Apartments are nice and spacious with very reasonable rent. Maintenance service is best we received so far and everyone in leasing office is very helpful and ready to work. All our issues were fixed within two days when we moved in few weeks ago.
Do NOT lease here! I work in the same industry and I cannot believe how terrible the communication is between the staff. I would never mislead my prospects! I was promised a move in date right before applying and I decided to apply for that reason. Turns out they could not hold the apartment until my desired move in date and they are not refunding me back even though it was their mess up!I looked at the reviews beforehand and tried to give them the benefit of the doubt, thinking they weren’t that bad because I do work doing the same thing and I understand their perspective. They really have a lot of work to do internally and maybe I dodged a bullet by not moving to this place.
We went through all the process to lease an apartment and just a week before we were about to move in, we got to know( we called them to check if everything is alright, they didnt even bother to contact us!) that the roof is broken due to winter storm and we cannot move in! They promised they will give us full refund, but we never got the check. Called three days straight for it but they never give any update on this. Wish I could give them 0 star.

Stopped by to inquire about leasing. Lady at the desk completely ignored us after standing outside for 5 minutes. Glad I didn’t lease somewhere with such inattentive leasing agents.
My friend had lived here for a while now and Ive visited it on multiple occasions. I was getting ready to call 9500 my new home but then something unpleasant happened. My car was towed from the lot. My friend said that it was fine to park anywhere as long as it was not in the reserved spaces. I have visited the complex many times and he had other visitors over his time there and had never had anyones car towed. The lot is never even half full to say that visitor cars create an issue. He went to the office to confirm that it was ok to park in any open space and they did say that same thing. The tow company refused to accept it as fact. I then called the office and spoke to an assistant manager and she once again confirmed that as long as my car is not in reserved or handicapped space it is not subject to towing. Regardless of all the reassuring from the leasing office, the tow company did not recognize it and did not release my car until I paid. I reached out to corporate and received no response even though they respond to all bad reviews urging everyone to reach out to them - silence in my case.This situation left me financially strained and gave me a great deal of anxiety. If the leasing office personnel and an assistant manager are saying things that are not actually true how can I trust them enough to live there?

I live here I give it a 1/5 star rating. Lack of water in each bathroom, low water pressure in the skins, and unfinished repairs. DO NOT RENT HERE!! They still haven’t fixed major damage done by the winter storm in February. And we’ve heard they are trying to evict people for not fixing damage done by the winter storm. Search for the video of the protest done in front of the leasing office. It made local news.
I live here they dont answer the phone you have to have the same thing fixed over and over.I see why everyone is moving .
If I could I would give this place 1 star. Do move here. Not only do they ignore you but they do not care about your safety. Before the freeze I had roommates move in, they fill out all the paperwork and for 2 months management ignored my calls and ever got them on the lease. I was only allowed out of my lease because they flooded me 5 more times after storm but never provided fans to clean up the water. So my entire kitchen was covered in mold, I didnt didnt a kitchen for a month before they came to look at the mold. They admitted they had to rip out the whole kitchen so it was easier to let me out of my lease instead of moving me to another apartment. They dont answer the phone or emails and they have a note on the locked front door saying do not knock. This place ridiculous and they do not care about their residents at all.
I’ve been calling for over a month trying to get my $300 deposit refunded as they failed to get in contact with me by my desired move in date. I feel cheated and scammed. I even visited in person and they still managed to be of no help. I don’t know what todo! What contact can my lawyer reach actual management from I’m fed up!- response to their response: I have been emailing for the past month!!!may 11th update. i received a call from them about 2 weeks ago stating my check has been sent. i have received nothing. SCAMMERS save your money! they give you 10 different emails and ignore your calls.
Where do I start.. I moved in with a $200 something deposit plus rent in 2018 that once I renewed turned into a non refundable “fee”. due to this place changing owners the new ppl treated this issues in a very unprofessional way especially the old manager Jackie. Keep in mind that when I moved in the apartment it had not been cleaned, was missing the shower knob, carpet had a big black stain apt 625 and still had the old residents belongings. A year later I requested a 2/2 due to growing family and it was the worst mistake I have ever made! It is roach infested and you will pay monthly fee for pest control but have to request it even though I have repeatedly informed them it’s an infestation... the apt has broken down cabinets that I’m sure they will try to take out of my deposit. Thankfully I took pictures of all the damage on my move in date. When COVID happened Jackie and her staff wouldn’t let the maintenance fix anything broken due to it not being a “real emergency” a summer with no working ac did not qualify. The maintenance will let you know it’s the filter over and over again (since when does a filter have to be replaced monthly in order for it to work properly!?) the management has changed as well but still nothing is getting better. Now with the winter disaster that was last week we’re going on 10 days without water and when I asked Rafael the assistant manager he replied “to use the pool water as everyone else is and that he can give me some of the office water if I bring a container” I work 9-5:30 and they close at 6. I asked when this issues was going to be resolved and he said the pipes where severely damaged yet there is no one at all getting this issue fixed. This has been a horrible experience and I don’t wish anyone have to go through this. Please do not move here they never answer the phones and the entire staff has no empathy nor do they care about their tenants. My lease is over soon and I honestly can’t wait to be out!**if you do fall into their trap just make sure to set a timer and calendar near your 60 days before the lease/contract is over because they do not send any renewal letter like many other apt do. That’s where they will get you money wise $$$$*** do not move into building 12 it’s roach infested***

Horrible place. Front desk staff doesnt know anything, rude and without a mask. I wanted to do a property tour but she said I cant come in he office and she can give me a brochure with information and I can check out the rest online. I asked about a parking policy and she said she doesnt know anything because shes a temp. I asked if I can speak to someone who does know and she asked me to leave

Roaches galore! My apartment is infested and management wont do anything about it. You cant even reach anybody at the office, they dont even bother answering the phones! Matinence work they said would get done never did, my dishwasher has NEVER worked and NEVER been replaced even though Ive reported it multiple times. I literally cannot wait to move out, stay far far away.
Very bad management. Have been a resident here for 8 months and am looking at other apartments in Austin so I can break my lease here. Management is unresponsive, and since the start of Covid they have locked themselves in the office and are completely unreachable, not even by phone. They have locked all the amenities and provided no communication of when they will be open or if we will be compensated for the inconvenience. Other apartments have opened their amenities with guidelines to keep people safe. The management here is LAZY and dishonest. I haven’t even mentioned some of the maintenance emergencies I’ve had but when I first moved in I had big mice in my apartment and they refused to set traps because they said “they didn’t see anything.” I bought my own traps and brought them pictures the next day of two very large mice that I was able to catch overnight. They didn’t even offer to reimburse me for the traps! That’s just totally unacceptable behavior when it comes to making things right with your tenants. I’ve been in the hotel business for over 3 years and understand that problems arise; with that being said as a management team to ignore your tenants is appalling and completely disrespectful. If you are considering 9500 apartments you may want to keep looking...
Even if you park on the right spot they will tow your car, 2nd floor a/c units most of them are all and ducts have leaks prepare for 160 average electricity bill, bunch of extra charge for trash collection they never collect or pest control they never provide or water use above 40 per month... personal are rude specially Jacky....well if youre white no worries.
Was looking to lease here, and for multiple weeks I called, left voicemails, and sent emails. Unfortunately, I never received that return call and was forced to give up on trying to lease here. I ended up moving forward with a different, more responsive apartment complex.
They have left a family with no water for three months, do not move here these apartments are trash they dont answer or fix anything
Found this place online helping my boyfriend look in advance for an apartment, and let me just say that WE dont regret stopping by to get information! Staff was so welcoming! from offering drinks, cookies and donuts to taking us for a tour! i loved the courtyard! Hopefully we can move in by August!

The place is decent. However you can never get a hold of anyone whenever you need them to help. I had issues with my promotional discount not being applied to my rent. Then I got another charge for renters insurance violation which I can never get someone to even look into it.
Wonderful staff and great customer service. The front desk people are always ready to help out with any questions I have. Very organized and manager is really nice.
Never answers the phone, called two-three times every day for a week straight. Left voicemails, no call backs. Finally was able to get someone on the phone and I could hear them hang up on me and play a this number is disconnected soundboard ...Youre an apartment complex. why is your number disconnected. I can only imagine how you treat your residents ...
Read some bad reviews which made me wonder if they were confused with some place else. I have lived here 17 years! And there have been many changes, but for the good! Trust me, i would not live somewhere this long if there was anything negative about the place.I have no complaints at all.
Came by to tour, very nice property i love the upgrades that they have made. Friendly staff in front office, ready to offer drinks! gym 24hrs is a plus!
I’ve been a resident here for 4 months. When I first moved in, all my cabinets in my kitchen fell off the hinges, the ceiling was leaking and I had roaches. I reported MULITPLE times... finally after leaking for so long my ceiling actually caved in one spot leaving a leaking hole in my ceiling. I reported it and reported and and after 5 days they finally fixed it and gave me multiple excuses as to why it took so long!!! ! They promised for the roaches and bugs that someone would come every other Wednesday to spray my house and that only happened 1 time... but they did express how much they didn’t want me to use my own products LOL the only reimbursement they planned to give me for my leaking ceiling was a $50 wal mart card that I never received. Very dissatisfied and unhappy !!!

Really appalled with this complex in the last month. Im having a maintenance emergency that required immediate attention. Maintenance crew are not wearing masks and refuse to wear one. There is a global health crisis where as of this review, over 300,000 Americans have been affected and there are almost 10,000 deaths. Clearly you dont care about the health of your staff nor your residents if this SIMPLE measure cannot be guaranteed. Completely unacceptable.
Decent price, generally safe-feeling atmosphere, no pest or outstanding noise problems yet, and maintenance always acts in a timely manner.As a note, I was not prompted or rewarded for this review. I just wanted to recognize the awesome management and maintenance team.
I have been on the property for a little over 1 year and I can not say enough about the Ashley whom has helped me with my lease and move in. There has never been a time that i ever entered and felt unwelcome or a bother when Ashley was present she always greeted me with smile, so the stars are definitely for her *****. Even through my illnesses she has always had such compassion and was always helpful- checking in with me. Unfortunately there comes a time that you have to leave when others may not always make you feel welcome - but i can honestly say you run across very few leasing agents that truly go that extra mile.
I am writing this review as a warning to anyone looking to move into this 9500 Apartments because in my experience; they were non-responsive; did not keep their promises and compromised my personal safety.When I first found this apartment complex, I was treated extremely well. They were always ready to answer my calls and questions. However, after actually living there I have discovered they are the farthest thing from a caring business. When I first moved in, there were some fixes needed to be done to the inside and outside of my place. They assured me all of that would be taken care of within the first 2 weeks of moving in. They also promised me that they would be installing turf and doing renovations to the yard as soon as I moved in. Since I have a dog, the yard was one of my deciding factors of living here. These promises were never followed through with. I have numerous emails I’ve sent them trying to ask how the progress of my repairs are or when the turf was going to be installed, and I always got told it’d be done in two weeks. Month-after-month went by without any of these issues being addressed.The broken promises were very frustrating, but the management was far more frustrating. I’m starting to wonder if anyone actually works at this facility. What makes this even worse is the fact that you cannot call them at all. For example, I have called twice a day the past week and was always told the manager wasn’t there and would call me right back. I have been trying to get a hold of her for extremely time sensitive manner, and now over a week later of trying to get a hold of her, I am told she is on vacation now. How long is this place supposed to operate without anyone there to report to? It’s not only this one time. She has never returned a phone call. This place gets you in, and once you have a problem - no matter the severity - you are on your own.Even though I was frustrated with my experience, I did my best to be understanding and polite through all of this. The last straw was the fact that one of the many things that have been broken since I moved in was the gate to my backyard. I have asked them to fix the gate many times, and of course, no one ever did. One day, I noticed that the gate was even more broken than usual and now it couldnt close at all. I emailed the office to see if something could be done and notified them that someone had clearly been tampering with it. This email has still not gotten a reply. About two nights later I woke up to a man in my back yard looking in on me while I was sleeping. I saw him escape upon me waking up through the gate that had never been fixed.On top of that, the sliding glass door into my apartment was broken, so nothing was stopping this unknown man from getting into my place. This event has left me traumatized as a girl who lives alone. Now all I can think is, has this man been doing this for a while? Has he been in the place while I was asleep before? There are only a few feet that separated a stranger’s face from me sleeping in my own bed. This event left me so traumatized I couldnt sleep in my own place. This complex is unsafe. Even after something as serious as my well-being at risk these people didn’t do anything. They took over two days and many phone calls - that were not answered - to reply to an email finally. In this email, they had the audacity to tell me, “I recommend getting a lock for that gate.” THE GATE THAT CANT HAVE A LOCK BECAUSE IT HAS BEEN BROKEN SINCE I HAD MOVED IN. THE GATE I HAD ASKED THEM ABOUT TWO DAYS PRIOR TO THIS EVENT.After all of these horrifying experiences with this facility, I would be very concerned about any promises that are made to you that are not stated in writing in your contract, and I would be generally concerned about your safety living here.
Can I give this sinkhole less than one star?Absolutely horrific. If you are looking for affordable housing, youre in the wrong place. NOT ONLY ARE THE OFFICE PEOPLE DUMB AS ALL GET OUT BUT THEY WILL JUST CHARGE YOU FOR NOTHING. The office people changing constantly and no one knew anything. Not only do the maintenance guys take their sweet time on issues that you think are a 911 emergency. They are spread across 2 complexes. They also let anyone move in (credit check or not) so be prepared for no spots near your house and loud annoying music until 1 AM or later. We legit saw cops and investigators go into the building across from us and bring out a body bag! There was nothing on the news and in the newspaper! HUGE red flag! Of course the people in office did nothing about that! Unbelievable! The management doesnt care. Dont move here and anywhere near here. It is a big mistake. Overpriced and a bad bad neighborhood. Youve been warned!!
Im looking forward to moving here as soon as possible. The lady who worked in the front is very sweet and knowledgeable, she wasnt bothered by all of the questions I had. She gave me information I would’ve never known before. The location is very convenient its close to many popular fast food joints and also I35. The apartments look very nice both inside and out and have plenty of amenities not to mention fun events for the faithful residents many of which have been in those apts. for years Oh and by the way you get your own backyard also which is always a perk!
These apartments ask for too much to be located in the hood. Don’t waste your time with these lying THIEVES . No one ever knows what they are talking about
I have lived here for 7 months already. I have totally enjoyed my tiny place. It’s perfect for just me . The staff has been nice from the beginning and I love paying rent online. It’s a small fee of 3 dollars but much better than other Apts charging $25 for the convenience of paying online. I have ordered pkgs that have been delivered to my door without theft, cars pass quietly through the parking lot and IF celebrations happen in the evening- they stop promptly at 10pm. Will I renew in another 8 months? Most likely! I don’t want to move.
I want to say so much, not to the place it self, the place is very nice, but later after i moved from here in 2 weeks you will hear about me again, if you dont believe, me is ok, I got tones of pictures and wrong information that they gave me and after that they act like they did not give that information and treat you like stupid, she goes in front of you and say, “Im so sorry that you miss understood, really i was told that information in english and spanish then i was screwed big time. I was about to go off on her but she is a lady and I respect that.

I think we all have the right to talk about our experience in these apartments and Im sorry for my words but Im so disappointed I still do not assimilate what they did to me I do not care that you think only their own interests with these words Ill say everything Id like to return time and never aber rented in this place I would like the manager to speak perfect Spanish to express to herself my great annoyance and I am very sorry but I am really disappointed ....... they are supposed to send you a letter asking if you would renew He told me that I was not going to renew the contract and the manager himself told me but because it was for the price he told me that if it was for the price we could get something trying to convince me not to Then he says no, I can not, he told me to come with your husband in the afternoon so we can talk and I can assure him that he did not want to renew that if he changed his mind we would be there but I was sure that she was not and she smiled at me. I hope that if you do not go, she told me and I kept telling her that I would not stay. My husband was not there and he used to talk on the phone and nobody answered, so the day came and They send me the bil with the amount like every month and I went and said why they send me this if I already told them that Im not going to stay and only said the AAA girl I say wing manager when yege and nothing .. Well I left they did not speak to me and now it turns out I have a fine of almost $ 4,000 because I did not notice what kind of place this is I was speechless I could not believe it yet I can not believe that bad experience the worst
