This used to be a nice place to live when it was Modera, would not recommend to anyone any more. We are now required to pay an extra fee so that we can be required to have our packages delivered to some terrible company 25 minutes away called Fetch that then requires you to set a delivery window to have your packages delivered. They don’t actually come on time, so you get to waste your entire day waiting at home for a package (that you probably should have gotten yesterday), or you get to take full responsibility for your package being left unattended in a public hallway with no cameras. Absolute joke of a living situation. By the way, you probably won’t ever get an Amazon package in 2 days again because amazon usually delivers later in the day than you can schedule a delivery.Update: Today a fetch driver faked my signature and left a package at my door at 11:20 PM. This should be illegal.Added a photo of the Fetch founder/CEO to give you an idea of absolutely worthless the company is.

The reason for the one star is mostly due to lack of communication, poor customer service on part of management, poor or no response in regard to serious requests or anything in general, difficult to get in touch with the office directly (they outsource their call service) and the appliances were not of best quality and we had issues with them at the very beginning of our lease. Our toilets leaked and maintenance never seemed to fix it after 4 requests. Every time you call their office, they say will get back to you, but never do (this went on for the entire time we lived there). The apartment was very nice, very spacious, they made great use of the space provided, and the location was great! But unfortunately the management’s lack of communication and poor service was enough of a reason to leave.

The area is nice and the community is half decent, but the new management doesnt seem to care about residents. To cut their costs and pass costs onto residents they implemented fetch as a last mile delivery service and charge you $15 a month, so youre paying 15 dollars a month to receive packages youre supposed to receive for free or have already paid shipping for. Moreover the fetch service is horrible and you never get your packages on time, always couple of days late. Several residents complained about this service but the management doest seem to care . Stay away if you can.

Wish I could give this property 5 stars, but the level of disappointment is just too high! From lack of communication, to gas leaks (TWO) that literally could’ve killed me because NO ALARM sounded & one was a slow leak, so it was extremely hard to detect! Thank God for leaving for a few days & coming back! Wasn’t until AFTER all of that is when a NATURAL GAS alarm was FINALLY installed! Property is beautiful. Amenities are great & location is amazing! Also they have pretty good resident appreciation activities monthly or more!

This place is toxic. Management is rude and unresponsive. Any time you call the leasing office you get re-directed to a call center out of state. Not to mention the horrible state of maintenance of the facility. Every hallway smells of pot or of pet odors. This community is definitely not no smoking.Additionally, after move out the bill for our final months utilities was sent directly to a collection agency, which started harrassing us with calls and emails for payment less than a week after our move out date.

A few weeks ago my mom and I went on a tour with Brittany!!!! and she was AMAZINGGGGGGGGG! I loved her spirit and her understanding of what we wanted and what we were looking for. Also my son loved her and he doesnt take to anyone. She was very knowledgeable of the community and the apartments along with the layouts and she really just was great! The way she knows her residents and her future residents really stood out to us. Tour with Brittany!!!

Great Evening, Im giving 5 stars. From the moment I toured the complex Michelle and Shaina did everything they could to make sure I got in quickly because I was in a hurry to move right away. Both ladies were very patient with me as I had computer problems with application. I kept asking for a different unit they both were very patient with me. Once I moved in there were a few maintenance request and DeLaine, the manager got Kevin, Michael and the rest of the technicians to immediately address and correct all the requests. Michael and the team arrived at my unit on time and remained until job completed. Michael even came back later to check on the air conditioner requests after he completed later that day. The only issue I have is the hallways in this building arent kept as clean and smell good as the main building. The stairways need attention as well. Im a bit OCD so I see everything. I feel each building should be cleaned daily just as main building. Still giving 5 Stars but this building on every floor needs a little attention. Hopefully this will happen this week.

Toured Modera Sandy Springs with Shaina and was impressed. Nothing like the reviews I’ve seen. She was very professional. She took her time showing us around the community and found us the perfect apartment home. She is very knowledgeable. All in all we have been living here for two months and we haven’t experienced any issues. The gym is great. Haven’t used the pool but we are excited for Spring and Summer. Weekly events and the ladies in the front are always so pleasant. But decision we had last year.

Toured this property with Shaina and had a great time. She is a lovely and competent representative of the management.As a resident I must say that all the management clerks are helpful, respectful and professional. Any time we have a problem they move to address the situation by responding quickly to any communications. Mia, Michelle and Tiffani are real problem solvers who listen to concerns and respond thoughtfully. They even put up with some heated negotiations from my partner and kept their cool. Still they greet us with the same kindness as always whenever we are downstairs.No place is perfect but I really appreciate knowing that I am heard by the management of this property. So glad I moved here.

Update 2020:I keep the stars so you know I have the experience.TLDR: Since later 2018, the property starts going down the hill overspeedingly. The management has been changing just like a factory pipeline. They only cares about to take your money instead of taking care of you.CONS:- Construction noise + garbage truck noise, free morning alarm for 30 min. And racing car / fire fighter truck noises...- Construction Dust: the dust in room is over the normal level when you run the A/C, which is supper bad thing.- Poor Management: expecting three days delay in email, it was half day before. If you call, you can only dial to the center line and leave a message for the front desk, which usually is the end. They will call you back pretty quick if you own them money, 100% sure.- No improvement on security and potential risk for COVID: If you know the shared package room, you know what Im saying, I lost $3000+ items, I know one neighbor she lost $2000+ things. Whats the worst? ZERO help can be done from the property.PROS:- The maintenance team is real real good.---A lovely night with all my neighbors on a wine down Wednesday. The management is really kind and the community is fantastic interesting.

I wish I could give more. The property is beautiful but the communication is atrocious. Myself and two others have been attempting to move in. We spent $525 on fees and have not heard back. We have left countless voicemails and sent numerous emails. It is very saddening. Please go find a community that values you.***EDIT: since I contacted they have tried to run my credit 21 times.

We love living here. We just resigned an 18 month lease. Its a beautiful community, that they keep improving every day. We really love all of the office staff and our maintenance team are the best ever! Also best pool in Sandy Springs. Salt water, and full sun until around 6:30 every day.

Wonderful apartments! I toured on a weekday and was greeted by a nice lady named Shaina. She was friendly, helpful, and very knowledgable of the property. She presented me with a few options based on my criteria and she nailed it on the head pretty for the most part. Walked me through the entire process. And it was great deal. I went there on a Saturday to look at their apartment. Someone by name of Shaina gave us a tour. Her stiff and abrasive personality was a big turn off. Advice to Management: If you really want to lease out your units, you need someone with a gracious and welcoming personality behind the desk. Not someone that thinks she is doing your potentials tenants a favor when giving them a tour.

After living here for 2.5 years, I like many others will be taking my money right next door, to the Brand New apartments that were just built. Stopped in for a tour last Sunday at 4:28 and asked the leasing agent, Shaina for a quick tour. She quickly said no that they closed at 5pm. Disappointed but understandable as they were closing in the next 30 minutes. Came back, today being Saturday and met Shaina again and asked for a quick tour. Her response right away, was “do you have an appointment?”. We did not and she had 20 minutes until her next one but that wasn’t enough time even though we politely said we wouldn’t need to see everything. Long story short, she was very rude and felt like she was doing a favor for us (which she didn’t do) but as a leasing agent, we felt very turned off by her attitude. We really liked the spot but there’s plenty of comps nearby with similar amenities, units and pricing. Definitely lost a potential lease.

Camille assist me during my decision making and move in. I was back and forth at first but honestly my move in was based off of Camilles professionalism and she was always so helpful. I didnt find out about the rest of the amenities until I moved in which now makes me even more excited I chose Modera.I absolutely love my new apartment and Im very excited about all the amenities thats soon to come. Run don’t walk away. Elevators rarely work. When they do they are basically freight elevators. Cheap construction so road noise and noise between floors is unbearable. The lobby is nice but that is about it. Management pretend they care but they are just trying to stabilize the property to try and flip it. The property will continue to decline as additional inventory comes on line in the area. Don’t live here. Look anywhere else. Don’t be fooled by the lobby.Ask to have sound tests done of the rooms. They will lie and say it’s quiet. It’s not.Also look at the other reviews. Including the responses from management. They are more apt to defend their incompetence then doing right by the residents.I’m telling you. Live anywhere but here.

It says a lot to say that this will probably be the first apartment complex in 7 years that I will actually probably sign papers to renew my lease. This staff are WONDERFUL, from my lovely ladies in the office to the super nice security guards. Everyone is always so professional, courteous and VERY helpful. And another added bonus is the property is close to one million things; as far as grocery stores, restaurants (including late night eats!!!), relatively short drive to perimeter mall, and other various stores. You really can’t ask for much more, except being close to the highway....which it is. I am a very particular person about where I live and what I feel is worth my dollar, and this new beautiful home of mine is WORTH it. It’s definitely Linda approved for a BOMB price and quality. I owe a big thanks to Alanna and Camille for convincing me to secure a spot here, definitely loving it.

I haven’t even moved there yet and I’m extremely excited about moving to this community! Customer service is the best! They have gone over and beyond expectations to make sure we are happy with our stay. It’s hard to find awesome customer service these days! I want to especially thank Alana S. For being so helpful in the process. My husband and I appreciate the kindness she has shown. I wished they had 10 stars because this place rocks! This place offers awesome amenities. My husband loves the gym! You won’t need membership after you see the gym! It will definitely feel like a sta-cation for sure with how this place is set up!

Don’t try and leave at 7.30am as the garbage truck blocks the road.“Valet parking” for 1 restaurant and your guests will have nowhere to park.Go look elsewhere!

Alana and Nikki have also been wonderful, making sure I have felt very welcome since day 1. Love living here. The amenities are incredible, especially the gym. Management and staff are amazing and genuinely care and address any concerns you may have in a timely fashion.The best thing bar none are the events that management throws. They have taken the community to Rumis Kitchen, cater brunches, and more events are planned as we go into the summer.At minimum, stop by the office and check out a unit with Camille. She is awesome!

DO NOT MOVE HERE!!! This is a warning!!! Management is beyond rude and condescending!! Walls are PAPER THIN, I can hear my neighbors breathing! The garbage chutes are in the garage(!!) so you have to walk and take the elevator to throw your trash out, and it STINKS because the garage is not airconditioned. There is a package room which is constantly OVERFLOWING with packages - have fun looking for yours.Elevators are constantly broken, garage gate has been broken for god knows how long now.Hallways REEK of Weed!!And Leasing Team is a complete and utter joke, they are RUDE and arrogant and condescending. Especially this girl Jordan who sits at her desk with a scowl on her face, and wont even say hello when she steps into the same elevator as you. This is NOT a luxury building! STAY AWAY

I lived here briefly for 6 months. It’s a nice looking community but being brand new there seemed to be a lot of maintainence issues. The worse issue was water flooding due to some malfunction causing the sprinklers and fire alarm to go off.That’s was the final straw for me to cut the lease short and pay the lease termination fine. It was getting to the point where the hassles were not worth the “luxuries.” ymmv.

The features/ appliances and amenities are excellent by every standard but what makes this place in a league of its own is the office staff. Everyone we’ve encountered is amazing, very pleasant and professional from the minute we walked in for the first time until this day especially Alana Sabel. These reviews have me totally confused. Ive been living here for a year this month and my experience has been nothing less than above satisfactory. I just placed a maintenance order 30 minutes ago, figuring it would be done by tomorrow afternoon and hes already here fixing my garbage disposal. Management and Leasing staff in my opinion is ON IT!! I mean we get constant emails keeping us up to date WITH EVERYTHING. Theyre friendly enough, I mean hell theyre human, no one is jolly all day everyday, get over yourself. I send an email or call and I get a response and its handled, not sure what ppl want. The building is clean, safe and the amenities are 95% of the time able to be used. THIS IS APARTMENT LIVING. Live on the top floor if you dont expect to hear foot steps over you but it will happen everywhere. Why blame management/leasing?

The entire apartment is built horribly, quantity of construction, fixtures, everything, bad... I’ve been in multiple apartments over the year but the sheer incompetence and lack of experience that is displayed by Tiffany and her team is pitiful.The classic bait and switch is in play, well show you our nice amenities and clean rooms to distract you from the truth problems that lie beneath. The water leaks, the gas leaks, constant reports of mold it’s all there. Modera is fantastic! They are so helpful with the move-in and the application process. After a few hiccups, they got me squared away with the best apartment. They do everything they can to make sure everything is as smooth as possible. The staff is so welcoming and move quickly to make sure that any issues are resolved; from light bulbs to holes in the walls from movers. They keep the hallways and common areas clean all the time. The community is great and very upscale. I would recommend this complex for anyone looking to live in the Sandy Springs area.

1/24/19 Update. Been a resident for almost 7 months and this place is still 5 STARS. The Leasing Manager Tiffanie Sneed is the absolute best, SHE IS ON IT. I literally have ZERO complaints. The place is run very well, makes you feel like your dollar is appreciated. Clean and safe, I wish we signed a 2 year lease.Erica is the BOMB!! The staff here is amazing, and great location. I love ppl who love there job. Theres all new staff in the leasing office, but just like the old staff they are amazing. Trent in maintenance helped me with my move in and is always quick to help or fix any problem I may have. The groundskeeper are nice and friendly. OMG! Where do I start? From the very beginning, Modera has felt like home. When we initially viewed the property 6 months before moving in, we knew this was it. We are always greeted with enthusiasm when coming home, and have been given great customer service before, during, and after the rental process. Camille is absolutely wonderful and is always going above and beyond. She ensured everything we needed could be accomadated, and always had a solution for whatever couldn’t. The apartment itself has a good floor plan and a modern feel, and they come with a nest already installed which is pretty great. Trent and the maintenance team are also stellar, and the few minor issues we’ve had since move in have been handled with urgency. It’s close to everything, and the property hosts several events a month for you to mingle with your neighbors which helps you feel connected. Long story short, this place is amazing especially for location and price. I’m never leaving 😉

This question is for the corporate team: where in the world did you find your staff and how the heck did you train them?I have only recently moved in and every single encounter I had with the leasing office agent was extremely negative and hostile, for no reason!! I asked them a simple question and they always responded with some passive-aggressive bs attitude.I really like this general area and would really like to renew my lease and advertise this place to other people, but the thought of having to deal with rude staff just cuz they dislike their job really ruins my experience here. If I have done something to you then ell me but sorry I dont recall any bad encounters between us. However, if you are gonna give half of your residents bad attitude, maybe Im more justified to share my true honest experience here so others can know what they are expecting.Please take your residents feedback into serious consideration. Im more than happy to chat with a general manager or corporate officer to share my experience.

My SO and I looked at 7 apartment complexes in Sandy Springs / Dunwoody before we settled on Modera. Alana was incredibly helpful in the application process and has been very responsive since we moved in. The staff is very friendly. The neighbors are nice and quiet.The online system to make payments, submit work orders, etc has been great and very useful. Maintenance is very quick (so far less than a day turnaround). The 24/7 package concierge has been quite useful.The apartment is gorgeous. The gas stove was a huge plus (this was only the 2nd complex that offered this amenity). The only gripe is the parking deck is a little tight with smaller than ideal parking spots. Overall, great experience so far! Would recommend!

It’s unfortunate that a property that had so much promise missed the mark like they have.1). Marketed as high end luxury - the property was built extremely cheap which includes floor joists (and no sound proofing between floors) and windows and doors are lowest quality double pane windows so there is zero noise cancellation. Management will claim its normal. Trust me and the other residents when I say this. It’s far from normal and it’s rude for management to say its normal. Response from management (we’ve done everything we can do see #5 below).2). Elevators when they do work (they often don’t) are freight elevators 24/7 with freight blankets adorning the walls in elevators. Say nothing about the flickering light in the elevator that has been broken for months (response from management “we’ve done everything we can do fix it — see #5 below). Not high end at all.3). They forgot to build a place to store dumpsters where garbage trucks can get to the garbage without lining up dumpsters out in the open most days of the week. It’s a disgusting site and not high end. Finally reported to the government and they forced the dumpsters out of the road at least (still in view). Will continue to apply pressure through government. This is how you have to approach this management team.4). Marijuana smoke on hallways quite often. Try explaining this to a child. Say nothing of the fact what type of people stay home and smoke weed all day. Say nothing of the fact it’s illegal. Not high end.5). Condescending and rude staff that while they want positive reviews as that I’m sure helps their bonus structure they aren’t helpful. Their answer for everything is “we’ve done everything we can do.” The reality is no they haven’t. They’ve done everything they feel like doing. Any more would require they actually work and do the right thing and that would take too much effort. Not high end.The property will continue to go down hill. As soon as the property next door opens quite a few people will move there forcing the rent down on Modera and resulting an even lower quality experience. They know this but they may actually be ok with this (they will most likely have sold the property by then).Seriously consider any other property but this one.Many of the five star reviews on any site were paid reviews (just look at how many other things those people reviewed - rarely do “real humans” have over 100 reviews).Don’t let management try and convince you otherwise. They are paid to get you in...remember this. Don’t do it.

My boyfriend and I moved to Modera Sandy Springs about 2 months and are happy to say we love it here. The building is brand new and clean, and the units are beautiful and contemporary. Also, the location is super ideal! We did have an issue with our upstairs neighbor playing loud music into the late hours of the night. However, the property manager Tiffanie jumped on that issue, and worked out a solution with us. She is awesome and so helpful. We are so thankful for her! Last but not least I have to mention maintence man Trent. He has been so nice and gone over and beyond for us whenever we needed the assistance. He does really wonderful work. Make sure to ask for him if you are a resident and in need of maintenance.I know that for us kindness goes a really long way when we are making a new place our home. I think we made a great choice by choosing Modera Sandy Springs!

Placed looked nice and all, wait time to see someone was pretty high, everyone seemed nice, reason why didnt go with this option is because spoke to several residents and they were very unhappy and also the bad reviews made a big impact on my decision specially when im running away from those type of issues in another complex cant go thru that again

The building & apartments look nice. I never hear any of my neighbors, and front desk people are very nice. The amenities are a HUGE let down. The gym is nice, but the pool area is small. It will definitely be a problem once the buildings are filled up. I viewed Square One across the street first, and Modera stated their pool area would look just as good if not better. THAT IS NOT TRUE! I asked would the club house have games for my son like Square One, and they stated yes. Onced they finished with it I realized that also was NOT TRUE! It just has more seating. Now that is one thing they do offer, alot of is seating! They have it in the main entrance, the so called computer room, outside area and club house. Also, for the price we pay you would think we would have valet trash pick up, but NO! We have to haul are trash through huge buildings searching for trash shoots! Last, you would think this is a horrible area high in crime. Because all day, and all night you hear the police going up, and down the street. I think the building is located right next to the fire and police department.

If you like loud noises, construction dust, long hikes to the trash room, long walks to get your packages, unhelpful staff, then this is the place for you.I fell in love with the Modera Sandy Springs instantly and applied the same day I toured the apartment. BIG mistake.After moving in, it showed what living here is really like.The apartment itself is beautiful!! But thats pretty much the only positive thing about the Modera.The apartment is great, beautiful layout (I have a corner unit, so lots of natural light!). But.. here we go:Whenever it rains, my entire Balcony gets SOAKED, it literally pours into my balcony and the water even reaches into my 2nd bedroom, I have asked staff multiple times if there is a way to prevent that, to no avail.Outside our apartment is a non-stop everyday (except Sunday) construction scene, and it is LOUD!! Like, you-cant-even-read-a-book-in-peace-loud. It is CONSTANT beeping, drilling, hammering, bumping, clonking, etc.On top of that, even though the Modera claims to be brand new, now there is construction RIGHT outside our windows and balcony, like, the-construction-workers-can-watch-you-sleep-close. My balcony is completely obstructed, and I cant even remember I got a good nights of sleep without being awoken by some sort of construction noise.Not only am I dealing with obnoxiously loud construction noises, my air quality has gone down drastically, I have a device which measures my air quality, and during the day my air-quality is so bad, I had to buy an expensive air purifier!!Im on the third floor, yet, with my windows closed, I can hear EVERYTHING that is being said outside, I hear every car pass by (and for some reason, every other car revs their engine so obnoxiously loud that I want to throw eggs at them!)Now, if you receive mail or a package, you can now take a good 5 minute walk to the package room, there is NO way to get packages delivered to your front door - EXTREMELY annoying when you are expecting larger and heavier items, as you then get to lug them back to your apartment.Furthermore, want to dispose of your trash? Have fun, the trash rooms are located in the garage, which you have to access via elevator (which is frequently out of service). So to take your trash out, another 5 minute walk. And the trash chute is RIDICULOUSLY small, I have sliced my fingers multiple times trying to squeeze my trashbag through it. Super annoying.And now the Elevators, they are CONSTANTLY OUT OF SERVICE!!! For some reason, every other day I have to take the stairs to go outside to then go back in to the garage to get to my car, also quite annoying.And the staff unfortunately is anything but helpful, whenever I ask something or have a request, I feel like Im being the biggest nuisance to their day.I love the apartment itself, but like I said, thats unfortunately the only positive thing I can say about living here.

Completely take back my first review a few months ago. We are not happy here at modera! We were first told the construction would be complete in May. Here we are it’s almost July and the construction is no where close to finished. The construction right by our apartment is extremely loud. Not to mention they start at around 4 in the morning (team no sleep). We had easy access to our apartment until they started doing construction on the bridges and now it’s a maze to even get to your apartment, very inconvenient for groceries. My husband and I are highly dissatisfied and had we known the construction would take this long we would have never moved. Do not reccomend to anyone who likes to get a tad bit of sleep!

I have retired and my wife and I sold our large home in the country and moved to Modera Sandy Springs after looking at 2 dozen or so other properties. Its like a resort. I walked to the grocery store (3 are in walking distance) for the first time in 62 years. 23 restaurants are also in walking distance.Being older and a licensed real estate agent, you might say I have a different perspective and Im very picky about where I live and how the property is managed. From our initial contact with Erica Carswell, our incredible leasing agent, to Marcus and the maintenance staff, the level of professionalism and attention to detail exceeds even my expectation. It is also a great mix of people, young and old from every background and the comradery at Moderas well planned social events is something my wife and I look forward to each week. On a final note, as I was leaving the well appointed gym after my morning workout, there were two cleaning staff high atop step ladders wiping down the walls in the lobby. Just part of the routine cleaning as I understand. Definitely not your average place to call home.

Lets just say, my lady is NOT always easy to please. Through a few hiccups Moderas leasing staff, namely Tiffanie and Nicki (I believe is her name) have gone above and beyond in terms of Customer Service and thank God cause I was able to get some sleep lol.Honorable mention to Trent in maintenance. Always pleasant, professional and trustworthy! We absolutely feel our dollar is valued and thats greatly appreciated!!

****UPDATE to my previous (5 star) review****Modera Sandy Springs has gone down hill quickly! When Alana and the rest of their “start up” team left, they were replaced with much less qualified people. The parking is horrible. There is no truly accessible guest parking. They will sell you on the street parking and 6th floor deck space for guest. In reality all of the street parking will be taken by the valet for the restaurants below. You will get booted if you or your guests park in retail parking but the restaurant customers can park where ever they want (including in the visitor parking). There is no call box on the gate so the guest parking that is offered on the 6th floor in not accessible unless you come down, walk into the gate, press a button on the gate to let it up, run back to the car and speed in hoping the gate doesn’t shut on your car. If you are alone and have a loaner car or your not in your car with the gate sensor it is literally impossible to park your car in 6th floor guest parking and you will get booted if you park in retail parking. Because there is no true after hours way to contact the leasing office (besides the after hours call center leaving a message for the next day), if you do have any parking issue and you have to park outside of the gate you will get booted.They promised us 24 hr concierge and security. The security guard comes for a few hours in the evening and leaves around midnight. If you do have an issue you can call the courtesy officer but don’t ever expect to get a call back. He’s literally completely unresponsive. If you don’t know what a courtesy officer is, he is a sandy springs officer who lives in the building and is supposed to help with issues like noise complaints or after hours parking issues in exchange for reduced or free rent. But this particular officer literally does nothing.I would not consider moving in here until they make some serious changes!!Below is my previous review! Before things went down hill!—————————————————————————Modera Sandy Springs is amazing. Alana and Camille are super helpful! From the residents to the staff, it’s a very diverse crowd, which we love! Everyone is extremely friendly and eager to help with anything, especially the maintenance team. They are the best! Marcus is on top of anything you ask for. The gym is great! Unlike a lot of other apartments the gym actually feels like a real gym. Lots of mirrors, good equipment, high ceilings, TVs, music. They have several resident events per month which is nice. Also, 24hr security is great. The pool and the cyber cafe are almost done but they look like that are going to be great as well.The only thing I would say bad about the place is there is one leasing agent who is a bit strange. She seems to never know what’s going on. But don’t let that give you a bad vibe on the community as a whole. There are 4 of them there so you can always just talk to someone else. So just make sure to ask for Alana or Camille!

My boyfriend and I came here while we wait for the Modera in Vinings to be finished, so we will be here a total of about 2 months.Staff Alana and Trent are great! Nice pool area you can reserve for parties with a view of the king and queen buildings. Cool mail package system to keep things save and easy to get to any time. Nice dog park and zen garden. Free wine twice a month and snacks occasionally. The gym is great and is brand new.They take issues seriously, if you break rules you will be warned and then asked to leave on a second offense which is great. (Just dont leave dog poop everywhere and you wont get kicked out).This place is by so many things. We recommend Huey Lueys (marg specials/live music) which is right down the road.Sucks that my apt in Vinings is delayed but this is definitely not a bad place to wait it out. If I worked closer we would just stay here.Also - to the person who complained about not having valet trash, valet trash is disgusting and the hall ways are closed in so it would smell like trash all the time. I would never live somewhere with valet trash! EWFor complaints about construction, one of the buildings is not finished... how would you think they would have been done already? Of course not. And construction could not have woken someone up at 4am since they never (And are not allowed to..) start construction before 10 or do it after 6. Ive never seen them go against it. It could be a little loud if you work from home but they make it obvious they are still working on it before you ever move in.Someone mentioned there arent games in the club room? Yes.. there are. Scrabble and other board games, table tennis, shuffleboard... what else do you want? This review made it seem like Modera lied, when they never did and there are games.

Really a 4.5 but I rounded up.The application process was a breeze, picking our apartment was a breeze, actually moving in was a bit of a challenge. The property is brand new, so new that it isnt complete. This created a complication moving in but Ill get to that later.PROSCustomer Service- Camille (who helped us) and the ladies in the leasing office are phenomenal. She made the application process easy. When our original apartment got delayed, she apologized and explained the situation and walked us through options. I was inclined to start looking other places but her transparency was what had me stick with her and Modera Sandy Springs.Maintenance- I had an issue with my lights flicking and the maintenance team responded quickly, explained the problem, and gave me a real timeline for repair. The garbage chutes werent ready initially but the maintenance team valeted our garbage until the chutes were ready. The halls and elevators are always pristine and I often hear them vacuuming.Property- This may be a bit premature as the sky lounge, outdoor theater, and business center arent complete but if theyre anything like the club house and gym then theyll be phenomenal.CONSParking Deck- Its located next to the zen garden and the dreary gray lot takes away from the cache of the zen garden. Camille assured me that they will paint a mural to disguise the deck and add to the ambiance. The other thing about the deck is that you have to be EXTREMELY careful due to limited turning vision. It is poorly engineered so there are blind corners where you have no clue if youre turning into an oncoming vehicle. Ive almost got into two accidents.Property Manager- You can never have a good thing without drama and Modera has drama in the form of their property manager. We (my girlfriend and I) initially settled on a 1 br. We submitted an app to place a hold on the apartment in Sept. of 2017 with the understanding that wed move-in Dec. 2017.The completion of the apartment was delayed until late January which did not work as I had already submitted my notice to vacate and my gf had listed her condo. Moreover, we purchased living room and bedroom furniture to match the apartments color scheme.Camille walked us through our options and asked us what she could do. Instead of making a big deal about the apartment not being ready, we agreed to lease a two-bedroom at the midpoint price between the 1 br and 2 br. Although Modera was responsible for the construction delay and considering we already purchased furniture and hired movers, the property manager denied our request to meet us halfway. She said shed give us a $200 giftcard for our troubles. She even suggested that we look at other properties in the area. STRIKE ONE! We were furious and had to get regional and corporate management involved. They instructed her to work with us. We agreed to the going rate with at two months free (the same deal every other 2br tenant received). We didnt want to create too much drama since Camille was so great to us.The next thing involved the clubhouse. I wanted to have an NYE event at the skylounge but it is still under construction. The skylounge and clubhouse can be reserved by tenants for a clean-up fee so I wanted to reserve our clubhouse for an NYE celebration. The property manager simply said no. It was completely arbitrary. She offered no explanation. Just said no! This is STRIKE TWO with the property manager. We agreed to the going rate despite her having an edict from upper management to work with us. She made a completely arbitrary decision that runs counter to the established process for reserving property amenities. If she gives us any more problems, I am going to turn up the pressure on her to her superiors. Ive past my point of pistivity with her!I hate to end the review on a sour note. All in all I have had a tremendous experience living at Modera Sandy Springs. Its convenient to the city & airport. Sandy Springs has really come up with a plethora of great social options. I prefer it here over ITP living.
