The maintenance staff is always friendly and helpful. Other residents are friendly and are interested in creating a sense of community. The amenities are great!
Amazing building, loved it so much that we decided to renew our lease for another year. Staff is extremely helpful and are always available when needed. Rooms are extremely spacious and clean. Amenities are great, as well. Close to campus. Highly recommend!!!

Renters beware. This establishment has a high probability of unjustly taking away your security deposit. This is a known issue: this place routinely does not return security deposits for phantom stains even after requiring a cleaning service cleans your apartment.

I left my review based upon first hand experience after visiting friends who live there and seeing how dirty the property was. Not only that but the elevator was broken and apparently that’s a common issue. I don’t know who this individual is who you are speaking of but my review is solely based on my experience after witnessing Villas first hand. It’s time to realize that this complex has major room for improvement and people have noticed.
If I could give 0 stars that would be ideal. The lack of on sight authority over the tenants at The villas at San Gabriel is absurd. The sheer selfishness of those not wearing masks while still HOSTING PARTIES AT 2:00 am ON A SCHOOL NIGHT WITH LOUD MUSIC. The lack of sanitation during a global wide spread pandemic in one of the largest hotspots for the virus is clearly shown through the actions of the tenants at The Villas. Horrible staff, horrible renters. The priorities are clear to those who choose to party during these times and for those in authority who doesnt do anything about it.

For the past month, my former roommates and I have made multiple attempts to contact management about our itemized security deposit receipt. We still have not received any communication from them regarding this issue.
Iam a delivery driver. Every time i try to deliver packages the woman at the desk keep avoiding me and avoiding any eye contact and leave me outside after me knocking on door multiple times. Its very hot outside.and she is the worst person i ever seen at a leasing office.
Typical rip off west univ housing with high prices and poor services. After first few months, started charging utilities as pooled service (no break for being energy conscious).Dont trust a word they say. As already mentioned, typical west univ slumlords.

My roommates and I moved out of Villas at San Gabriel on July 31, 2019. We took great care of our unit and were confused when management deducted roughly $700 from our security deposit. My former roommates and I have made multiple attempts to contact management over the past month in order to receive written a description and itemized list of damages. They have refused to respond to any of our calls or emails.Texas Property Code § 92.109. Liability of Landlord:(b) A landlord who in bad faith does not provide a written description and itemized list of damages and charges in violation of this subchapter:(1) forfeits the right to withhold any portion of the security deposit or to bring suit against the tenant for damages to the premises; and(2) is liable for the tenants reasonable attorneys fees in a suit to recover the deposit.(c) In an action brought by a tenant under this subchapter, the landlord has the burden of proving that the retention of any portion of the security deposit was reasonable.(d) A landlord who fails either to return a security deposit or to provide a written description and itemization of deductions on or before the 30th day after the date the tenant surrenders possession is presumed to have acted in bad faith.We believe Villas has forfeited their right to withhold any portion of our security deposit by not sending us the written description and itemization of deductions 30 days after we moved out and needs to contact me and my former roommates ASAP.
Not the best designed interiors and many problems at the start, but management and owners took care of everything as promised.
