Great maintenance and front desk staff, but very poor quality in management staff. No ownership or sense of responsibility. Constantly exhibit the “that’s not my job” complex. Complete lack of customer service and not a care in the world for Tenant satisfaction. They provide much better customer service to dog-walkers and cleaning staff and follow incoherent policies that lack both transparency and critical thinking.

This place could be the dream place to live if the management was taking care of enforcing the rules they wrote themselves. The building rules clearly say that tenants should respect quiet hours from 11pm, which my neighbor doesnt seem to understand. That would not be an issue if the management would do something about it but, despite numerous emails, they claim they are handling the issue without any concrete results. I am accumulating a huge sleep debt because of the constant loud noise. This place has become a nightmare

We lived in this building for 5 years. We loved the unit we were in. The maintenance staff is incredible - timely and fixed everything within days of any issues cropping up. The front desk staff was generally kind and often excited to see residents.Unfortunately, the staff in the leasing office and otherwise was absolutely horrible. During our tenure at the building, we had only one good experience with them. We rented rooms from the building multiple times - every time we rented rooms we were either told the wrong information and then yelled at by staff for breaking the unwritten rules, or were cancelled on. Once, a member of the leading office did us a favor after they double-booked a space we rented - he got yelled at and we didnt see him for an extended period of time.At one point, the management changed and they instituted an online portal. The new portal automatically assumed (incorrectly) that my partner and I were married. Not only that, I was told that I was not a primary leasee so I couldnt make any decisions on out unit. The building has never seen a dime of his money - rent was 100% from me. Their response to my complaints was to change my status from spouse to roommate. When it was time to renew our lease or if we needed to contact the leasing office at all, they would only speak to him. The buildings lip-service was clearly favoring the male on our relationship, which ultimately is what began the decline of our satisfaction with our living arrangements. When we were deciding if we wanted to renew our lease, we made an appointment (took two weeks to get in to see them) and no one from the leasing office showed up to work that day to meet with us. We scheduled our move out two months in advance - two days before the big day, the leasing office contacted us and told us we were not only double booked, we would have to use the regular elevator as they promised the freight to someone else. The move took us two hours longer than anticipated, and multiple extra hundreds of dollars in moving fees due to delays in trying to simply find and use the elevator. If you are OK with being disrespected by an entire management company and/or dont care about spending extra money, rent here. My two cents... Find somewhere else that cares about their tenants and their welfare, not just turning units.

Ended my lease after two years. New staff in management SUCKS.For some reason the building changed all its management staff since Covid and the current staff is rude and unhelpful. I had terrible experience with Lynn, she charged me $500 pet fee without prior notice, when I was taking care of my friends dog for a weekend; she offers no help when I am in a bad roommate situation and said i could be evicted if the leasing office get involved, even though it was not even my fault.I loved 1001 but now the staff is so awful I decided to leave.

This is NOT the place to be anymore!10001 S State used to be pretty good, this is my fourth year and its sad to say the management has lost control since Covid. They are letting in very poor quality tenants and are unable to evict. If a party place for skunk weed smoking 20 somethings is your thing, then you you love this establishment, If you want a quiet smoke free environment then look elsewhere

Awesome building with great views, great amenities, friendly staff, responsive maintenance, and a willingness to go the extra mile.An example of note: at the beginning of the COVID lockdown, a doctor friend asked everyone he knew with a 3D printer to help create face masks for the staff at his hospital, as they were very short on supply. After asking, our building manager Nicholas was willing to help by using the buildings 3D printer to create several of these. My friend added the necessary filters and found homes for them among the hospital staff. He and I send our sincere thanks to 1001 for their willingness to help!

The apartments themselves are nice--the finishes seem fairly high-quality, and the views are (mostly) pretty good. The door staff is also awesome.Probably my most major complaint is the pool and hot tub situation. As you can see in the attached picture, the pool and hot tub seem to be basically forgotten about by management in the winter months. This doesnt affect me directly (since both the pool and hot tub are closed during the winter) but my unit overlooks the pool deck, and its somewhat disgusting to look at for eight months of out of the year.Another problematic issue is that management will not allow you to have more than two guests per resident in the amenity areas unless youve paid the rather exorbitant rates to reserve the amenity space. This is true regardless of whether the area has already been reserved or not, and whether you have given prior notice to management or not. These aside, the building itself is nice, the location is good, and as the attached picture shows, the view from the top floor is incredible.

Ive lived at 1001 S State for just over a year and have absolutely loved it. The apartments are very modern and have great views. The staff is friendly and welcoming. The amenities are top notch. Ive only had minor maintenance issues since moving in, they have all been addressed within a day. I move frequently for my job and this has been the best apartment building Ive lived in.

I will start out mentioning why I am providing a low rating: the building announced it will not receive packages (e.g., from Amazon) anymore! Instead, they will be sent to Fetch, a company with whom we will have to separately coordinate. There are many alternative options including, as my prior building did, having a trusted member of the staff deliver them to apartments when the room is at capacity, or simply building out more space. This is a terrific shame because I would otherwise have very nice things to say about the building, including the staff and cleanliness. [Edited to say that I would absolutely revise my rating if this decision was reversed. I pay for Amazon Prime precisely to get packages on, e.g., the same day and simply do not have time to go through an intermediary to get them.][Edited to reply to the management: if this works out, then I will quickly revise my rating. The issue is merely that I have a friend whose building has turned to Fetch, and without going into details, it has not been convenient.]

I enjoy living at 1001 south state. I have lived here for a year and I just recently renewed my lease. Great views and awesome amenities. My phone service sucks in my apartment though (not sure if its because of how high up my apartment is or if it has something to do with the building structure itself, but Ive heard many people complain about this issue).

Im going to give 5 stars. Reason being I feel that a lot of the reviews arent being reasonable. I live In a unit on the north facing side of the building, on a mid level floor, 20s.... the views are amazing for the price that you pay. My friends and family are always impressed. I mean if your complaining about a price while facing the south part of the building then this just isnt the place for you. We had issues with heat on the north side of the building also, but they came out to fix the heat promptly when requested, literally in about an hour. I have smelled weed in the elevator before that is true. But Its not a constant thing Ive noticed to the point to be angry about. My main reason for giving 5 stars is value. I live with my husband and 18mo old daughter we feel pretty safe. I mean winnetka is safe, but their property taxes are about twice what it cost to live here. That being said Im appriciative for what I have here

My husband and I moved into 1001 S State in December 2016 with our 18 month daughter in a 2 bedroom 2 bath and pay over $3,000/month. I am writing this review to shine some light if youre considering moving into this building. Its a beautiful building (inside and out) but our experience as well as several other people weve talked to in the building has been a nightmare. For the amount of money we pay, we expect to feel comfortable and safe in our living arrangements. The day we moved into our unit it was a mess - they told us they would have it all cleaned up and ready for move in and that was not the case. We let it go. The next week, our heat went out. They were having issues with the heat in all of the units on the south facing side of the building and did offer a space heater, but it was not enough to heat our unit (temp was under 10 degrees that week). We had to stay in a hotel that night. The elevators in the building smell like marijuana constantly to the point where I have to wait for another one to take my daughter up to our unit. After I complained about this to management they said they were working on the issue. Never heard any follow up or resolution on the issue (and there must not have been as it continues to be a problem). In addition to this, the biggest problem of all, is the ventilation system in the building. You can hear conversations the person above you is having through the vents. And you can have a conversation with the person through the vents without having to yell. Not very fun when the music wakes you and your 1 year old up at 6 in the morning. Last night was the final straw as the marijuana odor came into our unit through our vents so strong that we had to leave our unit. We had company over and after complaining to management downstairs and them telling us theres nothing they can do except keep trying to find the source of the problem, we were forced to leave our unit for a few hours and leave the windows open to hopefully get rid of the odor. I am so disappointed in the lack of follow up and concern the management here at 1001 S State shows. My husband and I have rented in other high rises in the city (355 E Ohio, 600 N McClurg, 1164 W Madison) and never had one issue with hearing and smelling things through the vents. I also expressed that downstairs to Andrew in the office and his response to me was cool. So unprofessional and unfortunate. Just thought I would share, in case you are considering moving into this building especially with a family.

Ive noticed the marijuana smell once; I dont find this very obnoxious, but I did grow up in California and Washington. Amenities are excellent, the view (on the north side) is mindblowing and with floor to ceiling windows makes it impossible to be unhappy for long while in your unit. Door staff are wonderful, and the leasing agents have been great about following up on various calls. Why the star off? Well...the building is new, and the issues are noticeable but minor and fixable. Were talking closet doors not always staying on the rails properly, one of the windows being installed a little lopsided and not locking properly on one side as a result...all stuff the maintenance guys can fix. It would also be nice if the doors were flush with the floors to provide better soundproofing, but you can get under-door inserts to help with this. The only problem Id see as big is that my front door blows doesnt swing shut on its own if I have the windows open (pressure difference?).Im inclined more towards figuring out how I can address problems in my living space than paying a premium for perfection, so none of this seems like a dealbreaker for me; your mileage may vary (and theres nothing wrong with that). A year on from now the place will probably have gotten over its growing pains; right now its excellent but you may have to call the desk periodically. For perspective, the only places Ive seen that were comparable on location, non-niche amenities, and view were $200-$300/mo more for similar sized apartments with only slightly better interiors; I can see myself moving to one of those after a few years of pay raises, but for now 1001s looking like a pretty excellent choice.

/Update: As of March 29, weed smell is covering our unit and the hallway because someone is smoking it on our floor. /We are currently living here with our 1 year old son. Couple of things that you should consider before signing a lease (especially if you have kids):- Some of the neighbors are smoking weed and the smoke comes through the bathroom vents. One day doorman came and reported this to the management but they could not find who that person was. Their first offer was ending our lease without penalty fee but then they offered us to move to an upgraded unit. However, hallway is smelling like weed now. Some of the elevators smell weed as well. Our neighbor (a mom with one year old) and my wife had to take another elevator. Apparently, the screening of the residents before signing the lease was not good enough.- Some neighbors (including our upstairs neighbor) like to party every weekend in their apartment. Once it was until 4 am. Reported this twice already, and when you pay over $3000, you would not want to deal with this by calling every time.- There is no heat in the bathroom.- Heating is terrible. There are two separate HVAC and it is impossible to have the same temp in the whole house (even they are set to the same temp).

Ive been living here with my husband since the first month this building was rentable. The staff has always been wonderful and respectful. The amenities are incredible and well kept. The floor to ceiling windows are beautiful and the view on the 40th floor is incredible. Ive noticed some complaints about the marijuana smell in the other reviews. And Id like to mention that I personally havent come in contact with it here, but that the building management has sent out emails claiming that smoking is a direct violation of your lease agreement and that legal action will be taken. Again, I havent directly experienced it, but they seem to be doing what they can without invading peoples homes. To the staffs credit, I will mention that when the building was under major construction, I had an uncomfortable issue with an construction worker (not a general staff member), and I took the issue to management and they treated me with respect and handled it very well. You couldnt ask for a better staff. The location is perfect. Near everything, but just out of traffic enough to be quiet. Right by the El, Lakeshore and the highway. Dog friendly is a huge plus to me. The amenities beat out the amenities of other buildings in our price range, by a lot. Ive had a wonderful experience so far, and would definitely recommend!

I lived for 2 years at 1001 S State, time during which the management of the building has greatly improved considering it was a brand new building when I moved in (2016). Service requests are quick and efficient, and the management does its best to keep amenities organized and accessible. The pool and Jacuzzi areas close really early in the year and open really late, so there are only really a couple of months in which residents can use them. We had several issues with booking the rooftop for private events, but in the end the management was amicable in resolution and compensated us for their mistakes. You will not find a better value for this level of luxury in Chicago unless you live far from the downtown area. The location of the building is amazing. When we first moved in, prices were lower and this lead to some unpleasant neighbors, we have several issues with residents smoking in the building which affected our apartment. However, 2 years later the building has enforced policies, and the resident mix is now compromised of young professionals and families. The front desk and maintenance staff are absolutely amazing, they make you feel at home every time you walk in the door. I have never experienced such a great service and professionalism from front desk staff in all the places I have lived. They are basically family. The building is safe and clean, utilities are cheap, rent is reasonable for what you get space and luxury wise, internet is fast, and the views are amazing if you clear the 25th floor. The train runs next to the building so it can get loud if you get a lower floor facing east. Natural light abounds due to the window structure. The gym is fully equipped and constantly getting new equipment for residents. The 3D printer is a complete gimmick, but nice to show off to friends. There is dry cleaning services via an app with lockers for delivery and drop off in the lobby, as well as a good online portal for mail, packaged, and grocery deliveries. Apartments have USB plugs in the kitchen counters, double sinks in the master bedrooms, new finishes all around. The water pressure is a bit low for my taste, but nothing you cant get past by buying a better shower head. The AC and heating units can get cranky and loud if you dont regularly request filter changes, which we did every 3 months (at no additional cost). The leasing office is amazing and the referral bonuses are great for residents. Walls are thin if you dont have a corner unit, you will be able to hear your neighbors from time to time, same goes for hallway sounds. All in all great experience with minor issues that were resolved along the way. If you want to be near the loop, grant park, the lake, all major L train lines, and direct access to the highways this building is your best bet. If you care more about neighborhood feel and exclusivity I recommend staying out of south loop and going north.

Where do I start with this place.....Ive lived here a year now and just resigned simply cause I didnt want to move again. The building is great and well kept, I could care less about weed smells in the building that doesnt bother me, but I understand for some it might. However I do care that management here truly is the worst Ive ever seen in any high rise...ever. I have incredibly annoying neighbors with exotic pets thats squeal and hoot all day and night...Ive complained oh seven or eight times seeing as the lease I just resigned says they arent allowed here. Again this elusive property manager whoever she is never returns my calls or even cares to send an email. The building is just awfully managed from this issue to the wristbands for the pool they tried to enforce (and failed mind you...shocker) on the 4th of July for the first time lol. They also allow elements into the building that seem to only pay cash I would think and thats where the weed smoke seems to permeate from. Either way just learn how to take care of your Tennants I understand growing pains but we are well past that now.
