Service has been great so far. Great neighborhood and management. And can I just say Joe on the maintenance team is awesome?! Such a nice guy and great service.

I LOVE living here. It’s quite literally the best and I am so grateful for my space. It’s close to the city but tucked away in the greenbelt. The front office is staffed with some amazing people who are great at their jobs. The maintenance crew has always been quick, knowledgeable and friendly. Even the people that live here are great! I couldn’t ask for a better place to be. The price of living in Austin keeps rising and it’s hard for me to say it’s worth it most places but Camden Gaines Ranch is definitely worth it.

I LOVE living here!! Just happily renewed my lease for 15 months. My service requests are always taken care of extremely quickly (usually same day, sometimes within 30 minutes!) and communication with the property management is always friendly, prompt, and helpful. They have also been very accommodating during COVID-19 as far as my experience is concerned. A beautiful property and professional management make me want to stay as long as possible! Definitely an excellent find.

Thank you Thank you to our amazing maintenance team! I had left my wedding rings in a pocket and lost them after doing laundry. They came out to our apartment 3 times and took apart our washer and dryer. They kept diligently looking even after the rings seemed to be lost for good. Beyond happy and so grateful to have them back.

Moved into my new apartment yesterday and we noticed later in the day that the air conditioner wasn’t cooling down. I called the office and they dispatched immediately LT and Sharif. They said that unit was old and that they would replace it. This was about 4 o’clock during the day. They worked until past 8 PM replacing the unit and making sure that it cooled down. This is amazing service. They didn’t want me to be uncomfortable during the weekend. Because this happened on a Friday. I looked at four other properties before deciding on this one because of location and now because of the excellent service.

I love Camden Gaines Ranch! The community is close to shopping and restaurants but feels very secluded. Grounds are clean and well kept. The floor plans are spacious and have huge balconies that are great for taking in the beautiful scenery surrounding the community. Would recommend Camden Gaines Ranch to anyone looking for a new apartment home.

Having lived at Camden Gaines for 5yrs I can honestly say it is probably one of the best places to live in the country. The staff is outstanding, especially, Christa, she is always kind, courtesies and goes above and beyond for all residents. We barely have required maintenance throughout the years and when we have they have been very thorough and turned any work order around very quickly. Everyone is very polite and friendly. We love Christa, she is exceptional in every way and her smile always seemed to brighten our day. My son adores her and would ask to come say hello at the office. He’d race in and straight to her every single time. The patience and kindness that she shows is wonderful. We don’t have any family in the city so having a community become a family was so wonderful. These are more than apartments, this will become your home!!! When I accidentally lost my keys and got locked out of our car and home, Christa went out of her way, to go find a spare key in my apartment and bring it across to me, she even left work early to help me out. It was just me and my son and we had no other means to get home or back into our home... this is the kind of exceptional service she provides and for which I am eternally grateful and so is my son. Thank you Christa and thank you Camden for making a home here in a Austin!!!

I lived at Camden Gaines Ranch for three years and really enjoyed my entire experience. The staff was extremely friendly and was always able to assist me whenever I needed something. Maintenance is very quick to respond to work orders and always seemed to go above and beyond. Jenna, the manager, followed through with me to make sure I was happy and enjoying my apartment. The service you receive from Camden is unlike any place I’ve ever lived. The location is ideal and makes for an easy commute to downtown. I loved walking my pups through the trails and seeing the wildlife throughout the community. Gaines Ranch is very clean and maintenance does an amazing job of cleaning the grounds and making sure the property is free of any trash. Rent is very affordable for the area (includes a cable package and trash pickup). They have several amenities including a dog park, fitness room, business center and pool. The neighbors I’ve met out at the pool and dog park have been very nice and I’ve created some long lasting friendships. I never had any issues with security and always felt very safe in my home. If I’m ever a renter again, Gaines Ranch is the first place I will check out. Keep up the good work!

We lived at Camden Gaines Ranch for a little more than a year and absolutely loved our time there. From the moment we first visited and spoke with Christa, we knew we’d found somewhere special. It was definitely bittersweet making the choice to move but the driving force was that we wanted & need extra space(we were in a 740sq ft 1 bed at Camden). Had we been able to make it work there, we would have stayed.Office staff: Everyone we ever interacted with was fantastic, although we mostly worked with Christa and Christin while living there. Christa is hands down one of the best leasing professionals. She answered all our initial questions and showed us as much as we wanted to see when first viewing the property. Both her and Christin were wonderful throughout the year.Maintenance: Jerry & his team are top notch! The few things we needed upon move-in and the few little things here & there through the year, they all handled quickly and professionally.Apartment/Complex: Wonderful!! Beautifully tucked towards the back of the complex with a super private and huge patio that faced a wooded area. One of the things we’ll miss most! With that did come a few patio critters here & there but manageable. Super quiet & rarely, if ever heard our neighbors. The complex itself was kept up with well and had a great private but close to the city feel.Definitely a place worth checking out if you’re on the hunt!

Beautiful property with spacious floorplans, gas stoves, new whirlpool appliances and a sleepy cabin villa atmosphere. Very attractive clubhouse lounge, upscale, decent workout room and really nice pool. Lush from proximity to the green belt, literally connected from the property by walking trails, which unfortunately can attract heavy duty pests like scorpions during the summer after their winter hibernation period. Can be prevented by leaving out fresh lavender on patio and near windows. Sort of the trade off being isolated in nature. Wonderful property, recommended at least a visit to consider.

Just moved out after a year here- Hands down the best apartment complex I have ever lived in. The staff- especially Christa!!!...has always been friendly, accommodating, and genuine. I truly appreciate the help from day one moving in to the last day moving out. I absolutely loved my apartment as well- great floor plan, well up kept interior and especially the vaulted ceilings on the 3rd floor. I had minimal maintenance issues and they were resolved very quickly. I highly recommend this complex if you are looking for a place to live.

I love living at Camden Gaines Ranch! The staff is on point, the location is unbeatable and my home is spacious and unique. The vibes at this property are the best. There is nothing like having access to everything that this wonderful city has to offer while also feeling completely removed in your own little tree house. It truly is the best of both worlds. You cannot find a better value in Austin where rent can be high and units can be small. Maintenance was always responsive and office staff worked well. Great location next to the highway but far enough not to hear it and direct access to the greenbelt. Units are spacious and come with stainless appliances and new granite countertops. My only complaints are office staff did not consistently answer the phone and the units have ugly taupe painted doors and trim. Overall a great experience and great value.

After living at Camden Gaines Ranch for almost 2 years, I can easily say this is the best apartment complex I have ever lived in! The office staff (especially Christa Hammer) has been so helpful since day one, and they are always so friendly. The grounds are so beautifully kept and the maintenance workers are so nice! I love all the trees, the gym, the pool, and the access to the barton creek greenbelt. There are so many awesome trails surrounding this complex. It was so convenient to be so close to downtown but also nestled on the edge of the greenbelt. I am so sad to leave, and I would definitely stay longer if I could! I would recommend Camden Gaines Ranch to anyone!

Speaking for myself as a resident of a year now, I have been terribly disappointed with the staff, general treatment of the property and residents. Just like anywhere else this is just a place to skate by on maintenance mode to collect your money. Nothing special here.

I lived at Camden Gaines Ranch Loop from Oct 2013 - August 2014. It was a decent experience, for the price paid. But then they increased my rent more than 150, which I thought was too high for that area of Austin. When it came to move out, they apparently sent me an invoice for final payment, which I never received. In November 2014, I received a notice from the creditors that I owe Camden. During the 3 months that I did not pay, never once did they reach out to me or send a second notice. I called to complain and the explanation I got was that there are too many people moving in and out, which I find completely unacceptable. It is not hard to run a report and reach out to those that have not paid; every other company I know does this. I definitely dished it out to a few people and they were very accommodating, however, when I discussed it with the person in charge, they proceeded to get on my case on how they don’t do that. There was no attempt to the resolution. I like Camden, but be careful, they are super nice when you move in, and shady when you move out. Not everyone is nice and accommodating and they have a ton of hidden fees.

I lived at Camden Gaines Ranch for three years and absolutely loved it. Id still be there now if I didnt have to move for family reasons. The staff was always very responsive and respectful. I enjoyed getting to know the office and maintenance staff, and they would go out of their way to help ensure I had a great living experience at their property. Two of my friends now live there as a result of my positive experience, and they are also very pleased. If I move back to Austin, I will move back to Camden Gaines Ranch.

I have called Camden home for 3 years and have never thought for one minute that I should be anywhere else but here. It is a beautiful place with tile and stucco building units that are completely surrounded by the Austin Greenbelt. The interior grounds are always well manicured leaving the perimeter in its natural state with the sound of birds and wildlife and trails that lead to the creek…very peaceful. Camden is a friendly and diverse community much like a neighborhood, and this atmosphere is fostered by a wonderful staff who facilitates activities. I appreciate the staff and maintenance team who are quick to respond and work hard to keep this community so nice. They are just plain nice people and to me, nice is real important! It is also dog friendly (which I like) but they also foster responsible dog ownership by having a dog park and dog liter stations. Its just GREAT living here!

Lived here for two years. Loved the access to the greenbelt and location of the complex in relation to the freeway system. Staff was wonderful and helped us many times. Enjoyed my time here!

My sister has lived here for 2 years and loves it. The maintainence people are quick to respond to issues. Its a great location, we like to hold down to the greenbelt/creek.its very dog friendly and has a little dog park.

One word...WOW!We recently, Dec 2019, moved here to Camden Gaines Ranch and LOVE IT! This whole process was logically effective and quick.We called when we saw what appeared to be a possibility for us to meet our specific needs and wishes.Rachel was so awesome. We got to see the very apartment we were interested in...not a small model high over decorated version. The application process was fair and easy.So much bonus and above expectations occur often for us.Customer service is primary here. It is apparent that the staff is not here to treat us like a college dorm but they are consistently show us that they are here to help us, and are here to make our daily living better.Above all else...the maintenance crew here are unbelievable with us! We submit a service request and Sharif, and his staff come over so quickly. Just this week our garbage disposal had something stuck (our fault of course) but Sharif and Lashawn show up less than 24 hours later. Fixed it with such knowledge. And while here, I mentioned I had light bulb out n bedroom ceiling fan. NO, I didnt have to submit another request and wait in line. Lashawn just fixed it while here! WHAT??? common sense and professional customer service? Amazing!I have read some reviews about crime and occurrences that were certain of concern. We had a hard stop reading them. And then we checked the date posted as well as the responses. What we have learned here is that our management team are VERY proactive and respond quickly and sometimes clarify misunderstandings. Life happens. How they respond make it better. BTW...we have never experienced anything negative here. I validate that things happen to others...and always makes us aware. Camden cares...and we see in 2019 and 2020 they respond and solve!Our apartment is a God gift...size, location, views of the greenbelt, and nice neighbors. Everything was beyond what we had hoped for.Thank you to management, and maintenance for all you do for my family here!

Living at Camden Gains Ranch the past 6 months has been so enjoyable, having assess to the gym, pool and private trails through the greenbelt are all such bonuses that we use regularly. The girls at reception are so helpful and attentive along with all of the Camden team!

I have lived at Camden Gaines Ranch for over 10 years. Overall my experience has been very positive. Service requests are completed in a timely manner, the office staff is friendly (unfriendly ones dont work here anymore), the apartments are updated and roomy with great balconies and patios, outdoor areas are well maintained, and the pool area is beautiful. I love the easy access to main roads while living in the woods of the greenbelt. My only concern is the same of other Austin apartment renters: the price and some corporate policies. However, there are no other complexes that are more reasonable so I have no intention of moving.

I have lived at Camden Gaines Ranch for 2 years and it has been an amazing experience overall. I really love the location - surrounded by the greenbelt but right off mopac with a short commute to downtown. The apartment was spacious and the patio was larger than average. I have lived in two different apartments (bottom and top floors) and never had any issues with noise. Christa Hammer and everyone else at the office is always so helpful and will go out of their way to fix any issues. Maintenance is very friendly and response quickly to requests. The only downside was having to purchase the technology package - thats the only thing I would change. I would definitely renew my lease here if I could, but I will continue to let others know what an awesome complex this is!

The unit itself was nice but the front office was a disappointment. They will smile and say one thing to your face and turn around and do the opposite without any care.

Christa in the front office goes above and beyond in Customer Service and to make Gaines Ranch feel truly like a home. The community is fantastic and the staff in particular do a wonderful job with their residents.

I have lived at Camden at Gaines Ranch for a few years now and all I have to say about it is, it is AWESOME! My A/C broke down late last night so I called in a maintenance request. The operator was very cheerful and helpful, she stated that a maintenance worker has been dispatched and will arrive in 45-60 minutes. Cande showed up in 20 minutes, he was very customer service orientated even at that hour. He was quick to find that a part had burned out but he had to wait until the next day to get a new one. He offered to install a portable A/C unit until the replacement part was acquired. I told him not to worry about it since it was cool outside that night. He showed up the next day and fixed my A/C within 5 minutes. Knowledgeable, promptness, visibly willing to help and polite staff earns this community 6 stars (if I could). Living in the Camden at Gaines Ranch community is like living with one big happy family! :)BIG THANK YOU to Cande, Jerry and Juan from the maintenance staff at Camden at Gaines Ranch! The work they did to my patio in order to house my wild lion (Bob the overgrown tabby cat) while Betty (my cute little calico cat) is not feeling well and needs her space for a while. While I was explaining to Christa Hammer in the office of my dilemma while filling out some paper work, these guys stepped up and volunteered to help me out and the end result is OUTSTANDING! I am very happy I live here at Camden at Gaines Ranch!

Thank goodness for Camden Gaines Ranch! My husband and I absolutely love living here. From my amazing move in experience with Christa and Austi, quick and speedy completion of service requests by Jerry, Joe & Cande, and fantastic the management team of Angelica and Jenna, it has been a total package of awesomeness. The community is beautiful, the amenities are always clean and put together and the community is so quiet. It is the perfect place to live! Even though I work for Camden, it says something that would choose to live with them as well. To put it simply... COME LIVE AT CAMDEN GAINES RANCH!

We have been here 6 months. The staff responds to our questions and requests in a reasonable time frame. The apartment is comfortable and has only small occasional annoyances or problems. Better than most others that we have had!

This place is perfect and in an ideal location. Weve lived here for almost 3 years, and we have had practically no problems. Gracie is the one who signed us for our original lease, and she is still there! Shes literally the best. The staff is always friendly and helpful, but Gracie goes above and beyond to help us with any problem we have. She always makes sure to put forth extra effort, and is one of the kindest and funniest people I have met. If you stop in, be sure to ask for Gracie Peña to guarantee A+ service!

Staff and location was good. Pool and additional perks were nice. They do raise rent, but it is through their nationwide system and not from the the manager just wanting to charge more. Two years were great here.

Camden Gaines Ranch has been my Home for the last 4 1/2 years, and as I have notice they have a lot of long term residence. Due to the fact, it is such a Fabulous place to call Home. Located in the green belt with easy access to down town with hike and bike trails down to the twin Falls.. Huge swimming pool. Simply the best apartments in Austin. The staff is helpful and very friendly! The pool is excellent and being on the greenbelt is a dream come true. The apartments are well maintained and I have never had anything but wonderful, timely service when needed. My favorite part about living at Camden Gaines Ranch is the location!! Please do not move here though... I want it all to myself:) No idea why there are any bad reviews on here; I am pressed to think they are from other competing apartment complexes!?

In my search for a new home, my typical habits of timeliness and organization have decidedly sort of fallen apart. However, the team at Camden Gaines was super accommodating; even accepting my earlier than scheduled visit for a tour. Emily Stitz had only moments before returned from a meeting all the way accross Austin but made time out of her day to show me the whole property including a unit layout in which I was most interested. When I walked in I was greated by more than one member of the team, and throughout the visit they interracted with lots of positivity; running errands and delivering paperwork to one another without being asked. It really shows how positive the environment must be there and that is the sort of message you want to send to residents or potential future residents.

This was a great apartment, any problems were addressed very quickly (we were in the same building as the model, so they were motivated to fix anything we needed I suppose). The only problem was that after 13 months on the lease they hiked the rent an insane amount. 25-50% depending on the renewal lease. So our apartment would cost us $300+ more / month for no additional services. We were pretty much forced to move out. If you have a big budget this place is nice, but not THAT nice for what they wanted to charge.

*Edited* There was an issue a about 18 months ago with the mailroom. But the Camden team took care of it. Also, they were on point during the winter heck week of February 2021. Thank you

Staff is always friendly and helpful. Correspondence is acknowledged timely. Maintenance issues (few) addressed immediately. Excellent location and the complex sets back from busy traffic so very little traffic noise if any. Adjacent to the Barton Creek Greenbelt Reserve so very convenient for nature walks. Lots of dogs but you really never hear them at all (Units built to condo specs I understand). Additionally, the grounds are regularly canvassed for careless pet owners who dont pick up after their dogs, so really not a problem in that regard (Pet litter stations throughout the grounds with plastic bags). Generally young professional atmosphere overall but some of us Boomers have snuck in :-). No rowdiness experience at all and I have been living there about 14 months. Signed up for another 15 months as well.

We moved in recently and are enjoying our 2 bedroom apartment! Since I walked into the front office last month to shop around for an apartment in south Austin, Nic has always been helpful and easy to communicate with via phone, email, or in person. The other staff has been equally helpful, but we have mainly worked with Nic. Easy access to the greenbelt and the swimming pool are nice, too, especially with summer approaching!

I would not live here again. High rent for cheap finishes in the apartment, poor management, lazy maintenance and the worst most confusing online bill pay system in the world. The apartment is not energy efficient at all. Heat and cool goes in and out through the windows and doors so watch your utility bills. Apartments flood when it rains. We have had our master bedroom flooded twice and they wont provide a permanent fix for the problem. We have had ants in our master bath shower for a month and the issue has not been resolved. We cant wait to get out of here!

NEGATIVES:-poor insulation-holes under balcony door-washing machine improperly installed- constant problem with roaches, ants and scorpions (even though they sprayed our apartment every Monday)- very low water pressure- old wiring in apartment complex resulted in bad internet connection according to AT&T- required to pay valet and city trash pick up ($45 per month)-required to pay for cable TV even if you do not use it ($53)-old air condition system- works on air from cold or heated water-gym was in disrepair for months-the swimming pool in disrepairPOSITIVES:-living near nature-quiet-high ceilings-maintenance people are really nice, hard working and try to make you happy-fresh free coffee at the lobby

Solid apartments built to condo specs with the Greenbelt for a backyard. The main office spoils us, we love Gracie and the Tracys (Tracies?). Very pet friendly and safe!

I recently moved into this apartment complex and have been nothing but happy with my overall experience. the staff is friendly and the scenery is beautiful.

The price may be reasonable if ANY of the amenities would all work. If its mot thing its another.First the gym was closed for 4 months!!! with only one excuse after the other. When finally did reopened stocked with basic low junky machines and hardly any weights.Then the gates are open for weeks at a time, again continued excuses.Now they closed the pool a FEW WEEKS ! for repairs JUST as the summer season started.All of that and Ive only been here a few months......On top of it all, they hide monthly costs, such as 45$ a month for water, if you are one person a a family !The charge 53$ for cable and HBO, even if you dont have a TV ! and you need to add 10$ for a cable box.Manager is a phantom, shes NEVER here, all you have is low level receptionist that look at you with dumb deer eyes and have no answers.This place is a JOKE !DONT WAIST YOUR MONEY, GO ANYWHERE ELSE !

Update: Let me just clarify that the below issue is not the only issue Ive had at Camden Gaines Ranch.- Ive had issues with the office staff and their lack of communication since move-in. They will always say they contacted you but never did. Ask for proof.- I also have issues with the maintenance staff. One slept in my bed, another was smoking a cigarette leaned against my car just chillin.- The apartments are infested with scorpions and spiders.- People dont pick up after their dogs.- Valet Trash comes sometimes if they feel like it but that doesnt stop the lady who lives below you from putting out her babys *disgusting* diapers at 11:00AM on a Friday when Valet Trash doesnt come until 10:00PM Sunday.- Youre gonna pay $95.00 in Technology Package for TV and Internet through your rent but then also pay $80.00 to Time Warner directly if you actually want good channels or decent Internet speeds.With all things considered, the location is pretty sweet... but its not worth the headache of dealing with Camden staff.------------Last night, 2 girls outside of my building decided that they were going to be loud. I gave them about 10 mins to quiet down before asking them to quiet down. But of course, they decided to be LOUDER. I again, asked them to quiet down. At this time, one of the girls decided to start an altercation. She tried to run INTO my apartment and attack me. Cops were called. The on-site courtesy officer was also there and said he’d be immediately filing his report to the complex. I told him I wanted contact from management IMMEDIATELY.I walked to the office the next day and the two girls who were there basically told me they have ZERO clue about it and that the actual Manager is off today. They also said it’s going to “take time” to remove the girl, who is actually not even a resident but a GUEST. They also said “we wish people weren’t this terrible” and “if you feel unsafe you can call the courtesy officer to help you walk your dog or leave and come back to your apartment”.My issue? I have a ton of issues with this actually.1) The girl who tried me was intoxicated and under 21. She’s also a guest to the residents who live here who are ALSO under 21 with the exception of one 21 year old. Let me also stop for a second, SHE’S A GUEST. SHE HAS NO REASON TO ACTUALLY BE HERE. SHE IS A THREAT TO ACTUAL RESIDENTS WHO ACTUALLY FUND YOUR PAYCHECKS, CAMDEN. THINK ABOUT THAT.2) In also saying she’s a guest, the residents who allowed the little girl to come here and also did nothing to TRY to stop her from trying to physically fight with their NEIGHBOR should be treated as if they were the ones doing it themselves. Residents are responsible for their guests. Point blank, period. Let’s not forget that.3)This isn’t a college apartment complex. If you wanna be loud and obnoxious and enjoy your baby years then you need to either move to UT or Texas State but a complex where a one bedroom is running $1500 isn’t the place. This is a nice part of town, you need to be on East Riverside and you’re about 15 miles too far West right now.4) I shouldn’t have to contact the courtesy officer in MY own complex to protect MY own safety because the complex won’t do what’s logical here. The courtesy officer also has his OWN job and is not on site 24/7. Camden’s response to this was “well if he’s not on site he’ll call APD.” My response was, “so, you’re telling me APD is going to come here and help me walk my dog?” OF COURSE NOT.5) Since “nothing can be done” and “it’s going to take time” because I didn’t ACTUALLY allow myself to get into a physical altercation with this hillbilly who probably sleeps with her cousins, next time I guess I should just let it happen?6) I have worked FAR too to get where I am today to let some little girl cause me to get out of character and lose everything.In my 10 years of renting apartments (including 4 years of college apartments) I’ve NEVER had something like this happen. If you enjoy your safety and freedom, Camden Gaines Ranch is not the place for you.

Weve lived here for several months now and the mgmt keeps threatening with fines and never makes any attempt to accommodate our needs (ex: inspections are done on their schedule, etc). The fitness club door has been broken for months and has denied access. And they FORCE us to pay for extras that we do not need and/or are not even receiving. Cable, including HBO is forced through TWC and I cannot receive HBO for some reason. Also, they have a trash pickup service that often misses our house and we are again FORCED TO PAY for it!!! They even recently sent an email threatening us that theyd fine us if our trash was not put in their small container--strange because we can put extra trash beside it, so why does it have to go in the container it will not fit in.BOTTOM LINE: if you like being treated like a number and paying for services that you dont need and/or are NOT EVEN RECEIVING, this is your place!

I love living here!! I am an apartment locator and have seen most of the properties around town. Camden Gaines Ranch has got to be one of the best (especially for the $$$$). My unit is gorgeous and has a very unique open floorplan. All of the units have HUGE patios too! Maintenance is friendly and takes care of service requests very quickly!!The only downfall to the property would be that we have zero walkability unless you want to walk on the Mopac feeder road...but having the greenbelt access makes up for that!

The only Internet service allowed on premise is TWC. And the package is picked for you by the management. And how shameless do they have to even advertise Every beautiful apartment home includes high-speed internet and Wi-Fi, cable TV...... Do you want to be treated like a retard?

I must say, Ive been here just over a year and I love this place. One of the best features about this place has been the staff, particularly Gracie, whom is unfortunately leaving soon. The apartments have nice finishes, beautiful landscape, good sound barriers, great locations, large 8ft deep pool, and generally is very quiet and full of friendly pet owners. I used to be an apartment locator, leased apartments myself, and have lived all over Austin. Its really hard to get what you get here, let alone with proximity and price. The location is fantastic, close to any store you need in Sunset Valley, yet 10mins drive into downtown right down MoPac. The one complaints I have about this place are just natural cons that come with the pros, such as:- my apartment has difficulty staying cool in the summer days (below 71), but this is because I have a corner unit with no shade protection on the top floor perfectly aligned with the suns path and all windows. They gave me a new AC, so they definitely do everything they can to keep you happy.- the wasps and horse flies can make enjoying outside on your patio challenging. Simply, its not the apts fault what Texas and living in the Greenbelt brings. Get some raid, buy eco friendly bug spray, and know the times its bad.- people let their dogs bark excessively at the dog park: then again, dont get a unit near there if you need guaranteed sleep times and know theres a period of amazing silence mid-day week time.What Im implying is that theres nothing negative about this complex thats to blame on the mgmt. Be wise about the unit you chose based off your lifestyle and goals. Parking is fine, its safe and isolated, its quite, great proximity, and fairly priced for Austin. The average person that lives here is mid-20s-mid-40s. No partying. Mostly professionals with pets or couples. If you have a dog, this a great place to make dog friends.

An ucontrollable amount of life happens in and around these apartments.

Overall I enjoyed living at Gaines Ranch despite the best efforts of the incompetent, inept staff to put a damper on my three years there. The community is quiet, has a nice pool and has a private trail that leads to Twin Falls that is great for hiking or biking. And even though the rent was raised 27% at renewal, I relented because moving sucks.The main drawback of this complex is hands down the staff. Out of the five front office members there cant be more than one high school diploma among the bunch. They are rigid, rude and inflexible regardless of what the issue in question may be. In addition to lacking basic knowledge that would seem to be required to be a leasing agent, if any situation arises where they are called out, you are immediately referred to corporate and thus forced to deal with never-ending red tape. The simplest of issues cannot and will not be resolved amicably; rest assured they will do their absolute best to stick it to you.I would recommend this complex as a whole, just make sure you do your best to steer clear of the buffoons with GEDs in the office.

The location is great and the apartments or pretty nice but their customer service is horrible.

The community waters between noon at 5pm. The office doesnt seem to care or understand that this is water waste.

Love living here
