I have lived at Camden for over 5.5 years and I have been happy with this community.What I enjoy is its convenient location, in the heart of Buckhead, close to stores and MARTA, as well as its nice amenities - a little gym, always clean pool, a BBQ corner with new grills. Management is very responsive and friendly. There was a little miscommunication when I was trying to extend my lease for a shorter period of time, but in the end the Community Manager, Jessi, helped me a lot to find a good solution. She is fantastic, supportive and understanding. The maintenance team also does a good job.Things I havent appreciated: in my opinion the pet fee is quite expensive and considering the conditions of my first apartment at Camden that had not been renovated before I moved in 5 years ago, the rent seemed to be too high. I was also disappointed that during my stay there was a compulsory multimedia package introduced, which I didnt need, but I had to pay for it. Nevertheless, overall, it has been a very positive experience for me, I can recommend this place!

I’ve lived at a Camden before, but nothing compares to the management at Camden Phipps. I’ve worked a lot with Cain, and he has made the moving in process, living life very easy. Not only that but we are now re-signing and moving into a bigger apartment, thanks to Cain and Camden Phipps. The management here is amazing and they really do care about the well-being of the residents. Everything is always organized, clean, and I feel very safe living here. This will be the first apartment complex I re-sign at after living in Atlanta for 5 years!

Camden Phipps is the best apt complex I have lived in. The team is super responsive, helpful, and they go out of their way to help you. Freddie and Doug on the maintenance team fix issues immediately. Cain the Assistant Manager kept an eye open for me for 3 months to help me find a bigger and more updated apt to move into. I also feel pretty safe here living in the city and its always really clean.

I moved in a little over two months ago and since the beginning everything was absolutely wonderful!I did reach out to them several times after I moved with questions and other concerns and Cain has been always responsive and extremely helpful. He is definitely one of a kind!Cain is always positive and patient, especially with someone like me that had a million questions haha. You can tell right away that he truly loves what he does and enjoys helping everyone as much as possible. We need more people like him, especially during these times!Khabrea and Jessica were very attentive and friendly as well when I first toured the place and made sure to accommodate my requests.Overall - a great place to live!

The staff at Camden Phipps is great. Incredibly kind and responsive. Cain and the rest of the crew are wonderful people. And I happened to have lived in a great unit - the 3rd floor. Hardly ever heard the neighbors (lucky perhaps). The trade off was the stairs. Always found parking near my unit, even though I did pay for a reserved spot in the parking deck just in case. The pool is fantastic. Neighbors, although they keep their space, seem very pleasant.

Doug was helping out at another Camden property (Creekstone) where I live and he fixed my AC and I can now sleep comfortably! He has great customer service and is very knowledgeable and professional. He went above and beyond to make sure my AC got fixed within 24 hours. Camden is lucky to have him.

Looks like my previous post was deleted, so I just wanted to come back and write again for anyone I can save. Here are the highlights to save myself some time:- my car was stolen from this complex despite this being a gated community with cameras. The office manager would not allow me to see any camera footage and claimed only an officer could watch. APD only came out one time and then acted lackadaisical afterwards. There have been a number of car break-ins as well-the USPS team does not deliver packages to your box, they throw them at the bottom of the stairs or in random places like in front of the office or around the mailboxes. I have had a package stolen once-there is a policy that requires you to register each visitor you have on an app where they must input their car information and credit card information. If they do not comply, they are given a ticket.-Lenox Mall has had a rise in crime incidents as well making the appeal of being in the city quite unappealingIf I were you, I would not sign a lease here.

I was resident of Camden Phipps for 3 and a half years. This apartment community was like a family to me and my daughter. The staff ensured me and my daughter was well taken care of. I honestly didnt want to leave but I moved into a house. If I didnt get my house I would still be a resident at this community. Overall Camden community is amazing I stayed with them for 7 years. Any of there properties are worth living at.

The condo my wife and I had been living in was up for sale last year, so we checked out Camden Phipps. During our visit we met Cain who was friendly and helpful. It took longer than expected for our condo to sell but Cain stayed in touch throughout the process. When it did sell, he was the first person we thought of. In the end we chose a different Camden property, but without question the great customer service received by Cain and the rest of the Camden team helped influence the decision on our next move.

This apartment community is literally the best I have ever lived in and worked with in the city of Atlanta! They are five-star and first-class service and personalities to match. The team is hands down untouchable, they go above and beyond for their residents, and they are always responsive no matter how busy they are or with anything they are handling. I work in luxury hospitality so I know what sense of urgency and genuine customer service & authenticity looks like. Cain & Becky have never let me down since day 1. Cain is quick to respond to emails, always has a smile on his face, is personable & genuine, and has the most upbeat personality I have ever seen. Becky always makes me feel that my requests are priority, handles situations extremely well under pressure, and is very professional and experienced. Doug, Freddy, & Jay are outstanding at what they do and will always have a funny story to tell or joke to brighten up my day. They are quick & efficient and are always on top of it! Their sense of urgency with resident maintenance requests is unheard of and unlike anything I have seen in my 10 years of hospitality. You will never find another team or another community like this - I can guarantee you that! For the past two years, the entire Camden Phipps team has made me feel like family here and I will continue to recommend them to everyone I know moving to Atlanta! Love you guys xoxo

I would like to preface I am speaking only on behalf of myself and w/all complexes/communities/neighborhoods there are pros and cons. Bottom line, however, based on my experience, I would recommend people looking to rent to live here.This community has a very high occupancy rate where 98% of the units are rented out. This means the staff has more time to listen to you therefore with that said the staff of this community is its main/core strength. The team here definitely delivered when it comes to service after I moved in. (Unlike other communities where once you sign the dotted line and moved in, they dont care about any concerns) The management team not only listened, but they take ownership. Any concerns/questions Ive brought up to the team they always respond, follow up, and has a great batting average at resolving them. In addition, the maintenance team here are absolute rock stars. Every maintenance request Ive entered were addressed promptly and were addressed w/one visit. No follow ups required. The current manager Jessi is one of the most organized human beings I have ever met and always keeps me up to date regarding everything going on. Khabrea and Cain are two of the nicest and sharpest people Ive ever worked with. Theyve addressed all my questions/concerns. Other than that, I really like the location of the community being close to highway 400 and lots of restaurants/shops etc.The one matter I would caution is to follow up on any order deliveries you have. All carriers, USPS/FedEx/UPS, have been known to drop the ball. (Even though this is 100% out of managements control, they still advocate for tenants, and this is one issue that has built comradery among the residents here). In addition, being in Buckhead, it can be a little noisy at times on the weekends outside of community.Again weighing all pros/cons, I would recommend this place to live at.

We have finished the application process and will be moving in in junio. During the process we worked with Cain and Khabrea. Both were very nice and responsive. Our app process was a little more arduous (I think) because we applied internationally. Cain worked very hard to get us through it (he had to process our app manually) and we look forward to actually meeting the crew and living there.

I have lived at Camden Phipps for 4 years now and I have loved it! I am the self proclaimed “Karen of Camden” ... I’m the one that complains about ppl above me or trash in breezeway and the staff at Camden have been nothing but kind and do their best to make it nice and make you happy.Nick is the best manager, down to earth and always professional. I had to call the district manager, Jason West once and he too was nothing but helpful and great to work with. Becky is amazing and should be promoted ASAP, she is the best and nothing gets past her. Cain is sweet and personable and quick on the phone. I loved living at Camden but recently things have taken a turn for the worse. Maintenance is wonderful but the Camden brand has become super greedy in my opinion. The parking enforcement is completely ageist and is solely dependent on residents, friends, and family having smart phones to download an app for guests to park. Not only do you have to download the app, your guests have to register with their credit card every single time they come visit. I live next to an older lady who is so so sweet and we were talking about the new parking enforcement and she told me that the other day one of her girlfriends came over and they dont have smart phones because they only use their cells phones to call a few people so they dont need all the gits and gadgets. She went on to say that they tried to register her friends car on the computer so they could see better but the internet was down (the property makes you get Xfinity cable and internet for $100 a month but the internet is always down) and her friend ended up leaving after a short period of time because they were afraid she was going to get a ticket and being that she only gets a limited amount of money from social security she couldnt risk being hit with a $45 parking ticket. This honestly broke my heart and it really brings to light the fact that this new policy is assuming that everyone has a smart phone and the technical skills to navigate the system which isnt true. As we know, there are many older residents here which is great but they are suffering and its simply not fair. We pay $15 per vehicle as residents and we should not have our guests worry about getting parking tickets to come visit us. I loved living here but Im starting to feel like the community is getting money hungry and greedy. While I do understand that parking needs to be monitored, there has to be a better way. Many residents have tried talking to management about our concerns but they told us that a $45 ticket was cheaper and more convenient than getting a boot on our car. Im going back to Amli when my lease is up.

Couldn’t ask for a better place to live! Great location in the heart of Buckhead. They are constantly working to keep the facilities up to date and extremely nice for residents! This is an incredible value as they offer some of the most inexpensive rent in the area but have the best staff and work so hard to have the nicest facilities! They always have fun events going on to show their appreciate for residents! Becky in the front office and Freddie on the maintenance crew are absolute ALL STARS! These folks just do it right.I moved to Camden Phipps from another Camden property in August 2019, and I chose to stay with Camden because of the service. Dont get me wrong—the units are stunning, the property is very well kept, the location is awesome, etc. But when something goes wrong, you talk with them, they listen, and they go above and beyond to make it right. From Maintenance to Leasing to Management to the 24/7 call center, the team at Camden has blown me away with professionalism. Moved into Camden Phipps in June 2019, and after renting apartments from time to time over the past 20 years, this was one of the best leasing experiences of my life. My partner and I did a lot of research, fell in love with the floor plan and the location. But wait, there’s more!After working with Becky, the asst. manager, and Nick, the manager, the leasing process was a breeze. It was great having Nick as a backup who was fully aware of everything that was going on with the process with Becky. Both went above and beyond and took ownership of the entire experience. We felt valued from beginning to end.Highly recommend. Great for young professionals without kids and middle-aged professionals like my partner and me as well!Be very surprised if we don’t renew for another year before buying a new home!

I am happy to be living at Camden Phipps! The community is quiet and clean. You cannot beat the location right next to 400. The manager, Nick is extremely helpful and makes sure the tenants are taken care of. The maintenance people are friendly and hard workers when you need something fixed in a pinch. When I renewed my lease, Camden gave me a complimentary carpet cleaning. I highly recommend moving here!

I have lived at Camden Phipps for over a year now and just resigned my lease. I love it here, the office staff and maintenance crew are second to none. They do their best to keep us informed of any situations or upcoming situations as soon as possible. The maintenance crew responds quickly, they’re always friendly and professional. Camden Phipps is very pet friendly, my dog and I always feel welcomed and cared for. The office is always fully stocked on dog treats for my pup. She loves visiting the office staff, especially Jesus and Jessi, they’re always very sweet and attentive to her. I would highly recommend moving to Camden Phipps. It is not a decision you will regret!

Moved here a few months ago and it has been great! The staff is super friendly, responsive and engaging. Love the location, as its in striking distance to many restaurants, bars, grocery stores and shopping malls, yet is in its own little tranquil area. Wide variety of ages that live here, so would recommend to anyone of any age.

I lived here with 2 other roommates. In all honestly, we had no big complaints except some maintenance issues due to the complex being a little older, but I know they are in the process of remodeling. For the space of the two story apartment, the value was great for a roommate plan, and we really enjoyed our space.Jesus in the leasing office is the KEY to your company. He always made us feel important throughout our stay & really took the time to get to know us on a personal level with any questions that we had. He truly enjoys his job and it shows!

I am currently in search of a new home. From receiving over the phone access into the gate to walking in the leasing office meeting Jesus I felt welcomed. Jesus kindess and knowledge base gave me great comfort during this soon to come transition. Looking for a place can be quite stressful, but his Excellent customer service and detail tour of the community was enough for me to tell someone else even if I decided elsewhere. I even received a follow-up call from Jesus checking on how he could be of further service. 5 stars!

I have toured over 12 apartments in Buckhead and I was thoroughly impressed by Camden Phipps. What impressed me the most was their outgoing and insanely nice staff. Jesus is by far the best and nicest leasing agent I have ever met! After talking to him and watching him interact with his residents I can really tell he really cares about this community. The only reason why I chose not to go with Camden was because I needed something to move into immediately. For the price, the units and the outstanding staff- you are really getting a bang for your buck here! Truly wish I could have made this work.

While we did not ultimately end up signing with Camden (we found another apartment that better met our needs in terms of floor plan and price) I had to leave a review to rave about the assistant manager, Becky. She gave us two tours and answered all of my questions (I had a LOT). She did not try to rush us into any decisions and made us feel very welcome! I was impressed by how she knew every resident that we passed by name and greeted them (not a chance anyone who works at my current apartment knows who we are). While I cannot speak to actually living at Camden Phipps, I was very excited by the prospect of living there because the community seemed so peaceful and tucked away while being right in the heart of Buckhead.

I have not officially moved in yet, so this is just about the process of finding the place to getting my apartment set up for move in at the end of the month. I worked with Becky and she was AMAZING. Not only was she very friendly and energetic, she was able to answer all of my questions during my tour. It took a couple days to make the decision, and she was more than patient during that time. Ive come in everyday for the last four days and I dont think Ive annoyed her yet! The property seems amazing. The staff is wonderful. We are now on our third lease here. We love it. The management, particularly Michael and Noe always make sure our maintenance requests are handled in a timely manner. Also, the maintenance staff always responds quickly and are easy to deal with. Freddy and Doug are really great guys and always offer to help with whatever they can. The whole staff are always going above and beyond for the residents here. As long as we continue to rent in Atlanta, we will live at Camden Phipps.

I think this Camden Phipps property is so adorable! I appreciate my leasing agent Nick so much! He did a stellar job when setting up my tour! Even though I didnt see pictures or videos of the apartments before my in-person tour, Nick knew exactly what I was looking for! He made sure that I didnt get off the phone until he knew every detail of what I was looking for in an apartment! I was truly impressed by his professionalism, his sweet personality, and how knowledgeable he was of this property and the surrounding area! It was definitely top notch service! (Literally the professional feel you would get from companies like Chick-fil-A or Carmax!) With that being said, literally everything we discussed on the phone, all the details that I heard with different layouts, I saw it in person! This location will literally make your decision a litter harder just because they have variety in their layouts! They all look different yet so lovable! And I also must say about this property, the PRICES! The prices are definitely the lowest Ive seen so far in this area! Its literally in Buckhead! So this amazed me that the location didnt affect the price too much, but the quality is still up to date! The apartments are so beautiful! And the great thing about this property is you can choose between a Traditional style or Modern Style when choosing your layout! So if they have one that you really love, you better snatch it while its available! LOL! This location is also minutes from Lenox mall, plenty of restaurants and other shopping, and near the Marta Station! (Which is across the street!) The location seems safe. The community seems quiet and kept up! I am currently a resident at the Stockbridge location, and I must say that ANY Camden location you choose will be a great choice! It depends on things like location and prices for most people! But all properties have something great to offer for EVERYONE! I LOVE CAMDEN!

Management is awesome, maintenance is awesome! Never had any major issues, the most was the dishwasher which they fixed immediately during after hours. Very nice fitness center and the salt water pool and the new grills are great. Quiet neighborhood. Great location. We always have monthly mixers which is a fun way to meet my neighbors. This is probably the worst place we’ve lived at. We actually had a great experience with our leasing process, our leasing agent was very helpful and answered every question we had. However, since the very first day we moved in we started having issues with our unit (should have moved out then). We let the assistant manager at the time know about our issue but she never notified maintenance and over the weekend we had water leaking from the ceiling. Then the HVAC unit inside our apartment started making a loud and annoying noise which took them about a month to fix since they could not figure out what the problem was. Few months passed and we started having issues with one of the AC units outside our apartment, there are four units right outside our master bedroom, I probably complained 10 times before they finally decided to replace the entire unit for a new one, the noise was so loud it would keep us up at night. Not to mention, over all these months living here he had issues with our upstairs neighbor, she is probably the most obnoxious and loud neighbor somebody could have... I also complained so many times and the team at Camden Phipps did not do much until one night I knocked on her door and she called me a bi#*!After all these issues, we started having problems with another of the AC units outside of our master bedroom, it is so loud it won’t let us sleep... it’s been months and they won’t fix the issue, somebody at their office once told me I should take sleeping pills, the other one just says “I understand... it’s frustrating”.Also, a couple months ago one of their contractors just walked into my apartment without knocking on the door or without Camden notifying me about people coming in which I thought it was very inappropriate...Unfortunately we have had all sort of bad issues and I could actually keep going on with the list... I just hope nobody goes through the same.If you want to have a real team that cares about their residents and their well being you should look for another community, this is not the right place. We cannot wait for our lease to expire so we can get out of here!

I have lived in Camden phipps for over four years now & I will say that it’s my favorite place I have lived at. The staff is awesome, attentive, kind & considerate. I love it mostly because of the convenience & location. Everything you need from shopping, groceries, pharmacies, gyms, etc is right around the corner. Also, you’re right beside the 400 interstate which makes it easy to get to northern atlanta & midtown. If you want a complex that is smaller than the big ones, but still providing the amenities go with this complex. :)

Terrible customer service with the property management company. My apartment flooded because the pipes above burst. Water literally ruined so many items in my apartment. My apartment was not livable through the entire construction process for over 9 days. I had to stay in a hotel this entire time. They would not prorate my monthly rent because they said it was still livable just not up to my standards. The lady that said that also spoke down to us in a very rude manner and made my sister cry. They were not accommodating in any way, shape or form. As a customer and paying tenant, I am very upset with how they handled everything in this horrible process. Not worth living here. NO NO.

Ive lived at Camden Phipps for almost a year and a half now and have not had any complaints! The office staff is super helpful and extremely friendly! They have truly stepped up over the past few months to improve issues in the complex like parking and have updated many of the facilities. Any time that ive had to put in a maintenance request, theyve been prompt, friendly and professional.I would definitely recommend Camden Phipps anyone looking to move!!

My boyfriend and I moved in to Camden in August 2018 and still currently live here and absolutely love it. Jesus was so incredible with the whole process and made it so easy for us. The whole leasing office goes above and beyond. I always feel safe which was a big priority for me, and we couldn’t be in a better area, close to Lenox and right next to 400 and Marta! We love the connivence of everything. Camden is the perfect fit for us. We would stay here longer if we could but will sadly have to relocate when the lease is up.

I do not usually write reviews unless the service has been unbelievably good or poor. In this case I had to write my honest review about this property because over all it was outstanding. The staff here make it the 5 stars that it is. Becky, Jesus, Nick and the rest of the staff here are ALL professional, efficient, helpful, and very nice. On some occasions they went out of their way to help me with personal requests and favors if they were able. The engagement by them is unlike any place I have ever experienced. They really care. I dont know how Camden finds and keeps such great employees.Im moving out to another Camden property here in Atlanta and it is entirely because they go out of their way to prevent the headaches that I am sure most renters experience with large apartment companies (and they have nice properties).There are a few downsides to this property but they are minor in comparison to how good and affordable this place is being in Buckhead. The obvious downside is the complex is older than most places in Buckhead, but they are renovating most units constantly. The gate is really slow to open and can get frustrating waiting for it all the time, and the speed bumps around the complex are pretty aggressive; wish they could smooth those down a bit; and there is a giant pot hole outside the gate (not sure if that is something they can fix or if its in the citys responsibility) either way people have to drive around it to enter the complex to avoid your car from hitting a hard dip. Lastly: they make you purchase the technology package which forces you to buy your internet and cable for like $80-90/month; Its not a huge deal because most people need internet; but its 2020 now and I dont think people really want cable (at least I dont) and would enjoy if they gave you the option to opt out or just let us choose our own internet provider. Something I am sure they can relay to their higher ups.But over all this year spent here was very good.

Our leasing consultant, Jesus Perez, was absolutely fantastic and helped answer all of our questions efficiently and thoroughly. I dont usually fill out surveys but I just wanted to note that he is definitely going to be my point of contact throughout the remainder of our lease (and hopefully if we sign for another term).During our visit, two customers came in completely irate. His patience was absolutely immeasurable and he handled it with such finesse. I told him that I had no problem in waiting as he was the only one staffed at that time. During this period, he handled the concerns of the customer and sent them on their way (I believe it was a maintenance request). While our unit and the surrounding area was ultimately the reason we chose Camden Phipps, Jesus did an amazing job in selling the place and laying everything out in a concise and professional manner.

I love this location! I had no idea that this complex would be so perfect. Living here it is so easy to walk to the Buckhead MARTA Station and shopping. We love to walk to the Phipps AMC on Tuesday night for $5 movies. It’s a great location! Not to mention the staff at Camden Phipps is amazing! Everyone in the office is very friendly and always willing to help. The community here is clean and has great amenities.

Camden Phipps was in my top 3 choices when visiting ATL to apartment hunt. It looked beautiful online but I didnt get the wow factor in person. Becky our tour guide was so kind, very knowledgeable, knew the area well, and answered all questions open and honestly. I dont think she should even be working there because its extremely slow paced for her energy. The amenities were blahhh, kinda average for a luxury complex. I felt like this would be better for my grandma not a young millenial like myself. I do think its worth visiting!

We moved in a few months ago and have loved being here. Aside from the fantastic location, the property management staff, under Michaels leadership, is amazing and very friendly. They are so attentive to the residents needs and super accommodating. Maintenance is the same way - any problem you may be having is addressed within the next business day. They also take pride in the way the community looks; its well kept and very clean. Also very friendly neighbors! I would recommend this complex to anyone thats looking for a nice home in the heart of Buckhead.

Recently, I visited my girlfriend at this property. I personally live in Midtown in a house. On the day I visited I had my 23 pound shiba inc with me because I wanted to keep her company for the day. My girlfriend and I stepped out briefly to go somewhere and returned yo a fine of $500.00. Now, Im not sure where everyone else is from but $500.00 is a lot of money to me. After I read the fine print of my girlfriends lease agreement I did come to find that the contract stated she could be fined UP TO $500. My girlfriend being the soft spoken and non-confrontational person she is decided to let me interject its management. We were hoping that Michael Holmes, Community Manager at Camden Phipps would have grace by allowing her to get a verbal/written warning or at the worst a major reduction in the fine. There was no mercy from Camden Phipps and they basically strong armed my girlfriend for $500. There was also no video footage with my dog in the complex after I purged deeply into the management to the proof. Camden wanted their money even after a loop hole in the contract saying UP TO and after hearsay from a maintenance man. There are roaches all over this place as well. If you have a pet and want it to be welcome even as a visitor do yourself a favor and dont visit or move here.

Lots of positives, but more negatives. Great location! Close to everything! Convenient! But Camden Phipps also has a high crime rate and limited parking, which the management lies about and never tells about. My apartment in Camden Phipps was broken into one year and my motorcycle was stolen another. The management wouldn’t allow me to see the video camera tapes if any and neither incident was announced to the other tenants on the property. Many tenants have dogs, but there is no green space on the property so dog waste would sometimes sit for days in halls and a few times on my door mat. Camden has done a great job fixing up the property. The pool area is very nice and vacant apartments are renovated, but rents have gone up by almost 20% a year. Because of increases in the rents, a lot of old tenants have moved on and there is a changing demographic in the area. The maintenance turnaround has slowed since Camden has taken over. The old management would fix things in a day, while Camden can take up to a week. If you plan on moving into Camden Phipps, please ask a tenant about the issues, because the agents and property manager Tiffany Days have been known to be dishonest.

As someone who has moved around quite a bit, Ive had an excellent experience thus far with Camden Phipps. Micheal, Noe, and the awesome maintenance team have gone above and beyond to make my move-in experience painless. Not only was I able to get my keys the very next day, the guys on the maintenance team offered to help me move some of my things, including heavy furniture! Talk about customer service. So grateful to them! As hectic as moving across states can be, these guys really helped to make me feel welcomed in Atlanta. Not to mention my apartment rocks :) Totally recommend...

I have had completely the opposite experience as the reviewers. I looked at Camden locations in Midtown, Old Fourth Ward, and the Buckhead/Phipps location. It was easily the best priced, especially considering the fantastic location and size of my apartment. All of my dealings with staff and management has been exceptional... they all know me by name and have helped with various questions and requests. When I put in (4) service orders for things I wanted fixed when I first moved in, they were all taken care of that same day. I have been completely satisfied with my living situation thus far and wouldnt hesitate to recommend this location to family, friends, or colleagues.

I would like to recognize 2 maintenance workers, Freddy and Edgar for the work they are doing in my apartment. I had an emergency situtation on a Sunday evening and Freddy came and started fixing the problem. Edgar was inside the apartment taking care of issues and Freddy showed up to make sure things were going well. I really appreciated Freddys actions on a Sunday evening and also both Freddy and Edgar for following up.

The area is in great walking distance to everything and minutes from midtown and downtown, but management could care less about the safety of the residents. At one point they were breaking into units (complete home invasions ) and security was hired for a week until the commotion died down. Then they threw up a few cameras as if it would be a deterrent, NOT! The staff is friendly and nice, but upon move out they will charge erogenous fees for issues that were apparent before moving in at move out. The staff does not communicate with one another. so make sure to get everything in writing. If carpet looks old at move in write it down, If there was patch work done to an area at move in write it down, if theres a dent to appliances at move in write it down. Trust me, if you dont, you will be paying the cost of whatever they have to replace! Now, lets talk parking. Good luck in finding parking anywhere in the complex after a certain time. They have attempted to fix the issue, however, there are too many units for the allotted parking spaces they have on site. Dont dare have guest over. They have assigned parking for guest, but the residents remove their parking decals and fill up guest parking. Then the pool is always shut down due to inspection issues. If you decide to live here, good luck and make sure to arm yourself with a gun. You will need it!

There are quite a few reasons why I would not recommend this place:Crime:there has been an unbelievable amount of crime here. 7 units got broken into in one week, 10 cars broken into in one night and much more. Since then, Camden has done little to nothing to stop it. No security camera installations, the back gate doesnt lock, etc. Ive had random calls from the front gate at all hours of the night from people attempting to get into the complex.Trash policy:Youre charged $35 per month for valet trash. They dont come and pick up every day of the week. If you have more than ONE bag of trash, youre charged $25 for each additional bag. After holidays, when they pick up trash even less, youre penalized for having too many bags. When you complain about this, youre told you can take your own trash out and dont have to use the valet trash service yet if you take this option, youll still be charged $35 per month for a service you dont use.Water:I realize this is common in certain apartment complexes, but the water is split throughout the building so you dont get a water bill based on your personal usage. However, they tally it up based on apartment square footage opposed to number of residents per unit. Therefore, if a family of four lives in a smaller unit that a single person, the single person pays more for the water.Office Staff/Management:While we at first didnt have many issues with the staff, it became an issue at the time of move-out. Our 60-day notice was given two days late (so we gave a 58 day notice.) They give you no courtesy reminder about your 60 day notice like every single other place Ive ever rented from. At the time we signed the notice, we were explicitly told that it was fine and we wouldnt have to pay any extra. Yet, on our last month of rent, they charge us $208 extra for TWO extra days. This was not disclosed to us when we signed the notice and we were actually told the complete opposite.Apartment Units:The units are very nice. The electrical wiring is completely screwed up and you cant have ANY other water usage while someone is trying to shower without freezing/scalding them, but other than that, the units are in good condition, spacious, and nice.Bottom line, its appalling to me how there is absolutely zero level of human decency with Camden. Ive lived in other big, corporately owned apartment complexes, and Ive never been treated as poorly or screwed out of so much money as I have been living here.

Staff is very professional, friendly and helpful, the gym is okay, the amenities are okay, could be better.------------------------------------------------------Updating my review to 3 stars, the pool area is not very clean, sometimes residents do not pick their trash, there are food leftovers by the pool and it gets very messy when it rains (food leftovers by the pool + rain), and the food stains were clearly visible after weeks... I know staff work very hard to deal with maintenance and keep the community tidy, but sometimes enforcing the rules and communicating this to residents can improve their behavior...You are forced/required to have the technology package by Xfinity ComcastOn the positive side: apartment units are very nice, and the location is awesome!

I lived at Camden Phipps for three years and moved across the street to the highrise (a competitor) about a year ago. Leaving Camden was a huge mistake. While its not the most luxurious place in Buckhead, the staff and the residents are awesome. The location is great and the prices are super reasonable for the area. If I wasnt moving out of Buckhead to be closer to work Id move back in a heartbeat. You will find a lot of residents who have lived at Camden year after year and theres a solid reason why. Maintenance was excellent and very responsive. The only thing that annoyed me was the leasing offices refusal to accept packages. Not sure if that has since changed. The property was well kept and constantly getting upgraded. Would definitely recommend. Dont even bother with the other properties on the block

Disgusting, dangerous and shady AF. Stay away.I tried moving in back in August. They bait and switched me on the apartment and I ended up with a different layout. The apartment itself was unsafe (black mold and broken tiles in the bathrooms, warped floors which prevented furniture from sitting properly) which they refused to remedy (they “treat” black mold with latex paint in the apartments as opposed to removing it or containing it with Killz, I tried to explain that but they didn’t care). The grounds are littered with dog poop and dead roaches. They let me immediately break my lease, but took me to collections for the cost of the month even though I never moved in. I was charged for pet fees, full rent, common charges, etc.Also, one of my employees that lives there was collapsed and was rushed to the hospital with the cause being exposure to black mold.Stay away for your own safety and sanity.

I moved to Atlanta in September of 2017. I scrambled to find an apartment in very short order; ultimately, I landed at Camden Phipps. The staff are always very friendly and attentive which is obviously nice. There were a few issues early on with appliances not working, but ultimately they were resolved. It sometimes took much longer than I would have liked, but theyre always addressed. My biggest complaint is the timeliness of some of the maintenance requests-- some are fixed within the hour, others can take a week or more. Ive lived in the complex for 11 months now and I think Ive had somewhere around 13 requests. So that obviously isnt great, and kind of frustrating because you do pay a lot to be there so you expect things to work properly. Im not sure if its under-staffing, or what, but it can get annoying.Aside from that, its a great location: 5 minute walk to Target/Publix/LA Fitness/Phipps Plaza/AMC Movie Theatre and a 10 minute walk to Lenox Mall & the Buckhead MARTA Station. Ive had no issues with break ins or crime or even feeling unsafe ever, which goes a long way. Theyve got a little gym that is good enough to keep you fit and get by, but its not a full gym (3 treadmills, one bike, squat/bench rack, free weights up to 50, and two multi-purpose machines) Great pool deck and grills (propane on the grills is hit or miss another thing that can take a while to get resolved, but they have charcoal grills available), and the people in the complex all seem to be friendly, from my encounters; its a good mix of young and old so you can find what youre looking for in terms of neighbors-- a few families with little kids, quite a lot of 20-30 year olds, and a mix of older folks.Overall, Im happy I found it. I feel like Im getting my moneys worth. Its a good spot to live.

I am on my second lease at Camden Phipps and I love living in here, it’s a great place, clean, nice amenities & safe community. The location is awesome for young professionals like me who work in Buckhead, Midtown, Sandy Springs, Dunwoody and the Perimeter area. Everything I need is nearby and it made my commute enjoyable.The office staffs & the managers are super friendly and very helpful especially the assistant manager Noe Pineda! Also the maintenance teams are prompt to taken care any request submitted and makes my life easier.My only complaints is the visitor parking, I know you guys are working on this matter and I am hoping to see change soon but since my guest have been booted two times I give Camden Phipps four stars.

At Camden phipps, its reasonably priced for buckhead, the space is great, the property is always maintained so wonderful and most of all the management and staff are great!!

I have been living in Camden Phipps for the past 8 months and the experience has been nothing short of spectacular. The front office team is very friendly, helpful and knowledgeable. The maintenance team is also very friendly, as well as prompt. Both tickets I have submitted were taken care of next day.They have recently upgraded the gym/business area and they have done a truly superb job. Also, the location is unbeatable. Located on the edge of NE Buckhead, the community is conveniently located next to the express way as well as a shopping mall (Phipps) across the street and another mall (Lenox) right down the road. Dissimilar to being in the direct heart of the city, were the noise is unbearable, Camden is tucked away into a corner of Buckhead where the noise from the main roads is blocked by a couple neighboring high rises. Another key feature of the location is there is a marta station within walking distance. The community is very dog friendly, as it seems 2 out of 3 people have a dog(s). The only downside is there isnt a lot of grass area for pets to go to the bathroom. I usually take my dog to the dog park or take her on a walk in the neighborhood directly behind the complex. The last thing, from a community perspective, the residents in the community are great. Everyone I have met so far is very approachable and easy to talk to.From an apartment perspective, the unit is very spacious. The design is very nicely setup and maximizes every square foot. Also, unlike the last apartment I lived in, the walls are thick enough were you can live life without worrying about disturbing your neighbors.I would recommend Camden Phipps to anyone looking to live conveniently and in a young professional area for a comparably low price. I am definitely renewing my lease when it is time.
