I recently had to relocate due to covid and Erica was incredibly rude and disrespectful throughout the entire move out process. Ari was much more helpful and responsive.The maintenance staff were quick to respond and very friendly! Great amenities including the gym and pool that were always kept spotless.Beware that the windows will howl when the wind is strong, AC/heat is not switched over until late in the season causing for hot nights and thin walls in the hallway allow for noise to travel from units across the hall.
Have lived at KSquare for 2 years now and highly recommend the building and staff. Great amenities including private room, workspace, brand new gym and the pool is perfect (never too crowded). The staff is extremely polite and the building is always spotless clean. You can tell they have invested well into the units and common areas. Would recommend for anyone looking in this area! We would stay if we could.

Absolutely great place to live. Had a lingering issue with my windows and the whole team has been nothing short of fantastic. They assisted since day one to find a temporary solution followed by a permanent fix. They genuinely care about the buildings look, as well as each residents living conditions. This is a VERY good place to live, with the pool being amazing and the other amenities as well as location. I would recommend this to anyone in Chicago

Oh my gosh said everyone, every time (they walked through our door!) While the view is beyond belief, there is so much more than what meets the eye.If you love dogs, nature and a night life, K Square is for you! My husband and I adored living here and knew it was right for us the moment we walked in! Over the past six months, we have enjoyed the hospitality of our neighbors and convenience of its location. If you are looking for your next home, the search is over! Beric and Jeffrey were extremely attentive, always available, and went the extra mile to make our experience great! Carlos and Sal were always around and kept the common areas and outdoor walkways clean and free of snow!Weve lived in other apartments in the area, but as mentioned in other reviews, this is the place to live in Lincoln Park! It is close to the zoo, lake, restaurants, Brown line and so much more!
Ive seen a big commitment to making this one of the most hospitable luxury apartments in Lincoln Park. I was a little nervous when the management made a recent change, but they have made some incredible changes to the lobby and public amenities. Beric, the building manager, keeps an open door and goes the extra mile whenever an issue arises. I cant see myself going anywhere else for a long time. This place is perfectly located and feels like home to all who visit.
Ive lived in K Square for a year now and have been very happy with the experience. Building is in a great location (some units overlook the park) and the amenities are getting upgraded under new management. The maintenance staff has been very quick to resolve any apartment issues and Beric, the Property Manager, has been great to work with.
I have this place 1 star because of there employee by a he name of Sean . He is very rude . I called to gather some information regarding a apartment I was interested in . And he just hanged up on me . I will not be doing any kind of business with them . I find it disgusting and disrespectful to do that .
The lake view on the east side of the building is phenomenal and most of the building staff are courteous and nice. However, after living in half a dozen Chicago rentals, this is the worst maintenance response I have seen. If you submit a maintenance request, there is less than a 50% chance that your issue will get fixed without you repeatedly following up.The maintenance crew individuals are capable, responsive, and friendly but there appears to be refusal from management to agree to fix issues. Some examples include: refusal to change lightbulbs even specialized track lights, allowing us to move in to a dirty apartment with numerous nails in the wall (they refused to remedy this, claiming the unit is rented as is). I have submitted multiple requests to get my broken blinds repaired and was told even by the maintenance repair staff that I need to repeatedly follow up with the office until it gets done.Overall it is a pretty disappointing place to live and you can find much better rentals at this price point.
I have had little-to-no issues in the year that I have lived here, however anything that has come up has been dealt with immediately by Beric and Jeffery. I greatly appreciate how helpful they are and it truly seems like they want to keep their tenants happy! That goes a long way in my book. Ksquare is also extremely pet friendly, and my dog is always greeted with smiles and pets from the staff. With that all being said, you cant beat the location, and the views (especially my apartment) are some of the best in the city. There have recently been a lot of amenity upgrades to the building, including new gym, resident lounge and pool updates. I am very excited to start using everything!
Hey, I’m Nathan, resident since August ’18. Totally toured on a whim while basically touring every new building being built downtown; River North, Loop, and West Loop. This is immediately before they started doing remodeling which I knew about beforehand and am personally ok with; last 2 buildings same thing, although this building is MUCH easier to live in than the others during this process.The building is split into 2 sections, the tower and the warehouse. The warehouse section, where I live is all studios with 2 plans to choose from. I’m in one of the south facing units and the most unique feature is the brick barrel vault ceiling. You will not find anything like it anywhere else, especially in a high-rise. My unit specifically faces directly out to the only other tall building in the area, BUT most warehouse units have these glass bays that extent 2ft. out from the wall that totally maximize your east and west views; I’m including pictures. So the worst view in the building is still amazing!I won’t get too into the finishes in my unit since they are from the previous owner. Anyways I was able to see a finished unit on my floor and it did not disappoint. I toured a unit at another property, The Wave near Belmont and Lakeshore, and I remember asking myself, “Am I in a remodeled unit, or is this brand new?” I soon found out it is the same property company and the finishes are most definitely on par, and basically the same as any brand new unit you tour in the city. Here you most definitely get the square footage that is promised. Basically the studios here are similar convertibles in newer buildings.The main thing Im not crazy about is the windows collect a ton of condensation when the temperature is lower than 15 and you do feel a decent draft, but it doesn’t happen too often and because the units all have central air, they stay super warm regardless. Heat is included in the utility package so no varying cost on that, which is a huge plus.So I’ve seen renderings and floor plans for the common areas, and there is a lounge/demo kitchen area finished but not open yet and it looks very nice! There’s the outdoor pool deck on the 10th floor with basically unobstructed views North, East over the park and lake, and straight south down to the loop. There will also be a new fitness center and multiple lounges. They are very dog friendly, I have a collie/sheltie mix, a small dog run out back and cleaning area, but the best thing is that your right across the street from Lincoln Park; a huge beautiful lakefront park that stretches all the way north to Edgewater.This leads me to the neighborhood; Old Town. Coming from someone who’s obsessed with architecture, It doesn’t get better than this. You’re on one of the main biking “highways” straight to the loop (10mins), great local and a few chain restaurants and bars within blocks, demographic leaves a bit to be desired because I like a mix haha but it’s on the younger side, so it’s all good and super safe. I say you get the best of both worlds; it’s a park/lakefront neighborhood, literally a few minutes’ walk downtown.So ill wrap this up lol the management team has been very friendly and cooperative from what I’ve experienced and I would definitely recommend checking K-Square apartments out if you are looking in the luxury market but really want to get your money’s worth.
