These apartments are in an incredible state of disrepair. After multiple water leakages from several broken appliances and other plumbing issues, I am still waiting for the apartment management team to even acknowledge the issue is a continuing problem. They do not even come out to examine the property when they claim that they will do so.This has not just affected my apartment, but several other units in my building as well.While they have replaced at least one water heater that busted, and supposedly fixed several leaking appliances in other units, they have not performed any follow-up cleanup. They have not even removed the water damaged mattresses from another unit which have been sitting outside in the humidity for several months now. They also do not perform even routine maintenance to the buildings outside of the apartment units (such as repairing broken staircases and filling in erosion near staircases and foot paths).Zero communication from the office has occurred regarding the issues and maintenance continually closes request tickets as completed when they are clearly not even addressed. They will also schedule time to send someone from the office and then the person never shows up, and periodically maintenance will demand access to the apartment just to look around and then leave without doing anything before they close maintenance tickets.I have been struggling with these issues for months and as such, I have decided to upload photo evidence of these completed maintenance requests here for public viewing.

The leasing agents are very pleasant but they don’t have the support they need. Whenever we moved in, the AC was broken and it was 84° in the unit. We went a week and a half without AC due to poor response times from maintenance. We were told we would get a new one installed but that never happened. Our dishwasher isn’t connected to the counter so every time we go to load it, it falls forward on us. They can’t keep up with the trash which is probably why there’s roaches. Also wish we could use the amenities that we’re paying for… pools are closed and welcome center is under renovation and it doesn’t look like it’ll be done very soon. If you’re going to have an apartment complex in a nice area you should live up to that standard.*Edit*I see they have responded for me to contact them. Well, I called and no answer. So…

Moving in here has been an absolutely nightmare thus far. While the office staff is very kind, their response to email and phone calls are absolutely unacceptable. We moved from out of state. I started the move process in late July just to get only one phone call from our leasing agent to help with the move in process. Then, we continued to get short dry responses to our questions from the leasing staff.When it finally came time for us to move (after reaching out to the office several times), we were told our move would be pushed back a few days (to a Friday) this was fine as it gave us a chance to get off work. Then …. Thursday comes and we receive another call that our apartment has no flooring and will need til AT LEAST next Wednesday to get fixed. While the leasing assistant manager was very apologetic about the delays and managed to get us moved in by Monday, we are now moved into the unit, just to see that there are several issues.Our A/C is not cooling properly, doors won’t close property, blinds are broken, and vents are not letting out air. There is no reason why at 2am my apartment is warmer than the outside temperature. This has been an absolutely unacceptable move and I do not recommend this complex to anyone.

Moving is never easy but relocating from another state is just overwhelming. Priscilla is the absolute best. She assisted me and made the transition remarkably comfortable. Im from Florida and I was so amazed with the professionalism of customer service, I decided to move in The Reserve before I even seen the property. Every step of the process was completed by phone and email, once I arrived in Charlotte, all I had to do was grab my keys. I was pleased beyond measures. I think Im going to love Charlotte. He kept complementing me on my skin, and he was very helpful in making sure the apartment I actually Wanted Was up to par. I would not recommend this apartment complex to anyone of my family members or friends. On the first day i moved on the A/C wasn’t working properly. I went to the leasing office to let them know about the problem and even showed them a picture of apartments being 81 degree inside while i had it at 70. The office said they called the maintenance but up to now, they still haven’t came to fix it. I have also made request on the portal twice about the A/C and also about one of the bathroom toilet being clogged. It has been a week and half since i moved in and they haven’t done anything or even came to check. I have called many times at the office and they never answer. The reviews of this apartments are very much true. I will definitely not renew my lease. As soon as it’s over i will definitely move out. Disappointed in this apartment complex.

I lived in the unit for a year and a half. I had absolutely no problems or issues while there. For the space I was renting, the rent was very reasonable. It was quiet and peaceful.. I had a slight hiccup in my move out date, due to moving out of state. And the staff were VERY professional and extremely helpful in making sure I was able to complete my move without issuue. I would definitely recommend.

Have been trying to contact them for 2-3 months about my reservation fee once I found somewhere else .. And I have called multiple times ……UPDATE: just had to call back from speaking with them, and of course they still have not sent me my 150$ back .. Places be so quick to take your money but not wanna return it… This is one of them . Feel bad for residence because lack of communication at the office glad i went else where !

I just moved into the Reserve on 6/23 and my experience has been awful thus far. I started the process around the middle of May and encountered difficulties at every turn. Marquise in the office was super nice and helpful. My move in date changed 4 times and each time i was notified on or the day before I was supposed to move. I was charged additional monies for a late return on a truck rental due to my keys were still not ready after 5pm on move in day. Once in the apartment I discovered that my refrigerator is leaking. It has soaked an entire sheet and is continuing to run. I was advised new appliances were going to be delivered on the 23rd. Still no new appliances. This is not a real issue but it speaks to the accountability of the office in following through on what they say they are going to do. I also am unable to give my child a bath in the tub bc the water only comes out through the shower head. I also don’t have keys to all the different locks. When I mentioned all this to the front office, I was asked which one was more important to me! How does one prioritize giving your child a bath, water leaking on the kitchen floor, and locking up your belongings??As for pros, the size is nice and price, which was another issue but I won’t go there, is good for the area.

Ive lived on this property for 5 years and the problems Ive encountered in the 1st year are still problems today. Right now I have not been able to use my stove for over 5 days, it took 2 days to come take a look after the emergency maintenance was called twice before that. All of our windows do not open properly, weve had countless of floods and the lake behind us is literally growing like a forest. Snakes has been seen and god knows what else is breeding. They could never keep a full staff, theyre very unprofessional and the doors are revolving. I stayed the extra year waiting for my house to be finished.......... Bad decision! The property has gone way down and continuing to go down at a fast rate. We have 2 pools now that are never open, 1 gym thats never operational and in the midst of all of that, here comes a new Clubhouse....... Beware Renters!

My roommate and I are new to Charlotte and at first we had a little trouble with seeing pictures of our apartment here at Reserve, but once we got here and signed the lease everything was great!! We absolutely love the location of our apartment and how quiet it is. Marquis at the Leasing Office is also GREAT!!!! He’s very welcoming and personable while still remaining professional. He’s on top of things and very responsive as well. Overall, I would highly recommend Reserve at Providence.

I booked a tour here, drove a long way to get here only to be told that they had several move-ins today, were too busy to honor the appointment and that I could schedule a tour during the week if I wanted to see an apartment. Totally inconsiderate and unprofessional. Never coming back

This place has excellent customer support and service. Instantly I was kindly assisted by a nice you g beautiful woman named Priscilla, she was very respectful and is very helpful and knows her work place very well. Within a matter of 5 minutes she was able to help me find a comfortable and affordable living space while also giving me other affords options. Priscilla and the rest of the staff over here at “The Reserve at Providence” are all professionals who respect one another and take their jobs seriously. Once I made my final decision she took me over to show my the apartment and I was amazed of how clean it was. Definitely consider moving here.

I really wish I could give them 0 stars, it’s so sad reading all the reviews because they are all true. My apartment flooded multiple times and they decided to reinstall a dishwasher, now the dishwasher does not work. I put in a maintenance request on 7/1, it’s 7/28 and I receive an email that the work has been done and no one has come to fix the issue.I’m paying for amenities that I can’t even use, when moving in I was told they were being “upgraded”, now 10 months later they are still being upgraded. Pest control is non existent, come to the complex at night and look around, the dumpsters are ALWAYS overfilled with trash and furniture. There are 2 ladies that come early in the morning just to pick it up.The leasing office agents are non existent after you move in and there is always a constant issue with something in your apartment. This place is horrible and unfortunately, whoever is considering moving here should really read the reviews because I have not come across one that’s incorrect.

Good luck getting anyone to answer the phone.I literally called 16x one day between 9 am and 5pm and no one returned my call until almost closing. Their current system for paying rent suggests changing TLS settings on my browser, when their previous program worked flawlessly. After attempting said change on Chrome, Firefox AND Edge, it still will not allow me to add a debit card, nor an account to pay rent. Now, I have the option of taking time out of my busy schedule to pay via money order, (which cant be safely dropped off after inconsistent office hours) or pay at Wal-Mart.Oh and Ive lived here 5+ years (because this places saving grace is the lower cost rent- which was definitely more so when I first moved in). Since move-in day, Ive requested having the tub refinished no less than 6x. Im always told: yes, we can do that for you, itll take 2 days, yada, yada. After the agreed upon service date, Im stuck staring at the same chipping, flaking tub that was probably installed before my birth. Perhaps like calling the office, 17x will be the charm.Should management read this:Honor your residents whove consistently paid rent on time, and whove maintained a flaking, chipping, yet tidy, peaceful living area, by honoring their reasonable requests.If youre diligent about reminding us every 1st of the month that rent is due, how about giving those of us who work hard 5+ days a week - during the same hours your office operates and therefor can not get to the office by closing - a reliable, convenient and functioning method of paying that rent?

DO NOT WASTE YOUR TIME OR MONEY MOVING HERE ! I finally was able to get in touch with the office about a move in date received the date. I then proceeded to take time off work to prepare for this move. my move in date and time gets pushed back on the SAME DAY AN HOUR BEFORE I WAS SUPPOSED TO THE RECEIVE KEYS. 2 days later I finally get the keys and proceed to move in and I’m instantly disgusted. There’s roaches EVERYWHERE the pictures don’t even do justice. Informed my leasing agent and was advised to call in a emergency maintenance to come spray same night so I did.( turns out there emergency line isn’t an emergency line because it took them 5 days to come spray the apartment) . I also took it upon myself to buy supplies myself to control the situation. I returned the following day to try to move my things into the unit and I just couldn’t they were alive and still coming from who knows where. I turnt the keys in and proceeded to wait over a week for my money back that I had to spend to get into an apartment I couldn’t even spend a night in. I felt like management was very aware of problem because he didn’t hestitate once when I advised him of the issue and giving my money back. Still didn’t receive the full amount of funds that I payed to this complex to move but atp I have no more fight in me left to deal with them further. Do not waste your time applying here unless your comfortable with a roach infested apartment.

My dishwasher has been leaking since the day i moved in. I put in a maintenance request multiple times to have it fixed. Online, via voicemail and with the leasing office no one has contacted me and no one has fixed the issue. My maintenance request was completed in the computer but no one ever came to actually fix it. I just can’t seem to get any help

This is by far the worst place I ever rented. Just this year a washer and dryer just got picked up from my breeze way that had been there for almost 2 years. The neighbors in front of me are nasty blinds are broken look getto, also the maintenance is the worst ask for a tube to be sealed that is coming apart and maybe mole in the house. Ik the people who read this may know who I am due to be coming to the office often but I don’t care. The whole apartment needs to be power washed and breeze way doors needs to be replaced also the breeze way is dirty. Smh it’s just so much I can say about this apartment complex. Can’t leave cause I’m still in my lease. Over all the staff in office are the best I love them but this place just needs to be remodeled.No need to ask me to call anyone because I have and I do..

Absolutely worse place to live. Roaches galore. The property manager is extremely rude. His energy is completely unprofessional. He’s aggressive, and acts like a straight female. The property is in pieces. They make arrangements without telling people. They are extremely unprofessional. Again the property managers energy is disgusting. I was working out of town and had applied for a unit at this complex, having driven past this community many times before. The online photos of the community grossly overstate the curb appeal and physical condition of the units, particularly the buildings in the back of the community. The apartment was not move in ready as promised by more than one representative with the company. The back of the community is really old comparatively. Additionally, the company did not want to refund any portion of the $200 I paid when I found out I couldnt move in as promised.EDIT: I was contacted by the property manager a few days after this review went up, and he was very apologetic about the situation and acknowledged the mistakes that were made on their part. A full refund was sent to me as he promised. Thank you for doing the right thing.

I usually do not write reviews but if you are in search of your new home DO NOT MOVE HERE!!!! The bugs especially the roaches here have taken over. The infestation is unbelievable. Management will send out an exterminator but if the entire property is not being taken care of (ie: exterminating the property) the problem will continue. Trying to contact the leasing office is insane. This property needs to be torn down

I just moved in to a 1 bedroom apartment that is perfectly sized for me.The area seems quiet and its great for me personally since i work in the area. I worked with Priscilla and I must say she is a true professional.Her patience was invaluable and she always had answers to my questions. I dont recommend staying here. They have poor response on maintenance request. We have no ac for almost 2 weeks & did placed in a ticket online as well as calling the Leasing Office but the calls always routes to answering service for emergency maintenance request. Left numerous message in answering service but no maintenance tech shows up at all. Had to take an off work just go physically at the leasing office to speak to Manager. The Manager not much help at all. Promised to bring a portable AC but nothing was delivered. I have end up buying 2 windows ac just to get by with me & my son coz its too hot outside. The Manager promised me to replace the ac unit on Friday but no replacement at all but did only the freon but the ac unit kept leaking. Our ac keep leaking on us countless times that end up the place to might have caused the molds & mildew. I have been in the Urgent care coz I cant hardly breath & wheezing. I did a covid test before I went to the clinic. They end up giving me a breathing treatment & 2 xrays. The 2 xrays they were taken is negative for pneumonia but I am still having trouble breathing. The Doctor asked, Did you get your apartment test for molds & mildew? & told her no we didnt. She said I need to recommend testing the apartment for molds & mildew test. I have advised the Manager for the test that the doctor told me to do & said no we dont do that. We have called 3 companies to see if they can come to do a test for molds & mildew & said if you live in the apartment then the leasing office will have to send the company for that coz they own the building. I went back to the Leasing Office & advised the Manager & said thats because they dont have clearance to do so. Why cant you guys do it? Then, advised me that he will send someone this week to test the air. So far, no one have come in yet test the air of my apartment. Its ridiculous service. The Ac still leaks & I am now started to wheezed again. I dont think the management is listening at all to my needs. *******Management, we need our AC replace this week, please.*******Answer to the Response: I cant take an off work again just to come speak to a Manager. My work is important too. Its my bread & butter. Please take an action as soon as possible. Thanks.

I have lived here for 9 years through several poorly operated Management Companies... However the current Management Company and staff are AMAZING!!! They all are very professional and helpful! The maintenance staff is AWESOME as well!! I had the pleasure to speak with a wonderful staff member ( Manager I assume) by the name of Priscilla and she was very delightful and professional and very willing to help. I have also worked with Jose the maintenance Manager is very professional and his staff are always willing to repair things for you with no hassle. The rent is affordable for this area This is a great place to live!!

I have lived her since November of 2020. I lived in a studio at first and it had roaches and mice in it so I moved to a bigger place in the same apartment complex. I know you are wondering why would you move to the same apartment complex if you had issues. I could not move because of COVID-19 because I was late on payment due to loosing my job. So once I started back working I moved to a bigger apartment and i have only been in new place for 2 months and I have had to call main·te·nance 12 times in 2 months. These apartments NEED A LOT OF WORK AND I CANT WAIT UNTIL MY LEASE IS UP.

I put in a request for the start of not 1, but 2 different bee hives starting to form! In fact did one of them i out in the request 2 times! Only one of them came down while the other is still there! I’ll give credit for the fact that one of the bee hives came down, but what about the other one? I realize that one is the bee hives is in an awkward position/area, but still! I just find it funny maintenance has time to throw a couch off the balcony, but can’t take down or find someone to spray for a bees nest that I put in more than one request for? Hmm seems like priorities are a little backwards

No one and I mean no one knows why he doesnt respond to the residents here. Its ridiculous and getting old. The management is very helpful and nice here. I just wish the pest control would have sprayed more for roaches. They never came to spray my apartment. The apartments are near a water area so that could have caused the influx of water bugs to the apartments. However on a good note maintenance would always come to fix things when needed. I really dont have anything bad to say except the roach problem needs to be fixed.

I moved into a 2 bedroom/2 bath unit; upon move-in, BOTH, bathtubs had leaks, one bathroom sink leaks, the faucet for the washer constantly drips, and the kitchen sink is leaking. Ive been here 28 days; Ive put in several maintenance requests and contacted the leasing office several times, but the leaks still havent been fixed. Im breaking my lease and moving out before Im stuck with a tremendous water bill.Run while you can!

Lived here for two years. The complex is in a great area, I wasnt worried about crime. Quiet neighbors, depending on which building you stay in. Affordable apartments for being near area stores, movies, and restaurants. The inside of the units are outdated. There is a bug problem on the inside of the units. The Washer and Dryer rental is a great choice to go with. The trash reviews are accurate. The walkways often are filled with trash unless reported. The power often goes out during strong storms. Maintenance was timely. Please ask to view your unit before signing your lease. Overall, decent and affordable apartment for the area.

Terrible. The management is horrible and the maintenance is even worse. If you have an issue, they make you wait days before coming. You cannot speak with anyone directly, the number is to a call center, who claims they do not have a direct line. When I first moved in my shower did not work. Because I was still in between places I did not notice until 2 weeks later. I tried contacting maintenance, got the call center, and was told it was sent as an urgent matter, they came 2 days later. By that time, I had completely moved from my previous apartment, and luckily I have family nearby so I was able to take a shower at my family’s house. My ice maker still does not work. The furnace and the refrigerator makes loud noises. They cut your water off at moments notice and make you wait 7-24 hours to cut it back on claiming they are working on something at the complex. The ceiling looks like it has water damage is certain places. I could go on and on about this place. I would not recommend this place to ANYONE!

The gentleman was courteous and professional but the big problem I had was: he stated he couldnt finish the job till next day and said he would be back 1st thing the next morning the day before Thanksgiving. I was okay no problem. He never showed up and I waited till Friday called and emailed. No response. I wouldnt have been so mad if only they contacted me and let me know what was happening. No I had to contact them along with my son calling too. Nothing finished until the next week. Yes I was very upset and mad.

Hello, I wrote another review a while ago, and instead of edit that one I wanted to make a review under another account to show the contrast.The new management over the past year have done a great job turning the place around. I feel like my rent money is actually spent making the place look better and be a better place to live for residents.1- windows in apartments were replaced, the old ones gathered mold and were hard to open, these are clean and easily glide open and shut even if you are a child or elderly2- roofs redone, trees trimmed, etc. a lot of stuff like that that goes with appearance and safety of the property3- they are much better at communicating about new things going on in the apartment community, they have events to appreciate tennants, they have great deals renewing your lease, etc. my new offer was recently put in online and I am pretty sure I am able to handle most if not all of the paperwork online. Also my new offer was a really great deal.4- the biggest thing for me, THEY REDID THE LAUNDRY AREA! Sure, it is still kind of small, and there is only one that is on the other side of the complex from me, but they have brand new machines with better capacity, and you can pay with cards now instead of only quarters. It was a hassle having to take out money at the ATM and then go to the bank to get rolls of quarters. A quarter machine in the room would be cool but not necessary anymore. I also heard they are redoing the club house which will be amazing.5- the payment process is more organized now and all of my billing happens at once, my water bill is paid along with my rent unlike before where sometimes the water bill was 2 months behind the rent and you had a big bill all at once if you didnt add extra to your rent.*I was going to say something critical but I forgot what it was, and will edit it in later if I think about it. But I am overall glad to live here!So as you can see, things have improved and keep getting better. Also my light bulb was fixed a while ago, they actually wired in whole new fixtures!

I renewed my lease in October. Big mistake! Its now under new management. The staff is definitely, not as friendly and attentive. The power goes out every month, the last was on 11/2 at 4am, next until the next day at 5am, on a very cold night. Theres junk cars with no tags on the premises. A total eye sore! I spoke to Jorge about a particular one in front of my unit. Its been there for MONTHS!!! He even asked me to put the warning label on the car, as the office was closing and he was in a hurry to get home! A week later the junk car still remains. They are in a hurry to get rent money but do the bare minimum to service the residents.

Moved in about 2 weeks from out of state the process was quick. Ashanti was very helpful answering all my questions. Even showed me actual pictures of the apartment that I would call home. Had a few issues with my a/c and mail box nothing major. Maintenance have been very fast with the service orders Within 24 hours they have been completed.

I was interested in possibly renting an apartment here, but because of how unorganized and unprofessional they were I decided not to. They are NOT following any covid precautions as no one in the leasing office wore a face mask. I tried to schedule an appointment three times and still when I showed up they had no idea I was coming. Residents were smoking weed outside during our tour and nothing was said about it. Overall nothing but a bad experience dealing with them.

Overall the providence is a nice apartment complex and community, with the clean rooms, always a place to park and convenience of stores, parks and malls it’s hard to complain. I was fortunate enough to have the best leasing agent by the name of Marquis, not only is he a sharp dresser with a sense of humor I was able to find a place to live on a very short notice and also with in my budget thanks to him.

Where do I start. We moved into a “newly” renovated apartment.1. The ice maker wasn’t connected2. The dishwasher wasn’t connected3. All 3 sinks were leakingCurrently as of today 12/15/20 upstairs bathroom toilet was continue running. Contacted the emergency number after hours to make them aware of the situation(the ticket was submitted at 5:06. The current time is 6:51p EST and it’s been 2 hours since they said maintenance would be here. This is uncalled for an apartment complex this big to only have one maintenance personnel on duty. At this point something needs to be done. Mold will eventually be growing in this townhome and will not be safe to live. There’s water damage in the upstairs bathroom, water damage downstairs in the hallway all the way to the back door. And here’s the best the part.... the ceiling has fallen.I was able to upload the pictures on the Photo optionUpdate: 9:41p and no one has came yet, work order was placed at 5:06p

I am a new lessee at the Reserve at Providence. My leasing agent, Ms.Patricia, was the absolute best! She actively assisted me in my application process. I was very stressed and coming down fast on my last few weeks to find a new apartment complex. She rest assured me that she would do everything in her power to make sure that I got in. 30 minutes after my application was submitted I got a call from her saying that we were approved. Very please with my experience and can’t wait to live here!

Ive been living in community for more than 3 years. It isnt perfect, but it is a great, quiet, affordable option for area. The staff is friendly, professional and tries their best to resolve issues. Every time that my husband and I go to office, Jorge always treat us right, takes his time to go over problems, provides solutions and gets job done. I recommend living here.

3 years ago I moved here because I thought it was in a nice neighborhood and I really needed a place to stay. Maintenance requests takes forever to get completed which is outrageous. They have money to build a new leasing office and by new exercise equipment but what about fixing up the units. The turnover rate here is high and so is the rent only because of the neighborhood. I feel they don’t care about us because they don’t have to live in these apartments/townhouses. We pay to much to live like this and due to COVID-19 I was forced to renew my lease for another year. This will be my final year sand maybe they will get staff whom understand where the tenants are coming from and being about the much needed change.

Shady management: upon paying our last months prorated rent on time, we were charged a late fee for not paying a full months rent when we were not living there a full month. After arguing over the charge with assistant manager David Simmons, our last months bill was sent to a debt collector over a month before the move-out statement indicates payment due. So we are charged with last months utilities through the apartments online portal AS WELL as through a debt collector for no reason. They are gouging you for money when you move out and are up to SHADY behavior (Funny how it coincides with them building their new clubhouse).While living there: next door neighbor moved out due to BATS getting into apartment from the roof and we had a leak in our roof due to years of neglect. Our leak fixed after 3 requests to maintenance before they finally showed up.

Ms. Ashantii is by far one of the most caring, enthusiastic, genuine people I’ve known to work in my leasing office! I’ve been living at the site for 3 yrs and she is the only person in the office to call just to see how living in my apartment has been going and if I needed anything . She always has a smile on her face and willing to help.-PropertyAs far as my apartment I don’t experience roaches like the rest of the reviews but I guess because I’m clean. The landscaping is very beautiful and well kept. The maintenance team are always on point and their response time is great.

The gentleman that came to solve the problem arrived promptly (even sooner than I had expected). He got right into the problem and fixed it very quickly. He was very knowledgeable and helpful and friendly. 10/10 would prefer him to come back next time.
