It’s just been bought out by Lincoln company I think we’re headed in the right direction but we shall see. At this point I love the staff and our maintenance supervisor is amazing. Hopefully it stays that way.

We love Morgan Place! Maintenance is FAST in addressing problems, neighbors are friendly and quiet for the most part! We have had a few water bugs and things like that in the apartment, but that is to be expected anywhere, in my opinion. Apartment probably could have been cleaner when we moved in, to be honest. The baseboards, windows, and shelves had clearly not been attended to, but that was an easy fix. The drawers in the kitchen are AWFUL! They fall out every time we open them which is pretty annoying, but we deal with it because we really like everything else about the place! We love management. The pool has been closed and they dont know when it will open because they are waiting on a permit. Thats a bit annoying for us as it is getting hotter and hotter. Neighborhood is safe, however down the access road is a sketchier area. Not a ton of access for walkability in the surrounding neighborhood(s) (no sidewalks). But reviewing the apartment itself and the management, 9/10!!

I applied for an apt without scheduling a tour first (my bad) because I was in a rush to move out, I was approved to move in and requested to see the apt I was moving into… try to call the office and send emails. No response whatsoever… I had to go in person … when I got there I advise of the situation and their attitude was not the best…someone show me one of the apts. but I requested I wanted to see the apartment I was moving into before I sign anything.. the worker advised they will contact me once the apt is vacant so that I can see it, no one ever reached out… I tried to send emails and call again… no response … after seeing this lack of customer service, and bad experience I was having without even moving in, I decided to save myself trouble and did not sign anything.. you should save yourself some trouble as well…I found something way better somewhere where my business matters.

I feel royalty screwed at the moment. I had applied on July 4th and my application was approved several days later. A week or so after my application was approved, I called and spoke to Brandon about my my lease because I never received one. Two weeks prior to my move in date which was August 4th, a woman named Lori who worked at another property managed by the same company asked if I was still planning on moving in because she didnt see a signed lease. I told her I hadnt received one yet and she said she would have Brandon send it to me right away. After several emails and several phone calls, I still didnt receive one. Finally this past Monday, one became available online but I was tired and figured I would sign it the next day. When I logged on the following day, it was no longer available so I emailed the leasing agent again and I got no response. Today I learned that as of 2pm on Tuesday, a new management company had taken over so I contacted them who have extremely diligent in trying to get the issue resolved but I needed to fill out a new application and send all my documents all over again. I dont blame the new management company nor the old one. I blame the people working at Morgan place that had ample time to send me a lease to sign and failed to do thier job and almost left me homeless. Im still not sure if Im approved by the new management company and I was supposed to move in today. I wish I had another option at this point because this has left a bitter taste in my mouth.

This is one of the nastiest apartments I’ve ever lived in. There was so many roaches in this apartment. It was so uncomfortable to sleep. Just thinking that these things will be crawling over me in on my walls. I never cooked anything in the apartment because I was was so uncomfortable. I would not recommend this apartment complex to anyone.

I have witnessed on numerous occasions that the management team and maintenance is NOT handling or properly fixing things in need of repair. A water leak caused water damage to a big portion of my brother’s room (carpet and flooring) as well as his furniture. When we reported this, the staff member was rude and refused to do ANYTHING about these damages. It is unacceptable. A room with water damage is uninhabitable for a person with asthma (as is my brother’s case). If there is no resolution to this, we will need to take further action.

I love living here!!! The rate is affordable, I’m right by midtown! I’ve been here for 3 years no bug problems, 2 Maintenence orders in 3 years. When I put in the work orders they were here in 10 min both times. Avery in the leasing office is amazing!!! He’s so friendly to talk to, when I’m out walking around he stops and talks to me. One time I forgot to put my apt number on my packages, and Avery had them put in the right box!! I really do love it here. Thanks sooo much for everything you do Morgan place!

Lived at Morgan Place for 5 years and am very satisfied. Perfect location right off 85 and 400. 5 minutes to Lenox,10 minutes to midtown, convenient to great food on Buford Hwy. Staff is amazing and property is small enough that they know the residents by name and are very responsive to maintenance request. Rent is very reasonable for the area.The property is 30 years old and over the last year the management has made many improvements and renovations to units. Rooms are large, great balconies, always ample parking and property is quiet. For my money Morgan Place is a much better bargain than the other tiny overpriced apts in Buckhead and Midtown.

Not the newest place in the area, but definitely affordable and worth it. The new manager, Avery, is always friendly, helpful, and probably the all around best leasing manager Ive encountered in the Atlanta area (so thank you!!!). Being located right in between Midtown, Buckhead, Druid Hills, and VaHi doesnt hurt either. Its not a 2016 center city high-rise, but Id rather have a bit more money, a separate bathroom from my roommate, and pretty lax neighborhood than spend more money, so works for me - cus Ive spent more in some cramped spaces.

Pretty disappointed with this place after living here for over 6 months. Insulation is terrible which makes our electricity bills higher than anywhere else we have ever lived.You can hear people sometimes yelling and screaming down the breezeways and whenever our neighbors dog barks or they play music. Good luck if you like peace and quiet.The office is virtually unreachable. 9/10 if Im calling to ask about something as a resident no one answers or the prompts send me to another call center away from the property that cant help me. Like today when I tried to shower before work and found we had NO water it took me 10 minutes of getting transferred to finally reach a human at the front desk here at the complex. (4th time water has been shut off for one reason or another not for lack of payment.)Overall take your money elsewhere. Any money you will save on rent youll be sending to GA Power. We will be moving after our lease is up.

Keep Looking. My A/C was out for 2 months (July/August) due to managerial incompetence and they have taken no responsibility for the situation, going as far as to blame me for the work not being completed. Neighbors regularly leave putrid trash at their doorstep. There have been 3 property managers in the past 4 months which only makes matters worse. Good location but a terrible place to call home

I have been living here for almost 2 years now. I have had the best experience so far. They adhere to all of my requests promptly. The staff are friendly and professional, maintenance are the best, I love the location. If there are bugs ( which are rare in my case ) I always just call and put my name on the list, they have exterminator out every Friday. Yes neighbors over my head can get a bit noisy with the squeaking of the floors, but that is to be expected living in apartments. Only thing i wish is that the fitness center was larger. It is really only suited for one maybe 2 people to use it at once because it is small and not much to work with. However, it has gotten better with the renovations, I still wish it were larger.

Stay away! Save your money and look elsewhere! Maintenance of these 30 year old apartments is shotty, Kay in management is ‘difficult’ and needs a serious lesson in customer service, no amenities. I first moved to Morgan Place in 2012 and will be leaving in September to move closer to my job. The property has certainly had its ups and downs, but I believe its finally on the way up. I have always been vocal with the office when I have concerns.Pluses: The maintenance staff is always responsive, courteous, and thorough (in my experience). Recycling is now available. Also, there is a security officer onsite. The pool is nice and quiet, and never too crowded.The downsides are mostly due to other residents not respecting the community rules, such as not leaving trash outside, and being quiet and respectful. And overall, some of them could stand to take a lesson on how to park between the lines.Did not give 5 stars because 1) there needs to be better communication about package delivery and 2) the gym is indeed itty bitty, though the equipment is new and seems to be well-kept.This is a great value for the location.

First of all, I have to admit that this place has a good location that G13 and I85 are close by. However, my experience living here was a nightmare. I would suggest you think twice before living here.1. the staffs are not very responsible, if you had a noisy neighbor, you have to deal with that yourself. the people living above made loud noise (walk heavily, shaking, groan and you know what) at 2am or 6am, the staff only want to be nice, and I had to endure this situation for the months I lived there.2. Not all neighbors are mature and friendly. Besides the neighbor above, neighbors next to us also gave us headaches. They held parties past midnight - loud music and conversations. Besides, my car got scratched seriously in the parking lot without a note.3. the location is downhill, its very humid in the apartment most of the time. Therefore, the apartment can easily get moldy. Roaches will be there most of the seasons.4. for the deposit, you wont expect the get it back. They will find any minors to charge you till no deposit left.5. The closet and washer is in the bathroom, basically you cant keep your cloth and even other staff in the closet (they will get moldy easily).

TLDR: Convenient and affordable location with minor inconveniences made better by an excellent staff.PROS:Ive been living at Morgan Place for the last 3 years. I really like the location: you can get onto I-85, GA400, and a number of other highways within 1-2 minutes. Their pricing is competitive and the Marta and Emory transit lines are within walking distance. Also dog friendly for apartment-sized dogs.Most importantly, the staff is knowledgable and friendly. I cant say enough good things about CJ and the crew who have solved any and all maintenance issues Ive ever had. Seriously, CJ has been able to fix anything that came up within a day or two (often the same day), rain or shine.Also, Brandon and Avery have always been professional and helpful at the front desk.CONS:There are sometimes events that occur that are out of managements hands. There have been a few times when the water supply got cut off due to up-stream issues. Certain units may be slightly dated but if anything goes wrong, it seems that the management team tries their best to fix any issues that come up.Sometimes there may be a rogue bug that manages to get in, but as is expected with any home in Georgia.Overall, Morgan Place has been a perfect place for what Ive needed these last few years. Would recommend if you need an affordable place with basic amenities!

I keep getting Refer your friend emails. lol I wouldnt refer an enemy. I regret renewing my lease after a year here. The documents they ask me to sign are never correct, the online payment portal is never correct. They charge us a very low, $4 admin fee, but based on the amount of administrative stuff they perform accurately, Id say were overpaying.

Ive lived here almost a year now, the staff is nice but the residence itself has many issues:- The floors are very squeaky, we hear our upstairs neighbors almost constantly at all hours of the day. If any of our neighbors are playing music, we can always hear it and often times feel the vibrations.- Our water has been shut off without warning on several occasions for emergency maintenance. Our water has been shut off at least once or twice per month since we moved in. My water is turned off right now and there is no mention of how long it will be shut off or when it will be back on. To be clear, the city turns the water off, not the apartment complex. But in practical terms this makes no difference to me, I dont have access to water right now because I live in this apartment complex- Gym shouldnt been advertised as a gym. Even in terms of apartment building gyms, this gym is tiny.- The insulation is absolutely terrible. Our bedroom window is very poorly insulated. Even when it is completely closed there is space between the window and the wall, meaning it is never completely sealed. During the winter we kept our heat on 68 degrees and our bill was upwards of $170 per month, every month. At out previous similar sized apartment, it was never above $115.- Whoever renovated the apartment before we moved in did a terrible job. Every outlet in the apartment has a new outlet cover on it. This would be fine, except the outlet covers werent fastened to the outlets themselves. This means that when you plug something in, you insert the plug into the outlet cover and it often pushes the outlet itself further into the wall so your electronics are only partially plugged in. Depending on which outlet were trying to use, sometimes we cant plug in anything at all.When I first moved into this apartment complex I would have recommended it to friends. After having lived here for almost a year and experienced its issues, I wouldnt recommend it to anyone.

The worst apartment I been. There was no light for two days . All the food in my fridge went bad because of that. They don’t care. Plus the maintenance people doesn’t care. The rent keeps going up every month. The only thing they care is their money. If you complain about something they only respond by saying sorry we didn’t know, even though they know what’s going on. They will force you to move out. they make the rent cheap first to lower you in, no refund security deposit.

Never ever ever live at Morgan place. My apartment has had a bug problem since I moved in (in July) and is barely addressed. When my roommate or I ask for the pest control to come more than once a month, the office gives us a hard time and cancels our request. My mail has been stolen out of my LOCKED mailbox. Including a credit card that the thief attempted to charge nearly $900 to. When I told the office, they did not call or email back. On top of all of this, our damn apartment smells like an awful hotel room and has made every single piece of clothing I have reek. Additionally (honestly the problems never end), our apartment is so poorly constructed and drafty that our heating bill is astronomical. And as a perk of a poorly constructed unit, we can hear allllllll the drama of our neighbors who often have verbal disputes and law enforcement involved. Honestly, living here was the worst decision of my life and I am counting down the days until my lease ends.

I lived here for some years, we reported roaches, rats at the trash container, and other details in the apartment and they never did anything to help. After that, I need to look for a different apartment, so I filled an application, nobody was in touch with me, after 2 weeks I went to ask to the office and they told me I have to submit some papers... but nobody told me when or how. Then, I decided to cancel my application and they just told me that I didn´t need to do anything else, since the application was never processed. I asked for my money back and they were like that´s impossible. I definitely wouldn´t recommend this place.

The maintenance employee are awful ! They enter your apartment to fix something and leave behind them a complete mess in your place. I found hanger in the washing machine and all my clothes and shoes in a same big bag on the floor !! They dont even leave a note to let you know someone entered your apartment. The apartment are old and require constant maintenance actions. (Even the hood in the kitchen FELL ! )Because of the bad building insulation the AC cost a lot.Moreover, the employee at the leasing office are very unfriendly and unable to help with anything.Security is also a problem, you often hear that apartment have been burglarized or that residents cars have been damaged during the night.The apartment are cheap but there is a reason...

The apartment complex is nice but the location is great. Access to 75/85 and right down the street from Lenox mall so access to Peachtree rd is simple and easy. The staff is friendly, the maintenance staff is fabulous! The gym is small but Ive never had an issue with it being too overcrowded. The pool is small as well but once again big enough to occupy a small party (had a small gathering for my graduation and it was perfect size).The only issues Ive had is a few bugs which Orkin is quick to respond to. Because the property is open I always see bugs outside walking up the stairs to my apartment which is a bit creepy. The other issue Ive been having is my tub, since the property is sooooo old my tub makes the loudest sound ever when I get in it. I didnt find this out until the first night I moved in and took a shower. Honestly I wouldnt have chosen the property if I had known in advance of the noise. Ive complained to the leasing office in which they seem to not be as quick to respond to this since it is structural issue I guess.Overall I would recommend this property to someone on a tight budget who wants to live in the city. I feel relatively safe in my apartment and my neighbors are very friendly. Just know the property is old in general although the renovations on the inside our very nice (I have white cabinets and black appliances).

While its bad enough that the gym here is extremely small with limited equipment therefore not more than one resident can use it at a time, its even worse that when I finally get the opportunity to use it, the staff shows a total lack of respect to the residents. In the middle of my workout the maintenance manager stops in and asks if I will be finished in the next 30 minutes to an hour. I reply yes because there were exactly 28 minutes left on the treadmills timer. After agreeing to 30 minutes, the maintenance staff returned in 20 minutes and began to shampoo the carpets causing me to feel suffocated by the intense fumes while trying to finish my run. When I reminded him that we had said 30 minutes, he told me it had already been 30 minutes, a lie since the timer on the treadmill said I still had 10 minutes left. I told him this and showed him the timer, but despite my complaints, he ignored me and continued to spray the carpets. I had to stop my workout and went to the leasing office to see if they could tell him to wait another 10 minutes and they refused. Since no one was willing to do anything about this when I alerted them of the situation at the time, I do not need a response from the management to this review, since it would be insincere seeing as how they had the opportunity and ignored my feelings. I just wanted anyone who reads this to know: Do not to move here.

This Place was The worse, look in other areas around Zip Code 30324 and N.Druid Hills, for a better living situation, and leasing office staff. Roaches, squeeky tubs, dirty water in showers. No parking, and traffic in either direction of Chesire, 85, and Sidney Marcus... Dont bother.

The people at the leasing office are idiots. I came in to pay my final water bill three days after I moved out and one of the ladies looks over my file and says they will just take it out of our security deposit and we should be expecting a check for 78$ in the mail. Well today a letter came.. from a collection agency. They apparently want 98$ now. When I called to ask the leasing office what the hell happened she says they tried to call me, but didnt get a response so they sent it to collections. This is crap because I always answer my phone, pay bills on time, check voicemails, etc. They didnt even bother to send a bill to the new address. Guess thats how these guys do business. Stay away!
