I went to their website to see if there were any 1 bedroom apt available and called and was told that there were..I was asked could I send the application fee and deposit, next day mail and asked what apartment I was applying for on the list of available that was sent to me..Mine you I was sent 2 or 3 emails with available 1 bedroom apartments after I sent the money orders next day mail..After recieveing my money orders not one of the one bedroom apartments on the list that I received saying that they were available seemed to be available,Now this was after this Icy women sent me an email like I said 2 or 3 times asking me to choose one from the list which, she claim wasnt available..Ive printed out all 7 of the emails between she and I..if your trying to rent from this Apartment,Dont do it from another state..I feel like shes collecting fees from applicants knowing theres no vacancy..Still waiting for the return of my holding and application fee after over aweek..
I am a current tenant (July 2020) and I have only had positive interactions with all the staff. The property is well maintained. Every day early in the morning I see the grounds people pick up any trash throughout the property and there is no trash scattered on the premises. All my neighbors are very nice and no one is loud and I have yet to see any law enforcement calls for noise disturbances. The front office has been always open for tenant needs. I have never had any issues with the office manager, she even went out of her way to be open late on a weekend to allow me to get my keys and move in. The office manager responds very quickly to emails and missed calls and provides detailed information on any questions I have had.
I wasn’t even in the leasing office for 5 mins [inquiring about available units], and the Property Manager started getting short and cutting me off after I asked her if a tenant could bring their own W/D set. Like most apartment complexes in this town, management here puts their own basic, low-grade machines in their units and forces tenants to use them (for some seemingly ridiculous reason). Also, this property looked like it had seen better days - not the most well-kept, judging by just driving through their parking lot.
Great place! My husband and I just renewed our lease to stay for a second year. Good prices, great staff, work orders completed very quickly. The complex is also very well maintained and cared for by staff.
We have loved living here. We have a beautiful apartment with lots of natural light in the north west corner of the complex and it kind of feels like living in a tree house at times. Our views are either pine trees or the mountains. The apartment was spotless when we moved in, the cleanest place we have ever moved into (the first time I felt like I didn’t need to clean before moving our stuff in!). The apartments are pretty, management is great (whoever doesn’t like Icy simply has issues with following rules) and generous (they got us new windows!), maintenance gets all the jobs done in a timely manner, we’ve had great neighbors, the location of the apartment complex is great (Cottonwood Creek trail behind the complex; Dublin Blvd is a quieter street, but it’s off of Academy, so super conveniently located; you can literally just walk to Sprouts etc.). The only down side I can think of is the electric heating system which makes for very high utility bills in the Winter — however, electric heat is just super common, so it’s difficult to avoid that if you want to live in an apartment complex. And Quail Run’s prices are on the lower end in this town (which is amazing for the beautiful apartment and great location that you get), so that basically makes up for it. So don’t be afraid to move here, it’s a good home. Also, they throw an absolutely amazing holiday party in December!
After a year and a half of being perfect tenant Quail Run towed my car without even 24hrs notice for lapsed registration, I was even given a chance to move the car or update registration.KRDO calls this predatory towing and it can ONLY happen when the apartment management agree.I now feel like a trespasser in my own home. I even speak with management weekly, I cannot express how disgusted I am with their duplicity right not.Just because something is borderline legal does not make it right. A car cannot be towed off the street for the same reasons but since Quail Run authorized it they do it here. Be warned, Quail Run does not care for its good residents. If you are a good resident go to a place that will appreciate you.

I lived in this complex for 3 years. Overall it was a good first apartment experience for me. I loved the location, my neighbors were fairly quiet, and I had not many issues with staff (work orders, etc). I never expect perfection from any place. Icy was a good manager and very fair. If it were more affordable and I wanted apartment living again I would consider this place again.I would like to note though, on top of expensive north side living you WILL have very high electric bills during the winter. The insulation is bad and it takes a lot of power to warm up your place. I recommend covering windows with plastic and utilizing the fireplace which I wish I did.
I have lived in my apartment since 2014 and will be renewing my lease again this year. Management is very friendly, responsible, professional and responsive, my neighbors are great, the location is perfect, and the price is reasonable. When I needed a new washing machine I had it within a couple days, and any maintenance requests are always handled in a timely manner. Great view of Pikes Peak out my front door...I cant complain. I would (and have) highly recommend this complex.
This was an excellent place to live! All apartments included a covered spot and there was always enough parking for guests available. The office staff was friendly and helpful with everything and really made it a point to get to know the residents. Work orders were completed very quickly and the maintenance staff was amazing! Although it is an older complex, the apartments are kept up very nicely! By far the best place I have lived!
Great apartment complex, I lived there for over two years. Icy is wonderful! They respond to work orders quickly too. Only negative is pool and hot tub not open long enough!!

Its not a bad place. Very quiet and peaceful. The maintenance crew is unbelievable as they do a great job in fixing whatever is needed. The manager is great too. I recommend it!
Apartments look great on the outside, but extremely difficult to heat and cool due to poor insulation.The property manager, Icy, is incredibly difficult to deal with even if you have always paid your rent on time. She has a very poor attitude and is not willing to work with you. She charged me over $900 for move out expenses after I had scrubbed the carpets, bathroom, and kitchen myself.Maintenance was slow and I was not able to get my cabinet drawers fixed so they wouldnt fall out in my hands when I opened them.I have never had a move out experience this horrible before, and this was my 3rd rental before relocating out of state.
Lived here for little under a year. I loved it. Office staff (Icy) is very friendly and helpful, the overall area is quiet and well-maintained, prices are reasonable. I had a very good experience here.
The management is terrible. Icy was nice but Elisha was very unprofessional, unorganized, and unknowledgeable. Tons of hidden rules that were never presented to me by Elisha as icy was on vacation. We go in there to figure out why the application process was taking so long and Elisha begins spewing out numerous lies because Icy was back and she must not have wanted to get in trouble for everything she caused. She was super nice at first but at this point I would steer anyone away from this place.
The LOUDEST apartment complex I’ve ever lived in. INCREDIBLY LOUD ENGINES REV NON-STOP because of the Motorsport building right next door and people speeding down Academy. Someone BROKE INTO OUR NEIGHBORS APT. I know this because I heard it happen. The maintenance man is creepy. HE WALKED IN ON ME IN THE BATHROOM. The door was closed and the light on. He saw it was occupied and entered anyway DIDNT EVEN KNOCK. Luckily I wasn’t indecent. The windows are very drafty and the water heater is HALF the size a normal water heater should be. So be prepared to take 5 maybe 10 minute showers before the water runs cold on you. Especially if you run the dishwasher or the washer machine. The only decent thing about this place is the management. Steer clear of this slum. I wish I did.
Save yourself a lot of time, money, and frustration! Your electricity alone will run over 200.00 a month.The management, her name is Isey will lie to your face to get you to move in. She is the definition of a poor landlord and difficult for me to say, discriminatory. The units are extremely hot in the summer and freezing in the winter due to the poor construction. It takes an average of about two weeks to get the simplest thing repaired. I never thought I would be writing a review on anything but I would hate for anyone else to think they found a nice place to live and end up very, very, sorry.
I lived there for 6 months and would live there again if Im ever back in Colorado Springs. Great management, timely repairs and the location cant be beaten.
The carpet was stained. My cabinets in the kitchen were painted over to look like stain and all molding was painted over with dirt underneathO cant wait until my lease is up.
I would never recommend to anyone. The management, I believe her name is Isis, says it all. They are extremely disrespectfull. My girlfriend lived there for over a year. Her electricity for just herself was 250 a month. The management company sent over HVAC professionals and told us they are are using the wrong size heating and AC units for the size. In addition they said the insulation is so poor that they recommended moving out. The management company told us to deal with it. When she finally put in her notice we were told we could find someone else that could afford the utility bill. We found someone else that week and they went back on their word and charged her. Horrible management and ethics. Dont deal with people that lie to do business.

Ive lived here for 4 years. Icey is friendly and always in the office if you ever need anything. Yes the apartment gets hot in summer....just like everything else. Buy a fan. I love the huge closet space and in unit washer and dryer. Electricity has never been over 70 dollars (usually in the winter when I use the heat) the best part of this complex is that it is quiet! No one is ever too loud and its a great place to live. Its close to UCCS, I-25, and King Soopers.
Horrible. Staff is incompetent and lazy. Never moving there again and I tell my friends to avoid its so bad. Stay away!
