Villas on Nueces is probably one of the best places to live in west campus when considering location and value. Don’t have the best amenities, but the simplicity and technology that is integrated into the apt make it so much better. A fully furnished unit with great views. And a good community!
There has been a number of issues with moving and settling in for all residents in this past year. That being said, I can see that management has been trying their best to accommodate everyone and make it a better place to live as we go. I can certainly appreciate the effort that is being made.
Although villas didnt finish construction on time, theyve been pretty accommodating of our needs since then. Overall, Ive really enjoyed living at villas and the staff in the front office is nice. I appreciate that.
Best apartment in west campus. other people tell you horror stories about their apartments and their management but i don’t think you’ll hear those stories about villas. move-in was a little tough but they definitely made it right. nice rooms, good value, responsive management, and the best location. would definitely recommend!
When your tenants are not able to move in until weeks after the scheduled move in day, go for weeks without wifi, constantly hear construction still go on while living at the apartment, have fire alarms that go off on accident numerous times at odd hours, go for 4 months without a washer thats when you know you are staying at a horribly managed apartment. Please save yourself and live elsewhere. Also there is definitely a possibility these positive reviews are because the office gives an incentive to post them.
They were extremely helpful when looking into housing for my son! They went above and beyond when explaining the entire process. Excited for his journey to the Villas next year!! Beautiful property and amazing staff!!!
DO NOT LIVE AT VILLAS!!! It has the worst management team I have ever met. They are so rude and inconsiderate when you try to seek help. I have tried calling before and they just do not answer calls or just hang up mid conversations. UNACCEPTABLE!! On top of that, they communicate everything at the VERY LAST MINUTE in the middle of a whole PANDEMIC! Just when I think Villas cannot get any worse, they never fail to surprise me with their inconsiderate behavior and lack of proper communication. Their rules are also so rigid and send all the residents into a frenzy trying to figure out how to fit their way of just ripping us off. For example, they are requiring us to fill out an electronics form a MONTH before move out when most of us are at home with our families, trying to stay safe from COVID. They find it reasonable to make us drive ALL the way back to Austin JUST to fill out serial numbers from our electronics or risk being heavily charged for it. Of course, they have no issue intruding and coming into residents places whenever they want for furniture checks, but then REFUSE to even consider sending a Villas team to go and check the serial numbers for students. THEY ARE BEYOND inconsiderate and this is just a SMALL window into how much trouble they have given residents throughout our stay at Villas. SAVE YOURSELF and your mental health by staying away from Villas!!
Honestly I love this place. I know in the beginning it may have been rough, but they have done everything they can to make me feel like my time here is welcome. I highly recommend this place to all my friends and upcoming freshmen!
Management is awful, place is overpriced and very loud.
My friend lives here and he has a Apple TV and projector provided by Villas and we love watching movies with it. It’s like having your own personal movie theater.
Great place to live in West Campus. Location is amazing, management is attentive and helpful, and rooms are spacious and nice. Really enjoying my stay here!
Pretty bad place to live. The management didnt really think through what they were doing and saying. I remember my apartment got egged and my roommates and I were told to clean it up ourselves. They even gave us a deadline to clean it up by. I applied some pressure and they let up and sent someone to clean it (one of their paid custodians, I still dont know why they didnt just send him in the first place). They recently told us to get our apartments professionally cleaned and required us to come back to Austin amidst a pandemic and get the serial numbers for our TV and other technologies. We applied pressure again and they let up. Some people may be grateful that they let up on these circumstances, but we frankly shouldnt have been put in the position in the first place. If I was more of a pushover, I wouldve wasted time and money doing what they told me. It felt like the management was either not knowledgeable about their responsibilities, or they were simply trying to scam us.The late move in and incessant delaying of the move-in time was another nightmare in itself. They promised us days to move in only to be postponed to several days later. This happened around five times and hundreds of students were homeless for weeks. Eventually it felt like they were being disingenuous and leading us on so we would have hope and not outrage. I had to live 20 streets away from campus, had one round trip of Uber to my hotel and back, and had to essentially stay on campus everyday from 8 AM to 10 PM because I didnt have the money to take multiple trips home. All of these compounded to a terrible experience.I will never live here and I dont encourage anyone to live here. I actually strongly discourage people from living here. I considered giving them three stars because suffering dulls with time, but this truly was a horrible experience and I dont wish it upon anyone.
I’ll agree with reviewers that the delayed move-in was rough, but my experience living here after moving in has overshadowed the delay with positivity. Villas on Nueces works to keep things clean and orderly, going as far as to have cleaning crews sweep hallways and common areas. I love my apartment unit and feel like Villas is a fantastic place to live compared to other West Campus apartments, where residents can be loud or disturbing and common areas can be hard to maintain. Because Villas is a smaller size, (7 levels compared to 15+ at other apartments) they are able to stay on top of things and make sure the building is safe, secure, and clean. Additionally, the rooms are huge and have great amenities like giant TVs and Apple TVs.Regarding management, staff has been easy to contact and easy to work with. I’ve never experienced issues when emailing them, and their office (on the first floor) is often open, so residents can simply take questions or issues directly to management. No apartment, especially in West Campus, is ever going to be completely perfect, but I feel like Villas on Nueces staff puts in the effort to get as close to perfection as possible, and they take pride in running a nice complex.On the whole, don’t let negative reviews about the first year of move-in affect your opinions about Villas.
Communication issues in the beginning of moving. However, staff have been very cooperative and fast with responses towards right before we moved in. Additionally, the owner is exceptional. Very involved and genuinely cares about the tenants.
The weeks prior to moving in were unpredictable and stressful due to the delays but once Brad (the owner) got involved, things started going smoothly. Management was quick to respond to any issues I had in the beginning. My apartment is really nice and has a lot of space and storage.
Worst housing experience I have ever had. Cut corners in everyway possible due to builders falling behind schedule. Tried to fine us for things that were already broken when we moved in. Poor amenities. Home to the two slowest elevators on Planet Earth (which rarely work at the same time). Outlets randomly stop working. Internet situation is a mess due to wiring issues within the walls. Now demanding that we hire a professional cleaning service upon moving out, or forfeit our deposit (and they even have a cleaning company in mind that they will presumably get kickbacks from). Rooms are nice, but not worth the high rent price when considering everything else.
I have been forced to contend with my worst move-in experience in West Campus thus far with Villas. Not only was move-in delayed for 3 weeks, but our promised reimbursement has also been delayed by nearly 3 weeks. Additionally, upon move in, we saw that a shelf on our pantry had not been built, there is a hole in our bathroom cabinet, the living room lights flicker, and the racks in our closet were already peeling. Our floor also had several scuff and scratch marks and there are damages and paint marks on the wall. My roommate and I submitted requests to get these things taken care of 6 TIMES, yet nothing has been fixed.On top of all of this, we were promised to have a desk in our room but they incorrectly furnished the room and instead of accommodating us for the false advertising, we were told to use our DINING table as a substitute for the desk.With all of the grief we have been caused, management still cant seem to spare a sensitive bone in their body. There is so much attitude and blatant detachment to our issues. Management some how has the time to send constant reminder emails to get their extra apple tvs back, but could not find the time for a reminder email before they leased our unit away for next year. This entire process has been unacceptable. Villas only cares about profit, not about their tenants.
Villas on Nueces is by far, the worst property management company in West Campus. Starting with a 3 week delay for move-in that was marred with dishonest updates on when the property would be finished, staying at villas is nothing short of a nightmare. The property manager and staff are completely incompetent with residents being forced to go through a cycle of complaints to get any sort of aid. The staff continuously stoop to new lows with their policies and do not have an ounce of empathy for their residents. The main complaints for this property include lack of transparency about when the property would be finished, entering apartments to complete furniture checks without permission, fining residents for stains OUTSIDE the apartment, and generally very poor management of the complex. The only silver lining is the owner, Brad, who has been helpful in handling resident complaints and treating residents with the respect they deserve. If you want a good experience at UT, stay anywhere but here.
The location is AMAZING! Right in the middle of West Campus. Short walking distance to anything/everything you want/need. Amenities at this complex are far superior to other places in the area. Highly recommend living here if you want a great living experience. :)

Seriously, it’s been a nightmare! As a parent I’ve learned a big lesson with joint leases and we are done with this apartment complex when this lease is up. Anyone can skip out from paying and the rest of the students are responsible or face eviction. Managements attitude is it’s your problem not ours! It’s not worth the risk with joint leases!! Most of West Campus offers individual leases so take it from a parent you do not want this headache and your student should not have to deal with a roommates financial situation.
The road so far has not been easy, management had been especially bad to get ahold with, but ever since Brad himself (the owner -- great guy!) has gotten directly involved with the delays, it has been a much more pleasant experience. I am still really looking forward to living here and am grateful with how accommodating they were of an unfortunate situation. I hope to continue to revise & improve this rating as we see them continuing to follow through with what has been promised thus far.Update 7/30/21:Water bills are through the roof — bottom floor of the garage has been consistently leaking since February’s cold snap and there is no incentive for management to fix it since the cost of water is on the residents.As for rent if you are sharing a bedroom this is probably still a good place to live, individual bedroom renters should definitely look elsewhere.
I strongly recommend NOT living here. We were unable to move in weeks after our official move-in date due to their inability to complete the complex on time. Additionally, the Villas allowed us to finally move into a complex that wasnt even move-in ready. Management is incredibly uncivilized. Any issue you have with the Villas is met with hostility and blame. Following COVID-19 outbreaks, Villas did NOTHING to show empathy for the residents who were suffering from its effects. We are now being required to ACTUALLY SPEND money on a cleaning crew to come in and clean our apartments once we leave and are also required to show proof. This wouldnt be so bad if we could say we all moved into a SPOTLESS complex. However, upon moving in many apartments were covered with dust, and paint was everywhere. Their response was getting maintenance to simply sweep. Yet, we are required to clean up their mess from the start. Not showing consideration for those who have lost their jobs and are financially unstable. In fact, their recommendation for a cleaning company is $270. I am competent enough to clean my apartment without the threat of needing a cleaning crew or else it affects my deposit. The amount of inconsideration that the Villas has for its residents is baffling and I PROMISE not worth living here. There is absolutely nothing special about this place.- Incredibly small gym with minimal space- Bad-mannered and selfish management- Overpriced apartments- Construction going on EVERYWHERE (be ready to wake up at 5 AM every morning because a new complex is just now starting to be built again)- Constant threats from management about elevator usage and door code usage. (AND ONLY ONE ELEVATOR NORMALLY EVER WORKS)- Difficult rent payment system and if you dont pay on time they WILL email all your roommates and threaten to kick them out. No privacy.- VERY UNCOMPASSIONATE MANAGEMENT (Cannot stress this enough)- Constant threats of extra charges. They are trying to get every single penny from you. ESPECIALLY DURING COVID-19.All I am saying is truly think about what you want in a complex where you will be living for a full year. If you want management to have your back and make you feel secure, welcomed, wanted, and safe then please live somewhere else.I lived at 26 West before this and I LOVED that place in comparison to this place. Thats saying a lot. I regret more than anything moving into this place and I am not the only one. Absolutely terrible! Not only did my boyfriend have to wait 3 weeks to move in, in which he had to live in a hotel while school began, but they took the utmost time refunding him the money he had to spend on it. THE BIGGEST PROBLEM is the construction and noise that occurs at approximately 5am EVERY SINGLE MORNING without fail. You will hear drills, slabs being dropped, and who knows what else. It’s absolutely terrible, even if you are one of those wonderful people that can fall back asleep after being woken up, you will be woken up again because the noise is CONSTANT until the day time when...guess what...most people aren’t even home to care. DO NOT recommend this apartment complex to anyone.
Im writing this review a day after our apartment move-in was delayed a second time - this time to a Wednesday, and they refuse to reimburse accommodations past Wednesday despite the fact that many of us have class and cannot move in until the weekend. EDIT: after a lot of begging and the building owner getting involved, they will reimburse up to the weekend.On top of this, they failed fire inspection and refuse to tell residents what exactly they failed inspection for - we are planning to call the local fire marshal to ask. This lack of transparency is unacceptable. EDIT: per the fire marshal, their sprinkler systems and alarm systems are among the things that have led to them failing inspection (there have been several inspections spanning two months).Lets go back to the first delay. I was there on a Friday asking about whether the apartment was going to be delayed, and management lied to my face telling me it would be finished on time. That following Monday, the apartment was delayed two weeks. Two week delays do not creep up on anyone; they knew about this.Lastly, it frustrates me that many of the existing reviews are from management themselves. Wording like going above and beyond and great amenities for a place that hasnt even been built makes that blatantly obvious.Dont lease here, you deserve better.EDIT: Its been a week since the apartment was cleared for occupancy. My closet came without a door. Two of our three rooms came without working lights. Two of our three rooms have showers with either cold water only or very low water pressure. My toilet isnt anchored to the ground and rocks when in use. The bed storage units are completely misconfigured in one of the rooms. The drawers and shelves are on lopsided. They gave us one extremely small washer-dryer combination machine for six of us. NONE of these issues has been fixed yet. For the most part, we are paying rent for amenities that dont exist yet. To get absolutely anything done, you have to beg management for it repeatedly. And on top of that, they tend to tell us that there are other rooms and that we are not the priority. If our issues are not that urgent to management right now, imagine how bad the other rooms are.Its impressive to me that management is already asking us to sign leases for the next year, claiming that leases are going fast due to the high level of interest. I admire the nerve it takes to lie with that kind of confidence. Maybe one day they will realize that disguising a half-built dumpster fire as an apartment is not a sustainable business model. Until they do, dont lease with Villas.
This place is the worst at communicating with their customers. The complex wasn’t finished on time, and upper management is wishy washy about everything. This is an absolute joke. It takes 2 minutes to draft an email and tell people what to expect. What a joke of a place
Management does not accommodate people with disabilities. Discriminatory and uncompromising. Also, they can never get the elevators to work despite constant pleas from residents. Don’t fall for these overpriced apartments.
This building has been closed for the first three weeks of class and i let one of the residents stay at my apartment out of the kindness of my heart. turns out she’s a saint.
The location was ideal and the staff was knowledgable and helpful. Would recommend to any student looking for student housing. Excellent value for the amenities included. Looking forward to next year.
Central location for walking around west campus and getting to class. the rates are steep for the value, wifi and cable are not included, and rates are increasing, but villas is generally a comfortable stay and I havent run into major issues while staying here

Do not lease here! Management is unprofessional and uncooperative. If you’re looking for reliability and a roof over your head, this is not your place. Pushed back their move-in a month into school, leaving people without a place to live, wasting everyone’s time and money. Horrendous communication, they send out unclear and vague emails and refuse to pick up calls. Villas left people frantically switching around hotels and inconveniencing friends and family just for a place to stay. Unfortunately I couldn’t give this place a 0 star rating, but needless to say, do NOT lease here

Honestly, I wouldnt be as mad and frustrated if it werent for the gratuitous lying by the management team. Its shocking that the police officers on-site and the construction crew working on the building are a better, more honest source of what is going on.Until May, management was confident that the building would be finished (at latest) one week before move in. Then 5 days before move-in, they announced that move-in would be delayed by 2 weeks (this was after sending an email 3 days before saying that the building would be finished on time, so we shouldnt worry about finding other accommodations).On top of that, they refused to reimburse us for more than $100/night/person even though their last-minute announcement meant that people were paying extravagant amounts for housing; not to mention, they refused to compensate us for any food or transportation expenses, all while stating that they were going above and beyond what was expected of them.From August 23 to the new date of our move in, they reassured us that the building would be ready for move-in. Then at 5 PM on Saturday (remember that they had told us that move in would begin in the morning), they sent out an email delaying move in by another 3-4 days since they failed a fire inspection. They then avoided answering emails or voice mails and expected everyone to magically find housing at the last minute for a reasonable price.To top all of this off, negative reviews seem to be disappearing while glowing reviews keep popping up about how great the amenities are and how friendly and great the management team is.

Management is terrible. This year has been the worst living experience by far. Even after we moved in 3 weeks late, there were still things going wrong. Not to mention a fire alarm wrongfully going off at 5 am, which had the whole building evacuated. Amenities were also not as promised. Weight room is too small, only 1 apple TV per room, and rooms that promise double occupancy but in reality are way too small to fit everything they promised (desk, 2 projectors, dividers, etc)ALSO, dont listen to all these glowing reviews, theyre completely fake and made up by management.Also, the wiring is very poorly done. Circuit breakers break all the time (including the one to my wifi router, which is a pain) and the only solution they have is along the lines of dont plus (some device) into this outlet.
They are working their hardest to fix what went wrong. At the end of the day most are just frustrated with being homeless, but management are trying their best to right their wrongs.
We are into the third week of school and we have no place to live. I kept calling and asking what to do about WiFi setup, etc. and not only did they not correspond with their associated representatives on their own, they didn’t tell us anything until last minute. They didn’t even give us a proper heads up for the latest delay- some of us were just driving around waiting for the building to be approved and then it wasn’t.And the worst part is the new move in is on Wednesday. The middle of the week is convenient for NO ONE. We are college students. They just want to cut their losses by moving us in as soon as possible. We have classes and extracurricular but they are not at all considerate of that.Also any reviews over a month before this are invalid because there is literally no building and therefore no amenities, etc. that anyone could have reviewed and the last few weeks have been more telling of their actual customer service, management, etc.

The building is OBVIOUSLY/visibly incomplete even though management continues to say they’re “on schedule”. Anyone staying here really takes the TWO L’s in ViLLas.
I called looking for housing and whoever answered the phone was super rude. He wouldn’t let me ask questions and would not let me come into their leasing office. My friend also called and they were super rude to her as well as unprofessional. Worst customer service I’ve had in West Campus for sure.
Move-in was delayed twice, and they didnt give us enough time to find new accommodation.
My mental health has significantly deteriorated
Living here is a mistake of the highest order.
