Value? Sub-par. I thought I was overpaying in ‘20-21 at $1200 for a shoddily maintained apartment. Not sure I would’ve stayed even if there wasn’t a 20-50% rent hike.Area: Constant sirens with nextdoor hospital and increasing crime (mostly theft). 10 min drive to downtown.Staff: responsive and nice but maintenance doesn’t do a great job (they replaced window screens and none fit/sealed my windows).Amenities: Central park in back is best part.- Gym is limited and can’t fit more than 2 people in main space.- Pool is okay.- No dog park

My wife and I lived here for a year. First, the positives: The park is really nice, location is excellent, and the apartment/amenities are decent. Maintenance was also responsive to issues and interactions with staff were always pleasant.However, I wish I would have listened to the other reviews about getting nickel and dimed for damages on move out - they werent kidding!The most disappointing part of our experience was dealing with management after move out. Specifically, we were told that we would receive the final bill and inspection details within a week of move out. About two weeks went by and I had not received anything. Then I got a check in the mail for my security deposit-- of the original $150 amount, only $5 was refunded. I reached out about this and was told that there were damage charges assessed. Only then did I receive the final paperwork stating this. I requested to know why damage fees were assessed. We were given vague information related to the charge, which did not align with our knowledge of the condition in which we left the apartment. When I inquired whether Gables could share additional details to help us understand the charge, Gables failed to reply. I had to follow up again and was told theyd look into it and reach out the following week. No response the following week, so I emailed yet again. Finally I got a statement that simply said they would not change the charge. We were highly disappointed with the poor communication and lack of transparency related to the move out charges, and we believe that this is important for others to know prior to signing a lease with Gables.

I have been living here since August 2020 and have had a great experience so far! Matt, Heather and Grady on the management team are all so helpful and kind. Ken and Joey (I think thats his name?) on the maintenance team are also so awesome!Management answers any questions that I have in a timely manner and keeps all the residents updated through email. The apartment complex is right next to the park and a 5 minute walk (through the park) to Central Market. Sometimes, food trucks will come to Gables as well. I highly recommend living at Gables Central Park!!!

My wife and I lived here for 7 years and loved every minute of it. Matt, Heather, Joey, and Ken have been helpful constants in our lives for so long it’s been actually pretty emotional moving out! The staff are very understanding and so helpful with any maintenance issues. We have a pretty easily frightened dog and they were always very sensitive to that as far as entering the apartment if we weren’t home. The location of the complex also couldn’t be better. The park is great for dog walks (it was basically like our back yard) and there are a few unofficial off-leash spots where you can throw a frisbee for your dog. If you’re a graduate student this is a prime location since it is close enough to campus to ride a bike or even walk. It’s also quiet and has a really nice pool that we enjoyed every summer. Central Market being right next door is amazing as it’s the best grocery store in town by a huge margin. Who doesn’t want to sip a beer and listen to live music while they shop? I think I’ve spent so much money at Central Market I now qualify as an investor. I can’t recommend Gables Central Park highly enough.

I’ve lived here for 3 years and love it. I’ve only lived in un renovated units and they’re not bad a little old but totally worth it. The management is so nice and we love the maintenace team.

Management is very friendly but ineffective and misleading especially for such a high price. Here are a few examples.- Bug problems. There are many other reports of this in google reviews. I had multiple different bug infestations that were never resolved with 10+ work order requests. This was the norm for anyone with a first floor unit.- Was told there was only 1 highly priced wifi option I could have (Found out from another resident there were other cheaper options but AT&T has a contract with Gables). When wifi went out it took 3 weeks for them to fix. This was while I worked an online job so it was crucial to fix in a timely manner. Multiple management promises broken.-Work orders usually take a minimum of 3-5 appointments to fix things like a broken ice maker in freezer or broken garbage disposal. Maintenance team was totally unaware of work order status each time.- There was a pipeline break that flooded through my unit and the two above mine. Black sewage water was coming through my ceiling and vents for 3 hours, ruining the carpet. Two different people from the management team swore up and down that I would not have to pay damages for that, but lo and behold on move out I was charged with a $400 full carpet replacement for pet pee, more than my pet deposit even covered.- Continued to get charged $50 water and electricity fees during the 3 months I was not living there. (AC off and no running water).- Pincode on gates and main gate call box were almost always broken

Disappointed that they increased our rent to over 30% in our renewal offer....I lived in this complex for 3 years and the location, amenities, and staff have all been great but raising the rent this much was shocking...

Lived here for just shy of a year. Its within biking/scooter distance of pretty much all of austin, and being able to walk to a grocery store was a bigger plus than I thought it would be. I had a few problems with the ac and water heater but staff was very responsive and is always very helpful. Its definitely not the newest apartment but I never heard a sound from my neighbors except maybe once a month or so you do hear an ambulance driving to the nearby hospital. A few nitpicks here and there but overall a very clean and positive experience, would recommend to any friends or family moving to Austin.

Last week the pipes in the apartment above mine burst setting off the fire alarm. I went outside only to see water pouring down the side of the building and a waterfall cascading from the third floor onto the walk way below. A moment later, Joey, one of the maintenance employees, came down the stairwell. He informed me what was going on and continued on his way. Within minutes, the alarm and water were shut down and Joey was using the wet vac to clean up the standing water in the affected apartment. All I can say is that the team at Gables Central Park are AWESOME!! Many thanks to you, Joey. Also kudos to Heather, Matt, Grady, and Ken for the outstanding job they do every day!

The move-in process was easy and quick, which was great because we were in a bit of a time crunch. I love that the community is pet friendly. I do wish they would remove the wall of mirrors in the dining room as it looks outdated. Overall our experience has been tremendous, and Grady was fantastic throughout the whole process.

We moved here from nyc and it was the best decision ever. The office staff was so helpful during the process, especially when lock downs occurred. When we finally arrived staff knew us and made sure moving in was smooth. We love our new home so much.

I lived here for 1 year while going to UT. There is a shuttle bus located about a 5 minute walk away. It made getting to campus so easy.The staff at the Gables was AMAZING! I always felt really appreciated and cared for here.The apartments are clean and spacious. I dont recall ever seeing any bugs while living here. There is a security gate around the perimeter which made me feel very safe in Austin. You also get assigned, covered parking so you dont have to worry about finding a space.I would highly recommend living here. If youre looking for an apartment in the Austin area, youve got to check this one out!

Outside of the parking situation, I’ve been happy with my experience at Gables Central Park. The staff are friendly, and have always been helpful.The parking at this complex however is pretty terrible — even as a paying resident I often have to park outside the complex and walk because there are no open spots, and visitor passes are not enforced at all, so there’s no way of knowing whether parking is being abused. Additionally, about 6 open spaces are being taken up by dumpsters and trailers of construction workers.

I am very disappointed in this apartment complex.This is what happened: I had pest problem probably since I moved in. But I didnt find out until about 1 month later. Then the pest control came over about 3 times. Nothing changed. Then the carpet was changed. BTW changing carpet is a lot of work. I had to move all my furniture off of the carpet. I almost had to find somewhere to sleep because they had to change the carpet. BUT, Bugs kept coming back. Then I found out the bugs are coming from the ceiling. Then the pest control came over again. I had to move all the stuff in my closet out.This apartment brought me so much problem. This old apartment complex is just one problem after the other. The management tried to solve the problem but it was never really solved. Unless you like seeing bugs on your bed, carpet every day, I would avoid here.

We have been here a month and love it. The location is amazing and the folks in the office have been very helpful on whatever we have needed. We had to put a work order in and Brian has been great and fixed it promptly! Were here temporarily and the transition from a house to an apartment has been painless.

When your working with Gables Central Park its very much a corporation that doesnt care about you. We moved into a unit during the Covid 19 scare and from the time we started the process to finishing it rent went up 100 a month and fees where increases. Even while talking with them they never warned us that the prices were going up every day on the unit. All that being said its a great location, units are nice enough

I just moved into Gables Central Park, and every process was fast and convenient. It is pleasure to buy new things for new home too. The thing is that there are bugs. very little ones. And plus a tiny lizard appeared today. I would like to get rid of small ants and bugs away.^^

I lived at Gables for a year and a half during the end of my time at UT. Overall, I had a really good experience. Matthew was extremely helpful in the office and you could not beat the location or attached park. The complex is older, but they were making upgrades in the units as I was moving out. Extremely pet friendly which is very important to me, and overall it is a quiet complex with a lot of young professionals. Handled complaints I had about a neighbor well. It is very expensive, however. I got transferred out of Austin for a job, otherwise I would have stayed. I recommend them!

My family and I have lived here for four years. We love the location, and the staff are all very friendly and helpful. I dont see us leaving here any time soon.

This is a wonderful place to live especially for UT teachers or students, as well as for any others. The location is very convenient and beautiful - bus-stops with the main routes, the Central Market, a really good jogging track and a playground for kids.I’ve been living here for eleven months and all this period I was really enjoying my stay here. Now I need to change my location due to some changes in my life and I hope that my next complex will be as excellent as this one.The management is perfect, always helpful and friendly.I highly recommend this place to those who consider living in a beautiful, quiet and convenient place.My grade - 5 out of 5.

Had an Amazon package delivered to me stolen on the first day of move in! My bike was stolen not too shortly from my back porch. Never felt that the community took safety too strongly. Stuff always broke down in the apartment, had to put in nearly 7 tickets in 3 weeks to get things repaired. Only saving grace, the apartment has a nice park and a Central market right behind it.

After moving in, I was charged $ 50(totel$150) for gas, electricity, and water.They called this a proxy bill fee.After we moved in, there were other unsatisfying claims.I asked the office for a correction as I was double billed for Trash Removal fee.They billed us late fee, even though we did not correct it by 3 days of the due date.I appealed to them but did not correct them.This happened twice in one year of our stay.They are very unkind.As the floor is thin, the sound of walking upstairs sounds.This building is very old.This apartment is good location with a central market and a large park nearby.

This is the best apartment complex I’ve ever lived at. The staff actually care about the residents as people. The maintenance staff actually follows up on issues and does what they say. I loved living here. Unfortunately, I had to move away from Austin. Otherwise, I would live here for as long as I could.

Gables Central Park has been working hard to upgrade all of the units. The upgrades provide a meaningful and worthy improvement all of the units. The best part of Central Park is the location. You cannot beat the walkability of this location! There is so much to do within a 1 mile radius, yet it still feels secluded enough like our own home.

I still can’t believe I get to live here. Every time I come home from work I feel like I’m dreaming. Gables Central Park is easily my favorite place I’ve ever lived in!

You are only lucky if you do not have problems with these people. Honestly, I want to think of myself as a person who treats every property as my own, so I do not think that those who rent should have problems with me (but I may be biased); I have never had problems in my 10+ years of renting.When I came to visit this complex to see the place, they sold me all about their amenities, including gym (which I wanted to use). After we joined the community, they decided to close the gym for 2 months. My comment that the complex should provide an alternative (either pay for gym or adjust monthly rent) was simply ignored. I do not think that I asked for something unreasonable or for something they did not promise.Look more around before you consider this place.

I do not recommend living here because of the cockroaches and the management.I have never had a cockroach in an apartment in my life, until I moved here. I have talked to other people at the complex and they have seen them in their apartments too. I have requested for pest control to come but it has not fixed the issue. I have asked them to check to see if the buildings are infested. I still dont think they have done a proper evaluation.Management can be less than pleasant to deal with. I have been overcharged for quite a few random things. It was such a struggle to get my money back when I was overcharged and to get miscellaneous other charges removed.There are other problems I have had here. I expected a lot more when I moved in. I would suggest reading reviews Yelp. There have been other people who have had similar issues.

UPDATE: (10/24/2017)I just deleted my original complaint against The Gables Central Park because their Regional Manager just informed me that the Gables is waiving the early termination fee which I was protesting due to the unique circumstances surrounding the early termination of my contract with them. Be forewarned that it wasnt easy to get this result. It was probably because I had an atypical situation, and I had continuously pursued the matter through phone calls and emails for several months, but in the end, the Gables did the right thing and thus have restored my faith in humanity and in the management at the Gables Central Park in Austin.

I moved into Gables Central Park because of the location but I have also enjoyed living in this community. The service has been great. The only thing I would change is cleaning up the hallways a little. There is a lot of bird poop and trash stains in the hallway.

In general Im satisfied with my choice, these apartments has great location and nice neighborhood. Sometimes noice from the road and hospital (yeah this is a medical district) can be annoying but I got used to it very quickly.

Overall mediocre experience renting an expensive mostly non-updated unit to end with difficulty getting questions answered about why I was charged at move-out. These questions were never answered including when I escalated them to the rude and unprofessional regional manager.Advice: If you live here document everything with pictures to turn in with your move-in sheet, because they will accept it but not actually use it when you move out.

They (management) are mean.UPDATE: I sent an email to the address provided in the response and (not surprisingly) nobody has responded to my email.
