D o not rent from this place!!!!! The number provided calls to this main call center people there no absolutely no information about anything and always have to pass you off to another person. The main person calls from a restricted number, so you can’t save his number to call him back at your convenience. That being said he will not get back to you. He will not respond to any emails. The application process for us took two months!!! It was only because I kept calling and bombarding them. At first we called to showed interest, they told us they did not know if the tenants were renewing yet or not (and that we will know in a couple of weeks). A month passes and nothing. I called him again and he says yes, we can apply. We spend the application fee and apply. Waited two weeks and nothing. I called again and they need paystub ‘s, but didn’t call us to tell us we needed to submit them. He said we would know within the next two business days. It has now been a four month with no word whatsoever!!! We applied to another house with another property and was able to sign a lease within six days, all with a tour included. Do not rent from this place because they are extremely unprofessional and will not get back to you. They will take your money through your application fees and essentially rob you.

I lived in Forest Ridge apartments for about 4 years. I just recently moved out back in March 2021.Back in 2017 the place was a bit stuck up. I got lucky and found something in January. But thruout the years every time I needed maintenance they would respond. They might not email you or call you back but the team would show up very promptly within 2 business days if not emergency. (Emergency its like 12 hrs or less) The owners of Forest Ridge does the maintenance and they are pretty good.Okay now to moving out: My l had to cut my lease early. I actually called Taylor A. the Leasing Agent 3 months ahead with emails as record. The response is not fast but hey this guy has to deal with alot of rental and apartment units. So I can understand that one person cant handle that many requests especially during COVID times when everyone is indoors and logistics for everything is slow. Spoke with Taylor and he told me that cutting the lease early requires a months rent (fair and in contract) and also probably require professional carpet cleaning (Id actually would use the one they recommend because that way they cant deny that the carpet isnt clean enough and it was about $150). So I moved out clean up the place and 45 days later I got my deposit in full (minus carpet cleaning).Tldr; Forest Ridge was good. Maintance was on time maybe slight delay. Staff might lack communication at times but if you are calm and polite,It goes a pretty long way and be a bit understanding at times. Cut the Leasing Agent some slack, guy is pretty overwhelmed.

Any HOA should stay far away from Hallmark. They are rude, unprofessional, minimally responsive. If I could give less than one star I would. Not only have I experienced this, but in trying to sell a home they have been rude to three different realtors, two clients who were potential buyers, and our own realtor. They even had the nerve to lie to me and when I called them on it they became even more hostile. STAY FAR AWAY!!!!!

Make sure you know your lease! They tried to charge us more for something that was clearly stated in our lease. Supposedly the lawyer was trying to say there was a clause that said prices can change, but this clause was not in there. It took over two weeks of fighting back and forth before they charged us the proper price. If you want to get out before your lease is over this company has a terribly process. You are forced to sublease it to people you do not know and are held accountable for any damages by holding on to your deposit even though they receive a deposit from the subleasers, as well. To top it off the communication is terrible and they charged us a late fee on charges we did not know we had and were not sent a bill for until after they added the late fee on. I am a full time professional and they treated me like a college student. We liked our place, but it was not worth all the hassle. If you can I highly recommend looking elsewhere.

Weve lived in a Hallmark property for 3 years and have had easy and helpful interactions with the Hallmark team over that time. The few maintenance requests weve made have been serviced quickly. Also, Taylor helped me out when I locked myself out of the house which I really appreciated!

I rented with Hallmark over 5 years ago and am taking it upon myself to re-write my review. As a disclaimer, I wrote a review while I was ending my rental with them and management called me out in front of all of my roommates about it and demanded that i remove it (which is illegal). My home had mold in the basement for months on end and they did nothing to fix the situation. Tell me how you manage homes and have carpeting in a kitchen and first floor bathroom? They finally took it upon themselves to change this after months and months of complaining, which was then dangled over my head as means for me to remove my review. Ensure that you document EVERYTHING moving in to make sure that they don’t steal your security deposit. Good luck guys!

Ive had nothing but GREAT experiences with the Hallmark staff and the maintenance crew for my complex. All my requests have been fixed same day. The office staff has always been welcoming and accommodating too. Great place to rent from!

If I could rate a negative amount of stars I would.Its been 2 years since Ive rented with Hallmark and I just now feel secure enough to leave this review.During my 1 year lease with Hallmark my small apartment complex became infested with bedbugs. Instead of tackling this issue head on and treating all 8 apartments in the building, I was forced to pay out of pocket to treat my apartment alone. I encouraged them to check the other apartments in my building but they refused. I was pleading and emailing the head of maintenance nonstop regarding the issue but I felt unheard most of the time.The bedbugs didnt go away and I was forced to get treatment after treatment and pay out of my own pocket, with each treatment costing me upwards of$600 each time. I soon discovered that my neighbor had also found bedbugs and was doing the same routine. Asking for help from Hallmark and instead being forced to pay out of pocket for treatments that would work only long enough until bugs from other apartments wandered back in through the walls.After 6 months of this... 6 months of basically living out of my car and in friends homes and all while I continued to pay rent every month, they finally decided to treat the entire building. But thats still half of a lease that I couldnt live in my home without being eaten alive every night. The best part of all this is that they continued to show my apartment to potential new tenants while the building was still infested.After all this I lost most of my belongings to fear of bringing their infestation to my new dwelling and had to start over and buy almost everything new. You should have seen the dumpster filled with 3 apartments worth of furniture and belongings when 3 out of 8 tenants moved out in the same week.Luckily I escaped the bugs successfully, but not without being charged $25 to replace a lightbulb as well as a plethora of other charges for damages and cleaning post move out.During my move out inspection the head of maintenance made note of the bad shape my apartment was in, and told me that when they have older buildings, like my apartment, or buildings that that are considering selling, also like the building I lived in, they dont make it priority to upkeep them. Im sure hallmark will deny this, as it was word of mouth, but I can promise you that they dont care as much if you arent making them enough money.Be cautious when considering who to rent from in Bloomington!

I rented a house from Hallmark for three years during my undergrad and then a single apartment after graduation. They had good communication and the management team is super nice, especially Taylor. Rental agencies are bound to get bad reviews but honestly Ive never had a problem.

Extremely poor; do not recommendI had an issue where my auto-pay for condo fee paid twice during one of the raises they implemented from 2018 going into 2019. Accounting staff had no ability to refund and bounced my emails all around to top people who responded only by phone stating that if I had chosen to pay by the convenience of online banking that it was my problem and I had to fix it . The tone was impolite and uncooperative. I strongly do not recommend this company.

I recently moved from California to the Bloomington Area. I did not know where to start when it came to looking for a place that fit my needs and request. I happened to stumble upon Hallmark Rentals and attempted to ask questions. Within a day I received a response from the staff and they helped me tremendously. They were nice and super easy, it definitely made my transition that much easier and I would recommend anyone to give them an opportunity. Taylor and Diana were the staff members that helped me and they were great. Thank you Hallmark Staff for helping me out.

One of the worst rental companies in the city.A good first sign is how long the lease is to detail all the various fines and conditions they have.Next is the sheer amount of poor reviews they have over the years, regardless of the employee working there. Its clearly a company policy to treat tenants poorly and not a particular employee.Moving out was terrible and easily one of the worst experiences Ive had moving out of anywhere. They try to price gouge you on the deposit and show your apartment constantly (often with no notice).Theres a reason this place generally has so many vacancies in July compared to other apartments.

My overall experience with Hallmark has been okay. You have to understand that Hallmark is a management company and they have a business to run. I lived at Forest Ridge for 4yrs & 5 mos. Forest Ridge was a good place, however, I suspect the buildings were built too quickly. Our unit had a bad draft from the windows because the building was settling. Our vehicle was vandalized overnight in one instance. These units are not family friendly with young children. Noise travels easily between floors and walls. If you dont have kids, its perfect. There was a mix community of students, professionals and elderly.Hallmark went out of their way to help us move in on a Saturday which they typically dont do. This was of course after a coarse conversion over the phone. I wasnt trying to be demanding but I had no control over the circumstances (e.g. moving across the country and our moving truck broke down delaying our expected arrival) and it didnt make sense to stay in a hotel for two additional nights in order to move in on Monday.Maintenance was almost always performed in a timely manner. Once the toilets clogged and we had to pay for the service, it was determined to be our fault. I reluctantly agreed.The electric bill was any where from $80 to $150/mo for a 3 bedroom unit. It was nice to have a washer and dryer. The unit was definitely spacious, we had the unit with the den. The rent was $986/mo, but was going to be $1,000/mo if we renewed. Water and sewer were paid as part of the rent.Upon move out we cleaned for days and the move out inspection did find some dirty areas, which was expected. I received a good portion of our deposit back, but I had to show them that there were a lot of clean areas as designated, but the cleaning company they used said the unit needed a full clean. After reviewing the move out inspection, Hallmark agreed to give me additional money back.

This company is absolutely terrible. Please do yourself a favor and rent from anyone else especially if youre a student in the Bloomington area. This is a company that if you do not contact them about anything and pay your rent on time, your experience will be fine so that you do not need anything from them for the entirety of the year. Contacting them and getting them to work with you is where they become the worst company with terrible customer service and it becomes evident they do not care about the satisfaction of their tenants and strive to pinch every dollar they have at the expense for their tenants, but who cares right? Were all college kids and deserve poor quality homes to live in... Anyway heres my review.. I think theyre very RUDE, INCONSIDERATE, SCAM ARTISTS and CROOKED individuals. As in my case, the house was not in the condition it was when we signed the lease upon the date of move in with various issues, many in much worse condition than at the signing. Upon move in, concerns about these were immediately raised and they were deemed unimportant or unnecessary to be handled by management, though indisputably far worse than when we signed for the upcoming year near Christmas the year before. (Broken ceiling fans, nonfunctional microwave, mold on walls, missing pantry/closet doors) Many of these are still not resolved but Ive given up on trying to make them hold up their end of the agreements and have accepted they DO NOT CARE about me, only my money. If you rent from this company, please be prepared for a stress filled year with disrespectful and belittling employees and even far worse managers. Terrible communication and a company that is well deserving of this very very negative review. PLEASE AVOID!!!

Run away!. Dont walk. Regrettably the most unprofessional business experience in my life The level of disorganization and miscommunication was ghastly. Missed appointments, unanswered emails, trouble getting hold of a manager or anyone in authority, combined with the puerile attitude of a completely inefficient staff has made anything business related unsuccessful and unsatisfactory . We found at the top of the bulls&*#! ladder is someone named Megan the owner who likes to threaten people. I awoke one morning to find a complete stranger standing in my kitchen! Very scary, he said he was there to check the fire extinguisher and he was allowed to be there becausehe had a key, REALLY??? do you know where it is kept? Or did you just plan on searching my house??? No email, no phone call, no letter, no advanced notice. These people lie and are completely untrustworthy consider taking your business elsewhere!

Hallmark has been an amazing company to work with. We moved to our house a week ago to find that the owner had not done anything to get the property to code. There was mold, filth, and just plain neglet to this property. After discussing our concerns, Hallmark assured us they would make it right. By the next day, they had a new property researched for us to move into and made it a smooth transition. We couldnt be more pleased with how well they worked with us to make things right. Thank you!!

Helpful at first, but it turned into a hassle. Originally told we could have 4 in a house and then told we could only have 3 because the supervisor was not up to date with the new laws. Then after weeks of trying to get our applications approved, they approved another groups application within twenty four hours of them turning it in and leased it to them without telling us we had competition. The supervisor required much less of them if they signed right away, and we were never given that option. They then tried to up-sell us on a house we had told them we could not afford multiple times before. It really seemed like they were more concerned with money than they were with communicating with their customers or helping us out. They took advantage of our ignorance in the industry and tried to place the blame on us.

Have had no real issues with Hallmark. The staff is always nice. Maintenance issues dealt with in a timely manner. Just have one issue, some vinyl siding that hasnt been fixed yet since our initial walk thru when we moved in.

This is the greediest of all greedy rental companies around. Company does not come out or respond to calls and if they do look for anything they can to charge you for. I was charged $300 for illegal tenant that was my wife who was present when we signed the lease. They ask you to sign another year lease 3 months after you are living there and will show your place several times a week and often not even let you know when they are coming. Staff doesnt return calls and is rude in person. Sarge rentals bought our property and does an excellent job caring for tenants and communicating. There is reason hallmark as terrible reviews rent with caution!

I didnt mind the apartment itself when I was there, but Forest Ridge had frequent problems with loud music at night and drugs. Its definitely not the quiet adult living it attempts to portray itself as.Also, expect to lose a lot of your deposit regardless of whether the place is immaculate or not. However, this isnt unusual for many apartment communities.

Hallmark Rentals is hands down the worst property management Ive had the misfortune to deal with in Bloomington. They have entered my house without my permission for non-emergency maintenance at least half a dozen times. Every time I ask them to notify me, they say they will, and then I find out someone entered my home after the fact. They charged me $50 to print out my lease, which they are legally required to give me for free. They tried to charge me $130 to re-sign my lease for a second year. Only after I argued with them for a half hour did they drop it to $30. Upon moving in to the apartment, as I documented all the damage (so I wouldnt be charged on move out), I was told verbatim by one of the staff members If you complain about one more thing, I will charge you for every dent, scratch, and scuff in the entire house! Super legal, right?Oh fun! I have updates after moving out. Mark Schultz started working there at the end of my lease. He came and did an inspection with the city and was incredibly nice and even played with my cat. He seemed like a nice guy. Fast forward to my lease ending. Hallmark told me that they would not be returning my $1,150 security deposit. The owner of the property sold the apartment and so it was his responsibility to give the money back. I went into the office to ask how this could possibly legally happen, and lovely Mark Schultz began screaming at me and my 65-year-old mother, telling us that he would NOT be returning the money, that Hallmark didnt even have it anymore (not only untrue, but illegal), and to get out of the office.Eventually, I got my money back. It took hiring a lawyer and filing a complaint with the Better Business Bureau.

If I could give this place -10000000 stars I would. Taylor Anderson is the leasing you agent you most likely will work with. He is very rude, short and does not care about anything you are saying. He just wants the commission check and he will be happy. I saw the house I wanted to lease the first day possible, I did the application that day- 80 dollars later, and finished with getting a cashiers check for 1700 dollars (because they refuse to accept cash or any other form of payment) and signed the least. THEN on Monday He emailed me saying someone else is getting the house that I just spend all this time and money on to secure. How does someone sign a lease over the weekend when they arent even open?? This company is fraudulent and Taylor Anderson is a scam artist and a compulsive liar. WORST experience ever. Pick any other leasing company in Bloomington. The house is not worth it, nor is the money. Listen to the reviews. This company is awful. Taylor Anderson is AWFUL!!

Im a current professional student who rented from Hallmark this past year, and I want to strongly encourage anyone who is considering renting from this company to pay attention to these negative reviews. I was exceedingly overcharged in my invoice upon moving out, and based on the provisions of the lease there is basically no way to fight the charges without losing more money. Ive filed a complaint with the Better Business Bureau, and its my hope that dishonest companies such as this will no longer be able to take advantage of young adults in Bloomington.

Since moving to Bloomington Indiana, in Feb. 2002, we have rented apartments with 4 different companies. We moved to Hallmark’s Forest Ridge apartments in Feb. 2009. We have been very satisfied. We finally found a company and location that met our expectations and needs. The staff and maintenance team have been wonderful to work with. Our apartment has an open and spacious floor plan, modern amenities and lots of storage and parking space. Forest Ridge is in a great location! It’s near the highway and it’s on the Bloomington Shuttle route. It has been a safe and quite place to live. We will miss living there. We highly recommend Hallmark Rentals to anyone looking for a great company that offers a variety of properties.

I rented with Hallmark during the 2015-2016 school year, and I had an excellent experience with them. Because of this, Ill be returning to rent with Hallmark during the 2017-2018 school year. The staff is always courteous, respectful, and professional. This company makes an effort to work with tenants in order to find a solution for dilemmas they may be facing. For example, I was accepted to a study abroad program for the spring semester of 2016 and needed to sublease my apartment as a result. Hallmark helped find a sublessee to take my place and relieved a great financial burden before I left the country. I appreciate how painless and easy Hallmark makes all processes related to tenancy, especially in a college town like Bloomington where landlords can truly be, well, lets just say difficult. Hallmark is totally the exception to the rule, providing A1 customer service and conducting business with the utmost respect for tenants.

DO NOT RENT FROM HALLMARK!!!I lived in an apartment for 2 years and then had a subletter for a year. They make you wait 45 days after the lease is up (even though I signed all the sublet paperwork to turn the lease over a year before) to get your deposit back. They charged me a small cleaning fee and then late fees and a rent charge that suspiciously ended up equaling my entire deposit of $915, even though rent was paid no later than the first of every month for the entire 3 years I was responsible for leasing. When I asked for an explanation about the late fees they told me they would get back to me in 2 weeks to a month... so thanks for taking my deposit for actually no reason!!!! They were also usually rude whenever I had any issues with my apartment, like when I kept calling them about a leak that took a few months to fix.

Apart from Parker Rentals, this is the worst rental company in Bloomington. The price may be tempting but it can quickly become a disaster if you cannot deal with rough rental companies. From day one they caused me trouble and tried to find every excuse to take my money. Ive had them refuse to fix my air conditioner in the middle of summer and attempt to give me an old half broken and frozen A/C that leaked all over the floor instead, they gave me a refrigerator that didnt work properly for a few days, left me without hot water for over a week, argued over basic ESA laws with me, rarely do maintenance on any part of the building, leave a dangerous leaky ceiling patched in the hallway instead of fixing the problem, come into my apartment several times without notice, fail to tell me when a homeless man attempted to break into the building and broke the glass door into the hallway and often tried to find reasons to charge me for any basic repair. Other examples of ridiculous behavior includes charging a mandatory $100 to change the lock, delaying any communication over charges and changes to my lease, often barging into the apartment with no notice, not notifying me of ANY event/maintenance that was important to the safety of the tenants in the building, gave us very strong heating that was constantly on which we had no control over and passing off unsatisfactory/unsafe/temporary fixes to the apartment or building. I highly recommend not paying these people for an apartment and find a place that costs a bit more to be treated humanely. Not only do they treat their tenants terribly but they treat their maintenance and staff poorly. I really am not one to be too picky about living spaces but with Hallmark often attempting to screw you over and walk all over their tenants, there is nothing good to say about them. They also attempt to bribe people into giving them 5-star ratings on websites for a free months rent, so I also would not trust a single 5 star review from anyone.

We applied, were approved, and told we had an apartment locked in. The leasing agent we were in contact with went incommunicado, not responding to emails or phone messages for days at a time. When we finally managed to schedule a lease signing, we showed up and were told the apartment had already been leased. Feels like we were scammed out of our $90 of application fees with no intention to actually lease us the apartment. Terrible communication, scammy company. I now see why their review score is so low, and I didnt even have to live in one of their properties.

I am new to the Forest Ridge apartment complex and to Hallmark Rentals. My first red flag should have been the filthy apartments I was first shown, prior to singing a lease. I was assured that this wasnt the norm and I dismissed it.The second red flag was the length of time it took to receive a response from the leasing agent after I paid my deposit and signed my lease. I had several questions about what time to move it, where to pick up keys, when to drop off rent, preferred internet companies, mail forwarding, and dimensions of the apartment. Things I felt the apartment should be contacting me about not vice versa. I asked for dimensions of the apartment so I could find the right size dog gate for my pet. My idea was to keeping her in the kitchen and off of the furniture while I was at work. I had to send my email more than once to get a response. When I did receive a response most of my questions were answered. I was told by the agent that she was unsure of the dimensions and that I could measure when I moved in. I told her the intent of knowing prior was so I could have the equipment before moving in. The response I received questioned if my dog had issues with using the restroom inside, not any help to my situation.Ive been at the apartment complex since the 9th of August and things have been going quite well. My only real complaint, until today, is that someone smokes in their apartment and this makes the hall and sometimes my own apartment smell terrible.This morning, 24 August 2017, I was leaving for my 630 commute to work and my car was gone. I searched the lot and could not find it. I concluded that it had been towed. I will admit that I did understand at lease singing on 24 May 2017, that in order to park in the parking lot that I would need a parking pass. I received my pass 24 May and my move in date was 9 August. There was no reminder at my move it to put my pass up or any warning. It was only when my car was towed, that I remembered I had not put my pass up.I did a walk around the apartment to get an idea of how many other cars do not have parking passes in their window. To my surprise, there were very few. The two cars parked next to mine did not have a sticker. There were four cars across from mine that do not have their stickers up. I honestly thought for a moment that my car had been stolen.I called the office in a frenzy and left a voicemail. To my surprise, I received a phone call minutes after the leasing office opened. The receptionist did her job and was giving me information on how to reach the towing company. I was transferred to Ashley, the leasing agent, when I had more questions. Ashley spoke to me in a tone that I found to be offensive. This same tone could be found in email exchanges I had with her prior to move in. I explained that I had my pass and forgotten to put it up. She told me how in my lease it states that I needed to have my pass. I asked her about the other cars in the parking lot that did not have their passes up and she couldnt give me a reason why my car had been taken and not the others.I want to re-integrate that not having my parking pass visible is my fault and my fault only. However, there were no complaints by other residents about where my car was parked. It was parked outside the door to the apartment I pay to live in. The tow company makes rounds in the apartment complex to seek out cars without passes. They towed my car despite that Hallmark has my license plate and description on file. This is a money making scheme for both Hallmark and Speedy Wrecker Service. Friends who live in Bloomington have had their car towed from multiple different locations and companies. None have had to pay over $120. I will be paying $200 to get my car back from Speedys. In conclusion, I feel that after paying for my deposit and singing a lease, my needs as a tenant are no longer important to the company. This makes me very unhappy that I have ten and half months remaining in this lease.

For personal reasons, my 17 year old who graduated early decided he wanted to stay in Bloomington and my mother helped him get an apartment. All was fine and dandy moving in. There were issues with the apartment that were minor and fixed quickly. About 30 days into the lease my mother received an email stating that a plumber was coming to the apartment on a Monday to fix a toilet. I guess he showed up and told my son that he could not fix the toilet right then and there. By Thursday I got a call from my son frantic that he was being evicted. Halmark showed up to his apartment without warning, entered, started kicking and throwing his belongings around yelling and screaming how worthless he was and how they should call the cops. He was cleaning up a water leak that had just started from the toilet for the second time that week. They did not call the cops although I wish they would have. They told him he needed to be gone by the time the contractors got back in 30 minutes. I called Halmark to see what was going on. AB told me that his toilet had been leaking for 3 days and ruined things in the store below and that she didnt see how he was going to be able to stay and that she would get back with someone on Monday to see if they would start an eviction process. My son was moved out by that night at 11pm. My mother, the one of age who signed the contract was never contacted about the eviction. No email, no call, nothing in the mail. She received a bill from Halmark 4 days shy of 2 months after my son moved out stating that she had late legal fees that must be paid in 10 days or she would be taken to court. She also received a bill for damages that she wasnt even aware of. Ready for this? The bill was for more than $4000. Halmark contacted the lawyer that is in the same building as they shortly after the incident of barging in the apartment but never contacted my mother about it. All she knew was they were going to let her finish the lease with no eviction. She knew nothing about damages and repairs. Now remember, I was in the apartment just hours after this 3 day leak was stopped. They had huge fans in there drying the floors out. I am not contractor but I know when boards are swelled that need replaced. They were not. Long story short, the $4000 bill was not itemized and Halmarks explanation was this is a company that we always use. They dont itemize anything for us. We just pay the bill. You can call them and see if they will itemize it for you. Part of the bill was carpet cleaning...Due to the water leak (and something my son spilled on the carpet) they had to replace the carpet. Now please tell me why you need to professionally clean brand new carpet? So the bill got paid with final payment written not only on the check for payment but on the invoice (final invoice) because what can you do? My mother has near perfect credit. Even though AB told my mother she was free and clear my mother receives another final bill for more than $1200. She calls Halmark and the rude associates they have told my mother there was a hole in the wall in the bathroom and she needs to pay the bill. Oh no, she was told it was for painting the apartment....uuuhhhh you have to repaint the apartments before the next tenant moves in dont you? I mean that is in the contract. So from start to finish with a partial lease (2/17 - 7/17) with deposits and startup fees, Halmark Rentals milked my mother for more than $8,000. These people are unprofessional, rude, and the ultimate of scam artists. They nickle and dime you to death and they try using intimidation. Hopefully you will see our story on the news one day soon, but the BBB has been contacted and if you have had a bad experience with Halmark Rentals, you should contact the BBB too!!! IF YOU CAN RENT FROM A DIFFERENT COMPANY....DO IT!!!! They violated their own contract in more ways than 5!!! No proof of damages, no promised pictures of damages, and no walk thru of the apartment before and after the repairs. ITS IN YOUR CONTRACT HALMARK RENTALS...YOU VIOLATE YOUR OWN CONTRACT!!!!

Hallmark is currently running a promotion that if their tenants leave them a positive review, then they are entered into a drawing to win $200 off of their rent. Do not trust any reviews from the past week.I thought this would be a good opportunity to share my experience with them, although I have already posted a review on Google before.Hallmark was a nightmare, I rented from them from 2013-2014. I went to check out the place I was moving in to, it was occupied and I was moving in with a girl who I had met through Craigslist (shes awesome, we are still friends).She had lived there for 1 year, I was just signing the lease as a new tenant. I saw that they had roaches, I let Hallmark know that I would not move in until they sprayed for pests. Hallmark let me know that I signed a lease which states that if there are any pests, they are my responsibility, and they would be checking back in 1 week to make sure I had hired an exterminator and if I had not then I would be fined. I hired an exterminator and moved in.I had to have a co-signor, so I sent paperwork to my mom and had her get it notarized. She mailed it to Hallmark but they claimed they never received it and fined me for being an illegal tenant.I was responsible for yardwork and cleaning the gutters. I hired a man I work with to mow the yard, he came by a few weeks later and mowed. Hallmark decided that I had waited too long to mow, they hired their own guy WHO CAME THE NEXT DAY AFTER IT WAS MOWED, AND RE-MOWED THE YARD. I had to pay for this. I stopped the guy, and asked if he could tell it had JUST been mowed. He said yes, he could tell, then continued mowing the yard!The ceiling collapsed in a backroom, so I reported it to Hallmark. A man came by a few days later, nailed up a 2x4, and that was that.There was flooding on the street I lived on. It rained for probably a week straight. I was friends with all of the neighbors, it was odd but everyone on our street had problems with their plumbing. We literally had sewage water coming up through our tub. I reported this to Hallmark. Hallmark sent their maintenance man out, he took one look, and told us we had to bucket out the water from the tub before he would even think about working on our plumbing. We were charged for his visit and went without a bathroom for a few days. Hallmark hired a professional plumber to come by and actually fix the toilet. They claimed we were flushing wetwipes down the toilet, and it was our fault that it was clogged. None of us could afford the luxury of wiping our ass with wetwipes. My 3rd roommate didnt even flush her toilet paper, she put it in a wastebasket beside the toilet and emptied the basket into the trash. We were fined for this and had to pay the plumber.The electrical box was a fuse box. In my room, I had a TV, PS3, phone charger, and a lamp plugged in. The fuse to my room would blow all the time. I had a hard time getting the fuse out, so I called Hallmark. The first time, they sent the maintenance man out to replace it. The second time, they told me it was my fault for having too many things running at once, and if they had to come out there again they would start charging me. The fuse blew roughly once per month the entire time I lived there.I worked 3rd. Hallmark was showing the house, my door was locked and I was sleeping. They showed the house twice in one week. A week later, I received a fine for not allowing them to show the entire house. They waited until they showed the house multiple times, then fined me for each occasion.I cleaned the house and moved out 2 months early. My roommates made no effort to maintain this cleaning, and did not bother to move out most of their things.When I moved out, we were fined $3000. Hallmark was a nightmare. I would never claim to be a perfect tenant, but I will never rent from Hallmark again.When I rented through Hallmark, the owners daughter ran her law office out of the Hallmark building.

I would give a zero star if the thing would allow me. This company is a scam. All they do is rent run down old houses, fail to do even the most basic maint, they prey upon college students deposits to make a few extra dollars. We were charged to replace 15 year old smoke detectors that never worked the entire time we lived there.

Worse experience ever. Was in a time crunch trying to find a place, these people ended up charging me for every single thing that was wrong with their hood ass property. Worse rental company, tried to get us to resign for another year, once we made them aware that we didnt want to live there anymore they were extremely rude and essentially told us that if we wanted to fight the overexaggerated charges ($25 A lightbulb when they were missing to begin with) then we would have to go through a long drawnout legal battle which our lease stated we had to pay for their lawyer fees (which were also overexaggerated). Terrible people, terrible policies, terrible service, and they think just because this is a college town that is wont hurt their reputation. NEVER EVER RENT HERE.

Hallmark rentals and specifically, the owner, Brenda I believe her name is, has to be the absolute bottom of the barrel when it comes to management skills. I was not shocked to see all of the negative reviews here. I was shocked to see even one review that was positive. I guess this proves that even offensive people have their moments. Let me start with the fact that I was not a renter but a HOMEOWNER. Hallmarks gang of incompetents managed the HOA I paid into for a decade. Let me take a big breath: They lose your payments and blame it on the mail. I could understand this but it was not just one, and not just mine. They hold onto checks forever. You could never, ever get them to do the things that they were paid to take care of. Each year our snow was shoveled less and the grass was cut less.You would get so tired of calling and asking for them to send someone to paint a door frame, or replace a rotting door frame (after a year of calling about paint the frame rotted from the rains,) that you would just do it yourself. They so discouraged our whole HOA from attending meetings. The owner of this place is an absolutely distasteful human being. This lady treats EVERYONE like a renter. (No offense to renters-but this lady worked for US! Not the other way around.) She would stand inside MY house and treat me poorly! She had the balls to tell me I had no rights in my own home. I have never had more pleasure telling someone to leave my house. Once our HOA board voted someone into office that stood up to this bully, she wet herself and canceled our contract early.THE BLOCK PARTY WAS HUGE!!!!!!!As I saw on another comment about these idiots and their legal team. I am sure this team of Legal Eagles are related to her, her husband or daughter, or both. But they cant be much smarter then the owner. This woman is a bully who will turn tail when she cant push someone around. They bank on people being afraid of their bluster or their Dream Team lawyers. I would rather live in a shanty on Griffy Lake then have anything to do with Hallmark again.

Horrible experience, dont EVER let Chris Justin show you a house. He was almost a half hour late to the house, and he didnt know one thing about it. He just kept saying well i dont live here i dont know to almost every question i had. When i started asking serious questions like why the house doesnt have this or is this fixed he started getting really rude probably because he didnt know what to say. He said what are you some private investigator? he insulted me infront of my girlfriend and i will never use this company again. If i could give it a rating it would be -10 out of 10.

Disrespectful, greedy, non-responsive and very disrespectful of tenants needs. FYI, the owners are also lawyers, so do not expect to be justly treated, or to get your deposit back. They have their asses covered so that they can take your money. Properties are ill-kept, and mis-managed.

I wouldnt even suggest my worse enemy to rent from hallmark. They dont keep up on the buildings very well at all until they absolutely have no choice because state inspection has said something. They are rude and will charge you for anything and everything even if its something that isnt your fault and is due to lack of keep up on building.
