Had a never ending cockroach problem in my apartment. After over a dozen treatments the problem was not solved. Finally got fed up and decided to give them a 14 day letter to either fix the problem or Id terminate the lease. The 14 days came and went, I found another cockroach in the apartment, I showed this to management but the lady just conjectured that I could have taken this before the 14 days, because iPhones dont capture all that metadata that tell you when and where a photo was taken. They didnt want to accept me legally exiting the lease, and came after me illegally with a debt collector after I moved out trying to recover rent they werent owed. On two occasions they declined to allow my emotional support dog to accompany me into management office, despite ADA regulations. They also entered into my apartment with no notice. They ended up having to pay a fine because of that, and ended up retaliating by not accepting the termination of my lease because of the unsolved cockroach issue. Retaliating against a tenant just because they were called out on something illegal (coming into the apt with zero notice) is itself illegal in chicago according to Municipal Code Title 5, Chapter 12 5-12-150. Avoid these people at all costs!
I had the opportunity to stay in one of Draper and Kramer apartments recently and it was like going on vacation! The views, location and staff were outstanding!As a DK employee, I am amazed to see the level of team work that goes into running just one building. The behind the scenes collaboration, camaraderie and commitment to improving the residence experience is something that really is unique. Lots of our employees have been with the company for a very long time and have built a history of friendships that span decades. Again something really unique that you don’t see a lot of today.
While I love my apartment and the people who live in the building, I do not appreciate the way management handles things. I had bed bugs and the building did not handle this professionally at all with a lot of miscommunication. Also, the elevators have been down frequently, causing 16 floors to only have 1 elevator during COVID-19. At one point in COVID, the elevator was down for an ENTIRE month. Also, the dog park was surrounded by poisonous plants until the winter came when they pulled out the dead plants. Also, the building stops spraying the dog park with deodorizer in the winter even when there is no snow.
My stay in Lake meadows Apartments ran by Draper & Kramer: I am just speechless - At some level, I am very grateful to these people. I had a great training about staying mentally strong in very horrible circumstances - I am just looking forward getting out of this place alive very soon and resume my life :)After staying here I feel confident that you will realize the great stoic truth Marcus Aurelius wrote about- The only thing in your control is your own mind. Rest is all governed by chaos.In case I find a need to vent out my frustrations later, I will update this review and write review on Yelp and other places too once my lease gets over. But hopefully I can just move on with my life, never look back and waste my time writing reviews and forget this traumatic experience!But it may take a while - living here has been a traumatic experience and I will have to keep updating reviews as a healthy way to vent out my frustration!
Living in lake meadows apartments. These people are absolutely horrible. I have lost little faith in humanity after living here. Roaches, bed bugs, water cut offs for days, apartment found in inhabitable condition after move-in. Non responsive management. The list just goes on and on.... I tried contacting them using all channels. I think I should find some attorney to handle it now
I lived in lake meadows a few months ago and this was the worst experience ever for my first apartment. Everything was so outdated and a few days into me moving in I saw roaches. They fixed the roach problem but the bigger issue I had with this company and building is they’re very unprofessional. I was working Full time and A Full time Pharmacy student, I was never really home because of that reason. One day while trying to pay my rent I noticed I was charged an Extra $500 on top of my rent, when I called and asked why they barely wanted to tell me. After hours of talking they finally told me it was because someone said they smelled marijuana. I had proof that I wasn’t home the day someone made a false report and that still never mattered to lake meadows, I felt like they only cared about money. I explained to them that it’s been so many times I saw college students in the hall smoking across from my apartment in the stairwell, my apartment is directly across from the stair well it’s always people smoking there and people made several reports. Even the neighbors on the left and right of my apartment said that I’m barely home and they never smelled smoke from my apartment. I refused to pay for something I didn’t do, they tried to take me to court however I decided me leaving was the best decision. I work too hard to go through this, lake meadows is full of money hungry people and it’s ridiculous they take advantage of people..
Lived here for almost a year and I love it! The staff is always helpful and attentive when I need something and the pricing is very fair! It was hard to find affordable, comfortable housing in the area I wanted to live that ALSO allowed me to have my dog and cat. I love that this place is so affordable, nice, and I can have pets!
The Leasing Agents are BIG LIARS! I do not recommend anyone leasing an apartment in the Lake Meadows community.
The responsiveness of management is exceptional. Every member of the staff from janitors to management is accommodating and friendly. New systems are established frequently and consistently lead to an improved experience,
This company as a property manager is terrible. They don’t take care of any issues requested, and then try to fine you after they don’t complete repair requests and they cause damage.
My experience with the management company has been wonderful everybody has been extremely kind and professional. I love the monthly emails pertaining to the monthly events.
We love the location and our apartment. However, since the last remodeling of the hallways took place, there is much more noise because the removal of the carpeting and the installation of the indoor-outdoor tiles has taken away the noise absorption the carpet afforded.Also, in the 1360 Lake Shore Drive building lobby, the sliding doors were installed in a manner that our poor doorpersons freeze in the winter and swelter in the summer. It is ridiculous for them to have to sit with heavy coats and hats and scarves just to keep warm. Those doors should be replaced or reversed or perhaps install a revolving door to keep the weather out of the lobby.The amenities afforded by the building are quite nice and appreciated. The management of our building is very nice and helpful, and so are our doorpersons and workers.
The building staff at their 3900 N Lake Shore Dr were fantastic, very friendly and probably the best part of Draper Kramer. After moving out, it took almost two months to get my security deposit back, with absolutely terrible communication from their headquarters. Really a coin flip your experience with this management company but if you want a headache and the lovely experience of talking to a wall, give this place a go. Funny thing was I was about a day away from taking legal action against them and they finally got me my security deposit back.
Hi,Thank you for your interesting and transperancy..Im happy for Homestead management and good maintenance.Only one concern about the number of vehicles for each apartment.The apartment with one bedroom may need one vehicle while the apartment with two bedrooms (bigger family) may needs free parking for two vehicles.Im living in 309 # 3 and have children, my wife has to take them to school and Ill be out of the village, this needs more than one vehicle to solve it. And I cant pay for extra garage while there is enough space in my side during the day and night.Besides, the garage is narrow to enter van, for me or my wife.I ask you to revise this rule to be more practical and convenient.Thanks again for you and all who makes this community great.Alaa Jawad
Being a first time home buyer i went into this blind. you would expect a MORTGAGE company to explain things to a first time home buyer, be organized, have friendly people for them. well, none of the above were included. i was left in the dark for so much. i had no idea what was going on 75% of the time. this company approved me for a loan, having all of my information and then basically told me they were kidding and told me that i needed to pay something else off first and to pull the money out of nowhere to do so before i can get the loan the already approved me for. needless to say, i did not go through with buying my first house because of their screw up. next came the huge overdraft fee on my bank account that they were only partially clear about that i will be fighting. they charge for you a fee for the appraisal even though you dont request it and dont go through with the sale and dont let you know how much that fee will be at all through this entire process (which by the way is a whopping $580, watch out). this has by far been the worst experience of my life and when i go to buy a home again, i surely will avoid this company at all costs. if i could rate this company i would give it 0 stars. thumbs down to you and all of your employees.
The heating and air conditioning is archaic. The thermostats need to be updated to this century and should be programmable. I am constantly playing with them. There should be an antenna option for people to be able to use TV without the enormous cable bills.
Our sons lease expires August 2019 and Lake Meadows, the apartment complex where he resides, has requested verification now that we want to renew his lease. Paperwork has been submitted by my husband and son to complete this process, but notifications are still being sent out telling us that they must complete the paperwork by June 28th, 2019 although they have both done what they have been requested to do.My husband is the co-signer on our sons lease and my husband has been unsuccessful in getting Ms. Howard, manager of Lake Meadows Apartments, to return his calls, so that this can all be resolved immediately. Our son had also personally signed a document, in person, in the management office, stating that he does want to renew the lease, and they are still leaving him notes that the lease must be renewed now.In addition, when attempting to speak to someone in the corporate office to get some help regarding this matter, the person he was directed to speak with had a full mail box.It is difficult to comprehend that when a resident is a good tenant who has always paid their rent on time, that this is the way they are treated.Im hoping that someone contacts my husband and son to resolve this because this is absolutely ridiculous.
I wish I could give this place -0 stars! They are RACIST and I HATE it here! I had to reach out to the company because the property manager didn’t want to accept me in the building. My income was denied because she didn’t want to do her JOB and NOW she has been promoted! I already know it was because of my race! Of course I’m BLACK.
I am sadly not shocked by the other reviews... the management for Marina Towers is a disgrace. John is bothered by anyone who calls him or asks him a question, and is undeniably the rudest person I have ever encountered in a customer service position. They are all buddy-buddy in the office, so when I contacted his supervisor to inform her of a phone call I had with John (during which he berated me relentlessly), she denied it ever occurred. As much as I love my actual unit, I would NEVER recommend living in this building as long as it is under this management. They are all in need of a customer service crash course and an attitude adjustment.
We lived at their Fieldpointe of St. Louis property. This is the worst apartment complex I have ever lived at. In the two years that we lived here we had several negative run ins. Our first problem was weeds. The complex was supposed to weed our patio area. They even sent out a flyer saying they would be doing this at the beginning of each year. Well they never did. I had what looked like a jungle growing in my back patio area. After calling on it, I finally took it upon myself to weed it. It took me a solid day to pull and spray the weeds. Shortly after that we were experiencing AC problems. The unit would run all day long with no breaks. Causing our utility bills to skyrocket. So I reported it to the office and they said they would send someone out. They claim that they came out and charged the unit. But the problem continued. So I decided to look at the unit myself. After further inspection I realized that the unit looked like it had never been cleaned since the installation. The unit was covered in dirt and fuzz. So I took it apart and cleaned and blew it out myself. But our biggest encounter with the complex was sewage. I woke up one morning to find sewage coming up out of our kitchen sink and flooding our living area. Which got in all our drawers, cabinets and floors. It ruined tons of food, decorations and cookbooks. We were told that there was nothing they could do for our loss because they werent sure if it was our fault or our neighbors fault that the flood occurred sense we shared plumbing. We had strangers food waste floating in our kitchen and what looked like used toilet paper outside our front door, which spewed out the service pipe. This sat outside my door for several weeks before rain washed it away completely. When I asked to get it professionally cleaned sense it was sewage, they practically laughed at me. This happened twice in two weeks. after all this trouble we had been through. They still ended up taking our deposit and charging us an additional $300, because they had to replace the carpets. Even though we had the carpets professionally cleaned. But here is the kicker. They didnt even try to contact us. They simply sent it to a collections agency right away. We had no idea we owed anything, until we got a letter in the mail saying we had an outstanding balance. The complex had both our phone numbers, email and new address. But still did not try to contact us. My credit score dropped 93 points because of this. This complex is full of a bunch of crooks and should be shut down. If I could give it less stars, I would.
Im currently a tenant at Lake Meadows Apartments...I have lived there a little over 3 years and have lived there twice before. The property and management is an absolute disgrace!!! I pay a lot of money to rent what they call an updated unit but its absolutely not worth the money. There are issues with security, drug activity, the upkeep of the building, safety, graffiti, etc. Ive reported these issue to management on numerous occasions and NOTHING, I mean absolutely NOTHING has been done about it!!! If I could give them a negative review I would. I would never refer anyone to Lake Meadows or Prairie Shores. Maybe there needs to be a change in management and/or ownership but I know its not worth living there so please DO NOT consider making either one of these properties your home!

I have been a tenant at Lake Park Crescent Apartments since 2016. I have had the worst experience with management that I could have never imagined. For two years I have made numerous phone calls and in person visits to the management office as well as stating in writing my frustration and disappointment with a lack of concern or acknowledgement of the numerous repairs that still to this day have not been completed even after the Compliance Manager assured me that the repairs would be completed. This occured on the day I signed my lease for a third year as a tenant. I have taken numerous pictures and videos documenting the repairs that exist and how some of them prevent me from using my bathrooms, my stove and even my utility basin in my laundry area. The list goes on and even includes a hole in the ceiling that the management office has been promising to repair for two and a half years! I have other issues too numerous to mention here but I am convinced that management will not do the right thing regarding this situation. Im sure I am not the only tenant experiencing the awful treatment and unprofessionalism of the members of management when I am paying my rent each month but getting NOTHING in return. I hope that no one has to experience the same. I truly have no faith in management at this point and I am convinced that management will do nothing to make this right even though they have made numerous promises to do so.

Dont bother calling to solve any issue, because nobody on their end has any interest in assisting or helping you. You call someone and they all act like oh why did they call me. Instead of helping they say they dont know.
This company is a slum lord company. The apartments they manage are poorly poorly run and cared for. You will waste time and money with these guys and you will get neither compensation or an apology. What a disgrace to run such a business that betrays the trust of so many people.
By far the worst condo association Ive ever experienced in Chicago. They have made me regret every minute of the purchase of this condo. Employees consistently have poor attitudes and make the most minute tasks trivial. For an internet rewire I watched an employee barge into my condo, taking a personal call the entire time, and pay zero attention to how she was disrupting my day. I do not understand what the associations dues are paying for with this management company. Every request from DK requires a $50-100 charge. I could not even rent this condo out in good conscious. I would advise all real estate agents to stay away from 400 N LaSalle unless they obtain new management(and yes, I realize what this review does for my property value).
Please read their Yelp! reviews. I thought Comcast was the worst company I have ever dealt with in my life, followed by MCI/Worldcom but actually D&K takes the cake on an extremely low bar. Please just do yourself a favor and run in the opposite direction!
The property manager is terrible at 820 S Park Terrace, in Chicago. This is a senior and disabled person building, and it is now infested with bedbugs. She has no regard for the people who live there.
