If you are expecting a timely response or to even reach the leasing office here, don’t bother. Tried getting into contact them and was brushed off for an entire month to talk about a balance, oh! and they only want your money with 0 courtesy. I have never been helped so ineffectively in my life genuinely. If you reach someone the answer is sorry, I’m not the right person to talk to but I’ll leave a note
WOW the reviews have me at AHHHH for the high price $1800-$3550 youd expect security, peace of mind, and happy tenants. Im glad I took time out to read reviews and Why are units so expensive in Atlanta with the very low pay RATE in Ga State. Im a New Yorker and NYC charge those fees but most salaries are paid $80K-$200K here!!!!!!!
Let me just start this by saying that I absolutely love my actual apartment and the management is very kind. I have been here for 5 months and my unit has really begun to feel like home. However, the crime in the area has really gotten out of control. It really saddens me because as I said - I love my apartment. But as a female living alone it can be scary living here. I know that the spike in crime is obviously not the fault of the Elle, but I do think that this is something they need to adapt to and better address (i.e. 24 ON SITE security and better lighting in certain outdoor spaces).
I have to say hands down the most efficient team I’ve leased with. I work in the industry, and you dont get this level of prompt service at most locations. Placed my application with Elizabeth and she literally carried my hand the entire way. From videos, phone calls, and emails all were very descriptive. Very kind staff,and very informative of the product.Hats off to Kyle as well! He was handed my application to complete and provided the same type of service. I have to say the entire staff needs a round of applause. As well as the hallways and amenities very clean and exemplified a luxury complex and the surrounding area. I’m so excited to move into this community. It’s refreshing to know that I will be in great hands!!Thank you!
I write this review as I lay in bed awake at 2am listening to some heavy bass music coming from a subwoofer of my upstairs neighbors apartment for what seems like the 100th time since I’ve lived here. I’ve filed complaints, and called resource officer multiple times, but the bass keeps booming from them. The management company will respond apologizing and saying they’re taking action on their end, but those are only empty words since nothing ever changes. This is what it’s like living here. Consistent noise from your neighbors, and the fire alarm goes off multiple times a week for no reason. If you are looking for an apartment here, and the apartment number is anywhere between 100 of 2315 (2215-2415) I would suggest not taking that apartment. If it’s not in that range you may be safe, but this place has been notorious for loud music at late hours.
I have lived here almost a year now. I LOVE this apartment. The pool is luxury. The rooftop is unparalleled in Buckhead. And the apartments are the homiest you will find with high end finishes. Maintenance workers are quick, available, and friendly. And, the brand new gym is amazing! I have truly enjoyed calling the Elle home over the past year.
I absolutely love living at The Elle.The convenience of its location and the ability to walk out my front door to numerous shops and restaurants are quite ideal.Additionally, the resort style salt water pool, numerous amenities, pet friendly environment, and amazing staff make up this wonderful community and why I consider The Elle, my home.
The Leasing office is fantastic! I was able to sign on and move all within 48hrs. They work super efficiently and communicate with you throughout the process to be sure all paperwork is entered properly. Kyle and Elizabeth are super stars-I appreciate you guys so much!
I am writing this review at 1:30 am as the fire alarm is going off for no reason the second time this week. Icing on the cake is that management will not even send a follow up email the next day to apologize for the inconvenience. Also, almost all of the amenities are still shutdown while most of the neighboring apartments have had their amenities back for months.
Please do not even look at these apartments. The tenants here are very loud and disrespectful. Contacted management and the tenants do not respect management. Loud music all through the night. If you have to work on the weekends really keep looking. Do not even look at these apartments because your are going to be very disappointed. I wish I could backout on my lease. I have been here for 4 months and this is the worst experience ever. I would not recommend these apartments to my enemy. Dont do it.
Having moved here from the UK, not knowing anyone in this city, Elle has really made me feel at home. Not only are the other residents genuinely lovely (and very sociable) but the resident social events have introduced me to people who have become genuine friends for life. Thank you Elle for welcoming me and making me feel settled in ATL X
Worst property management team that Ive ever dealt with. I would not recommend the Elle of Buckhead to any person. Ive had more issues with this property than all of the other places Ive lived combined.The property is poorly maintained (gym is a mess, dog feces and urine everywhere, hallways rarely- if ever cleaned), multiple break-ins during the 6 months Ive lived there. The manager of the property, laughably, sent out an email last week stating: As you can appreciate, no one can ensure your safety. The management and owner of this apartment community do not provide security measures intended to prevent, detect, or report criminal activity.What type of property does not intend to prevent, detect, or report criminal activity?These are all issues, that I can live with; however, my biggest issue with the Elle is the management team. Ive had multiple issues with appliances, packages, billing, and even the signing of my lease (should have been telling) - I understand mistakes happen, and am okay with that; but the management team at the Elles refusal to accept any of the blame and unapologetic commitment to being a mediocre organization is absolutely unacceptable.I will not recommend any Lincoln managed properties until this team at the Elle has been trained on how to properly run a property, at the minimum, or better yet, removed.**note - Ive never written a public review, and probably never will again; but feel in this case it is a necessary and prudent thing to do, so that future potential residents know what they are getting in to**
Toured this place and fell in love with the apartment and amenities. A few downfalls were there was no parking for future residents, poop was everywhere, and tenants seemed rude and uninviting. Also, I’m not sure if the leasing office was under staffed at the time of my visit but I had to tour the property with another prospect resident. She nor I did not have a problem with it, but I’m sure other people would prefer a more personal tour. I also witnessed a tenant being rude to the leasing agent while she was going over and beyond to assist her by taking her focus off of myself, a future resident. It was very disturbing.
My daughter was gone over Labor Day and sent an email her rent would be a day late. The fine started at 150 but they wouldn’t take it so now they want to evict her for 500 dollars. A fine someone just came up with. She has paid her rent. Nothing in the lease says this. Lincoln properties owns other properties in Atlanta. They are a corporation with no one to talk to. Corrupt practices. Extortion. Beware.
I am very proud to call the Elle my home. Amazing location, the staff is simply wonderful and I look forward to many more years here! Thank you for the outstanding service and professionalism that is continually demonstrated by the leasing and maintenance staff.

Really enjoy living here. The apartments are great layouts and the interior is very modern. The complex does a lot of good events with free food which are always worth going to
With all of the other options in the area, this should be your last resort. Our gym has be closed for renovations for months. We cannot enter or exit our main lobby when the office is closed. There are a lot of people that do not clean up after their dogs. Urine in the elevator is fairly common. Ive even seen residents let their dogs use the courtyards and the gardens to do their business. The hallway floors are rarely cleaned. Be prepared for a lot of dog poop! There are pads in the elevators that are ripped and falling off. The fire alarms also go off here quite frequently on the weekend. If you are sensitive to noise, the building is loud, you will hear and feel your neighbors.
Just moved in- so far so good. There is morning construction noise but thats expected when theres cranes and buildings popping up left and right. The apartment itself is very spacious and comfortable. Hopefully my review is the same by the end of my lease. TBDUpdate: immune to the construction noise

I moved in almost 2 years ago. At that time I felt the property stayed relatively clean, there was a doorman, I felt pretty safe, and the construction noise was bearable. Over the last year, there have been more and more break-ins, they have gotten rid of the doorman, the gate to the garage is often broken and even when its working lets several cars in at a time. They shortened the front office and business center hours, started ridiculously loud construction within the property (not just next door), completely cut off my access to MY balcony, and hallways have become increasingly unkept. Ive seen more eviction notices on doors and it seems like every week the management is sending out some email warning about break-ins or a repremand about visitor parking violations/aberrant fire alarms/noise violations/number of visitors in community spaces/etc (the list goes on and on). Unfortunately this place is becoming less and less worth the money I pay to live in Buckhead. Now they did improve the package pick-up system but even that isn’t great because some packages are left in larger bins with other packages so someone else could easily pick up the wrong package by accident. The maintenance guys do work in a timely fashion as well. Overall, I no longer think this apartment complex is worth the money. Its not the worst place you could ever live but if you are looking for luxury living in Buckhead, this complex is NOT the one. Nothing luxury/private/quiet/safe about it.
I have lived in the Elle for almost 3 years and loved every minute of it. The staff is great and I have not had any problems with my apartment at all. I would recommend this place to any and everyone!
The fire alarms at the Elle go off routinely, often for extended periods of time, and frequently late at night. Today marks the fourth day in a week or two that they have inspected the fire alarms, meaning the alarms have been going off all afternoon. If you are a student, have pets (who’s eardrums haven’t already been blown out), do any work from home, or enjoy sleeping without interruptions, this is extremely unpleasant. Living here for over two years, I can safely say periods of fire alarm “issues” are a constant theme.Additionally, the gates (both the garage gates, and pedestrian gates) are frequently broken and left unlocked. Invasive construction has been going on around the complex for roughly 7 months, where cant go outside on your balcony for weeks at a time (or be threatened by management with “fines”…..for opening your own door…). There appears to still be a lot of work to go. There are construction crews, along with extra dumpsters, trash, and rent-a-johns all around complex, which is an eyesore if you live in the back or side of the building. Interestingly management never hinted to us when we were renewing our lease that we would lose the ability to use our balcony for over a month… just weeks after renewing.Finally, the number of homeless people roving the area at night is concerning. On more than one occasion when we lived in the front of the building, we were woken up at night by random and homeless people on our porch. Overall, our level of satisfaction living here has been in sharp decline due to all of these issues. There are plenty of other nice buildings in the area.

Brett Horsley has gone above and beyond to help out my roommate and I. All problems are handled and fixed in a timely manner and not simply ignored like at other large apartment complexes. Would recommend this place to anyone looking for an apartment in the Buckhead area.
I loved living here only problem i had were the fire alarms. They would go off at any time of the day and night.
Nice property. Great community. Many places nearby to enjoy. Nice to walk or Uber without having to get in your car.
Lived here for the past 10 months. The fire alarm has gone off at least a dozen times since I moved in, mostly early in the morning around 2-3am (of course it is never their fault). As if that wasnt bad enough the walls are thin enough to hear literally every step our upstairs neighbors take. I am writing this review sitting on my couch listening to footsteps that sound like the NFL combine is going on upstairs.It has been impossible to enjoy ourselves in peace and quiet since we moved in. If you have other options, take them. Dont be fooled by the amenities and location.3/5 UPDATE:The fire alarm went off again last night at 3am. Still no update from management as to why.

Bad experience with the management, exactly what you would expect from a corporate owned mega-apartment complex. I really do not have anything good to say. I was reading the pool rules yesterday about no glass bottles, or glass period at the pool. I spotted a lady with a glass bottle and told the leasing office. They said they would go out there and handle. They never went out there, until I told them the third time to remind them, since they dont feel like caring about the rules when they work for this company. I told them they moved and where they were. When they went outside, they never went near me, nor the woman. Instead they went on the other side and kicked some other people out of the pool area, who never had a glass bottle. I will get in contact with the management team, and I do not mean Brittany. I hear load music all the time around 3am all the time, they do not do anything as well. This is very disappointing how I know why, people leave this complex just after one lease. I will have a private meeting with Brittanys boss, if she does not do anything. Brett seems to try do things the right way, by emailing people about rules and stuff. People who live here, just do not care! All the leasing people care about, is bringing in terrible people to live here, who act nice towards them, but are not with the people who live here!!! Trust me, their is a lot more to mention as well.
I wouldnt wish this place on my worst enemy. I dont know whats worse, the dog waste in the garage, halls and elevators or the worms in the hall and our actual unit. We have to sweep up and flush worms everyday. This time, weve sent 2 complaint emails within the past 8 days with no response. I you dont want to have to dodge dog feces on a regular basis, and clean up worms everyday, then I would not recommend the Elle.
I cant wait until my lease is up. My family has to dodge dog feces and urine everyday to get to our vehicle. I complained for weeks, with no response. When the issue was finally acknowledged, someone came and swept, NOT MOPPED OR PRESSURE WASHED, the feces away. It is extremely common to see dog urine in the elevators, halls, and garage. Maybe some of these stupid tenants think tile halls and cement parking garages are a permission slip for their filthy mutts to use the bathroom on the floors. This building feels very Nasty. I cannot wait until my lease is up. The filth and unkept conditions here have literally made my family and i hate to come home. If you are a clean person with a weak stomach, I would look for some place else to live.

Went on a tour yesterday with my husband and found the woman giving the tour very off-putting. For that reason alone we will not be renting here. When asked about noise levels on the apartment her response was snippy, “Well, it’s an apartment. There’s noise. You’ll find that anywhere.” Yeah, not helpful. I let her know we’ve lived in a number of places and noise levels have varied ... she didn’t respond. When asked later at he end of the tour about the construction taking place right outside (high rise building) and the noise, again she replied with a snarky, evasive comment. The apartments were pretty but felt like we couldn’t get any clarity about noise/insulation, specific unit information (they only show models). And if the tour was indicative of the management team, then I’d avoid.
These dirtbags booted my car in visitor parking! No warning, no ticket, just straight to the boot. I was misinformed by the person I was visiting that I could park anywhere on the roof, because she was misinformed by the desk person about the policy. Then, the company that removes the boots took FOREVER to get here. Crappy policy, crappy enforcement, crappy customer service.
