I have lived at Bellevue hills since 2017– when it was pheasant ridge. I am really impressed by how things have changed for the better. Great management staff as well. The re-designed the buildings, revamped the units and maintenance is quick to respond. I will miss living here.

Lived there when it was pheasant Ridge and it was ok but now under new management and it’s Bellevue hills it’s AMAZING. Office staff is friendly and quick to respond as is the maintenance team to any issues I’ve had they were resolved professionally and quickly. They are finally taking notice of the outside trash and dog poo which isn’t their fault but us residents who abide by the rules definitely appreciate the staff enforcing them again. I really enjoy all the updates around here it’s a breath of fresh air! Thank you Bellevue Hills for all that you do!

I have been here for almost 7 years, over all I have pretty pleased have not had many issues that I wouldnt of had at any apartment. Maintenance and office staff are quick and helpful. Maintenance remember me and my dog by name when we are out walking. For the price you get a lot of room. Now for some of the bad some of which is not all the complexes fault the grounds are starting to look very dirty both with trash and dog poo from people not picking up after themselves again not Bellevue hills fault, people need to pick up after themselves, but I almost believe they do not have enough dumpsters for the amount of apartments we have on property and the fact that I have seen the houses around us also using our dumpsters they are always full and that causes people to throw their trash on the ground and it blows all over and looks gross.

Great apartments for a great price. Office staff are always friendly and willing to help with your needs. Maintenance is always quick to respond and efficient with their work. The apartment homes are spacious and beautiful. Its a quite little community that is well kept. I enjoy calling it home.

We were so nervous about moving out of our house that we lived in for so long into an apartment but the transition has been so easy. We live in a fantastic building with kind neighbors, and the office girls and maintenance team have been nothing short of fantastic. Thank you Bellevue Hills for making this transition for my family a good one! 💜

My husband and I applied through Bellevue Hills and waited over a week for applications to get processed. We stayed in contact almost daily with them to check on our applications. The main problem we’re having is our rental history was not coming back. I got in contact with the people that we had rented previously from and they had told me the problem was they needed a form with our signatures on it to disclose our rental history to Bellevue Hills. I called Bellevue Hills had the form sent to me so I could sign it and email it back to our previous landlords. The same day that I was trying to figure all of this out we called back to see if they gotten anything yet and the manager told us that she was going to have to deny us because there was too much uncertainty with the rental history. Applications never even got fully processed but they charged us the 50 for each application and 100 for administration fee. She later informed me in the phone call that my application was denied the day I sent it in but had never said anything to me previously the past week that we have been in contact with them. She informed us that we would receive $100 back and we gave her our mailing address and she said it could take up to two weeks. I called about a week later just to make sure that it had been sent out and she informed me that it was and we should be receiving it any day. We never received it and we are now moved to Nebraska so I called today ( 1/2/2021) to let her know that we never received it. When I called her and informed her the reason for Colin she knew exactly who I was and said that it could take up to two weeks and I informed her it had been over two weeks she told me she didn’t believe it has been over two weeks but she will check. When she came back on the phone she had told me that we are not receiving anything back. Both of those fees are nonrefundable. We have been waiting over two weeks and I’ve been in contact multiple times since this incident. The management here is very unprofessional, and Poorly picked. I am very disappointed and I have been in contact with the owners of Bellevue hills.

I needed an apartment fast due to separation from spouse. I completed the application process online and was set to move in within 48 hours. After meeting with staff to sign lease and take possession of the apartment I discovered that the apartment was one of the few below grade apartments that doesn’t have a balcony or patio which is important to me. This was entirely my fault as I rented online without seeing the apartment before signing the lease as I was in a hurry and just assumed it had a patio. The huge balconies is one of the amenities that drew me to Bellevue Hills. I returned to the office and asked if they had an apartment with a balcony or patio in which they did not have any more move in ready 1 bedrooms available that day. However, Sidne and Dianne reached out to maintenance to check the status of an apartment they were in the process of making move in ready. Fortunately for me, they were just finishing with the apartment with the exception of one repair in which they had material on order to complete. Sidne showed me the apartment and changed all the paperwork to make my move in happen that day! Maintenance made the repair within the timeframe we agreed to.I couldn’t be happier with my decision to move to Bellevue Hills after 5 months of living here! The apartment itself is clean and spacious. The hallways remain clean with no foul odors and appear to be cleaned on a weekly basis. The building is quiet and neighbors are polite. Even with the record snowfall we had this winter, snow was removed in a reasonable amount of time each storm. Maintenance routinely works on keeping the grounds picked up. Maintenance issues are taken care of including the emergency issue with the furnace in which maintenance responded and completed the repair within one hour on a Saturday morning. I’ve had no issues with parking. Management returns calls to answer questions in a reasonable amount of time. And last but certainly not least for me, there are no roaches, bed bugs or rodent infestations. They also recently. introduced a program that reports the positive payment history to credit reporting agencies. I haven’t looked into this yet but it couldn’t be a bad thing if the fees aren’t outrageous and you already pay your bills on time and choose to register.I would recommend Bellevue Hills to family and friends!

After a bad experience with another complex, I needed to find another place and FAST! The staff at Bellevue Hills turned a horrible experience into a happy ending. Sidney and Diane were so helpful in getting my apartment ready for a rush move in. I love my apartment! It is very spacious, and super NICE! The staff at Bellevue Hills went above and beyond, even working late to make sure I was taken care of. At the end of a long days work, I am proud to call Bellevue Hills home!

So I read through the reviews to see if anyone else had the same problem as I did and what do you know a couple people have.I understand with the whole Covid situation going on however not getting back to an applicant is very unprofessional.Wether they are approved or not having to pay $138 just to apply and not even get a response back is kind of upsetting.I spoke with Judy in the office and she was very sweet and kind She had said she was going to be having someone reviewing my application and I appreciate her at least trying however after numerous emails and calling to reach the office I guess I’ll just give up waste of time and waste of money.

I attempted to rent an apartment from Bellevue Hills but I was unable to get a hold of anyone! I called several times, left messages and I even attempted to leave a message with cooperate. After trying so many times I gave up and went with another complex. Normally I would have never been so persistent but I used to live there when it was called Pheasant Ridge, that was my first apartment and I absolutely loved it. Recently I had to downsize and I wanted to go back to what felt familiar. I was so disappointed that I was unable to get a hold of anyone so I could rent one of there units. Bellevue Hills truly has so much potential but staff needs to step up.

Extremely difficult, if even possible, to talk to anybody in the office. They’ve locked their doors because of COVID-19, which allows them to ignore the phone ringing, doors knocking, and you’re emails. I’ve had to bypass them and call the corporate office in Kansas for help.They did give me most of my deposit back, and I thank them for that.I don’t know why corporate doesn’t see what they’re doing and do something about it. But then, I don’t know what kind of company it is. The same?

I was looking into moving here, but no thanks. I have called the office multiple times, left messages with call back number, and no one has called me back. I cant imagine what it would be like needing assistance with a maintenance issue and not being able to get someone on the phone! I understand with the current emergency the office might be closed, but do they not have some measure in place to re-route calls or have someone call people back?On the website it said theres a ONE TIME pet fee of $150. When I was completing the process online, it says it is actually a whooping $200 pet deposit and another $200 non-refundable pet fee, on top of the $150 deposit fee. And I thought my current building complex was greedy for asking $250 for having a dog.... I cant even get someone on the phone to ask if they allow Huskies. On apartments.com it says they dont, but on their website its not listed. Im not going to complete the process online only to find out my dog isnt allowed, and I cant have my money back. These are all bad signs I shouldnt move here....

My Sister Alison and her son moved from Texas into this apartment complex in hopes of a “Safe environment” and great atmosphere. I’ve made many visits from my home in Los Angeles, CA to see my sister twice a year to spend time.During each visit I’ve noticed something wrong each time I’ve seen her broken AC her Lock to her apartment door has been broke for awhile even as of 7/18/20 still broken. Alison had a key stolen from her and had asked the apartments to Change her locks even offered to pay they have refused. I came to visit last month Alison called her office and the lady became rude on the phone.Her apartments sent out a Notice to Tenants on 7/8 around 4 pm telling tenants they would be fixing pavements anyone who did not move their cars would be towed. The apartments did not honor the notice in fact they waited until 7/17/20 to fix the pavements and they had her car Towed, after she moved it to a area they were not fixing.Also the Complex failed to give all Tenants a Revision on the correct day they would be fixing pavements if your not going to do something on a day you tell Tenats you have to update the notices to reflect whats going on. Im extraordinary worried that they dont value my sister as a Renter they take advantage of people who dont know their rights.Ive hired a attorney for Alison they will be responsible for her car considering they failed to update their notice to renters, Alison moved her car and was in compliance. Be careful with this complex Im going to find her a safer environment.P.S. I forgot to to mention you sent her an E-mail on 07/20/2020 for service request #1178-1 for her locks yet today is Aug 1st and request was not done. You send Emails to people and dont follow through and yet expect her to call uh wow. She needs to call the Apartments Association cuz this is sad. And Ill leave it thatWhen it comes to my baby sister I be damned people take advantage...

Ive currently living here at Bellevue hills. Its a nice place to live, Ive had no trouble here with anything William Cutler is a great maintenance worker he is always quick to respond to emergency, and I see him out picking up trash all the time. He really cares about how the place looks, the management works with people to make them happy thats all you can ask for good work...

I have lived here 1 year. I loved it and had no complaints until new management took over. Since new management and company change they do not upkeep the inside of the apartments. Rent has been raised only for nothing to be done around the complex. The people working in the office are rude when u go there about a complaint then ensure me that it will be resolved and weeks will pass with nothing being done. DO NOT RECCOMEND

I lived here with my family and I wish I could move back sooner to get my own place here. They have new staff who is awesome and I wish I new this before looking for a new place to live. All the ladies in the office are super nice and easy to talk to when you need anything. Any time we had an issue the maintenance guys have been there in a timely manner to get things done. The pool didnt open on time this summer but they had a great party to make up for it when it did. Cant wait to come back!

Been living here for a while now. All the new changes are great to see. They are moving around from building to building renovating everything. I think the winter slowed it down a lil. New siding and new hallways. Makes it look new and nice. Can’t wait to use the new clubhouse. Never did use it before because it was outdated...Saw a peek of it at an event they did the other day. New management seems to actually want to change the place for the good and not just keep it how it was.

Lived here for a while now and loved it here untill the new management took place since then I have put in multiple maintenance orders and emergency orders none have yet to be done yesterday they came and looked at our toilet they let themselves in without knocking or letting us know ahead of time and they walked in on my wife breastfeeding our newborn Wich I am very unhappy with the office people are very rude and say they will make sure youre orders get worked on but nothing ever happens extremely unsatisfied DO NOT RECOMMEND!!

I have lived here over a year and half now and it has been quite an experience. They had a $99 dollar special to move, which I didnt qualify for, but that was OK I was expecting to pay extra. I ended up paying $600 to move in, which wasnt too bad, right? Well I ended up getting a phone call months later telling me that I never paid. Thank goodness I keep accurate records of everything. The place smelled of smoke when I moved in, so I rented a ozone machine to get the smell out because my son has asthma and then a little extra cleaning made it more livable. I wrote out the move in sheet and list all the things that needed to be taken care of. I told them the fridge was not in good working condition to begin with. That broke down finally right before Thanksgiving. I lost $300 dollars worth of food I just bought. Not to mention last winter our heat went and they took care of fast but not mention the wires in the furnace were about to catch fire.Now new management took over they want to remodel the leasing office and update the gym that no one uses since I have lived here. Maybe they should start with redoing the living spaces first. There is trash everywhere and no parking hardly. Dog poop is everywhere. Some of the tenants just throw their cigarette butts from their balcony . Just recently my building was without hot water for 3 1/2 weeks. Now when everyones lease is up the rent is going to go up to $100 more than what everyone is paying. Now since this isnt income based housing anymore, a lot of people are being forced out. A lady who lived in these units for over decades was forced out of her home because she didnt qualify to live here anymore. You can take your chances here if you want. It put a roof over my head when needed but if I am going to start paying these rent prices I might as well move to a place that is more updated and care more about just getting the rent check from you. I am a good tenant and was never once late with my payment while living here.

As a resident here at Bellevue Hills, I couldnt be more happy! Both the units and the apartments themselves are being renovated, the grounds are always clean, and my neighbors are friendly. Now dont get me started on the staff, theyve always been friendly, had a smile on their face and have been reliable when it comes to my work orders from the past. 5/5

We love it here! Management is nice and maintenance is awesome! Never takes long to get something fixed! We love our cozy apt and especially love the LARGE balcony. Swimming pool is a bit small for the size of the complex but we can live with that! Quiet for the most part......every apt complex has their little disturbances once and a while.....I guess if you want to live in an apt, there are some things you just have to expect....right? Been living in these apartments now for about 5 yrs. Ive had to call the maintenance guys maybe twice and it was just for little things. They were quick and professional. I couldnt tell you who works in the office because I have no need to visit with them. The apartments are quiet and I really have had no problem with this property. I guess the only real issue is snow removal. Ive taken it upon myself to shovel my building the sidewalks and steps. Its good exercise- life could be worse.

We lived at pheasant ridge for one year, and it was a pleasant experience. We were new to the area and they offer great pricing for a great amount of square footage space. If we had a problem, they fixed it for us. There was a little miscommunication when we wanted to add a roommate, but thats fine, miscommunication happens. We just had to move to add our roommate, but Naomi especially was always super sweet and helpful!

I was reading the reviews for Pheasant Ridge and was very disturbed. Total disclosure. I currently do not live there but did for four years. Moved out in 2016. My rating would have been lower then because of the staff but that issue has been resolved. Anyone thinking of moving to this community keep in mind it is an apt so have to have different standards. The application process is a pain in the a** but not the complexes fault. The government has regulations that must be maintained. If considering moving there check out which building because parking is an issue with certain buildings. I loved my 3-bedroom with vaulted ceilings. You cant beat the space for the money. Maintenance always responded within a timely manner. I would move back in a minute since new management. I feel that some people are blaming Pheasant Ridge for somethings out of their control. Living in an apartment you cant have unrealistic expectations. Just check it out then choose for yourself.

From the first phone call with Naomi, she was so pleasant and went the extra mile to help us in our situation. When Naomi was not available, Jeff stepped in and helped as much as he could. Ive been renting a 3 bedroom apartment for a year on site, under Seldin Co., the parent company. Assistance from the maintenance people is prompt, and with good quality work. We had a small light in the kitchen sort out, so they brought a much better and bigger LED lamp to replace it. Now we have better lighting and less in our electric bill!

Ive just moved out, I handed in my keys a week ago and no-one has contacted me about my deposit or anything at all. There was black mold growing in the linen closet and the bathroom and was making me sick. Also the roof is leaking and there are A LOT of bats in the attic. Most of the time I was told there was nothing they could do until I moved out. My lungs are already feeling much better from being out the week. But Im now betting I wont be seeing my deposit back and Ill probably still be told I owe more money. Is it really so hard for them to contact me? They have phone numbers and email addresses on file. Also whenever they put a notice on your door its always when they close so they dont have to listen to you voice your concerns. Also the online billpay service is horrible and you have to pay MORE just to pay rent. Ridiculous. Im sure this will go completely unnoticed.

Moved in approximately 4 months ago. Everything in our unit was just like we expected. We have a 3 bed 1.5 bath unit and for the price we pay, we’re very happy. Courtney in the leasing office is the best. She helped my mom and I when we were putting in our applications for the apartment. Everyone in the office is very nice and helpful. My only issue is that people walk their dogs and don’t clean up after them. There is piles of dog poop everywhere. I stopped walking my dog because of this. I don’t want to get blamed for other people leaving their dog poop. Also parking in building 9 is horrible. Theres people from other buildings coming to park in our lot. I usuallt have to park my car close to the clubhouse and walk down the street. Its gotten worse as of lately but otherwise I’m happy living here!

Ive been trying to move into Pheasant Ridge for 3 years and Ive finally made it! Ive been watching and have only seen improvements. I met the new staff that went over and beyond to help me with all of the paperwork and stuff I didnt understand. My friend Doris came with me and was very impressed with the staff also. Been here a couple of weeks and have no complaints. My daughter likes the prices compared to others and might end up moving out here. Maintenance fixes things really quick and gets things done right.

At the time of writing this, the aprtment complex is going through an overhaul. They have changed management and updated some of the older parts of the building to include appliances in some of the apartments.Overall, Ive had a good stay here. The only major complaint is with the residents. The dog-owners on my side of things seem to not think they need to pick up after their dogs. Its pretty gross and I have to watch my step walking my own dog around the grass.

When a business decides to cash a check twice and doesnt even bother to try and resolve the issue, it clearly shows how little they care about common courtesy. I moved out and suddenly a check that had been cashed 12/13/2017 was cashed 6/9/2018 causing me overdraft and late fees. Ive made several calls to no avail. When I do get Courtney, she simply denies the charge and tells me to talk to my bank. Well, the bank isnt the one that committed double presentment fraud. Careful how you pay your rent if you choose to live here, they might just dip into your account for a rainy day fund.

So many issues while living there... the pool not opening until August (no reason given for the delays to repairs that started in April), the loud neighbors, the kids playing/blocking the stairwell (even after notices were sent out and posted to stop), wasps constantly getting into bedrooms (even when I hadnt opened my windows in weeks), horrible smells in the stairwell and hallways for days or weeks at a time, even random people trying to open the apartment door at all hours of the day and night.

The staff is really nice, the only complaint I have is that people in my building with dogs dont know how to pick up after them. There is so much dog poop even on the sidewalks and on the stairs. My kids have stepped in them numerous times. Its disgusting. Just yesterday, we counted 11 piles of dog poop all around one area. The parking is also a pain. We live in building 10 and there is only that small strip of parking to park in.

Started out as a great place. Slowly turned into a worse are due to the resident moving in and writing on the walls and smearing stuff into the carpets. Management has a high turnover. Current manager Naomi Duncan is as absent minded as a bag of helium and is beyond rude. In order to get any work done to my apartment I have to physically show up in the office and almost fight to explain to them when something needs replaced

I didnt even get to move in because they gave me false information at the beginning. Told me switching jobs wouldnt be a problem, well 5 days before I was supposed to move in told me Im being denied for that reason. They dont know how to keep up with communication. VERY unprofessional leasing agents. Would never recommend any one here. Glad i didnt get to move in, they probably would have treated me horribly as a tenant.

Everything the last reviewer said was right on point this place is a dump. My son SUV was broken into twice. I lived at this complex for a year and paid my rent on time, never later. The apartment was not cleaned properly when I move in and I cleaned the apartment before I moved out only for them to make up charges to keep my deposit. I never received anything stating why they were keeping my deposit. I only found out when I called today, only to have the property manager hang up on me because I quested her on why I did not received an invoice of the charged in 14 days which is required by state law. Bellevue police spends a lot of time in Pheasant Ridge. This place is filled with pot and meth heads. You can’t get them to fix anything without it breaking again. The property manager is very rude, disrespectful and unprofessional. Stay away for these apartments. Staffs are only nice to you until you move in; with the exception of one woman that worked in the office she was always nice when I had any issues. Snow removal is horrible in the winter. I could go on and on but I’m happy I’m not living their anymore.

To anyone currently apartment hunting, or who will be in the near future. Avoid Seldin Company at all costs. Slum lords and scam artists.Scam:I put in my 30 day written notice, and theyre saying Im still going to owe them an additional month beyond my move out date.Update: the scam continues. Theyre trying to send me an insane bill for cleanup. $50 for a completely empty refrigerator, $150 for an dirty apartment even though I didnt leave a single scrap behind and even spent half a day shampooing the carpets, half a months rent even though my contract was up and I gave proper 30 day notice, a bill to clean up the mess their own maintenance left in the bathroom, charging me for light fixtures that werent working when I moved in. These people are snakes.Slum Lording:Their idea of repairing a rotted out primary support for the deck above mine was expanding foam pumped in on top of a two years worth of birds nest.On top of that, it takes 5-10 minutes running my water non-stop before it starts turning hot, thank god I dont have to pay for it. The first time I complained, they blamed it on air bubbles, and the second time they said it was because the water heater was on another floor and that we should just wait until someone else has used it first if we dont want to wait that long.Last year, I went more than a month without a usable shower because of holes in the plastic surround, when they finally got around to responding to the repair ticket, they left the new surround unsealed, a haven for mold and rot. It took several complaints to get that fixed as well.Standing out on the patio and looking around, every building on the property is in similar disrepair.The management changed sometime in the last year, its still Seldin they just swapped out staff, not a new management company.So glad Im finally escaping this hole.

(AKA Carberry) Updated Jan. 2019. I lived in Pheasant Ridge Apartments for 3 years in 2 buildings, in one bedroom apts. Due to my own circumstances, I had to move up North a year and a half ago. When I left, there was Andrea and Ashley in the office with management and they were always kind, attentive and just great! I never had a problem there with parking, neighbors, and the very few maintenance requests that I had were handled immediately. Fortunately, I made a couple really good friends there who were neighbors and I have driven down to visit them quite a few times. With every visit I see new improvements going on all over the place. It feels like home. I live in Papillion Heights who are now managed by Pheasant Ridge and Ive had so many problems with them its ridiculous. When I first moved in, I noticed water damage to one of the cabinets under the sink (moldy and wood was buckled) and that was never fixed...the pipes under sink would constantly leak and they actually fixed that but it didnt last long because the leaking started again and created more mold. I called the office to tell them and mentioned there were children in the apartment and a baby, and the woman I talked to was nice and told me theyd send someone out to fix it. When we told the maintenance man about the mold and asked what he was going to do to fix it, his answer was to spray paint it. Now, because of the rent statement being late every month I was not sure exactly what I owed them since it changes (charged for water and sewage no big deal) so I was $7 short. $7. I was sent a note saying if I didnt pay the $7 (honestly not a big deal) theyd send papers to their lawyers. Because of it being Sunday and Christopher Columbus Day the next day the office was closed so I left the money order for that $7 in the drop box at my complex. I had no problem paying the $7 but for us to be scared well be evicted over it since we are unable to get to the office is ridiculous. It takes them forever to complete work orders for things like water leaking from the ceiling and the air conditioner not working in 90 degree heat. Nice apartments, terrible staff.

I have lived here for almost a year. And when something needs fixn they are there the same day! Ihave nothing negative to say about this property! Naomi & Cathy are very nice ppl. They listen and help u an any eay they can!! They will also have my vote.. Lol 😃
