Save yourself! The management here is awful. I do not know any of my neighbors that had anything good to say. The walls are so thin you can hear the neighbor’s conversations. They redid the parking lot paint and said it would take a week… ended up not able to park there for nearly 2 months. They tried to charge us for any possible thing they could the entire time we were there all the way down to threatening us on the move in day for having a bag of trash on the porch for one hour. Digusting.

Should be a 0 star. Do not live at this apartment. Management has been horrible and never resolves any issues with neighbors. Terminating your lease is a hassle and will require to go and get a lawyer in order to break the lease even though you know the apartment space is unsafe. The security deposit will not be given back to you. They will use that money to clean the apartment and carpet maintenance. They also have the audacity to make you pay more if it goes over the security deposit.

Just as a preface, Ive lived in this complex going on 3 years and Im in my second unit now. The first year, prior to the complex being sold to Hunter, management was very friendly, went the extra mile, and maintenance was great (we had a pipe burst the day after move in and they were there within 30 minutes to suck all water up and left dehumidifiers for over a week to make sure mold didnt spread), they even left notices whenever they came in to fix something.After new management purchased the property they dumped some money into visual improvements outside, but that was where the improvements stopped as far as I know. We were charged for improvements that were long overdue (namely carpet replacement) on move out. Our new unit had sections of carpet and kitchen flooring that needed fixed, was missing the handle to the dryer, window screens were warped, the carpet still smelled like dog, water leaked from one of the shower rains through the downstairs ceiling, and our sliding door handle was broken. Things that should have been addressed before residents move into a new unit. Maintenance is very hit or miss, sometimes know what theyre doing sometimes definitely dont. New management also stopped asking residents to register for parking, and unknown cars will flood the complex at least once a week.On top of this over time Ive noticed that the quality of neighbors has declined. Didnt have too many complaints in my first unit but from my new unit I constantly hear obnoxious people revving their engine down the main road or blasting music loud enough to hear 2 blocks away. Not to mention loud parties that sometimes last into the 3 or 4 am range. Neighbors also let dogs roam without leashes, leave trash on the ground, etc.The apartments are alright for the price, but management needs to get it together.

DO NOT SIGN A LEASE HERE! HOOSIERS BEWARE!!!The new management at Hoosier Court Apartments in Bloomington, Indiana, is charging former tenants with the full carpet replacement of apartments. Charges account for over $1800. This unfair practice is applied to tenants who have only lived for a year, despite the fact that carpets have not been maintained in the past 6 years. Hoosier Court is basically looking for a free carpet replacement of normal wear and tear from six years of multiple tenants.Look for another place to live and dont give this place your money.

Ive lived in Hoosier Court for close to 4 years now, and I love it! Ive never had a problem. Its not far from campus and you wont find better or more helpful staff anywhere. Management and maintenance have always been quick to respond to work orders, and they do a great job. The apartments are huge, and the price is perfect for college students on a budget. Ive had the best experience living here and Id stay if I wasnt moving out of Bloomington.

Do not live here! WORST DECISION OF MY LIFE was moving in here. This was an okay place to live, but then the new management took over. They are very disorganized and take advantage of their tenants who they do not care about at all. They will send you a crazy bill after moving out for updates that needed to be done 6 years ago. The place is constantly full of dog poop because people do not pick up after themselves, and neighbors are really loud and disrespectful. Whatever you do, DO NOT SIGN A LEASE here.

When I signed my lease the place was under different management. Ever since the switch, everything has gone downhill. While they are spending a lot of time and money into redoing many parts of the complex, they fail to do the most important thing - take care of their residents. Sure, my door is repainted, but they have closed my online account making me unable to pay rent four months in a row. But my door is red.

The apartments are average at best. The new management which acquired the hoosier court is pretty bad. They are pretty late in replying to the maintenance requests.A neighbor of ours had to live without the heater being fixed for almost 2 winter months. We were charged carpet change fees and other fridge and dishwasher fees without any proof of damages. When we had tried to dispute the charges, they directly threatened over email.This was one of the most unprofessional management i have ever encountered.

I lived here for three years while I studied at IU. Living at Hoosier Court was great. Minor problems with management during a sub-lease transition at the very beginning but other than that no complaints. The maintenance team was extremely dependable and timely. The layout of the townhouse was great and gave each tenant their own bathroom and privacy. Most neighbors are college students so it has a very easy going atmosphere. The campus bus comes very close to the development making it easy to catch and get to campus. The gas station is walking distance and Marsh extremely close. Lastly, very affordable and nice to live in. Love Hoosier Courts.

Dont expect to get your deposit back and forget your 1000$. Its been more than 3 months that I have left the apartment, and I havent got my check. Everytime I call they promise to resolve this issue and call me back. Not only they dont resolve the problem, but neither do they call back.Soits my routine now to call every monday and expect the same answer.Best advice, dont ever think about renting this place.

I first signed a lease with Hoosier Courts because of the positive feedback from friends about the friendly staff and reliable maintenance anytime. I couldnt agree more and would recommend the apartments to anyone. The price is very reasonable compared to other places, its a quick drive to campus, and the staff was always willing to help with any problems and always checked in with us after fixing the problems. The fitness room and tanning bed was also a major plus for me.

I have NEVER had a worse experience at any other apartment Ive lived in. Within 6 months of living at Hoosier Court we had to call maintenance to fix our clogging toilets ATLEAST 6 times. And their suggestion?..Dont use as much toilet paper. They claim to have replaced the locks on our doors, but our old keys still worked the rest of the time we lived here, they tried to charge us $1 per cigarette butt they found outside our apartment (my roommate and I dont even smoke!), our washing machine broke and starting leaking into the downstairs living room and it was considered an emergency so we spent the whole weekend with bowls on the floor to catch the leaking water and we have a dog! So imagine how difficult it was trying to keep the dog from knocking the bowls over or drinking the water. When the time came to finally end our lease we were told that we would be getting $75 back a piece...and not even 2 days later we received a letter in the mail saying that we were being charged over $1,000 to replace the carpet in the ENTIRE apartment due to stains. I think that is complete and utter bulls***!! In my opinion, they do this to anyone resident staying here with a dog. Ive talked to a couple people who have had to replace the carpet and all have pets. Our pet was perfectly house trained and was a house dog before moving here. I would not recommend this apartment place to a homeless man. If youre brave enough to live here then good luck. Not to mention their management and maintenance are the rudest people Ive ever had to deal with, specifically Ashley.

My first year here was fine but then apartment manager left and ever since management has become an utter shitshow. every time I go in the office (on the rare event they are open or someone is in the office when they should be open) there is a different person working meaning no one ever knows whats going on.there is absolutely no communication whatsoever. while Hoosier Court is quick to send out mass emails about holiday events or donuts, they can never seem to find the time to inform residence about silly little things like transfers in management companies or major construction projects going on in our buildings.I wouldnt wish this apartment complex on my worst enemy. Theres a million apartment options in Bloomington, dont get stuck here.

I wish I could give zero star for this Apartment. They are old apartments and move out expenses are more than 2 month rent for me and my neighbors. Students should never prefer this apartments.

Made an appointment for which the girl never even bothered to show up, their parent office suggested just to wait but we were in town from STL and had many apartments to see. We left after a no show over 20 past our appointment time.We came back the next day, hoping just to get 5 min in the showroom. The girl was very, very rude to us, inconsiderate of the fact the she no-showed an appointment with us. Her only excuse: she got bogged down with tours the day before. She then blatantly refused to tell us anything about the unit or show us the unit despite our willingness to spend even as lityle as 5 min. This was uncalled for, unprofessional and very insulting. I would not take hoosier court very seriously.

I am nearing the end of my second year living at Hoosier Court. My experience here has been nothing short of great. I wasnt sure what to expect when I first moved in to a Hoosier Court apartment almost two years ago because it was my first experience renting after leaving the dorms, but the management (specifically Ashley) were so helpful that it made the transition extremely smooth. This location is great for students who dont want to live right in the middle of the craziness that near-campus apartments can sometimes be, and its close enough to the stadium to not feel too far away or disconnected. Its less than a mile from the stadium and its also located on a Bloomington Transit bus route that takes you directly to campus.Hoosier Court offers a few different floor plans and they help you make an informed decision so you can choose what works best for you. The rooms are spacious and there is a lot of storage room as well - I currently have a walk-in closet in my bedroom and there are closets located in each room, as well as, the hallways. Each unit comes with its own full kitchen and laundry room. Their staff is super friendly and understanding. They are always willing to help out in whatever way they can. For example: We recently had a water pipe that busted/was leaking underground outside which made our utility bill skyrocket (like up to $386!!). Hoosier Court sent their awesome maintenance team to fix it, and are going to reimburse us for the high utility bills. I love how they are so willing to work with us. They truly value their residents.Last year, we received a large amount of our security deposit after moving out and into our new apartment (a bigger floor plan). I honestly was surprised by how much we got back. We tried to keep the apartment as nice and clean as possible throughout the year, but we are college kids and college things happen..so I was expecting to get charged more for carpet stains, paint chipped, etc. but they were extremely reasonable and fair.I recommend this to anyone looking for a reasonably priced apartment in a great location. The apartments are nice, the staff is friendly, and the amenities are great (free tanning and workout facility!). You wont regret choosing to live at Hoosier Court.

Very bad maintenance .Office is closed most of the time for every small reason.There is water clogging every now and then either in the toilets or the bath tub making them unusable and the staff says that such things are not considered an emergency.
