I have really enjoyed my experience at marquis at canyon ridge. The floor plans are really big and the extra tall ceilings really make the space feel even bigger. The property is well taken care of and has lots of space to walk my dog.

I honestly do not recommend this apartment complex to people who are looking. When I moved in i asked that they come take a look at the cabinets they did and they fixed it by placing tape over them. At one pint there was a mattress outside my apartment for a week. They always seems to have issues with the entrance. There was always trash at the trashcan bin and they took forever to clean it up. Also 1 of thread-mills they have never works. I recommend paying a little more and get your moneys worth somewhere else. At one point they were also breaking in into peoples cars too.

Living here was quite the ride. I got my car stolen from the parking lot and when we talked to the apartment they said they would check the cameras. When we checked back with them because they never followed up, they said no one knew how to work the cameras. (Really???) anyways, management has changed a couple times after the two years we have lived here. It’s very hard to get a hold of anyone in the office. We have had to follow up ourselves multiple times to get things done. The only thing that is okay about this apartment was maintenance. Long story short, be careful. Management isn’t responsive, there are homeless people around (stealing packages), and you can probably find a better place to live. When I signed on, I saw the bad reviews and decided against it. Please don’t make the same mistakes as I did. They have a sign that they’re property of the year but who knows what year it’s from. Don’t be tricked.

Honestly the management of this complex has always been terrible. Communication? They are terrible at it. Over 2 years I’ve seen multiple people go through and they all had no idea what they were doing.They also can’t even communicate amongst themselves. I could go to the office and talk to a different person every time and they would all give me a different answer. They also will frequently have someone from a different complex work in the office…. There will be no follow up if you talk to these people. So you have to contact the office multiple times on your own until you get the right person.

4 stars for property and 5 stars to the leasing office, especially Latasha Moon. I moved to the property about a year and a half ago and she has been my go to person from day one. She is always super friendly and helpful. She returns emails very quickly and makes sure what ever issue I am having is fixed. Ms.Moon has made this feel like home and not just another rental. Thank you!

What kind of place charges tenants a late fee for rent during a pandemic, right after a historic winter storm that kept everyone from working for a week?Edit:Obviously you have not charged anyone late fees for March, because it isn’t the 4th yet. You told people who tried to ask in advance to get the fee waived for this month that you would not, even if it was due to missed work because of the storm.Edit 2:Late fees were charged. That’s the type of place this is.

We really like living here for several reasons. First, the unit itself was spotless upon move in. And the little things that needed attention were promptly serviced. The service technicians are all nice and helpful especially Cody. The front desk people are warm and make you feel like your part of a community. We especially love Latasha, she’s funny, kind, and attentive. The customer service is so much better that these reviews say it is. My work orders are always completed within the week, and sometimes the next day! Second, the security has improved, I feel safe here. And while the area isn’t the nicest or safest overall the apartment complex has good security and they are Always communicating with residents if there is ever anything suspicious going on. The gates are always closed unless clicked upon by residents, there are cameras and on foot security officers on weekend nights. Third, they take care of the property and encourage a feeling of community. Since I’ve been here for 4 months they have had a free resident breakfast, free wine and cheese happy hour, I won a cute orchid in the raffle and really did meet some resident neighbors that are now friends! We came from an expensive apartment in Dallas that was a “resort style community”, and while I miss the granite, hardwoods, killer pools, and some of the luxury amenities, this place feels more like home. It’s the way the apartment staff treats you that matters to me. 5 stars!

The management is not at all cooperative, it lacks the values. I took over someone else lease and when I moved out the management although mentioned the names of the previous tenants for the final move out charges never actually conveyed the same to the previous tenant rather harassed me to pay the entire amount on my own. I lived for 5 months on a lease that was running for the entirety of 2 years. I moved out  after thoroughly cleaning my apartment but still in the final charges I was charged for cleaning. I wont suggest this apartment as they are pricey, compact and most importantly management is not at all helpful in resolving any problems that you are facing, but very quick to post any due you have.

I have been living here for a few months and I can honestly say it’s been the best living experience I’ve ever had! The office staff is wonderful and professional and made the move in experience easy and fast for us! On another note the maintenance team seems well knowledgeable and always gets service requests done on time and to my satisfaction! Id recommend anyone to make a move here!

We lived here while in Austin. Loved the place! We were at #122 and the view from the patio was very nice. Awesome neighbors. The best thing about building 1 is it’s secluded from the rest of the buildings so it’s very low on traffic as opposed to the rest of the complex. And parking is never an issue. Never had to worry about walking far from our door. Plenty of space for us and our one kid. The pool and fitness center was top of the line. Whenever there was an issue maintenance fixed it ASAP. 10 minutes from Downtown and the Domain. And minutes from grocery stores. Very centralized. If you have a chance to live here I’d strongly suggest it.

I lived at this property for five years and after numerous car break ins and open drug dealing at the community pool I ended my lease. I was given a notice to pay $8000 the first week I had moved out then routinely harassed and intimidated with threats to send my bill to collections. My bill for damages (which was routinely being touted as an amount I owed and that was going to be sent to collections) turned out to be an ESTIMATE since they charged me before they were able to actually provide a receipt of services. They have demonstrated a complete disregard for safety and even said that the gates (which are always broken) are not even meant for security. Dont waste your money or time living in this complex. Despite the great scenery it is not worth stolen property, homeless people bathing in the pool and illicit activity just when you are trying to enjoy the accommodations.

Been here just over 5 yrs and Im very happy to call this place my home. Its a great place to live with great amenities, a great location, great neighbors, the apartments and property are always kept up very nice and of course a great staff. Cant say enough about the management team here at Marquis at Canyon Ridge, they do a great job keeping us informed of any changes, updates, issues and everything thats going on within the complex. They are always very nice, pleasant, courteous and very helpful. They do a wonderful job taking care of the residents and thats plays a big part of the reason Im still here. Thank You!

I’ve been staying here over a year now, the staff here is AMAZING except the manager whatever her name is I believe Lisa, she does not have good customer service skills and is just a complete (don’t mean to disrespect but it’s the truth) B***H, all the encounters I have with her make me want to leave this place sooner, the entrance to the apartments is super dangerous! My apartment has an amazing view but the parking SUCKS SO BAD!! I always have to park far far far from my complex because o get off work late and sometimes there’s not even where to park it. Anyway, as long as you don’t encounter Lisa or die at the entrance it’s a pretty good place. I’d give it a zero stars because of the Manager, she’s the one I’m writing this review about. My husbands car also got broken into. And she kept harassing me about my immigration status while in process she even wanted to kick me out. And gave us 2 warnings for unatorhized occupant after I had taken her ALL OF MY PAPERWORK, she asked me more questions than immigration did about my status and required more proof than immigration did. She checked to make sure my husband was a citizen, required my marriage certificate, asked so many questions about my employment. I was not applying to be on the lease but as an occupant I filled out all the paperwork that THEY PROVIDED, I put my case #, signed and GAVE HER EVERYTHING and she still continued to harass us and threaten with eviction, I understand how businesses work and that she needed my paperwork but I had already given her EVERYTHING the law would require while I’m process. I will definitely be complaining to Austin’s Tenants Council. So if you’re not white just don’t expect such good treatment from her, I’ve also had some neighbors from the complex that are Indian and Hispanic complain about her and they way she treats people.

Still living here after 3 years. Its not the cheapest, but the location works well for us and direct access to a nice greenbelt is a huge plus, especially as dog owners. Its really easy to get away from the busy city life and hit the trail that connects directly to the back parking lot, no long drives necessary. The office and maintenance staff are always super nice and helpful and clearly care about their residents. Id definitely recommend this place.

I have lived here almost 14 months and when I first moved in the community was amazing and we had no complaints at all about this property. Unfortunately in the last few months we have received multiple emails about vehicle break-ins and packages being stolen. I would come home and someones package contents were tossed all over my apartments breezeway and then the next morning another email. The day me and my roommate were leaving to go look at another property there was a crime scene tech brushing the car right next to my roommates truck for fingerprints. the the break-ins have gotten so bad that the apartments recently had to change all the gate codes. in the last 2 weeks we have had almost 3 or 4 emails about the break-ins. this property is beautiful but I dont want to live somewhere where my car is broken into and I have to have my amazon orders sent to another place. the management here is AMAZING 5 out of 5 they have always handled things in a professional and timely manor. the maintenance staff is also a 5 out of 5 they have always been on time and they always get the job done. we had our ac go out earlier in the year and they went and got us a portable unit until they could get a replacement. The Crime here is what killed it for us I dont want to live somewhere where I am constantly worried that my car will be broken into when I walk out to it in the morning and how long will it be before someone breaks into an apartment. I truly hope they can get that issue resolved but it has been multiple months an they still have yet to resolve the issue. also parking can be a pain but only if you come by anytime after 8pm at that point you have to park a few buildings away. Great community with a terrible crime issue I would probably tell you to look elsewhere until they fix the break-ins and thefts.

Almost a great place to live! Been living here for little over 6 months and everything’s been great except for the management. Recently they decided to pave the parking lot and my motorcycle got towed during this event. I am disappointed by how the paving schedule was communicated to the tenant. I really had them for higher standard. There was one email on Thursday about the paving on Monday and on Monday the vehicles got towed. If the management really cared about the tenant there would have been big signs around the complex and written notice to the door to really make sure that the people knew about the paving. Literally, one email four days in advance, no follow ups, not even on Monday before they start towing. It almost felt like they were trying to get you and make money for the towing company.So a great location and a good apartment but thumbs down for the management.

Amazing staff, beautiful community, wonderful location, pet friendly, I could go on and on. I love it here! Couldnt ask for a better apartment. The curb appeal is incredible and the fitness center has more equipment than most apartment fitness centers. The staff goes above and beyond whats required of them with everything they do. I would probably recommend this to anyone whom is looking for a homey community.

I have lived at The Marquis at Canyon Ridge since January 2013 and have enjoyed my time here. I am surprised to see negative comments about the office staff. I have had nothing but wonderful interaction with everyone on the staff - office, maintenance and even the trash service guys are really nice and super accommodating!! Any time I have requested service they have been quick to reply and even had my carpets cleaned for me!! The only things I have needed are light bulb changes, some wasps nests to be knocked down and my garbage disposal went haywire once. They replaced the whole thing the next day. My front door lock got stuck one day and I was unable to get out of my apartment. It was a weekend evening around 7PM and the on-call maintenance fella was there in about 20 minutes and got me out quickly!My apartment is a good size, has a great patio and everything works great. I live in the area in the back and all the neighbors are really nice and we all chat whenever we see each other. I have never had issues with noise or parking.

Been here 2 months and car has been broken into twice. Spoke to people in the office and not much is being done. Gate codes a have been changed but that is not going solve the issue. Talks of having police patrol the parking lots at night has been talked about but nothing has been done. Car break ins are happening nightly and the price to have a window replace every time your car gets broken into adds up. Not getting much support from the complex and when asked about what they can do for us, we receive the reply of we are in a contract and if we break it to move out, we will incur the fees. Also option to rent a garage for extra $85 a month is an option but not going to give more $ to a place that does not care about their residents belongings/safety. Every night I go to bed worried that my car will get broken into again. Marquis at Canyon Ridge needs to do something about the break ins that are happening. Future renters beware.

I honestly regret moving here. The second month after moving in my car was broken into and vandalized, along with about 20 other vehicles. The cameras at the gate do not record and I do not believe they take even take pictures. After the break ins, security was hired for about a week and then never seen again. They changed the gate codes, but they gates are ALWAYS broken. They are wide open all night every night. Currently they are putting tar down on the parking lot and were told if our vehicles are there when they begin we will be towed, no exception. So instead of investing in security, or fixing the gate, or adding cameras, they are inconveniencing everyone with a new parking lot that is not needed at all. If you ever need anything you will have to walk to the front office because they NEVER answer the phone unless you choose the option saying you are looking to stay here. They front office also does not inform you when you have packages. So if someone tries to surprise you with a package, the surprise is you will never get it. And before you leave the generic response saying “crime happens”, just don’t. We all know that.

I Lived here for almost 3 years, lots of cars breaking, Perfect location and great pool and I like the way the aparment is separated but the only 1 star is because the staff is the worst and roaches, never had a solution, 2 different manager staff and they never seem solved and they charge me every time they went. Had mold at top of my shower for month an a half and after I told them that I had pictures they fixed. It was everybody’s fault besides them. As an advice be there at your last inspection they would find anything to get some cash.And for the price they ask the appliances are super old. And check behind the fridge before moving

*I just moved in and will adjust my review accordingly as time passes, but I wanted to document what Ive experienced so far (please read to the end.)Update: I can corroborate the reviews about break-ins. My car has been broken into, and it just so happened that they were painting the next morning, and instead of trying to alert me that my car was clearly robbed, the painters just threw a tarp over it. When I asked why no one tried to alert me, they said my plates didnt populate in their system even though Ive had the same car since I moved in and it is in the system. My partner and I dont really feel safe here, even though we love the place itself. I will say theyve finally made some real effort to curb the break-ins, but its happened too many times for comfort.My apartment is beautiful and exactly what I wanted, but when I moved in, it was filthy and everything was broken. My feet got dirty as I walked around on my floor, there was hair in my drawers, and the tubs and sinks didnt drain. All the fans squeaked loudly, the screen door outside was off the rails, and the blind turners didnt really work. I wont go into detail about the dishwasher.. but it was bad. It was broken and smelly.The reason Im still giving four stars after all of this is because Cody, the leasing agent we have been working with since before we signed, was just as appalled as I was and had everything fixed promptly. He called me several times throughout the week to make sure that everything was done, and done right. He had my place cleaned again twice. He also said hed replace my bedroom ceiling fan if it starts making noise again and continues to keep me awake. He apologized profusely, and I can tell the poor treatment of my apartment was the exception, not the norm. Definitely not the fault of the complex itself, which is really, really nice. Its nice when an apartment staff actually wants to take care of you and doesnt just blame you for issues with your place, which you pay them rent to take care of. Sidenote: the pool and other amenities are great, too.I will say that I can tell the walls are thin and my upstairs neighbors are a little loud, but if it ever becomes a real issue, Im sure itll be handled well.

We lived here for a year and it was a disaster. There is absolutely no insulation between units and we had to call the cops multiple times because our upstairs neighbor had his subwoofer so loud our pictures were shook off the wall breaking the glass! Even after this management did NOTHING!

I love living here. I live in the front part of MQ it is quiet, relaxing, and I have great neighbors. One thing I love is the office staff is attentive to any concerns I have. The maintance staff is professional and I never have to wait more than 24hrs for anything to be repaired in my unit. Great place to live.

Sad to say but the management here simply does not care. There were multiple things stolen from our patio, car windows smashed and gas lines cut to our vehicles in the so called Gated community. They are negligent to buy security cameras or get gates fixed to open and close after each vehicle. Upon our move out we were charged a bill for basically re-renovation on the apartment. There were a few things that needed touch up work but no where near the cost of the bill they sent us. After such a rough stay at this complex, it seems like they would have some remorse for our situation but proceeded to rudely demand the money or it be sent to collections. In short, if you want your stuff stolen, and be ripped off upon move out then this place is perfect for you.

Lived here for 2 years, in bldg 11, near recycling. It was quiet, respectful community. The only place Ive lived at in the Austin area, where someones dog didnt constantly wake me in the middle of the night. Rent price is high for the area, but super close to work. Traffic is terrible, with limited sight for entering and leaving the apartment. The complex is broken into different, non-connecting developments, so the access road is shared with the large church. Gate system is pretty bad.

Lived here for a a year. Totally unreasonable office staff. I work full time and am a full-time student. I barely had time to sleep. My neighbor downstairs complained because my dryer was too loud at night. The office threatened to evict me due to the noise complaint. I was a model tenant the entire time I lived there and find the fact that I ended up getting told off because of my overly sensitive downstairs neighbors ridiculous. Also, wasps had nests all over!

The apartments are nice and the staff are friendly. Did have a couple of issues during my 1 year stay. Let me start by saying that the maintenance staff was very prompt in their response to issues. Unfortunately, my AC unit was on the fritz during summer, it took 6 maintenance visits before management authorized a replacement. This was over a period of 6+weeks. This caused not only significant discomfort but a very high energy bill for that time period. At one point my car was broken into, this seems to be a common occurrence in the area. The staff is of course apologetic but ultimately does nothing to mitigate this issue, i.e. fixing the gate so it isnt open 90% of the time or installing cameras to deter potential thieves. The walls are thin, this wasnt an issue most of the time but about halfway through my stay a family with kids moved in upstairs and lets just say it sounded like they were having frequent bowling ball parties. Lastly, please review the contract thoroughly before signing. Management provides no way for you to end your lease early. No 2 months rent, no someone assuming your remaining lease. They do the bare minimum by texas law which is to charge you a reletting fee and post your apartment as available. If someone rents it then great your rent ends there. If not, according to their contract you are liable for the entire rent PLUS the reletting fee. According to TAA (Texas Apartment Association) The law forbids you from being penalized from breaking a lease early. You are only liable for enough to cover the apartments losses, no more. Charging both the reletting fee and the remainder of rent is penalizing and them squeezing more money out of you. The entire justification for the reletting fee is the amount they would need to get the apartment ready, advertise, and rent it out. I just wanted to be done so I didnt argue this point but some may want to. Also they will not even let you pay of the remainder of your rent, they will make you hold until the lease is done. If you are already moved out you can look forward to ~80-100 dollars a month in utilities you arent even using.TLDR the place is nice and the staff is friendly, the management has some interesting practices.

For the past 2wks we have had about 15 or more vehichle break-ins which is extremely sad and scary. Personally my car has been broken into twice now. A couple of years ago when it 1st happened my husband and I ONLY stayed because the management assured us that they were going to put up cameras and fix the gates, because the gates were always open about 80-90% of the time. As of now the gates are constantly open or broken about 60% of the time and there are still NO cameras. The management offered us a garage as an Im sorry this happened to you gesture but it was going to come with a charge. Since nothing was done the 1st time a few of our neighbors have come together to figure out the next steps. We received information for the District Representative, there is an open active investigation in place, and KVUE News has been informed. As of lastnight there were 11 vehicle breakins. The complex is closed today because its Sunday.... but there is an emergency line that we as residents can call but when we called they told us that we were going to have to talk to someone onsite, which we couldnt because its Sunday. My car was broken into on Thursday night or early Friday morning and there has not been an email or anything that was sent out to inform other residents of what happened.Today since there were 11 cars that were involved I personally went to every neighbors door in certain buildings to let them know what happened so that they could go and check their cars and belongings.At this point enough is enough. We will NOT be renewing our lease nor would we recommend this complex to anyone unless, you are ok with having you car broken into, paying for new windows every other day, paying premium prices for rent but its not a premium community, Not getting sleep because your worried about your car, dont care about having peace of mind. Then this is the place for you!

Ive yet again come to update my review. They also towed my car during repaving the parking lot due to their horrible communication and the schedule changing a few times, poorly announced- we dont all live by email!That aside - maintenance is now officially horrible. A week to come check anything at all. Management changed and so did the attitude. No replies to emails that they love to send so many of apparently.Additionally theyre on everyones case about trash and yet it looks like a damn landfill constantly at the dumpster. Maintenance drives by it constantly and do nothing about it.Yard work is weekly at 830 am, so give up on sleep one day a week. We dont matter, were just the idiots paying rent.My previous reviews -Ive come to edit my review. While its great for the most part, Im ashamed they didnt appreciate their previous maintenance team who were fast, friendly amazing people. Im familiar of one of them in particular because he was so fast at everything even when they worked him 7 days a week and on call. My dog even loved him.There were also numerous car break ins including my own. This stopped for several months but one just got reported. We need cameras! No, it isnt easy or cheap, but thats called an investmentLastly, theyre not being picky about neighbors anymore. I smell weed constantly (smoke it inside, idiots) and just see some general trashy behavior and 7 or more people living in a 2 bedroom. Not really a problem yet but its just a little bit sketchy.My previous review - Ive never had a problem here. A good sign is that I dont know who works in the office because I never have to go in there. Ive been here almost a year and have only heard about two or three car break ins, otherwise Im amazed how quiet and peaceful everything is here. If $1200 for a two bedroom 1800 sqft apartment is expensive, you cant afford austin (which frankly, Austin is too expensive).
