First red flag, the woman that helped me sign my lease, couldn’t be bothered to conduct a walk through when she gave me my keys!! They charge hundreds of dollars in extra fees, in addition to the rent. And it’s totally not worth it. The gate is always broken. Right now the entrance gate is broken AND the arm of the exit gate is malfunctioning so residents have to use the entrance as an exit… how dangerous is that?!? The grounds are so disgusting, I’m embarrassed to have guests. Management has the worst customer service.I waited a week to get a call back from the office manager. They lost the master key to my apartment. And they gave me a mailbox key that does not work. The worst.

I have lived at The Atlantic Ashford for 9 months and love it! Its in a perfect neighborhood location close to the park, the Y, stores and restaurants as well as I-400, 275, the mall and hospitals if needed. I have noticed the gate broken a little, but I think that comes with living in apartments. Im sure that there are always some guests ( and residents) who try to run in behind cars and allow the arm to hit their cars breaking the arm. I looked at a lot of places before choosing this apartment . Some were newer and also more expensive. However, I really like the layout and the size of the apartment. Also the fact that I have a good sized patio/porch with a wonderful secluded view. Its also nice that its not one of the mega communities. It makes it feel more like a home. I have had a couple of items break over the months, but the ladies in the office have always gotten in touch with maintenance to do the repairs. The maintenance and grounds keeper are all very friendly, professional and eager to make sure whatever needs fixing is fixed. Also, I cant speak enough about the office staff, especially Sarah. Since the day that I met her, Sarah has always tried to answer any questions and to assist me in any way possible. She is always professional, kind, courteous and helpful. I cant say enough how many times she has gone out of her way to make sure I had what was needed. Carley has also been professional and helpful as well and although Raquel is no longer working here, she was nice and friendly, too.As I have mentioned, I have enjoyed my time here and plan to renew my lease. I would recommend these apartments and the staff for someone who wants a nice apartment for a fair price in a great location.

I have lived in many apartments and there are always a few hiccups when first moving in, as did happen here. Never have I had someone at a leasing office as responsive and helpful as Sarah!!! She was on top of everything!!!! It got to the point where I only wanted to talk to her regarding any issues or questions I had. She is so helpful and goes above and beyond to make sure you are satisfied! I have never been so happy with an apartment complex as I am with The Atlantic at Ashford!

When I first moved in, I thought that I could look past the bad reviews that this community already received; I wish I hadnt. It is hard for me to believe that any of the positive reviews are valid. Living here was by far the worst apartment experience I have ever had. Management does not communicate with the residents or email/call you back. Plus the office and maintenance employees rotate so fast no one is ever on the same page.If I could give anyone advice it would be, document everything. They play the he said she said game and the customer is NEVER right. My air conditioning did not properly work the entire time I lived there October-July (we broke the lease early). The office would tell me that it was fixed and they never believed me that it was not working. It was constantly above 80 in my apartment throughout the summer. When I would go to the apartment manager, Carley, she would tell me that maintenance said they fixed it. Maintenance was very transparent with me and even gave me their personal cell phone number for when the air conditioning would go out again to contact them. Since I was not putting in each maintenance request through their portal, mind you it only worked for maybe 20-30 minutes at a time which would have been multiple requests a day, the office told me it was my fault for not documenting it because in their eyes it was working.The amenities rarely worked. The gate was always wide-open, not safe for the crime stricken Atlanta area. The gates that connected the YMCA never worked, always propped open by a stick. And the pool was not open because of permit issues, like someone forgot they needed to get the permit before summer.Although I understand that these apartments are older, the noise from upstairs neighbors is unbearable. This included nails coming through my ceiling when the upstairs neighbor worked out. I emailed the apartment complex about this thinking that they would are about the well being of their infrastructure, they didnt respond.My apartment was also not cleaned upon my arrival and had a huge stench they tried to cover up with air fresheners. I was not able to do a walk through with a representative due to Covid upon move in.When I moved out, they charged me for things that were broken upon arrival. But again, he said she said and I was in the wrong. I did my final walk through with the leasing agent on duty, in which she told me that everything was good to go and it was one of the cleanest she had seen, probably because we didnt even live there a full year. The leasing agent was out on leave and my walk through that I did with her was not valid in the eyes of the manager, Carley. This was clearly documented but didnt matter. She also called us ask where our keys were.... the keys that were already signed off and turned into the leasing agent. She has no true grasp on the community and her lack of management skills are very telling.The positives on this place was really only the location. It is nestled into a great area of the city, very close to restaurants and close to Buckhead and great shopping.Do yourself a favor and look else where.

I just moved into the apartment; I love the location/price/and how friendly management has been towards me as well as the request that I have asked. I wish the A/C unit blew stronger, but haha I sweat easily that is a me thing, not a reflection on them. They have made me feel comfortable and accepted into the area; it is very nice to have that feeling that they actually care about the residents. Nothing is perfect; however, have come very close to it! Thank you Raquel and Carley for everything thus far.

Just moved out of this place, we had high hopes and loved the property but we decided to pay a bit more in a nearby property and get the hell out of there.When we first moved in I noticed my stovetop was damaged, which we mentioned in the move in checklist, seemed like someone tried to repair it and left a mess( they are trying to charge me now for it), the ac unit, looked brand new but is too large for the apartment, the ac was so loud and powerful we had to block half of it so it wouldn’t blow in our faces during the night. Seems like it wasn’t installed properly either so water started leaking from the ducts and then produced mold that started growing on the walls. One of the fuses kept blowing and I must have asked for at least a maintenance request every month, when I talked to maintenance about the mold they told me to just spray bleach on the walls and they will come back and take a look, they never did. Our hot water kept coming out Orange, when we mentioned it to the manager they said that’s just the water in Brookheaven, but upon looking at our water heater we noticed it was rust, so bad it stained the inside of the dishwasher, again maintenance said that management would not replace anything unless it was broken, our bathtub was painted poorly so the paint kept peeling off and turning orange from the hot water when taking a bath, we ended up getting a filter as I have sensitive skin. The community laundry is a joke and overpriced and like other reviews mention, you are better off going somewhere else, clothes come out smelling and dryers don’t do the job and eat your money. The gate is always broken, so anyone can just come and go as they please, the valet trash people are super unprofessional, leaving whatever they drop behind, I would often find broken glass and trash bags that fall off the truck. the dog park is never maintained and full of dirt. This property has so much potential but you are better off moving somewhere else. Emailed and tried to contact management a few times at least about the rusty water and our crazy ac unit and never got a response when I stoped by they where busy or not in the office. Tried to be understanding because of covid but I feel like this property is just very neglected or they simply don’t care.

LISTEN.. STAY AWAY!!I rented an apartment for a year in this community and gave them a deposit of $ 1,600. Close to my move, I was all day, Saturday January 30th, cleaning and painting everything to leave the apartment in perfect condition. I went back on Monday, February 1st (The day my contract ended) to deliver the apartment key; But first, I stopped by the apartment to give it a last inspection, just to realize that the washer and dryer were not there. Thats where the bigger problems started. I went to the Leasing office to hand over the key, and told the Property manager, Aundrea Adams that I didnt see the washer and dryer inside the apartment this time, but they were there when I went on Saturday, January the 30th (Two days ago) I asked her if they had gone to take them out, which her answer was “NO”; then I said Im the only person who has a key from the apartment and I did not take them; To which she replies that she was going to include them in the closing costs because they were missing I may had taken them. I answered “NO, you can’t charge me for that, because I did not take them, and you have no proof that I did it”. At that moment, her and 2 other members of her staff office started making fun of me and laughing in a very disrespectful way on my own face! I am conscious that my English is not the best so at this point, I started feeling frustrated, hopeful and decided to call the police. After the police arrived and talked to them, he left, telling me that this is a domestic matter that he cannot fix, but he also mentioned that they have no proof that I was guilty for the disappearance of the washing machines. Days later, I receive a list where they are charging me for the washer, dryer and other utilities that I will detail below:Services:Water - Nov, Dec, January (Previously Paid included in my monthly regular invoice)Valet Trash - Dec, January (Previously Paid included in my monthly regular invoice)Common area electric, Pest Controls, Sewer, and others ($278.39)Other charges:Washer and Dryer $800.00Bathtub Resurface $480.00Carpet replacement $150.00Bed Bug Extermination $500 (This Building is totally infected even before me, other tenants have complained about it, so this is NOT my fault)Coach and mattress disposal $250.00 (There were no furniture to disposal, I have a video evidence that shows the apartment completely empty)Roach extermination $200.00 (Really??)Also, cleaning, Cabinet and closet repair, Dining room chandelier, Drywall repair Kitchen paint and other extra fees. (Again, I repaired and painted the entire apartment before I left, and I have a video that proves it)all the charges are false and unfair, and they are also threatening me to damage my credit. But it is normal with them because other neighbors had warned me that they never want to return the deposits.I just want them to respect my rights and hope to find a resolution to solve this injustice.

I’ve been living at the Atlantic ashford for 1.5 years and love the location, my wooded lake view and the maintenance team! They are efficient and always get things done in a timely manner. Sarah is also great at the front office and always bends to help me out. The apartments are older but a great value for the location and walkability to Blackburn Park.

I moved this year in May from McDonough. I had to get a place to live in a hurry because of my job. I needed to move to Brookhaven in a few days. The folks in the leasing office were super helpful, especially Sara. I have read a lot of the reviews here on Google. I too work in a customer service oriented industry. It sometimes is hard to please everyone. Some people often get upset over small things and have little patience. All I know is that at the height of the pandemic, doing everything virtually, and zero time, the folks here help my wife and I greatly. For that, I am appreciative. Nothing is perfect in life. I have a great apartment with a super view, nice neighbors, and a great place to live. I would recommend the Atlantic Ashford to anyone. The price is good, I have never had a maintenance issue that was not resolved and have had great service by the staff. Once again, thank you Ms. Sara. You have been great and keep it up.

I was a resident of this apartment for 2 years. During the time of the stay everything was fine, I didnt care much about gate being open 24*7, or, The poor insulation between floors causing booming sound when someone walks on the floor above you.The part that got me write this review is what happened when I moved out. I gave the Resident move out notice 3 months prior to leaving, Although I need to give only 60 days prior. But when I left they charged me for late notice ($1500). I called them up and asked about it over phone, They told me that they will get it corrected in their conservice website. I paid all the other amount listed in that website except this late notice fee.After a month of moving out when I checked the website I still saw that late notice fee in their website. I emailed them about it, no response, Called them, never picked up the call. And now after two months of moving out, I got a call from collection agency to pay a big sum of money. This debt collection is going to look bad when I am buying a home next year.

Weve been waiting weeks for a new microwave. Weve been advised that it will come on such and such day, and yet it never comes. Management is a joke.Edit: For anyone reading these reviews, please disregard the response from management below. Like I said, they are a joke. At this point its been several months, we just gave up and bought our own microwave. Theyre too busy responding to these negative reviews to actually fix any problems. Ha!

Untreated mold issues due to apartment flooding and foundation leak. Management did not communicate or respond to requests for updates or a resolution path in any sort of timely manner. Left multiple voicemails, opened service requests, and spoke to the manager on multiple occasions and was ignored and never updated as to the status of the repair. move in at your own risk.

I have been at the Atlantic Ashford for almost two years. When I first moved in the staff members were extremely helpful and personable. Once they changed management the customer service went on a fast decline. I recently went in to talk about switching apartments for various reasons. The new leasing manager, Andy, was fantastic. She was extremely helpful and so friendly. I definitely see positive changes being made with the newest change in management. Thank you Andy for your kindness and willingness to help!

I just moved in at Atlantic Ashford and my experience has been nothing but positive. The management has been amazing and the entire staff is outgoing, friendly, and fun. I have already met several of my neighbors and am so glad to hear that they are all living out a positive experience here as well. If you havent seen it in person, you really should. The amenities are phenomenal. The pool... seriously, its fantastic. On top of that there is a garden to grow your own veggies, a dog park, a car washing station, private entrance to the YMCA, business office etc. The location rocks. Its so close to the Perimeter district but just far enough away to give you some peace and quiet. Plus, its surrounded by big beautiful trees that make me feel like Im deep in the woods. Big shout out to the management team for assisting me when I needed a quick move after relocating for work! I love it here and am glad to call Atlantic Ashford home!

Editing my current poor review to leave a worse one. Continues to be the worst complex I have ever lived in. Lets start from the beginning. They pulled the original apartment I signed my lease for a week before my move in date b/c current resident would not leave, only solution offered was a more expensive apartment and would not honor the rate I signed for. They magically found another after searching again and acted like heroes, property manager argued with me and took no blame. It took over a month to put my name in call box. Front gate has been broken for over a year so anyone can enter. Postal boxes do not close securely. Packages are left all over the room and are rarely checked in correctly. Asked for assistance for a package one day and the leasing manager said Im just out here picking up my lunch and to said to call the locker company. Communication during Covid-19 has been non-existent, took over 2 months to get any update and then a letter was put in each door, rather than an email, wasting paper. Onsite laundry is terrible, might as well wash your clothes in a nearby stream. Service requests are marked completed before anything is done. Walls and floors are paper thin so you can hear people from the other side of the complex, air conditioning units are loud, water heaters are left on the ground. Extra fees are added to your rent, we have to pay for the leasing offices power LMAO. They changed billing services and we are now charged a fee to pay rent. Will top it off by strongly urging Atlantic Pacific to change property managers, the professionalism, courteousness, and communication has been disturbingly bad. Would never in my life refer anyone to live here, I would suggest being homeless instead. And all the responses to the poor review are BS. DO NOT LIVE HERE

Horrible leasing office reps. They dont follow up to let you know that your tour appt is canceled. They email you quoted prices, and when its different from what the prices they tell you on the phone, its YOU thats creating the problem, not them. Would you want to live at a place where the management is always right and you are the problem and in the wrong? Apparently, THEY provide the best customer service, and YOU are the problem when you ask why the quote price is no longer valid especially when its still within the quote expiration date. All this even before I checked out the place or even moved in. I advise that you think hard about this before signing that lease...

Ive lived at the Atlantic Ashford since June 2017. I cannot say enough nice things about the office staff and the maintenance staff. Everyone is so friendly! The grounds are well kept. Neighbors are very kind. I live alone and finding somewhere safe, affordable, and close to everything was very important- I found it here!

Despite my satisfaction with the surrounding city and community landscape, lve had a difficult and challenging time with attaining the quiet enjoyment of my residence due to creaking floor boards of upper floor apartment neighbors. As a result of consistent sleep disruptions, and consequently negative impact to health and wellbeing despite several communication with the management office in attempt to resolve the situation which has persist to no avail, l shall therefore seriously consider not renewing lease.

As far as apartment complexes go, this one has been a great experience. Ive lived in 6 different complexes over the past decade and this is the first one where Ive ever renewed. The management is always responsive, the maintenance workers are super quick and friendly. No, this complex isnt brand new nor is it as luxurious as some other places, but its a great community thats very quiet and well taken care of. Miguel and Debbie in the front office are always super helpful. Apartment living isnt great in general, but this place has been a great experience.

I was a resident at the Atlantic Ashford for 2 years and have recently moved out. The residents are very friendly and Katie the leasing office assistant manager is great! I decided to move out based on my interactions with the new (less than a year) leasing office manager. I found this person to be extremely unprofessional, childish, argumentative, and rude every time we spoke. In my opinion the leasing office manager is allergic to accountability and would rather argue with residents, or in some cases ignore them completely than admit wrong doing or fault. One example of this type of behavior occurred very recently. I was scheduled to have my apartment renovated shortly before my move out date.This was somewhat of an inconvenience given the timing, but i complied with all the requirements for the renovations (clearing all counter tops and emptying all drawers and cabinets). This essentially renders your kitchen and bathroom useless because you cant store anything in or on them. I was sent multiple e-mails from the leasing office manager and received several hard copies stating my renovation schedule and what was required of me before renovations would start ( I have the e-mails and hard copies to prove it). The renovations never happened. I was never notified of any schedule change and had to call up the leasing office to find out why the renovations did not take place. I e-mailed and called the leasing office manager for an explanation. This person did not respond to my e-mail nor did they have the common courtesy to return my call. I can only speculate as to why the leasing office manager chose not to return my phone call or answer my e-mail, but i think the fact that they knowingly would have had to admit an oversight on their part was simply too much to bare. Instead they chose to take the unprofessional childish route of ignoring a residents inquires all together. I would HIGHLY encourage any prospective residents to speak with members of the community about their interactions with the leasing office manager before signing a lease. There has been a mass exodus of residents since this person has taken over as leasing office manager. I would expect the trend to continue while they remain at the helm.

From the moment I spoke with Nichole I loved the way she handled everything once we got there it was even better they were in the middle of repainting the the whole complex and the apartments were very nicely upgraded. I cannot stress enough not to live here! This apartment complex has so many problems! They change management every 5 minutes because they are so terrible. I lived here for a year and that was enough for me. During my time here I had cockroaches and rats in my apartment. The walls are paper thin! If you are a woman please dont look into this place. At one point they were sending emails saying people were breaking into your homes to grab things while you were walking your dogs/grabbing mail. This place is not worth the price or your time.

I have been living here for 7 months and I can say that this is my favorite complex that I have lived in. It is a quiet community with great management. Every issue I have ever had has been fixed same day by maintenance and the maintenance staff is SO NICE! I honestly havent had to deal with management since I have moved in, but my move in process was very smooth. They were a dream to deal with.I will say that the only downside that I have found is that the walls/floors are very thin. These apartments are older, so it is to be expected. I am a very patient person and my neighbors do not bother me that much, but if I werent as patient I could see the noise being bothersome.I definitely recommend these apartments.The community is great, it is in a wonderful area (right across from Blackburn park with a GREAT walking trail and frequent events), and close to many great restaurants.

My first visit went well and I actually filled out an application but was not impressed at all with the lack of communication and uncertainty that followed. I was left hanging while an email and phone messages were not answered. I figured I didnt get the apartment and moved on only to have them contact me the day before I was supposed to move in to tell me all my documents were good and I could move in the next day. The person I spoke to seemed surprised when I said, That isnt going to happen. I live in another state, I hadnt arranged to have utilities transferred to my name, or applied for renters insurance. I liked the apartment but this is when I should be receiving the best service, I can only imagine where it will go from here if I were to move in!

Overall a terrible experience. The management company is not organized and doesnt care to make their mistakes right. My final months rent went to pay for someone elses apartment - then after I moved out, the manager noted in the system and charged me for an additional two weeks (even after I signed the move out form with the office staff). Then after confirming I was good during the move out inspection, they went ahead and charged me additional fees at the end. When asked about it, the first person shared they were understaffed and I would have to bring in all of my money orders to prove what I had paid. Then the new assistant manager shared six months later that I would still be charged after I thought it was all already resolved.Overall, not worth the headache - would recommend looking elsewhere.

Since June the pool has been closed three times. We have not been told why and it was closed for over 5 days each time. The main reason I rented here was for the pool and now it is closed again for again no one knows why. This is unacceptable. The gates often are broken and it is days before they are fixed and then they are broke again. At this point I believe our rent should go down since there are so many problems that are not being taken care of at all. I believe the staff tries their best, however I am certain they are not trained on how to take care of a pool and maintain it.

The old management was great. New management is awful. They raise prices in sneaky ways. The entrance gate breaks constantly and isnt fixed for weeks at a time.Management constantly emails and leaves letters about unimportant issues. They really wanted children to stop using sidewalk chalk.Their online payment system doesnt send reminders and has a high convenience fee.My newly renovated apartment had cabinets with wood so cheap that several drawers and cabinets had to be repaired within the year I lived there.The employees are great people but they have no power. The corporation treats this property like its in a terrible area of town instead of like you are paying a premium price for a great location.

I wouldnt recommend living here. New management has really made this place go downhill. They are very unprofessional and will avoid helping residents at all cost. These are old apartments that have updated renovations and while having a granite counter top is nice the overall structure of the place is very old. You can hear people talking through the walls and closing drawers, not slamming, literally just quietly closing a drawer. If youre looking in this area I would definitely say check out another place.

Me and another potential resident came in to see an apartment and the leasing consultant refused to show us an apartment on a Saturday! I’m confused if a place that wants people to be interested in their property you would think that they would show since their potential residents come on weekends to view. I have lived in this complex for 12 yrs,I was going to look at other complexesBut since Atlantic took over things have changed for the better.A call for service is answerasapASAP . The updated apartments are great.The staff here is amazing. Debbie who is the manager is wonderful. Always pleasant understand my needs and even had me move when the floor plan I liked when it became immediately available, Katy the assistant manager is also great, she takes care of every need She loves this community and works so hard to make everyone happy with it. And there is Lindsay, the head of maintaining this complex. He is always their when you need him. No problem is too big or too small, and his crew under his direction can’t be beat. Then there is Miguel. Miguel is the glue that keep everything together. He is the so sharp, and again knowledge ableable.New management, newly refurbished units. And people dedicated (Debbie, Katy, Miguel and Lindsay. Thank you

Rock Creek at Ashford was a great apartment complex, until Atlantic Pacific management took over. Now, we are counting down the days until our lease is over.First off, the management is incredibly rude and unaccommodating. I dread walking into the leasing office to pick up a package because the head of management is so unpleasant.We have had problems with our AC for the past 4 months or so, and every time we call maintenance, it takes at least an extra day before they even come out, and they have never actually fixed the problem. When Ive tried to express my frustration with how this has been a recurring issue, all the head of management will say is well do our best. Whenever she has guaranteed communication, there has been none. I never have any idea if maintenance still plans on addressing my issue, or whether they have simply forgotten about us.At one point, they came to replace the whole unit (which still did not work), and left a terrible patch wall on the wall where the old thermostat once was. It is still like that a month after they replaced the unit.Additional cons: you cant pay online, and packages mysteriously disappear from the closet which they only manage by a sign-out sheet (but they dont log the incoming packages so the sign-out sheet is completely useless).

Been here almost a month now and I have found the Management team and the the folks who make things happen day to day to be outstanding! EVERY effort is made to help you and to correct things that may happen - wether you rent or own or whatever, things break - when they do, Debbie and her team handle it in a professional and timely matter - and the maintainence staff is amazing!! I would recommended this location to anyone, so peaceful, and in such a great location!! I am so happy I chose this property thanks Atlantic Ashford!!

This apartment complex has awful record keeping and staff. They conveniently lose documentation of basic apartment functions (such as paying rent) and demand that the tenant make up for these deficiencies. They are uncooperative and unhelpful when problems arise that are purely their fault. My roommates wedding album costing hundreds of dollars was lost because the front office signed for it and then promptly lost it. They did not offer compensation or assistance in locating it. They also lost a cashiers check consisting of rent payment and instead of working to locate it, sent the due amount to a collections agency.This property has seen 3 change of hands and has never found a management organization with integrity.Stay away.

The resident laundry room is a joke. The machines look like they were made in the 80s. They are constantly out of order or do not work 100%. For example, for the last few years, most of the driers will not dry your clothes in a one hour cycle so you will end up spending double to properly dry your clothes. Often times the machines will double or triple charge you because the buttons are messed up. It is in a dire need of new machines. With the amount of money residents are spending on rent, new working washing machines and driers is not much too ask since they have an outsourced company managing it. Easy solution, get a new company managing the laundry room and machines.

Please, please ask the people in 3730 J to stop leaving their dogs out on the balcony/leave their sliding door open so that the dogs come out to bark and howl at anything that moves. Its really bad in the evenings. I called about this a few months ago but its only gotten worse. Their nice people to talk to but no one else with dogs around here does this (so it IS possible to actually respect your neighbors, it can be done), and residents should have a reasonable expectation of some quiet/no nuisance. And dont ask me to call again, all the info is here. Its up to you guys to finally do something about it.Oh yeah, best thing about this apt complex is the location. Otherwise its old and the walls are thin.

I have been living here for about a year. It is a quiet community and all the residents seem to be very kind. There is never any commotion or loud noises late at night. The development has undergone many renovations and is always kept clean. It is not the newest or fanciest but I have never had any bug issues and the apartments that Ive been in are very clean and kept up well. Miguel was the first person I met and whom I signed my lease with. He has always gone above and beyond to make sure that my needs are taken care of and addressed promptly. He always greets residents with a smiling face and remembers everyone personally. I recently met Katie who is the new assistant manager and I was having some difficulty with my new lease for this upcoming year. She went above and beyond to help me work it out so I didnt have any issues and I am able to stay. She is new to the community but my experiences with her have been great. Debbie, the manager is also so incredibly kind and works very hard to meet the needs of her residents as best she can and goes out of her way to ensure that needs are met. The maintenance crew here are amazing. Lynsse and Kamal have helped me with odds and ends and work orders when ever I need and always greet me with a smiling face. They are always willing to lend a helping hand and go out of their way for residents. They truly have made the experience here at Rock Creek that much better. I have no complaints and plan to sign my lease for another year, great place to live, in the perfect location. Would recommend to anyone.

DO NOT COME HERE. It was great--fantastic, even--before the new management came in. With the new management, Atlantic Pacific, the gate was down for two weeks, they overcharged us for rent, and, to top it all off, our air conditioning has been out for TWO AND A HALF WEEKS. Theyve completely failed to fix it and have completely failed to respond. Its the middle of August, and Ive had to go back to living at my parents house because of how unliveable it is. This place mightve been great before the new management, but save yourself the heartbreak now that AP has taken over.

After more time here Im amending my review and dropping it a star; below are highlights of my original review.Havent had as negative experience as everyone else seems to have. Maintenance are nice guys, the gate appears to work all the time.This is one of the only places Ive lived that doesnt have outdoor mailboxes big enough for packages so they have to be retrieved during work hours (9-6).Insufferable head of management.The location is great.New review:They are updating the packaging system and I am optimistic that it will be a marked improvement.Management overall is just terrible. Any simple problem that could be fixed is an ordeal and always the tenants fault, even when its not. Theres a difference between following protocol and just being bad at management. How do I know this? Because I have a position in management and sometimes I have to be annoying and push back because of protocol, other times I have to be flexible. These people are far from flexible and it comes off as incompetent. Dont bother trying to call corporate though because they definitely never answer their phones or return calls.The apartments for the price are very much lacking. Ive lived in much older buildings with fewer issues. For the price we pay Im unclear why some of my carpet pulls up, the floor sags, and in some places you cant push the wallpaper and it squishes and theres mold on the ceiling. The complex also isnt well maintained, its boring and outdated.As someone mentioned below we now pay for valet trash that is supposed to be picked up between the hours of x-y however, its usually late and always unsightly. The onus is on residents to make sure their trash is out only during the specified hours but nobody is responsible for picking it up in a timely fashion.There are two crown gems of Rock Creek. The location is only getting better with the creation of the new Chamblee Rail Trail and Miguel from the management team. Somebody should give that guy a raise and a promotion. Id call corporate and tell them but nobody would ever get back to me.

Serious MOLD problem in ALL the units. Just look at my photos....Its better to spend $100/mo for brand new apartments up the street. They never did anything to address our mold issue. All they care about is your rent check. Many personal items in our closet also molded. The worst apartment experience ever.

Great location that is within walking distance of restaurants, grocery stores, and Blackburn Park. When one does not have to deal with severe issues, the place is amazing. The moment you have to deal with an actual issue, however, everything can be bad. Lived here 2014-now. I am not saying do not move here, but be careful and have a paper trail for everything.In mid-November I was forced to have live in renovations. For the forced renovations, everything had to move out of the bathroom and kitchen (Thursday-Monday; no compensation, I still slept in the apartment). After arriving home the first day, I found glass on the living room floor, kitchen items, the TV stand, etc. Debris were on the couch and elsewhere in the living room where the workers had stored items (to access the kitchen and bathroom, there is no reason to be in the living room). The elevated breakfast bar was removed. I sent an email regarding the glass to the apartment complex, but it was ignored.After the renovations I discovered more issues with key hits: 1) some sort of glue or lubricant spot on my couch 2) more glass and wood debris throughout my living room; 3) a loose dishwasher 3) screws and trash on the floor 4) a loose toilet 6) a clogged new faucet, and 7) paint on the toilet, shower curtain, in the shower, on my carpet and a piece of personal property.It took me ~ 10 hours to clean up (this is a 1 bedroom apartment). I was very glad to not have pets, because the glass I found is a danger to any pet. I am very glad to have moved some major items out of my living room and into the bedroom, because I feel like they would have been broken otherwise. An employee appeared to get the issues documented, but maintenance at the time pretended to fix most of the major issues. Because of a new competent maintenance manager, most damage to the apartment have been fixed as of a week ago.To allow time to address what occurred, I was patient through February. When I checked in during Mid-March, all information regarding the issue was no longer around; it was like I never addressed the situation in the first place. Bizarre?I re-emailed the complex over a month about the situation because I wanted all correspondence in writing and said so in many emails. They refused to email back. I am typically at work and not able to meet in person, but tried once. Of course, I was upset and not too polite because not one of 40+ emails were responded to over the course of a month or so. It was demanded I explain the situation I had already documented in the emails and there was no apparent action plan and excuse were made.I am in contact with the regional office; regardless, this has been a situation for 5 months; I hope the personal property damages are eventually compensated. What I was most concerned about, despite not having a pet, was how dangerous it was for pets from the glass and additional construction debris all over the apartment. Remember, these were “live in” renovations. I was sleeping in the apartment in the evenings when these occurred.I was never told us the name of the company/contractor that did the renovations. I have a general idea because the once nice wooden looked cabinets that are now a boring white color had stickers on them.The apartment was trashed and the situation brushed off.

*Update - I still keep in touch with one of my old neighbors and they said the leasing manager (Chad) no longer works there, and the Spaz familys gotten worse. Their exact words: Between the 5 P.O.S. cars they leave parked in front of the building, the cigarette butts in the parking lot and the noise from them and their dogs they seem hell-bent on turning this place into a trailer park! Updated to help folks cause I wish there was a review that warned me, lol.Lived there for a few years up until a couple of months ago. Great location and theres a small park across the street (really enjoyed walking my dog over there), and theres a Kroger and Publix down the street. The apartments are older but they have granite countertops and stainless steel appliances. As for management, no complaints there - I didnt have much interaction with the new leasing manager but Kate was always professional and friendly.A little advice if you want to move there though - most of the people who live there are quiet and respectful of their neighbors. However, there is one family thats very annoying and I had the misfortune of living downstairs from them. Constantly slamming doors, stomping up and down the steps all the time and arguing/yelling. They also have two dogs that they never seem to take anywhere (even though theres a park just across the street) and they leave the dogs out on their balcony for hours day and night, no matter the weather and the poor guys bark and howl incessantly. If you work hard during the week and want to sleep in on the weekend forget it cause the Spaz family puts the dogs out in the morning and the barking begins (why get pets if youre not going to take care of them? Id never do that to my dog.) Obviously Im not gonna say which building theyre in but if you can stay away from the buildings in the back that are in front of the garages and near the maintenance shed youll be safe. Apparently theyve lived there for over ten years so unfortunately theyre probably not leaving anytime soon. Everyone else with pets though seem to have taken the time to train them and not just leave them outside so just heed my advice and youll have a nice QUIET experience at the Ashford with otherwise respectful neighbors.

Im giving two stars for the location, the lack of noise from neighbors, and my experience when I first moved in. Since the change in management I havent enjoyed my experience at the complex.I was recently charged for someone elses rent via an electronic payment, which we were told is no longer functional. I contacted the leasing office and no one was able to explain what or how it happened. I also have difficulty making payments during the week because the Dropbox is only available within the leasing office and I work for an accounting firm, so I am rarely able to reach the leasing office during their hours, and they are non-responsive to emails.I have been trying to submit my 60-day notice, but I was told I have to fill out a form in the office, and even if I got the form and tried to fax it in that it would not serve as a viable. In dont need much from the leasing office because I generally keep to myself, but the basic expectations of professionalism and communication arent being met. Ill be glad to move on.

If you would constantly live with bugs (after multiple maintenance requests) get charged shady fees as in (fog and enzyme cleaning $100) have a trash compactor that is constantly over filled, live with mold dripping out of the vents and rust dripping out of the vents and staining the wall then this is the place for you. We waiting 2 months for a fix for dishwasher and leaking sink. We claimed our apartment smelled like gas, then just turned it off and we had to request to get it turned on becausep it was freezing outside. They are not upfront about their prices AT ALL! I would not want anyone to live here honestly. I’ve never wrote a review but as far as this apartment... please do not move in. The leasing office staff always changes and there is such a lack of communication between everyone! My package got taken twice because they just shove it in a locker with everyone else’s. Packages are left on the floor and the door is never locked.

The one star is only given because its required. This place is terrible. Stray cats everywhere. There was a dead rat in the walk way once when I let my 1 year old son walk out ! He went straight toward the thing! My apartment has flooded twice in less than a year that ive been here from the water room. They say its from all the back up from the floors above me . How disgusting!!! The floors/ ceilings, and walls are PAPER THIN!! I can hear EVERYTHING the people next to me say. The people above me are the most annoying!! forget about the fact that the creaking drives me up the wall, u cant help poor foundation and you have to move around your home, forget that I can hear every drawer u open, and even when ur peeing into the toliet (yeah like i said PAPER THIN) but they allow their child to run and jump and stomp knowing that I have constantly expressed how terribly loud it is and I have a BABY of my own. And when they refused to be courteous of this I brought it to the attention of the apartment manager Debbie (whos a grade A you know what) she was completely rude, unapologetic, and advised me that I had no rights to be in the office, the office that I pay facilitation and energy fees for thats integrated into my rent bill . And when I advised her that as a resident I did have rights, she called the cops on me telling them that she felt threatened by a young BLACK girl (who had her baby with her)...yes the manager here is racist....on top of that, everything breaks. I couldnt even begin to go down the list of repairs that is constantly needed. Dont let the well decorated showroom draw you in like it did me. I have two months left here and I couldnt be happier to be leaving this racist complex with its poor foundation.

My husband and I recently moved out in February of 2017 after 2 years and it has been a nightmare dealing with the new management (both while we were living there and after...). In addition to the issues we had with management while we lived at the complex (Deborah is a nightmare to deal with as far as customer service goes) since moving we have been charged $1200 in move-out fees. This is in addition to paying a completely voluntary $300 cleaning fee which we paid in hopes of making everything easier. Our move out fees included replacing an oven that worked fine up until the day we moved out (i am paying $500 for that new oven). Nichole is fairly nice but theres a fake politeness to it all and shes not actually very helpful. We were assured we could pay the fees electronically as weve since moved cross-country but are now being told we have to send a money order or drop off a money order in person. We have had issues with our money orders being misplaced with Nichole before (she originally did not apply the cleaning fee which caused us to accrue $100 in fees for cleaning which I had to fight to get taken off of our move out fees, so Im thinking the voluntary cleaning fee is a scam) The management doesnt know what theyre doing and getting anyone else higher up is impossible. I have lived in Atlanta for over 5 years and never dealt with anyone quite like these people. Definitely check out the other complexes in the area if youre set on Brookhaven. Its a nice area and while this compex is beautiful its not worth the trouble. Also getting in and out onto Ashford dunwoody is impossible at certain times of days and that can be incredibly frustrating during rush hour.

Dont let the new updated pictures fool you. Apart from a few apartment renovations this complex is still outdated and requires a lot of up keep. Having only stayed for 6 months I can honestly say this leasing office is run by morally inept individuals, who seek to profit off their deception and inability to tell the truth. Make sure the quote they offer you is written and printed out for you before signing your lease. Make sure to not visit on a weekend and fill out paperwork as they use it as an excuse to change the terms of the quote and terms of the lease agreement. They like to fall back on using the analogy of buying an airline ticket on various days. There is inadequate parking especially in the back end of the complex, the pool and grounds are always closed for some update. The walls are thin as paper, I can hear word for word conversations of my neighbors. The garbage pick up ( of which you pay extra for) is not reliable. I have had more days than none where my garbage was not picked up when left out during the recommended times. I believe this has lead to the increase of insects found in and around the apartment. There is no gym but the YMCA is next door. The laundry mat has outdated machines and they recently increased the rate for each machine. They recently did work on the roofs, and debris was left on my patio, and is still there. Stay far away from this complex. The water has been shut off many of times in the short period that I have been here. They fail to provide the tenets with adequate notice and provisions during these outages. There are better apartments in this price range in this location with fewer problems and more honest people. View Less

Since Atlanta Pacific Management took over the property, the tenant experience has gone down in quality while the cost of living here has gone up in the form of incremental rent increase and additional pet fees (without notice).Case in point: during recent exterior repainting efforts bleach was sprayed onto the exterior of every building with a pressure washer before painting commenced. Im not even sure if thats legal, but it certainly seemed a bit excessive. Many tenants had bleach-damaged porch furniture after this because the timing and communication was mismanaged i.e. some tenants were not given proper notification to move their stuff inside so the bleaching could proceed without incident. Thats pretty crappy.It took AP management three months to get their online payment portal system going. During this time payment could only be made in person and with check. I was out of town traveling for work at one point around the 1st of the month and offered to pay rent by PayPal, Google Wallet or some other such means, anything to get it in on time. Their answer was you can pay late in person with a check and well wave your fee. That sums up the new management style: never acknowledge fault and remind the tenant theres a fee for everything even when its not their fault. Thats pretty annoying.A big selling point in this community for dog owners is the small dog park. As a pet owner here you pay a one time fee of $400 plus $15 a month per pet, so there is plenty of budget to maintain pet-related amenities. The old company maintained the dog park putting out fresh wood mulch seasonally or as needed (doing this costs about $50) and the new company refuses to put together a maintenance schedule for it. I dont know if this means they are going to get rid of it or what. So the park has devolved into a muddy mess save for the efforts of a few thoughtful people who go in there and rake sometimes. I bought a rake to do this. Thats right. A tenant here bought a rake to maintain the park.The laundry machines here are owned by another company and never work right. My clothes come out soapy as if the final rinse cycle never happens. This is a paid service mind you.Finally, and this definitely resides in a legal grey area, AP Management has leveraged our personal email addresses to do marketing for Papa Johns. Heres how it works. We get an email saying its Rock Creek at Ashfords sponsored pizza night where we can call Papa Johns and get a large pizza for $6.99. The problem is, Papa Johns runs that special all the time and AP is not paying any money to offset the regular cost of a pizza. So its not sponsored or a special deal. It is them selling YOUR personal information for the purpose of promoting a pizza franchise. I consider this an invasion of privacy.If you want to live in Brookhaven you can pay the same amount to live in a newer building with newer appliances and a management company who cares about maintaining the quality of your experience. Bottom line is you can find a new place with a gym and amenities that work for around the same price in this neighborhood (North Brookhaven). Good luck to you, apartment seeker.
