Ive been waiting to move into Gables Republic Square for a while now and when the day finally came I couldnt have been more excited! The staff is extremely professional and friendly, the amenities are as good as they get, and the 24th floor is like work from home heaven with beautiful spaces to be productive. Its so convenient being in the heart of downtown while also being close to spots where you can appreciate nature like Republic Square and Auditorium Shores. At the end of the day, this is the classiest place Ive ever rented at after living in FL, DC, Boston, and LA and and Im definitely planning to be here for a while...so come visit! ;)

Have enjoyed the amenities, cleanliness, and central location greatly. The staff is great. Events and freebies like mimosas in the lobby and happy hour at Group Therapy are also nice touches.One small way to improve the experience would be guest parking options to help out on nights my part net stays with me.

Daniel has been the most helpful staff member at Gables Republic Square in regards to the concierge staff members. He always responds to my e-mails, phone calls, and in person requests immediately without hesitation. He is mindful of everyone in the building, knows people (& pets) by first name, and always wears a smile on his face even during stressful times. If he doesn’t have an answer, he will find a way to resolve the issue. He is the most professional gentleman and I appreciate his services. We never want Daniel to leave because he is the most kind hearted human to have ever worked the concierge staff.Cynthia, the community manager, is also an amazing person to work with. From Day 1, I knew she was going to become a friend as she was one of the first people I met when we first moved to Austin. She is hard working, professional, and great at what she does! Im a realtor and have helped clients move into the building and I always contact Cynthia first because of her timely responses. I appreciate the staff at Gables Republic Square!

The BEST things about this building is the concierge team - everyone is spectacular. Dan runs a tight ship and is so helpful and happy all the time. He and the team (Clarissa, Tate, Will) all get 5 stars from me for making life easier! As mentioned in other reviews, the construction is an issue that was a very unfortunate surprise when I moved in. I dont feel they were honest about what was coming and, while they cant control what the other buildings surrounding them are doing, the hours the construction keeps are crazy. Ive also completely lost the view that was a huge selling point for my unit and no concessions have been made regarding rents. The building is beautiful and the maintenance team is excellent and speedy, too.

Gables Republic Square is the best downtown apartment! It is so trendy and the amenities are top notch. The staff is incredibly helpful and friendly, especially Dan at the concierge! Being right in the heart of downtown, it is so nice being able to walk to shops, restaurants, the river, and nightlife. 11/10 recommend!

I absolutely love living at Gables Republic Square. From the stylish decor to the friendly neighbors & amazing staff - everyone is wonderful to work with. We are in the heart of the city and are so close to local shops, restaurants, and walking distance to Lady Bird Lake. If you are new to Austin, I would highly recommend living in this Gatsby-esque like building.

I was lied to by the manager (literally to my face) of the facility saying they dont give out gift cards, yet they do. Then my e-gift card wasnt able to be used towards the rent. The manager did the bare minimum but her assistant manager however did try and get the issue resolved, unsuccessful yet not her fault.A neighbor in the complex was fined because he had a guest with him while playing pool at around 8:15pm! Ive been told stories of a few other neighbors as well.One of the front desk staff members told me, You make all this money and youre inquiring about not receiving your gift cardOn multiple occasions our rental agreement had to be reviewed as management went back on their word.In our time here (7 mo) weve seen 5 people quit and its always new people working here.Now, the building is gorgeous, the location is spectacular, the restaurant at the hotel is fabulous, the rooftop pool and outdoor seating is amazing!THE CONSTRUCTION! Theres a building being built about 8 ft from the second bedroom window!Would not live here again, despite the beauty it offers its not the only beautiful complex in town.

This is our first apartment experience. Feels like were in a hotel, not an apartment. Concierge is amazing! Friendly, helpful and welcoming. Would definitely recommend this building if you want to experience living in downtown.

My wife and I love this place. There are many good things about this building. The leasing and Concierge teams are amazing. They go above and beyond to ensure the best experience. Although I ended up not leasing here the experience I had with the leasing manager Cynthia was great! Friendly and knowledgeable staff, the finish out was better than any other property I visited downtown (and I toured most of them) The only reason I didnt lease was that I got a condo on South 1st St. I highly recommend this property for anyone looking downtown.

Disappointed with this building. Construction - so much construction at all hours of the night and morning - even on weekends. When they finish in the middle of the night - they then take an hour break and start up by 6:30 -7am every day again including weekends.I moved here from out of state and did not tour the building/unit myself. I did speak to the leasing office several times and no one mentioned to me that they were building a high rise literally right outside my apartment. Im incredibly disappointed that this was not disclosed to me.Leasing/management was not able to offer me any sort of reprieve. They offered to move me to another apartment (paying full price) or I would have to pay multiple fees including multiple months of rent and Im liable for the apartment until they find a new resident - so basically its not an option. So if you are considering moving here, please make sure to tour the apartment yourself to ensure you are not on the side of construction unless you are someone who can sleep through it.I will say that I love the Concierge team here. The team is always willing to help or provide guidance. Everyone who lives in the building is also very nice. The amenity floor is lovely and the rooftop pool is beautiful.I would NOT recommend moving to this building but Im glad that Concierge and the residents make it bearable despite not being able to sleep.

I just recently moved into Gables Republic Square. I have been in every Gables in Austin, and this by far is the most beautiful property. The leasing team was amazing and made moving in so easy.I had MANY deliveries when I moved in and the concierge team worked with me every step of the way and was SO helpful. Would absolutely recommend to anyone to move into this property if looking for a new beautiful apartment.

I had a wonderful experience looking at apartments and then signing a lease at Gables Republic Square. Cynthia in particular was delightful. The building and apartments are incredible. I looked at every luxury building downtown and can honesty say that this is the best with the added bonus of having a friendly and responsive leasing team. I would highly recommend that you make this your new home.

Moved in at the beginning of the month and everything has been great! Very well built building. Staff which includes a 24/7 concierge is very helpful, accommodating and friendly. They helped make the move in process very easy. The rooftop pool which faces the hill country with the sunset has to be one of the best in Austin. My wife and I looked at several other very nice comparable buildings in downtown, but this place had what we were both looking for which was a quiet apartment that has a balcony with a view. The building is in the middle of downtown, but the brick building along with the double pane windows make it so you don’t hear much outside noise at all.

Update: The amenity floor opened in June, and the facilities are stunning. The sunsets from the pool area are *chefs kiss*. Usage is being heavily moderated due to the pandemic, which is a good thing. The concierge team continues to be A+.I love the staff at the Gables Republic Square. If youre looking for a community with a warm 24hr concierge team and building with a quirky style, this might be the one for you. I cant sing my praises of the onsite team loud enough.Reason for 2-star rating: No amenities. The building has hosted residents since Fall 2019 and it may be June 2020 before any of the amenities listed on its website (pool, gym, lounge, rooftop patio) are open. The management company has been less than forthright with construction timelines - frustrations Ive heard from other current and prospective tenants.I signed my lease to move into the Gables Republic Square back in November of 2019. Many floors of the building were still under construction when I moved in the following month, including the amenity floor which they said would likely open in January 2020. However, now that things are beginning to reopen weve been told itll be potentially another month before gaining any access to the amenity floor - almost a 6-month delay.Other issues:The resident entrance is actually on 4th street next to the hotels ZaSpa. Its a smaller relatively nondescript door easily and often missed by guests and couriers. There is no permanent sign at 401 Guadalupe instructing people to go to the entrance on 4th. Only a temporary one while the leasing office remains closed due to COVID-19.The mandatory trash service is silly and is not often used. Were required to use this large black plastic garbage bins that there simply isnt space for in the smaller floor plans. $30 a month literally going in the garbage.I will try to revisit this review once things have opened up.

I accepted a job in Austin, Tx and needed to move within a week. I worked with an apartment locator to help me identify a few options for downtown high rises. After reviewing over 12 options, I realized none of the options aligned with all of my wants. I came across the Gables Republic Square and literally called them and they got me in for a tour on the same day- I was sold. Val did a great job of showing me everything I needed to know to help with my decisions. The Gables have awesome amenities and share a building with Hotel ZaZa where you get discounts on restaurants and spa treatments. The apartment options were not only less expensive than the 12 other apartments I viewed, but also provide better quality of furnishings and living space. I even had a small work order that I placed and the maintenance guy fixed it within a few hours from the request. Im very happen I moved here :).

Really nice building and great unit finishes, but there is no parking for visitors in the community. I DON’T like the idea that family and friends need to park two blocks away or on the streets, specially if they are visiting from out of town. I can’t call home to a place like this. The worst thing is that the leasing agents don’t warn you before signing a contract.I guess they are more concerned about residents/visitors smoking in balconies or less that 10ft off the building.....go figured. 😬

I recently helped a client find the perfect apartment at Gables Republic Square. Not only was the building brand new, but the leasing team was very helpful and responsive. Val Coleman definitely went the extra mile to help my client and he has only had positive things to say since moving in.

The staff is extremely courteous and helpful. The amenities available take so much stress out of both moving and just overall every day life. Its a beautiful building and apartment.

Best welcoming and service Ive had in my 10 years in high rises. Always open honest and go the extra mile for accomedations. They do their best to make sure you can call your place home.

Moved into Republic square in late fall, could not have had better service from management or the concierge team, and still have the same incredible service today!

I’ve lived downtown for the past 3 years (moved twice) and this was the easiest transition I’ve had. The leasing team was up front, pro-active in following up, and overall were great to deal with.The apartments used the same design team as the hotel below and it makes a big difference vs the cookie cutter layouts/finishes you see at other high end apartments downtown. A built in blue tooth sound system is also standard in most units.Obviously the perks of having the hotel below are unreal: residents receive discounts at the restaurants, hotel bar, Spa, and ZaZa hotel rooms in Dallas and Houston. Plus they give you a free ZaZa robe. Signed up for a long term lease.

We were recently apartment shopping in Austin and fell in love with the location and amenities of Gables Republic Square! Cynthia and Alex were so helpful and friendly during the whole process. Since we were looking during COVID-19 they offered us a live video virtual tour of multiple units and of thebeautiful amenities. We were then able to schedule an in person tour and got to see multiple units! While we ended up signing somewhere else, we are very appreciative of their generosity and thankful that they are taking the pandemic seriously, but still making apartment shopping an enjoyable experience! Thanks again!

So far so good. The staff is great and super friendly. I like that it’s quiet and we don’t hear too much construction noise. We’re enjoying being able to relax on the balcony taking in the view of downtown and the park.

Alex at Gables couldnt have been better for me and my clients, keeping in touch, sending virtual tours, redoing the virtual tours in landscape, and doing everything possible for my clients to feel that this was the right choice for them. As for the property, that speaks for itself, but I think when you live somewhere, its those daily faces and personalities working in the building that take amazing architecture to be your home. Love the team at GRS, and Im confident anyone choosing this place as their residence will be living their best life!

This is a beautiful complex and so well constructed!! We just toured here this weekend and I honestly dont know how you cant fall in love. Its gorgeous!!! There was a band playing right downstairs outside our window and we couldnt hear anything!!! Alex, the leasing agent, was super sweet and accommodating. He let us see 3 different floor plans and took his time with us during the tour. I would highly recommend living here!!

Gables Republic Square is the most elegant building I have yet to see downtown. After having lived in two of the most desirable high-rises downtown it was hard to believe there could be something so far above.I feel as though I am a VIP guest at a 5 star hotel. The level of resident service did not end after signing a lease. It continues on even after I have moved in. There is a true difference between an owner managed building and the use of an outside management company. You can see and experience the pride the staff has in the building, the craftsmanship, and quality of the units and the materials.I would give it 6 stars if I could.

The BEST place to live in Austin. The staff really goes above and beyond to make you feel at home. It really feels like living in a 5 star hotel with all the perks you get. The decor and finishes are top of the line for the industry. Hotel ZaZa makes you feel like family and welcomes you everyday like a VIP. The location is fantastic, everything is walkable distance. If you want to live and experience the best AUSTIN has to offer then move in TODAY. Fresh cookies everyday!!!

The best location in Austin! Everything is within walking distance—restaurants, bars, shopping, groceries, etc. There’s always events happening at the square, and the management team throws pop up events here and there. Kudos to the wonderful concierge team!

The sign on the front door tells service people to go to the side door, but you cant enter their either without getting buzzed in. The reception desk is not efficient. They are nice, but that counts for nearly nothing when on the clock.

I just moved in and having nothing but incredible things to rave about re: my experience here, thus far, the attentive and friendly staff, and the gorgeous building. The leasing and concierge teams are top notch. Absolutely seamless. This is THE building to be in in Austin!

This community is high class. Alex who helped us is a lovely guy as well. This building is by far the most beautiful in Austin and while expensive, certainly worth it. I highly recommend touring and taking advantage of their promotions!

Not only is the apartment, facilities, and bonus features amazing but the staff that work at Gables Republic Square are incredible too! I can not say enough amazing things about Cynthia, she has been extremely helpful during the move in process and goes the extra mile to answer any questions! You can always depend on great communication, timelines, and transparency. I toured with Alex and he was as professional as it gets. This place is insane...they have 24/7 concierge since its connected to Hotel Zaza and you feel like youre living the true dream of being in downtown Austin. Not a bad place at all.

Im not a cool person who participates in cool downtown activities. When touring Gables Republic Square, I expected to confirm that renting downtown isnt quite worth it for the boring.Well, they got me. Im extra susceptible to fancy dishwashers and floors, but even if youre not, youll find that the amenities (24-hour concierge!), the views, the construction quality, and the friendly people will win you over.Cynthia, the communitys assistant manager, took me on two separate tours. Her sense of ownership is severely contagious; shes exactly who you want in that position. If you make a mistake and dont lease here, at least find a community with someone who cares as much as she does.

If I could give this place 10 stars I would! It is the epitome of class and service! I am an apartment locator, and every time I come tour this place either Vanessa or Alex make my job nice and easy by providing a fun and informative tour. I felt like I was one of their best friends right off the bat. They are complete professionals, and match the quality of these absolutely stunning units! I also can not say enough about how drop dead gorgeous these units are. There is something about these units that actually make it feel like a home instead of a cookie cutter apartment. I have never written a review for a place before, but thought Id break my silence because this place is worth it! If youre wanting to live downtown this should be on the top of your list!

UPDATED: 3.5 Stars (Mainly due to a defect to our unit and managements handling after move-in).We moved in since my last review. The team is fantastic and hosting events for residents (I loved online cooking class one! That was so brilliant). The layout for our unit is wonderful and the view is amazing! Overall, we love the place. Here are few things that we could have considered when we moved in:* The unit I am in has a defect. Apparently the shower booth installer didnt put the glasses right so we have been dealing with constant water leaks and molds. We have been raising this issue since we moved in (March) but it hasnt been resolved (It is almost August). Management team has not been proactive to solve this issue. It is not a life threatening issue but definitely we are not getting most out of the experience we should enjoy. Like many others, we toured an unit with same layout and moved into our current unit so my advice is to check your actual unit before you move in.* The amenities are great but the gym is small. We moved in when all the amenities were still under construction. We moved into this apartment from another one that has a huge gym. Not having dumbbells or smith machine could have been a deal breaker for us.* Our unit faces east and the music venue on 4th street used to perform till after midnight on Wednesdays (Pre-Covid)---My boyfriend and I toured the property and were both pleasantly surprised with how awesome the building and,our leasing agent, Vanessa. It was Saturday and we saw she had back to back appointments. She greeted us and answered all the questions that we had in mind. Ive toured many apartments in Austin and I can certainly say that she is one of the most friendly yet very professional agent Ive ever seen. Also her friendliness is making us lean towards a decision to rent an unit at the property. We are still considering. I will write another one if I move in. :)
