So thankful for David and Ray from Maintenance! I smelled gas in my apartment and not only did they respond swiftly, they quickly identified the source of the leak in a nearby apartment. They notified all tenets and communicated their findings each step of the way. Highly recommend Nalle Woods and their Maintenance team, they care about the safety of their residents!
Definitely a refreshing land of woods tucked away in between the buzz of the city. Payton, Devin and Sal are probably the best property managers in Austin among the 50+ people we met in our tours for apartment hunt across Austin and are wonderful people. They are super friendly and very patient - we toured thrice and they showed us around on each occasion with undiminished enthusiasm and smile. The area is very green, and some of the apartments are really in very quiet zones. Not to mention, there is a great fitness center, with sauna and jacuzzi. Apartments have been renovated in great taste. We loved one of the apartments that we almost finalized, but realized we needed something closer to the airport. Basically the only downside that we found was that it was not very close to my preferred grocery and convenience centers and the airport. If it were not for that, we would have definitely gone for Nalle Woods.
We went and toured Nalle Woods and were very impressed with how professional and knowlegable their leasing agent Devin was. She was friendly and engaging. Additionally the property was very well maintained and the units were beautiful.We didnt end up leasing here (purely based on price), but will be keeping this property under consideration for next time.
This is a beautiful community at a great location. The maintenance staff is super nice. I wish I could say the same for the management though. They have been failing to address real issues in the community - car break-ins, package thefts etc. They have also taken it upon themselves to censor and delete posts from the residents bulletin board in case the post is not agreeable to them. For some reason they are opposed to putting up cameras for the residents safety and delete posts that suggest them to do so. I wouldve highly recommended this community maybe a couple of months ago when Sal was the property manager but not anymore.
Ive lived here almost 4 years. Nalle Woods has always been a great home to me. We have wonderful people that care about the residents & the property grounds. Our property manager, Sal Vera, is a rockstar! He works hard & it shows, yet he is always so friendly, & constantly doing things to make this community even more beautiful, warm, & inviting to everyone. Hes overseen many improvements, along with full renovations since he was promoted to management. Yes, the location here is very nice. However, having a fantastic property manager who treats residents with kindness, & addresses any issues that arise is a true blessing !
Nalle Woods is an excellent community. Our family has lived here for 3 years and we enjoy all aspects of this property. The staff is amazing! In fact, yesterday, Devin went above and beyond when she braided my daughter’s hair for gymnastics class. I highly recommend Nalle Woods.
I Love living here! The property is gorgeous, and the team in the office is on it. In another life- I managed properties, so I know its A LOT... Clearly Sal (the office manager) is on his game. From the sublet procedure to getting another garage, everything is seamless. Im so happy I found this place.

This is a great community in one of the most beautiful areas of Austin. Ive been a resident over 3 years and lived in a few different units, each with their own unique offerings in terms of views and space. There are far too many perks to mention and Im sure id forget the ones Im taking for granted, living here as long as I have.Recent renovations have really transformed the property and amenity areas into an almost resort-like feel. The office, pool, gym, clubroom, etc... are amazing. Sal, Devin, and everyone else from the office also contributes to the experience by going far beyond what youd expect from a team of leasing professionals, even at a luxury property. They’ve formed great relationships with many of the residents and are always hosting clever and fun events. I’ve seen them handing out breakfast tacos at the gate hours before office hours (worthy of a review on its own). I’ve really enjoyed getting to know the other residents over the years and have even made some great friends out here.The property naturally blends in the surrounding nature and deserves to be mentioned. Balconys here are very large and act as a sanctuary for relaxation. You can tell as you tour the property. You’re literally on the waterfront of a nature preserve on Lake Austin. Each building is tucked away and nestled into the trees which keeps you from feeling too crowded like you’d expect in an apartment complex of this size.Only concern, I moved here from living in downtown Austin, surrounded by great food, city events, constant traffic, construction, road closures, and everything you’d expect from living in the city’s center. So, if you’re into that you should know it’s a 30 min drive away... if theres lots of traffic. It is nice to be right in between the Domain and downtown Austin though.I’ve toured other properties nearby and this one is by far the nicest for several reasons. Many of the benefits of living here present themselves over time. I’ve enjoyed the entire experience and am always looking forward to returning home when traveling.
Hi! Currently am a resident at Nalle Woods with a lease that ends in a little over a year.The community is amazing! The people that live here are definitely on the nicer side. And, the area is beautiful!The management office though, is awful (they changed sometime in April). So much so, that the community commiserates about it. Any requests the community puts in that go against what the office is willing to do are shut out and deleted off our resident portal. They have to accept whatever is posted. Some examples are below:1. Lights around the community, its not well lit at all (less than 7 ft visibility around the community). Management has ignored us repeatedly. Why did we put these requests in? Multiple (4+ in the 6 months weve lived here) break-ins to cars, non-residents walking around at night (have seen with knives, beer, flashlights, etc) and management refuses to let us know. When weve tried to post on the resident portal to alert our community mates, it is deleted by the property manager.2. Cameras put up. Obviously for the above reasons and the residents that refuse to pick up after their pets at the dog park and around the apartment. Though, there is a sign that says there is a camera.The solution offered by management? Take your phone out and record as its happening.3. Speed bumps put in. They did put speed bumps in, not a professional job at all. They are so high theyre scraping the bottoms of multiple cars. For example - we drive a Toyota Tacoma with a slight lift and it still scrapes the bottom going under 5MPH.4. Working car gates & gates that span the community. The gate to let cars in usually does not work, so its left open. They change the code often and do not let residents know, unless we happen to pop by the leasing office. We assume people that come and break into cars go through there or come from the non-gated side of the community.Long story short, though the apartment hunt is scare around here - look elsewhere. Since management has changed, things have gotten bad. On the plus side, its driven many residents to buy a house earlier than expected.We just want a well lit community, something to happen about the multiple car break-ins and cameras put up for our safety. But, management chooses to ignore our requests.[EDIT 10/23/20] I spoke with the manager, as stated from her response below, and can confirm the following - the camera was put in at the gate to see who goes in/out of the complex which is great and hopefully will deter people from breaking in to the complex. That is awesome!!! And I will absolutely give another star for that.Lights have not been put up around building 3, but the PM said they were ordered so I can follow up with that as well.Speed Bumps still scrape cars - but does not look like there can be anything done about that.I would say there has been an uptick in unscooped dog feces at the dog park, so much so that multiple dog families have to wash their pet before they come upstairs because they have feces on their fur. I understand this is totally on the residents with dogs to pick up after their pet but I would love a powerwash once every couple of weeks - do not know if that is possible. I pick up extra feces lying around when I take my dog out to help keep it clean. Definitely annoying that owners do not do this and are not held accountable.
Great apartment community. Sal the property manager and his staff are the best Ive worked with. He was/is always positive and took care of things. Honestly Im not sure about these other 1 or 2-star reviews. The place is spectacular. Its quiet, the facilities and units are awesome, and the location is amazing. Nothing is perfect (I heard water rushing through pipes! - come on) and Ive lived in a lot of places. Honestly, this is one of the best. Its mainly due to Sal the property manager and unique and quiet community with a great location. Highly recommended.
Go elsewhere for this price. The traffic on 360 can get really backed up so prepare your drive accordingly. Also packages seemed to just not show up a lot, so that was weird. The area around the complex is very pretty and wooded, the floorplans are okay. The pool is non smoking which is great, and the kids weren’t completely wild. The reason for 1 star is parking is bad - I would often have to park down the hill from my apartment because there’s just not a very good parking situation due to limited parking space with a lot of residents and visitors. They have garages, but your garage may be far from your apartment. Also, they will charge you for the dumbest stuff once you move out. Out of a several hundred dollar deposit, I got
Ive been a resident of Nalle Woods for over 2 years - I absolutely love this complex and the office staff tends to your every need, big or small. I have had very little to no issues during my time here. This quiet, gated community is unlike most large apartment complexes in the Austin area and the neighbors are friendly. The on-site gym is newly renovated, although some unattended children seem to think its a playground. The location is wonderful and the views are hard to beat!My only complaint is the ever increasing renewal rates. I may be forced to move due to the skyrocketed rate increase. I feel as if most residents move in and out within a year due to the rent increase, but I could be wrong. You will see moving trucks here on a regular basis. That said, I would still recommend Nalle Woods for those new to the area or anyone simply looking for a great place to live. If youre okay with paying for a luxury apartment then go for it!
I absolutely loved my stay here. I lived there only a year, but my family has lived there for over 5 years. My family absolutely loves living here has well. This and the great prices, for the area, is why I chose to start off my Austin experience at Nalle Woods. I moved out after a year due to having ambition to move downtown.Positives* Staff are amazing and will listen to your individual needs.* Any problems that I have seen residents have I have also seen resolved in the manner I would expect, if the apartment staff cared.* The apartment fixtures are gorgeous and the layouts spacious.* Great parking options* Trees everywhere due to being built next to a bird sanctuary, to my understanding the Nalle family donated the land with the understanding that the nature in the area wouldnt be bulldozed. Lots of hummingbirds.* Condo build standards
Ive been here 2 years as of 2021. This review has changed 3 times, each time worse. Read for the real scoop.WAY OVERPRICED. With the change of ownership, units increased 10-11% for a 1-bed (880 sqft) between 2020 and 2021. With or without a garage included, youll pay nearly $1900 for a 1-bed. These were $1500-1600 in 2019. Fact #1: The national average increase for a 1-bed is 1.7% to 2%, including Austin. Somerset Townhomes in Crestview increased rent by only $10/mo for 2021-22 and is a straight-shot to downtown. Were not a downtown or new complex; this place is old and 20 winding minutes away. Groceries/restaurants are 10 min north or south. When provided current quotes for NEW, luxury competitors nearby to negotiate, the property manager (PM) refused to discuss and said the units are priced for market and amenities. Fact #2: During the pandemic, a resident inquired if rent could be reduced during quarantine since none could use the amenities. The PM told all that amenities are offered to our residents free of charge and are not included in your rental payments. Convenient that amenities are suddenly included in rent when a resident wishes to negotiate. Which is it: Amenities included or not?MANAGEMENT. Yes, its hard to find good apartment management but Morningside Equities takes the cake, utensils, and table. Theyre money grabbers with zero concern for current residents, spearheaded by the PM. On her LinkedIn profile (screenshot attached), the PM states that increas[ing] rents is her mission, proven by the outrageous rates aforementioned, non-negotiable and unjustified. Beyond annual renewals, day-to-day interactions are toxic. Concerns or asking for explanations? Youll be ignored or told your behavior will not be tolerated if you nudge for the respect of a reply. The community board, monitored by the PM, often censors but did approve multiple posts by a couple short-term residents telling others to leave if they have complaints about the PM. Great message to send to other residents! PSA: If a PM is disrupting/offending enough residents, theres an issue with management, not the residents.CRIME. Front gate is either broken or wide open for weeks, long enough for anyone and their mother to slide right in, break into your stuff, or straight up steal your vehicle. The one patrol vehicle sits at the clubhouse and blasts bass before leaving at 9 PM. Dont expect any assistance from management in your case/investigation because there are zero functioning cameras beyond the clubhouse.NO INSULATION. Dont choose a unit facing south, west, or southwest. There is zero insulation. Speaking from 2 years experience/attempts at persuasion. Even after presenting the bills from COA, management wont put UV film or screens on the windows and youll be footing an AC bill for a 880 sqft 1-bed of $150+ from June through October.SMOKING: Nalle is a non-smoking community, official as of 2021. Quote management on that in the internal community board. PM expects you to video record or photograph neighbors and tattle to have any action taken. Healthy! The dog park also functions as an ashtray.DOG WASTE. Lots of entitled, lazy dog owners. Yall know that part of sharing a common space and owning a dog means you have to pick up after Fido, right? Again, lease terms state a fine but management wants you to record/photograph/snitch. Doggy doo-doo DNA service has been requested by multiple residents and nothing.PROS. Trash valet and maintenance guys are great All Stars. Units are beautiful because of the original architect. We love Nalle Woods for the quiet location and architecture. Renovations are okay but, honestly, not worth the wallet-thieving rates Morningside wants. (They painted over cabinets and tiles and replaced granite counters with flimsy quartz.)What poisons the experience is the disrespectful PM and money-obsessed mission. At Nalle, youre not a community member; youre just another checking account.

I just wanted to express my deep Thanks! to the staff of Nalle Woods and their maintenance folks. My son is in recovery from a profound TBI - closed brain injury and and is in need of a special space to relocate. He has and has had special requests to allow him to come into the space with as little disruption as possible. They quickly did some of the things he needed and are working hard to finish all of them before his things arrive shortly.I am so grateful and I am sure that everything will be done before he gets here as they have been so willing to go out of their way so far. I will update but I know that they will help prepare a place for him close to a church he needs and in a city he loves.
Lived at the complex for a year and I would recommend it as far as reviews are concerned but I would highly advise that you work with Sal.
I dont want to waste my time writing up the literally dozens of issues that I had with this place in the year that I lived there, but I will summarize:1. Management / leasing team response to resident issues fell on the range of unresponsive to combative. They are friendly, but not really empowered to ultimately do anything useful except with the most basic of requests.Ex. It took 9-10 months for them to finally place no-smoking signs at the pool (after multiple requests), but during that time nobody on staff was willing to tell smokers that the pool was a non-smoking area.2. Frequent turnover of staff / management team. In the year I was there, at least 3 different managers, and 4 or more assistant manager were there.3. Luxury apartment is a marketing ploy, not a reality. The developer (Larry Peel ) did a nice job of integrating the apartments into the trees, but they are only slightly better than the average apartment. I could hear my upstairs neighbors anytime they walked around. Every time a toilet was flushed, we could hear the water running down the pipes in the walls.Newer Larry Peel properties (Muir Lake) actually do have 3 thick concrete floors and maybe other improvements that make the apartments more quiet. I was told by the leasing agent that the floors at Nalle Woods were 3-iunch concrete, but that is doubtful given the amount of noise from the upstairs neighbors.4. Make sure that you dont get an apartment that is over the garages or next to a sprinkler riser. Every time a garage door opened, we could hear it in the apartment. The compressor or pump in the sprinkler riser room would come on at random times (sometimes in the middle of the night). All of these noises led to disruptions of sleep in the early am hours.5. Others have mentioned the traffic issues. If you need to go north-bound in the morning, it is dangerous to go across all of the lanes to get into the u-turn lane.6. Maintenance people are friendly but only have basic skills and show little to no initiative. This is typical for apartments, but I would expect more from a Luxury community.Ex. They replaced the dishwasher, but did not bother to screw it into the frame. After they came back to do that, they did not bother to reinstall the kick-plate.7. The staff and management are usually friendly enough, but I think the bigger problem lies with the management company. It seems like their system is highly inefficient and unorganized and does not give employees the ability to proactive (or even responsive) when atypical situations arise.8. The hot tub is disgusting because it was built without a skimmer (seriously?), and many times I went to use it, there was hair or scum floating on the surface.9. Its been more than 40 days since I moved out and I have not received the check for my deposit refund. They have time-lines about waiting for 30-days before they can cancel the check and send another one.It seems odd to me that they can take rent directly OUT of my bank account each month, but are completely incapable of refunding my deposit directly to my bank account.10. These apartments are NOT sealed very well, and get a LOT of bugs and dust. There are a LOT of millipedes around this property, and they are all in the pool during parts of the year, and all in your apartment (in addition to the standard spiders and large roaches). They cut down on the pest control schedule and there was definitely an increase in bugs.If you dont have a high standard for what luxury apartment actually means, you will probably be OK here. Otherwise, I would suggest looking elsewhere.Of course they will reply to this review with spin-control response. Dont buy it.
This place is ridiculous. Quality, layout, staff, amenities and service. You name it. Doesnt get more upscale than Nalle. If your in the market and its in your range you should visit. So glad I moved here. Any complaints? Yeah, parking is a 3/5 star situation & the rent isnt free. Otherwise its perfect.
AMAZING - great flexibility with the leasing manager, speed of the maintenance crew in fixing problems, beautiful grounds, well-designed apartment, overall quiet environment, and tucked away from busy streets (though right next to one for quick and easy access).My only problem…finding an apartment in the next city I live that is comparable to this!
