I rented a home in Skyway through All Seasons and could not have been more impressed by their professionalism and responsiveness. We had several maintenance requests during our stay and each one was handled promptly and with care. Our move-out process was smooth and we received nearly our whole deposit back after following the guidelines set forth by All Seasons. Amanda Cisneros in particular was very helpful during the entire rental process. 10/10 would recommend All Seasons to anyone looking to rent a home/apartment in Colorado Springs.
I rented a very nice townhome through All Seasons for 2 years, and had a wonderful experience. All maintenence requests were handled immediately, and very professional staff. Cannot recommend enough!
RENTERS BE WARNED. The multiple 1 star reviews speak for themselves. Despite the quick to respond management, the more bad reviews, the more wary a person should be of that company. You know it is bad if a person is taking time out of their day to review it. If I could give zero stars I would. Going into renting through All Seasons was a great experience. HOWEVER, after staff changes and moral changes my move out experience has been an absolute nightmare!! In my over ten years of renting history I have always received my full deposit back. I leave my places in better shape than I find them and have recommendations from every single other property manager/company.Elisa at All Seasons informed me after 60 days of vague responses about my deposit that not only would I not be getting my $1450.00 deposit back, but that I owed almost $300 extra. In short, alleging that I caused almost $2,000.00 in damages in my one year and a couple months tenancy. I received a list of things I was charged for and some of the most laughable things (not to mention illegal) were being charged to replace the refrigerator water filter, an almost $80 charge for “general maintenance”, a $300 cleaning fee because I didn’t use their preferred cleaners so the one they hired stated they needed to “touch up the bathroom hand rail, touch up this, touch up that”. The email I received from Elisa after disputing these charges was essentially “if you didn’t agree to it you shouldn’t have signed”. I for one think that it’s time for this companies ways to be brought before a judge to see if they agree with charging the tenant $50 to rekey the place before the next renter. Or making the tenant fully responsible for cleaning and maintenance, then penalizing their deposit to use instead of their own company money for their own maintenance and cleaning responsibilities.After reading the other low reviews (of which there are many), it is clear that this company fully intends to keep as much of your deposit as possible. I sincerely warn anyone from using this company and if for some reason you do end up using them DO NOT sign the lease as is.
I lived in one of the All Seasons LLC. properties for 2 years and they were amazing the entire time. They have an amazing staff of professionals that work with you every step of the way. They are also very good about responding to any inquiries or maintenance requests quickly. 10/10 would recommend.

I had the best experience with All Seasons renting my property. They were timely, responsive, and meticulous. From locating a tenant, to ongoing maintenance, to turnover, to communications during the pandemic, I always felt like they were on top of everything. Zero hesitation, will absolutely work with them again.
We have listed with All Seasons for about 10 years now. They have always been dependable, open, honest and fair. We have confidence in them because they have earned our trust. They take care of our property and our tenants. We especially love how Matt and Danielle are proactive in communicating with us about things going on that could affect us. The people working at All Seasons are really great and professional, but be forewarned they will nit-pick everything once you move out. From trash that flew into our yard to mail left in a drawer, they will charge everything. Out of our $1850 deposit, we only got $640.29. Do not bother hiring a cleaning service to take care of your carpeting because they will still hire someone to do it and take out $250 for it. My favorite part from my list of grievances was, [removed] one paper clip from the front porch post. The landlord was super kind in June when Covid happened and we were very grateful for their help at All Seasons, but it was blindsiding to get our Security Deposit notice considering how well we took care of the place. I saw the townhome with the people prior to us and the place was trashed. So, cant imagine what they went through regarding their deposit.At the beginning of our lease we had an inspector come by for something. He proceeded to get up in arms about our dog being in the home. Saying if we didnt register her wed be in trouble. However, she had been registered, and been taken care of prior to move in. He made our roommate feel uncomfortable and threatened. So, that wasnt nice. Everyone else is great.
DONT RENT FROM HERE. It’s a reason they have poor reviews on another site and has been reported to BBB. First off let me say this company is completely money hungry. Our family moved into one of their homes back in July, the home with the dirty brown, thin padded carpet on Cailin, moved in on a 90 degree plus day for the a/c to not be working and was getting the run around from the company about getting it fixed, it was finally fixed 3 days later.. fast forward to September, the refrigerator went out and it literally took them over a week to replace the refrigerator, this refrigerator didn’t come with an ice maker, instead came with ice trays but I’ll tell you what happened with that shortly.It’s now October, our home had been purchased so we decided to break the lease. My husband paid November rent but the home was rented within 7 days of move out. They referred us to cleaning companies and three of them had their little covid restrictions and all seasons was notified of why we couldn’t get the home “professionally” cleaned at the time.. Now, here’s the fun part. Out of our 1750 deposit, my husband received a check a little over $400. Here’s their poor reasoning, they charged a rekey fee, which is illegal, especially when I turned in 2 keys to them, speaking of keys, we didn’t get mailbox keys so we had to pay Usps $40 to rekey our mailbox and being the considerate person my husband is, he turned those keys in as well.they also charged for weed removal when they have their own guy come out to remove weeds, they charged $200 a square foot to have the carpet cleaned, oh, the door bell didnt work and since we were only there 3 months, we were supposed to know this, this had nothing to do with us but we were charged for it. They also charged for pet forces removal and that was completely bull because we paid someone to come weekly to clean up after our dog, the CHARGED FOR ICE TRAYS TO BE REMOVED FROM THE REFRIGERATOR THAT CAME WITH IT.we were also charged $700 for lease termination. These women in the office are super lazy and is milking it with Covid be cause they don’t have to do walk throughs and they’re just charging for everything. We were also charged for repairs that had been repaired from previous tenants and this is why everything is rented AS-IS because they will charge you later. Now I’ll be doing another review on other sites as well as BBB.EDIT:I never lived there, my kids did. But I am allowed to visit hence the reason we purchased a home. THIS company is complete trash! The reviews speak for themselves. Especially when they’ve been reported to BBB and on other sites people have said the same thing. I know they’re trying to defend the company they work for but there’s way better rental companies to rent from in the area than this money hungry, lazy, company! How about you send my husband a check for his $40 he paid since you guys couldn’t produce mail box keys but received them. TRASH CUSTOMER SERVICE blaming everything on COVID. I said what I said.. period.

I chose All Seasons to manage my house as a rental, in large part because they had great reviews. After several years of service while living out of state, Im now adding my own. For those years I needed only respond to emails where the homeowner should make the decision. All Seasons chose the tenants and handled all their needs. Responses to my questions were always prompt and courteous. Their website shows my current accounting and is easy to navigate.The pinnacle of service was when a hailstorm caused significant damage including requiring roof replacement. My insurance company adjuster listed pages of damages. All Seasons handled everything related to the storm for a very reasonable fee. I didnt need to deal with the roofer or other repair companies directly, even as I chose a better roof than I had before. The total cost of repairs was within what my insurance company paid. I now live in the house. There is no hail damage and the new roof looks great. The tenants took good care of the house as well.
Excellent staff. Professional in every way. They go out of their way to make renting from them a great experience. They seem to be dedicated to helping a renter through the whole process. We are delighted with the home we rented... on line and by phone. They are quick to respond to any little repairs that need to be made. Couldnt recommend them more highly!

I have personally used All Seasons since 2006 to manage my rentals and have never had an issue with my properties or a tenant. They have been great in managing my properties and do a great job with communicating with myself and the tenant when things need to be done with our properties. A great property manager that understands the needs of a tenant and a landlord make a works of difference when owning a property. Great Service. They managed my duplex for 12 years and then helped me sell it in the end. Im sure I had over 99.9% occupancy rate. No tenant issues. Very helpful with any repairs.

All Seasons is probably THE VERY BEST Property Management Company in Colorado Springs, which in itself is a rare find. Questions are answered quickly, callbacks are made immediately and problems that are reported are addressed in a timely manner, most often within 72 hours or less depending on availability of someone to come fix it! The office staff is professional and efficient and you even have access to the President of the company, whos very proactive about making sure youve been taken care of. I cannot say enough nice things about All Seasons and the company staff. Im VERY pleased that they were chosen to manage the property that Im currently living in. They have set the standard in what property management SHOULD BE.

When you are a renter you don’t think too much about the property manager coming to the property to inspect and check on the property for the owners, but as an owner that is something that can prove to be very important. None of the properties I’ve been in where ever inspected, so when I reached out to All Seasons to manage my property I was a little skeptical they would actually do what they claimed they would do. I was very relieved when I got my first report from All Seasons informing me of the great condition of my home.All Seasons proved they are a top notch company that actually carries through and properly manages your home. I’ll admit I didn’t like the slightly higher property management fees but in the end knowing that my home was actually managed well and all maintenance was up-to-date was a great feeling. No one can prevent the horrors of terrible renters, but knowing that your home will actually be managed instead of paying someone who claims to be overseeing your rental property is terrific feeling.This may seem minor but I wanted to modify the normal pet deposit requirements with pet rent and they allowed me to do this. When I contacted other property management companies they would not allow me to make this change.I would definitely recommend All Seasons for anyone looking to rent your home and having the reassurance that it will be managed well.

All Seasons was my property management company from 2005-2014 . As a member of the military with three moves and one deployment during that time period, not once did I have to worry about my property nor make a trip back to Colorado to settle any issues. Even with the wild fires in Colorado Springs dangerously close to the property, I was updated continuously and was rest assured that all was being taken care of. Their professionalism and attention to detail when screening new tenants made for a stable rental history. Even between tenants the property never stayed empty for more than a month. Now thats a sign of a good property management company! Now that the property is sold (they helped with that too), they will surely be missed and will definitely be a hard act to follow!

Don’t rent from all seasons unless you like complete strangers coming in and out of your house TWO! Months before you move out and having them email and call you every week for some unnecessary maintenance. Then they take two months to give you your deposit back and good luck trying to get somebody except the receptionist on the phone

There is no one I would trust with some of my familys biggest investments for property management than All Seasons. They take care of everything from start to finish and have always ensured that not only do we get great rental clients, but that our investments are properly maintained. And they do this without hardly any needed involvement from me. And when we do need to work over the few issues that seemingly always do come up with property management (repairs, upgrades, maintenance, tenant turnover, etc.) it is always great to be able to work with and talk with their professional and courteous staff.In fact, I was so happy with All Seasons that when I had the opportunity to purchase another investment property, I let them find the property, set up the transaction and prepare the place for rent. We have been on both sides as home owners and tenants. When we were informed we had to move on very short notice, All Seasons was there to help any way they could. It was too sudden to even properly detail the home before we flew out, so we asked All Seasons to bring the home to their standard. It wasnt filthy but it was messy after the movers left. All Seasons detailed the entire home and both yards for a very affordable fee, and had a lease signed by a tenant for move in within two weeks of us leaving. Going over their lease, they seem both tenant and home owner friendly. We had absolute nightmares with All County, but ironically the similar sounding All Seasons have shown themselves thus far to be a marvelous blessing by stepping up to help when we needed it most. Theyve got some good karma going for them. Thanks guys, you rock!

Avoid this rental company at all costs. We moved out over a month ago and I waited to write my review because I knew they would reduce how much we would get back for our deposit.This company goes out of its way to overprice the rental and treat the tenants like trash. We had zero respect to our privacy and whenever we needed something fixed, the vendor treated us the same. They will schedule a day to do walkthroughs not caring if that day works for you and on top of it, give themselves longer than the average business day to just randomly barge in, run through the house. And when I say barge in, I mean it. They knock once and if you dont run to the door to get it, they will immediately throw the door open and run through the house. I understand these walkthroughs need to be done, but to choose the day and then say we will be there anytime between 9 am and 6 pm, is not ok. They need to hold themselves accountable and give a 2 hour window so people can prepare for it. I was terrified to take a shower those days knowing if I didnt hear the door, they would barge in. The vendor were another set of hell because they clearly had the same thought process as the company. Im all for getting something done asap, but most of the phone calls I had with the vendors were we are coming in on this day, if you cant do that we can get a key from the rental, call us back. I dont know a single person that is perfectly fine with a stranger allowing themselves into their home to do whatever. Those were my biggest qualms with this company and I highly suggest avoiding them. We finally got our deposit back and had a huge chunk taken out because they are claiming we made wall damage, when we never hung a thing. Ive had several people come to our house and they thought it was weird we had nothing hung up, but I did that because of this exact reason. I didnt want to put holes in the walls and try to cover it because I dont know how to. They charged us a ridiculously huge amount to rekey the place even though they were given all the keys we had. We can file a discrepancy to fight it, but you cant reason with selfish a-holes. And on top it, they claimed some bulbs were burnt out and they had to replace those bulbs. When we left, all of the bulbs were perfect. What probably happened was that the owner hadnt actually seen the property herself in years, came by because she was upset that it wasnt rented out right away, and then saw the state the house was in and blamed us. We tried, but we cant fix years of neglect to actually see her own property. The showing process for moving out was absolute hell and almost made me break the lease. They made appointments for showing 7 DAYS A WEEK during normal business hours and didnt care about how it affected us. There was only 1 showing a day, but to have to constantly deal with strangers having free range to them home and not even being watched was hard. We had cameras in the house and we saw families run around, touch whatever they wanted to, while the realtor would just stand in a room waiting. And the realtor failed to lock the door a few times. So not only was our privacy violate, at our costs, but we could have had our property stolen because she couldnt lock a door behind her. Go to a pricier apartment where your privacy will be respected and maintenance is truly kept up. EDIT: to the owners response, I hope this shows exactly why I hold disdain for them. To publicly post how much my deposit was is bad behavior that proves they dont care about privacy. Also, the walkthrough procedures we were never told how they work before the lease was signed. When I asked specifically how the company handles, I was told the only time they stop by is when we move out. The original property manager I dealt with didnt do anything. I complained to her several times about all of this. I was never heard until we got the newest one who even told me he quit the company before! Lastly, we didnt receive the deposit check till today. I dont see a point in disputing because I want this company in the past.

I rented a small house (as a tenant) through All Seasons year. On the whole, it was a pleasant experience. The staff is very courteous, and very prompt in responding to maintenance issues that arise with the property. For instance, when the kitchen sink clogged, All Seasons arranged for plumbers to repair it within 48 hours, at very little expense -- $9.00 to be precise -- to us. They are also very diligent in having the sprinkler systems maintained, and having the property treated for weeds, again at no cost to the tenant. All of this is demonstrative of their commitment to maintaining their rental properties (and thus, the value of said properties).However, it must be said that, with their dogged persistence in maintaining the appearance and function of their properties comes very high expectations of the tenants maintenance of the property. In the spring and summer, do expect to spend quite a bit of time working on the lawn. I would highly recommend investing in a rake, hedge trimmers, a lawnmower, and some form of weed-eater, should you rent from them. I cannot stress enough how serious these people are about their lawns, folks.And for gods sake, change out the bad light bulbs when you move out. I dont know which company All Seasons contracts to restore the property between tenants. Nor do I know how many employees of said company it takes to change a light bulb. I do know that it takes them half an hour and $50 worth of labor and materials per light bulb, though, if the $150 charged to my security deposit is any indication.Bottom line: great people to rent from overall. If something breaks, they quickly get it fixed at little or no cost to you, the tenant. My only real caveat is if you dont have time to tend the lawn -- or perhaps yard work seems like medieval serfdom and/or sharecropping, then maybe seek elsewhere.
I have been renting from All Seasons for over 5 years and at two different locations. I had to move out before the lease was over at the first house and they worked with me to release it and it went very smooth. The second house I purchased from the owner through All Seasons Realty section and that too was smooth with no issues. So YES I am a Fan !!!
I actually work for a competing management company - but I just cant help myself. Now.. why would I rate my competition? Because every time I think of an idea that would improve the service we offer to our clients, I find out that All Seasons has already been doing it for 10 years. They are the first company I look towards when I need advice (when dealing with the inevitable difficult situations that come up in this business) and they are the first company I refer to if we come across a home that wouldn’t fit well in our management portfolio. All Seasons is everything you would want in a property management company - great & transparent screening practices for tenants, and excellent property maintenance. As an out of state investor, I have been using All Seasons for about 10 years, on an older Westside / OCC property. In the past 10 years this has meant managing through changing economic conditions, and prioritizing updates to a fixer-upper to create a desirable home for tenants. On property maintenance, their work has included recommendations for updates, reasonably priced vendor quotes, prioritization & flexibility to help with cash flow and budgeting, timely completion, email updates and photos. Im particularly pleased with proactive maintenance that keep a property running smoothly (and tenants happy) - annual HVAC and Water heater clean/inspections, gutter cleaning. Some tenants have stayed longer than others, but all to date have turned out well. I appreciate the online portal for owners and tenants alike, with alerts when a document or bill has posted. Matt, Carolyn, Andrew and Danielle are great to work with. If only all property managers were like this one!
I had All Seasons manage one of my homes for about 5 years. The relationship was very frustrating. They did keep the house rented out very steady, the longest it was vacant was about 30 days. Over the 5 years the house was very run down. I did not get photos or videos of the property uploaded to my account like they said they would do and when I tried to contact them it took several days to get back to me. They would always write me an email usually at 1000 or 1100 at night even when I asked they call. The neighbors would call me while I was stationed in Texas and inform me how bad the tenants were treating the property several times and not once did the management team at All Seasons contact me. (the tenants started two bushes on fire in the front yard) When they did get back to me they would have an excuse for the way the property looked. Overall very disappointed and ended up going with someone else. I would not advise anyone to go with them if they have a property that they want to keep in good condition because they seemed under staffed and unable to deal with the problems that come up. At least that is what they would tell me sorry we just dont have enough peopleDave P.
I have been a tenant with in one of All Seasons properties for 8 years. They are a terrific company. If I ever had an issue, it was resolved quickly and efficiently. I would recommend them highly to renters and property owners alike.
The absolute worst company to rent through. They’re awful. They constantly sent out people unannounced to do “routine maintenance” and go in the house, harassed you about any little detail wrong with the house, like the grass starting to brown in FALL, but then never returned any calls/emails about concerns we had. They also take every penny they possibly can out of the security deposit at the end for the most pointless things. Renting with them was a nightmare. I wish I would have read and taken into consideration previous reviews on them, and maybe I would have saved myself some sanity.

I enjoyed the property, however did not enjoy property management. My wife and I had a pretty unpleasant experience renting from this company. I would never recommend to anyone. Before anyone reads this and thinks theres another review from a late payment/destroys property, etc but I can assure you nothing is further from the truth. I will not publicly disclose particulars, but think twice, or three times before Renting from this company.

I rented a home from All seasons for the last two years and after reading some of the reviews I think some people forget that renting a home is a two way street.Read your lease! The lease I signed was no different than any other I have had. Nothing out of the ordinary. Pay your rent on time and dont wreck the place.The home I was in was 50+ years old so we had a few maintenance problems but they were always addressed by professional service personnel in a timely manor. I actually tore the front door off in the middle of the night and it was back on at 9:15 the next morning. Trust me, if it is a priority, it will be addressed. Other items were addressed in a timely manor.When I live there I had a personal tragedy that affected everything, including my living arrangements. I felt like everyone in the office was doing everything in their power to help me get things straightened out. I felt like they went above and beyond the call of duty and I know I am not their only tenant: somehow, they made feel that way.Pay your rent on time and leave the premises as requested. When you first move in, you are presented with a new tenant pack. It is very clear about expectations and other information.Thanks to All Seasons from the Werlines.Best landlords I ever had.
Just recently prior to buying a house, we rented from All Seasons Property Mgt. for the past 5 years and had the BEST experience ever, They were on point and thorough in all the contact we had, and never waited for repairs to be performed. They made our stay non-intrusive and went out of their way to make us feel like friends and customers rather than tenants. I highly recommend them to any home owner looking for an above average team. Everyone from the receptionist on up knew our names and even sent a card signed by the whole staff when my dad passed away. I couldn’t be more thankful. If you are a crummy renter and dont get that it is not your house then rent somewhere else, but if you are conscientious and willing to have a great home well taken care of, then All Seasons is amazing. I used All Seasons to rent my home while I deployed to Iraq in 2010. My realtor said they had a great reputation, but my experience wasnt very pleasant.On the plus side, the rent assessment and setup process was quick and easy. The 12% monthly management fees did seem to buy relief from typical additional fees that management companies charge, and the marketing process was efficient enough to bring a tenant in quickly. Carolyn, the owner, was sweet and always responsive when I needed to escalate issues to her level (which was unfortunately too often, see below).The biggest downside was that it seemed All-Seasons viewed the property as their own. They were pretty bossy about what needed to be done, and pretty unresponsive to my concerns. As an example, the main property manager never returned my voicemails or calls. He would email me back instead, even when I asked him specifically not to do this in the voicemail.The final straw was when I retook possession of the property. All Seasons was almost combative with a very reasonable security deposit withholding I wanted for tenant damage to the wood floors. I insisted anyway, and they became even harder to get a hold of. I was told the tenants contested the withholding, which indicated we would be going to court, and then a week later he realized that the tenants had only contested a cleaning fee. It was just a strange combination of inattentiveness and combativeness that made for a really poor experience.I would be careful about choosing this company if you are a single property-holder. They may be more on your side if you hold multiple properties. Or maybe I just had a long-running bad experience with a single employee.

I have used All Seasons since December of 2009 and I have had no regrets. The backstory. I am in the U.S. Army and I was stationed at Ft. Carson after I returned from Iraq in August of 2009 I was already on assignment to PCS to Germany with a report date of December of 2009. I attempted to sell my home with no success so a friend suggested that I rent my home and recommended All Seasons since they to used the same company. I took them up on their advice and contacted All Seasons. The rest is history. My home has not gone un-occupied no more than a month at any one time. They have worked hard to ensure that the property was highly maintained. Bottom Line Up Front All Season has work hard to protect my and I have not regrets.

He was always looking out for my best interests and the comfort of my renters. When it came time to sell our property, Suzi Adamson is the one you want on your side as your selling realtor. Suzi has won countless awards for being one of the best if not the best realtor in COS. We had nearly a flawless sale from offering to closing when we sold our home. Suzi was always one step ahead of the process ensuring the paperwork was completed, timelines and deadlines adhered to, and the closing complete. She made it happen!! There is none better for either buying or selling when it comes to realtors. She is the one to call. Should I ever be looking to buy (and eventually sell) another property in Colorado Springs, my first stop will be at All Seasons. It should be yours, too. The customer service and rental properties seem nice, but Im not a fan of the pooling of applications, where all applicants are charged the $35 dollar application fee whether they are seriously considered (let alone approved or denied) for the property or not. This is not industry standard and it feels like a blatant money grab.My husband and I were encouraged to submit an application (1 for each of us). We were easily approved, but the property was eventually awarded to someone who had submitted their application 4 days prior. It was not nesseccary for them to automatically charge $70 worth of application fees for a property that we were not first or even second in line to be approved for.So, be aware that while All Seasons may encourage you to submit your application (which they indicate can put you in their system to be pre-approved for all of their properties) there may be a pool of 10 or more applicants for any one property, which greatly diminishes your chances of putting that fee to worthwhile use.
Great experience for over 4 years. All Seasons staff was exceptional from the beginning when I needed to enforce a previously self-managed rental contract, supported a tenant eviction and clean-up, all the way to selling my property!
I attempted to hire them to manage my property. I sent a very polite email requesting information (nothing about specifics). They replied that they are not interested. For a property management company, they sure dont seem very interested in managing properties. The response was very rude. On a positive note, Im glad I received this kind of treatment instead of any potential renters for my property.
Its very sad that you cant find a place to live because A you dont make 3 times the rent B your past or C had financial lows in your life. Your past shouldnt have any standing on being able to get a home for your family let alone have to make 3 times the rent if you can pay the rent it should be no problem..this is why there are so many homless people and homless familys with children because no one wants to give anyone a chance this world is going to hell in a hand basket it is very sad

Weve had All Seasons as property managers for a little over a year now. In less than a week they were able to rent out or home and had our first tenants by the end of the month. During our rental period there has been a severe hail storm and wind storm. In both cases we were informed of potential property damage in less than 24 hours of the storm, and had photos of our property showing damage (or lack of damage) in under 72 hours. Remarkably fast considering both these storms affacted hundreds of homes in the city. The very few maintenance requests that have been put in have had clear explanations written and there is no question as to what was done and why. I am currently 4 times zones away from their offices and the staff is still prompt to return my calls and emails. We are keeping All Seasons for at least 2 more years and highly recommend them as property managers.

All Seasons managed our property for eight years before we decided to sell it. We had a great experience with them--they were prompt, communicative, and secured wonderful tenants for us.
All Seasons managed my property for about two years and I never really had an issue with them except the fact that expenses for maintenance and repairs were a bit too high. This was my first time using a property management company for a rental. They responded quickly to all my emails and addressed all concerns but I do feel like a was blindsided by the start up cost that comes along with preparing a house to put on the rental market.My first month of rent all went to getting the house ready for new tenants and after speaking with them I acknowledged that and moved on. What bothered me was that after that every service calls that was made for maintenance/repair would end up costing between $50-$100 each time. It was clearly stated that I had a home warranty that would cover these repairs for a lower cost and I assumed they would use it since I had made them aware of it prior to signing the contract and also being included in it. I understand that it was a little bit of a hassle but this should have been clearly stated prior to me signing the contract that it would only be used at their convenience and because of maintenance/repair happening nearly every month I would rarely see my full rent and it was upsetting.Other than maintenance and repair fees from their private contractors which infuriated me a little, my overall experience with All Seasons, LLC was an okay one.

I used All Seasons for rental management of my house while i deployed to Korea a few years ago. They leased my 3900 s.f. house to a single female that was nothing but trouble. I doubt that they even ran her credit or did any background check. She was constantly late on payments and I later found out from neighbors that she was subletting out rooms to illegal aliens and she eventually was arrested for stealing electricity from my neighbors vacant house next door. It gets worse...but back to the point, I absolutely regret ever having stepped thru the door of this company. They put on a really good face and the staff seemed real nice and I got the answers I wanted to hear when I was vetting them, then they rented to the first degenerate drifter criminal that walked thru their door.Beware !
I can say with confidence that after 10 years living away from Colorado Springs and using and terminating other highly recommended Property Management companies, I finally had the good fortune to discover All Seasons, LLC. I worked directly with both Carolyn Rogers and Suzi Adamson to repair my rental property from damage due to previous tenant mis-use and other property management neglect. During the repair process Carolyn was very helpful and supportive directing me to several of their contract suppliers even though we had not yet signed a management agreement. The strongest positive evidence in support of All Seasons came from these independent suppliers. Every one of them not only did an excellent job for me but also highly praised this company and their employees as the premiere and professional management company in Colorado Springs. Their respect was unanimous and very evident especially since these contractors perform work for many other management companies in the area. After repairs were completed we decided to offer the house for sale for a short period before re-renting it. Suzi Adamson did an excellent job and we sold the property within a few days. While I am very satisfied with this sale, I find I am a bit disappointed not having the opportunity to work with Carolyn and her property management staff. They have my strongest endorsement for your property management needs.
So far so good! I am going thru here looking at the reviews and am a little surprised by the tenants. We would loved to have sold our house but it was not in the cards so we put in up for rent thru All Seasons after interviewing other companies. When new law changes or emergencies (the summer fires for example) we were always notified very promptly. When the person who has rented said something needed to be done and I questioned it All Seasons was prompt in letting me know that it was a desire not a NEED. Do I believe that they are on the expensive side...yes but you get what you pay for. The folks saying they nickel and dimed you, well look at it from the home owners perspective because a lot of us would rather have sold but couldnt afford to so we are entrusting this big expense to a well recognized business that charged us to do the same things they ask you to do on move in/out (rekey, touch up, cleaning). We are very happy at this point in time in the level of communication and attentiveness!Updated 7/31/2017The above statement still rings true! However, we have now been able to after 5 1/2 years two state moves that this is an amazing company to do business with. They have taken so much stress off of us and then helped up from an incredible distance to sell our home in a quick turn around time.
All Seasons has been my property management company from 2006 to present. They are always professional. Even when I had what seemed like an endless amount of questions about condition of the property, freezing temps, wild fires and severe weather conditions. I never once felt intimedated or felt like I was beening ignored. Everytime I call the staff member(whom ever may answer) would try their best to help. If there was something that they couldnt help me with they took my name and assured me that someone would call me back that day. Almost everytime I would get a call back within an hour or two fom the person I spoke with who found the infromation or a co-worker. The entired staff is very friendly and very helpful.The person who gave the zero or no star and left the comment All Season s**khad to be someone asking them to do something illegal, or not within their companies policy. Disappointing. Sent an email requesting more information about having them manage my property and was told that they are not accepting any more properties. No explanations as to why or if/when they will be accepting more houses. Odd that they are refusing revenue.
Staff is very impersonal and they do not call you back to let you know if you were accepted. Very disappointing!!!
Horrible to work with, nickel and dime for everything. Horrible correspondence and take forever to reply to calls. They will screw around, send people to your home without notice, and then blame you for turning them away. Will not do business with again.
