Make sure you view this apartment before putting down a deposit. I was assured that the apartment that I put a deposit down on was a first floor apartment and it was not. The square footage listed on the 2 bedroom is inaccurate and grossly misrepresented. I wasnt allowed to view the apartment until the day before I was supposed to move in. I went to view it and it and it was probably 200 sq ft less than its listed. The office staff is incredibly rude and incompetent. I had to have the lease revised at least four times because the information kept getting entered wrong, for example, a dog deposit was added when I didnt even have a dog. After deciding not to go through with moving in, I tried to contact the property management company about 20 times to have them return my deposit since the apartment was a far cry from what I was advertised as and I never received a call or email back. They have still not revised the square footage on the website. 0/10 for the shady complex. Bring your tape measure.
I lived here for about 6 months in 2019 and it was an absolute nightmare. My unit had an EXTREME roach problem; the roaches crawled on my body at night and infested the food in my pantry. I even had to leave behind my sewing machine because they had made a home inside of it. The front office had pest control spray once a week (which is in no way sufficient treatment for an infestation of German roaches) but they did not take my concerns seriously until I sent a certified letter to them and their corporate headquarters. I had to go to the ER because a baby roach crawled in my ear (the cost of which the apartment complex did not compensate me). On top of that, they also sent me an eviction notice after I had paid rent for the month 3 days early (which I had to resolve on my own time and go to the office) and once the maintenance crew left keys to my apartment IN THE DOOR (from the outside) while I was at work, and someone could have robbed me of everything. Jennifer Dow seems nice but ultimately this property needs to be destroyed. I hope to save someone’s time by warning you: DO NOT LIVE HERE.

I have lived in this apartment complex for close to 5 years. For the most part the rent is reasonable, the unit I have is nice. Although hands have changed in the office several times, Jennifer has always been in charge here one way or another. she is very friendly and more than willing to help people that need it. My only issue as of late is maintenance. They used to have multiple maintenance people here in the past couple years. Right now they only have one man running maintenance here. And while he does a very good job, an apartment complex of this size needs more than one maintenance person. With the work he does on his own Im impressed. If he had some help, it could really help things out around here.
I Love This Place! Move here about 6 months ago from CA & was worried about adjusting to city life, but the park is so close I can escape when I need to. The management are great, they made the process so easy & to be honest, the buildings & grounds are so well maintained that I havent had many dealings with them since then. Other long term residents have really helped the settling in process. Thanks everyone. :)
I love this community. I really enjoy seeing the same faces every day of the maintenance and management teams. The office staff is very attentive and the maintenance staff is quick to get things done if something goes wrong. I have children and having the elementary and middle schools right up the street has been great as well. This is a small quiet community nestled in large oak trees. The perfect residence for my family. Very well done Parkside. Thank you for taking such great care of our community and your residents.
Actually I have some questions: 1) I see on the website some luxury marked as E -F - G. Which floor are they? 2) Is there a walk through to Spring Woods park? 3) Is there washing and dryer room inside?
This place is wonderful! I hope loved living here for months. Right by 183, nice pool, very clean apartments and outdoor area. Tess and Jennifer in the front office are kind and respecful. I have never heard a loud party or anything like that. Its a quiet, peaceful place managed by professionals. Also, the pool is lovely!
How much you like this place depends a lot on your expectations and your living situation. We moved in, sight unseen, after moving across country into the 2/2. Its near enough to Austin proper, so we could easily access it via a major road, so that was a huge plus. Its also more affordable than many in the area, and especially in Austin proper. It is right next to a really nice park, which was great since we have a 3 year old. Easy access to 183 and major shopping/eating areas was very nice. I also took the train to UTs campus, and it was a 10 minute drive to the train station. It also allowed you to get a sub-letter, which was huge for us since we wanted to buy a house after getting settled. The front desk staff was kind and really worked with us.However, there was a lot to be desired at Parkside. The apartment complex itself was always in disarray. Trash would pile up for more than week, every single week. Piles of large unwanted home items would build up too. Our upstairs neighbor was very loud any time he was home and showed no regard for his volume. Several times a week, blaring music from cars could be heard for hours. The laundry facility on-site was always broken, but never had signs to warn you. The pool was small, but still usable, but very often dirty. The gym has several machines in it, but only one works...the others werent even plugged in. We did couldnt get hot water in our kitchen sink for more than 4 months, despite several reports of it, and never got access in our bathroom. We locked ourselves out of a bedroom once and there were no keys provided to unlock the interior doors. The issues just keep going. I think that it would have been more acceptable for a single person or a couple with no children. The cost made it livable, but constantly being awoken by car music, not being able to walk around outside without stepping on trash, and never having any amenity actually work just put us over the edge. Happily sublet the apartment and never looked back!
Excellent Management, an Maintenance as well, They all pull together to get things done. They actually run. Very nice location witch is close to stores, Banks, and Breakfast on the corner. I plan to stay here for a long stay. Keep up the good work, Blessed, Steve Cartelli
Worst apartment i have ever lived. Water disconnects frequently for continuous 12 hours. And they notify about it very late. Not just once or twice, many more times. There are 5 laundry machine and just 2 of them works, rest of them are always out of order, same with dryer. Very disappointed. I wont recommend anyone to this appartment.
Cute apartment. Affordable price and lots of trees.Great area of Austin. Close to the park and shopping, my two bedroom 2 bath is charming and has laundry facilities in the main bathroom closets. All my friends like the new digs. The 2nd bedroom makes for a great little office for my small business. And the fireplace adds a charming touch this Christmas.
Since the day I moved in the staff has been very nice and helpful in everything I need! Jessica and Jennifer always try to take care of me right away! Place has just been renovated and Johnny through maintenance guy is very friendly and always promptly takes care of any issues! We have a pool a gym and a dog park! I love it here!
Not sure about any of the complaints on here... The location is convenient, the office and maintenance staff are lovely, my neighbors are so nice ... Tess, thank you for always being on top of everything! This is my first place since being in Texas and I plan on staying!
Cool place to live. We recently had wood floors installed.The contractor was in and out in two days and the work was exceptional.The new floors look great. The office staff was amazing in getting the work scheduled and done.
Im not sure why anyone would not choose to live here. The rent is reasonable and the inside of my apartment is nicer than anywhere I have lived so far. The people in the office are always ready to help...I found a hidden gem if you ask me.
I would have put a negative star 5 months ago but now that theyve hired Cheryl & Connie have came into the picture, the entire vibe of the complex has changed. Work orders get done. Phone gets answered. They truly care for your well being and will work with you no matter what the situation is. And Im speaking from experience. Love this place now and hate to go but its time to move on.
As a long term resident here of 9 years, things have certainty changed for the better here at Parkside Apartments. The new management team has accomplished great things for our community. The hot water issue you may have read in other reviews has been resolved. The maintenance staff has grown to 3 (or more sometimes) friendly professional personnel. The pool in the summer season is kept sparkling clear, and our recent ice storm which left residents at other communities slipping and sliding on the ice to get to their car or mailbox was quickly remedied by the maintenance staff before 8 AM with more rock salt than any small community should have in south Texas. :-) The management was prepared to take care of their community and ensure their residents safety. I will be renewing for another year. Thanks Parkside!
Changed staff Four times during our twelve month lease, took weeks even months to get things fixed, other tenants were ghetto and invasive and staff for NOTHING about it, the current staff/owners are the worst yet. If you move in here, you will be treated poorly once you sign that lease and there are women there that will flirt with your man right in front of your face, ladies! Good riddance.
Ive had a few issues taken place that have left me eager to move. The icing on the cake for me as entering my unit I heard a loud noise so I asked my son to wait by the front door not knowing what the noise was I went to investigate and to my surprise the ceiling fan light cover and blades were on my bed and the floor. I explained to management what happen because it was not the first time a fan blade has come off the ceiling fan. The first time around 3am the blade hit the wall and scared my son and I both out of our sleep. To make a long story short I was told that maintenance said there was damage the first time and that a new fan would be ordered this time but if it happened again I would have to pay for it. I use the fan to keep cool during the night. It felt as if my son or myself was being accused of doing something to the fan. I felt very offended..smh #willneverturnthefanonagain

Not worth it Trust me, I have lived here for a almost a year and this place is the worst in the area. I have moved around several apartment complexes in this area trying to find a good fit for my family. The pricing in this area continues to climb faster then the incomes for working people anyway. And as a person who cant afford to live in anything but apartments this place will make you feel even more ashamed you have to spend your hard earned money to live in this dump.Yes its a 2 bedroom 2 bath thats all that I can agree with. Its old, filthy and run down as well. The appliances are many many many years old, the water will go from scalding hot to ice cold in the shower every shower. The windows you can feel the wind coming through literally a breeze. Its hot in the summer and cold in the winter. The bugs are ants are everywhere inside the apartments. This place offers no pest control at all inside or out. The walls and ceilings are so paper thin you can hear the neighbors talking and the animals running across the floor. The noise level here is off the charts...the street and the ambulance house are loud as well as most of the vehicles coming in and out of this place at all hours of the night.This complex has one maintenance man who does everything which consists of changing ac filters and picking up trash. If you have a problem after hours the manager of the complex will come to your house to decide if its a true emergency or not and when he will contact someone to fix it. There have been 2 managers and a new owner since moving in here. With this new manager here have been 2 am parties in the office lobby followed up by fighting and police being called. All of the office correspondence has been late being delivered to us notices of any property inspections etc. are always posted same day .And finally, the property itself. Dogs allowed to be kept on balconies where they can bark at every kid, car and cat. There are dog spots all over if there is room for one. So any grass is full of dog stuff because nobody picks it up. There are a dozen at least mangy feral cats so early spring all you smell is cat pee and dog poo. The courtyard has a table, grill and pool. The pool was built in 1900 or something with wooden plank deck and has many many boards where your foot will go through it or the board flips completely up, rusty nails and bird poop. I will not allow my kids to use it because it is not safe. But...they are painting the building because the color of this place is going to make all that other stuff not matter. Save your money and keep looking this place is not the only one you can afford.
They refused to fix the ac for the hole 2.5 years i was there. The electric was $360 a month. In consistent office hours. Un reliable maintenance.
Whether or not youll like this place depends massively on your place in life. Im a guy in my 20s looking for a cheap place so I could pay off some debt that was decently close to my office. I wouldnt recommend it for families though since there is a bit of crime in the area (my car and mailbox have been broken into since Ive lived here).The management staff has changed a couple times since Ive been here, but Ive never had an issue with slow response on any issue that is an emergency as far as maintenance. Water will randomly go out in my building with no communication from the management team.Some constructive criticism from me would be to take a more proactive approach as far as security and communication with your tenants. All that being said, this place has come a long way over the past few years so keep working on it.

Lived here for 2 years and it was a disappointment from day one. From the shady operating procedures (our rent went up 3x), the old and broken apartment that could never seem to get repairs, to the office never being actually open, to them keeping part of our deposit for the oven being dirty even though we paid a cleaning service. Dont waste your time and definitely dont let a name change fool you. Its still the same dump with even worst customer service. The reviews speak volumes, I just wish I would have listened.
I haven’t moved in yet, but through out the whole process of the application and getting everything together i had a hugeee amount of help. She would stay late just to make sure everything was completed for me. She stayed on the phone with me and we got everything done right than and there. I don’t know anybody who is committed to helping ppl as much as she did. I love her already lol
I have lived in this complex for going on 4 years, unhappily. I have been here through about 6 different property managers and two corporations. When the new corporation bought the property, we were assured things were going to get much better. To that I say some very inappropriate words. Currently, every building except 10 is getting hot water from a giant tank sitting on a trailer inside some fencing. The fencing is not actually in the ground or attached to anything. I am constantly seeing children sneak through the fence to get to the other side of the complex. Very secure and safe *eye roll*. Secondly, the property managers are never there. I (and more residents) were just standing outside in 100° at 5 oclock to get into the office and the office was already locked up and dark, even though the business hours are posted on the door saying until 5:30. If you are a business, you do not get to close down simply because you dont feel like being there. You stay until youre hours stated come and go. Thats just common sense. Thirdly, the maintenence is a joke. I have been having problems with my front door leaking for going on 2 years. I left for work at 7:30am and came home at 7:45pm to see my front door with the property key in it and my door propped open... 2+ hours after they closed!!! My safety and my property was compromised. If anyone had come along, they could have stolen my stuff or waited inside for me to come home. I brought it to their attention on multiple occasions that I was extremely upset about this and it was shrugged off as Mistakes happen. That is far more than a mistake and the fact that nothing was ever done is simply not ok. This is only a few problems Ive had here. Believe me, find a place a little more expensive and youll be much happier, because in the long run, you wont be living in a hovel.

This place was a blessing at first then upon moving in Ive been dealing with problem after problem ac/heat and raccoons in my WALLS Took months of me calling complaining and leaving messages just to find out they werent keeping records of any of that.... Finally sent someone out to change out my whole AC unit a week later the PROBLEM is back and now I can sit on my toilet without getting rained on by the water dripping from my brand new AC UNIT! Iwork during the day so its already hard to contact the office as it is so I called the 24hr emergency maintenance line haha thanks doesnt exist! Meanwhile I can get a phone call for a pass due payment that was falsely put on my account and was promised to me that it would be removed a month prior...Oh yeah by the way this is NOT IN ANYWAY A RENOVATED APARTMENT!!
These apartments are now called Parkside Apartments, which is confusing because theres another Parkside Apartments not far away on Lakeline.First, the good. 1) At $799 for a one-bedroom, these are some of the most affordable apartments in NW Austin. 2) Having kids and being located right next to Springwoods Park is awesome.And thats all the good, really.The bad: 1) My first day here, I didnt have all my furniture yet, so I had folded a blanket to sit on my porch. The next day, the office manager questioned me about it, saying she suspected I was allowing people to sleep on my porch.Not welcome to the neighborhood, or can I help you with anything? First day, Im suspicious. 2) the next day, another office manager knocked on my door and asked why I kept my blinds up all day. He said this was also suspicious. My blinds being up - is suspicioous 3) about a week later, we lost hot water for a week 4) An announcement was made that there would be a completely new management office. The new office managers actual job is Portfolio Manager. They have NO idea what is going on here. 5) Gold Standard Asset Management has just about ZERO web-presence and its skeletal webpage doesnt even acknowledge that it has properties in TX. 6) Though there are signs everywhere warning everyone that theyre being watched via cameras, we all found out that the cameras we all non-functional when a string of crimes swept through the neighborhood. 7) There is absolutely no itemized billing for water or trash. I went to the office 3 times and was given three different stories about how to pay for water by 3-different employees. Apparently, Im supposed to guess. How can you expect customers to pay for a service with no bill? 8) after a second hot water-outtage, where we were without water for about a week, the management set up an massive hot water heater attached to a trailer, completely out in the open, for anyone to tamper with. This worked for about 2 weeks, before it exploded into a massive fireball last night. We tried calling the emergency maintenance, emergency office numbers, and the security patrol (that was promoted to us with much fanfare) and all went directly to message. Luckily, the explosion was loud enough to get everyone up and out of bed. The next morning, the office still hadnt done a single thing, and now were looking forward to not having hot water for a week or so. Most importantly, my children and I could have burned to death last night, along with every other tenant the heater was attached to. The amount reckless carelessness exhibited by this company has far exceeded the basic neglect found in lower income housing developments and reached far into the realm of criminal neglect. I plan to take action through COA legal and City Council, along with many other members of our community. Its tragic because these APTs have great potential, if only we could get someone to take over that gives a damn. In the meantime, ont move here.
No Hot water for 5 days now in old Apartments of course the newer building has Individual Hot water heaters. Kxan has investigated this place few years ago during thanksgiving for no hot water for almost 2 weeks.

Great place to stay, office staff is a little rude but the job gets done I wish they would fix the washer and dryer’s and power wash the front of peoples entries sides they look horrible terrible, and just plain flat out ugly all in all OK place to stay
