Loved my time at One East Delaware! Friendly door staff and helpful management team. Access to a grocery store without having to go outside in the winter and Starbucks directly in the building were huge benefits. Also, having Fetch was very convenient for package delivery. Being able to arrange my packages and have them dropped off at my door around my schedule was amazing.
Careful when looking here. Seems like a great place at first. Other buildings in the same price range have far better amenities for the price. Fitness center is very minimal. There is only one small meeting room you can reserve if you want to work from home, which gets booked up quickly. The water feature on the patio has been under construction since I got here. The apartment doors automatically lock, so if you step out into the hallway (i.e. to take the trash to the chute) remember your keys or you get locked out. Getting locked out wouldnt be a big deal but the doorman will not let you into your apartment until you agree to pay 50 dollars. Consider before renting here.
The lobby of the Talbott Hotel is quite intimate and very cozy at the bar.
The absolutely love this buildings location and friendly leasing and door staff! Also, love what they have added to assist with package deliveries. The new system is called Fetch and it so so convenient!
I have the original floor plan from when this lovely building wasconstructed. Since then.......have the kitchens been replaced andupgraded? I wonder.
After moving from a three-flat with the worst management company, this is extremely refreshing. Management has been very helpful and open about everything, especially through the Rise app. Its easy getting packages delivered to your door now since they use the Fetch app, still arrives on-time. Amenities are great, though havent been able to use them much due to Covid. Apartments are greatly renovated and not cheaply. My one and only complaint is how despite this being an older building (which means thicker walls/ceilings), I can still hear my neighbors above me stomping sometimes. I get thats what you get in any apartment, but sometimes that could be extremely annoying. Otherwise, great location, great staff, lovely units with an amazing view.
Management is the worst we have ever encountered. We lived here for 2 years and moved out solely for this reason. There are better buildings with far better management in the the same price range.
Building stopped accepting all packages and instead added $15 per month to everyone’s lease for the “courtesy” of having all packaged rerouted to an offsite facility. That’s right: all residents are required to pay to slow down their packages.
Great place. Great people!!! Been there for almost 2 years and easily one of the best high-rises in the city. With new amenities post construction and great doormen and friendly people in one of the most historic neighborhoods in gold coast - this place is the real deal. Plus I have a great view of the lake from my couch in the living room on the 28th floor.A++!Update: Extended my lease again. Going to be my fifth year in the building. Still a great place in a great location!
Hands down the best place to live in Chicago. The location is perfect. It was recently taken over by a new management team, and they are awesome!! They actually respond to you and take care of anything you may need - which usually isnt the case! The door staff team is also incredible and contributes to one of the many reasons that One East is the best place to live in Chicago. Yes, there is construction but that is because they are trying to make this an even better place to live. I hardly hear any noise, and if I do it is for a short period of time and during normal business hours. I saw the renovations they did to a previous building I lived in, which gives me no doubt in my mind that this place is going to look magnificent when completed!
I lived at One East Delaware for almost 3 years and I cried when I moved out a few days ago. Its an amazing location, which affords easy access to the best Chicago has to offer. And the best building staff in the business. For almost 3 years the incredibly kind and generous doormen were more like family and friends who guarded me and my belongings with the utmost care and courtesy. In spite of the changes that came along with the construction for renovation of the building, the maintenance staff ensured that the units were in good shape at all times! And I cannot thank the office staff for their professionalism and fun attitude toward the residents. I love this building and its team and I know that they are one of the best in the business!!!
I would never recommend anyone to live here.The building itself is nice, newly renovated (not the best quality, but gets the job done and looks nice) and the front desk staff is awesome (AJ & Dave, especially).The management is awful, they are unaccommodating, rude and apparently change building operations without notifying tenants. Moving in and out was/is a nightmare!! Also, they were in my unit for 4 days because my dishwasher was leaking under my floor and seeped up the walls. It was leaking for probably 9 months or so. During the 4 days they had to rip out the floors and walls (both in kitchen & living room) to remove the water. The water discolored my brand new rug.If you want an easy move this is not the building for you.

I have been living here for a year now and just re-signed for another year. I really love living here just because it truly feels like my home away from home. I have lived in Chicago for 5 years now and this apartment complex is the only one I have re-leased at. The management group has always been super nice and professional, and they are ALWAYS ready to answer my questions- or my mothers when she visits- thank you always Rebecca and Christina. The staff, particularly the doormen and the maintenance/upkeep group go above and beyond and are always willing to lend a hand or fix a problem in my unit. They are the nicest people- shoutout to Dave, Ricky, AJ, and Shamika who run the front desk super efficiently and make me feel safe. Jorge and Cain, and really any one from maintenance have always been helpful with any task I have requested of them and I do appreciate it tremendously. I feel comfortable living here and everyone (as much as could be expected in a high-rise building with 300 units) is friendly. The location is wonderful and you are close to a redline stop and pretty much the rest of magnificent mile and downtown. There is a Starbucks in the building and a grocery store (Potash) that come in handy during the snow storms. However, I and a few others could agree that the best part is that they are a dog friendly building. So, if you have a dog (its ok if you dont), want to live in a great location and want to have a positive living experience move to One East!
Construction has been ongoing for months without access to the buildings amenities-fitness center, business center. They set up an empty apartment as a gym with minimal equipment, unreliable inaccessible WiFi. Multiple elevators are down daily- wait can be up to 20 minutes which is incredibly inconvenient in a building with over 30 floors. They installed new carpet that has a pungent odor. Tenants continue to pay full rent.
Architecture is unique a true Chicago style. Lots of historical places in that erea.
