Weve lived here for over two years and its been an excellent experience. The staff, including the maintenance technicians, are all very helpful and friendly. The common areas are well appointed and make for comfortable places to work and socialize. Plus, the Spring District is really on the verge of becoming something special. Love the neighborhood, the light rail station, and all the other soon to be completed neighborhood amenities. It keeps getting better and better.
I moved into Arras in the middle of COVID in 2020 and the entire experience was painless and seamless. Its a great location, the few maintenance requests I did up having were taken care of promptly and professionally! The gym is great, and there is a trail nearby that you can walk, bike or run to downtown Kirkland. Highly recommend! If I wasnt moving out of state Id stay within the community. :)
We lived in Arras for 2 years, and the location, amenities, and the apartments are all very good. The maintenance team is superb, and its the best one we have ever experienced. Tony, the maintenance supervisor, is the best in terms of punctuality, can -do attitude, and his professionalism. On top of that, he is a kind man that loves animals! We have 2 dogs, and he gave them so many treats, and pat them when he saw them. We will miss you Tony, and we will miss the strategic Arras location and nice buildings. The only negative for us is the noise of the trash and recycle trucks including the apartments trash trolleys every day that passed through our windows and they were pretty loud! Overall, we did enjoy our living for 2 years except the noises.
Mr Andrew Froemke is the best leasing agent I have ever met. He showed us all the available options and gave us great guidance on how to apply online. Awesome experience, wish we can become friends!
I have been living here for few months and before I moved in, did a little bit research online and seems like a lot of ppl are complaining about the noise comes from construction site, but turns out except few times they are acutely ok for me and seems like they are going to be done soon.Ppl that work in the management team are really nice and helpful. I did my tour last year with Andrew and ends up signing the lease on the day since he is really nice :) even when I have trouble setting up my router they have also helped me on that.The only concern I have probably is the parking, they are only limited one spot per parking unit, so if I have friends come over or ppl with more than one car probably ends up nowhere to park. it will be great if this could be resolved, but other than this everything is great :)
I’ve been living here for 6 months and my experience has been pretty good so far. I toured with Andrew before moving in and he showed me some great options. Glad, that I went with him on the tour, he seemed pretty knowledgeable about the area. Great to have supportive people like Andrew in the office who can answer any questions you have. Recommend checking Arras for your next apartment and most definitely touring with Andrew!!
Told us not to worry about the lack of AC when we moved in because they had portable units for rent, but now they are all being used and they expect us to buy our own. The only way to get the leasing office to respond is to leave a 1 star review. I tried to renew 2 months ago and they still havent responded to my email saying the lease terms were wrong. Outside of the leasing office and lack of AC its not bad living here.
I have been living at Arras Apartments for over a year now and I have nothing but amazing things to say about both the apartment and the staff. Andrew F helped me with the leasing process and he went above and beyond to make sure everything goes smoothly during COVID. The apartments are very spacious and the amenities are brand new. The spring district is an amazing location to live in as well, I am minutes away from Downtown Bellevue but you dont have to deal with the traffic and the noise.
This is my second year living here and I enjoy it. The place is new, clean and modern. It has great amenities and urban feel. Its walking distance to parks, trails and everything downtown Bellevue has to offer. The staff is friendly and very attentive. They do go the extra step to make residents happy!
I went on a virtual tour with Andrew. He was very professional and knowledgeable about the area. The home was beautiful and clean. Was a little skeptical having the virtual tour out of state (from California). However Andrew did a great job putting me at ease.
Andrew knew exactly the type of floor plan I was looking for and tailored to the vision I had in mind. I would highly recommend asking for him when you’re looking for a tour. When searching for advice, it is given to the best extent.
Andrew gave me a great tour of the lush amenities provided here. Very informative and professional with his demeanor. Would highly recommend a tour with him as it gave me clarity that when I am ready to move I can be assured that this is the right place for me.
This place is not what it seems. They raised the price and limited parking even more than they already had before. This is the garage space we pay for. $200+ for a parking spot. I was paying $125. A week later she said price subject to change?! Really? But they didnt tell me that when I released my spot since I didnt have my car for the summer. Picture below of what Im paying for. I have been living here for 2 months, and it is not bad at all. the location is good, walking distance to bus stops, and walking distance for Asian market for me. Employees are friendly and nice, answerer any questions you have. For the construction noise, if you close your window, you might barely hear it. Actually, this Seattle area, Bellevue, Redmond, and Kirkland, have tons of construction work area. it is hard to pick an apartment where you can avoid this problem, but for my building, it is not a problem at all. Over all, it is nice area, urban and convenient. And I know, before i moved in, I got scared because of the review here, but now I dont really think it is bad here, its not bad at all in my opinion.

I choose to rent a 2 bed apartment in the building 1 which is not too far from the construction. at first I thought that the construction that is pretty close will be noisy but not at all! the windows are double pane windows so the temperature and noise are very acceptable.Its walking distance to parks and most important my job! (and groceries are important too jaja)The staff is super friendly, Andrew was our point of contact with the administration and he always do the extra to keep us happy! (A++ Service)
Absolutely amazing staff in the leasing office! Touring, signing, and moving in were all a breeze - the staff was readily available for any and all questions and could not be more friendly! They go above and beyond to make moving in and living here a great experience!
Really nice/modern apartment complex. Staffs are nice and friendly. Had a great experience working with Val. Apartment is next to some unfinished constructions, but noise is minimal. Convenient location with easy access to everything in Bellevue.
Really enjoyed my tour at Arras. We ended up selecting another property that was within walking distance of work, however the team was really helpful & knowledgeable. Seems as if construction in the area isnt an issue and there are many floorplans to choose from.
Enjoyed a smooth move in process to my apartment thanks to Andrew and the Arras team. Nice location and up to date apartments, highly recommended.
As others have pointed out, horrible construction noise at ungodly hours, parking costs and excessive water bills plague this place, but for me, the pain hasn’t stopped there. Now, 6 months after moving out, they’re demanding money for a balance I already paid. Upon examination, it was 100% an accounting error on their part. We’re working towards a solution, but this should never have happened in the first place. I find this concerning and unacceptable because:1. It took 6 months to notify me (and it wasn’t even property management who made contact)2. They would have happily accepted a double payment without correcting their error3. I caught their error, and I’m still having to deal with aftermath of their mistake.Dealing with this brings back memories of mysterious “price” changes of parking spaces and deposits when originally moving in. Turns out many other residents had the same experiences, and some have speculated “price gouging” is in play. Be cautious when considering a lease at this place.I’ll end this review by saying the units themselves are nice, and the staff has always been friendly. Especially the maintenance guy Tony. Never had a better maintenance guy. Sadly, that isn’t enough to endure poor business models/practices of both the property management company running Arras and land developers of the Spring district.

I am looking to move to Bellevue. Andrew was extremely accommodating and professional on both the phone and when i flew in to tour the 1bd 1bth on the ninth floor. The home was very clean and all the staff was very professional. The premise was well manicured.
New to the Puget Sound area and feeling like I am finally home at Arras. During COVID, I always felt safe with the guidelines and enforcement to the local and state changes. Moving in was easy and stress free. Andrew helps reserve all the elevators and access points required for the movers.Asking any staff member for help was superb. Everyone at the front desk works as a team to help all tenants within the building complex. All of my maintenance requests were complete in a quick and timely manner. I did not have any appliances break but did ask for small fixes on self inflected damages.As a person who has moved five times in four years, not having a car is easy to make it to the RapidRide B Line or to any of the dozen buses in the area. The Bellevue TC is very close (within 10 minute walk).Target is finally open!! WOOT WOOT!! And BestBuy, Total Wine, Trader Joes, Home Depot, etc. are all in walking distance area.IMPORTANT: Before moving here, I seen all the complaints about construction and still moved in. The major construction is over, all work is inside the building now. I did select an apartment away from the construction, so it would be nice for others to post their experience without the construction.Thank you, hope this helps. OMW to the gym now!

If I had known that this apartment complex would have three separate extremely loud construction sites around it when I moved, I never would have chosen to live here. Unfortunately, I was moving from out of town and had to choose a place without seeing it in person. Naturally, the website pretends like theres already a neighborhood here but thats just not true. It has all the downsides of more urban life without any of the benefits (there are no restaurants, shops, or anything to do in this district yet and there wont be for years).The unit itself is nice, modern, clean and I like the layout a lot. But I just cant get over how noisy it is here. The construction sites violate noise ordinances constantly (or they got special permission). Ive been awoken by them at 4-5am regularly, sometimes they go into the late hours of the evening, and on Sundays (which is supposed to be the ONE quiet day of the week). Also, some neighbors have been throwing karaoke parties until 3am on a regular basis, so any community quiet hours dont make a difference at all.When I initially moved in, it wasnt ideal but I wasnt as upset about it because I spent most of my time at work or with friends. However with the pandemic, my work has mandated working from home from March 20 all the way to January 21 (which even might be extended). Its been a few months now and Im really struggling to focus on work without getting migraines from the noise. My coworkers have even told me to not use my microphone because the construction is so loud they think it sounds like Im sitting outside in the middle of the street!! So if you actually plan on being at home and are sensitive to loud noises, dont move here!
Security property request us to pay additional money and request us to sign up another account to pay the balance we DO NOT owe after I moved out 5 months later. We properly moved out, close the account and clear the balance on time and below is the reason that I received from them,‘’ Governor Inslee mandated that we fully refund any held deposits for residents that had moved out beginning March 1st. With that being said, if a portion or all of your deposit was used to cover any final charges upon move out; a refund must now be issue for the remaining or full deposit that was previously being held unless you had submitted written authorization to use your deposit. This will now cause a balance due for the exact same amount. Payment for this balance will now need to be submitted to Central Billing, the department that will be taking care of your account.’’Our original deposits is used to cover the move out cost (we also end up paying additional). Apparently it is mandated to refund us the deposit (we did not receive it) but we are asked to pay more. It is really a nightmare that we need to deal with their errors and this is definitely an unacceptable business practice.

FYI - Parking here alone will cost you anywhere from $150-200/month PER car. If their justification is because its gated and safe thats a bad joke. Ask management about how many complaints there are about random people parking on Your paid spot. Trust me there are plenty better options out there.Update:I forgot to add that this place will Not accept any shipping except for basic mails. No amazon lockers available and you have to rely on this 3rd party called Fetch which just leaves the package to your door... but if youre not home to answer your door it WILL GET STOLEN VERY OFTEN. I have screenshots of countless residents complaining about this on the community forum as proof. Want to know what was managements answer to these complaints? Talk to Fetch. Fetch was forced by Arras because they wanted to help residents... in my honest opinion the leasing office was just lazy handling everyones packages because it used to go to them and youd be able to pick it up whenever - but now youre at the risk of your packages being stolen at their convenience. Ive shared you the info you need. If you still want to waste your money here thats completely up to you!
I forgot to pay my rent and it only passed due for 3 days. I paid the extra fee and I think it’s reasonable. Then I found out they reported a miss payment on my credit history. The manage team is just a joke. What they are trying to say is “not our fault but we’d like to take your extra money.”Moreover, I recommended my Chinese friend to sign this apartment. And during the introduction, they said to him, “since you are an international, you need to pay EXTRA security deposit.”Professional team🤷♂️

Great place! We havent had any problems with management. There is some construction noise.. a new district is under development, so noise is expected duh. There are convenient bus stops close by. Also, Arras offers Fetch service which is awesome, always prompt delivery, no need to go to the leasing office to pick up a package. Fetch delivers packages to your door. Common spaces are always clean, roof top is amazing. Plus a $500 referral bonus!
I would give zero stars if there was an option. I never write reviews even if it is bad but this I cannot stand due to the amount ofunprofessionalism with this apartment complex.If you want a management team that lacks in communication despite of multiple emails that were sent out this is a place for you.Back in November there was epoxy spilled all over our brand new car and it has yet to be resolved which is thousands of dollars worth of damages. Property manager is always either out of the office or sick. Does not reply to any emails or give any updates regarding this incident. Regional manger giving false information that they tried to contact us which they never did.I would not recommend this place what so ever. Period. Poor communication skills (non existent). Construction noise, no parking. If you enjoy going through tough times this place is the place for you.
I really like living here. Our neighbors are very nice. Literally everyone we meet at the grill is incredibly friendly. Weve even shared dinner together with one couple.We dont really hear construction (our apartment must face away from the construction though we are close to the construction). When it snowed, we heard a snowplow at a neighboring business super late at night. We are near the mailroom, so we can occasionally hear people picking up mail or entering the lobby. Weve only had one instance where my husband had to ask a group moving in to be quiet (it was after midnight).The package delivery service, Fetch, works very well for us. I order from Amazon frequently and have had no issues receiving packages. I like that we have the option to pick a delivery window. There isnt really a delay in us receiving packages. In most cases, they are delivered same day. Also, we havent been charged for the service.Weve had a couple of maintenance issues, but those have been addressed very quickly and they respect our privacy.Admittedly, there is very little street parking and the parking spots in the garage are tight, but for us its not a huge issue.
Warning! Its not a good local. No nearby restaurants within walking distance. Its on a noisy construction site that has 2 more additional years of construction to go. No street parking is ever available because of construction crews. The WiFi and cell phone reception is spotty. It wasnt for me.I moved back over the freeway to the downtown of Bellevue (98004) area where it is quiet in the 98004.
1. Construction is really noisy across the street, it wakes you up 7am during weekdays2. I received lot of unexpected charges include gas fee (i dont think I use gas inside the unit), $27 premium garbage fee for HALF month, of course additional service fee and account setup fee.3. No guest parking, limited to one parking/unit4. Office stop receiving packages and you will be redirected to sign up Fetch, I dont know how many people did it. Be aware of there is a small terms and condition indicates that there will be service charged and dont know how they charge it.
I am blown away by some of these reviews, judging by how absurd they are I really think it is just one disgruntled person posting from multiple accounts!Arras has been amazing, management, leasing and maintenance are great! My daughter always insists to visit the office because they are so friendly with her. We moved in at the end of January and have not regretted the decision once.We love our neighbors, grill friends, and just about everyone in the community. These apartments are very well built and noise has not been an issue for us. My only request would be for new grill brushes.Parking is tight, but where in town is it not, there is some noise from construction but where is there not construction in Bellevue? If you move here you will not regret it!
I came in and the leasing agent was speaking with someone else so I sat in the waiting area. The agent left but there were 2 other people in their office coming in and out. Another potential resident came in and one of the agents asked her what she needed. She wanted to see units, the same reason I came for. He offered to show her around. After 30 minutes of no one speaking to me, I left.
Waited almost a full hour in the leasing office with an appointment while the agent was with someone finishing a lease. Don’t accept appointments unless you have someone available. It’s not okay to waste people’s time.
We moved in here recently with very high expectations. Apartment looks modern however walls and floorings are thin like the old apartments (Can hear people walk upstairs). Parking is one of the BIGGEST problems. They only allow one car parking. You can never find a parking on the road (Can never invite friends over). The apartment is way too expensive for the amenities provided. Beware!
Come and enjoy the construction noise. Definitely not a good time to live here.

You literally cant live at all. See my uploaded video. I want to move out NOW!!!UPDATE2: I mailed the management, the only thing they told me was just to live with it. Sounds like I deserve these noise. Its a sh*thole.

Update: After submitting my thoughts on this apt, now that Im getting bothered by the consistent squeak noises that appears to be coming from either from that construction trailers or from that Enterprise car rental building every night. What a great place that I rentedThe guy from the leasing office acts like a major tool and fake and so does all the other staff who work there. They never respond or acknowledge any concerns you make. I have no clue how the property found those useless resources who appears to be there to just collect their paycheck and leave.I think if property owner sees this thats first thing you need to change around here otherwise, you will lose your business to some other property who could provide better customer service.Another thing that make me frown about this apartment is the utility bills and all the other charges; base water bill is set to very high so regardless of how much you really use in real life doesnt reflect on your usage and which in result it is going to be always beyond over 120 and let alone garbage, parking fees as well.My white bmw SUV got keyed by someone, but there is no way for me to find out who did this and Im already paying hefty amount for this garage to park my car as there are no other secure places to park and it already happened to me twiceEach apartment unit rate goes around almost same as Bravern but the Arras apt is not situated in the center metropolis of the Bellevue, but on par, the Arras apt rate goes over 2000 per unit with yet cheaply finished furniture, refrigerator and lights(either that or they forgot to make extra one for the other space that could really use some light)There are also consistent noises coming from the outside of the apartment from the new building theyve been working on and my apt unit is not even directly facing towards to the construction zone, but every time I get to stay home, I cant rest in peace because the level of noises are very high and consistent and never stops even in the weekendsthere are trailers for the construction workers usually get to congregated around the areas starting making all sorts of noises at 4:30 in the morning until the end of the day such as heavily modified cars, motorcycles, heavy duty metal that consistently drops to the ground...With all the given bad experiences so far, I wouldnt probably think to renew my lease on next round because amount of the rent that Im paying for in return, I get painful rental apt living experience.If I were you I would start sending out survey to the tenants see if they are really happy or not, and It wouldnt be surprising if over 70% of renters are not really happy with their choices
Bad management team. Took me half day to move in on the first day for some documents that should have been completed beforehand.
Garbage place to live bad management constant construction war none stop if you have new car will be in dust and lots of scratches stay away from here.
