I was a long time resident. The complex got flooded several time during my residency and I lost one of my car and almost lost another one when the second time flooded. As long as you live in the upstair you will be safe but, park your car higher ground during the rain season. Check out the pictures I uploaded and I will add more pictures soonSecondly, The complex is very old and dated, I had to deal with roaches and bugs. Both unit that I lived thorough out my residency got infested by roaches. It doesn’t matter how clean you keep your unit you will see them roaches everyday in your unit.Thirdly, I had to deal with frequent water cutoff because of busted pipe lines inside the complex. Some occasions they shut the water off for repairs without notifying the residents. The management recently changed on this complex, the previous name of the complex was Redford park apartments. These guys will give you nice rate to get you in then increase your rent every time when you sign a new lease.

Hey friends in the community! We have had nothing but problems since we moved into our apartment almost 2 years ago. Whenever we put in a service request they take months to fix the problem. Durning the freeze our pipes broke and our apartment flooded, it took them THREE months to fix our water damage, and they didn’t even fix it they literally just painted over the damage so I’m sure there’s mold growing in the walls. Our ac broke about 4 months ago and they took 3 weeks to do a quick fix. Our whole ac system crashed once again at the end of may and we submitted a service request for it to be fixed. It took two and a half months for them to finally fix it after we threatened to terminate our lease. Our apartment was 85 degrees everyday coming home from working out all day in the heat! Absolutely ridiculous! The pool is consistently green whenever we try to use it, seeing cockroaches in our apartment often and we keep it very clean. We our young and the management thinks they can take advantage of us. Our patience is through with this apartment complex. We shouldn’t have to pay this place a cent more. If I could give zero stars I would!Update: tried contacting both management and corporate after I made this review. It has been 5 days and haven’t heard anything

This apartment complex is very pleasant and quiet. Melissa and Billie are always quick to pick up the phone and help you with whatever you may need. The maintenance men are courteous and you dont have to worry about them as far as safety or professionalism. I knew that when we left this apartment complex we would miss the staff and wish that we could take them with us where we were going, but of course we could not. And yes, I was right...I do miss their hardworking, professional attitudes. I would not hesitate to stay in this apartment complex again if we ever happen to move back into the area. Goodbye cutesie little Reston apartments...we will miss you.

I absolutely hate my apartment the roaches are ridiculous. you wake up to them crawling on you if you leave a plate on the counter you better believe there will be a roach crawling on it when you come back. The rent is extremely over priced for what which is a basic apartment with a fire place. Any problems you have the leasing office brushes it off all they care about is getting paid on time. I absolutely cannot wait until our lease is up. I dont care how desperate you are dont move here.

Sons apartment was infested with bed bugs, management is aware the buildings are infested. I just looked back at reviews from 3 and 4 years ago and they were a problem then! They apparently cant get them eradicated so they deny the issue. The kids 1st apartment and what a nightmare, dealt with combating the bed bugs on his own for a year until lease was up. So glad he is out of there now, tho had to take a trailer load of furnishings to the dump and replace them for his new apartment. Horrible experience!

Three 1 year long leases here and will maybe be back, one reason is the property being so quite. Also the prices were very reasonable. But best of all, is the staff. Very understanding to any situation and go above and beyond to help you any way they can & this includes maintenance. Anytime I had an issue, Id get a knock on the door in less than 15 minutes. If youre looking for great management staff, very prompt response to maintenance issues and a safe place to live, look no further.

I have lived here for about 13 years. It is a great community. I feel safe here. You can walk around the complex and not be afraid. Also, if you have a maintenance request. Often it is taken care of that day. For example recently my AC would not cool. Found out it needed a new motor. It was ordered and replaced. Then the compressor gave out. Apartment maintenance team decided it was time to replace the entire unit. While waiting for that to arrive. They put in a portable AC unit that was on wheels. Could use it in either room. Finally the new Unit arrived. Yeah. This happened during the Covid-19 lockdown. Alfredo still came in and did the work. The finishing touches were done by a contractor team. Who did a real nice job. Then Alfredo did the rest. Both Ralph and Alfredo do a great job. With professionalism and a great attitude. The office team are great and pleasant too. My neighbors start out has neighbors. Later friends and some feel like part of my family. Come and see and be impressed.

I just moved from Redford Park, and for me it was a pleasant experience. The office staff and maintenance were very nice and professional, some of the best I have ever had. Maintenance requests were completed in a timely manner and I never had any problems with my neighbors. The property is older, but they are taking steps to update it. I have lived in many, many apartment complexes, and overall, this has been one of the better experiences I have had.

I lived here for 3 years. I was a good tenant and always paid my rent on time. I also cleaned my whole apartment for a whole week before I moved out. My thanks for that was them holding onto every dollar I gave them for a deposit and a bill at the end of it. The reality of this place is nothing but a group of money grubbing people trying to gouge out as much as they can get. The apartments themselves are old and neglected by management. If you value your money and quality of life stay away from this place.

Nope nope nope nope nope.1. There were roaches, even after bombing myself before a trip with Bengal, even after terminix came.2. There was no parking after 8 pm, I had $500 in scratches on my car from mad residents who did not think I deserved to find a spot,3. There were new $23 charges for paying rent online without notice, new trash valet charges without notice, utilities went up $20 without notice4. Oh and am being charged to resurface my tub for blue dye. Only thing I dyed was my hair and that usually doesn’t damage a bathtub to have to resurface.5. $45 for not properly cleaning my oven, said I had a balance from not paying utilities at move out but I had one month free rent which was spread out over the year instead of taking it when I moved in and the new management did not recognize it I suppose.6. If I could pick again, I’d pay more for a newer complex with fewer issues. Once we had no hot water for two days because they working on the line.7. Last, the paint did not match the red brick. The previous colors made it look cuter.

Didnt move in due to lack of transparency. They did nothing to rectify the situation. Poor customer service. When they tell you that if your app comes back conditional youll owe a max of $275 also keep in mind they may ask for an additional deposit of a full months rent. This was never explained when we put in the application for their special that was an admin and app fee. Which one person said we were past the 72 hours to get a refund on the admin fee but then another person said they dont refund it at all. I understand that things can change once your credit is ran but if they were going to ask for something like that it should have been something they explained. Just overall a bad experience.

This is the worst property I have ever been to. Their accommodations are very dated, not taken care of really well. The porches on the second floor are safety hazards due to erosion on some of the foundation poles. There ceilings are stained yellow with smoke stains. The paint is so layered on, it looks like a 4 layer cake. The washing machine stations are riddled with mold, and they charge way to much to use them. So not only are you over paying for something that was built in the 80s and falling apart like it was as well, but you are over paying for amenities that the complex doesnt even want to upgrade. Also, if you have some clerical errors with them they wont attempt to contact you, they will just ignore you and turn you in. Honestly, this places management style is probably comparable to the manager you dont like at your own job. You know, that person that comes to work and doesnt want to actually work, but to just receive a pay check. I would say that is the quality of customer service Redford Park strives for everyday. Good luck to any future occupants. Your experience may be better than mine and my former roommate. Cheers!

I hope to God to worn ANYONE considering moving into these apartments!! DONT DO IT! You will absolutely regret it! They are old and in terrible condition! There are terrible bug problems, but even WORSE are the residents that live here! I lived in these apartments for about five years and I used to be proud to call these apartments my home. The complex has SERIOUSLY changed and gone down hill!! You will be driven CRAZY by all of the kids that run around like it is their own private yard! The windows seem like they are made out of rice paper! There are CONSTANT car break ins and seeing cop cars has become a constant for this complex. You and your family will ABSOLUTELY melt during the summer. You will call the repair man out over and over and then be told...thats just the way it it. Our dishwasher was broke the entire last year of our lease but we were never able to get a new one. I just wish we had gotten out a LONG time ago! The ONE good thing about this place Is Kim. She works in the office and she is lovely to work with, but other than her, there are ZERO pros when it comes to this complex! Find somewhere else to live! It may cost more but you definitely get what you pay for!!! .....And PS If you HAVE to decide between being homeless and living at Redford and you go with Redford Park Apts... DO NOT RENT APT 1306.....The surrounding neighbors and their children, will make your life a living nightmare! DEMAND to be as far from that building as possible!!!

The only complaint I have, is some of the tenants, and their friends activities occasionally disturbing the peace, but even that doesnt happen very often.

Review №36

Im thankful that these reviews can be edited. This was a 5 star complex. We lived in 313 and it was marvelous, all happy thoughts and candy canes. Best neighbors that you could wish for. 1009, however has been an apartment from hell. Weve been in the new apartment for five months and have had to call maintenance out at least 8 times. Theres definitely cosmetic issues, but you can move past those by telling yourself how much you save by living in a cheaper apartment. There is also structure/ plumbing issues that, try as you might, you just cant look past because eventually water will begin leaking from the ceiling in multiple areas. Water will begin leaking from the bathtub spigot and will need to be replaced and eventually recaulked. Paint will peel from the walls but will refuse to come off of the floors. The only good that I can say is that Kim goes above and beyond to help and maintenance will show up. They will sugar coat every scenario and patch up large issues with temporary fixes, but someone will log the maintenance request and someone will show up and someone will take your rent money. This is just my experience, in one apartment so you can take the leap if you so choose but is constant stress of what will break next really worth saving $200 a month?

I lived there for 4 years. The last year was HORRIBLE! I started to break out in hives and have headaches. I had mold testing done and blood work which confirmed my breakouts. I asked them to come and test. They said they found no mold, twice! I do not think anyone should live in this apartment until its corrected. The upstairs had a water leak and they just painted over the water stains in my apartment. Even though the paint was clearly peeling off and you could SEE the mold growing. They also have a huge problem with gnats that they will not fix. I also had a package go missing and when I tracked it, it clearly stated it was signed for by the apartment manager.

Worst complex ever... I went out of town on a business trip for a little over a month and they had my truck towed (without calling me). Then they could not even tell me where it was.It took them over 7 months to fix problems in my apartment ( lights shorting out and the front door was rotting at the bottom )2 weeks before I am about to move out, my apartment gets infested with bed bugs... not just my place but the surrounding ones as well.I was forced to throw away all of my furniture (estimated at $3,300) they refused to not only compensate me but they would not properly treat my apartment before I moved out.. I had to call the main office in Houston to get any help and when they finally helped me, though I left the apartment in immaculate shape. They still kept my deposit and charged me for the bug problem. (even though its recorded that this problem was there before I moved in)Anyway, they are scum bags and need to be shut down.Ps. I was already iffy about coming here to apply. I know this place has been here for many yrs. so it is pretty old. There was a special going on for May which drew me in. As I saw the complex you can tell it was old, i was concerned about the environment. I went ahead and applied since it was my last option and told immediate move in was available. As soon as I turned my application in it took them about two days to let me know I was approved. I then saw an available unit online I was interested in and asked the ladies when I can move, they gave me a little trouble with a certain paper and never received a call back. NOW that Ive kept looking they repeatdly called me and my spouse to ask me when I want to move. As I said we did not receive a call with their answer she just said AWWW, where did you move? The Horrible, No Good, Very Bad, Apartment,…and then some. The first problem we encountered was the massive wasp nest on the front porch. Then we had roaches. I asked the manager to send an exterminator and researched homeopathic things I could do to prevent roaches. One bathroom had a ac vent pointing right into the shower and the other had no vent at all. I was saving $300 a month in rent, I could suck it up.The second bedroom smelled like an ashtray, and sometimes after work the whole place smelled like marijuana. I invested in some good wax melts and sucked it up.A month or so after Christmas I got new neighbors on the north side of my apartment. 2 ½ months later I thought I saw a bug in my bed. I panicked. I called the manager and asked for a meeting. I explained the situation, told her I suspected my new northern neighbors had bed bugs and that they had traveled through the wall to my unit. She deflected any responsibility and promised to send out the exterminators to inspect. 2 days later I came home to a ransacked bedroom and the news that no bedbugs had been found. My son started getting bites on his arms, legs, and face. I thought they were flea bites. A week after we got out of school I found bed bugs in my room. I pulled the bed away from the wall and found bed bug droppings that had to have been there for a while. The exterminator never moved my bed when they inspected! They had no clue what they were doing.I spent the entire summer combating bed bugs. I bleached, scrubbed, sprayed, and had the incompetent exterminators out again, but to treat this time. My bed was encased in plastic and in the middle of the room. I bleached my sheets and blankets daily. My couch, and recliners were infested. I threw them out and replaced them with camp chairs. New neighbors moved in. These neighbors smoked non-stop and my kitchen smelled like an ashtray. The whole apartment was now infested with roaches as well.I was beyond miserable. I decided it was time to move. I’d signed a 6 - month renewal but no reasonable person would make me stay. Would they? On September 1st, I went and turned in my 60-days notice. The manager refused to accept it!She said that it was against policy to allow tenants out of their leases, even if they had cause, and that I would have to pay the entire re-letting fee, and the remainder of my rent.I explained to her that my lease allowed me to terminate if there was cause. She said she’d fix everything.I told her she would be hearing from my attorney.I fired off letters to the Better Business Bureau, and the Attorney General’s Office. I wrote a message on the corporate office’s Facebook page and began calling their corporate office. After 3-days I was able to touch base with the VP. She agreed that I had cause for terminating my lease and we came to an agreement. She instructed the office manager to give me a letter of release. That Monday morning when I got up my cats were playing with a LIVE mouse in my living room. I was inconsolable. Screaming and crying I my mom. She agreed to let us stay with her until we could move. I called the manager, who was being fake nice to me at this point. She agreed to send someone out to look for the mouse or the mouse carcass. It was never found. They didn’t believe me. The maintenance man notated that I had stuffed mice (cat toys) on the floor and perhaps I was confused.Over the next 6 weeks I spent every Saturday and Sunday hopping around my apartment scared of mice and roaches. I washed everything in hot water, put it in plastic bags, and then in plastic boxes. I then rewashed everything after I moved. When I left I discovered that the manager had called my new apartments yelling and screaming and cussing after I was able to break my lease.I spent 13 months in hell.I saved about $4,000 in rent.I came out of the entire ordeal in the hole and scarred for life.

•Lower rent than other places - but only to get you in. Once youre in and your lease is up, you bet your *** they WILL go up on you! Were not talking $5-$10 either. More like $30-$75. So prepare for that! You might as well pay a little extra for a better apartment somewhere else like we did. Also, we had a dog - $400 deposit and $20 a month pet rent!•Maintenance shows up in timely manner to take care of things, but these things are not always taken care of. Im sure they get tired of hearing about the same ole ongoing issues with residents in all apts because this place is old and it needs alot of work, which you can bet is going to come straight from your pocket book! The lack of motivation to fix something shows at times. Some issues are ongoing, and if you want to upset office(doesnt take much), file maintenance request. Replacement of parts - expect the cheapest pos that will likely have to be replaced soon after. Others complain of mold. Yes, there is mold and they will not admit it. The air ducts need a serious cleaning too, but they will tell you they look clean. The pipes ARE connected and smells travel. Your neighbor likes fried chicken everyday, guess what... you better like fried chicken too because your apartment will be smelling like you just cooked a fresh batch! Smells even get in your bath towels and clothing. We smoke out on balcony, but smoke from other apartments comes in our apartment.• Water bill: I dont care what they tell you because they will straight up lie to you, its pro-rated between ALL the apartments. Your neighbor has 5 people living with them, and its just you two who care about water conservation... well too effin bad... because youre paying what everyone else is using regardless. $24-27 a month.• Basic cable is included. Suddenlink. Good service, but no remote and no guide. Doesnt matter, its free. But if you want decent internet, thats about $50. To add cable is about $20 more... might as well get a better apt and pay the extra $20.• Water cutoff happens on a regular basis. Sometimes there no hot water at all. Expect cold showers in the mornings during the winter. Again, I dont care what they tell you, pipes are shared. Speaking of pipes, you can hear your neighbor flushing the toilet, taking showers, using bathroom sink. Sometimes when they first turn on water, you hear a loud bang and it will wake you up if you are light sleeper. They never reimburse or compensate for regular water cutoff. You just get an apology letter.• You can hear your upstairs neighbors, but that isnt anything unheard of in an apt. There needs to be laws that require proper ventilation to protect the privacy of residents. But right now, quick & cheap is what matters.• Many parking spots are very small, expect a few scratches or dings here and there - if you can find a spot.• I worry about the safety here. Looks sketchy at times. People are constantly in and out. High turnover rate.•Lets hope you dont get an apt with roaches, because they are residing here, free of charge. If you know anything about roaches and their residency, where there is many, they often times lives in the walls and the walls have to be knocked out to get rid of them. Yah, no... thats not going to happen. Although, if you get a bedbug in your apt ...prepare to pay $1000.• Gate malfunctions. Doesnt take too long to reset. Sometimes you might have to go in the out gate.• Packages - better to have them sent elsewhere to ensure delivery• Office staff - bad attitude. Not friendly, except maybe before you move in. God forbid you have a maintenance request.• apt - looks nice. Cheap materials that fall apart. Counters - paint chips. Laminate wood floors. Dishwasher doesnt work, but is there one that actually does? Tub flooring is slippery, my girl fell a few times. They wont do anything about it. Bought a mat that slides sometimes and I banged by knee pretty bad.• Nice pool thats always clean, closed on Mondays. Grounds well kept with trees and plants.
