plus! We will definitely be back!

Carla Calvin has gone ABOVE and BEYOND to make sure my transition in moving to another apartment on another floor, seamless. I had mentioned to Carla and Vanessa that I was recovering from surgery and knew this move would be a challenge. Discretely, Carla took the reins and calmed my fears. She is a DYNAMIC one woman show with many resources, so when handling my situation, it felt like I had an army working diligently to get my things moved and put me at ease. I was very BLESSED to have her assistance and resources as this was not an easy task, by far, due to the moving so many tenants on the same day. There was not one call, text, or email that was not promptly responded to and I never felt like Carla wasn’t giving 100% to myself and to others I observed her assisting. She was 10 steps, literally, ahead of me and that is not easy to do! Being in a complicated medical situation, I felt confident in Carla’s knowledge in communicating with the movers, and stood there in person, with detailed instructions. Carla held my hand the entire way. Her assistance was and remains PRICELESS at BBB, still continually making certain mailbox keys, packages etc., are delivered to my correct apartment. Horrible property. The security is an absolute joke, I had to call the police three times because of massive parties being thrown and the security or concierge service would just let anyone through.Dont live here unless you want all your belongings to smell like moth balls and gasoline due to poor ventilation and construction fumes. It took months and pricey cleaning costs for the smells to come out of ALL OF MY BELONGINGS after I moved.This building literally caused me to become sick due to their inability to properly ventilate during renovations, which were supposed to be done 3 weeks after I moved in, but none the less were no where close to being finished 4 months into my lease. I developed fungal sinusitis because of the the air I was breathing in and had to have surgery as a repercussion. The water system is a joke. Fungus grew from the tap water I was supposed to be bathing in. See photos.Also due to lack of security, construction workers have been found sleeping in the empty apartments which I personally walked in on one morning. Management just brushed it off and did nothing about it. Theres so many stairwells and entrances to this building it baffles me that there isnt stronger security, or at least a fob system to open doors!Dont even think about walking to your car at night. The garage is old and has no stairwell or elevator so you literally have to walk up and around the garage where they squeeze your car next to others to try and fit all the residents in. I personally dont think the garage is safe to walk alone at night, and its nearly impossible to park by yourself because the cars are crammed like sardines.The homeless around the building is pretty bad, especially at night where they sleep across the street by the library. My friends were always really nervous to have to park across the street and walk to the entrance of our building.Oh and get used to monthly protests and the streets to be shut down since you are neighbors to city hall.Sure the amenities and views seem great, but overall the property is extremely unsafe and sketchy. I am so lucky I had a lawyer get me out of my lease. I wouldnt ever live here ever again or recommend to anyone.IN REGARDS TO THE PROPERTY RESPONSE BELOW:As seen from multiple other reviews, I am guessing you are the 4th or 5th management team, and that you probably do not have all of the prior documents from past tenants, such as myself, from when the property first opened.But don’t worry, I have plenty of copies of the documents validating my review. I feel as if you are putting in more effort to try and save face by replying to this review by accusing me of lying and that my review is a “complete exaggeration of circumstances” instead addressing the obvious issues stated by multiple people.I am sure, and hope, you have made some changes since I lived there, but current reviews from others on Google, Yelp, Apartment Ratings, and even Airbnb say very similar things. So this isn’t just coming out of thin air.I loved my apartment, it was beautiful. That’s why it was so disappointing to have to be put through all of those situations, which is why I feel my rating is appropriate. If it wasn’t for all of the issues as previously stated I would give this place a better rating. I gave y’all so many chances to fix the problems in hopes things would change, some things just couldn’t be fixed and many times were ignored, which in turn resulted in me having to end my lease. Future tenants and Airbnb guests deserve to know what they could be getting themselves into. Good luck with your business. I have no desire to discuss this further.

The value here is on point. People who are complaining are not being fair to butler or themselves when they compare butler to luxury buildings. This place offers free wifi with sqaure footage and views if you get the right apartment. Dont pick a apartment next to a trash chute and you should be g2g. I was on top floor far from trash chute, I was veey happy. My only recommendation is to add air purifiers to each floor by the chutes and elevators and a water heater to pool and that they add doorbell cameras.

This was a fun and convenient building. I stayed here for several days and thought the valet service staff were friendly and helpful even at odd hours. The unit was roomy with comfortable contemporary furnishings, TVs and appliances. The fitness center was clean with up to date equipment. The pool was a perfect respite from the hot Dallas summer weather. Carla in the building management office was very helpful in locating some items which we left behind. Overall, I thought it was a great value and I would stay there again.

Would have been 5 star visit for the gym, view and location as well as the bar butthere was a homeless person sleeping by the pool in the morningthe ground floor smells badthe front desk was not attended for a entire day it seemed and at night this is a security riskthe front office person was gone for longer than 3 hours on a Saturdaythere was teenagers drinking and vomiting in the hallways treating the place like a college dorm who were air b&b guestsa pool water heater is cheap and a locked pool gate after 10pm and some automatic spray fresheners a few fans or purifiers and a attentive leasing staff and present security would have made this a better rating

Stayed here for an AirBnb 1 night stay, the building definitely smelled weird, like noticeably weird. There are hobos that chill all around the edge of the building and near the front doors and there were an abundant amount of people just there to get trashed. There’s also no free parking but that should be a given if you want to stay this close to downtown. That being said, it was roomy/spacious and had a nice view of downtown at night.

I went by the office to ask a simple question and the staff member was extremely rude and had an attitude, as if I was bothering her. She is a dark haired lady and sits towards the back of the management office, in a closed room to the right. Place looks nice, and has nice study rooms, a gym, and game room. However, it smells like moth balls. Also, there is dog feces littered throughout the outside of the property near the pool area.

The only reason I’m giving 1 star is for the resident social events. The refurbished warehouse feel is gorgeous and the units are spacious, but you can get that in a number of fantastic downtown Dallas buildings. Butler Brothers did not deliver on any of its other promises. During the time we lived here, none of the amenities worked, none of the promised upgrades/projects were completed, the concierge was constantly missing, maintenance issues took weeks to resolve, even the elevator was constantly breaking down. The property management company changed several times in less than 12 months, and they couldn’t even properly track our account payments (basic business principles?!). The whole building smells like chemicals/moth balls, which I still haven’t rid my things of 3 months after moving out. (People at my office constantly commented on it, asking why I smelled weird!) Our neighbor tried to get an air inspection done, and property management “invited” her to terminate her lease early instead. They charged exorbitant rent, then after a year when the building was only at 50% capacity, dropped rent in HALF for new leases but increased existing tenants’ rent. Despite all this, we stayed an extra couple months, not wanting the hassle of moving, until building security finally became intolerable due to constant AirBnB + the local homeless horde overrunning the building. (One of our neighbors was threatened at knife point in the common room!)Get what you pay for, don’t pay for what you’re not getting. Run away from Butler Brothers Building.

Been a resident for almost 3yrs. Definitely some ups and downs but I’ve witnessed a very positive turnaround when Carla joined as our new leasing agent. She listened to our concerns and slowly but surely we are seeing positive changes happening. She has a genuine care about the residents and it shows in the work she does and by the changes we have been waiting for but are now seeing!! I’m very glad she’s here and she is a major part of my decision to renew my lease another year! 🙂

I love this building. The interior is so unique and very stylish. Its walking distance to so many places and the Farmers Market is right down the street. The office staff and maintenance are great. The leasing agent is so helpful and friendly. I recommend this place to everyone.

Ive lived here at The Butler Brothers Building for 6 months now. Since the new management Alpha Barnes took over everything has gotten so much better compared to my move in with the previous company. The office staff Joe, Raven, and Chris are awesome and you can tell this new team genuinely cares about the property and residents now. Amenities are amazing and the resident events are always so fun. If you are looking for a place downtown. THIS IS YOUR PLACE!

I could go on and on about how terrible this complex is. Extremely rude employees. They refused to let us stay there even though we paid over $500 to stay there for the weekend. Not to mention we drove over 8 hours and were told “the cops would be called if we were seen here again.” I cannot stress how disappointing and how unpleasant this experience was overall. Really, really bad air. Especially if you have sensitive lungs. What a shame to have lovely spaces for lofts (clean inside too), totally ruined by the frickin smell. Do not Airbnb here. I repeat - do not.I might add that, apparently, many people have brought the smell issue up with management, going back several years, but as of 2020 it is not fixed. Management: take the problem seriously.The smell is serious and a nuisance that makes sleep difficult. On the upside, the space is great (I had no problem at all with homeless), and if the smell problem gets solved, the BB Building will easily get more balanced feedback.

I moved into my place about 3-4 months ago; and honestly I can only speak from my own experience.Valet is fine, just make sure they scan you in when you drop off your car and request it about 5-10 minutes before you come down. I haven’t had any issues outside of the initial set up.Smell: the smell when I first moved in DEFINITELY was strong (like moth balls) but either it has greatly improved or I have become use to it, also I love to burn candles so my apartment always smells great. And yes the windows do not open so I would recommend a fan or air filter, but when my guest come over no one seems to notice. I do live on a higher floor so I have noticed it isn’t as bad as let’s say the 2nd floor.Front Office: the staff there now are all very nice and helpful, there was a lady who worked there when I first moved in who wasn’t the nicest but she is now gone. I have had no issues.Maintenance: no complaints, I’ve put in a few tickets and each time they have been taken care of within 1 business day, I even had to get my washer replaced and it took maybe 2 days or so.My apartment may be on a floor without AirBnb guest, there are definitely a lot of them but I have had no issues with noise or anything besides the occasional dog barking.Overall I love my place, it’s spacious and modern, but I also am a pretty low maintenance tenant.

I am editing my original review a month before i am moving out. After having many problems with the leasing office it seems that somebody in upper management started to listen. After a long overdue and necessary housecleaning it seems that things here at The Butler Brothers Building are steadily on the way up. Jennifer is the agent I have had the most contact with and she has been spectacular. Extremely nice, always greeting with a smile, and more than willing to help me with anything I need. The new team in the office has made up for any ill will that i hold towards the building. Our apartment is spacious and beautiful in a prime location downtown. The large windows give us a wonderful view of the Omni hotel and Reunion tower providing amazing light shows all throughout the night. I would highly recommend living here on one condition... be sure to ask for Jennifer when you get to the leasing office.

Wouldn’t recommend it. Charging us extra cleaning fees even tho we pay for cleaning fees from the beginning. CHARGED us for towels because they were dirty. Am I not suppose to use the towel? Have the tv volume at 23 and yet still get noise complain....

You may have seen a 5 star review from me. That was a lie. More than likely most of the 5 star reviews have been paid for. The building was offering gift cards for positive reviews on google. Unfortunately the building is not great I have had multiple issues with this building. Air conditioner went out 3 times and had a rather large flood that effected mine and several other units. Generally the building is not maintained very well. The pool is always green and trash is left around the building. The air quality made my wife and i sick now the building will tell you that smell from renovating is what your smelling which i could understand if it was renovated last week but it was done over a year ago. The building is beautiful but not worth the trouble.

The view is good from the room. Kind of a cool industrial feel about it.Two problems;THE SMELL! Every area reeks of moth balls/tar. It is overwhelming, especially in the unit!The homeless. There is no way to leave this building on foot at any time, day or night without being harassed for change.I could probably live with the homeless situation, but damn, the smell!

The Butler Brothers Building is an art deco style apartment building in downtown Dallas right next to City Hall and the Convention Center. Its also a short walk to the Dallas Farmers Market and Deep Ellum, a fun neighborhood with a great restaurant/bar scene and murals scattered throughout it.The building itself is an industrial style inside with high ceilings and exposed pipes. Theres an outdoor pool, home theater, and game room on the bottom floor. I stayed in a large apartment on the 7th floor. Since they used cement, sound doesnt travel well (a good thing).My only complaint was the smell. The hallways smell odd. Not gross, but just odd.

Ive had nothing but great experiences with the leasing office. They are prompt in handling maintenance requests, and are more than willing to help their residents. Whenever we have visitors we show them the amenities and they are blown away by the quality and number of amenities available. The pool is not yet finished, but Im ok with that because I dont usually go swimming in the winter anyways. I think its definitely worth checking out the apartments in person.

I rented an AIRBNB on Saturday 12/21 for my daughters 18th bday sleepover. I asked the owner if it was ok to play music as my daughter and her friends are dancers and she advised that it was ok. They are all 12th grade and love to dance.The room sleeps 8 so it was my daughter and 5 of her friends, my niece 23 and myself. My niece and I arrived about 5:30pm and unloaded the truck, we left about 6:10pm to pick up the girls, We arrived with the girls @ 7pm or a few minutes before. The girls played music while getting dressed for a rapper concert @ House of Blues. We left the room about 7:50pm or 8.We returned at 11:38pm, at approximately 12:00 security knocked on the door and stated that we had 6 complaints and if we got another she would be back with the police. We tried explaining to her that we had just arrived and were not responsible for the complaints but security was not hearing it. the girls turned the music completely off as they showered,Once complete the turned the music back on and turned the volume down from 35 to 20. Security knocked again with the police and flat out lied stating that the owner had called and requested a list of people in the room. the officer told me that if one of my daughters friends were not on the list they had to leave. I was confused and upset since the rooms sleeps 8 people. We kept trying to explain that we were not the culprits that had been making noise.When we arrived from the concert a guy was downstairs banging his head against the wall and a few young ladies were in the stairwell screaming which could be heard from the 1st to the 9th floor. but yet they were harassing a bunch of high school teenagersI contacted the owner, who stated that security had not contacted her and she knew nothing about the situation, she asked to be placed on speaker to speak with security & attempted to resolve the mattersecurity kept insisting on a list I advised them that there were only 6 girls and my niece and the officer yelled stating that was a lie there were way more girls and that somebody was leaving. after the call security stated that she would stay in the hall way to monitor our room (award this was pure harassment), which she did along with security, so we brought the girls out into the hall to give them a visual head count. WE SHOULD NOT HAVE HAD TO DO THAT!!!!!!!!Needless to say my daughters 18 bday was ruined and riddled with threats of a $500 fine for the noise level. I have tried contacting the owner by leaving a message as I feel that the building should reimburse me in some shape form or fashion I paid $330 for 1 night which was ruined by your security all because they couldnt decipher who was responsible for all of the noise complaints. I AM FURIOUS and I need some sort of resolution. I spent a great deal of money and did not reap any of its benefits. To say that our stay was unpleasant is an understatement. IT WAS AWFUL!!! We barely used the room but yet we were harassed for most of the nightOwner: please check your cameras and review the sensor to see when our group came and went to/from the building during our stay. I moved into the Butler Brothers Building a few weeks ago and have had a great experience so far! The building is rich in history and every apartment that I have been in here has so much character. I travel to Highland Park every day and the location is great — I am able to hop on 75 and be in HP in about 10 minutes. The Farmers Market is right up the street and Main St is a few blocks up with restaurants, grocery and convenience stores, bars and clubs, etc. I felt that BBB offered well built, beautiful units for a very reasonable rate.As for my leasing experience, when I walked into the leasing office and met Miss Carla I knew that I wanted to be a part of this community. She greeted me with remarkable energy and truly listened to what I was looking for in an apartment and found me the perfect space. I grew up with family in the multifamily industry and am well versed in property management. I can honestly say that Miss Carla could be used as a case study when training leasing staff. She knew every detail about the history of this building (which is almost 110 years old!) and was extremely honest about life at BBB. I had toured the property a couple of times, and she was extremely patient with me while I was figuring out my housing arrangements. When I told her I was ready to move in and was hoping I could move in the next day, she made sure that the unit I wanted would be turned and everything was ready to go within 24 hours. I have toured dozens of beautiful apartment buildings and have yet to meet leasing personnel who are so passionate about their tenants and their job.While I am still a newer resident and have not enjoyed all of the amenities, there are so many! I was at Royal Blue up the street buying groceries last week and one of the employees told me that he used to be an apartment locater and was always impressed with how many amenities my building had. One of the unique amenities here are a bunch of glass cubicles to work in. I enjoy having a small confined work to focus and have found these to be useful. There is a conference room and another large meeting room, of course, if you are meeting with a group. Other than that, I have only used the fitness center, but it has enough equipment to get a good workout in. If you are really into fitness and want more than the equipment offered there is a third party gym in the building that you could get a membership at, but the fitness center here works well for the average person trying to workout.So far, no complaints! My view is great. My friends told me to stop sending them pictures from my window because I love my view so much and constantly take pictures of the Omni and Reunion Tower lit up. I find the redevelopment of the building really fascinating and love living in an apartment with character. There is valet parking, which is an additional expense, but is really convenient. I looked at a ton of apartments in uptown and along Greenville but really fell in love with this building. If you’re looking for a place I would definitely check this building out. Sorry, but two stars because of the smell of the building, it permeates everything, every floor, into the apartment! The first night staying made me very nauseous. I reported it, which Im sure is frequent. They brought an air purifier to our unit, 7th floor. I in turn purchased a diffuser and used oils day and night for the next couple days (we stayed three nights). That was the only way to get thru, masking the smell. It seemed to get worse at night. Had to wash everything once leaving, even if we didnt wear it. Im sure our hair and clothing wreaked the whole time we were there, going out, etc...I would like to know what causes that odor, to hear that its been an issue I guess since opening, evidently not going away. Wondered if it is unhealthy. Would be nice if the apartments had windows that would tilt open, that would help so much with some ventilation.

Terrific concierge, parking, and maintenance staff. The maintenance staff is extremely over worked and undermanned. All departments were changed three times in one year.The leasing staff is poorly managed and inexperienced. The entire apartment is poorly managed and lacks communication with its patrons. The lease was signed with promises that went unfulfilled.I would not encourage anyone to sign a lease there. The place was over priced and promised building amenities that went unfulfilled in 13 months.

The hallway smells HORRIBLY and the smell stays on your clothes for hours, there was vomit in the elevator for the entire stay, management seems preoccupied and rude, loads of aggressive homeless surrounds the entire building. Stayed there through airbnb last week for a business trip. Room was great, valet was the most rudest and unprofessional group of people I have ever seen! When it takes valet 20min to help you out... its not a valet! I was asked three times in my five day stay to find my own keys because they were so busy and on my last day they lost my keys so I was late to the most important meeting of my whole trip as well as paid a fine for returning the rental car late. They found the keys 8 hours later. They even scrapped the bottom of the bumper driving it through the parking deck. Chad was the only person worth mentioning, he did the best he could with the people he had.

We lived here for 2.5 years and it never got any better - except for the month they brought in these industrial fans and placed them throughout the hallways... which were loud and eyesores.The partying from Airbnb guests is unbelievable, because its actually not very easy to hear the neighbors around you, but these guests make sure to be unusually loud ALL NIGHT LONG. And it is FREQUENT. My actual unit was great. It is an old cool looking building with a warehouse feel. That is why it is disappointing that this place is run so poorly. The place smells horrible, the doors to get into the building break, there are problems getting packages. The biggest issue is that half of the apartments are being leased to a company that runs a Air BNB business. There are constant parties with nonexistent security. I used the elevator one morning and found a trash can full of vomit. There are a thousand options for apts downtown, and I would advise picking another one.

The reviews online are skewed. Ive lived here for 14 months, and its been 14 months of disappointment. Not a single resident Ive met has enjoyed living here. Tenants were moved in before the building was completed in order to support a cash flow, and the tenants pay the price. The water has a yellow tint to it (Ive complained about this several times and Ive been told to let the water run until its clear as a solution), appliances are constantly breaking, theres construction everywhere still, and the valet parking is a joke. They over promise what the building has to offer with their amenities, and then once youre locked in you realize its not grand like they make it appear. They have constantly lied to the tenants about amenity completion dates, and simply about what amenities there will be. As an example of a lie, when I first moved in there was supposed to be 3 restaurants completed in the next few months, and they still havent completed a single restaurant after 14 months. Until the building is fully done and the kinks are worked out, stay away!

The door to get into the building was broken and several residents said they’ve had their car wrecked by valet. The apartments also rent to online rentals like Air BNB which seems illegal. Plus, there is no full time security which is scary cause of the homeless population next to the building. I used the elevator while I was there and it had vomit in it and the maintenance guy Javier just walked passed it and said or the cleaning lady would get it later. I also noticed that the elevator hadn’t been serviced and was due for inspection back in June of 2018. There’s a alot options for apts downtown, and I would advise picking another one. Because I’m not going to pay 2,000 in rent too live in those conditions.

The place itself is beautiful, however living here is a huge inconvenience.somewhat mandatory valet parking for 125 dollars, which was initially not discussed until we signed our lease. I say somewhat mandatory as there was alternatives available such as parking to the side or paying 60 dollars to park in a parking lot next to the building. this changed as meters were installed at the side parking spots and the company that owned the parking lot next to the building sent an email out restricting parking only during the day. I wouldnt be surprised if Butler brothers was somehow involved as this unfortunately makes the 125 dollars for valet the best option.if you have a package delivered you have to pick it up within office hours, so if you work during that time itll be tough getting a package. I understand why this was in place due to packages being stolen, however a promise for a better solution was communicated and still had yet to be implemented.elevators and doors tend to break down. theres a new system for granting door access which is neat but seems niche and not very convenient.

They sent me to COLLECTIONS without notice or a phone call. My credit score dropped by 100 points and its all bogus! Please read below.I used to live in the property. I moved out as soon as I could due to the overwhelming dysfunction, unresponsiveness, and carelessness of the office staff- especially management and the health dangers of living in apt 924. I had ceiling paint falling on me while I slept, ate etc. It took a mountain to get them to do anything about it. among all the other issues with the apartment. I was able to flee and seek a more stable living situation at the end of January of 2018But the current topic that causes me to write this review is due to the gross negligence in relation to my utility bill. When I left B.B.B. I left all of my contact information. I even had my mail forwarded to my new resident. I received two notices; one in February and the other in March about lingering utility bills. I didnt fight it because dealing with the apathy of the office is infuriating. Fast forward to fall and I get an alert that my credit has dropped by 100 points! Upon inquiring, the debt collector said I didnt pay a utility bill of $50 or so and now I have to pay $100 to remove the stain from my credit. (As a person who works in credit I know how important it is to maintain optimal credit.) I pay the account and head to B.B.B. (purgatory) to figure out what is going on and to hear their typical BS response. The first encounter is with Vanessa Lopez. She gives me the typical runaround. Sounded concerned yet, can careless by her body language. She tries to shut me up by stating that the billing cycle for the utilities (-monopolized through their B.B.B. ) is on a two-month delay. To which, I produce the copy of my checks for both February and March to show her I was still current even during the delay (btw: I hand delivered the checks to them because I dont trust their unscrupulous business practices.) I ask her about this mysterious 3rd bill and why I was never notified. I have a clean and on-time payment history. After a few more pointless words I can tell Vanessa Lopez wasnt going to be helpful at all. I get up and walk into the Managers office; Carmen Phillips. I explained everything to her she sounded so concern and we are going to get to the bottom of this yadda yadda yadda. Throughout the fall and into the winter nothing happens. I reengage them in January of 2019 and on the 25th they send me an email saying they are going to send me a check.It is now the Middle of March and I still dont have a resolution. Anybody know of any good legal representation? hahah I am afraid nothing will motivate them to do the right thing. I mean, the building project was spearheaded by a guy they call the Turkish Trump. So you know ethics are called into question...

This review is written 5 month after addressing these issues with management.Concierge does not keep proper track of packages. They lost 3 packages total with a total value of April $2000, we were never reimbursed.Management does not try to fix any issues I bring to them, being nice and being professional are not the same things.Dog toilet located next to the pool stinks horribly!Have to pass by the dog toilet every day to get to my car and back, this smell is not bearable.-The apartment looks good but smells very scruffy ! AC works but not good, even expensive air refresher units are not helping.I do not trust any good reviews about this place, since I talked to multiple residents and they all reported the same issues I have.

One star because of the view. The terrible smell of mothballs and gas is unbearable. We tried the building out before going to the leasing office through AirBnB. Stayed 2 nights and our clothes, shoes, luggage, children’s toys, bedding, pillows are completely permeated with the smell. I have washed everything twice and the smell remains. My throat feels raw and dry. It hurts to swallow. Our children seemed sedated and slept too long. That never happens at home. Something is definitely wrong with the building’s air quality. Our unit came with an odor eliminator air machine, but it didn’t make much difference. I recommend trying the building out first through AirBnB. See if you can handle the various parties going on, the homeless people all around the building, trash outside, the lack of security, no direct access to the parking garage which is very unsafe. The fumes cannot be good for anyone.

I wish I could give this place zero stars. Its not the apartment building itself, but the management company (Village Green) that is a complete atrocity. Not only are they the most unhelpful group Ive ever encountered but they are the most careless, selfish, and completely incompetent individuals. There have been several events downtown that have resulted in street closures (affecting residents, businesses, visitors) and they cant do so much as send out an email alert to notify people. The valet company (although not the greatest) gets a much worse rap because the communication between them and the property management is NON-EXISTENT. When such an event occurs downtown, blocking all entrances to valet, and the valet staff themselves dont know how to proceed because they didnt even know the event was happening, thats a problem. Ownership of BBB should really consider a shift in management unless they want this venture to completely tank.

This is not the place to live if you like to have structure or schedules. When we first moved in everything was great. A new management took over, which i complete understand is common across all apartments. once that occurred subtle changes stated to happen. again nothing extreme to where i was not happy, accept for consistent billing issues when it came charges posting whenever they felt like it due to it being a third parties fault. for example a charge would fall in on the 9th, which is fine, but then we would get a notice of late payment on our door as if we were late on paying. the elevators on site are, what seems like, scheduled to malfunction monthly, i would use the stairs but they can only be reached through the 2nd floor on the opposite side of the main entrances. during all this time, the Staff WAS AMAZING. The concierges, grounds keepers, and the valet group, all awesome people, learned your names, greeted people daily and were readily available to go above and beyond for quality service. Then the Hotel next door opened in June and changes came to all those employees. it started with the concierges, the new company, is slow, rude, on their own times, and each one seems to always be lost in their cell phones. Now, beginning of July, the valet company has changed. A change that has been anticipated for about a month, which is more than adequate time for an established valet company to have locked in their system. Not a single resident that i have spoken too is to fond of having to wait 15 mins for a vehicle that we pay $150/per vehicle monthly to park. the Apartment complex also doubles as Airbnbs so visitors tent not to care so much about the property. so Sat-Monday the property is extremely dirty. Had it not been for the past 2 months this review would be around 4 Stars.

Book with Airbnb great Warehouse look nice staff, but the room wasnt clean, hair left on the sink dirty shower, ask person at front desk who does the cleaning they said bestinclassmaids, what a name lol they did a terrible job cleaning they need to hire a professional cleaning services, because they are loosing good customers, do to poor cleaning, I use to stay about 2 weeks at a time, since this new cleaning crew I only stay if nothing is available. I can live in thailand or cuba in a building with a more luxury atmoshphere for half the price1, take out the trash by the pool2 dont charge for valet or make a covering for the walkway for when it is raining, in LA in a 4.3k a month apartment i walk to my garage as well, it has to be dealt with but at least not in the rain3 force cigarette smokers to smoke across the street or on the sidewalk or on bar property and not by entrance to the bar alley4 fix the wifi5 have security and valet be proactive to keep homless at bay, all 5 nights we stayed we were approached by homeless people on butler brothers property and even the pool area

I would keep it very to the point.Been resident at BBB for 11 months.Issues that I had1. Windows dont open. So you cant ventilate the apartment. Basically you have to live in hope that your AC unit works perfect. Well, unfortunately it doesnt. Have to call maintenance once a month to change filters, because of construction everything is super dusty.2. Strange smell of chemicals which comes from ventilation system makes my clothes stink. Water smells like eggs and is yellowy colour. Had to buy two dyson air purifiers to help with my allergy. Still taking allergy pill every day.3.Valet Parking is a joke which costs 125$ per car per month. Got us late to airport once. Sketching car constantly, moving seats and mirrors in my car. They dont bring car to the door, you have to walk to them! Under the rain or crazy 100 F heat.4. Pool - its small, dusty from construction, no direct sun, way not enough beds by the pool for this huge building and SMELL OF DOG PARK which is straight next to it.5. Concierge- when you move in they make you sign a waver that they arent responsible for lost packages. Now, what should I do when they lost my dress delivered from Drycleaners and shoes from NM.. total costed my over $2000... not so much for good safe building wont you agree.6. They switched 3 management companies in this 11 months... all of them were a joke.7. Amenities like gym and game room, they are missing equipment.8. They do AirBNB in the building hence we have tons of drunk random people walking all the time.9. Apartment was straight after construction when we moved in had to pay $$$ to professionals to clean it.10. Tons of homeless people next door.( not their fault, just a fact)11. --- RENTER BEWARE ---What youre sold is not what you get. If youre a newbie renter that thinks the idea of calling your car any time you need to drive is luxury, think again. We were fooled and have learned the hard way. The superficiality of the beautiful Ikea finishes and decent downtown views may sell you on it, but DONT BUY IT!Problem #1: The valet company truly sucks. Valet only works at places you dont intend to stay long term. Restaurants, hotels, and other non-residential establishments can function well with it; not an apartment building. Now, this is not some judgement Ive swiftly made due to them wronging me once or twice--it just sucks. Ive had a years worth of experience with BOTH companies. Calling your car is not a luxury; its a major inconvenience (when you can actually call them). Tenants will have a rude awakening when theyre trying to unload their groceries in the pouring rain or freezing cold. Why? Because the garage is not attached to the building. Its actually a substantial distance away from the building, so if youre used to an attached garage, look elsewhere. In the last year, one or both of our vehicles has been:1. Broken into or stolen from2. Wrecked3. Misplaced due to keys being lost (be prepared to be made late to work or other important engagements at least 2 times per week).4. Dented5. Driven like hell--sometimes peeling out--up and down the ramps (which likely explains the dents and wreck)6. And more.***Be prepared for occasionally high, slow, unresponsive, rude valet staff that will, quite literally, make you feel dumb at times. And maybe youll be like me and be talked down to by one for not feeling comfortable leaving your vehicle started--at the entrance of the garage--in a fairly unsafe area--where thievery is second nature. Cool. I dont know why yall sit in your cars like this. Like, its unnecessary.***HERES THE KICKER-----SOME TENANTS, IF NOT OFFERED A CONCESSION WHEN MOVING IN, PAY $125 PER VEHICLE FOR THIS TRASH VALET SERVICE***Problem #2: So, picture this---youre unloading your groceries from your car in a garage thats a substantial distance away from the building you need to be in--you live on the 8th floor--its frigid outside and you have a TON to carry in. You walk to the door with 10 bags strung about the length of your arms; you put in your door code to the building, the door seems to unlock, but you pull and it doesnt open. What do you do? Nothing. Youre stuck outside--the doors malfunction often.Problem #3: WAIT! The wonderful concierge team is here to save the day.....NOPE! When there is concierge staff at the front desk, they are so invested in their phones that they hardly even realize youre there. Notice I said when there is concierge staff; thats because the concierge company has been replaced once already, and the last company, quite literally, up and left with little warning. Im sure because of the state of things.Problem #4: BUT WAIT! Concierge is not there for you? So sorry. Go ahead and give our amazing, new (3rd times the charm!) leasing office staff a call or visit. Theyll be sure to tell you what you want to hear at the moment, and then never follow up. And the last management and leasing team had so much promise. In fact, I was told by the old manager that hes well known for turning places around. Where is that old manager? Not here anymore!Problem #5: So, inefficient and careless concierge and valet, and an ever-revolving, unresponsive leasing staff...do I even have to get into building maintenance? Why not. Maintenance is virtually nonexistent. You will wait weeks for one simple request. When you call the office to complain, guess what? Nothing. Little to no feedback. You will just have to wait until they clear your ticket when the task is actually not completed; give up, or waltz into the office and raise hell.Problem #6: I shouldnt have to list the rest of the problems. You should take my, and all of these other good folks, advice and not live here. You will regret it.

Concierge service is never around. Valet has lost my keys twice and scratched my car. All incidents were reported and I tried following up with management and nothing came of it. The apartment management is constantly changing and the Airbnb’s that the apartment management rent out on our floor are very loud and play music at all time of day. The management suggested for us to call the concierge if the Airbnb guest are too loud but the concierge is never there. The online payment portal is a complete joke and we get random notices asking to pay more because the site listed the incorrect amount.Overall Butler Brother Building does not deliver on all the amenities and services they provide.

Absolutely the worst place that I have EVER lived. The entire building smells like mothballs. You can not get rid of the odor no matter how hard you try. When going on vacation all of my clothes carried the mothballs smell. The valet parking in which the residents pay 125/month is not really a valet service. You park in a garage, hand the keys to the staff, and then have to walk to the actual apartment building that is not attached to the garage. So just imagine having to carry all of your groceries or luggage with small children to the building in 100 degree heat.Oh and the heat. The A.C has probably worked off and on for the past 5 months. No windows so no way to get circulation. Although the buliding is supposed to be smoke fee, you can still smell the aroma of marijuana bursting through the vents. The marijuana smell is overwhelming in my 4 year olds room. At times it feels as if Im suffocating.None of the amenities are ever up to par. The complimentary internet hardly ever works, so word of advice, get your own or pay for cable. Netflix and Hulu will not be sufficient if you dont have your own personal internet.If youre going to get on the elevator here, make sure that you are wearing shoes that you are not wearing your home. The elevator floor always has something that looks like urine on the dog friendly elevator. Some of the residents have very large dogs.The entire building is surrounded by homeless people. It can be embarrassing at time when you invite guests over and there are multiple homeless individuals laying on the sidewalks. I once saw a guy taking a poop near one of the bridges.I wish that I wouldve done more research before moving here. I feel like Ive wasted my money on an extremely expensive apartment that was NOT worth the money. I can not wait to leave when my lease is up. Worst experience ever!!! Be aware!!!

Bear with me, this review is a long one. But it will give you all the reasons why you don’t want to live in this hell hole.To start, over 25 of the apartments are currently Air BNB’s. They can’t fill the units with locals, so they fill them with vacationers. Who make tons of noise, wreck the common areas, and trash the pool so those of us who live here can’t use it. Second, all of the wonderful “amenities” are for rent for non-residents as well. Nearly every weekend there will be an event or party going on in the lobby that is not only not meant for us to attend, but will keep us from entering or exiting the building in a timely manner for literal days. And when they promise that something is coming, don’t listen. We were promised a grill, bike rack, and tanning bed a year ago. None of those have been put in to date.Next let’s talk about the garage. The promise of a “high class valet service” is a complete farce. My car was wrecked 3 times, door dinged dozens of times, and parked on the roof during hail storms without my consent. They are slow, carless, unprofessional children who think cranking your AC all the way up and hanging out in your car on a hot day is part of their job.Now the apartments. Apartments built in an old warehouse SEEMS like a good idea. Except the construction is shotty at best. We were the first to ever move into our unit, which already had cracked, chipped, and stained countertops. The flooring in the hall sagged, the tile in the bathroom started falling apart one month in, red mold developed in the shower in a matter of weeks, and our AC never worked right. Couldn’t get our apartment below 75 degrees even in the winter and they had no intent to fix it. Toward the end of our lease when we made it clear that we would not renew, they decided not to fix our leaking toilet, so I had to live with a urine covered bathroom floor for over a month. When our apartment flooded, they painted over the water stains and mold and left the bubbling paint and sagging drywall and I guess hoped we wouldn’t notice. It was never fixed.Finally, if you care about a high quality of living, they do not provide anything close to it. The European appliances are a joke. Ovens are TINY. They may not seem small, but you can’t cook a damn thing in them. No ice makers in the fridges. The dryers take two hours to dry one load of clothes. The internet is virtually useless. We couldn’t even watch Netflix most days. The elevators constantly break. Imagine living on the 6th floor and walking down the stairs to get to work – in heels. It happened all the time.And if all of this didn’t convince you to steer clear of this place, steer clear of any unit around 618. We were lucky enough to be her neighbor while we were stuck here. She is one of the owner’s girlfriends so she is allowed to do whatever she wants with no repercussions. Including smoking so much weed that the smell seeps through the vents and play music so loud that it shakes your walls. While nepotism isn’t illegal, it is just wrong.

I’d give this living experience zero stars if I could. My fiancé and I have lived here for 13 months. Our story of living at the Butler Brothers Building is a long one, but if you’re seriously considering living here I suggest you take the time to read this:Our unit was not ready the morning we tried to move in. We were assured multiple times over the weeks leading up to our move that the unit would be ready, but sure enough it was not. When the Village Green property manager was contacted the morning of move-in it took him 45 minutes to come meet us because he was hungover and had to walk his dog before addressing the fact that he outright lied to us over the three weeks prior to the move-in. After an immense amount of anger and stress, we were eventually placed in a different unit that was ready.So we get moved in, but the dysfunction does not stop there! Let me tell you about the “valet parking”... the parking garage here at Butler Brothers is ANCIENT. No repairs were made to it, it has no stairs or an elevator, it’s a complete fire hazard which is why they had no choice but to make it a “valet” garage. Don’t expect curbside service. You still have to walk to the parking garage even when it’s raining or when it’s cold, etc. This is not valet parking. You literally pay $125 a month per car for a valet company to bring your car down to the bottom of the parking garage. They also allow the Evolve Gym on the first floor of the building to use the valet parking too so when there’s a workout class I have literally waited in a line of cars for 15 minutes just trying to park my car. It’s a complete disaster and quite frankly the opposite of an amentity. I’d seriously rather walk up and down the rickety old parking garage myself to park my car but that’s not even an option. Now, let’s talk about the WiFi. Butler Brothers advertises that WiFi is included in your rent, which sounds pretty great at first. Since we have moved in the WiFi has gone out over a dozen times. Sometimes for a whole week without anyone giving any explanation as to why this is happening. In fact, the WiFi is out right now and we’ve heard nothing about whether or not this is getting fixed! I had a leasing office employee literally tell me that he’s been recommending people get their own WiFi because even they acknowledge how completely unreliable it is. But moving on... now let’s talk about the smell. When the building was refurbished, something was not done right during the ventilation process which has in turn made this whole place smell like moth balls and chemicals. Everything we own smells like this. When I come back from business trips I can smell it all over my clothes and my suitcase. It’s absolutely terrible. Lastly, when we moved in we were told there would be multiple restaurants located on the bottom floor of the building opening by Spring of 2017. It is now 2018 and there are no restaurants open.In summary, our time here at Butler Brothers has been littered with ridiculous problems that never get solved. We’ve gone through 3 different management companies at this point, none of them being competent. Communication between management and residents is nearly non-existent. They never text or email when road closures are happening or when something is broken or flooding in the building (the first floor tends to flood when it rains). They don’t even let you know when you have a package delivered. This place is truly a disaster. Most of the positive reviews are phony, including some by people who work for the building as event coordinators so obviously they’re going to try to make it sound like the best place ever. Trust me, this has been the worst apartment living experience of my life and I do NOT see it getting any better, otherwise I wouldn’t be posting this.
