This review is mostly for the amazing work by Manuel and the rest of the team at 622 W Cornelia. We moved in back in April, right around when Manuel started at this location and he has been the most helpful, friendly, efficient, and dependable building manager/engineer I have experienced! I can’t thank him enough for all of the improvements he’s made and the work that the team does to keep the property looking great. And of course thanks to Beal as a whole for the great renovations since we moved in! Would definitely recommend this place.
Beal properties in the North Shore is home sweet home. I find that the management company does care for their residents and take pride in keeping up with the properties. I have lived at two locations in the North Shore managed by Beal Properties each time I found their team both Engineers and Office staff to be customer oriented, resourceful, friendly, and will go above and beyond to help you with maintenance and with security measures or concerns within their agreed service level agreement sometimes even expedited thats great service. The team at the office are always so very responsive in my experiences and will provide a good why if a request can not be met or fulfilled. This is so important and makes you feel heard. I appreciate the team at Beal Properties and enjoy my time as a resident and happy to call this home as a result.
Arnel and Eldisa are amazing at Addison! They are very responsive to any requests and take care of everything quickly. If any small thing needs to be fixed or replace they are on it within a day or sooner. They follow up and ensure everything is working properly. They also keep the interior and exterior clean and appealing.
I’m writing this review for 445 W Barry building where Jasmin is the building engineer. Jasmin makes sure the building is cleaned every morning, and its always clean and smells great. Jasmin is very responsive to all maintenance requests he usually takes care of them the same day or next day the latest. I have been a tenant here for two years and will renew again in December. I’m very happy with the building and management as Majda who also works in the office always takes care of any concerns immediately. I would recommend this building or any building where Jasmin manages it.
I have to say that my experience with this company has been stellar. Kristen was my rental associate and she was consistently communicative from start to finish. On the day of my scheduled viewings, Kristen was extremely patient, accommodating, and listened to what it was I was looking for. I was then put into contact with Mil, the leasing admin and she was wonderful to work with as well. My move-in plans changed near last minute and I had to move in a week prior to my original move-in day and this was successfully arranged without incident or question. After moving in, the building engineer, Art, has been nothing short of excellent and responsive to my needs. I think my time here is going to be great, and I highly recommend Beal Properties if youre in the market for a new place.
I’ve had a great experience with Beal Properties from my rental associate to the building engineer (Ernes). Apartment hunting has always been a pain for me. But this time, Beal Properties made it very easy for me especially because of the quick responses and guidance. The apartment was beautiful and pretty big compared to all the listings I have seen. The prices are also very affordable.My building engineer, Ernes is amazing. He is extremely polite and always available. He is very responsive and helpful with everythingI needed to do before my move-in date. Extremely glad to get such a nice apartment during this Covid time.
Lived here for a little over half a year. The maintenance team is really fast to response to issues in the building. Specifically Manuel is always there when we need him to do a quick and efficient job. Very friendly and smart. I’m happy to have someone like him around to help us out.

I moved into 4737 n hermitage 09/04/2021 and it’s been the worse decision of my life. The apartment didn’t have a lock on it when I moved in which should have been the first red flag that nothing had been done to service the apartment before I moved in, the drains were clogged, the fridge stopped working first week ruining my food I had bought, the website on the listing says microwave, they are lying, I was told this was a non-snoking building by Brandon - that was a lie, the Egineer Cornell came in to “fix” my fridge, my broken dishwasher and the mold in the bathroom which I asked to be tested and I came home tonight to my apartment COVERED in mold, he ruined my bath Matt, got mold on my medicine that I now have to replace, it’s all over the bathroom and hair products and who knows what else he ruined. DO NOT RENT FROM BEAL PROPERTIES - I am keeping the sink drain for mold testing - I don’t doubt this place will get condemned. Oh and he said he ran my dishwasher but my soap pod was still in there from last night when I tried to run it but the door wouldn’t close
Julia with Beal Properties reached out to me to let me know my sink needed repair before I even knew! She had mentioned that my neighbors sink above me had been clogged and that she thought mine might be having the same issue. Within 30 minutes, I had a fully functioning sink again! So appreciative to have a hard working and thoughtful person as my building engineer.

Great experience working with Beal. Had a stressful and sudden move required for work to Chicago. They very quickly provided options to tour and were extremely efficient and helpful in the lease signing process. Seem to be very accommodating. I’ve had a great experience with Beal Properties so far, from my rental associate to building engineer. My rental associate, Kristen, was incredibly helpful and communicative in getting my application in. My leasing admin, Mil, was also very helpful in putting together my lease and giving me all the info I needed to move in. Finally, Dennis, Fadila and the team have been amazing in getting me set up — they were incredibly helpful in arranging my move and getting me familiar with the building, and are always available to help if I have any questions or issues. The shadiest apartment company ever.Read their yelp reviews. Also below is my point to point response to their lies. (they actually made yelp businesses bc the first 1 was a 2 star and they decided to make a second one to trick others thinking they are better.)------in response to Ashley--------Initially I thought you were different.You reached out, we worked together, but seeing your responses, I am deeply disappointed as its nothing but lies on top of lies.Also, Our conversation was in email, no need to make up lies as everything has a record. Including your current response which Im sure is bound to change once you read this.1. There was no point in time I was EVER offered the option to end the lease. There was no point in time I was EVER offered refund. There was no point in time I was EVER offered the accommodation of price adjustment.2. The only thing I was offered was removing the radiator in my current apartment, or have an agent show me different apartments. Which I initially took the latter option but your team decided its not worth their time so you told me to just go look for it myself. And like you said, all of the options were far above my budget which is no solution at all. And no you did not ever offer price adjustment to any of the options.3. Your office said you are on break. Dominique also said you were on break. I requested call back you never called back. You had the chance to email me and you never mentioned family emergency so that is a lie. You can play the pitty card but that only works if I didnt have proof of your colleagues saying you are on break. And instead of writing lies you could have even called me. And we wouldnt be here but Im glad now the world can see your lies.4. Upon encountering the issues I emailed and was willing to work with you. The unit was in no livable condition so I requested lease termination with you guys paying for movers or lower the rent so it match the unit condition. I was ignored completely.-----below is my experience-----No electricity from outlet, infestation, no water pressure in shower but will splat all over your appliances in kitchen (microwave, rice cooker, etc.), broken blinds, misaligned locks, random bugs. All the worst nightmares in 1 place.Not sure if they have front desks who just answer phones or the whole office just answers call and transfer but whomever was answering phones go above and beyond to make sure you dont get connected to the right party or any party. They will transfer you to a voicemail, of the wrong person, they will transfer you to hold and end the call, they will not pick up.You can also count on not being able to reach anyone you need to talk to in the office. Before noon they will be in meeting, always, no exception. noon to 2:30 will be lunch break, doesnt matter when, doesnt matter who, they will be on lunch break. They will be just leaving for lunch break, or is still out to lunch. After that, they will be taking a break. then they close. Think April and Ron from parks and rec except thats a comedy show that mocks this kind of reality.They charge water and trash separate but the tenants need to take trash out from the front, out the courtyard, then into the back of the building. So the hallway always smells like rotten egg and the carpets on the stairs are just stained with trail of trash residue. You are basically paying to live in a dumpster. There is back door, which should be where tenants take trash but it has warning signs do not leave trash there and takes you to a basement thats probably haunted. We pay electric and gas, and heating is electric.Their rent seems cheap but once you add up its not, go for a better management, go for one that actually manages and care about tenants. Whatever they put as the square footage of the unit, divide it by half and itd still be an over estimate.The only person you can get in contact with is the building engineer which is like their saving grace.I highly highly recommend against Beal.

Just moved in to the Damen Apartments and its been great. My move in got delayed by issues with my moving company and they were responsive and helpful throughout a frustrating process. My building manager Ernes is completely on top of maintenance, and hes also friendly and helpful every time we interact.. He returns text and calls right away, and fixes things immediately. My experiences with the front desk folks have also been good. Overall, its been a great experience so far. I love the location and I love the building!
I had a really good experience with Beale. For my first time renting, all the folks I worked with helped me feel comfortable and excited to rent from them! They were responsive, kind, and even showed me more apartments than I was expecting, so I could have a lot of options. I am moving into my new place this weekend and looking forward to it...all because of the positivity and helpfulness of the people at Beale!
This review is for Beal agent Christy. While we didnt end up finding a spot we liked with the company, but Christy was the most professional agent we dealt with during our search. She went above and beyond to send us listings and do virtual tours of multiple units in one go. We need more people like Christy in the biz!

Just moved into one of their apartments and its very nice and more spacious than I thought it would be. New appliances that match, nice granite countertops, and recently waxed floors. The building engineer Ernes goes above and beyond to help with any issue you may have and will fix anything very quickly. He worked super hard to get everything into top shape for my move in and even gave me a helpful tour of the apartment building when he gave me the keys. Highly recommend.

JW was more than amazing when it came to working with our tight schedule and viewing multiple units. He helped us find the perfect unit and then made it super easy for us to follow up with the leasing department where Mil was also very responsive and helpful with everything we needed to do before our move-in date. So far so good, and I cant wait to officially move in August, and settle into our new home
I lived at the Wrightwood apartments and the managers were incredibly helpful. My shower wasn’t functioning and they replaced the shower spout within the day. The building manager was very responsive and helpful! I’m glad this company hires such helpful managers and staff.

I lived for 2.5 years at 4829N Damen Ave. building and had nothing but good experiences with maintenance people who promptly took care of anything I needed.Ernest is always on top of things and is a very attentive and friendly person who really cares for the tenants comfort.Ive also seen him around fixing and painting vacant units making sure everything is good, working and sparkling clean, ready for the new tenant to move in.Always great service with the best attitude.Grateful for a great experience and would definitely consider renting again with Beal Properties in the future.
The building engineer Ernes is the best. He is a very nice guy and fixes any issue you have very quickly. He is also very personable and friendly so I never have any hesitation to call or text him if an issue comes up. All around great guy and is such a big help. I feel very fortunate that he is the one dealing with any issues in the building.
Kristen was such a pleasure to work with. She made the process so easy and I ended up finding an apartment on the first try. I really appreciate that she truly kept in mind what I was looking for, which I think is what made the process such a breeze and to the point. The building engineer Ernes is a great asset of Beal Properties. He is very patient and professional, and knows how to deal with tenants. I noticed that he is really good at doing his job and communicating. Never before have I experienced such care and attention from a building engineer.
I lived in The Damen Arms for a year. The studio was beautiful and pretty big compared to most other studios. I found the staff at Beal Properties to be very helpful from beginning to end. I moved into another Beal Properties building and it’s still as great as it was from the start! Erness, who is my building engineer, is amazing. He is one of the hardest working people I’ve ever met. Anything we need help with, he’s on top of it. I can’t believe he does such a good job while taking care of as many buildings as he does! He’s been friendly and welcoming from the beginning and it always makes my day better to see him. Christy, who helped me and my boyfriend find our apartment, was wonderful! Mil, the leasing admin, has also been wonderful. I was supposed to move out on the 31st and move in to the new place on the 1st and Mil helped me with arrangements so I wasn’t homeless nfor a night. These buildings are well-maintained with wonderful staff! Very happy to be with Beal for another year!
Ive only been living here for a month, but so far its one of the better apartment buildings Ive seen. Management is super friendly and professional, especially Mr. Ernes. He talks to you like he talks to a friend, is always willing to help out the renters in the property, and always makes sure the building is kept clean, tidy, and in great condition. Ive had bad building management at previous apartments before but Im a little more at ease knowing I dont have anything to worry about with this one because of people like Mr. Ernes.10/10 would recommend.
Nothing but good experiences so far.Our agent Chase went above and beyond to help us get the apartment, even answering emails on a Sunday night and keeping open communication from start to finish.Our building engineer Manuel has been awesome. Our toilet and stove broke on a Saturday night (poor coincidence I know) and he came right out that night and replaced the whole toilet and fixed the stove. He even noticed that the water pressure in our shower was a little low and said that he would send someone to take a look this week.The apartment was clean when we moved in and we have no complaints, everything has been as advertised/expected.
Apartment was clean, I had no issues, and the building engineer, Ernes, always assisted any time there were any issues. I was definitely glad to have a solid building engineer who kept the apartment complex well kept and was always on top of any requests. I enjoyed my stay here.
Ive lived with Beal Properties for two years now. I have had very few issues, and have had a great experiences with our maintenance staff. Manuel re-did the flooring in my bathroom and was finished within 24 hours. It looks fantastic!

Note: This is the only one star review Ive ever given. I believe Im fairly easy going and give companies a lot of grace when things go wrong.Be wary of their 4.3 star rating -- the day after my husband wrote a negative review, he received a call from the building manager begging him to remove his one star review and promising to fix multiple ongoing issues. After her pushing hard to get him to remove it, he refused to remove the review. If that happened to us, it is likely happening to a lot of people who leave low ratings, (remove the low rating and we will fix the issues), giving the company a dishonest overall rating.Why did it take a one star review online and us literally breaking our lease agreement to get someone concerned about fixing anything in our apartment -- because Beal is a large property management company that doesnt face repercussions?We had multiple ongoing issues with the apartment, including: 1) broken appliances, which we were told by the agent were new, but discovered upon move-in that the dishwasher was completely broken and the refrigerator had cracks along interior surfaces. They gave us the run-around on fixing the dishwasher the entire six months we lived there, ultimately never having a dishwasher to use, and we were given four different excuses why they wouldnt come out to fix it, as if they forgot to keep in line with the same excuse each time; 2) safety issues such as the cheapest blinds known to man not being mounted correctly and, when I would try to close them on multiple occasions, falling on my husband, me, and our nine year old and four year old children. They hit both of my children in the head, and caused bruising on my arms and once on my four year olds arm. Slats would also break every time they fell. I eventually stopped opening them; 3) the shower door on the smaller bathroom was broken upon move-in, and the repair person who came to fix it said it would probably break again, and it did after about three uses. We told them about it and had to continue to remind them to fix it. No one ever showed up, so we ended up using the shower as extra storage, which was severely lacking as well. So, we were paying full rent with a broken dishwasher, unusable shower, and dangerous/unusable blinds.The building has a huge empty basement, but only three washers and three dryers for the entire building, and it was always a challenge to get an available machine. The washers liked stealing quarters on occasion, as well. Finally, security-wise, the main lobby door never fully shut, which left an open gap and prevented the lock from activating, leaving the building unsecured. All of these issues were brought to the attention of the building manager and Beal Properties office, and none of them were fixed, many of them not even being addressed. After we broke our lease, the office allowed in-person tours of our occupied apartment to potential tenants in the middle of the COVID-19 pandemic, even after I emailed them and asked for virtual tours only AND twice sent them a link of a previous virtual tour of the apartment unoccupied, empty, and clean. In addition, one agent allowed a potential tenant to take their own video while they toured our occupied apartment, with all of our property inside. (We have video surveillance and watched this happen.) I counted down every single day until we finally moved. From my familys experience, I would say run from a Beal property. Highly Do Not Recommend.

I have recently moved in to 445 Barry and after two days a part in my toilet broke. Having issues off the rip can be daunting and a real headache. Luckily the building has Jasmin. Jasmin, I quickly discovered is not only proficient at his job but a real nice man. He fixed my issue in a very quick and efficient manner and when I though there might still be a problem he returned right away to make sure it was taken care of. On top of all that he is always nice to run into and talk with. A house isnt a home without good people. Same can be said for an apartment. It has helped make the move a lot smoother and help me settle in here all the quicker knowing that the building has a proficient engineer and more importantly a good guy!
I have officially been a resident in a unit in Highland Park for less than a week. My experience thus far has not been a good one. My refrigerator and freezer were not working the day of move in. I called the building maintenance manager to assist and he stated he would come to the unit. My first call to him was around 1pm. He never showed up. Therefore I had to throw all of my food in the garbage. I went online and submitted a formal request on Monday. Additionally I did not have hot water in the shower so this needed to be looked into as well. Turns out the fridge had never been plugged in. The unit is tiny and I was unable to move the fridge myself. Hence my call to the building maintenance manager. When I was emailed by the company on Monday I requested that they reimburse me for all of the food I lost. They said no. I sent an email back asking them to reconsider, and I have not heard one word on the matter. Complete silence. Its been more than 48 hours since my last email. So unprofessional. This could have been avoided if this company had a move in checklist or process in place to make sure with the new tenant that everything is in order. On the day of move in, there was a gentleman screaming obscenities from the third floor. He insulted my movers by calling them names and was screaming stop slamming the door, or he will make you pay... at the top of his lungs. This went on for almost two hours. I called in to the property manager and she told me she cannot control the behavior of others and that I needed to call the police to handle the matter. She also said she would call the gentleman and have a conversation. Fine, I will call the police, but it was the way I was responded to that really upset me. I feel that the property manager handled this poorly and I am solely basing this on the way she responded. She treated me like my call in to her about this issue was an inconvenience. The back of the building near the walkway is littered with garbage. The stairs on the back of the building are dilapidated and there are big sections of missing brick and insulation is exposed. Really dissatisfied with the situation so far. I would not recommend renting from this management company.
I was working through Josh S when I was looking for my new home. It was the best result that I received. Josh recommended me for high quality lists with good price so that I could find and get the contract greatly. Josh was very reliable and fast that we completed our contract in a few days. He understood my style and worked on my side. As a result, Im moving to my nice new home which is beside the beach and beautiful park in downtown Chicago! Josh is the best! Thank you so much!!

My father lives at one of the Beal properties. Its a vintage property. Ernes, the building engineer, is the best. He is super responsive, very friendly and always around when you need him. My dad has had a few minor apartment issues and Ernes took care of them right away. He aims to please. I hope Beal knows what a gem they have in Ernes.
The response from Vasif the maintenance man has been great. He is fast and efficient.
Vasif, the building engineer, does a phenomenal job. I have been in my apartment for over a year (just renewed my lease), and he has been quick to address all of the minor repairs needed (usually replying to messages within the hour and often resolving issues within the same business day). To date, he has helped me repair my kitchen sink, unclog my shower drain, and install a window AC unit. 5/5 for Vasif.

When first looking for a place Fran was super helpful in showing me many of the properties they had. I got a job transfer and had to move to St. Louis on a 2.5 week notice and Emily at the office made ending my lease and moving out so much easier and helped me out along the way. Would highly recommend them!
I wrote a review recently and wanted to update it but I cant find the original review so I am writing another one.I moved into my current apartment with Beal Properties at the beginning of this year. The building manager changed after my first few months and it has made a huge difference. Seada, the currently building manager, and her husband are wonderful, responsive, and professional.I had two issues in the apartment after I moved in - a leaky bathroom faucet and a loud noise coming from the refrigerator. Once Seada took over the management both issues were taken care of promptly!This month my AC unit stopped cooling the apartment and I was nervous to reach back out to them because they had just taken care of my initial complaints. When I finally got the courage up to send Seada a text she responded that same day and Beal replaced my AC without any problem. I cant say enough about how happy I am to live in a building that Seada and her husband manage.After my past experiences with 4+ different landlords and property management companies I am happy to report that Beal Properties is the way to go!
Before I get into this, let me say this great review is for Vasif at Beal Properties, my building manager for the past 2 years. Vasif was absolutely incredible—easy to contact, responsive, always took care of any issues immediately. My bathroom ceiling leaked and fell in, and he fixed it himself entirely within 2 days. When moving out, he painted my entire unit himself. When I was out of town and a really valuable package came unexpectedly early, I figured I would just text him and see if there was any way to bring my package into my unit for extra security, and he did it that day. I will truly miss having him in my building now that Ive moved.I have less glowing things to say about Beal, but I suppose thats the nature of a property management company sometimes. Not very responsive, hard to get a hold of, aggressive. I wont miss this particular company. But I will miss Vasif and he more than makes up for them!!
BEWARE!!Beal Properties is the WORST!!! I moved into one of the units about 3 months ago and it has not been pleasant. From the start the stove didnt work and the bathtub didnt drain. It took them over 3 weeks to address the issue with the stove, the bathtub still doesnt drain and now the toilet is leaking every time its flushed. This management company is a mess and I would not suggest this place to anyone, stir clear! The maintenance team (Hal & Britt) and office manager (Kate) do not respond to emails, text messages or phone calls, there is no sense of urgency on anyones part.
711 w Belmont is a great value apartment. They’re always looking at ways to improve look and function. Great building manager Gabriella is very responsive and helpful. The apartments aren’t going to impress but I have been here for 2 years and have no real complaints.
Ive lived in an apartment with Beal Properties for about 5 months now. They changed building managers three times since Ive been living in this apartment and the current building manager Seada is awesome! I was a bit worried initially because I had tried to ask the previous manager about a few issues with the apartment (that have been there since I moved in) and he told me my fridge was supposed to make that sound. He didnt contact me before bringing in a plumber so I was in a meeting when they came pounding on my door and the plumber didnt actually fix a leak in my bathroom faucet. It was a mess.Seada and her husband were responsive to my needs and replaced my fridge quickly! They were communicative throughout the entire experience and it was great. They have said they will also get a plumber for the leak again - overall much happier with this experience.

The folks at Beal Properties are exceptional at their work. I simply gave my leasing agent, JW, a list of my apartment requirements, and he provided me a list of excellent options to tour. We spend just a few hours visiting different units, and I was quickly able to find a perfect spot that met all of my needs and desires! Mil, my leasing administrator, was quick to respond and helped me complete my lease. Id recommend this company for anyone who doesnt have time during their busy schedule to endlessly search for apartments! They made it quite painless and went above and beyond in their service.

BEWARE. Beal properties is extremely unprofessional. They take at least 2 weeks to answer your messages, get late to the showing appointments, lie regarding the real pricing of the apartments (10% more than announced in my case) and dont show you the properties that you are expecting to see. They way that they treat costumers is a huge red flag and wouldnt like to deal with this company anymore
I had a really good experience working with Beal agents to find an apartment. I worked with both Darby and Josh in the process. Darby showed me an entirely different building that I hadnt considered before that happened to be just the type of apartment I was looking for in a location I didnt really consider. Josh was able to work with me in giving me a little extra time to sign the lease due to some last minute showings, and was able to walk me through my questions and the process clearly. I was able to switch my lease to another unit in the same process very quickly. I would recommend them to anyone looking for an apartment.
Gabriella, she’s like the best building manager there could possibly ever be! With any issue I’ve had she’s had it literally taken care of with in 24 hours. She always responds in a timely fashion and is always 100% professional and I can’t imagine the hoops this women goes thru to get things done but she does it time and time again doesn’t matter what the issue is, she does it with out excuses or complaints! I am so grateful for her! Thank you gabby!
I had a number of different repairs and updates to my unit that needed to be done. My building engineer, Gabriella did a tremendous job in keeping me informed when each would be taken care of. She’s very responsive to maintenance requests and issues and works to make sure everything is completed in full.
I worked with Josh S., and the guy is an absolute saint. A complete day and night difference from the prior companies I worked with in Chicago; almost immediate responses, complete clarity about the needed credit score, income, etc. I know its weird reading a gushing review of a leasing company, but rest assured: I wasnt offered a lower rate or anything, and Im not a bot account. I just genuinely had an absolutely lovely experience working with these guys, so far. Ill update in 6 months or so about the actual apartment (which, btw, was renovated and extremely affordable).
So thankful for Ernes at 2100 W Ainslie! He is very responsive, even outside of business hours. Quickly provides a solution to maintenance needs, and is pleasant to work with.

Beal Properties truly was so seamless to work with. Mil & David were awesome. My partner & I didnt really even feel like we had questions throughout the whole process of viewing, applying & signing our lease - we were provided with information proactively. Ive only dealt with Beal the last couple weeks and so far, everything has been going quite smoothly. I applied for a lovely apartment and got approved only two days after. Two business days after that I was sent a link to sign my lease. It was super easy to do! Ive been working with Marissa who has been really responsive and helpful.So really, so far, so good!

A month into the lease our dishwasher broke down and Beal Properties has been very unresponsive in fixing it. It is still not operational 3 weeks later with no word from Beal Properties about a timeline. They told me it would be fixed the first week but stopped responding with no further word, and 3 weeks after the dishwasher first broke, I have no idea whats going on or if its ever going to get fixed.Update: I contacted Ashley and they got me set up with a new dishwasher a couple days later. She was really helpful and made sure I was always aware of whats going on.
I’ve lived at Waveland apartments for about three years now and Julia (property manager) has always been responsive to any needs I had. She’s quick to act and follows up. Just last week a few tiles had fallen off in our bathroom and she had someone in here to fix it and paint the bathroom in a snap of a finger. Besides her quick responses, she is kind and caring and makes me feel valued as a tenant. Thank you Julia!
Beal Properties is a poorly managed property management firm. Ive been living about 2 years in their properties and recently leveraged the Chicago Landlord Tenant Rights Ordinance to end my lease after they failed to comply with City Building Code since we moved in. They kept promising to fix things, and never did. This building is 917 W Dakin and despite them putting lipstick on a pig to rennovate the common areas, they still arent replacing frequently failing equipment, the buildings units have various issues. The elevator just recently passed inspection after failing for years as well. They have no concern for their residents other than to collect money, and avoid major liability. They consider amenities as conveniences and will not maintain them well. Renter Beware. Research the building with City of Chicago before considering it, and even then, consider anyone else. Gabriella was a great building engineer. She was quick to respond anytime I needed anything. The building was well maintained. The unit was a little rough around the edges but a good price for the location.
Just wanted to say a big thank you to Natalie! I was viewing an apartment for a second time and the tenant once again didn’t leave the apartment for the viewing, she took the time out of her day to show me two extra apartments that I loved, also got to meet some of the staff and tenants that seem nothing short of amazing! Worked with Josh S. to find an apartment in Lincoln Park yesterday. He was super nice and responsive with my messages/questions and was on time for our showing. Signed for a place at 550 Arlington last night after he took my mom and I to view several places in the area. Definitely recommend working with him to help with your apartment search!

Had a pleasant experience with my building engineer Arnel & Eldisa! Arnel is professional, responsive and nice. He went out of his way to help me put in extra locks on my door, kindly helped me look into my missing packages, and replaced my old and leaky tap at lighting speed. The best building engineer I’ve had at Beal properties so far.
Filing maintenance request is a breeze. The building engineer Ernes is very knowledgeable on any type of repairs and always does it with a positive attitude.
Jasmin takes great care of 445 W. Barry. He is very easy to communicate with as well and always responds quickly. Highly recommended.
I reached out to Mary K. about an apartment I was interested in and she immediately got back to me, asking me what I was interested in and what my budget was. Just a short while after she sent me a list of apartments that all looked great and within just 2 days, with her help, I was able to find an apartment I love (That matched the pictures online which I appreciated) within my price range and preferred location, apply, and get approved. I would absolutely recommend working with Mary if you are looking for a place!
I came on to write another review but only option was to edit/delete my previous review. So here I am to rave about how great Vasif is! My dishwasher wasnt working last night and I reached out to him this morning and he was over in less than ten minutes! He is always so prompt and helpful. I have never had great luck with building engineers in my previous buildings and I am constantly blown away by how responsive he is. I am unfortunately moving soon and already know my new building engineer has big shoes to fill.
Just recently moved into 445 W Wellington and it was an incredibly smooth process. Dennis and Fadila are awesome and have been incredibly helpful getting me all set up here. You can tell they really care about every tenant in the building from how personable they are. Really happy to be here.
My partner and I have lived in one of Beal’s apartments for about a week now, so I can’t speak too much on the experience in the apartment (so far, so good). The service, however has been great. They are very responsive and very helpful!!
Im not usually one to leave reviews (purely out of forgetfulness) but Im taking the time to write this because my experience with Beal Properties (specifically Mina!!) has been absolutely outstanding so far.Im moving into Chicago in November but my job has left me with zero time to travel into the city to view apartments. I cold-emailed Beal and explained what i was looking for, and Mina replied promptly with a ton of listings in my preferred neighborhood and price range. She then met me on my ONE day off in October to go through several apartment options in two different buildings. When I ended up deciding to try a different neighborhood than the one we viewed apartments in, she was so flexible, friendly, and kind about it. She even did FaceTime tours with me in the new neighborhood and sent me videos of each apartment so I could make an informed decision. I was so impressed by the whole experience and felt so taken care of. Im used to renting in Northern California/bay area where there is so much competition you have to sign a lease for the first place you see. It was such a treat to have flexibility and to take my time making a choice. Mina was so accommodating and I felt like I gained a friend out of the whole process. Thank you Mina!! I cant wait to move in :) :)

When I first moved into my current building, I wrote a positive review of this property management company.I have since taken that review down.If you want hot water in your unit, do not rent from this company. Its now freezing temperatures and at the time of this review we havent had running water for 2 days. This is not the first time this has happened, and now its just out of control. You have to fix your piping PERMANENTLY, and not just patch it up and move on. Completely unacceptable, especially with what it costs for an apartment in this building.After receiving my fair share of were sorry emails, I no longer have any faith in the competency of this company.Id look elsewhere for a new apartment.
The Staff at Beal Properties is very helpful and organized in the application process. They walk you through step by step and keep you posted. They are also very responsive and easy to contact, which is something I personally appreciated since this made the process stress-free. Beal Properties is also one of the largest leasing companies in Chicago, meaning they have a wide variety of apartments to choose from. While I did not work with their agents directly during my apartment search, I highly recommend Beal Properties given their professional, organized and overall satisfactory service.
Absolutely piss poor customer service, was scheduled to move in and 48 hours prior I was told my apartment that I had signed a lease for was unavailable and there was nothing they could do. They promised that they would reach out with other options and proceeded to ignore my emails. Left me with no place to live in a 48 hour time span. DisgustingEdit:Eddie was a life saver and rectified our issues even when he wasn’t responsible for them. Lucky to work with such a friendly, helpful individual.
DO NOT RENT FROM THIS COMPANY!! They are negligent to their tenets and are non-responsive. I have rented from many other properties in Chicago, and I cannot say enough how terrible this company is. I had severe water damage issues that resulted in medical bills and property damage and they never fixed it. My lease ended and I was still living with mold and wet drywall.
My husband and I wanted to write a review based upon our positive experience renting from Beal these past 3 years in Evanston. When we were looking for an apartment, we struggled as we were moving with our beloved dog who was a pitbull mix. Rare are the apartments who allow our breed of dog, so when we found this one, we were thrilled.We have truly enjoyed the Evanston area, but even more so, weve enjoyed Beals professional service. Its been very easy to sign and renew leases each year and to use a payment portal to take care of rent. Our building manager has also been responsive to repairs or other needs and questions we have had.The office staff are also very responsive and have taken care of our needs when theyve come up.Thank you, to everyone at Beal, for helping make our rental experience with you so wonderful!
I currently reside in one of the Logan Square properties and just wanted to praise our building engineer, Vasif. I have had a few instances where I have needed his help, and he is always very responsive and helpful. He has a positive attitude and I now feel very comfortable asking him for help. As a young female living by myself in Chicago, I havent always felt very safe being alone with maintenance guys in my previous apartments. This is certainly not the case with Vasif. In general, Beal Properties has also been great to work with. They respond within 24 hours and are always friendly. I have also appreciated how understanding they have seemed to be throughout the Covid-19 Pandemic.
I had been looking for a studio apartment in the Lincoln Park/Lakeview area for the past month, and Josh S. did an amazing job helping me find the right apartment! I would recommend Josh S. and Beal Properties for anyone looking to move to the Chicagoland area!
I have lived in the Patterson Apartments for almost two years now, I was not impressed how the previous building manager handled the situation of one of my packages going missing (he didn’t even text me back) but when a similar situation arose recently Arnel & Eldisa went above and beyond to resolve the issue; even once it was out of their hands they gave helpful options how to get to the bottom of it. Referring to the most recent situation where my mail was lost, Arnel immediately checked security footage and was very responsive and engaged making sure they were doing everything possible to help me. I really appreciate the new building management being timely on resolving any issues I have & I truly feel taken care of. Thank you for your dedication and hard work Arnel & Eldisa!
My experience with Beal Properties was kind of ups and downs.In the beginning, everything was rolling out pretty well. The broker, Carly, was so kind, patient, and honest, showing me the apartment at 3943 N Janssen Ave. The place itself was not bad at all. The building looks impressive, well maintained, and the apartment big, plenty of space, and charming, I must say.I found too many small details on it that I shared with her, and she took notes and made a request for the Building Engineer so he can start working on it before moving in. Unfortunately, the Building Engineer at that moment did not work on the request. We moved, and nothing on that request was fixed.There were emails and calls for a few weeks until they finally went back to the business. They explained what happened, of course, they apologized and started working so fast to fix everything written on that request. They introduced me to the new Building Engineer, Julia, and her husband, Martin. Excellent people! Julia called me almost immediately, and she helped me a ton. Julia and Martin were and still so helpful and so friendly. Of course, Alaina, the Administrative Property Manager on Beal Properties, was in contact with me all the time, taking care of my request and my peace of mind.Beal Properties have good people who care for their clients and their people, like Julia and Martin, Alaina and Carly.Good on you, Beal Properties, and thank you so much!
Since I’ve moved into my building, I have really appreciated the speedy and professional response from the building engineer, Vasif. I called him today to let him know my fridge wasn’t working and he came to fix it right away. He has also helped me twice in the past with smoke detector issues, and is always quick, friendly, and helpful. Thank you!!
Gabriella managing everything perfectly. Always answering phone for any problems ( helped me at 11 pm when I couldn’t get to my unit without key ) . Helps with maintaining any small problems and difficulties I can get as a new tenant. Always feeling better knowing that I have so good backup who makes living in this apartment much easer and comfortable.
Tim and his team are outstanding. They are reliable, dependable and discrete. Each is willing to go above and beyond to assist tennates, within a rapid timeframe. 536 W Arlington Pl is maintained to an extremely high standard, and the interior is both clean and bright. I felt incredibly safe my entire stay. I cannot say enough positives about Tim and Co., the apartments, and my time at 536 W Arlington Pl. I highly recommend this apartment complex!!
I moved to a Beal Property in June of 2020. My experience with them has actually been great and I have dealt with a lot of property managers in the past! Britt in the management office is super kind and helpful and quick to assist with any issues. We also have a building engineer at each building. Mine is Vasif and he is doing great!! He keeps the courtyard looking amazing and is always so quick to assist with any maintenance issues. Seriously he will get there the same day or next day and fix your problems. I’ve lived places in the past where it takes weeks to have an issue fixed. Thank you for the awesome service!
