Terrible experience. The lakeside division of the complex is treated like a stepchild! No pool ALL summer, the gate NEVER works, the trash compactor just broke down and the gym amenities *cough* the peloton is NEVER connected to the clubhouse internet - is there even internet!? I am severely disappointed by the lack of resolution from the leasing office staff. I’ve called countless times only to never receive a follow-up. There never seems to be a cohesive explanation for anything - and I should say everything - that goes wrong here. Did I mention they have pests? I won’t even go into detail how I was quoted incorrectly when I first signed on about a year ago - Sharon (?) must have been new at the time. I won’t be renewing. Don’t even bother with the follow up. 0/10

Ms Sharon in the leasing office is BOMB! She made me feel so welcome and at ease, this is by first apartment in a new town and I felt I was in good hands with her! She gave me the feeling of an auntie looking out for her niece!! THANK YOU MS SHARON, I LOVE MY NEW APARTMENT!!! *Updated: 5 stars to 2* Ive lived here 3 years now and it has certainly gone downhill. The right hand never knows what the left hand is doing with the more recent office staff. COVID has become the go to excuse for even the smallest of issues, the amenities arent kept up properly (gates have been broken for over 1 year), and the prices are skyrocketing. To make matters worse, every business transaction leaves you feeling shafted, even when upgrading to a new apartment within the complex. The only good thing about this place is the proximity to downtown and other nearby points of interest like The Battery and Truist Park. I started recommending everyone to this place, but I wouldnt tell my worst enemy to live here now.

Terrible experience. Staff is completely unaware and disinterested in supporting the residence. It has taken me months not to get a mailbox key that is working. I have also lost 2 packages because the staff left them out in the lobby of the mail room. Apartments, pricing and location are on point - but the terrible staff has made my experience I enjoyable at times. I would gladly pay more in monthly fees to have a more competent and caring staff. Wouldn’t recommend this spot. In all fairness it could just be me but I have heard stories from every other tenant here with the same frustrations.

The Residence at Vinings has been great. Despite the change in management and maintenance, the team has been sure to accommodate my concerns and/or needs when requested. William in the leasing office has done a great job adhering to my requests/concerns to my apartment when needed. I really appreciate the team effort to get things done.

Been living her for 6 months I’m and I’ve had no complaints. Apartments are clean, quiet, and haven’t had any major issues. Everyone is the office is great and helpful whenever I ask for anything.

I applied to lease with this complex, we went to go tour the place and Javier was great when we came to see the place. We were very excited to make this place our new home for the next year. The leasing manager Teneka was great to help us resolve an issue that was going on with our leasing. There were some cons that did decide not to lease with them. Javier was such a great help, up until he did not sound too excited to help us with our questions. I’m guessing I had a lot of questions like many leasers will have and it seems like I had too many questions for him to answer and he didn’t seem to happy about it right before we were going to make our security deposit payment. I was going to ignore it because they were such a big help resolving the issue and finding us an apartment but I just did not feel right giving our money to someone who sounds like they don’t want it. Overall it’s looks like the complex is great and the location is perfect and I wish this was going to be our new home but sometimes it about right to go with your “gut feeling”.

Ive lived here for 3.5 years. Some staff members have a great personality and are able to get issues resolved accordingly. Far as maintenance could be better but overall I give them a 7. The location is great; minutes from the mall, grocery stores and the battery. Honestly, if you are looking for enforcement on community policies, you should look some where else. This is a non-smoking community but the policy is not enforced? They would send emails and maybe contact the tenant but as far as enforcing the tenant who is breaking the policy; its not happening. They have no authority to do so. Which was what I was told! So dont believe whats stated in the lease if you decide to live in this non-smoking community. No enforcement was done on my behalf, I was forced to break my lease upon my own discretion Now, they did offer to transfer me, but by that time, after 7 months of hell, I was over the staff and community. It shouldnt have taken them that long to offer that particular resolution and after months of complaining. In addition, we are not talking about cigarette smoke, we are talking about an illegal substance. To be clear, I dont care about who or what....I just didnt want the tenants habit in my apt where I lay my head. To eachs own; their business! Therefore, if I had a choice to move back, I wouldnt. I want to say thanks to William (hes a great individual to deal with), Thank you Taneka for being a listening ear and trying to resolve the issue. Lastly, thanks Rachel for doing all what you could do and being patient with me as well. I really appreciate all 3 of you!

I lived here for 2 years and it was 2 of the best years of my life!! The location is perfect for going to Atlanta Braves games and any other night life is just a short uber ride. I had access to all of the pools and media rooms and they were always in great shape.Here recently I accidentally mailed a package to my old address. After calling in and speaking Javier, I was made to feel like i still lived there and they took care of me. Thank you!!

I am a new resident and I absolutely LOVE it here! William is the best he made everything so easy. He took me to a number of apartments to view until we found my perfect home. The amenities are very nice and location couldnt be any better.My main request was security and its a gated and camera operated community. So when you come ask for William!!

The microwave handle was broken on arrival, the dryer barely works, and the heat in the front and one of the bedrooms barely work. It gets so cold in the room that my baby can’t sleep in the room. I put in my work order when we first got here on January 7. Nothing has been done. Our light bill is going on $300 because we have to run the dryer at least 8 times just to get one load of clothes to dry. I wish I would’ve weighed out my options! This place is ridiculous af. They want their rent money on time but don’t fulfill work orders in a timely manner.

Lived here for 5 years starting in 2015 & 1 star might be a little generous. I have lived in every neighborhood (Views, Peaks & Lakeside). Just because the prices are a little lower then the surrounding area, take it from me and all the other negative reviews that your money is better off spent else where.Pros: Location & priceCons: Where to start. 1) Bugs are a huge issue. I understand we live in a wooded area near a pond but it is out of control. Ive seen some of the biggest roaches of my life here and it came to be expected on a daily basis that I was going to see a roach. My wife once found one crawling into our babys crib. The pest control do next to nothing to help even though we are charged a monthly pest control fee. 2) Customer Service/staff is laughable bad (except William who was helpful with our requests). I cant even count on one hand how many packages we would lose & when called the complex to help resolve the issue they would give us the ole run around and blame it on the carrier (Amazon, UPS). The maintenance staff was okay, a couple where really nice and accommodating but in terms of submitting a request, the turnaround time was between 2 - 6 weeks with no updates. I am pretty sure I still have some outstanding requests from 6 months ago (I am now living far away from this place) that are still pending. 3) Amenities are okay if you have the updated stainless steel appliances but the washer/dryer are disgusting. I cant even tell you how nasty the W/D units are. Also the showers in the Views 2 bedroom units are basically 3 ft. X 3 ft and are not cleaned very well between tenants. Most importantly, the HVAC units are horrible. Make sure you request your air filters to be changed monthly because they never replace them. I had them replace the filter when I moved into one unit and it was black and moldy. Also, since there is basically no insolation in the walls, the unit gets extremely cold in the winter & blazing hot in the summer. The door & windows are not sealed at all so you are going to rack up high power/gas bills because the HVAC is constantly running. 4) Smoking is a huge issue here. I laugh every time I see the non-smoking community emails go out because they really dont care about this policy. Every single unit I lived in over the 5 years had atleast 1 neighbor who was constantly smoking weed either inside or on the patio. The weed would travel in the air vents and get into our unit which was beyond frustrating. We constantly called the complex to complain and most of the time nothing happened unless other neighbors also filed complaints. One guy below me was definitely a dealer because he smoked non-stop and constantly had sketch friends over who would come in and out of his place throughout the day. 5) Lease renewal process is frustrating. First, they notify you about 5 days before your lease needs to be either renewed or terminated giving you no time to make a decision before they threaten you with late fees. Since my fingers are starting to hurt I will stop at 6) Security deposit. When you make the smart decision to leave, they will ask if you want their professional cleaning service to clean the place for you. They then will proceed to take $150(ish) from your security deposit while their professional cleaners basically vacuum the floors & quickly wipe down the cabinets/sink. Save your money and do it yourself, truss. They should have paid me $150 because I cleaned the unit better then when I got it.With all that being said, please spend your money else where. The sole reason why I even stayed here for as long as I did was to save money for a house. If after reading all of this and you still want to move in to save money, god speed.P.S. To the worker at the complex who is reading this review & planning to respond by copy & pasting the non apologetic language Im sorry for your experience, please contact so and so save it.

I have been here almost a month and so far I am very pleased with the property. Sharon is a great leasing agent and was very thorough. She made the application and move in process super easy. It was really quick too, just a few days. She had everything ready for my move in day as promised. My unit is spacious and nicely renovated. The property has a lot to offer. Will update later if I need to but overall everything is good.

I’ve stayed at The Residence at Vinings for 3 years and although the property management has changed several times in being I’ve received great service.I was seeking to transfer once my lease was up and William (leasing agent) helped me tremendously. He not only found me a unit within my price range but one that had better features then the unit I initially inquired about.Right after transferring to my unit I referred my brother to the complex in which William helped him as well. Truly happy to have received his assistance while living within this property.Thank You Residence at Vinings Mountain!

Two stars at best. Management is nice but apartments could be a lot better. They show you the nicest model apartment during the tour then give you something different. The main maintenance guy is creepy and has been inappropriate with me several times. I have only been in my apartment 6 months and the carpet is coming up which they refuse to fix themselves, paint is peeling, there’s a water stain on my roof and the walls and ceilings are so paper thin I can hear EVERYTHING that my neighbors say and do. Not worth the rent. You can find a way nicer place. I will not be renewing.

The community looks nice online, the pricing seems a bit high considering the appliances and updates in the units. Im leaving a review as a prospective tenant, I had contacted the property yesterday and scheduled a tour for today at 10:00am. However, they couldnt confirm whether it would be in-person or virtual. I had emailed them and received no response. I called this morning, no one answered and there was no voicemail system - the phone rang and rang.This wasnt a good experience. I can only imagine what it must be like communicating and getting things accomplished for someone thats signed a lease, if you dont make an effort with those that are interested.

This place isn’t what I expected it to be. Maintenance request are never fulfilled, the amenities never work and the gates have been “broken” for over two months now allowing anyone to come and go as they please. On top of paying for things you never get to use, they decided to raise rent during the middle of a pandemic. Some of the staff members are very friendly, but overall it’s not worth the money.The place has tons of potential, but instead of living up to that, it has drastically went downhill in my two years of living here. I’ve had 3 personal friends that were considering moving in, but after seeing the headache I’ve dealt with they wisely chose to look elsewhere. I’ve never left a review in my life, but I’m hoping new apartment seekers will see this and steer clear of The Residences at Vinings Mountain. Don’t let the fake charm fool you like it did me!

The units are spacious for a 1 Bed 1 Bath. Stainless steal appliances, quiet area, lots of places to eat nearby, maintenance is timely, and all the people in the front office are awesome and helpful. Especially Javier who answered all my questions and went the extra mile for me!

Pros: Spacious apartments. Safe area.Cons: Spiders, waterbugs, maintenance complaints over looked. I have had a leak in my apartment since the beginning of this year and called for maintenance multiple times. They came out once but I still have the leak, which could cause mold and more bugs. I’ve also requested maintenance on my kitchen sink that is still broken. They came out twice and the sink is still broken. Ive reported maintenance so many times that I’m tired of doing so and just waiting on my lease to expire. It’s sad that this big beautiful complex is unable to handle maintenance request as I read this was a problem before I moved in. The management always says they will call me back but never do. Cant wait until 11/30. If they would let me out early I would gladly leave.

Dont even feel like giving a star. Cause leasing office dont realize or think we stay and pay rent for the unit. This is my first review hoping my last review for an apartment in my 10 years apartment life.Worst maintenance staff and who team who mange them.Opened maintenance request for water flow from all taps back in first week of December 2020 for water flow called multiple times and more than 45 days and no one cares to fix or check on maintenance request.Spend your money some where else. Some one cares the issues.Had lot of issues from start of my lease have to call multiple times after many days sorry weeks and still no fix for any basic maintenances.Just frustrated with current maintenance request that cause of cold weather conditions cant get enough hot water in time. Even this review is also useless writing so someone can save themselfs from moving to this community peice of mind and save valuable time waiting waiting or get tired with worst leasing staff.

I lived at the Lakeside community for one year in a first-floor apartment by the lake. The mosquitoes were unbearable, but being right next to the lake, that wasnt too unexpected. However, the spiders and the roaches were nothing like I had ever seen. I have webs in every corner of my apartment and the biggest roaches coming up from the shower tub, shower sinks, and kitchen sinks. Pest control didnt even make any of the insects flinch. I had to get those roach traps just to keep them from surfacing every few hours. I have never experienced roaches in any apartment, much less this many and this big. I realized that these roaches had lived in the apartment longer than myself so I took it upon myself to find another apartment, where I havent encountered another roach since. They do not show you your actual apartment before moving in, only showing you a model unit. Heed this warning -- if the price is too good to be true, best believe youll pay for it later.

I have only been in the apartment for a little over a week, but I am very pleased. The community is very well kept, clean, quite, and safe.

I liked the no carpet feature on the Lakeside and the View layouts. The apartments are pretty spacious and residents seem like they have their stuff together for the most part. They also have the Amazon Locker, which is a great way to receive package without worrying about them getting lost.I think pools are usually pretty nicely maintained here. Dog poop bags are usually available and I remember being satisfied with it. The dog park areas can get pretty nasty, but it’s other irresponsible dog owners.The complex is pretty close to Vinings Jubilee, the Battery, and many shopping centers. You seem like you are close to a lot of things, but walking to places would be a different story with the gigantic hill—unless you live in the View side.My roommate and I really liked living here so we decided to renew the lease, and from there it went downhill.My apartment unit had a leak in the dining room area initially. There was a pool of water intruded after a heavy rainfall. We tried to call the maintenance staff on duty because it’s kind of serious, but the only answer we got from them was that they need to wait until the normal business hours. When they came again to take a look, they disconnected our dishwasher and at the time, garbage disposal was clogged. However, still no answer. We ended up with the pool of water in dining room area, clogged up garbage disposal, disconnected dishwasher for 2 months. Oh and we found out we’ve been living with black molds.After having multiple calls with the management, they finally sent someone. My roommate and I weren’t home that time. When I came home, I came back to a broken-in apartment. I had my laptop and iPad Pro stolen. Management of course didn’t take the blame for it but it conveniently happened on the same day the maintenance staff came in.I’m not really sure what caused such inconsistencies in their resident services. However, I know for a fact that whatever the reason is, it’s getting worse.We broke the lease and decided to move somewhere else, as we thought it’s not safe to live here anymore (for multiple reasons). Getting the security deposit back from the office caused me another hassle. Even though I put down my forwarding address, they decided to send the check to the address that I used to live (residences at Vinings mountains). After being tired of waiting for my security deposit, I had to REVISIT the office to sort everything out.Living here in my experience has been just a gigantic hassle. This place in a sentence—Amenities are pretty nice here but the management and maintenance is pain in the butt, and they can cost you a lot of money and heartache.

This review is specifically for Nyra Johnson who is the Service Coordinator recently new to the position. The maintenance issues and property rules violations have been ridiculous since I have been here, now a little over a year and she has had to work within the maintenance teams speed of service, availability and competence levels and she does that with a professionalism that has been unmatched to any of the other administrative staff that I have dealt with. I can always count on her to be in communication with me, expediently and often going beyond the bounds of her responsibilities. Thank you again Nyra, you are a joy to work with!

We’ve been living here for a year, and decided not to renew our lease next month. We need more space and the bigger units are too pricey for what you’re getting. The place is fairly decent, but the staff in the leasing office is not the best. It’s definitely a revolving door. Someone new is always there, and is always confused on how to handle situations. I’ve been told one thing by someone, then call back and get a whole different answer from someone else. The apartments are ok, but a bit pricey for what you get. I will say that the neighborhood is fairly quiet and everyone in our building is respectful. We haven’t had any issues with bugs. Maintenance takes their time with completing request, but I’m not too picky about that. The biggest concern for me is that our gate has been broken for nearly 6 months, and finally 6 months later we received communication that the gate would be fixed. It’s been two weeks since the communication was sent and the gate is still broke. We expected to live in a gated community, but apparently that’s not what we got. The best thing about this community is the location everything else is just ok.

I am the resident here. Some staff are friendly and helpful (e.g. the lady named Sharon). Some staff are really rude and has no patience.. I don’t the guy’s name and he is a man who hang up the phone when I cannot hear him clearly and request him to repeat his words. Bad experience in Covid 19 since I have to connect to leasing office through phone call. I don’t want this rude staff to answer my phone call anymore, if I can. :)

Just moved in last week. My experience has been great. My apartment is clean and the area is nice and quiet. Safety, convenience, and value were my priorities when looking for an apartment, and so far I believe I have made a great choice. Nyra Johnson was the most personable and helpful leasing agent Ive ever worked with. She has gone above and beyond answering all my questions and even after my move-in date has kept in touch to make sure I am happy. Seriously a gem. Ask for her when you come visit.

Normally, I do not post reviews. However, the maintenance is getting worst and worst. My dryer went out this summer, it took over 2 months for maintenance to come out, my washing machine went out last month, it took maintenance almost 3 weeks to come out to replace after placing multiple calls to the leasing office and being told maintenance will come by and no one came by. Now, my refrigerator has gone out and they tell me they will fix soon as they can. Why have emergency services if they dont have the resources to replace appliances. I was told they low on replacements appliances. Tenants should not have to be inconvenienced for limited maintenance staffing and lack of replacement equipment. The service was not like this when I first moved in. Very disappointed in the lack of customer service!

We moved into an apartment that was dirty, with old appliances, and evidence that the previous resident did not take care of the space. After many requests to have these issues fixed by maintenance, we decided to terminate the lease. The manager Racheal and our Leasing Representative William were very cooperative in relocating us in a much better apartment with more space on the same property with little to no hassle, few expenses change in rent. Grateful for their efforts even with the poor introduction!

Honestly, this was the best apartment living experience Ive ever had. The community was quiet, my neighbors were polite and respectful, and the staff was always helpful. The only reason I didnt extend my lease, or sign another year, is because I moved in with my boyfriend who owns a home. The location is perfect, surrounded by TONS of restaurants and places to go out, plus close enough to the city you can easily reach downtown. The grounds were always clean and the landscape maintained. I never had a single issue living here. I would definitely recommend to anyone considering it.

Ive lived here for two years. First problem I had was bugs, they took care of that and moved us into a new unit. Recently, we have had issues with our neighbor blasting music and smoking so much weed it stinks up our apartment (they claim theyre a non-smoking property). After two weeks of complaining and calling in almost every day nothing has been resolved. I asked to terminate my lease and they asked if I could give them a 60 day notice and pay the termination fee. Terrible customer service at the office and not a great experience overall. Move elsewhere if you are a young professional especially if you have to work from home because they dont do a thing about noise complaints.

I jumped on the opportunity because it was the best price for the apartment size I wanted, in this area.Since then the leasing office has been communicative, stuff is fixed quickly and I enjoy how my apartment looks. I’ve been living here for 13 months. Originally my experience was horrible with the office staff & issues with seeing bugs in my apartment. Which is most likely from my apartment being right up under the trees. I’ve never had any help from anyone in the office until recently. I was having a hard time finding a new apartment with reasonable rent in the same area. So I went to the office & informed them if they can find me an apartment within the community away from trees I would stay. William has literally been the only help I’ve had since living here. He got right on it. He let me look at 3 different apartments that are away from the trees and let me pick which one I wanted. He made sure my transfer application got approved right away. He took me to tour the apartment again before handing me my keys (which on my initial move in, no one gave me a tour) & he also personally brought me new keys for my doors and mailbox as the original keys weren’t working for my storage door. He’s the best in the office & I hope he doesn’t leave as long as I’m still living here!

This is the worst place I ever lived in.To be fair, the facilities are okay, but good luck with finding someone in the leasing office or answering you at their phone when something breaks or when you have any sort of emergency. I had to consistently call people repeatedly for periods of weeks, be it because some appliance stops working or because you need to communicate a notice to vacate. If you are even remotely a busy person, do yourself a favor and look for some other place.

First year in complex was fine then moved to a 2br unit and it has been an awful experience. Upon move in the internet and cable connections in the unit were faulty beyond repair. When I brought this up to the office they said it wasnt their problem. I had to working from home to be able to have AT&T come rewire the apartment. Laundry list of maintenance issues. Three times they have not entered because dog was loose our dog is crated every day. On top of that this week when needing our AC fixed bc apt has been between 76 and 81 degrees for a week they did not enter because dog was loose twice. However, I was working from home for quarantine and never left the apartment. No one ever came and knocked, but they didnt complete the request because a dog was loose. With multiple new complexes in Vinings now it is easy to find better alternatives. Save yourself the headaches and dont give Residences at Vinings Mountain the time of day.

25 service tickets in 7 months 11 are serious. when we first got here our ice machine didnt work It took several weeks for some service tech to look at our issue. We must have bought 4 bags of ice just to fill the ice bucket but then the auger in the ice machine broke several times. So, this allows for pieces of plastic (Some large & some small) to end up into your glass. Be careful if you have a side by side that is against the wall. You will have to pull the entire refrigerator out to remove the ice holder and throw the ice ice away. It wasnt until the new Service manager came out twice that he is going to replace the fridge with a different style. We have been living (to what I feel is) un-safe conditions and no resolution but to replace the auger which then breaks again. We asked to be released from a lease without penalty. Was told no - but reduced the fee by half. Buyer Beware!!!

The neighborhood is maintained and cleaned on a regular basis and for the most part the residents seemed well rounded and just down to earth. Seems like a place worth living. Ive been living here for about 10 months and we have had a great experience here. Moving in, under the old management, the staff was very friendly and helpful. Even under the new mission rock management we have had a good experience. They have made many upgrades to the exterior. There are great amenities and any time we have put a work order in it has Ben fixed within the next two days, usually not urgent problems. I would definitely recommend this complex to anyone looking.

UPDATE: I’m currently running extension cords throughout my apartment due to faulty wiring making outlets in two rooms not work. No tripped or bad breakers, just faulty wiring! Opened a maintenance request two days ago and no response!Moved in at the beginning of October and have so far had to call maintenance over 5 times!Our clothes dryer has been “serviced” twice and still takes at least three full cycles to dry anything.Our dishwasher flooded the kitchen the first time we used it and was replaced with a moldy used similar model. It has since failed to properly drain and needed more service (which took two weeks to get answered)and now makes the most awful noises when it does run.The first month we were here a rodent “larger than a typical mouse” according to the exterminator ate half a banana off our kitchen counter.My mailbox has deep gashes in the side where someone has tried to pry it open.The company website actually makes you pay a service FEE to pay rent!There is only a single trash collection site at the center of the complex, which is more than 200 yards away uphill on the other side of the gate.Our rent is almost 1600$ for a two bedroom! Don’t let the nice visitor area fool you!

Ive lived in Vinings for several years, but just recently moved into an apartment at The Residences at Vinings Mountain. I was severely unhappy with the quality of the apartment and level of service that the revolving door of management companies provided at the last community I lived in. When I terminated my lease there and moved into The Residences, I was terribly afraid it was going to be more of the same. I opted to stay in the Vinings area because its also where I work, and Id heard some horror stories from friends that lived in other complexes, but no one Id known had lived in The Residences so I decided to give them a shot. My first visit was hugely pleasant and I was a bit surprised at how helpful and friendly the office staff was. They asked me lots of questions and I didnt get the sense that they were just looking to make a sale; it felt like they were legitimately concerned with making sure it was the right fit for me and making me feel like a valued member of their community instead of just another customer. I decided to sign a lease and Im glad I did.Theres been a stark difference between The Residences at Vinings Mountain and what Ive experienced in the past. While not perfect, the staff is always more than helpful in promptly resolving any issues. The site is well maintained and you always see small improvements being made. The shared areas such as the pool, club house, and gym are always clean. Its a joy to live here.Anyone looking for a place to live in Vinings - I would definitely recommend The Residences. Ive not had much luck anywhere else, but I feel like I hit the jackpot here.

I lived here in 2018-2019. During my stay it was ok, my roommate and I did experience a few pests, and the gate did not work at times. I recently received a collections letter for an owed amount. The apartment never tried to contact me first, they had the same forwarding address. After doing some research on my part, the amount they say I owe, was paid in full. This just shows the shady dealings of this company. Also, they told me previously that my move out form was never received, but thankfully we had a copy. So, they also do not keep up with documents. So just avoid the headache and do not live here.

I moved here in 2019 of July and this was my first apartment and when I tell you that the price for the rent the quality of the apartments are amazing I love my apartment soo much it’s peaceful no drama loud noise no break in’s . I have been living in The Views for over a year and I absolutely love it! Not one complaint I can think of. The floorplans are open and upgraded. Ive never had trouble with parking. The staff has always been extremely friendly and helpful and anytime Ive put in a maintenance request, its been taken care of same day.Also, the area is so great. Residences at Vinings Mountain is in a very safe and quiet area. Ive never had any noise problems and my neighbors are wonderful! Very close to a grocery store, shopping, and gas.The ONLY reason Im leaving is because I want to move closer to work or else I would live here forever! Specifically, he did a great job showing the community and didn’t try to upsell in any way. The community is quiet and in a great location. I lived at The Peak for two years. The location was superb & overall it was a fairly decent experience - minus the huge roaches. I followed advise from the staff & put in weekly pest control requests yet the issue continued. Given the cost of living here, I would have expected treatment that would have resolved the issue.The move-out process totally ruined this location for me. I 100% agree with the comment below about move-out costs. There is a mandatory cleaning fee of $105 (which I do not have at my current complex) and it will come out of your deposit. It’s just an opportunity for an additional charge to the tenant. I completed the move-out inspection & having lived in a unit for 2 years, I was surprised at the charges for minimal/non-intentional light scuffs on the wall. The scuffs were minimal & could easily be removed with a magic eraser but instead I was charged $25/wall.I had to endure huge roaches weekly and in return, I was slapped with a $100 charge for normal wear & tear on the wall + a cleaning fee. I’ve addressed all these concerns with management months ago & I’ve yet to hear anything back. I suppose that shows you how they value their customers.

A lovely community with and awesome staff and lots of great amenities that were important to us including hardwoods throughout, washer/dryer in unit, garages, an awesome fitness center and club house, two pools, gas outdoor grills that are better than most peoples home grills, and super pet friendly!I also love that there are community events including movie nights in the theater on property, as well as events at the clubhouse from time to time.Paying rent online is the easiest Ive ever experienced with an apartment complex. And creating service requests for the occasional repair is also done online and very easy!The only reason for 4 stars instead of 5 is that with all the lovely community activities, theres no playground for the children. Other than that, the community is well planned!

I ended up not leasing here, simply because I found a larger unit and wouldn’t have to sell my washer and dryer, however had I not found the apartment I ended up with I would have moved here. The area is ideal, their pricing is competitive, and the property itself was very nice. What takes the cake, though is Shauna. She was Phenomenal agent. Very warm, great customer service, knowledgeable, and genuine. She made this decision EXTREMELY hard but know that if anything ever happens I would rent here in a heartbeat!

We love living here! We have had minimal issues and our apartment is beautiful. Planning to renew next year. There are a few minor issues, like some small bugs and the occasional cockroach, but that’s standard for Georgia homes unfortunately. I see maybe 1 cockroach per month. We haven’t had any major issues that we’ve had to call maintenance for. I was concerned about the mailboxes when I first moved here (they were broken and often left open so anyone could walk up and look through your mail) but they just replaced all mailboxes. Now I have no complaints! I feel like I get a great deal living here based on the great location and nice units with faux wood flooring, big balcony, huge closets and extra storage space outside, washer and dryer, etc.Forgot to mention, parking is a little annoying- each resident is supposed to have 1 car but people have more. Sometimes I have to park pretty far away or in a visitor spot because it’s overcrowded. Again, I feel like for what I’m paying for my apartment, I can’t really complain.

Ive lived here for about 6 months now. I ran into a problem with a late fee early on, but the property manager Kerry got with me and worked it out. Aside from that, I have liked the community well enough. Its a good location, just a couple minutes from the 285/75 intersection so it doest take very long to get anywhere, but the property is up the hill from the main parts of Cobb, so it doesnt feel like you are in the middle of the city either, kind of the best of both worlds. Most of the amenities are average to above average for an apartment complex, and the golf simulator is cool. My apartment itself is very nice, hardwood floors, a fireplace in the living room, and high ceilings with crown molding everywhere. Its a little expensive, but overall I feel like Im getting the quality that Im paying for and dont feel overcharged. If I do decide to move out at the end of my lease, it will only be to move closer to work. Otherwise, I will most likely stay here longer. ***My original rating was 4 stars, but I felt bad because of all the negative reviews so I changed it to 5. It really isnt a bad place to live, its just the people who typically leave reviews are the ones who are pissed about something so they go online to complain about it. Not to downplay their issues, just saying it isnt the norm. Most of the people who I have talked to like it here.

Almost a month in, i couldnt have chosen a better home for my first stay in Atlanta. Hidden community nestled in Vinings Mountain with amazing views and amenities. Their biggest asset though are the wonderful staff. The attached picture is from the bench at the lake behind building 7. This place is disgusting! The dog park at Lakeside has no sanitation station and is nasty, there is dog feces everywhere, and no safe side walks for walking pets.All of the other posts on here that discuss negative aspects are true and the management only replies out of habit, nothing is corrected. Look at all of the positive posts, they look oddly similar.

I actually liked the apartment and the area, especially the easy commute to downtown Atlanta for work. Most of the neighbors are okay. The apartment complex is in a very wooded area, so there will be bugs in the apartment and frogs and lizards outside. Maintenance responded quite quickly to any requests. But when it came to moving out, it was a nightmare experience. Basically, you pay to get the apartment move in ready for the next renter. You will be charged a cleaning fee, a painting fee at $20 per wall, and a carpet cleaning fee. And if you have to break the lease early (as I had to unfortunately), you are responsible for crazy charges, including a fee to send you your final bill. REALLY?!If I could do it over, I would definitely not move there.

The staff, namely Ashlee, were super helpful and responsive during that process. Needless to say, I signed a lease for a unit that had everything I was looking for thanks to the setup of the website - you can see where the exact unit is which really helped someone like myself who was looking for top floor and facing the back.Since I moved in, Ive been a happy customer. NOT A CURRENT RESIDENT & probably will never be. I went to tour this place back in December and it seemed pretty chill. I’m a pretty busy person who works during normal business hours, so I try to squeeze in what I can when I’m free. I have been trying to call these people for over a month and Even recommended it to my brother and same issue. They NEVER answer the phone, return a call or E-mail (And when they do answer they give you a run around leaving you with more questions that they hang up before you can ask and then return to not answering when you call back). Which eventually gave me high concerns because obviously if I had a real issue it would probably be more impossible than simply just trying to apply. Save yourself the time money and patience. Go look somewhere else.

I moved into this complex on last minute time line due to a job transfer. I signed the lease site unseen and got about what I expected. Only real maintenance problem I had was getting the AC circuit reset and the maintenance guy who came by was very nice and quick about it. The units are much better insulated than my previous complex so my power bill is rather low. Definitely suggest the Peak side because its gas and electric and helps with heating prices.The area is great! I picked this place based off the location. I work in Kennesaw and it takes me 10 minutes to get to work. I go against traffic both ways so i rarely have issues. I have family who live on the East side of Atlanta and there are an infinite amount of ways to get over there to avoid traffic which as we know is awful in Atlanta. The village is really cool and has a ton of great places to eat. Also if youre into fitness or cycling you are very close to LA Fitness and the Silver Comet trail. Very dog friendly and has 3 pools to choose from if one is too crowded.Overall I rank this apartment as pretty good and would definitely recommend it to anyone.

So first, I’ve chosen to live in this apartment complex TWICE so that should give you an idea of how I feel about the complex. :) It’s an apartment so you’ll always run into the standard noisy neighbors, occasional broken gate, and/or a bug or two (that’s every apartment) but those things aside, I think this apartment complex is great! The property always looks great (landscaping, paint, parking lots - all nice), the apartments themselves have been renovated well (mine has granite countertops and stainless steel appliances plus a washer and dryer) and the location is excellent for anyone working nearby (my office in Cobb Galleria is 10 minutes commute in the AM).I was especially inspired to write a review today because of the outstanding service I’ve gotten from their maintenance team. Things in apartments break or don’t work from time to time (again, this is EVERY apartment) but the maintenance team here is fabulous. Every time I’ve submitted a ticket, the issue is resolved and when I had more serious issues, they were addressed immediately. Seriously. I called maintenance about not having hot water on Saturday, left a voice message, and they knocked on my door within 30 minutes. This isn’t like every apartment so I’m a big fan. :) Did I mention the hot water was fixed in the time it took for my cinnamon rolls to finish cooking?

This amazing staff is available to answer any questions practically 24/7 with their convenient long hours and weekends. Although this apartment complex is a little older considering all of the newer apartment buildings/complexes being constructed throughout Atlanta, they are very well maintained. The community is nice and quiet and there are many shops/restaurants within walking distance. Only reason I moved was to be closer to the Atlanta beltline. I live at the Peaks and I really enjoy living there. My first visit to the apartments I met Ashlee White and all the other office personnel. They were all very nice and Ashlee really worked with me on getting my apartment. I have lived in several apartment complex and never felt welcomed. I also have to say the service technicians are all great. Doc Brownlee was really awesome and he didnt only leave me a note. He also called me to let me know it was completed. They also do have activities going on during the month. I would recommended these apartments to my friends.

If I could leave less than one star I would. We have lived at this apartment for 7 months and have had to put in 25 maintenance tickets. More than two a month. If they ever show up to fix it, they usually just cancel them, nothing is remediated. Our refrigerator has been broke since we moved in. We spent the first three weeks having to buy ice and it has continued for 7 months. Also, do not believe the amenities they promote. The car wash never has a hose, the golf simulator has no bulb to project, the pool was closed through June, and no one picks up after their dogs. RUN, RUN, FAR AWAY!!!!Ashley F.. Initially I gave this place five stars after being ASKED to leave a review several times by my leasing consultant Nyra. I’ve honestly regretted it so many times that I decided to rewrite my honest review. First issue was during the tour I felt rushed to choose a apt. After seeing 1 in 2 of the 3 communities I was curious about the other one and asked to At least be driven through it. I was given a weird comment like you just want to see it all today huh and wasn’t giving the opportunity to choose a apt I really loved. I wanted a nice view and possibly higher ceilings. After feeling this way but being rushed through the process while in the office I asked William if he could recommend a unit and he advised to check out the unit I have. I did. Not knowing it had been vacant months and was on a list that receives a 200 discount. That may be due to the orange extension cord that is ran over my walk way and not even attempted to be hidden. After Nyra told me oh lucky you. You get 200 off your 1st months rent I was happy about that but afterwards all went down hill. I had already paid the amount she requested for deposit etc. so she advised me that I would have a credit the next month. Days after moving in I received a bill over 400.00.. when I called and emailed Nyra about this, she first apologized and blamed it on another person who does the accounting. But then she contacted me and told me I now owe over 100.00 instead. I was very confused and asked for the ledger etc. she sent me one that did not match up to anything I had paid or agreed to. The deposit showed 300. But I was to have paid 99.00 cases on my credit she had said. Each time I questioned this she was very short w me and said I owed the money. Period. I asked for a manager at that time she cc’d me w April who also responded you owe it. Period. So I paid it. But each day I kept thinking this math is not correct. So I reached out to William who I think is very professional and knowledgeable. I asked if he could take a look at my file and calculations. He confirmed the pro rate was wrong and I had not been given the 200.00 discount on the apt. He transferred me to a manager Tamika and she agreed and credited my next months rent.... Then Nyra has told me during the tour that I could use my own appliances. The day I was moving in, had signed the lease and needed theirs moved out she told me she made a mistake and recommended I just sell them. After back and forth and explaining it’s a pandemic going on. And I don’t have time to do that she finally made the arrangements days after my move in date. During the showing I asked how the nearby neighbor was and explained I like a quite environment and work from home. She said yes everything is quiet. I move in a day one the guy across from me is playing drums and very loud banging music all day everyday and the office was aware of the multiple complaints. However just wanted to fill the apartment.... I had to knock on doors. Call the police. The office etc before they finally said he’s moving in a few weeks. The amenities are nice but the furniture inside looks disgusting. Especially with all that’s going on. It needs to be updated to furniture that can be wiped clean. Not old dingy looking cloth sofas chairs etc.The positive is the outside is kept up nicely and it does feel safe. Maintenance is a absolute joke. Mr Hurtando is very rude! I was given his email by Nyra at the leading office but when I emailed him he wouldn’t respond. Then I called and he rudely said use the online service. I did that and also answered the question on the site to no permission to enter without a notice. All of a sudden a week or so later. I come in from my balcony and there’s 4-5 Mexican guys in my apartment without any mask on They were hanging around their necks etc during the heights of the pandemic in May ... I had not received any notice. A call etc. and they were there to resurface my tub. Which required me being gone for four hours and not using it for 2 days. Mngmnt is terrible!

I lived at the Views at Vinings Mountain for a year. I got a pretty good deal since they had a month off rent move-in special. The complex is pretty and the amenities are good. Ashlee White in the office is very friendly and helpful. The Views community center has a gym and a pool table (cue sticks broken most of the time), but was shut for over 3 months due to flooding.I enjoyed my stay here, however, had to move out because they raised my monthly rent by $100. The other reviewers are correct when they say that management charges you an arm and a leg on move out. I opted for the apartment cleaning ($80) which is reasonable and carpet cleaning ($45) which is over-priced considering I was living in a tiny one bedroom (700 sq ft) and only the bedroom had carpet (living room have hardwood floors). They also charged me a $235 fee for painting my walls saying that I had scuff marks on it. This is the first apartment complex that charged me a painting fee which is ridiculous considering the scuff marks were minimal and they are a part of normal wear & tear having lived here for a year. Totally over-priced since I felt $100 would to do a touch up would be reasonable.I basically lost my deposit of $300 and owed an additional $90 on move-out. They are trying to have the resident moving out pay for stuff to have it ready for the next resident which is totally unfair!My advice is to document everything when moving in and be extremely careful with minor scuff marks while living here. Or dont have any expectations about getting your deposit back!

I have lived here for 2 years in The Peak and Lakeside complexes.Pros:The maintenance personnel are great people. They take care of your orders fast and timely. Smile at you when you leave and keep the complexes clean. The amenities and the location are nice.Cons:The leasing consultants prior to residency put on a show and act nice. After you are a resident; when you walk into the leasing office you are treated like a second priority who is bothersome.COSTS WHEN LEAVING: YOU ARE IN FOR A TREATThe mandatory cleaning fee of $100 plus bucks will come out of your deposit. If you opt to use another cleaning service they will say they did not do a good enough job and charge you the $100+ dollars anyway.Final assessments Costs are UNETHICAL. Every smudged wall $15 dollars repainting fee. They charge you for normal wear and tear. I can see charging a tenant for actual damage...putting a smudge on a wall is not damage. The maintenance manger is there solely to take your deposit for the profit of the company. They will take your deposit or more. Mark my words. You will be looking at this later and be like. That guy was right. See a later $400.Mosquitoes are everywhere in the summer. You cannot enjoy your balcony or a walk through the complex or the dog park. You will get eaten alive. There is a lake right near by plus it is a wooded area so you should expect that. When it is winter time you get some relief they hibernate.

Honestly I dont know how this works! Takes minimum of 18 days before they work on any service request. Need to wait for 20-25 mins before talking to the coordinator. They say they open at 10 but it was closed at 10:30 am today. The most pathetic service Ive ever seen. Dont make a mistake like I did. Rent might entrap you but trust me this has been a very bad experience.

While I like the location of the apartments and the condition of the apartments I have been extremely disappointed in the customer service of the staff. I will be moving out when my lease is finished and I dont think they seem to care. Below you will find a list of the issues I have experienced. While any one of them by themselves is understandable, add them together and the way the staff has responded and you will see why I will be moving out.-Due to a mix up in the Business Office, I am receiving someone elses mail and mine is being returned to sender.- My mailbox has been broken for 6+ months, they communicated that the Postal Employee worker continues to break it.-They added a 5$ a month fee for parking because they were going to paint spaces to reserve spots for residents and visitors...been over a year and they have yet to make the changes I am paying for.-In my two years of living here, I have never been late once on my rent. I travel and I lost track of the dates and payed 2 days late. I was charged a $150 fee. When I mentioned it to the staff they said, You will never be late again.-My apartment was broken into in November and the only person who seemed to care was the maintenance woman Cat. She was sweet but the management office could not have cared less.

DO NOT LIVE HERE. Seriously. RUN AWAY.I am born & raised in GA so I know that bugs are part of the deal. However, never in my life have I experienced so many bugs in one apartment. When we moved out we found spiders & nests in nearly everything that had been on the floor (including extension cords, our printer, etc.). Oh, did I mention that they will charge you every month for pest control, even though I never, ever, EVER had someone enter our apartment to spray?Looking forward to sitting out on your new patio & enjoying the view? Good luck if youre in Lakeside. The mosquitoes are so bad there & at the dog park that you basically need to wear a beekeeper suit.The number of break-ins around our own apartment was STAGGERING, but we only knew this because we would see the police out filing reports, the apartment management never informed us of any of this. They have a monthly charge for parking even though they do nothing to monitor the parking situation & the gates to the entrance dont work half the time.There were raccoons trapped in our ceiling for days before maintenance set traps, we had holes in our ceiling for days before maintenance came out & stuck a board over it. That was the fix for almost a week. A board.No one picks up after their dogs & one tenant in our complex let her puppy live out on the porch. She was on the ground floor, so the puppy would squeeze through the bars & run around in the parking lot. SEVERAL of us complained to management about the treatment of this dog, & they never did anything.That awesome glass shower in the bathroom? Yea they just caulk over the mold right before new tenants move in.When we moved out we cleaned the place top to bottom, yet we were still charged a $70 cleaning fee. Thats right, the cleaning crew that almost every other apartment complex in the country brings in after you leave at their own cost will be YOUR problem at Vinings Mountain. We were also charged $20 each for scuffs on the wall.
