My maintenance issues were addressed immediately; I put in a request in the evening after hours, and they were at my doorstep the next day! It wasn’t an urgent issue, so I was pleasantly surprised to see them come so quickly.The young man who came was very personable and professional; he wore a mask and had covers on his shoes, which I always appreciate. He resolved all three issues quickly and thoroughly and I couldn’t be more satisfied.
He fixed most of them so, but the washer he said he could not do anything they all make noise. But now the washer is leaking water when and the clothes are not watching properly. And it seems like he cut fix it and I dont know if you guys are planning to replace it
I lived there when they started upgrading the apartments. These apartments you can paint over them and upgrade them but they’re still old since 1980’s and falling apartNothing but cheap finishes, the counter tops in the bathrooms are not granite. The cabinets were painted and only replaced the front part and handles. The toilets from 20 years ago still remain in most units. Original showers still remain. Cheap vinyl floors. The pavement on the roads are getting bad now. The property is not well taken care off. Not sure what they talk about “luxurious living” . You’re well off somewhere else.

Frequent Water main breaks and power loss etc. Sep 12th 2020, no power. This month weve lost power twice. July 2nd and July 5th. We lost water Dec. 20, April 1st and today July 11th. We lost AC June 28th. You have no idea how infuriating this is!
DO NOT MOVE IN!!!!!!!! New Management is the worst. When we first moved in this place was wonderful,clean, and a great place to live, but now this new management they nickel and dime you for everything. You will see!!! The quality has gone down hill since this new management came in. Theres dog poop everywhere and your pet deposit when you leave doesnt go towards anything. Beware. Youve been warned. It looks nice on the outside, its terrible. FIND somewhere else to spend your hard earned money
I love my apartment at Southpark Commons! They are very accommodating and work to respond to every resident in a timely manner. At least I can say that for their response time to my inquiries. I would definitely recommend this community to others.

Wouldn’t suggest moving here. They sent me a statement with one amount and then posted a different amount online for a dog fee not to mention they locked my account which is very inconvenient for someone who works the same hours as them. ...So I Asked them could they take it out of the very expensive deposit I paid. I was told no....all I do know is that when I move out. I expect my deposit....I’ve had a water bug problem, a faulty sink, and broken washer and I only moved here in September. Also when I called about the dog fee 2 weeks ago they told me I could pay it by the end of the month... then another person called me this week to see if I could pay it...is it the end of the month???? I think not. If I said I would pay then, don’t continue to call me. Thanks.
Pros: great location; screened-in patio is awesome if you have a cat or dog; the Y is right across the street and has a great track for walking around; the grounds/landscaping of the apartment complex are nice and forested.Cons: unfortunately, the exterior and interior of my apartment in particular are poorly maintained (lots of ceiling water stains, popcorn ceilings, problematic toilets, exterior mold, a wealth of cobwebs, and wobbly, decaying stairs); expect to deal with cockroaches due to all the trees, but if youre from the South, youre probably use to this :)

Ive lived here for two leases and our apartment has experienced several regular maintenance issues like HVAC, dishwasher, pipes, etc. The price is optimal for the area, but the cost includes premiums for services you might not use - like cable, site gym access. The roads in the neighborhood need maintenance and the playground could use a tune-up, but the trees are a great backdrop.For the price point and the area, you could find a comparable rental with a local landlord with money left over for internet and streaming subscriptions. Overall, Southpark Commons is a good place to consider living.

I lived here for a year from 2017-2018 and it was truly the best community I ever lived in. The amenities and the views are amazing and its close to everything. I loved walking my dog on the nature trail and taking her to the dog park! The apartments are stunning and spacious! They were the only luxury apartments in the area with a reasonable price. My ONLY complaint was that I had at least 6 mice in my apartment during the year I lived there which I wasnt used to being from Florida but from what I understand that is not uncommon when you live in a woodsy area. Lol. I only left because I moved back to Florida to be with family but I miss and think about my old apartment all the time lol.

Southpark Commons is a gem in the heart of South Charlotte! Convenient to shopping, dining and entertainment, yet lush with nature and green space. Perfect community for dog owners - the dog park and trail offers ample space for potty and play! The pool area is perfect for summer lounging with friends and family. Office staff are warm and welcoming. Overall, excellent community atmosphere and stellar resident experience.
I never write reviews but they need one. Due to changes in management during my stay they are trying to charge an additional $5500 of rent when I wasn’t living there due to their own mistakes, this also follows having an unsolved roof leak that lead to black mold and me being hospitalized after refusing to take care of issue. Then charging me extra to move me out of said unit into another. Which I paid at time of switch that they are now trying to collect again. Do not live here, ran by a bunch of crooks

I love this complex! Its so green and the staff is great! As far as my actual apartment... All the rooms are great size and the walk in closets were a must for me. My Cat LOVES the screened in porch!

I have read all of the negative reviews and am pretty surprised by the comments. Ive lived at The Hamptons at Southpark almost a year and a half now and have been very satisfied with my experience. I had some maintenance challenges, but the maintenance staff eventually fixed everything and were always very nice about it. The office staff has changed quite a bit, but I believe its for the better. The grounds are beautiful. I always feel safe walking my dogs around the grounds, even at night. My rent did not change much when I resigned my lease; however, my apartment has not been renovated. Its clean and functional, so Im fine with the older decor and appliances. I feel comfortable and safe in this community.

Mainly is the time...after placing a request for the maintenance we have to wait for more than 3 weeks to get it resolved..and in some cases its difficult to manage without it. So lot of delays ..
I have lived in this apartment complex for 10 months now, and I would highly recommend it to everyone. The neighborhood is quiet, the facilities are always clean and well-maintained, and they are always updating and adding new things (such as the fire pit). The pool area is one of my favorite aspects as it is never too busy and the lounge chairs are comfortable. The ladies in the office are always a pleasure to talk to and have answered my questions or concerns immediately. Requests with maintenance are always completed in a timely manner too! Again I would definitely recommend this apartment complex to friends and family.
Living hear has been one of my greatest decisions since moving to Charlotte. The management is Top Notch, the staff is A-1 and the response time for repairs and maintenance are timely. Looking for an amazing place to live? I strongly recommend.
Although I didnt rent here, I wanted to share my experience. The staff was so fun and professional, the community was well kept and the apartments were very spacious and clean. **Dont believe the 5 star ratings- they are family and friends of the property managers **Amenities that are listed in your lease are often not available- including the gym, clubhouse, pool. The pool has mostly been closed since Memorial Day- including the outdoor grills not working. Other grilling areas all have broken picnic tables.If UPS or FedEx mistakenly leave your package at the office, they will not courtesy call and will become very upset when they have to look in a closet to look for it, throwing packages around.Since Robbins Management took over we went from having respectful, proactive property managers to a group that absolutely cannot be bothered in having a clean complex or happy tenants. They lied to me about updates to get my lease resigned for this year and have given the same lines to other tenants too.The neighbors are nice but most will tell you about a rude encounter or especially a question or inquiry that goes ignored. Do not expect them to answer the phone, or an email is returned with such vagueness that your question never really gets answered and takes days.They also delete and will not allow you to post questions on the tenant portal.DO NOT BELIEVE ANY RESPONSE THEY GIVE TO THIS MESSAGE. IF YOURE LOOKING TO BE TREATED NICELY, NOT FIND GARBAGE ON THE PROPERTY AND HAVE WORKING AMENITIES, LOOK ELSEWHERE.

I love living here. I moved here about 2 years ago and the ladies in the office are just phenomenal. I can walk to work, I can walk to grab a bite and I am close to so much. I really couldnt have asked for a more perfect location.
I worked with Martina the whole time and she made it as easy as possible and was always quick with responses throughout the process.
Since I moved here to live, i feel very comfortable, the staffs really friendly and all the neighbors was nice with our family. Love to love here!

I lived at Southpark Commons from July 17 to April of this year and wouldve moved out sooner if possible.Everything was fine until my roommate and I started experiencing electrical issues where the lights would flicker randomly throughout the apartment. We thought it was because many people were running their heat, but come later in the year we got fed up with it and contacted the maintenance staff. When one of the maintenance guys visited the lights werent flickering so he I suggested that we take pics/video and he agreed. Of course the issue started up once again so we sent video/pics to the property manager and she said they would be back out. They came and once again the issue didnt happen but they actually went in and fixed the issue and told us if it happened again to contact them.This was the cycle until much later when one of the maintenance guys visited (told me because it wasnt happening right at that moment that it wasnt really still going on - wow) and I had to ask him if they would contact an electrician to try to fix the issue. Once again we had been experiencing lights flickering, tvs going off and on, power strips being burnt out and smoking, all of that since October 17 and at that time it was Feb/March.When the electrician came he, the maintenance manager, and the property manager stood in my apartment and because the issue wasnt happening at that particular moment that it wasnt a real issue (AGAIN) and to contact them if it kept occurring. Thankfully the lights flickered as they were about to leave and they started to take action. Everything was fine for a week until the lights started flickering again and when I contacted them the electrician came back out, stayed for 5 minutes and then contacted Duke Energy and they FINALLY fixed the issue.My roommate and I had no problems with the apartment or staff up until we had to basically fight with them to get this electrical issue fixed.This is another problem but if you move here (especially to the bottom apartment) the rooms will be extremely hot in the summer - even with the AC running full blast - and extremely cold in the winter. Good luck!I hope no-one experiences what we went through with this apartment complex.EDIT 5/21 -In response to managements claim - if they work around the clock to ensure that residents are taken care of why did this issue continue over 6 months (4 months of them actually trying to fix the issue) and why did we have to reach out them multiple times to try to get it rectified?As I said - I hope no-one has to deal with these issues.
I would like to give 0 rating, but there is no option. Last week in this community around 10 cars are vandalised by someone and police came for case filing, also checked if there is any camera monitoring, but there is none in this community. This management only cares about money, no safety here and the management is very rude when we asked about monitoring. We asked the management to do some monitoring by cameras since there is no evidence who did it, even police cant help us because of no safety measures taken in this community. So guys, if you dont care about safety at all, this is your good choice, otherwise its better to go in some other community where safety measures are in place.
Great area of town. Older places w updates. Typical prices for comparable units in this area. Hint. Dont move-in May or June. Rents jump in grand fashion. Do your homework. Still fan but Im passing on this community
Shavon and her crew are without a doubt the most professional group our family has had the pleasure to work with. Her ability to combine her caring feelings with her professionalism is a breath of fresh air unknown to us at any other place we have lived. Ashley is always there to take over with the same characteristics shown by Shavon. Love them both.Rick and his maintenance crew are the best maintenance department in Charlotte. Always on time with a great attitude and only make promises he can keep. Overall I would post this review as 5 stars out of a possible 5. Would give them more stars if I could.
Worst place Ive ever lived in, the people at the office are nice until they get you to live there, after that theyre rude and dont help you with your concerns,in general I can say they dont care about the residents,and cockroaches.

It’s going to take a lot more than changing the name of these apartments to fix all thats wrong with them. I hope the new owners got a great deal on the price because replacing the HVAC compressors & air handlers, water heaters, sinks & tubs, the list goes on is going to set them back. Our air ducts had mold in them that showed on the filter, the compressors are so old, leak & are so noisy I couldnt sleep, sinks & tub was rusted through, yes through, water heater is so rusty the shower head and sinks had brown stains, the doors & hardware are painted over so many times they wouldnt close or were always stuck. I could so on. It’s not maintenance fault for not having a budget to fix. The upgrade apartments are Band-Aid cover-overs. The handicap parking spaces are at buildings that all have stairs to access the apartment and the two buildings that have no stairs have no handicap parking. Since moving to even a much bigger apartment my electric is about one third as much as it was running old leaky HVAC. Really hate seeing this potentially great home in great area fall in such disrepair. I had to repair things on my own because maintenance had no budget.One more thing.. after renting for 5+yrs I was told they wont allow a lease renew because they wanted to renovate and make more money. This happened to many others too, some there longer than me.Good luck to you.
Location...Incredible!!! but please, whatever you do DO NOT live here. The office staff is the worst I have ever encountered except one. There is one incredibly nice young woman who works there that has been awesome, but the rest is rude. That is a red flag. If you watch a movie or walk up the stairs you WILL get a noise complaint. It is a prison. Charlotte is an incredible place to live and there is a plethora of better places to live especially in the south park area... I made a huge mistake, please avoid doing the same.
If I could rate this place zero stars I would. First of all this is no luxury apartment- the inside is outdated, the bathrooms are falling apart and the outside of the building is so poorly maintained. There are cobwebs and mold everywhere. The maintenance and staff is a whole other issue. If you put in a work order you will not here back from them for at least a month and when you do they expect you to sit around your apt for days until they finally make it over. This is the WORST place I have ever lived.
Glad we didn’t even sign a lease, this is the “Too good to be true” apartment complex in SouthPark, they promise you one thing and then go back on their word and say another thing. Management doesn’t care about new people trying to rent, or apparently their existing people. Said they were under “new management” but most likely a lie as to deter lookers away from not applying. Beautiful apartments and grounds but I guess not kept well because when we were there a few times current residents would be coming in with complaints about broken appliances. Really sad in my opinion, hope this helps others looking the area, please don’t waste your time here and get your hopes up like I have. To the “manager” replying to everyone’s review as well: try harder next time
I had the most unbelievable experience at Southpark Commons there was a girl named Ashley she was very very informative very friendly I could not refuse and had to rent the place absolutely lovely properties Under New Management and I would recommend this to anyone if you have any questions you can call call them asper Ashley especially if youre moving into the area being new to the area they are very informative I write them a five star

I too was surprised by the low reviews for The Hamptons...It made me nervous when we first were looking for an apartment. However, we have been here for 4 months now and I love our location and little apartment. All the new upgrades are great for an apartment. We had a cabinet door come off but they immediately fixed this. We had a dishwasher problem and again immediately fixed this. Just like any apartment there are always little problems here and there but the fact that you do not need to pay for the fixes is the plus! All in all we have already agreed that we will be renewing our lease here for sure!

I will keep this brief as we just moved away from Southpark Commons.1. Our central AC was out from July 9 until we moved out on July 31st. Awful, awful experience and the management kept missing their own deadlines they would set. I still dont understand why it would ever take that long and why we didnt receive monetary compensation.2. Work orders were just sitting for over a month. Ex. Filter changes, overhead light fixtures. Ridiculous.3. Communication at the office seems non-existent. Answering phones was a rarity and no one seemed to forward messages. The manager said she had not received my email I sent directly (twice).
Rudest staff Ive ever dealt with, apartment on bottom floor will flood if it rains, no one helps except Rick (our saving grace). I cant believe we spend money on this. Cobwebs all over the porch that we pay money for them to get rid of. Mold on the ceiling for weeks and air has been broken for days. We cringe every time we have to call the front office. But maintenance is amazing during the hours the are around!
This apartment complex has the worst management and customer service that I have ever experienced. They have no respect for the needs of their residents and take on the attitude that they do not want to be bothered. Dont expect anything in your apartment to fixed and requests for entering your apartment to be followed. Also, when asked to speak to management and when contacting corporate, my calls have continuously been ignored.

Forever wishing 0 stars was an option! Im not sure what part of this property is considered luxury, but I have yet to find it! From the far-from-professional leasing staff, to the outdated, painted-over units Im so disappointed I signed a lease here. There are cobwebs and mold everywhere (which is a complete health hazard, especially to someone with severe allergies) and something is always leaking! Not to mention the ROACH infestation; I rarely ever see a pest control technician on-site as the office claims, but seem to see at least 3-4 roaches outside and in my unit daily. The maintenance staff has been the best part of the experience so far-something needs repairing in the unit every other week it seems like and the maintenance staff is always right there fix it; theyre always professional when they enter my unit if Im home and always fix the issue quickly. (Thanks Chris and Malcom!) Im counting down the days until my lease is up so I never have to enter this community, or deal with the girls in the office again.
This is a nice place to live. Location is ideal. It is such a quiet community with plenty of parking and friendly staff. I am a huge apartment snob, so if I like it, you will.

NEVER RENT FROM THEM!!!!!! If I could give them zero or even negative stars I would. My wife and I rented this place because we loved the staff in the leasing office and it was a decent apartment with decent rent prices. Over time, there were multiple office staff changes and eventually a new property management group bought the property. The office staff never answered the phone and don’t expect a call back if you leave a message (or multiple messages). Even if you go to the office, things seem to only get done about half the time. When you move out, they will gouge you and make up charges to put on your bill.We don’t care how well located this place is or if this place is priced lower than others, I would rather pay a little more for a new and nicer apartment and hopefully have some better staff on hand.

All the reviews are spot on. We have lived in these apartments since 2014 and loved it when we first moved in. The staff where so nice and maintenance was always on time and efficient. That all crashed when they complex was sold and this new management came in which is TERRIBLE! They changed aspects of the community in which we loved and where reasons we moved here in the first place without any notification. We had been asking for things to be fixed for over 6 MONTHS and nothing was done so we just gave up. Every time I go in the office, which is never now since no one is polite, i tell them everything that is is wrong and they always say they will call to set up an appointment to fix everything but NEVER do. So sad because this was a create place to live a year ago and now we are trying to find a house as fast as possible so we can get out of this total mess of a community.
With plenty of options in Charlotte I would advise to steer clear of this place. My time here has been unsatisfactory to say the least. In the short 5 months Ive lived here we have experienced more headaches than anyone should in that span. It may be one thing for things to go wrong, its an apartment complex it happens. But when there is no one who cares including their corporate office there is no point in living here.After the first month we were battling a bug problem and as anyone would know if they arent treated immediately they can get out of control. Do they seem to care? Absolutely not. With multiple complaints and maintenance request over the course of weeks and months we have yet to even be acknowledged. What happens you speak with the front office? They are rude and question your living standards and cleanliness. All of the front office employees seem to be the same. Just there for a paycheck and can not be bothered with anything of anyones problems once you are moved it.Unless you are living here for free there shouldnt be anyone living at this complex. I would advise against even walking in the office.
I moved to Charlotte a year ago and chose Southpark region for apartments, when I chose this apartment it was under Fairfield Residentials and called Hamptons at SouthPark, the leasing options were easy and I finally moved in. Over the year I have experienced some regular maintenance issues, the maintenance team and the staff were very responsive and quick at resolving my requests.A month ago the property changed hands from Fairfield Residentials to Robbins properties, I am not sure if it is the transition that is causing issues but, the standard of the front office has gone down, they seem to be under constant pressure and comes out being mean all the time. They say that they are running with one maintenance staff, I literally have couple of service requests that has been sitting with them for 3 weeks now. Their phone line does not ever go through to the leasing office.As a current resident going through this transition, it is just hard to recommend this apartment complex to anyone.Pros:1. location, location, location2. rent is affordable3. pet friendlyCons:Once you sign the lease and move in, you need to hire a full time handy man and pretty much be self sufficient.Advice to the management:Hopefully these issues are temporary, please treat your current residents courteously before trying to fill up the empty ones.
I like living here. Everyone is supper friendly in the community. My rent did jump more than $100 the first year I lived here but I am now going on 2 years and still happy. Its great that its right across from the YMCA and close to the mall yet away enough that you dont have to fight traffic. The office people might not seem very friendly but anytime I have a maintance issue they are on the ball. If I call early morning its usually taken care of by the time time I get home from work. I do not live in one of the updated appartments but I have seen them and they are nice. There is also a trail that lines the complex which is about a mile long great to walk or run. Overall I think this is a nice place to live for a younger person or those who dont want to take care of a house themselves.

About 2/3 into my lease at this apartment complex, the ownership & management changed from Ginkgo Residential to Fairfield Properties. My already unsatisfactory experience went to downright deplorable.I have come to expect unsatisfactory maintenance from apartment complexes. I lived in a very cheap apartment complex in college that was unscrupulous from start to finish. When I moved into the Hamptons, I thought the service I could expect was of a higher quality then the sketchy complex from my college days.Sadly not only was I disappointed, the Hamptons outdid my college experience by leaps and bounds. My toilet, washing machine, and dryer were replaced within a month of moving in, evidently they hoped wed just live with ancient appliances.Some months later we reported that our dryer was not drying clothes, it took many cycles to dry our clothes and they smelt bizarre. About a week later there was a note on our counter declaring that someone had run a dryer cycle and everything seemed normal.To be fair, Ive never serviced a dryer. However when your customer reports that it is not drying clothes, responding with everything seemed normal after not testing the function of the dryer is wholly unacceptable.Right after Fairfield came to manage the property, it was declared that every apartment was in need of a repiping. A week before the work began on our apartment, it was declared the water would be shut off at certain intervals. Even when the water was back on it ran brown, my room mates shower lost all pressure, and our ice machine stopped working. We reported these things and a worker came out and worked on our freezer.Upon returning home, there was about an inch of water on the kitchen floor, our refrigerator had been left unplugged all day long, and all of the food in our freezer ruined either because it was under water or because it was unplugged all day.The next week the actual repiping of our apartment began, all of our furniture moved, walls cut open, plastic sheets hanging all over the kitchen and living room. Essentially our apartment was unlivable. This went on for a week, and we both basically had to live at our friends and families houses for a while.At the end of the day, I dont believe that this company is full of mean or incapable people. Mistakes are unavoidable and pipes need to be replaced. The reason I DO NOT RECOMMEND LIVING HERE is their unwillingness to address any of these issues.Our food was ruined, we couldnt live in the apartment for almost three weeks between our water being cut off and the 30 workmen that came to our door 5 days in a row at 8am. We pay for water and we pay for living space. Both of these were not delivered for a time, and therefore the right thing to do is to discount or prorate our rent or at least our water bill!The community office told us curtly that they were unable to offer us any compensation for these severe inconveniences. Although they are not obliged to make up for incompetent maintenance and the fact that we couldnt live in an apartment we were paying for, it is the right thing to do. Look elsewhere for integrity and professionalism.
