The AC is still not working. I reported this, plus the leak back in October 2020. Maintenance has made an attempt to fix the leak twice, but I have no air conditioning in the heat of the summer. The apartment itself is not properly insulated, so it is more hot inside of the home than it is outside! I have reached out via telephone to speak with a leasing professional, and no one is available and my call has not been returned. I am only in this unit for another week and a half, and this is precisely why I choose not to renew, in addition to you increasing my rent to $1,600+? This entire building is not even worth $1,600. Everything is falling apart. I thought for sure with the new management that occurred back at the beginning of 2021 that we would see some improvements. I have not, though the sprinklers were a nice effort. I hope to hear from someone soon.

I showed up to get a tour for a place I was interested in. We waited for 25+ minutes. We had to go find the woman Maria who was the only person working in the leasing office. When we finally tracked her down speaking to someone down the street off of the property. she seemed angry and rude and when we brought up the fact that she was hard to find she immediately became defensive. Then we finally started to talk about the unit that we wanted to look at had been leased two weeks ago. We spoke to her over the phone a few days ago and assured us that there was a unit. It was not a good experience.

This place is complete catfish. No nets on the tennis court, no nets on the soccer goal. It’s mid June and the pool is still not open. The playground smells awful because its next to 3 huge dirty dumpsters that area is always filthy. For this place to be in such a good part of Atlanta the complex is a hot mess especially compared to other complexes near by.

I have lived in this apartment for maybe about 4 years and the only reason I have stayed is because I love my daughters elementary school. This place is not worth the money. Main Office never answers the phone. Maintenance takes weeks to show up for your work orders if they even choose to show up. I have called corporate twice and never received a call back. I always pay my rent on time and never make complaints but these apartments suck.

I would leave 0 stars if possible. We called beforehand and a woman named Maria told us to come in for a showing. When we arrived we had to wait 30 minutes for Maria. We finally found her wandering around in a golf cart. She was unpleasantly rude and gave us an unprofessional sarcastic attitude.

I applied a few weeks ago with this complex. The young lady I spoke with (I believe her name was Saquia) made the approval process smooth and less stressful during these hard times. The renovations to this place is great compared to where im moving from, and theyre quality of service is very professional.

Moved here with my wife about 6 months ago. Havent had any major issues. Work orders completed in a timely manner. Price of apartments are best in area. No issue with mold or roaches. I really dont care for valet trash but good when I want to be lazy.

No one is capable of fixing my AC. Maintenance has been here 4 times and I still have the same issue. My thermostat has to be set at the lowest setting 50 degrees. We also must use fans to cool the apartment. One of the bedrooms stays hot regardless. My electric bill is extremely high because of this issue. The maintenance staff is incompetent and the owners and management DO NOT GIVE A DAMN!

I relocated from another state before moving here! This was by far the worst housing community I’ve lived in. They changed management mid year, which changed nothing, to better suit the complex and a miscommunication of community resources still persisted! The pool was inoperable for the entire 13 months because they were waiting on a pump each time! The apartment had so many underlying issues that were noticed after we moved in and we had to circumvent the leasing staff and reach out to the parent company In order to get proper repairs completed ( water damage under bathroom and kitchen sink. Cracked mirror, broken window screen, roaches((dead, Some painted over from previous tenants,And alive)) half of the outlets could not hold an item in the outlets) I wish i could upload pictures! The maintenance men will lie to you and never return!

I’ve been waiting for 4 days to get my ceiling repainted and repaired from an apparent leak from the ac unit in the attic . maintenance told me that someone would be in contact with me from the leasing office and i haven’t gotten a eta or an email notification from management about them repairing my ceiling . after 2 emails and requests through the mobile app i still haven’t gotten a response . so inconvenient, i have furniture moved all over my apt with a couch that was wet from the leakage and now awaiting for it to be cleaned .

There are roaches in the buildings. For me thats a deal breaker. (Ellos tienen cucarachas)On the other hand..A lot of kids live here, there is a small play ground. Generally plenty of parking.

We’re in a pandemic and I have not been working since March. The LEAST this property can do is waive late fees. I pay my rent on time every month and find it appalling that waiving rent is something they won’t even consider. Especially with all that we have to put up with this very underwhelming apartment complex (our AC was not working properly which made our light bill double. Took them weeks to finally fix the issue.) Also, since I am paying $1200+ rent I would at least expect to be able to REACH THE LEASING OFFICE WHEN I CALL. I should not have to walk up to the leasing office just to speak to someone (especially to someone who acts like they can barely speak up or speak well enough so I can understand her). And the agents act as though every person has COVID so they’re not at all personable or even let us in to discuss issues . There are bigger businesses at least letting their customers into their business with mask. It’s like the leasing agents are using COVID as an excuse to NOT do their job correctly. Do better.

I am extremely frustrated I drove from Norcross just to arrive to a leasing office where I was told to wait in the heat with my 5 month old baby and a door closed in my face. With this type of treatment I would not advise anyone to lease there unless they get whomever the property manager is out of there. I had an appointment at 3:30pm so they were aware that I was coming. Very unprofessional!!!!!!

I’ve seen this place become much better since she’s managed Audubon. The breezeways are clean, the maintenance always take care of my issues. My husband and I moved from out of state and after a year, we are still enjoying our residency here. The leasing and maintenance teams are AMAZING! You can definitely tell the entire team cares about the community. The apartments are updated and the location of the community is so convenient. I work at the CDC and you can’t beat the location. Being a long term resident should simply speak volumes when it comes to product. Yet as seasons come and seasons go different Teams come and go and promises are made and never honored this current TEAM shines. First the new Community Manager Tiesha brings with her a can do, will do wonderful attitude. Then theres Sarah who along with her smile as fresh as the day is long goes that extra mile to represent the Management company and the Community Managers expectations. I recently moved to Atlanta and this was one of the smoothest transitions I’ve ever had. The staff was so friendly and helpful and had my apartment ready on time. Ive been living in this lovely apartment for almost two years. Personally, I really love the layout of my apartment (2b2b). I have pretty large bedroom, which is the best part of my living experience. The furniture and kitchen here are brand new. Besides that, the staffs here are very responsible.

Nice place to live safe neighborhood staff is good and willing to help and find solutions to problems. Sarah really helped out and was always there even on weekends! Its very close to a local bar and a few nice restaurants the traffic is a little hard to deal with but its close to 85 and the city.

The apartment complex hires a private company to place boots on cars to non residents who park in the wrong spot. Thats fine. Only problem is the company always mistakenly puts the boots on the cars of people who live there. So imagine your child has to go to school and you have to go to work and theres a boot on your car. A boot on your car where you pay over $1100 in rent at. Then the person who is suppose to remove it says hell be there in 45 minutes but comes four hours later after being rude and ignorant like you did something wrong. Then tries to get you to pay for it. Of course you dont. Mind you the leasing office does absolutely nothing to help you in the situation. Pretty bad day huh? No pretty bad few days this has happened more than once to various residence that live here. Other than that its just a lot of cats and I do mean A LOT and the maintenance man takes forever to come fix anything.

Our family has had a great experience living here. Honestly, no complaints. It was very nice when we moved in. The new appliances and amenities were above expectations. The staff here has been very helpful and friendly with any questions we have had. Would recommend this development to anyone looking for a pleasant and quiet place to live.

We moved in and the first thing we noticed was a broken window and broken a/c. Shouldnt they fix this stuff before a new tenant moves in? Heres a list of issues weve had.-Mold. Bad, bad mold.-Water damage in the ceiling. The entire ceiling in the bathroom caved in, and they took their time getting to it.-Our a/c has gone out multiple times.-Way too many stray cats running around. You want fleas in your apartment? If so, then good because youll get them.-Thin walls so you can hear all of your neighbors conversations.-Insulation is crap, so power bills skyrocket in the summer and winter months.-They promised a dog park in the complex (main reason I decided to live there), it never came.-Tennis court has been broken down for over a year.-Theyve attempted to charge us rent through a third party that tries to double charge us for valet trash and pest control (thats nonexistent)-The worlds largest cockroach collection.-The door handles fall off the doors.All in all, this place is miserable. I keep seeing people touring the place and moving in, and all I want to do is tell them to leave and never return. The pictures they post are a lie. They make it look like a place you would like to live in. Trust me when I say the place looks nothing like the pictures suggest.

I visited a friend last week stopped in the office to ask for a 2 bedroom price. I talked to the manager Niesha and she was so polite and friendly. She was so willing to help me. I like that she made me feel special and important, even after I told her it was too expensive. If I could afford this place I would live here. It’s always clean and the other office staff is friendly too.

My brother and I have lived at Audubon Briarcliff for the last 8 months now and it has been an ABSOLUTE BLESSING! The Leasing Office staff is kind and efficient. The maintenance guys are friendly and timely. I love all the diversity and the fact that there are so many families around us. The living space itself is incredibly nice and did I mention that the price is 100-150 dollars less then all the other apartment complexes located right down the street?!? So far all I can say is that this has been a good move on our part and I enjoy living here at Audubon Braircliff :D

I just moved into Audubon today! When we first came to apply a week ago, Kimberly met us with a warm smile. In fact, the entire staff was very welcoming. Today, we were greeted by Enetra who is also amazing. The team worked with us to make sure we were comfortable for move-in, and to also make sure we were happy with our rented space. Other reviews told us there was a problem with maintenance, but Kimberly assured us that an entirely new maintenance staff had been hired. We even watched them prepare our apartment before we moved in and they told us to make sure everything was to our liking. We are excited for the next year in this apartment!

These apartments are in a great location, but not worth the trouble of dealing with the way the leasing office is managed. The staff smile and are friendly in person, but do not take care of the things necessary to make this complex a place worth living.We lived there for over two years and things got worse and worse in terms of the leasing staff. Maintenance issues took weeks or even months to be taken care of, with constant follow up required on our end. If we did not follow up several times a week on even the smallest maintenance issues, they were ignored. Multiple times we were told we would receive follow up on something and this never happened, we almost always had to reach out again on our end.This has continued since moving out in trying to get details about our deposit return. Before moving out I began asking about this process and only received general information (it takes 30-60 days, etc.). A month after we moved out I began seeking information and again only received the same general timeline. I called, emailed and left messages but never heard back. Then I was in the office and the manager told me she would look into it (she thought it had been applied to the water bill and I told her I had just paid one online after moving out) and get back to me by the end of the business day. After a week of not hearing from her, I called the office and was told by another member of the leasing staff that she would talk to the manager and get back to me by the end of the business day. I never heard from her.I began calling the corporate office and this has been the only way to get a response from the leasing office. I have called dozens of times, left messages, sent emails, etc. and the only way I have gotten a reply is by calling the corporate office and having them email the manager. This has been going on for weeks.Even now the issue is not resolved because the manager will not see to the details of the situation. She insists our deposit went fully to pay our water bill despite me sending clear receipts that show we paid our water bill online and should get a portion of our deposit back (it seems clear she is not reading the emails I send, for all the information - dates and totals - is very clear). It is becoming clear she does not care about this situation or about dealing honestly in regards to the deposit.Spare yourself the trouble and live somewhere else.

My experience has been great! I have found the staff to be very friendly and professional. The complex is quite and in a great location. You have access to 85, 75, 285, and 400 within a few minutes of leaving your building. I love it.

DO NOT LIVE AT THIS ESTABLISHMENT IF YOU CAN HELP IT.I lived here for 5-6 months in 2015.....When i initially moved in they promised a newly renovated workout facility and pool club building, a newly created dog park, newly renovated apt, among other amenities they said they would provide.Needless to say we never saw any of that. after 6 months they finally started renovated the pool area, but in the process ended up destroying the sidewalk and grass area right where my back door was, making it unusable. During that 6 months in my newly renovated apt had its sink fall through the counter, a hole and flooding due to construction upstairs (took weeks to fix), along with the AC going out 3 times, and never properly working. Not to mention whenever the upstairs neighbors would run their dryer it would cause our apt to heat/steam up about 10 degrees. I was told that was normal and experienced by all the units (WHY????).There was apparently new management that took over, however they are terrible. They never respond to emails, they never let you know when a maintenance issue has been taken care of or what is needed to fix the issue. We had to put in the same maintenance request multiple times to get the issue resolved, and summer in GA is no fun without AC.And now the latest issue after having not even lived there since June 31 2015, i am now getting calls from collection agency saying i owe multiple thousands of dollars because i left the apartment without them knowing. I have documented proof that i signed the lease termination, and the manager herself, Kim Dumas, said due to the numerious issues i had that i can leave since I have a months notice, and that i dont need to pay any early termination fee. They even kept my deposit even though i didnt cause any further damage to any part of the apt.this place if full of crooks who dont give a damn about your well being, just the money to feed their greedy souls.

Great location. Easy access to jump on the interstate to get to downtown or the airport. These apartments are newly renovated; stainless steel appliances, granite countertops, etc and come with washer/dryer. Maintenance and office staff offer friendly and prompt service.

Do NOT live here! Please please PLEASE do not give yourself the headache. I was promised a newly renovated apt, and it looks like absolute trash. The floor are stained in the kitchen, cabinets are chipped all over the place, the stove is permanently stained with grease and other who-knows-what.. Not to mention, my carpet in the living room is falling apart/disintegrating. My dishwasher doesnt work, and Ive been calling them to get all of this fixed for SIX MONTHS now. I never even got an initial walk through when I first moved in even though I called them several times for that too. Unreal. I even tried calling corporate 4 times and no one called back. Another thing-- the plumbing it absolute garbage as well. My toilet clogs regularly (even when theres no solids). I was also promised a newly renovated pool, gym, etc., and NONE of that is open. I cannot believe how much Ive been completely ignored by management. I will do ANYTHING in my power to get out of this lease/apt. Find somewhere else to spend your hard earned money.

Don’t do it!!!!! Mold growing in the apartments, I would give zero stars if I could. Management is trying to pretend there isn’t a problem in the apartment and I have pics and videos of the mold growing on the wood cabinets and drawers.

My partner and I officially became a part of the Audubon Apartments community on March 1st and so far we have had nothing short of a stellar experience. We had some special circumstances surrounding our move - our previous apartment plans fell through and suddenly we found ourselves 2 weeks until the end of our leases with nowhere to move to. We were scrambling to find a new place to call home and Audubon Apartments came highly recommended by some of our friends and online resources. I’m not exaggerating when I say that the management team at Audubon came to our rescue. The management team was super diligent and expedited our paperwork and whole move-in process so we had a place locked down and ready to move into in less than 2 weeks. The community manager, Niesha, is so kind and professional and she went out of her way several times to work with us and our crazy schedules so that we could make everything work and move in on time. Additionally, the diligence and care shown by the management team doesn’t end once the papers are signed and you’re moved in. Whenever we’ve had a question or needed to contact management, they’re very prompt in responding and resolving any concerns no matter what time of day. To sum it all up, our apartment is clean and everything we hoped it would be, the area is fun and convenient to both of our jobs, and we can rest easy knowing that we’re living in a community that is well-managed by people who genuinely care. We’re very happy residents and we can’t recommend Audubon Apartments and the management team enough.

When it came to making calls, sending texts and emails due to a miscommunication I had, she did it and with ease! I love this neighborhood, and I even like my apartment and the people who work in the leasing office. But this place has some serious problems with maintenance.Last summer I spent several days with no AC during 95+ temperatures before someone came to fix it. This year I had to call 5 times to get them to come fix my sink. I repeatedly told them that the pipes were loose because the pieces dont fit together. It needs replacement pipes that actually match each other. I spent 2 weeks carrying buckets of dirty water out of my house and washing my dishes in the bathtub before someone came to fix it. Instead of replacing the pipes like I nicely asked, the dude HOT GLUE GUNNED my pipes together. They started leaking again an hour later.That is not the worst of it. Last year one of our neighbors waited for heat during winter for 2 weeks. When they came to fix his heater, they rewired it improperly and the apartment CAUGHT ON FIRE!That is how we found out there is no fire hydrant in our complex. The fireman told us that the whole building could burn down in about 5 minutes.

I lived at this complex for 7 years and let me say that IT WAS a amazing property to live on. Its funny when I paid less I got more. As soon as the new company took over, Franklin properties they raised the rent did a cheap makeover, it became a slum apartment property. Im so sad this happened, I really wanted to continue to live in this area. But so many things happened(bad) that after literally my air unit broke down 12 times it caught on fire I woke up with smoke in my apartment they never sent a note, never checked on me. (fire trucks did come) did they offer anything? (no). My apartment for 3-5 months smelled like s#%* because a piped broke under my apartment did they try to be accommodating? No they just wanted the rent. I say Stay away from this Audubon Apartment trust me its better places to stay where at least they care about you. I have a whole 3 pages of the bad treatment from this Staff and how nothing never got fixed properly or fixed at all. And the cat problem is unreal. Pleas take your money else where. Dont let them trick you. By the way I paid my rent on time every time never late. Please dont let them trick you.

Management refuses to acknowledge an issue with mold growing in the apartment and high moisture level readings. They claim “their guys” aren’t finding an active leak in my building. However, I was easily able to locate the leak along with the roof falling apart.

I wouldnt recommend this place to my worst enemy. We have had consistent problems for the past year of my lease. 1. The smell and mold. My daughter and I were sick for 6 months when moving in because of the black mold problem. They fixed it by painting over it, but as months went on the mold ate through the paint and I had to call for another coat to temporarily fix it. (GROSS!) The closet doors do not stay on the tracks and constantly fall off, the rack where you hang you clothes falls under 25 lbs of weight. ( I have called about 8 times this past year to fix this! ) the garbage disposal is a joke and will clog with rice or lettuce and back up the sink and ALSO will not drain your dish washer... sooo yes theres dirty dishes everywhere until they decide to come fix it. Theres a CRACK in the living room wall. Theres a cat infestation in this neighborhood. My cable guy had to go under they house to line the cable and said there was a litter of newly dead kittens right under my apartment. Theres probably 12 cats that will get into your trash at night. Ive called probably 12 times about my tub not draining. Ive had them resurface (spray paint?) my tub twice because it keeps pealing and stains terribly from shampoo? The first time they did this I was on vacation and they left my windows wide open (Im on the first floor) for about a week!! And the second time my back door was left unlocked!! Thank GOD I didnt get robbed. The air conditioning unit broke 4 times, my dryer is hooked up to my neighbors so it takes HOURS to dry my clothes, I purchased my own washer and dryer but I still have to pay for the ones offered even though I dont use them because its a part of the rent theres a big bug problem, They advertise tennis courts, but the net is broken for the entire YEAR Ive been here, and the gate in the entrance is just for show, it never closes. I could go on and on about how terrible living here has been. I cant believe Im paying $1000 a month to live in disgust.

This has been THE WORST apartments i have ever moved into. I moved here thinking everything was renovated and new appliances and everything will be fine. In reality apartment is trash! toilet has been broken for two months floor is tearing up ceiling fan broken and smell of dead and trash mixed together are in my apartment due to pipe problems which they have yet to fix. Worse there are rats and flies in my apartment!! I am frustrated and only have lived here since December! I did call corporate and that was a dead end too! I guess I have to suck it up only good thing is I dont have any furniture except for bed so i dont have to worry about that any of it being damaged. Ive bought air fresheners and plugins which are all over my apartment it doesnt really help smell. Please dont move here. I have been here for a year now and just recently renewed my contract with Audubon Briarcliff. I was once nervous in search of a nice clean quiet apartment complex. When I applied to Audubon Briarcliff, they were starting new renovations of the what was once outdated apartments. They informed me that they were renovating all apartments, adding a workout gym, upgrading landscaping, and adding a new security fence. I was one of the first tenants who leased one of the renovated apartments and was really impressed with it. They actually showed me the apartment that I would be living in. Two months living here, Audubon changed staffing and management. Kim (Apartment manager) sent a memo out on the new changes and what direction the apartments were headed during the renovations. People have to understand that major changes do not happen overnight. Living in an apartment means you are not the only tenant with a question or concern that need to be addressed. With any apartment or house, things get old and will need to be replace, but it take responsible tenants and staff to work together in getting things taken care of. I have had apartment problems. I had a water, A/C, and kitchen maintenance issue and all 3 were taken care of fairly quickly. Audubon Briarcliff have an emergency line and with the experience, they returned my call asap and came over to fix my A/C. I have read some of the comments about rats, roaches, flies, etc. I havent had those issues. Pest control spray out here, lawn and landscaping services is always out here cleaning and cutting the grass. I’m not saying that the bad reviews are false. That was their experience. This is mine and will be for an additional year. Good luck with your experience.

So where do I begin, lets start with the fact that I HATE living here and I need to get out of this apartment. I moved into this apartment on Jan 14th (not even two months ago) and I have had non- stop roach issues since I moved it. I called the maintenance several times and left messages no one ever responded. So I took it upon myself to bomb the place Bengal. After I did that the problem still existed so I called the main office several times where I could not get a hold of anyone. Funny thing is not only was I calling them for this but also my mailbox key that I had not received in a month. After not reaching anyone or hearing anything back I went to the leasing office to ask for the corporate phone number. To my surprise the manager over the complex was there. She gave me my mailbox key and also directed the leasing officer to schedule the pest control service to come out every week. Well whatever they are doing is killing them temporarily but somehow these roaches are still getting into my apartment. I do not cook or have any place to put my dishes because there are roaches in the cabinets at times. I am so disgusted with this place and this is me beginning my case because the emails I sent to the leasing office from the website were sent to them and I never received any type of confirmation. If you look at the pictures below one is of the collection of roaches that pest control left for me. There are also the tools the maintenance left since I first moved there and I am terrified to touch the stuff in the drawer. This is what motivated me to send this email even more.... I have been crying over this and sick to my stomach If anyone who sees this can help me as far as getting out of this lease PLEASE REACH OUT TO ME!!! I am desperate and I no longer want to discuss anything with them I am stressed out and tired of living in an uncomfortable home that I pay for monthly. This is not right at all!!!!!!!!!!!

Would love to leave a great review but Ive never even been able to successfully make it into touring the complex. Last year I visited - they were out for lunch / fair enough. I found a place to live. Now Im apartment shopping again and I decided to check them out. This time, I called to set up an appointment. I arrived and it turns out they had a sign on the door saying they changed their hours. How do you schedule an appointment, change your office hours, and not notify anyone?? The pictures of the exterior look better than the reality anyways so Im sure Im not missing out on anything.

I was in town visiting a friend of mines and had to leave a review about my experience here at this community. The office staff is phenomenal, when I walked in I was greeted with warm smiles and hellos I felt very welcomed as if I was a resident here. The community manager Niesha has a fabulous staff and even she came out of her office to greet me as well. If I was in the market to move this would be my next place to live just to see everyones smiling faces again.

If you want to live in a complex where your air goes out every other day, the maintenance comes and consistently looks at it and says nothings wrong yet it doesn’t come back only to find out they were servicing the wrong unit the entire time then move in here (Lamont this ones for you). If you want to live in a complex where your upstairs neighbors violate lease provisions about animal noise causing living situations to become unpleasant for surrounding tenants, then move in here. If you want to live where the property manager (Niesha) consistently avoids you and your apartment that needs servicing move in here. If you want to live where your maintenance requests go unanswered for weeks, then move in here! If you never ever want any of your correspondence replied to, move in here!!!!! If you want to live in an apartment community where the leasing agent doesn’t know the difference between “1” and “0,” then by all means, move right on in. If you wanna live in a complex where they invest more money into buying school supplies for the kids in the community instead of repairs to your apartment, then this is the place for you. Sooooo basically what I’m saying is, don’t move here. The prices are great for an apartment complex ITP but I can assure you it’s not worth the hassle........lease end CAN NOT COME SOON ENOUGH.Oh PS..:if you want to live in a complex where you as a resident have your car booted causing you to be 3 hrs late for work....move in here!!!!!

Amazing customer service. My husband and I are relocating from Texas. We toured the community and thought is was beautiful. The Manager Niesha, office staff, and even the maintenance teams were very professional and nice to us. The cherry on top is their awesome club house with a kitchen, pool table, two tv’s, a breakfast table and a large dining table; It over looks the pool and is equipped with a Barbeque pit. Perfect for those summer time pool parties. I would definitely recommend this apartment complex.

Dont let the promises of amenities or new renovations fool you, you can only polish a pile of manure so much. I signed my lease right when TFJ Group took over management in a newly renovated unit and assurances that the pool would be redone and a new clubhouse would be complete by Memorial Day. Its been a year and the clubhouse has yet to open, the pool has never been open consistently, and since the new office staff came in, dont be surprised if your maintenance requests go unanswered for weeks at a time. (Having no working toilet for two weeks is tons of fun.)Lately Ive been getting slapped with notices that I have back rent to the tune of several hundred dollars due because of an accounting error in the office and only 3 weeks to pay it. Amenity fees have suddenly been appearing on my bills with shoddy explanations about why they have never been present in the past.The new appliances are nice and work fine for the most part, but with odd quirks like the over door hitting the pantry door molding every time you open it. The ice maker in the fridge has never worked properly for the entirety of my lease. The dryer vents between my unit and the downstairs unit are aimed at each other, so if they run the dryer my living room gets steamed up and Im sure it happens vice versa as well. No outlets in the bathroom. Extremely poor insulation leads to obscene power bills in the summer. (Around $200 for a 1 bed unit)Do yourself a favor and look elsewhere. The location is nice and the rent is cheap for the area, but you wind up paying more in power bills and surprise fees due to the incompetence of the workmanship and management.

I truly cannot and will not recommend this apartment complex to anyone UNLESS quality wasnt a priority. We lived here for one year and not even half way through the lease had a grocery list of problems. The lack of concern from the leasing office to the property owner (The Franklin Johnston Group) is a disservice to the tenants and they should be not only embarrassed (the low ratings dont lie) but ashamed. Granted there are just a COUPLE of good attributes such as the bedroom size and proximity to the interstate, but the train stops there. Maintenance was understaffed the entire year we lived there and their promises are just blatant lies. The renovated appliances are nice but when you have an older complex with the original A/C unit the new appliances dont seem that nice when your electricity bill is through the roof. My car was booted, even though I was tenant and I registered my car upon signing our lease. We had fleas (no pets) that leasing office couldnt even say whether the previous tenants had pets or not. So that was nice waking up to itchy flea bites for a week and the horror of seeing one on you. The closets constantly needed repairing. The floors in our unit were UNEVEN. So much so that you could literally feel it under your feet so instead of repairing the floors they just put carpet over it. The hardwood floor is like a wallpaper, but on the floor. The walls are super thin so even the tenants who live below you sound as if they live above you. The mailboxes are raggedy. The tenants dropped their trash AT THE MAILBOX. The gym is really small, but that may not be a big deal to people. Overall, I would strongly suggest you consider the ratings and reviews before you call this place your new home.

Hello. Recently Ive been to this property to tour. Moving is always stressful but this office made it a little easier. I was greeted by Niesha as soon as I walked in the door. The manager Niesha was more than welcoming to me. We actually sat down and found out we had more in common than we think. I also work in property management so it was a breath of fresh air to meet someone not just focused on the sale. I plan on moving in September so I didnt lease right away but I will be leasing here for sure!! Great customer service!!

There is a black mold problem and no one cares to fix it other than painting over it. Clothes never dry because it is hooked up to your neighbors. The sink backs up from the garbage disposal and dishwasher. I truly feel bad for the maintenance people that work here because they work very hard to try and fix the terrible renovations done by the company that did it. The corporate company will do nothing to compensate it. me and neighbors have both complained to the Franklin Johnson group and they dont care.

Ive lived in Audubon for two years now and will be leaving soon due to changes of work location. But I really enjoyed my time living here and wanted to share my experience and write this review. The renovated indoor features were awesome! Loved the brand new kitchen including new microwave+stove+big oven, contemporary style countertops and cabinets! Also Im really in favor of the room layout. I lived in a 2b2b with my roommate. We both liked the sweet living and dining space but loved the really spacious bedrooms and private bath, which based on my apt hunting experience is hard to find in a location like this! Its a perfect roommate layout and just gives everything we needed. Last but not the least, the service in Audubon is amazing. Backdoor trash pickup is a A+, no distance walking and dragging a heavy trash bag, especially not in the rain! I wish in the future they could distribute recycling bins as requested, cause I think we should care to do so. :) We had no bug issues, no cockroaches. The electric bill gets a little high in a few months in winter because they are using electric heaters located indoor. Assistant Manager Ms. Kareen is the best! She always cares about the residents and their problems/concerns. She is a problem fixer, a prompt responser, a friendly staff that I wish every leasing office could have.

I moved to this complex last year September 2015. Location is great! Gates do not work but the neighborhood is safe and quiet. Luckily my neighbors were not that noisy. Management is okay.If you move here out of emergency that is understandable. But this apartment complex is not luxury.My apartment had roaches when i first moved in either from last tenant or from them leaving door wide open while cleaning it out. After a couple months there were no more bugs (thanks to me). There was a mouse but I got rid of that too. I could tell immediately tub was painted over white instead of being replaced and theres a trick to using faucet. Toilet leaked on side when i first moved in; they came and looked at it but convinced me it was okay (and it still leaks). Carpet was clean, floors are laminate hardwood. Bottom of windows have mold all over so I never even open windows. Washer machine leaks every time i wash clothes, i notified them as soon as i noticed but they never came to fix it. Water heater busted and they were not in a hurry to fix it so I had no hot water for a couple days. Best part of the apartment is in the kitchen!! Refrigerator is awesome (never had food mold). Stove and oven is electric. Double sink is awesome too.BUT PLEASE BEWARE: If you can not handle/afford a lot of expensive late fees do not move here! Initial late fee is $150 (they will put letter on your door). A week later they charge you $215 more (add another note to your door) and claim it was to file a dispossessory warrant. Half way through the month you will get the actual dispossessory notice from courts. THEY START THE EVICTION PROCESS AFTER ONLY 10 DAYS!!! I have been living here for 10 months and NOT ONCE have they come knocking on my door asking when can I pay rent (and I wouldnt expect it to be necessary considering all the notices placed on your door), but apparently now it is protocol to come knocking multiple times a day and calling you all the time.. according to K****.

Have not been able to get to look at any of the apartments... other than from the windows from the out side because the staff could not find any of the keys and did not want to talk back to the office and back to the apartments.been calling and leaving messages for over 2 weeks and they have not either called me back nor know what specials where going on.no one ever answers the phones.the list of problems when calling or making an appointment and they still dont have there SH*$ together is overwhelming.I would not have to contact a email or anyone els if they would simply call ppl back and know what the hell they are talking about

Not worth what theyre charging at all. Cheaply renovated, lots of fees, cats are everywhere and get into the trash. Also the club house is only available during office hours? But it didnt really matter because it was out of order the whole time I was there and theyre still fixing it. Imagine an old apartment that has been spray painted with very thin and cheap plastic wood flooring. I didnt see bugs though, which is great. A couple spiders and centipedes, but not a roach in sight

Bugs are a huge problem even on a top floor unit.The condition of the units is degrading, the wood is old and is chipping. Looks horrible.The unit was not internet ready and as a recent graduate, internet is a huge deal to do any sort of school work.There is a pungent odor that surrounds the unit. After weeks of looking around and literally sniffing around I’ve found no known cause...The ac unit is very old and is not worth turning on cause the units leak out so much air.I immensely regret signing a lease here. The base rent may be low but the added on costs make it so that you might as well as pay for a better apartment.Every time it rains, regardless of light or heavy rain, the power grid goes down but comes back immediately.. this is most frustrating when I’m in the middle of an assignment and the WiFi goes down.Will update until my lease ends.

Im giving this place 2 stars...for now. I take these ratings with a grain of salt because everybody has different opinions and experiences but consider this rating with actual truth. First start is that the online price was listed as $909, I was told no that has never been the price. So why was it listed on your website? Whatever. So then Im told its renovated, sub metered water, and a washer and dryer included. Whoever they paid to renovate this place just didnt give af. Its a subpar job with doors painted over and over again until they no long open and close with ease. Im finding unnessasary holes in the bathroom and dont get me started on the maintenance crew at this place. Im sure they are lovely people but slow af. One thing after another went wrong; my toilet leaks and they had to replace my A/C unit but never came back around to fix the drywall they tore through!(And nothing has been fixed yet).And you have to pay a fee for the washer and dryer. Oh but if it breaks during the first wash dont expect the third party to give a damn and fix it even though you were on the schedule to get a replacement, twice. This all happened within the first month! I still havent received my bill for the rent so the rating may change after that. So beware. I have to say that the office staff are great and try hard but sometimes thats not gonna get you through.

After an arduous search and many reviews read I decided to move in to Audubon Briarcliff. Obviously not for the reviews rating but after reading many reviews on different apartments I found Audubon to be far less problematic than many others. That was not the main factor in making my decision. It was the staff that helped my decision.Initially I contacted another community where I spoke with a gentleman named Jordan. After explaining what I was looking for and when, he advised me nothing would be available in that time frame. He expressed availability with the sister community Audubon, and was in same area I was looking to be in.He provided more information on the community and scheduled a time to come out and view it.The apartments are older, older than I am used to. The renovations helped give modern feel.Unlike other communities who took my money for application and take a week to get back to you. Audubon did not. Jordan made application process so simple. I applied and was contacted next day with apartment #. I actually saw the unit I would move in to, which was great because other communities make you see a model and do not show actual unit to you. Then your just stuck with a unit you do not like. So that was great.Upon moving in, I was running late. Sonya actually waited till after closing to assist me. I am so grateful.Next day, wanted them to check hot water. They were there within a couple hours.Actual apartment, I have a unit with carpet. I moved into Audubon Briarcliff not too long ago thinking it would be a great convenient place from downtown, but I was SO wrong. The apt. complex is acceptable, however the management is TERRIBLE. They dont know what they are doing, they overcharge you on your utilities (which by the way are not consistent ie. trash pickup skips for weeks-month) and still makes you pay monthly dues regardless of the poor service. The apartment looks okay from first glance, but upon living, things break down and its not up to par. The new management is clearly not experienced in running apartments and do not value residents complaints. Work orders are always delayed and the pool has been closed for months ever since I moved in here, I havent had a chance to go once. I regret moving in here and encourage future residents to avoid renting here.

Living here has been, quite possibly, the worst experience of my life thus far. If I could give negative stars, I would.At first we thought Audubon Briarcliff was nice, but we clearly fell victim to a nicely decorated model apartment and leasing office. We should have listened to the angry tenant who stormed in as we were signing our lease. We noticed multiple issues upon moving into our unit in July 2015, issues that were not resolved until months later. The floors we had in our apartment were nothing like what was advertised to us in the model apartment, and there was water damage under the sinks. We also never got any notifications of when there were other renovations going on in our building. My roommate got her shoes ruined and stuck in wood glue when she left our apartment because no one had informed us that they would be doing flooring in the breezeway! Multiple times weve not been notified of water being shut off until after the fact. The parking situation was also terrible, as guests spots were not clearly marked off and multiple visitors were booted. I had to pay to remove boots at least 4 times because management failed to explain to tenants and the parking company what the parking regulations were, and the leasing office would not reimburse us for the error made through their failure.Dealing with management and maintenance was the biggest hassle. Since the apartment had undergone renovations and new management, we gave them the benefit of the doubt at first. After a few months living here, however, we realized the management did not communicate with the maintenance team and vice versa. It usually took 2-3 weeks before any sort of maintenance work would be done, no matter how serious the issue. When maintenance did come around, they never seemed to fix the core of the issue, just deal with whatever symptoms show up. For example, our kitchen sink was clogging up every other week after they came to fix it by pouring caustic drain cleaner down the sink (not to mention everywhere else on our counters). Eventually, they realized there was a whole plumbing issue that was also messing with our neighbors sink. Still, they were the most ineffective at solving the issue. Each time we had a clog, we were unable to use our kitchen sink and it would take maintenance several weeks to get to us. Only when we threatened not to pay rent for the month, did they finally come out to fix the issue.Not only were they a pain to coordinate with, but management also did not treat us with respect. When we went into the offices, we were not greeted, sometimes not even acknowledged until we had been standing there for several minutes. Even then the greeting was not welcoming, but extremely lax and casual, especially when we were dealing with serious maintenance issues and it was the second or third time we had gone to speak with them. The people in this office have no sense of urgency and no sense of empathy. Since they weren’t having to personally deal with whatever issue was happening in our apartment, they approached it as if it weren’t an actual problem. When maintenance did show up to fix any issues, they treated our apartment with complete disrespect. Walking in with muddy/dirty boots, moving our things, splashing chemicals all over our kitchen sink, counter, cooktop, and cookware. The fact that our apartment was our personal space was lost on them.Needless to say, we will not be renewing our lease at this hellhole. If you have any self-respect, you should go seek shelter in a dumpster rather than sign a lease at Audubon Briarcliff.
