My girlfriend and I just decided to take a chance and pop into the leasing office to see if we could find out any info on the complex. The woman who greeted us was super helpful and personable. She even gave us a tour and found us an apartment that fits our budget. We ended up applying that same day!

Moving into this complex has been the most horrific and traumatic apartment experience ever. Move here at your own risk. This complex is poorly maintained and has a roach problem. Never in my life have I lived in a place roaches 🤢. Management seems not to care. I have even gone as far as to hire outside exterminators who indicated an overall roach problem in my building. The walkway on my floor floods when it rains and the ceiling outside is unstable and leaky. It looks as if it will collapse at any moment. Management has done nothing to address this issue expect state that they will treat the issue.😤😤 The gate is broken weekly and the trash compactor is always over flooded. Pictures below

Ive been living at The Pointe for a few years now. Living in a 1 bedroom renovated unit a floor above the parking lot and have really enjoyed it. The complex is located a walkable distance from so many stores and food options. I really enjoy the fire pit and bocce ball courts that were installed a few years ago. The pool is well kept and has nice seating areas. There are no elevators (stairs only) so moving is a bit of a pain. There is ample parking lot space but the placement of the spots doesnt necessarily match the number of units in that area - only a problem for a few of the buildings. The community garden and dog washing station are nice additions. Would definitely recommend for the price.

The facilities are deteriorating fast due to long neglected maintenance. The new management has to take care of a lot things ASAP. Water gets shut down community-wide often, for some shoddy plumbing repair, that is never fully completed. On top of that the water bill here is shared so you pay even if you dont use. The pool needs cleaning, unsightly with green algae on the pool walls. The pool bathroom/showers are leaking and theres mold. The gym cable machine is broken, and people are taking the weights away at will. The gym toilet never has enough soap or paper towels. The Luxer package room has been inoperable for the last week. The main trash compactor has also been broken and theres a mountain of trash outside it. People leave their trash in the breezeways, with smelly juices leaking, but theres somehow no deterrence to it. Breezeways are not cleaned either. The back gate breaks once or twice a week, gets stuck in the middle for some reason and stays half open. The new management has lots and lots to take care of, and not sure how fast they can manage to bring this old place back to a livable one.

I had lived at The point for just over a year, and at first, it was pretty great overall. The issues started about 4 months in with warmer weather and rains. We started noticing roaches here and there. Our house was tidy, and we were all pretty good about keeping food picked up, and not left out. We notified the office and they informed us they would come spray. Nothing ever happened, so again, we notified the office with pictures of where they had started living in some of our electronics to express it had gotten worse and it wasnt just bugs, and they assured us someone would stop by the next day. No one did, so we called back in asking the status, and we were notified they had come by and knocked but no one was home. The thing was, three people were home, with one person working in the kitchen all day, so they had lied. We called for a 3rd time and someone had finally come and sprayed behind the fridge, but didnt check anywhere else. There wasnt a noticeable difference, cause at this point the issue had gone on for +2 months. We again called, someone came and put bait out, but at this point I was pretty much over it.They were also increasing our rent by 50-75 dollars a person, without any explanation. I understand prices increase, but with no improvement to the location, and amenities being closed for the pandemic, it hardly seemed fair for them to request a rent increase like that. If the roach issue would have been dealt with in a timely manner I might have stayed.I have heard since my experience the management has changed, but I cannot speak on them since I was already gone. If you do decide to stay here, dont stay on the bottom floor, as I had heard from other individuals in different buildings that they had seen roach issues as well.

If I could leave a zero I would. The complex has changed companies and this is the worst renting experience I’ve ever had. The “secured mailroom” is chaos and two of my packages have been stolen. The pool area is disgusting and you can’t even swim because the pool is so dirty. The trash area is overflowing with garbage to the point of spilling into the parking area. I’ve requested maintenance twice all of which haven’t been attempted to fix the issue. (Toilet water won’t stop running and bathroom tub has has peeling paint) There is dog feces everywhere you walk. DO NOT RENT HERE

At first I really liked this place, everyone was so kind . but one day while the apartment complex was being serviced by contractors cutting bush and grass. My car’s windshield was broken. I told the office and even got them to come out and see what happened, but they quickly responded and let me know that they are not responsible for my car or any car on the property. I asked to see the video footage to prove what happened... and another surprise, they told me that they have no cameras .. I do not expect them to have the place on lock down .. but no cameras?? Really?? I honestly feel like my issue was not taken seriously. They didn’t try to contact the contractors and worst of all they didn’t even follow up .. I’m still waiting for a call or email back for something that happened over 3 months ago .. but great location I guess :(

The location here is great if you like to be able to walk to the grocery store or one of the many places to eat/drink nearby. The management here is super friendly and I have never had any issues with repairs/requests. My only critique is something they cannot control and that is people not cleaning up after their pets or leaving trash outside their doors. HORRIBLE management. Not helpful or responsive at all. Your belongings get damaged here at propertys fault. I am very frustrated and upset with the management of this property. On March 19th, as I was leaving through the resident gate, it closed on me while waiting for oncoming traffic to pass through. The gate scratched and dented my car. I talked to Bennett, the manager, and she said that the reason it happened was because management had changed the timing of gate and it was having glitches. She said I would be compensated for the damages once it had been fixed. It is now May 3rd and have not heard back. I have reached out multiple times to get compensated for their mistake and I have not heard back. This cost me roughly $2000 to fix. Management is horrible. Gates do not work properly. The management and maintenance staff have been friendly and positive since day 1.Management is incredibly responsive, returning calls and emails in 24 hours or less. They are also always coming up with creative and fun ideas for community engagement: holiday themed events, friendly competitions, even food truck nights!Maintenance staff are an absolute delight. They are so empathetic when we need assistance and always assure us that they will work quickly to resolve any issues that pop up. The biggest maintenance issue we had was our air conditioning cooling a bit slow in the summer (it happens) but Chris made sure we were taken care of and took the extra effort to keep us informed on progress. Other than that (very small and one time issue), our apartment has been a reliable and comfortable place to live! The grounds and landscaping are beautifully maintained! I feel proud of how intentional and colorful it looks even though I literally had no hand in making it that way. My guests always comment how surprising it is to see so much greenery in an apartment community. The pool is GREAT, like being at a mini resort. I typically go during low peak times on Sunday mornings and can often get the pool to myself for a solid hour. We have also taken advantage of the on-site storage unit rentals - VERY convenient and multiple sizing and rental price options. The location is fantastic. Everything is walkable. My partner and I frequently walk to the nearby park trail, to get groceries at Publix, and pick up Zunzis from across the street.Multi-generational families, young couples, a single person with 2 puppy roommates - this community is perfect for everyone. They charge you for electricity in common areas of the complex even though the rent is already on the higher end. They do a shady “allocation” for billing water usage that is set up where if you were gone for three months you would pay for water the entire time as if you were at home actually using it.All that is whatever, I should have understood my lease better. But then there are the fees they try to get you with after signing a lease - like saying new fees are expected to register animals and if you leave your mail for more than 2 days. The fees never stop, even though my rent is always paid on time. But here is the real kicker, during a pandemic- when I lost my job specifically because of covid- and with making the request to terminate my lease 3 months in advance, they will not work with me and expect a $1500 “early termination fee.” I was willing to pay the rent but is a fee really necessary in such an unprecedented circumstance? It’s like they are trying to make money off the pandemic. Also the gates never work, random people always come in and out, mail doesn’t get delivered or is stolen, and it no longer feels safe here. ThePointe group as a whole is bad and I would rent from anyone else.

Just a suggestion, maybe spend a little less on your swanky new office and unnecessary bocce ball court and get adequate trash service!! I only gave this place 2 stars because of the awesome location. But now that there are brand new apartments nearby why would I want to live in this dump...literally. I am embarrassed to have guests come visit me because of this trash eye soar. I hope our neighbors call the city because surely they can smell the horrendous trash smell as it makes the whole area stink as the trash bakes in the sun. In addition, the management and maintenance requests are never followed up on the first request. EVERY maintenance request requires me to follow up 2 - 3 times or just never gets done. I am a current resident at The Pointe at Collier Hills and I have a month and a few weeks left on the year lease that I signed. I have never truly regretted making a decision especially one that pertains to my shelter. You’d think with paying close to $2000 a month, the level of service and just the overall interaction with the management staff would be better.I should’ve known when I initially moved in that I’d have problems here. A friend of mine moved here a few months prior and felt that things could be better only after I had made the decision to move into the apartment community was that expressed to me. I have added the pictures to better explain and give a visual of my current situation. This is one of many incidents that have taken place since I moved into the apartment community. Just to briefly give a summary of my experience upon moving in I was never walked through my apartment I was literally handed the keys and a folder with paperwork. I had to ask for them to send me the link to pay my rent for the first time because it was never explained. Well it was never sent and they also added a late fee although I had asked an hour before the late fee was added. That’s the first situation and I’ve experienced multiple. A water incident back in July, multiple maintenance situations, my guest was harassed and held up at the gate by a resident and the management condoned it right in front of me and made an excuse even, a break in occurred in November and my glass was broken out of the back patio door and it took them over a week to fix it. I am here now, yet again another water incident which resulted in the ceiling falling down along with gallons of water onto myself and my dog in the wee hours of the morning. The pictures posted are real time pictures of the state of my apartment for 11 days after the water incident occurred on 12/10/18. Not one time did the management ask was I ok nor had they even attempted to come over to check the state of my apartment which was uninhabitable. They told me I’d have to go through my insurance company again for the 3rd time and I have still not been handled appropriately, the company’s attorney even attempted to treat me inappropriately and talk to me very aggressively.Empathy is clearly not the company’s strong point and they seem to struggle handling things in a timely manner. I have been told they don’t know who the properties insurance company is, which is what the property manager told me. The attorneys have yet to comply with me the property manager told me they are dealing with a very big case. I asked to speak with the owners and the property manager told me (even after I expressed this situation has yet to be resolved or really talked through after almost a month) that I should keep in mind it is a holiday week and not everyone is in the office. This has been the most mentally, physically and spiritually draining occurrence that has transpired in my life to date and between me having to be mishandled almost on a daily through my correspondence with the management. I have experienced a decline in everything in my life from this situation, my professional/financial, academic, and just my mental/physical health. Even when I’ve expressed this in my several attempts to settle this matter, I feel the property manager thinks it’s a joke because she constantly chuckles, giggles and I suppose she attempting to make me smile throughout the process of dealing with such a chaotic situation but I have yet to find any humor or reason to smile at any point since this all transpired, as I have truly been trying to maintain composure and keep my mind off of it all to keep from breaking. I am exhausted at this point and wouldn’t wish this on my worst enemy.Anyone who knows me would know that I am a neat freak, OCD and just an overly clean.P.S. They haven’t prorated my rent, never asked me to move into another unit until the work was done and I almost had to beg them to clean it after they were done destroying my personal belongings.

I’ve lived here since July, and (knock on wood) have not had any issues. Neighbors are friendly, community is quiet, pool and common areas are kept clean and very enjoyable. After doing a ton of searching, there is not much else you can find in the area like this. Also, lots of very cute, well behaved dogs in the neighborhood which is a nice bonus.

I have been living here for almost two years and it has been a pleasant experience. The current management and staff are friendly and accommodating. The gated community is quiet and very clean (even with lots of Pets and Children) and I feel safe and secure. One complaint is rent control doesnt exist here, and the only other complaint is the occasional bug sighting, but maintenance is very quick to respond and from what Ive heard about other apartment communities, the pest problem is much more under control here at the Pointe at Collier Hills. I just renewed for another year, because I dont think I could find any better for this community and with all the amenities. I would definitely recommend this as a great place to live.

This property is incredible! It’s a great location and all of the units I was showed are amazing. The staff is very professional and Selma was an absolute delight! I’ve visited plenty of properties looking for a new place and this was one was by far my favorite. The office is modern and chic and very accommodating on a busy day. I definitely recommend The Pointe to anyone looking to move to the area :)

The water company this property uses is a complete rip off! Never seen a water bill so high! The way the calculate usage is ridiculous (meters whole building) so no matter how many times u try not to flush the toliet bc sewage is 40%. U will always LOSE trying to reduce cost, I loved my apartment but I cannot deal with these unnecessary fees and cost!

Besides the great location. Im looking forward to my lease ending next year. I’ve called/emailed about the gnats Being a problem numerous times and gotten pest control. I was told to do the Apple cider vinegar with soap trick which i do but this is unacceptable at how much i have to do that. It’s out of control. Also my upstairs neighbors I’ve complained about many many times due to them stomping so loud all day all night it’s affecting my sleep and Iam losing my mind due to lack of sleep. Nothing has been done about that either. Unfair. Definitely not considerate at all.

I love my home. I have been here since April and the staff has been so amazing! I moved here from NYC without having stepped foot here. The staff went above and beyond sending me photos and videos of the apartment so that I could make a decision, and I truly feel I made the right one! The apartments are spacious, upgraded, and amenities are awesome!

I normally dont post reviews, but I figure Id be doing my ex-current and future neighbors a disservice by keeping quiet. This isnt meant to be vindictive, so I hope they dont dismiss it as such.I lived at this complex for almost a year as a model tenant.A few things happened:1. I noticed some green, mold-like substance on the bathroom wall in a linear pattern - likely from a pipe. I already have pretty bad seasonal allergies, so it was of more concern. I notified the leasing office. To their credit, they agreed to check it out and have someone come and test it. Essentially to trust whoever they sent. It was tested and determined not to be mold, but still they took out chunks of the bathroom wall to test it, they brought a dehumidifier thing which stayed in my apartment for between 3-5 days. Mind you, this thing was meant to be on all day and night, and it was not quiet to say the least. Not to mention it made my bathroom almost uninhabitable as the air was VERY dry and stuffy. Now what did Post/Pointe do about my inconvenience? Nothing. That is, until I went and asked. They refused to move me temporarily despite the dusty, stuffy, dry air in the apartment. They offered to cover the DIFFERENCE in my electric bill from the previous and future month. So, essentially nothing for my inconvenience. They paid for the electricity the appliances used. Im not sure if I got reimbursed for that, as it was probably a negligible amount and I didnt feel it was worth it.2. You think that was bad? Well, about 3 weeks out from my lease ending, my apartment got broken into in broad daylight. Mine and one across the hall. My apartment is on the 4th floor and nowhere close to the gates, practically in the middle of the complex. Youd think that was safe, well youd be wrong. The thieves got away with ~$2300 worth of stuff. Coincidentally, maintenance had been in my apartment the same day. Whether or not this happened before, after or DURING their 5th/6th time fixing the kitchen lights (the fancy bulbs gave out every 3 weeks it seems) is anyones guess. Id had pretty prompt response from the nice maintenance ppl (Isaac, really), so I didnt feel like pointing fingers. Plus I figured youd have to be monumentally daft to rob an apartment you were obviously in. That said, assuming it happened prior to maintenance going in, its pretty odd that they didnt notice the living room askew...even if they didnt notice the empty space where my 50 TV used to be. But I digress.Didnt feel safe in the apartment in the weeks leading up to lease ending, so it became really expensive storage for my less expensive stuff.##What was pretty jarring is that Pointe apparently has a policy to NOT notify tenants of break-ins. I asked the leasing (assistant?) manager whether they had notified the other tenants, but apparently thats not policy. I suppose they dont want people breaking leases in droves. At least thats what I surmised. Wasnt given a cogent enough explanation. Dont think I need to explain why thatd be beneficial...##Makes one wonder how many break-ins have occurred that werent disclosed.(Un)luckily, renters insurance is mandatory, otherwise the loss wouldve been even greater (unlucky because dealing with insurance companies is its own hell).Wouldnt be a fair/balanced review without mentioning some pros.- Well, its convenient to downtown and most areas you may care about, by choosing to live ITP. Theres some traffic during commute-heavy times to get on the highway, but it moves. Probably allot an extra 15 mins to get out.- The neighbors seem friendly/considerate enough.- I didnt have much positive experience with the current management, but definitely had better experience with the previous one, before the name change.- Maintenance is typically prompt.- Mandatory renters insurance.Essentially, Pointe is good when things are going well, but youre SOL when things go wrong. Like any modern business, the bottom line matters more than taking care of clients. Im just glad my gf wasnt home when they broke in.

Wanted to write a quick note to give a big THANK YOU to Charles who takes care of the maintenance around the property. Recently, I noticed my AC unit was not blowing cool air after the last electrical outage in our area, so I placed in a maintenance request and Charles took great care of getting my AC unit up and running again. It wasn’t a quick fix and he even stayed after hours on a Friday evening to ensure I was set... it was close to 98 degrees outside, so very grateful for Charle’s friendly, prompt and detailed service!!

Great location! Spacious layout! Reasonable price! Especially the staff members are very friendly and professional. Whatever apt you look into, youll see some complaints over no response or long waiting. But these members are super quick to respond and get it done no matter if you ask online or offline. The only con is that rush hour traffic.

The new renovated apartments are super nice for the price! The patios are huge and the kitchen appliances are great. I love my apartment. The complex over is alright. There are nice courtyards, a dog park and a nice pool and tennis court. However, there are some quirks. There has been multiple accounts of mail theft for some reason that has been super inconvenient at times because USPO has to discontinue services and holds our mail until the problem is solved. Secondly, there is dog poop everywhere. I guess this is not managements fault and is the fault of all the residents who don’t pick up after their dogs, but still. Thirdly, there is only one common dumpster area, which is a pain for those who don’t live by the dumpster who have to walk their trash all the way up there every time. And lastly, management does not monitor the gym or common areas very well. The machines at the gym constantly don’t work and there are always little kids playing in there.Overall, great apartment for the price and a great location.

The price is competitive with the market but unfortunately has an overwhelming amount of cons. I was embarrassed to have visitors with trash piling up over the dumpsters and often neglected, broken down cars and other obvious signs of a management company cutting corners. But the cherry on top: Mail has been stolen by force three separate occasions, packages are unreliably delivered and often times dropped into the package room. Break-ins to cars and homes going undisclosed by management. The 20M renovation didnt overhaul the electrical or plumbing because water pressure on higher floors makes it difficult to wash your hair and the old surround sound speaker grills and outlets were left in all the walls without function.Requests were made to improve but the office staff has no authority, so unless the corporate RAM management office decides something is worth addressing it wont change. No problems with the people at this apartment complex, Ive met some really friendly folks - especially at the dog park (when it isnt muddy).

Do not move here if you are from a particular minority group/race/community. This management is too much into personal business and disrespectful and full of hatred. I felt being discriminated whenever I reached out to them for some sort of help. How would you feel when you are spending same money as others and receiving different treatment? I wish I never moved here! If you want to see yourself stuck in a totally miserable and helpless situation, come and sign a lease with them and they will make sure that your life becomes one hell and will take every advantage of you coming from another country.

Im a current resident that has been living here for going on 3 years now. I would highly recommend this complex! The staff is very helpful, even if it is a difficult issue. They have worked with me on many things and we have always come to an amicable result. The renovated units are very nice and the common areas are very well-kept. The maintenance staff has answered any request Ive put in within 24 hours and theyve always solved any problems Ive had within the unit. The only con is the price is a little steep, but you are paying for the niceness of the units in addition to the location. Im able to walk just about everywhere I need (Publix, Chipotle, parks down the road, etc.)

I have lived here for 5 years, have nothing but great things to say about this complex and the staff. The rent rate is a great value for the area, and is so without compromising the service and property. The renovations that were just finished on the gym, pool, tennis/bocce courts, etc are superb. The members of the RAM Partners staff ALWAYS are extremely communicative and upfront about all events and issues going on at the complex....far more than most other management companies. I lived here when this complex was owned by Post as well. Although Post was a great company (when they still existed) and was known as the elite multifamily owner/manager in Atlanta, I think RAM Partners has provided at least the same level of service. I really appreciate that RAM Partners has invested even more money in the property to enhance it.Last night the underground water main broke (which is not their fault), and the staff STAYED UNTIL 2AM to deliver gallons of bottled water to each resident and monitor the fix. They easily could have asked residents to get their own water and reimburse, but they delivered a higher level of service. I honestly dont know how they could have handled the situation better. They went above and beyond! One other reviewer said they were without water for two days....that is entirely false. The problem was fixed in around 12 hours, which is pretty impressive for such a catastrophic issue. Thank you RAM Partners staff for your hard work!

Overall this is a great apartment property. Any apartment you move into will have been renovated with Nest thermostat, granite countertops, nice flooring, etc. They are great about maintenance of apartments and very responsive to requests. Ive been a resident here for six years and I would say that it has only improved! The upgrades to the pool, fitness center and office are a very competitive! I often have to work remotely and I can easily put a several hours in in the office area, enjoying free Starbucks coffee or tea! Most importantly the staff has displayed great communication and care for us! They went ABOVE and BEYOND with how they handled the water pipe bursting in the 5000 bldg. The management ordered gallons upon gallons of water and working overtime, past midnight, to help everyone get what they needed and personally DELIVERING water to each unit. The communication updates through all of this was amazing, giving us play by play email updates throughout the afternoon and late into the evening! Also, the water was only out for 12 hours not 2 days. Thanks for all of your hard work through this!

“So, far this has been one of my best experience since I begin renting apartments. When I moved in the staff was very helpful and accommodating, even though I was running late to pick up my keys. The staff waited until I arrived, even though the office was scheduled to be close. They also went over the top with making sure I got the rate and apartment that was perfect for me. I believe the location is a huge plus, I feel as if I am located in a perfect/safe location. Grocery stores, Midtown, shopping centers and restaurants are within walking distance. I would definitely refer anyone I know to The Pointe at Collier Hills.
