Flats has the illusion of being a safe place to live. It is not. They have employees that can target your home and nothing will be done about it. They lack the ability to react quickly to solve obvious problems, This place is not safe to live. If you care about your safety, peace of mind and well being, keep looking. This is not a luxury building with a staff that cares about your safety. Lincoln properties need to send tenant surveys so that we can provide honest feedback without retaliation. Honestly, I’m paying very expensive rent to live in fear.
I have lived at Ponce City Market for nearly 4 years. When coming to Ponce there was a different management team and I had little to no issues with their management. However, sense the new management came in there have been a number of issues with that new team. First, the office team is exceptionally rude and does not fight for your best in any way - there is a demeanor that this is what it is and you have to deal with it even when its not something that they can point to in any fine print. Second, the building has not been maintained well and there are pretty consistent issues with cleanliness on the carpet and the mechanics of the building. Third, the property is making updates that further diminish an already flats-friendly environment with little to no communication or consideration to a high price paying client (examples - parking relocation, building extensions, compromise on entries to avoid the chaos of the public spaces). Fourth, there are too many different management companies (for various tasks) that dont communicate and therefore make it very difficult to understand the rules or the guidelines - for example, parking is a nightmare and has continued to get worse as I have lived here. Fifth, there are rental properties in the apartment (despite not allowing renters to sublease) that on several occasions throw very loud parties. Sixth, getting ahold of their team to understand an issue or to present a concern is futile as they quickly make it known that you are not a priority and that there are more people that can take your lease at any time. Seventh, the elevators on the west side have broken nearly every month in the last 3 years - sense the new management company has taken over. I would not recommend this to anyone for these reasons.
I’ve lived at the Flats at PCM for six months now & have been quite happy!! my flat is a perfect size with great amenities plus i have an incredible view. the energy of the food hall is always exciting with many great restaurants. my personal favorite is Bellina Alimentari. my leasing agent, Alex, is always helpful whenever i have a question or need something. the other leasing office team members are pleasant as well. i look forward to going home every day!!

My wife and I were interested in looking at apartments here but after calling we were told that our dogs weren’t welcome due to their breeds.After reading some of the other recent reviews, I’m glad we didn’t even have to visit this place. Sounds sketchy.
I had a wonderful experience with Jessica! She helped make my moving experience, during the middle of a pandemic, so delightful. I was very worried about moving during such a crazy time, but she put my mind at ease by providing me with everything I needed for a flawless move; from the application process to the move in itself! I am so grateful for her! The flats has been great so far! Very safe and great location!
My experience has been perfect!! I’ve lived here for a year now and everything from the apartment to the management is amazing. Extremely modern design and quality appliances! Also hands down the best management of any apartment I’ve stayed at in the Atlanta area. Dustin handles all situations extremely professional and quick. Overall just a perfect renting experience!!
I would not move in here. This office is very resentful of doing any work. They will not schedule your move in. When I moved in I was told they would schedule my move in, but didn’t so security wouldn’t let me move in, threaten to tow the move in truck. They created a lot of avoidable stress for me, but trust me any way they can do nothing, they will. They despise work. The office is always closed, doors locked, And they Don’t take calls. Conceige, is non existent. They should train in a building with Conceige so they know what that means. My packages disappear and reappear with the sides peeled back, Items missing. This will also annoy the office as, they can’t be bothered with anything concerning where you live. There are many luxury buildings in midtown, where the staff care about the wellbeing and safety of resident. This is not that place, RUN.
Beautiful place to live with tons to do. Expensive, but we expected that living in such a well sought after area. One of the best perks is that you get discounts at most of the stores/restaurants in the market. We sometimes even got some freebies delivered to our door from various shops below. Plus you’re literally on the beltline. Cant complain about that.However... we were extremely disappointed when we discovered our windows in our apartment didn’t open. When we toured, we saw an apartment that had opening windows so we assumed ours would open too. This became a major pain because we had no air flow. No ceiling fans either. The maintenance team is awesome and quick to help out. Alex in the leasing office is amazing, but I didn’t have a good experience with really anyone else there. Trying to move out was a MAJOR hassle (reserving the elevator and a spot for the moving truck). After at least 4 phone calls to the leasing office trying to schedule it, I just kept asking for Alex because he’s the only one who had ever been able to help us with anything. No one else I talked to knew what they were doing. Also, don’t plan on buying a new car while living here. While we were already paying the monthly rate for parking(which is STEEP), they made us also pay to park in the parking lot because we hadn’t gotten our official license plate in the mail yet. They will try to get every possible penny they can out of you.
I came to visit a friend for lunch a few weeks ago and I absolutely loved this place! I called and spoke with Jessica and she was BEYOND helpful. She was very thorough in her explanation and seems very knowledge about the property! I can’t wait to move forward and lease here!

This is such a cool building! I came to visit a friend in one of the guest suites this weekend and I never thought I would love it so much! I talked to the guy in the leasing office today and he was super helpful but was so easygoing. I understand why they are so leased up but I’ll be on the lookout for one of the floor plans I want coming up!
I’ve lived here (east wing) for 2 years and have genuinely enjoyed it! The staff is great, everything you need is at your doorstep and it’s unexpectedly quiet. Other than routine maintenance (yard maintenance) and very little construction. I don’t hear much from neighbors or patrons visiting the market. It’s the place to live in the city!
I have loved everything about living at The Flats at Ponce City Market! Soundproof walls, private garage for residents, beltline access, shopping and great food assortment just below your apartment. The area is awesome with so much to do, and residents receive great perks, like discounts and free gift bags from shops, like Glossier for example! Any issues are needs have been promptly taken care of, I would highly recommend living here!
Went there to view some of the flats available, I was assisted by Jessica. She was very helpful with my needs & had an answer for all my questions. Really enjoyed the tour!
This property is amazing! The only place I would want to live in Atlanta to be honest. The units are so nice and have such nice views of the city. The fact that the complex sits on top of the market is a huge plus! I just walk downstairs and anything and everything I could ever need are there! There is even a grocery within walking distance now! The staff has always been so kind and helpful with anything I needed. Did I mention it is right on the Beltline?! So much to do in walking distance. Last but not least the roof top is a cute a cute fun place for me to take my son and let him have some fun playing games in a safe environment. Highly recommend!
The staff here is wonderful. They are always kind and responsive. They were able to help my husband and I move into a larger apartment while we were both working from home during the pandemic. It was a safe, quick, and easy process.
Great place to live! Staff is friendly, neighbours are fun and the location is gold. If you are planning on moving here, I recommend looking at the East side. West side elevators are constantly broken and the smell of weed on floors 3-6 is irritating. Not great if you have a family or are sensitive to the smell. I’ve lived here for 2 years and at least one of these two problems is present weekly.
I absolutely love going to PCM, And the Staff there is amazing. Any small issue I’ve had was attended to. And a big thanks to Jessica L., I believe is a PCM employee. Went above and beyond. Keep up the awesomeness guys!!!!!!!🥰
The Ponce City Market Flats have some cool units at a great location. Alex showed me around some of them. He was polite and professional. Id definitely recommend checking these out.
The community is nice and seems secured, however Alex was rude, seemed agitated and very nonchalant when speaking and answering concerns regarding the property. He acted as if he didn’t wanna help us when we came for a tour of the property. That made a bad impression for us, considering he’s in leasing and we would have to encounter him if we had concerns as a resident. Flats is in a great location though. Maybe leasing could be more pleasant and welcoming.
No one advocates for residents. We are treated terrible by security. I have to walk outside the gate to get my deliveries. Management and security don’t work together. National crisis. Need to bring your groceries in, you will treated hostile by security to bring your bags in. Your not allowed to enter in your own building by the front door. Good luck.
I think the apartments are super safe but the problem is the leasing office. I had a delivery order and the leasing office told me to go all the way to the individual’s apartment. I walked to the other side to find out that I needed a code which I was not informed of. Luckily for me a resident let me in and helped me go where I needed to go. Honestly I shouldn’t be going directly to deliver myself... I’m not Amazon and leasing is supposed to take care of delivery orders like any other leasing office. Also, the other delivery person in my company has delivered to this very office before and they took care of everything. I don’t know what’s up with the lady that wouldn’t do her job. I only ask for something so simple to be done right.
My wife and I lived at Ponce City Market from summer 2015 to summer 2020 and it was the most incredible living experience. The apartments themselves are stunning, with extremely tall ceilings and factory style windows with amazing views of the city, ponce city market itself, and old fourth ward park. The appliances are all top notch, the maintenance crew is always at the ready to help/fix any issues that come up, and the management team is also easy to work with and get a hold of. During our time here there were 3 different management groups, the last and current one (Lincoln apartments), is without doubt the best in our opinion.The location along the beltline makes all of the surrounding areas so easily accessible and is certainly part of what makes Ponce City Market such an amazing place to live. We frequently walked to Inman Park, the Virginia highlands, Midtown, and Grant Park. The walkability/close proximity to some of our favorite places like Krog Street Market, Lady Bird, Chrome Yellow, and Muchacho is unbeatable. Of course nearby grocery stores like Whole Foods and Kroger are within walking distance, and even Publix is a short drive away.The one and only downside I would say is having a young kid here. Our last year here we had a baby, as she was able to start to crawl and walk it was scary and difficult because of the concrete floors and relative small living space. This is not a complaint at all, as people who have kids are likely in a different phase of life and living in a house is probably the easiest thing to do; so this is nothing against PCM. I mention this only so people who have young kids get a full picture as a precaution.We left Ponce City Market because of a job change in a new state. Had that not happened, we certainly would have stayed put here. These years were without a doubt some of the most incredible years of our life, and PCM was a big reason why. It goes without saying that we highly recommend it.
Love the community and the staff is top notch. You won’t find this quality of living anywhere else! Highly recommend!!

If you want a place with great energy and design this is it. We have lived at PCM almost 3 years now. Our first year here the Flats were managed by Greystar and despite this being a great place to live the management was terrible. Since then Lincoln management has taken over and the experience with management has drastically improved. Communication is great with the residents and there has been a steady flow of improvements and upgrades over the past 18 months. Our Flat is great with exposed brick, polished concrete floors and a gas stove. At this price point we have mostly respectful neighbors and management is responsive if any problems do arise. Security and parking are outstanding in my opinion. In the West Flats we have climate controlled parking with controlled access and regular security patrols. Despite PCM being a very busy place I never worry about the general public having access to the Flats or the parking garage. Other pros include the new Kroger next door with easy access via the Beltine, a fast and reliable Marta shuttle that picks up right outside my door (a huge plus in poor weather), pet friendly and access to great dining here and via the Beltline. The biggest con here is how busy it can be on weekends, but I think that is offset by how quiet it can be throughout the week. Overall this is a great place to live.
Overall this place has a lot of compelling positives and I don’t regret moving here. The staff is friendly and the concierge team is always helpful and willing to go out of their way.There are definitely some annoyances to be aware of. Receiving packages is not fun and full of issues. Deliveries are even worse, like food delivery or Instacart, etc.There’s often nowhere to park and delivery can’t pull up to side walk to deliver so you usually are just out of luck there.Guest parking can also be a hassle. They give 4 24 hour periods a month otherwise guests just have to pay their full rate parking.
I lived at PCM prior to any shops or restaurants being open. I was there for about 2-1/2 years and left for 2yrs. I have now moved back into PCM in their studio apartment. There’s a few things everyone should know about living here.1) It’s a giant mixed use complex. Anybody that doesn’t consider this prior to moving in simply isn’t doing their research. Sometimes it’s loud, sometimes there’s delicious smells, sometimes it’s like living at a circus. It’s a part of living here and it’s certainly not for everybody.2) parking really isn’t THAT bad. It’s incredibly secure and safe. For any flats guests there’s plenty of local parking that is free and you’re provided 4 24hr parking passes each month. I have friendly and family visiting routinely and I’ve never had a problem. At the end of the day it’s midtown! There is barely parking anywhere let alone free parking.3) I have never had any problems with management, facilities, maintenance, or literally anything about this complex. They’re super friendly, professional, and timely.4) location, location, LOCATION.5) amenities (and lack of). No there is not a pool or grills or booujie sky lounge like many midtown apartments. What you do get is a piece of Atlanta history rich with character and did I mention location? The apartments do come with all the bells and whistles and (my favorite part) gas stoves. Appliances are all top notch, I’ve never had issues.Ultimately you have to grasp what this place is before considering moving here. The bad things? Pretty sure I’ve gained 5pds and the occasional smell of bacon wafting into my apartment isn’t GREAT but there are certainly worse smells. Every now and then you’ll hear a crowd who’s had 5 too many cocktails, some PharmaBro reving his Ferrari, or the parking lot can indeed get congested. At the end of the day - it’s Atlanta. Unless you move to Gainesville everything I’ve mentioned is everywhere.

The guy in the leasing office has Abad attitude he had me waiting over an hour for him to open up. I would not recommend his service to anyone; hes totally unacceptable
Unique property with lots of character, spacious units, and excellent location (direct beltline access). HOWEVER, be prepared for many hassles of living at a shopping complex (property owners very clearly prioritize the retail and office tenants over residents). Specifically, parking is a nightmare - routinely takes 15 minutes to navigate through the parking lot just to get to resident deck. Similarly, you only get a couple of guest parking codes per month so dont expect to have friends/family visit very often without paying. Finally, arranging to move out is a challenge as you are forbidden from using any sort of shipping container (eg PODS) and must arrange specific times to have a moving truck onsite. Despite having pre-set slots, the leasing office fails to always adhere to these rules, in turn causing greater inconvenience when the property’s security office won’t accommodate an overlapping request (despite being in a pre-set slot). Overall, the hassle isnt worth the experience - particularly for the price.
I have lived here for 6 months and have nothing but positive things to say. The staff has been amazing and the amenities are on a platform of their own. Happy to call this place home.
Hipsters hangout heaven. Thats not a negative. Its a rehabilitated swanky little open food court with the usual shops. The food is the best part and only reason to not go to your local mall. If your in Atlanta or visiting go on a dinner hop trying all the creative dining.
I love The Flats at PCM! The uniqueness of the building, the historical elements, the abundance of retail, the direct access to beltline, and the location overall, all create the perfect environment for any intown renter. Ever since management changed, the experience also improved. Dustin is a fantastic manager and is truly dedicated to the property. Don’t sleep on this special property. I recommend to anyone!
I lived in the Flats for 1 1/2 yrs. After many years in the suburbs of ATL, I wanted to move in-town but I didnt know where. I wasnt as familiar with the downtown area as I was with the surrounding suburbs. My decision to move to the Flats was based on location, convenience, amenities, shopping, the Beltline and proximity to parks. This was probably the most enjoyable living experience Ive ever had. There were many perks and community activities that I had a hard time keeping up with them. I enjoyed several concerts at the City Winery and all I had to do was take the elevator downstairs. My grandchildren loved the spray ground across the street and I was able to see the July 4th fireworks from my window. I rode my bike, walked, went to the Atlanta jazz Festival, shopped and all without getting behind the wheel of my car.Excellent security is important to me and I felt very safe at the Flats. The maintenance staff is hardworking and despite the number of residents the property is kept clean and well-maintained. Response to maintenance requests was speedy and thorough. Parking/traffic is a challenge. There are many parking spaces available but often guests/relatives have to pay. I think guest parking should be readdressed for residents. The office staff is very professional and accessible with an effort to meet the needs of residents and create a sense of community. I am a single retired senior and the Flats is mostly comprised of young professionals so I wasnt able to make many friends. Otherwise, the Flats is a unique and enjoyable place to call home.

Resident for 3 years at this complex. Incredible location and great apartment quality, but is a bit lackluster when it comes to amenities. Overall, this is a solid choice, but there are several new apartment complexes that may offer a much better overall experience at similar or better prices nearby.More specifics below.______________________________________________________________________(+++) Location -Ponce City Market, at the center of Old Fourth Ward and located on the Atlanta Belt Line, is a fantastic location. There are dozens of great restaurants nearby. Whole Foods, Kroger, and other grocery options are a short walk away, and there are car rental options and a MARTA (Atlantas underground/overground train system) close by if you dont own a vehicle. Midtown and Inman Park are a short (30-45min) walk away via the Belt Line. Its hard to beat the convenience of this location.The area is very safe and has 24/7 security in the lot. Ive been locked out before, and they are always very accommodating. There are a few quirks to the building, for example it can be hard to explain where to deliver packages and a few entrances close after 11PM, but its overall a delight.(++) Apartments -Apartments are built well and are energy efficient. I have rarely had issues with appliances, and the fixtures and surfaces throughout the apartment feel premium. When something has broken in the apartment (i.e. dishwasher disposal not working), maintenance is usually out next day to resolve. The walls are also well-insulated and I rarely hear neighbors, unless theyre in the hall.(-/+) Amenities -This apartment complex is scant on traditional amenities, but there are a few worth mentioning, including a unique concierge service and some upgraded gym equipment like Peloton bikes. Overall, amenity value has diminished over the past few years; residents used to have access to 24/7 live concierges, guest privileges for the rooftop, and guest parking, all of which have either been limited significantly or eliminated.(++) Hello Alfred:At the time of writing, a concierge service called Hello Alfred is available for free, providing a free hotel style tidy up of the home, taking out trash, and offering things like grocery pickup, clothes donation, or other arranged services for a reasonable charge.(---) Guest Parking:Guest parking is one of the big challenges here; you have four monthly 24 hour codes to use, and they dont roll over month over month. If you plan to have a lot of friends visit from out of town, its something to consider. Pay for parking is also available on the lot.(-) Package Lockers:While the LuxerOne locker system is a plus, Ponce City Market is a large property and packages are often delayed or lost. If you order 15 packages a month, expect at least 1-3 to be delayed an additional few days or have to reorder.(+) Gym:Flats has two gyms: one in the east wing, and one in the west. The east wing is bigger and has a variety of strength and cardio equipment. The west wing is pretty tiny and has a handful of treadmills, bikes, and an elliptical. The new management company has recently upgraded to include some new equipment between the gyms, like a stair stepper and a few Peloton machines, so its overall pretty decent. There are also several other gyms or studios in the immediate area you can pay to visit, in case you need something extra - i.e. Crossfit, Hot Yoga, spin, etc.(+/-) Staff:Staff are very friendly and generally helpful, but responsiveness times can be slow (3 or more business days). Theres good communication from the leasing office about events or issues that will affect the area (for example, change in parking location, heavy traffic, apartment entries, etc.). However, Ive had a few experiences where they werent able to resolve a concern. For example - the west bldgs call box hasnt been working correctly for over 2 months after consistent follow-up. Its not something that is going to affect your day-to-day, but it can be really frustrating when somethings not resolved.
The staff here is amazing and have really gone above and beyond to make my long distance move as easy as possible.
I loved living at PCM! You cant beat the location with access to the beltline, the food hall and shops right downstairs. There are resident events about once a month at different stores with drinks and appetizers. Also resident discounts at select retailers. I loved my view of downtown and the whole feel of the flats. Visitor parking is annoying especially if you have a frequent visitor like a significant other (only 4 designated guest spaces per wing). Maintenance requests are promptly solved. Most of the front desk concierge at East are really friendly when you get to know them. If you rent a studio or one bedroom you only get one parking space in the garage even if a married couple lives there. Live here if you enjoy city living and a short commute to downtown/midtown/GaTech/Emory

The actual apartments are great. Very quiet. I never heard my neighbors to either the left or right of me. And I only heard my neighbors above me once. My particular unit was facing the retail shops. And on the weekends, you can hear the crowds below. But it isnt terrible.Right across the street from Old Fourth Ward park which is awesome if you have a dog. Barking Hound Village right at the top of the hill. And easy access to the beltline (you will have to find an alternate way into PCM if you are on the beltline after 11PM).The management staff was usually very quick to answer questions as well as take care of any issues (billing, service requests, or complaints). I say usually because the entire time I lived there, there was a resident who had a dog that peed in the parking garage. And the dog peed right in front of the resident door. And during the hot Atlanta summers, it really stunk. Im not sure why they (management) didnt take care of that problem.But thats not why Im taking off a star...The 1 star off is because of parking. There is so little parking for visitors. I get it. Jamestown wants to maximize how much money they make off of parking. But it sucked that it was cheaper for my friends to take a cab/uber/lyft over than to pay for parking at the Flats.A word of caution for those thinking of moving here - during the week is awesome. On the weekends, you will have to contend with tons of traffic. And the traffic that turns into PCM from North Ave always stop even though there is no stop sign. Or theyll stop hoping to get available parking in the 1 hour free lot. So it gets backed up off North Ave very frequently on Saturday and Sunday.All in all, if youre moving from a city like Boston, Seattle, Chicago, etc. you can live here and walk to everything. When the Kroger reopens, it will be even better.
So far...so good! Ive been a bit surprised to read so many poor reviews - I knew what I was getting myself into when I moved from my home in Milton/Alpharetta to Ponce and I havent been shocked/disappointed.The Deal:Its the city, PCM is the NEW hip place in the ATL. Its a gentrified area - there are going to be homeless and poor people - they were here first...its the crest of a new area that will take a bit more acceptance for different types of people and lots of them as this is ALSO a retail/commercial location. Its called live, work, play - whether you do or not; crowds and diversity (both things) are going to be a regular occurrence in and around PCM.Parking:Yeah, my heated windshield delays or disables the parking sticker - its a bit of a pain to call security every other time I have to leave the Westside parking area and cross the beltline, but theyve responded every time I call and lift the gate and curtain...walkers are supposed to STOP for vehicles crossing - I havent had any issues with walkers in front of my SUV.It is disappointing though that my guests have to pay for parking. Its just part of coming to visit me - I reciprocate by buying them a happy beverage from the Food Hall. BTW - most shops provide a 10% discount to PCM Flat residents.Rent:Yes- my rent is the cost of a mortgage with lots more space and land attached, but once again I did my homework and knew what I was getting!! Do I jump up and down with glee when I have to pay my rent, no, but I enjoy the constant flow of people and I have had zero issues with responsiveness from the resident office. Nigel in Building Services assisted me the very first day I moved it to make certain that my unit was ready.Future:The Roof, PCMs newest amusement area - putt-putt, rides, games, and food options is now open. I only see good things for this goliath and am happy to be here with the Beltline in its beginning stages. Im in the heart of ATL and with parks, tons of people all around and the occasional protest march. Im perfectly A.OK. Its called a heartbeat - LIFE!
Excellent food hall and shops but living here is a construction nightmare. Do NOT sign a lease at PCM as you will experience drilling, chainsawing, hammering and other heavy construction beginning at 6:45 am EVERYDAY. We were told about construction noise from the new parking garage as well as food hall and thats fine. Now they have decided to convert the top floors of our wing into additional office space!Drilling, cutting through concrete slab, building of staircases, knocking down of existing walls. You can hear every mind numbing sound through the rebar that runs throughout the building. This will last well into 2016 so dont even think about signing a lease here until 2017. Jamestown Properties and Greystar Management deceived all of its residential tenants.
I couldnt love my time living here more (1.5 years). I am honestly shocked at some of the negative reviews I am reading from other residents-- couldnt be farther from my own experience.
