Ive been a model tenant at one of Cortlands properties for 12+ years. I am soo disturbed by the fact that long term model tenants are not valued nor considered when it comes to the rising cost of living. Profit is the name of the game, not affordable housing for real hard working people who just want a safe place to live. I would think that people who has NEVER been late paying rent, NEVER damaged the property and has been consistent even through out several economy crisis and this pandemic would get some sort of perk or at least a cap on the lease renewal. With this inflation, but no increase in salary, renters and the working poor will all soon be homeless and NO one cares. ESPECIALLY not Cortland.
This company is incredibly negligent. We are hitting covid numbers comparable to the beginning of the pandemic, and they’re still throwing their annual conference. The conference is in Austin, where numbers are so high they have public health announcements encouraging everyone to stay home. They’re flying everyone in from different markets, only covid testing the unvaccinated as if those who have the vaccine can’t get, or pass, the virus. It is mind boggling that they care so little about their employees health, and the health of their spouses, and children.
They do not answer resident complaints promptly (if they answer them at all).
Cortland is a great company to work for. As a veteran of 10 years with the organization, I can say that our culture hasnt changed even with our rapid growth. I strongly encourage anyone who is looking for a career in property management, to consider Cortland. Were innovators and more importantly were in the people business. Gina is very knowledgeable, made sure to follow-up with the management to answer all my questions on time and with patience. The property that I stayed had billing and move-out lease date issue, error that property management/senior accounting specialist is not willing to accept passing on the cost to the ex-resident. This is a disgusting place to rent from. Silverfish and ants all over the buildings. We’ve gotten multiple ant bites and had to move our things due to so many insects, but yet we are not able to get out of our lease due to an issue you guys can’t seem to fix. Don’t move to Cortland. I’m disgusted with this place and paying so much money but not being able to get help is insane.

After spending over a couple of years at Bela Vida Estates community in Plano Texas the management of the community changed from Greystar to Cortland. It seems these Cortland people have no clue and their arrogance is evident. They don’t seem to bother about the people who are living in community and their customer service is horrible to say the least. The kind of issues which were attended to by the earlier management with a day are not being attended to by Cortland for over a month. Absolutely inefficient and laggard. Seems they will lose all patrons. May be they don’t need any.I am not surprised with similar comments by one Ashley here for another property captured by Cortland with money muscle. It appears that the residents already in lease have to put up with their arrogance and negligence wherever Cortland goes.Other than posting response to such comments the management doesn’t do anything. It’s a poor attempt to show they care but it’s just a lip service. They are just incompetent is all one can conclude with.
I moved to Astor Place in August 2017. Since my last remark as to this development. I have been given great support from management. I feel welcome here with my new found friends at the development. Morgan and Nicole helped me get settle into my new apartment and will continue to assist with any issues I may have to make my stay here with the complex a safe and fruitful stay. Please disregard any other comments spoken about the complex. They are a family first community. I give them a A+ now that I know they really care about me the tenant.
I stated at an establishment in Charlotte NC the Oaks. The people there are in the game to help hurt people with first time rental credit. I completed a walk through with the resident manager and she spotted the damages of a dog chewed cabinet in the bathroom. She explained it would be handled but it never was. Long story short I was charged fraudulently for having an animal when I can’t even have pets for medical reasons. I know that I provided documentation, but they charged me anyway. I would never live in these properties ever again. I now have a tarnished rental history due to these inaccurate issues. I wouldn’t advise anyone to move here.

They dont manage the apartments at all. No accountability. Zero care for the residents. Do NOT use this rental company. Portico in Duluth is run by people that dont care about the property. I wish some one would contact me to discuss all the issues. Sincerely a paying tenant.
I applied for a position at Cortland Partners in March. I screened with a recruiter, then did a video interview. After the video interview I had a phone interview with the hiring manager. The phone interview went well, following the phone interview I went to an in-person interview with the hiring manager as well as two other people. When I left the interview I felt really good. The body language as well as things I was told led me to believe that I was going to the next step or I could possibly skip the next step. I was told to expect to hear something from someone by the end of the week. This is where things begin to fall apart. I sent thank you emails to everyone I interviewed with and got no response. I didnt hear anything from anyone as for next steps at the end of that week. In fact I didnt hear anything from anyone until a week later. When I did it was a few days after I emailed for a follow-up. The recruiter told me that they were interviewing a few more people and will let me know something by the end of the week. At the end of the week I received the email saying that they had chosen someone else for the position. I asked for feedback as to where I fell short and I got no response. Quite naturally I was disappointed but I moved on. Two weeks ago I received the phone call from Cortland partners, the recruit explained that she was aware that interview there before and that they were certain that was the right person for the job. She wanted to know what I be still willing to complete the interviewing process and also meet with the hiring manager for lunch. I reluctantly agreed but what did I have to lose but hearing them out. At lunch the hiring manager explained that there were things happening during the time I interview that cause her to not want to subject me to that type of environment. She was apologetic and thanked me for giving them another chance. I was told that I needed to go through the personality assessment and that was the last step of the process. I was told to expect an offer by the end of that week or the beginning of the next week if I wasnt “crazy”. I was ecstatic, I was happy to hear that there were internal reasons why I didnt get the position the first time and that it wasnt something I was lacking or did wrong. Well I did hear from them at the end of the week but it wasnt for an offer. It was to inform me that a c-suite member was out of town and she needed to sign off on an offer. Tuesday of the following week I was told that I had to interview with yet another person who was also a c-suite member.I needed the interview with this person because the position was front-facing and they needed to know if I could hold my own with senior execs. The recruiter explained to me that this was going to be a tough interview but that I need to have examples of my work from the past. Again she explained that they were certain I was the right person for the job and that I didnt have to change anything. After a 30-minute interview I was politely informed that I did not have the skills that he was looking for in this position. He explained to me he needed someone with about 10 years of experience with the variable pay, sales commission Etc. After speaking with 6 people and two of them twice. Not one person ever explained to me that they were looking for this experience neither was this information in the posting. I have wasted time and money for a position that according to my last interview, I never qualified for. Why didnt anyone know this? I understand that this is not illegal but it certainly is unethical unorganized and suspicious.Thumbs down Cortland partners!
Ive been living in one of their Atlanta communities, 3131, for a few months now. Ive never experienced apartment living as easy as this before. Management is friendly and open to answer any questions I have and maintenance is lightning fast.

Mold mold and more mold. Brand new Cortland Built building. 9 months of lies from upper management about fixing building defects. 12 separate incidents of water intrusion into my unit...every single wall in my unit. 6 county code enforcement violations, referred to hearing with the magistrate. Seriously mold in my MBR. 3 leaks in guest bathroom tub and failing manifold leading to mold, BRAND NEW CORTLAND BUILT!! They have serious management problems from bottom to top, don’t let it become your problem!!
I have been a resident of Cortland Portico in Duluth Ga for 15 months. During this time my dishwasher has only worked twice and for the past 3 months my dryer has been broken. In addition for the past 9 months I have notified the management that my floor and walls were damaged and that the floor was going to fall in. In May right after my birthday I treated myself to a house cleaner had the place cleaned fully. I left for a business trip for 3 days and came home to over 5000 dead termites all over my living room and sun room. At this time the new management Catherine Davidson came and said that they would need to take care of my wall they brought a contractor in and have also had the resident handy man in all agree the floor and walls have to be taken out and the bearing wall has to be fixed. Catherine stated this would only take one day. In reality all of the construction people including me dont know how long this is going to take.l because their is damage to the bearing wall and all of the wall and floor will have to be torn out so their is no chance it will take 1 day. She offered to allow me to transfer or move to another apt. No help in moving. She sent me an email with options I called multiple times and emailed multiple times and never got a response finally came in two seperate times and finally spoke to Catherine again in person. None of the options were set aside for me or available. And she said even if I am not moved their will be no lowering of my rent for the inconvenience rather for the renewal they are raising my rent and the fact that I will have no hot water heater all day everyday of this construction till end of day I will have strange people in and out of my house for multiple days and I wont have access to half my apartment during the construction. This damage is structural not my fault but instead of working with me they told me we wont give you any monetary break because it has to be done. Currently I have a serious medical condition and cant move so I will have to remain here. I have even gone as far as trying to reach the corporate office. They have not responded. I dont like leaving reviews like this but I have tried repeatedly to work with this location and its management and they have done nothing to support me as a tenant.
Astor Place by Cartland- Have called over ten times for a service request to have an exterior light fixed in the building. Over two months later and still not fixed. My vehicle was broken into while the lights were broken. Called corporate who said management will reach out to me. Still no answer. I was told by the office to file a police report. Still no answer after sending manager Patrick emails with my concern and report. Very quick to take your money but can’t seem to get something so small fixed. And won’t take responsibility for a break-in that could of been avoided.
Hello, i lived at University Center Apartments in Charlotte, NC for the last 7 years and have been very pleased with the level of service from the Leasing Office Team and the Maintenance Staff. I would highly recommend this property to anyone looking for a place to live.

So I live at The James property by Cortland. I just want to say that Luis Berrios, the main maintenance gentleman I have had experience with on a few occasions, exceeds all professional and friendly customer service expectations that I have. Every single time he has had to work on the apartment he has arrived with a huge smile on his face that you know is genuine. He asks questions about how my family and are doing and makes it obvious that he cares about the response while even talking about his own family. He ensures that all items that need to be remedied are fully taken care every time. He is a rare individual in the customer service realm and could teach alot of people what it means to be sincere with the customer service provided.
My husband and I have lived here for10 months. While we can say some positive things, there are many faults here. Since we moved here in August, 2017, we have no amenities but still pay the same rent. They tend to take much too long when we have service requests. Right now, I have been waiting over a week to have my dryer repaired or replaced after 3 requests. And now, we have a huge pile of garbage sitting in a heap on the ground for over a week. Its a health hazard and an eyesore. We pay about 3 times what the rent should be for these so called luxury apartments and should not have these issues. There is no excuse for it and the office personelle dont seem to care. I have been trying to reach corporate all morning and either the phones are disconnected or nobody answers, so that is no help at all
I am a resident at Town west Manor in Atlanta Georgia. I have been renting since May of 2018. Since the beginning there has been constant issues within my apartment ranging from running water in pipes, leaks from the ceiling creating water damage, floods due to a hole in the foundation outside my back door, and water saturation due to negligence of response. I was very persistent because I had a 2 month year old inhaling the smell of mildew and mold yet it took two weeks for them to replace the underlay of the carpet! I’d also complained about the water bill repeatedly being the maximum charge and only two people live in the household. February 13th of 2019 the meter was finally checked only to discover it was never set and I was receiving an estimation the whole time! Again I have paid the maximum on water since June of 2018 and this is March and I’m still paying the maximum without an operating water meter! Management here doesn’t give much help and needs huge assistance!
I had reservations about whether to give this place a 1 or 2 star rating. We moved in August, 2017, and things were ok, but quite honestly only moved here because we were desperate for a place to live; we had moved from out of state. We pay an astronomical amount of rent and for less than 1,000 square feet, its barely worth it. I will start with a couple of good points: the gym is closed down due to renovations, so they have furnished us free memberships to 24 Hour Fitness. They have built us a dog park; however, they didnt put anything in there for the dogs to do. They put in 4 different areas within the park, which we all thought were going to be some kind of exercise courses. Instead, they put large rocks, gravel and metal edging in them. The only thing the dogs do in those areas are pee on the large rocks.Now for the not so good: there have been at least 3 times I have had problems paying my rent. In October, the web site wasnt working properly, so I was able to get the late charge waived for this, but not without the office manager giving me a hard time about it. The second time was in November. The website was trying to charge me for a garage that I didnt have. Again, after the office manager giving me some attitude, she waived the late fee again. Now, once again, I am charged a late fee for something that is not my fault. I paid my rent online on Saturday and even got a confirmation. However, my printer wasnt working and wasnt able to print the confirmation page. I was told that theyd had problems with the website the day before, but not on Saturday. I dont know what happened, but as of today, Monday, the website says I didnt pay my rent and that I owe a late fee. She said if I dont pay the entire amount, including the late fee, she cant accept it. I paid the rent and it was proven that I was online to pay it, but they still want to charge me the $100. Now I no longer trust the website and will no longer be paying the rent online. I will pay the rent in person from now on. I wish our lease didnt have 6 more months. We do not like living here. We also have trouble getting maintenance to repair things in a timely manner. Ill be glad when our lease is up so we can get the heck out.
I was a resident long before Courtland took over. It has been nothing but hell since they took over. They have no regards for the residents as it relates to renovations. Constant noise coupled with the water frequently being shut off as if people dont live in the complex. All they care is about the bottom line and their employees. They are now forcing people who have live here for 20 years to relocate due the excessive rent increases. Steer clear of this evil company.

WARNING... This will be long!!!We live at The Battery at Suntrust Park which was previously owned by Matrix. Cortland has taken over this property. Cortland paid several million to do so.. You would think the new owners would care about the residents who pay obscene amounts for their homes.We have had a LEAK on our ceiling that has grown into 3 large leaks in our bedroom, then also goes around the entire perimeter of our kitchen ceiling!!!! Maintenance has come and no one knows where the leak is coming from.... AND It’s been there now 4/5 months now!!! It’s DISGUSTING TO SAY THE LEAST... could be the toilet from the people upstairs or bathtub/shower... the ceiling paint is bubbling off and there is mold starting to form. One maintenance guy came by and said no big deal it’s probably a roof leak... WHAT??? We don’t live on the top floor??? He didn’t care at all!!!!!! So I said if you don’t care.. why should we.. we will just move! Then he left. No plan to fix it??!!! The last guy came to fix my microwave which is still broken and he said the entire ceiling will need to be ripped out!!!! We will wait until we move to have any of that work done. If you don’t care.. we don’t eithrr... I can tell you it’s going to cost a lot to fix what mess is underneath!!!We are suppose to renew our lease in January and there has YET TO BE AN APOLOGY LETTER OR ANYTHING!!!!!!We asked if they could give us some kind of rent decrease or even a few months off for lack of maintenance care considering how much we pay. Over $1900 a month for a one bedroom!!! yet NO WORD!!!! It’s been weeks.We moved here to walk across the bridge to work at the Galleria for the convenience and we have season tickets to the Braves... Now we have to move because of poor management. A real shame!***Our microwave is still broken, and has been for weeks, our toilet runs non stop, the halls have been absolutely disgusting, the elevator constantly has dog feces in it. Cortland better get ahold of their new management team or they are going to lose all the professionals who still live in at The Battery.
I live at The Village at lake park and have been at this property since 2010!! Ever since it’s was taken over by cortland the customer service from the leasing department has gotten to an all time low!! I have had problems with my apartment from the moment I was moved into this unit from ceiling leaking and them basically painting over it (can still clearly see the water stains) to my biggest issue now my apertment smelling like a smokers lounge due the neighbors below me smoking in the apartment I have made several complaints and the leasing agents act as if they could care less or as I’m the burden!! They have you sign with your lease a no smoking addendum that states your lease will be terminated if smoking in the apartment. I was told last month they are handling the issue and know who it is and will have the resident out by the first week in December....it is now December 15th and the resident is still there smoking and my apartment still reeks!! Every time I call the office to get a resolution to the problem I am told they will call me back (they never do). Last time I called I was basically told I would have to move as they done all they can do!! Thats not acceptable AT ALL why should I have to move because they don’t want to do their job and do what needs to be done! I refuse to continue to pay and have to smell someone else’s filth!! At this point I’m done with the lack of help from the leasing office and need someone from corporate to get in contact on what the next steps will be ASAP!! I have been nothing but patient these past few months while they drag their feet on the matter.
I absolutely hate this company and this one star is a compliment. My experience with their corporate office and the Hunt Club (one of their apartment complexes in Charlotte) was absolutely horrible. The lady I was working with named Madison completely disregarded the fact that I was supposed to move in that weekend and went out of town before she sent the lease to me. She sent me an email that said I was approved and that she would send an official welcome letter later in the week. She did not. I tried to get in touch with her by Friday, but she was not there.Eventually, I decided to go lease from a different property, but I realized that it was also a Cortland property. I didnt want to go through the whole application process again, so I spoke with the apartment manager. She told me she would have to tell Madison to send my information to the sister property so it would expedite the process. That Tuesday when Madison came back, I called the office to be sure that she would actually send my info, but no one would answer the phone. (Yes, I called several times throughout the day.) I decided that I drive across town to speak with her in person. When I got there, she told me that she had just gotten back from the Bahamas and that she had already emailed my information to the general inbox of the other complex. (This would allow anyone working in that office to access my information for the approval process). When I left her office, I went straight to the other complex and no one could find my information. This was just one of MANY lies that I was told throughout this whole situation.At this point, I was also informed that there was not possible for the sister property to accept the approval that I was given from Hunt Club without a lease. I would have to reapply and pay the app/adm fee AGAIN! Well, I refused to pay the same company all over again for the same thing especially when it was due to one of their employees negligence. I decided to call the corporate office and see if there was anything that could be done. The first lady I spoke with told me that her boss would call be by Thursday afternoon or Friday at the latest. Meanwhile, another whole week had gone by and I still had not moved into an apartment THAT I WAS ALREADY APPROVED FOR!! I waited for her phone call and no one reached out. By Monday, I decided to call again. At that point, I no longer wanted to work with this company or any of its properties. After several attempts, I finally spoke with the Client Relations manager who told me that they had already cut a check to refund my money and that I should receive it by start of the following week. It is now Wednesday of the following week and I still do not have my money. I tried to calling multiple times today to speak with her to see if they had mailed the check yet, but you guessed it, they did not answer the phone. I left a voicemail, but Im sure that wont do any good. PLEASE DO NOT GIVE THIS COMPANY ONE BROWN PENNY. Save yourself some trouble and spend your money on a place that will actually treat you like a valuable customer and with respect.
Ive been a resident at the James at Sugarloaf in Lawrenceville, Georgia since September 2016 and will not be renewing my lease in March 2019. This place has took a turn for the worst ever since the former Property Manager Tucker Martin left this location a few months ago. There are a few highly unprofessional staff members with Ayana being the most unprofessional of them all. For the price youll pay in rent each month, there are a few more apartments in the area that I think will be of a much better choice.

My fiance worked for this company for a little less than a year. When he got this job he loved it and came home happy everyday. Shortly after he started becoming harrassed at work so he transfered to work at a different location. He did not like the other location nor the drive he was making everyday so he talked to his old boss and hes old coworkers to see if they can put the past in the past so he can come back to the original location he started at. They made immense and he transfered back. As soon as he returned he continued getting harassed. The top boss in the office did nothing to stop the harassment and it continued to get worse. Him and a fellow coworker ended up getting in a fight but his coworker started it and the police onsite said it was self defense on his side but he chose not to press charges. The top boss talked to corporate and said both parties are fired. Fair enough so far. Come to find out today as this happened friday the coworker who started punching him first and who has been harassing him from the start did not lose his job. I am highly disappointed in this company for not interfering with this work place harassment or being fair on both parties being fired. The next step in this should be finding out what our options are to stop this work place harassment from continuing.
I currently live here at the Oaks.Recently the units were being updated with Google Fiber Internet options. Unfortunately the update utilized outside venders whom they allowed unsuppervised access to each unit. Since I recently had knee surgery I was home during the update.Surprising the venders tried to enter my home without knocking, then banging on my door, this ofcourse would scare anyone. Once they had access to my home there was no consideration for me being present. They continued to walk in and out with loud chatter dispite my presence. I left to keep myself from getting frustrated only to return to a terrible mess which included dust, dirt, my electronics unplugged and my bathroom used by strangers. With a bad knee I had to wait for assistance the following day to have things replaced as they were. This ofcouse would have never happened if the apartment would have supervised and followed up with random venders in my home. Very surprised that they would allow new business venders to so easily supercede their professionalism, standards and core values. We are customers too.Sent from my T-Mobile 4G LTE Device
If u see Cortland partners anywhere on your apartment hunting search turn the other way! They don’t care about their residents even tho we pay their salary smh. When u move out of one of their complexes they will bill u so u can pay for the next resident to move in. I cannot wait until I get my day in court I bet all this underhandedness will change once I’m done with them. P.S they told me “you only rent a space to put your stuff” so if your looking for a home they don’t offer it it’s more like public storage!

Im unhappy with transferring from a sister property Jefferson Chase in Blacklick Ohio to move to Norcross Georgia to Tuscana. I really feel that I did a 360 downgrade. The photos on the page for Tuscana are very deceiving. The manager Nayarit has been working with me trying to make me happy, but nothing she does is going in the right direction. I applied for a 3 bedroom as I lived in Ohio paying much more than here in Georgia and was given a 2 bedroom that has a bug problem and was very dirty, rehab work that shows leaks covered up. I can go on & on. The manager wants to make me happy but isnt very trustworthy when it comes to my families living. I hate I ever moved to Tuscana. They really dont deserve no stars. I miss Jefferson Chase cleanliness and great staff as Ive been with cortland partners for almost 4 years and since my transfer Ive been unhappy. 😕 Very disappointed just not worth the amount of rent they are asking.

I do not like living here at all. They don’t care about there people at all. They bill me for things that are not my fault i had switch my electric bill over to my name and somehow they state “it’s still in there name and they are adding it onto my rent and i feel like it’s not fair at all than on top of that they add on a VCR charge. I hate living for Cortland they are the worst people to live for i hate y’all.

I was made to fill out a tenant application when I was only a guest of a resident.
REVISED - Cortland Partners shows very high integrity in the way they handle difficult situations.
Not a pleasant place to live.
