The complex as a whole is decent, the staff is generally fairly responsive.That said, there are some things that would make me look at a different complex in the future. Security used to be provided onsite, but no longer. In the 10 months Ive live here, the one or more gates or the opening system has been broken about half the time (approx. 5 mo.)Recent changes include a mandatory credit reporting service that you have no choice but to agree to in the lease. You have to sign into a third party site in order to cancel this service you had no option for. Even better, you have to use the your SSN to create a user account to cancel.
I can’t say enough good things about this community! I’ve lived here for almost 3 years and even with the management change, it’s been enjoyable. The ladies in the leasing office are truly amazing and dedicated to helping out the residents. The location is convenient to everything I need. HEB and Target are not too far away and lots of good food places are around. I will definitely be signing another lease at The Asten, it’s home!
This appartment complex bye far is the best. Its always clean and organized. The pool area is beautiful with enough grills to feed a small army. The pool also has big screen TVs and these comfy cabanas that have a look and feel of a five star resort. The leasing agents here are amazing and super friendly. They really go above and beyond to make you feel right at home. Anytime I have any issues they are very attentive and quick to respond to any problems. I can go on and on but the thing I like best is the community. Everyone here is very friendly and quick to lend a helping hand. A few of my neighbors and I have become so close they feel like family. Im lucky and blessed to live in such a wonderful part of Austin!
The best apartment Ive lived in... the views of the hill country landscape on my balcony are amazing, the space in the unit is awesome, the neighbors are quiet, I finally got the kitchen with granite counters that I always wanted! All at a reasonable price! Valet trash! Package receiving station! The most beautiful bark park Ive seen at an apartment complex! Maintenance is quick and very reliable, and leasing associate Nadia was so helpful! Schools are walking distance, and HEB is just down the road! This place made transitioning from SA to Austin a dream come true.
Im arguably the resident that has been living at this complex the longest. For 11 years and counting Ive seen this complex have its up and downs. The one constant is the maintenance staff that has been excellent the entire time, even during 4 different changes of ownership and management and names.The current staff of Jenna, Nadia, and Tori though are among the best that have worked here. They are consistently invested in the well being of the property and the tenants that live here.There are some minor issues, the complex is over a decade old and could use some touching up. The walls are very thin, even by apartment standards. And while there is enough parking, its a lot of compact spots or fills up quickly leaving only spots that are very far away. So long as the rent remains competitive to the area, this is a great place to continue living.
We have been here for the past 1.5 years and really love the apartment and location. The layout of the apartment is impeccable and they have a lot upgrades and amenities including granite counter tops, deep kitchen sink, upgraded faucets, fast charging outlets, valet trash, nice pool area etc, all at a competitive pricing. Additionally, the management staff is friendly and responsive to maintenance requests. This has been one of the best apartment we have lived at.One recommendation for improvement- Building passage ways could be cleaned regularly.
This is a terrible place to live, they have serious parking problems, I have a 2020 car and I have been living here for a month and they have already scratched my car on both sides, the floor of the house full of wall paint and the shower all the paint fell off and I think I can fall. The only thing really nice is the pool and the offices. Another plus the people here make party at midnight high volume of music. And I put the whole complaint in that email two months ago and Im still waiting for answers
I have been a resident here for almost 5 years. The complex is very nice, well kept and the price isnt too painful.What makes the difference, what makes this a 5 star review is the staff! The staff at this complex are simply amazing.Jenna, who manages the complex overall, is a complete rockstar across the board. Shes never let me down, has a personality larger than life and truly cares abut the residents of the complex. I would very much consider leaving if Jenna left to follow her to whatever property she manages next. Why? Because she ensures her entire staff delivery amazing service.Finally, I am very much a fan of the maintenance team. Adam has bee my preferred maintenance engineer since I moved here. He has to be one of the nicest people I have ever met. Adam has always treated me and my family with respect and with a smile. He also works really hard for the complex and can always be trusted to do a great job.As you can see, what makes this complex such a great place to be is the staff.Thanks to Jenna an Adam for creating such an enjoyable experience for so long.
I’ve been living here at The Asten for the past 10 months now and it has been the best experience in an apartment since moving to Austin over 4 years ago! The neighbors are friendly and the resort style pool make this an amazing place to live. Everything you need is also a short drive away.

I would not recommend this complex to anyone. The office staff are extremely unprofessional and the apartments have not been kept up, they are run-down and overpriced. This might as well be section-8 housing. Theres nothing about this place that says luxury. Im not impressed at all.
If you choose to stay here, make sure you put in your 60 day notice before you want to move out. I got the memo too late and had to pay almost $2400 for an empty apartment. So make sure you do it because no one else deserves that, especially now during a pandemic. I saw another review that said the staff is not understanding at all and I agree with that whole heartedly. Also, when you first sign the lease, they do not give you a paper copy. They send it in an email that does not say lease or asten anywhere in the email. It is under docusign so be looking for that email when you sign the lease. I missed that email so I didn’t have access to our lease the whole year that I lived there because I also couldn’t pull it up on their online portal so just beware of that. We did ask for a copy after being there a few months but did not receive it. If you want to ask for a lease, do it in writing. Try to ask for everything in writing. They also take about a week to respond to emails, which can be pretty inconvenient. The maintenance responds quickly but never did solve an ongoing problem for us. Our fridge and freezer kept going out and we would call maintenance every time and they would come fix it but it would go out again a week later. We lost so much money because we had to keep throwing out food that went bad because of the freezer and fridge going out. We told them it needed to be replaced and they said they couldn’t replace it until it went out completely so we just continued to lose groceries. I also agree with the bad parking situation. The spaces are really small so your car could easily be hit. Also in our case, the neighbors upstairs had really loud parties every Saturday night that would go until about 5 or 6 in the morning and most of the time, our apartment smelt like marijuana. I don’t know where the smell was coming from but it was out in the hallway too and never went away no matter how hard you tried. Another inconvenience was the mandatory bulk package for tv and wifi. It is more difficult than in needs to be to get new devices on the wifi and our tv did not stay on the wifi so every time we turned our tv on, we had to connect to the internet. I would not recommend staying here but if you do, please note these things I’ve mentioned and hopefully your stay will be better than ours was.

After almost 5 years at this property I don’t contemplate moving anywhere else.It’s location and school district was the first and continues to be a strong appeal to the property. The local management team has always been both friendly and responsive to our needs and maintenance requests.I have recently moved within the complex to a larger apt and the team made it an easy transition, dealing quickly with all our needs. Thank you!!The continued improvements to the property and our apartment have made living here even more appealing 👍🏻 Look forward to the summer and using the newly improved pool & BBQ area.Well done to all! Great place to live! Staff works hard to accommodate all my needs. If something needs fixed it is done by the following day. The grounds are always kept clean. Our neighbors are very friendly and respectful. We have been here for 2 years and just signed on for another. Glad to be at The Asten at Ribelin Ranch!

UPDATED: My husband and I moved to Austin from Los Angeles and didn’t know the area all too well before moving here. My husband found Hyde Park Ribelin Ranch (now The Asten after new ownership) online and the website looked fabulous, so we went out on a limb and decided to sign a lease here. Tori was our point person for all of our needs. She was extremely communicative, kind, and detailed while helping us through the leasing process. She was very accommodating during move-in as we were driving across the country, we ran into some hang ups, but Tori was super chill and helped us how ever she could.When we finally moved in, we arrived to a note from Tori wishing us a happy home and welcoming us. There is a gate that requires a code or clicker, which makes us feel very safe. There is a little trouble with the mail here (USPS problem) and the clubhouse staff aren’t super helpful in these matters.I’ve had to make a noise complaint once and the staff was very understanding while doing what they could to alleviate the problem. We have lived here for 2 years now and have been model tenants. As great of a start as it was, after the new ownership, things went downhill fast. We were forced to endure renovations that left us without use of our kitchen for some time and we are also forced into a mandatory Spectrum package that frequently does not work properly for residents. The lack of choice in services is not ideal, for example, because we do not have a TV yet we are forced to pay for cable. The trash service is also quite frustrating and residents face a fine if not putting their trash can out at the proper time.To a certain extent, it’s been a fine place to live for two years with a friendly staff. However, I’m excited to move elsewhere when this lease is up due to all the new policies that seem to keep coming without relief.
The community management is very responsive to issues and the grounds are kept clear of trash. I recommend living in this community.

I have been living here going on 3 years and I absolute love it! The area is great, calm and relaxing. Rent is affordable, especially for the area. Square footage is larger than the surrounding properties and cost of living is lower than the others without losing out on luxury! The staff and management are extremely nice and great at getting issues, if any, resolved. It is a great place to live and I always recommend it to anyone I know that is looking for a new place to live.
Overall I’m pleased with the complex.PROS: pool is lovely! So pretty and the bbq area is comfortable and have flat screen plasmas. The pool is fairly clean although leaves could be taken out more often. Quiet, appliances included, valet trash and very spacious. The washer dryer and dishwasher looks brand new. They update, paint and clean around the complex very often to upkeep the visual. My 1 bedroom is huge with a study area. Maintenance is friendly and will fix everything in a timely manor. There’s some loud generator that seems to be under my floor (I’m on 2nd floor). The front office communication is great and they are very helpful. I’ve had a list of unforeseen events after moving here and they were patient with me throughout it all until the very end of my lease. Very understanding to a certain extent.CONS: 1st month living here my car was broken into and my Balenciagas and wallet was stollen RIGHT BY THE OFFICE. No park for the children. Although we have package lockers some packages are misplaced often when still delivered to our door, &some of the suppliers will not replace stollen packages. The parking is the worst. I lived by the walk-in gate so luckily I figured out after 5 months to park outside the gate because parking inside is almost impossible! Spiders and tiny roaches keep appearing no matter how much i bleach and clean up. Not a lot of them but i just don’t like insects. Nothing too extreme. Unfortunately I was in a family violence situation right before my lease ended. 2 months prior, begged to end my lease without penalty but they were not understanding about the situation at all. I’m responsible for my front door being broken into. So if someone breaks into your unit you will be responsible for paying property damages. Which is ludicrous!!!!Overall I Definitely recommend! Just pray you don’t have any bad luck because you will pay for damages you do not cause.
Great Office Staff! - We are renting on a short term lease as we are moving from Houston to Austin. The office staff (Tori) has been so great to work with. She has answered all of our questions and has been so friendly and welcoming. We really can’t say enough good things about our experience with the staff at Hyde Park!
I have resided in several apartments and by far, this is the most accommodating, clean, friendly and fun place to call home. I know other reviews praise the staff here and it may sound repetitive, but its the truth. The office staff is absolutely professional in handling any matter that may come. They always welcome me with a beautiful friendly smile when I visit the office to obtain packages or have any questions . Maintenance is always on top of any mishaps that may occur - the entire team are😎ROCKSTARS! 😎Other than some of the typical issues as any other apartment such as parking, ( lets be real here. There would be appropriate parking if tenants hosting parties would have their guests park in front)leaves and little debris in the breezeway ( unless you have a troll standing there with a broom 24-7, its going to exist sometimes.)And of course at every apartment, the few who feel they are entitled to have everyone else but themselves, clean after their dogs. Ah yes, they wont be receiving an award for fur parent of the year.😏So basically yes, the typical annoyance for some who reside in apartments mentioned above does exist.But, it is on a low scale compared to other apartments. My experiences of residency at other apartments can vouch for that!It is a rarity to find a place that feels like home, with a wonderful management team as well as a fantabulous maintenance team. Usually from my experience, its either one or the other that sucks.Im so happy to call this HOME.❤
I wasn’t too familiar with Hyde park or the area but after doing some exploring it’s still really close to everything. The commute is good, I currently work in downtown Austin and it only takes me 20 mins to get there. Maintenance is quick and prompt Plus office staff is friendly too. I was worried that parking was going to be an issue after reading the other reviews but there’s always parking (you do have to walk sometimes). But a great living choice.
Have only lived here a short time however - everything is great! The only bad thing is parking but its not as bad as everyone is making it seem. You may have to park a little further out than normal because of the way the complex was set up, but we could all use a little extra walking honestly! Maintenance is always on time with everything! So friendly and efficient. Area is quiet most days except on a school event day when there seems to be more foot traffic and vehicle traffic..my building is where the school bus drops off the kids as there is a gate they can enter through. Some days the kids are bad and will scream, bang on the doors, and run down the hallway..have not been able to visit amenities because although we paid our $30 fee for gate clickers at move-in, we were told there was none to give out and that we would just have to wait...doesnt seem fair to have to have paid that fee and then immediately tell us that there wasnt any available. Upon following up, we were told that we had to keep waiting, that they had been ordered and that property management was considering changing the gate system anyway so we might not get it in a timely manner. Overall - great place to live. By far my favorite apartment Ive had in Austin, quiet most days, parking can be tricky - just wish management would get things straight.
Have lived here for over a year and have dealt with mold, dryer issues and basically no doors that shut tight. The worst thing about this place is the parking. The spaces are made only for smart cars or motorcycles. Every single car has damage to it. I brought my brand new car with me here and it is now scratched, dinted and dinged all along the sides. This morning I woke up to my bumper almost off from where someone hit it and didn’t even leave a note. The way people fly through the parking lots, I would not live here with children or pets. The way the leasing office communicates with you is by leaving a note on your door and “hoping” it doesn’t blow away or that you return home in time to read it. When I first was looking at this place I called and emailed 5 times with no response and then finally had to just come up here to get anyone to respond to me. Beautiful pool though with great cabanas. But not enough chairs.- Awful parking that WILL 100% CAUSE DAMAGE TO YOUR CAR.- Poor communication from office- Access gate breaks a lot and is just open so kinda takes away from the “security” aspect that you pay for- Valet trash is hit or miss. Some days they just don’t pick up or they pick up at like 7pm before anyone has been able to fight the traffic to get home and even cook dinner yet.- You’re right next to the high school who for some reason has decided to use the road as their parking lot, so you have that to deal with as well.- Church next door is fantastic and tidy. Just wish they’d allow the students to use their parking lot so they were safer and there weren’t almost wrecks everyday due to not being able to see around the cars to pull out of the neighborhood.

If you are looking at an apartment here to rent be very well aware that there is not enough parking for all the current tenants. Please take a drive out here around nine oclock and you will see that people are having to park outside the gates of the complex. Whats the point of even living in a gated apartment complex when you cant even find a place to park inside the gate? Not to mention the spaces are mostly for compact cars so if you drive anything other than that please be aware that your car will accumulate door dings and scratches! Additionally, the management here hired a security company who they are blaming for your car getting towed. This is even after management and staff have both acknowledged that there is no parking. They have also stated to multiple tenants that as long as you are not in a handicap or covered parking spot you wont get towed. Complete and utter lie! There has been multiple complaints and requests from tenants with regards to adding additional parking. Yet there has been no action. Please be aware of these issues before you think you might want to move here. Do you really want to wake up in the mornings just to find another dent in your car door, or perhaps another scratch in the side of your car, or that your car is missing because it was towed?

Solid place. Clean, safe, good management, and fair price.Only 2 complaints. Parking lot is not sufficient. Very small spots (and I say that with a compact car). Very often would have to park outside the gates and walk to my apartment. Not a huge deal.Also its mandatory that you pay $25/month for valet trash service. Id rather just take my own trash out and save $300 a year.

I moved to Austin 3yrs ago and had the good fortune of finding this gold nugget of a gem called Hyde Park at Ribelin Ranch. I sincerely could not imagine living anywhere else in this area. The views are fantastic, the grounds are kept clean, the pool and bbq pit areas are amazing, zoned for a great school system and last but certainly not least, the staff. Every staff member I’ve had the luxury of meeting, has been cordial, uplifting, kind and professional! Especially the manager, Jenna... she is such a delight and always very attentive and prompt for any issues that rarely occur. If you are in the market to rent an apartment, I would highly recommend that stop by Hyde Park at Ribelin Ranch. You will not be disappointed!
Please be aware that most of these 5 star reviews are fake. Here is the real story. New owner as of 2019 is bad. They are forcing upgrade renovations on all their tenants causing missed days of work, loud noise, and random contactor workers coming in and out of your unit for the next 6 months! As others have pointed out parking is a nightmare, if you havent parked by 6pm you wont be able to. Most of the parking spaces are too tiny for most vehicles, so everyone gets their doors dinged up and scratched. Also, it is very difficult to get in and out of this place because you got high school and middle school traffic and children everywhere M-F. Plus, you are trapped by 3M on the other side and you cant drive thru their property (they have a security guy in a car who blocks the entrance). And even if you get thru all of that, you will be trapped on 2222 or 620 with tons of traffic. Plan on leaving an hour early if you have to go up 620 on M-F, its the only route, there is no alternate route. Then, you got the petty car break-ins around here (this is normal when you are near a highschool, not only are those kids a liability to be around, but they will steal stuff out of your car at night). Also, the people that live here are very boring and scared of Austinites, this is not the place to live if you want the real Austin experience.
We had a wonderful experience with Hyde Park - Ribelin ranch apartments. We lived at building 5 in a two bedroom flat for about 2 years. The maintenance was always prompt and efficient. I want to specially thank Jenna Webber for her professional guidance right from apartment walkthrough till any documentation and decision making tips.
This place is absolutely beautiful! My fiancé and I have never had a problem and the staff are very friendly (including maintenance staff :) The pool area with the separate water volleyball, multiple cabanas, and covered grills is by far the best and most beautiful pool Ive ever seen in an apartment complex. We also love the den we have in our apartment. Its the perfect amount of space that connects beautifully to the rest of the space. My fiancé and I couldnt be happier with the team here and the amazing apartments!
I love this place. The schools (my 6th grader walks to school), the HEB and Target close by, the pool, the gym, the clubhouse, and mainly the staff, make living here worth it.
Overall, a great place to live. Fantastic amenities, amazing pool and the best maintenance staff Ive experienced. Ive been here 3 years and plan on staying a while.
I lived in this apartment for almost 2 years things were not fixed and I just moved out and they can’t find my mail... none of my packages have came to my new home and I need my mail it has my tax returns and I will be upset if they lost it they don’t look hard enough for you’re mail it’s annoying
Breezeways are nasty, blood in mine has never been removed by powerwasher. Noisy, unmanaged children climbing on air conditioners and railings and playing in private garage area and roads. Terrible communication in the office. Dont bother calling security. They never come. Smelly Indian people make the gym stink so bad its not usable. Gym not maintained. Pool not monitored. People come from other complexes and gave parties on Holidays with loud music. Dogshit everywhere. Barking dogs, trash in ravine. Just overall nasty. Corridors are embarrassing.

Quiet, safe and clean environment, away from the crowds, but all the important institutions, services and facilities available nearby (top rated schools, shops, restaurants, etc.)Every day coming home we feel like if it was a holiday resort we live in.
Aside from limited parking that everyone is aware of, we are very unhappy with the amenities. Fitness center equipment is outdated and does not work properly. Pool has been dirty on several occasions, grills are usually left without propane and not to mention they have been filthy as well. Breeze ways are always a mess, beer cans and cigarette buds everywhere especially building 4! It’s embarrassing that everyday I take my children outdoors this building smells like marijuana (it should be a drug free zone!!!). Lack of security, a few months ago my garage and car was broken into, our TV was stolen, and now just 2 nights ago our valet trash bin was stolen from right outside our door (that is just pathetic). No respect whatsoever.

Do NOT live here due strictly to the parking situation. There are not enough parking spots available for the number of tenants that live here. Of the spots available, a majority of them are very small compact car sized. Since these spots are so small, usually a truck or SUV will take up more than one spot and start a chain reaction of everybody else parking over the lines of parking spots. This essentially turns into a parking free-for-all.I was illegally towed from my own complex for being parked over a line in one of these chain reaction parking free-for-alls. I had to walk to work, was offered no ride to go get my car, and was forced to go PAY a ridiculous amount to get my car out of the towing lot. The manager managed to call the company and cut half off of the towing charge, but I never should have been towed in the first place and never should have had to pay anything to get my car.Overall, I am very disappointed at the parking situation at this complex and how my personal towing situation was dealt with. I would not recommend living at Hydepark Ribelin Ranch.

I echo the words of many about this apartment complex. Coupled with the fact that its off the beaten path and quite often the path, RM 2222, tends to get packed and traffic can potentially stretch backwards of 183 and Capital of Tx Highway at primetimes - this apartment complex has continually towed almost every car that has been in the parking lot. How do I know? Because it happened to me. After a car is towed they use white ink to write a number on the window. Each day you go to the parking lot there is anothee car that has fresh white ink from being towed away. At $200 per tow job, I wouldnt be surprised if its found the office is working closely with this company. Parking spots are compact and dings and scratches will absolutely happen to your car. Motorcyclists will take large spots and pretty much stake them out for their bikes.Often the number 8 on the security gate keypad does not function yet my gate code has the number 8 which causes quite a bit of issue when its not working. Lastly, the area is just not close to much. Anytime you get in the car it will be a 10 minute ride almost anywhere and a 30 - 45 minute ride anywhere else. On the pro side - the place is remotely safe and quiet but at what expense? Really glad that the lease has ended here.
The management will tell you a lot of postive things however the reality is we get promises about things being fixed and nothing happens they are never in toon with any actual needs of the complex. Security is a joke I go to the pool with drunks and adult natured parties unfit for families just trying to enjoy a pool. All the promised amenities Dont even work the tv is broken lights not working at the pool grills so dirty its a fire hazard from all the grease. We tell management about the problems however its always brushed off and no one cares. People speed through the place and its slowly becoming a little Austin ghetto where families are not welcom gates dont work anyone can walk in anytime to the property trash piles up making the place smell horrible. Its overpriced and poorly managed cannot wait to get out. Also Im pretty sure all the good reviews are from their management staff and friends.

This is one of the nicest apartments I have lived in. My neighbors are kind of noisy, and maintenance has had trouble fixing electrical issues in my apartment, but any issues I have, they are quick to attend to it.
