The rudest management I have ever experienced. They can’t even send an email back for starters, Vicky was extremely rude to my mom and I have had multiple delivery guys complain about how rude she is also and how they “hate delivering packages to Sabina Because the office is terrible.” The maintenance guys are great but myself and everybody i have met in this complex all complains about how terrible the office staff is.
I have lived in the Austin area for over 30 years and Sabina’s management and office staff has been by far the best I have ever worked with. Everyone there is amazing!!!

Living experience: 4.5 stars. I have lived at Sabina for about 2.5 years. Before the Texas winter storm, I had zero issues, and if any issue did arise, Sabina promptly took care of it. My review is specifically for Jessica Roland, the Community Director. To date, Im forced to move out because my apartment endured water damage. However, Jessica went above and beyond to ensure my transition was smooth. She offered to connect me with an apartment locator, offered a moving credit, and was answering emails as late as 9pm. Additionally, Jessica took all proper precautions to ensure her residents were safe during the Covid-19 pandemic. She truly cares about her residents, which is a rare thing with apartment complexes. I recommend living at Sabina.
I am not usually one to leave reviews, but I have been blown away by Sabina over the past few months, and most recently in their response to the winter weather conditions in Austin. I have lived in Sabina for 3 years, from its previous management company to the current one. I have seen so many positive improvements, from physical improvements around the community to improvements with communication, attention to residents, and so on. During the past few days as there was so much uncertainty with the winter weather in Austin, Sabina was keeping us updated and staying in constant communication with residents. They are located in Austin as well, so were also dealing with the same challenges we were during the disaster. On a regular basis, sabina is diligent, responsive, and professional. One last anecdote to demonstrate how they go above and beyond: today, after many days of our residents having been without water/clean water as a result of the winter weather crisis, the office staff came door to door delivering water bottles. I am so pleased with all the improvements I’ve seen in the past 3 years living here!
Both management and maintenance worked tirelessly around the clock during the winter storm to make sure our community and building stayed safe. I am very grateful for all they have done and continue to do!
Overall an excellent place to live as a business professional. I have lived at this property for nearly four years now and do not have a single complaint. Staff is wonderful, amenities are top tier, and location is perfect if commuting to Downtown Austin. 5 out of 5 stars.
Read a review from one of Sabina’s longest residents-After living at Sabina for 6 years my we have a really strong perspective on how terrible this place is and how awful the management is. We ended our lease with Sabina after these 6 years and spending around $100,000 in rent. This summer we found a home to purchase and talked with management about breaking our lease v subletting. We were told that we could give 60 days notice and move out without a penalty and that way we would not be on the hook for a sublet. We gave our notice and after about a month management called to let us know that there was a breakage fee costing 2 months rent due when we moved out (90 days rent+ 2 months rent). We lost a full month of being able to look for a sublet and we were basically backed into a corner of where we had to pay the fee. They lied to us about the cost of breaking our lease, they stole the opportunity we would have had to find a sublet, and I don’t believe they made an effort to find a sublet or lease take over like they are supposed to. Again we had paid around $100,000 in rent over 6 years and they lied to us and shook us down for another $8400 to break a lease.The property management change which happened a few years ago made this whole property go down the drain. This apartment is extremely expensive for what you get. The stairwells smell like urine. We lived without cell reception in our apartment. The sound from the gym would keep us up late at night. The management refused to respond to repairs in the last few months or return calls.Look elsewhere for your housing needs and avoid CWS management if at all possible.

Lived in two different apartments, had trouble with cockroaches. Front desk person told me inaccurate charges about apartment transfers and later lied to the manager that she never told me such a thing. She remembered me and what she told, clearly lied to protect herself.
From the front office to the maintenance staff I cant say how satisfied I am with this property. The transition from ownership was smooth and updates have been made so residents are aware of changes in all phases. The property is clean, well managed and the maintenance team will fulfill work orders on the day they are requested. Residents are respectful, friendly and make you feel welcomed in the building. If you are looking for a property with a great location with reasonable a price, this is definitely it. Vickie and Justin keep up the great work.
I have been living here in Sabina since 10 months! Worst experience we faced ever.As a resident, I regret moving here.Water is leaking from the ceiling of the rest room as it needed urgent plumber fix, We raised a request on Oct 27th to the management (we have to go to leasing office to remind them every single time. Never expect it to done on first or second visit). On 30th Oct they could not understand the problem so just covered the ceiling paint.On the very next day the problem reoccurred, We raised the complaint again this time some how they could understand it(Thinking so:)). And said they will get a plumber finally which never happened until today.This week we have guests coming to our Apt. so we requested for a quick fix(As we were not sure how many days it would take to get a plumber job done. Which seems next to impossible to us :) ) Please have a look at quick fix photos. And yesterday morning the problem became worst water still is dropping from the ceiling(This time double the speed :)).I suggest no to board in sabina !
I lived here for over a year and a half. I only moved because I purchased a home. I have to say the maintenance crew, specifically, Robert and Lazaro are awesome. The custodian woman is wonderful as well. They are on top of the maintenance requests and keep the facilities clean, they are very friendly to work with, and give my dogs some loving every time I ran into them. The office staff are very pleasant as well. Very pet friendly too, we made a host of friends from walking our dogs. My apartment faced toward the pool and whenever we had any loud guests past 10 p.m. it did not last long before they were told to leave. The convenience of location was perfect for me as a grad student at UT I could ride my bike to work in about 7 minutes. I also used the gym a lot and pool as well as the free workout classes. I would recommend Sabina to friends. Thank you.
Beautiful building with fantastic amenities; Sabina offers luxury living that far surpasses others in their very affordable price range.The apartments themselves are modern and well-designed in that they feel spacious and elegant. The gym is uniquely well-equipped for an apartment gym (though the addition of lat equipment would not go unappreciated), and the pool is well-maintained- easily rivaling those in several of the hotels downtown.The staff are what really make Sabina shine. The office staff are attentive, friendly, and obliging- they really take care of their residents and are eager to make Sabina feel like a proper community. Building maintenance teams handle requests promptly (mine were almost always completed in the same day), and the building overall is always kept in pristine condition.Thoroughly enjoyed my experience here, and would highly recommend Sabina to any of my peers.

Delivery and service people can get in, use the elevator, or stairs. There is very little signal in this building. A complete pain in the A$$.
This is an already expensive enough apartment, so anyone would think about a safe place. However, this is not at all, packages are lost, and non-residents walking around. The grills on the swimming pool will be broken most of the time. And the computers in the computer room dont work either. Among other broker stuff.The worst part was the check out; Sabina kept the entire deposit for the most ridiculous stuff. We made sure everything was clean, obviously not professionally, but way better than what we received. They would charge large amounts of money for anything.Examples: we forgot a hanger (1) in the closet, this costed $75. We left the key hanger that was already there when we got there, another $75. Between cleaning fees and several stupid things like this, Sabina kept the entire deposit.Just go somewhere else.

Parcels get stolen constantly and the property is poorly managed. The stairways are never cleaned properly, many things are wrong with the property. You call the office, its rare someone answers. If you send emails, make sure to send follow ups because most wont get answered on the first time. Bad communication overall.
I lived there for one year. Fantastic place to live. The management team was always very helpful and welcoming. Especially Vicky who is the one I was usually talking to. The maintenance team was always doing a great job. From a small things like changing a lightbulb up to replacing a whole dishwasher. I totally recommend it.
LOVE my apartment at Sabina. I just moved in this year from Dallas and the staff has made my move so easy. The location is great and I have really enjoyed the events being hosted. I would definitely refer this community to anyone looking for a new home!
I have lived in Sabina since September 2018. It is the most gross and dirtiest apartment that I have ever lived in. Pet friendly apartment without frequent cleaning or pest control means a lot of insects including FLEAS, especially in the summer. The manager said they did not have regular cleaning of the hallways for 2 years but now started to clean one floor every week. This means each floor is now cleaned every FIVE weeks. Why can they not vaccum animal hairs in the hallways more often? My previous apartments cleaned the hallways every day. I see Sabina saying now under new management, completely misleading because only the corporate owner changed and the MANAGER is the same. Under her management, I had FLEA attacks THREE times shortly after moving in Sabina, each 10+ bites on both my legs. I have serious allergy to flea bites so I can tell the flea bites as my body starts showing serious allergy reactions in a couple of days after the attack. The first two times I reported the flea attacks with photos of my allergy reactions and requested to clean and do pest-control of the common areas and the hallways for fleas, the manager ignored me, saying I got them in my office because other tenants did not report flea bites. My office is professionally cleaned every day and there are no animals. How come I started getting flea bites only after moving in Sabina? Also people do not know they got flea bites unless they have allergy. I own no pets and my unit has no fleas. I was 100% sure that fleas were in the common areas and hallways because I occasionally got flea bites, not every day. The manager finally did a pest control of my floor and common areas for fleas ONLY AFTER I took a VIDEO of a FLEA in the YOGA ROOM. I could not believe my eyes when I saw a flea on my left leg while I was doing yoga. I shook my leg and started filming the flea. Unfortunately I got 10+ bites from that flea, but the video made the manager do a pest control for fleas for my floor and common areas and clean them. This is only after I already suffered from multiple flea attacks over the first two weeks after move-in. If you know what flea bites are like, you know how badly they affect your daily life and work not to mention the scars. Even after the incidents, they have a pest control of the whole common areas only every QUARTER. The manager says things like they have a pest control every week, which is completely misleading because it is not for the whole common areas and hallways for fleas but only specific individual units and areas that tenants report. Fleas jump around and they require serious pest control of the whole building. Now as it gets hot, I got another flea bite over the memorial day weekend and am now scared to death. I have so many other things to share about Sabina and will keep updating my review.
The space is really nice and really cozy with the exception of the insulation. I can literally hear everything my neighbors on either side of me do. It sounds like an elephant lives in the apartment above me (even though he is a small individual) and you can hear the highway at all times. It is quite ridiculous how much they charge and not have any form of insulation...It would be nice to get some sleep every once in awhile. If you are looking for a noise free environment then Sabina is not for you however if you are unbothered by constant noise then Sabina is for you.
I loved these apartments! They are beautiful and the view is amazing. I love the office team- they were all nice, informative and quick to respond. They make you feel rigth at home instantly!!

DONT MOVE HERE!!! The staff is rude, the hallways are always a complete mess, the courtesy officer is a huge jerk. My first 6 months here were nice but since then, they got rid of the good staff personnel and hired people who are horrible to talk to with and dont know what they are doing. Dont even bother completing a service request as they ALWAYS check it as complete when nothing was ever done so you have to track them down and watch them actually fix things. to get anything fixed. There was once poop in the hallway for an entire weekend after being reported. A covered, indoor, carpeted hallway. The elevator breaks at least once a week and usually takes 3-4 days to fix so its broken more than it works. Dont bother calling their after hours number as they never answer or call back. Save your money, your time and your sanity. DONT MOVE HERE!
Having relocated from the northeast, was looking for an immediate friendly and professional living community. Highly recommend Sabina. Staff, amenities, outside events and overall operations and appearance are a step above others!
I have had several packages stolen, lost, or return to sender for no reason since moving here around 10 months. The community wall is flooded with these types of concerns as well and Sabina refuses to take any responsibility. This shows you how they value their residents. This has ending up costing my business loads of money and my time (Ive been told to call USPS by Sabina, which takes 45 minutes to an hour as you are put on hold). Ive had to send my packages to family members instead, which is a huge hassle. On top of this, my air conditioning broke three times within a month and then was treated very poorly by the maintenance manager, who made me cry over the phone.
Its a pretty upscale place and near UT Austin. Its great for college kids, but not necessarily so for professionals.First, the positives:It has a big clubhouse/lounge where you can host friends/dates/parties, a business center with Macs and printer, and an office/study space (but with weak wifi). It has a large swimming pool and a decently stocked 24-hour gym with fitness classes.If you like the amenities, youll get the most out of living here. Although I never used them besides the clubhouse and the gym.Most importantly, the leasing office staff are very polite people who will help to solve any problem you have. When I made service requests, they were taken care of immediately. One time, my thermostat device froze and they sent an emergency technician to fix it immediately (because its a thermostat issue).A few things I did not appreciate:1. Nearly half of my 529 sq ft studio is an over-sized balcony. This means the indoor, is just around 3XX sq ft. I immediately regretted this aspect after moving in. Neighboring studios have balconies half as big as mine; meaning, they have more indoor space.2. Slightly over-priced for this location. I am moving to The Domain (a high-end place with nightlife, shopping mall, tech companies, etc.) for lower rent. Live somewhere thats more happening. This place is at a boring location. Youll have to drive/Uber for 15 minutes to get anywhere entertaining. Although, to be fair, this area has one of the lowest crime in Austin.3. Its only a block away from Interstate highway 35. As another reviewer pointed out, if you have a balcony facing outside (not the courtyard), youll hear the highway 24/7.4. This place is full of UT Austin kids (90%) who will set off the fire alarm frequently at 11 PM on a weeknight and it will go on for 30 minutes, *extremely* loud! Your only option is to get out of the apartment and leave.For the same price you can live on South Congress, Riverside, The Domain, or even downtown (with a roommate). But if you are a UT college student or prefer living in this part of town, this can work for you.
UPDATE: Still living here & still love this community! Ive been here since the begining and highly recommend this property. Willow & Vickie in the office are just two of the rockstars but the entire team including cleaning and maintenance are so professional & kind!Going on four and half years living here & will renew my lease. Great office, maintenance, and cleaning staff! Wonderful amenities with great neighbors.I have NEVER heard my neighbors or the person living above me. This is the best sound proofed apartment Ive ever lived in. Ive had three or four minor maintenance request and they are always prompt and happy to help resolve my issue. The gym is better then most community offerings with FREE instructor led spin and yoga classes weekly.Im happy to refer you & have you use me as a reference for your move into our community : )
I have lived at Sabina one year. It has gone through changes in the last year. To be honest, I have been riding it out to see what all would happen with the new owners and the new staff. Most people only leave reviews when they are unhappy and thats why I decided to wait and see what would happen with the new team. My lease is expiring in May 2017 and I decided to renew my lease. The new staff have worked very hard at turning the community around. There were issues with cleanliness in the hallways and resident hang out areas but the new staff has changed that. They are helpful and very friendly. Im going to continue here for another year.
The property is nice, unfortunately management is not. I have been waiting on multiple invoices since Aug of 2017. The staff answers the phone only to say the manager isnt available. I went into the location and spoke with the staff member who told me she had gone for the day only to hear her in her office. So I walked back there and said hello and she was all smiles and said she never received my message. B&M management is non responsive and they train their staff to be the same way. I provided a service and would like to be paid for the work done. Nothing more nothing less. For months I have been told they are working on it only for the manager to tell me face to face the owner isnt paying anyone and she is hoping he will soon.
Since new management took over in the spring my experience here has been terrible. Monthly rent costs an arm and a leg when all fees are added and is significantly higher than the expected rate signed on in the lease. Additionally all these extra costs seem to connect to is unreasonably loud construction noises throughout the week. As early as 7 am and as late as midnight I can hear loud construction vehicles and banging outside and the walls and floors are so thin that interior repairs echo into your bedroom from across the complex. And then on top of dealing with all that day to day, the apartments themselves are extremely cheaply made. My bathroom sink had a hole in it when I moved in and my ac was broken as soon as I moved in. In the last two weeks I’ve had 4 doors basically fall off the hinges/not swinging right because they are cheaply made/badly installed (my drill made a better repair than what was there before I moved in) AND just because I accidentally broke a vase I made I am now going to have to pay hundreds of dollars when I move out because the floor is so cheaply made that dropping that one thing caused at least 7 floorboard to chip/get heavily scratched. All these costs and no peace in a ONE BEDROOM for over $1500 before bills???? Laughable.
I lived at Sabina for 2 years. The location is great and the building itself is nicer and newer than most apartments in the area. But the management is terrible here. Packages get stolen regularly. The elevator is always broken. The trash shoot handles are broken, and the trash rooms get really gross. Whenever we have a complaint with management (not maintenance) it always takes multiple visits to the office to get it fixed. Even renewing our lease was a big ordeal where I had to go to the office 4 different times to ask them to renew.If you go to UT, its probably one of the most convienent places to live. Although management sucks, its probably your best bet. Maybe try the new complex across the street.Oh, and live on the top floor or else you will hear EVERYTHING your neighbor does above you.**EDIT:** added a star because the new maintenance guys are really good! Very fast and very thorough. I asked for the fire alarm in the kitchen to be reset. He reset all of the fire alarms in the apartment and changed a lightbulb! Also offered to fix our stubborn sliding door.

The management company that has taken over Sabina in the past several months is the same one that has managed one of my previous apartment complexes. I literally could not say enough positive things about the professionals employed by this company. They are bright, personable, accommodating, understanding and patient. Management is also LGBTQ+ friendly and emotional support animal friendly as well. I called to check on preleasing rates and was quoted an obscenely low rent for the quality and location, so my partner and I signed the lease and are very excited to move in! The staff may be hard to contact at times, but taking over and resolving issues left by previous management can be difficult and time consuming. Highly recommend.
I’ve been here for a few months now and I do like this apartment. The presentation of this property and office staff were the first impression I had of this place which made me excited to live here. The office staff is super friendly and loves pets. The building is kept very clean, the amenities, and security features are great (fob, gated parking, etc.) There are plenty of beautiful outside areas to relax here and there’s lots of grass around outside to walk your furbabies. This apartment has lots of dogs and is very pet friendly. If you have a dog, you’ll find some residents can’t be bothered to pick up their dogs poop. Even with the waste bags and can with 15ft. You may discover this through the occasional surprise on your shoe. I have a 1 bed and the unit, overall, is nice. The appliances are whirlpool; I’ve got a huge closet and an island in my kitchen. It’s a cozy little apartment that suits my lifestyle and the many shoes I own. Since I’m on the pool level, I have a spacious patio with a view of the happenings at the pool. While I do like living here and all the pretty features there are a few downsides to every apartment complex, Sabina included. One of the first things I noticed immediately, which Sabina has no control over, is the cell service. I have Verizon, a generally strong service provider, and have little to no signal. I can’t make phone calls, send texts, or use my cellular data. I have wifi (Spectrum is great here) and that’s the only saving grace. Along with the service issue is the call box. Because of fob entry, there are call boxes for guests to be let in. This service works through phone calls. I always have to go downstairs to let someone in because I can’t receive phone calls. It’d be nice if there was a more prudential way to give guest access. Furthermore, there are virtually no drawers in my kitchen. This is a HUGE drawback. It’s hard to organize when you’ve just got cabinets. That is a considerable design oversight. The sliding glass doors have those plastic vertical blinds which are the worst because they’re never even and always break, so I do recommend getting a different window covering. The actual glass door is set on the outside, so you can’t use a security rod to prevent it from being opened and gravel gets in the track. It only has the one lock on the handle, which is actually difficult to set. Also, there are very thin walls and floors here. I live next to the weight room and can hear weights dropping all times of the day and night as well as my particularly heavy footed neighbors who enjoy running across their apartment and dropping weights at all our of the day and night. Overall, I do enjoy living here, it’s just an accumulation of the little things and the lack of change from management keeping it from having a great review.
The apartments look nice, but the sound insulation is terrible. Unless you live on the top floor, noise is going to be a real problem. I can hear everything my neighbor does, even when he just closes cabinets or walks around. Sabina kept the construction next door a secret when we signed our lease, and put us on the side right next to it. The construction starts at 7 a.m. 6 days a week, and is unbearably loud, even from the top floor. If you live near the gym, you can hear people putting their weights down at all hours (because its open 24/7) because management has failed to install mats to absorb some of the sound, despite promising that they will be installed 4 months ago. The nice amenities cant make up for the constant noise disturbances if you ask me.

Despite putting a service request for pest control, the only fix was buying raid myself and continually removing crickets( which may be seasonal).Noise: Neighbors music leaks through the walls. Noise from barking dogs leak through. Additionally, you will inevitably hear sirens and other noise from the adjacent I-35 freeway and frontage road even with the windows closed.Security: Bikes have been stolen from the property.Trash service: The trash service runs on limited days and only comes by once a day. For example, it does not run on Friday or Saturday, which can be inconvenient if you have guests over.Conclusion: This property is overpriced considering the flaws.
Invoice was finally paid. Do understand certain situations come up in the leasing world and looks like Mgmt is attempting to fix everything.
Place is kind of nice, but management doesnt keep a lot of their promises to tenants. Overall, customer service is below average, and certainly not what would be expected for a place this pricey.
