I mean South Front is already amazing. But on top of that their maintenance is so fast and responsive. We had an issue and I got to talk to Austin on the phone and he sent someone over that same day. They were super helpful and offered alternatives if the issue wouldnβt resolve. 10 out of 10!!!Thank you guys π€
South front apartments are a great place to live whether your moving to Wilmington or looking for a new place close to downtown . The community atmosphere and the local shops,bars, and restaurants within a few seconds walk makes living in this area extremely convenient. The staff at the leasing office are very easy to work with and the maintenance team respond very quickly to any repair requests. I would recommend moving here.
I lived at South Front for two years and loved every moment. The staff, from maintenance to the office are all so friendly and helpful. The amenities of the apartment complex are great, loved the pool, gym, and coffee bar! Miss living there but would always recommend South Front to anyone looking to live close to downtown.
Called three different times and left a message during business hours and never got an answer or call back. I was really interested in moving to this community, but due to the never receiving a response back I decided to go with a different apartment community not owned by Tribute, since answering phone calls and responding to voicemails is an issue Iβve experienced at multiple Tribute properties.
Love living in the neighborhood, everyone is nice and the area is awesome! You will not find such unique living anywhere else in Wilmington! Just recently out in some maintenance requests and not only were the office staff amazing about it, but the guys that came were accommodating to my schedule, prompt, faster than expected, and high quality in the work that was completed. I would recommend this community to anyone looking to relocate within or to Wilmington!I have just recently had another maintenance experience while living here at South Front and would like to update my review. They have never ceased to amaze me with their responsiveness and professionalism. Everyone in the office i deal with which are usually Emily and Juan have always treated me as royalty and I cant say enough about their kindness and professionalism. The maintenance crew are equally amazing and are responsive, respectful, and professional, including respecting my privacy. Everyone involved with this property are a cut above and short of owning my own property I could not imagine ever renting a property outside of this community! Thanks to everyone at SF!!
Serious mold problem here and if you look in the fine print they have it clearly stated they have problems with mold so if you have Heath problems in the future you cannot sue. Called about the mold several time in the 1 year and 2 months I lived in south front, in response all we got is βoh no where?β Took 2 days for them to get to our apartment to half clean the molded areas. Which include the microwave, near any of the AC units,pantry, under the sink, pretty much any closed off area in the apartment will get mold if itβs not already there. I have mold in my lungs thanks to South Front which has directly caused brain problems.
Ive been so happy with the whole team at South Front! The maintenance team has had to come in during this social distancing for an urgent issue, which I appreciated. When another non-urgent issue came up, someone sent me video and talked me through a simple repair so that I didnt have to wait. Everyone here is so kind and helpful. I feel very much at home at South Front.
My girlfriend lives here but I love these apartments. The amenities are awesome. The pool is nice and heated and usually open all seasons from my understanding. The community room is huge and free to book to use for events. My favorite part is the movie theater which is also free to book. You can watch movies or TV in this huge movie theater. We toured a few weeks ago looking at some bigger apartments. They layouts are different but unique. Staff is always super friendly!
Throughout the application, leasing, and move-in process, the staff at South Front were responsive and helpful.6 months in and I am still loving it. The maintenance staff are responsive and helpful, and have helped me out with all kinds of random little things.

Ive lived here for 7 months and couldnt think of a better place to live in Wilmington. The people are friendly, lots of amenities, very stylish, and the neighborhood is loaded with things to do. Plus its gorgeous and everyone loves the modernity of the apartments. Its not perfect, but no place is. But it is very nice.
- Biggest complaint: I moved out of South Front TWO years ago and just received a big mark to my credit score because they JUST put a balance into collections that I did not even know about. I called immediately and was told they sent a letter in June 2018 and that was all. I never received the letter and they confirmed there was no other communication to me about it. Two years later it was put in collections and dropped my credit score substantially. Tribute did not even try and collect it from me and TWO years later it went to collections. When I called all they had to say was that one letter was sent and thats all they were legally required to do.- Location: Is good except for the train tracks. I was living in one of the buildings in the middle of the community and heard the train very loudly every night.- Maintenance: I had to put in several maintenance requests while living there; dish washer, bathroom, and there was even a hole in our concrete floor where I could see directly to the outside ground.- Customer Service: I rarely received good customer service from the Agents on duty. Most of the time they didnt know what they were doing. And, oddly enough during one month I found 3 dead squirrels in the community. There are a lot of dogs in the community so let the office know about the dead animals so that the dogs wouldnt get into them. They did nothing. Nothing. The dead squirrels remained and the agents seemed annoyed that I kept bringing it to their attention. I eventually removed one myself and then maintenance took care of the others.Im sorry to leave such a bad review but they boast luxury living and my experience living there and the customer service I received was severely lacking.
I wasnt sure how the maintenance worked so i didnβt know if they received the notification or not. However, the experience once i got home to everything being fixed was amazing. Everything looks like new and I couldnβt even tell that maintenance walked in and fixed something. Wonderful experience
We visited as part of our consideration of selling our town home and living in rental property instead, something we have subsequently decided against. The property is charming but unconventional and well located near downtown and Greenfield Lake. The staff person who explained everything to us and took us on a tour of the property, a charming young woman named Emily, was well-informed and thorough. I absolutely loved the property and my wife, while slightly less enthusiastic, thought highly of it as well. Had we decided to make the lifestyle change, we certainly would have seriously considered an apartment her.
Very friendly service, continental breakfast was excellent (coffee and cream!) and the room was great. Very clean and the haunted train whistles and screaming dogs give personality to each apartment.Best Feature: Friendly ServiceNeeds Improvement: The free WiFi doesnβt work in my room.
Everything about South Front is amazing. The office staff (Juan, Emily, Sarah especially) is so welcoming and go above and beyond to help you when you need itβfrom hosting events to fixing your sink. My apartment is gorgeous, the amenities are always well taken care of, and they make an effort to make it feel like a community instead of just where you live. Thereβs pizza, bars, coffee shops and restaurants within walking distance and the trolley will come pick you up to take you downtown. My neighbors are friendly and this is the one place I have always felt safe. Sometimes I can hear my neighbors talking, but itβs an old building and I havenβt lived in any place in Wilmington where there wasnβt some noise. Iβm genuinely happy living here and donβt want to move away after college because I donβt think Iβll ever love an apartment complex more.
I thought it was okay when I lived there.I was forwarded a bill 2 months after I moved out with an ambiguous line item. I tried to pay it over the course of a few more months, calling once a week, being forwarded to different offices and given different phone numbers.I just paid a debt collector after threats to my credit score were issued, despite my efforts to pay through the offices before. My account was closed out so nobody knew how to take my money.Sad customer service experience.
Iβve lived here for almost a year and absolutely love it. The apartments have a rustic chic vibe. Everyone in the neighborhood is very nice and there are gates that close at night. The pool is open year round as well as the grills. There is a rooftop patio with fresh veggies that you can pick and spice up any meal. The maintenance is great and usually will fix the problem the same day.
I have lived here for a few months now and absolutely LOVE it! The office is so friendly and Tabitha made moving in so easy! I have two dogs and It is so nice how everyone is so respectful at the dog park and picks up after their animals!I do not have a single negative thing to say about this place! We have been living at South Front for a year already and we love it! The staff is super friendly, warm and inviting--always! The maintenance staff is quick to get work orders done and they do it right the first time. The amenities are great and we are a 2 minute drive to Downtown! We dont want for anything in this complex. There are plenty of doggie bag / trash stations around the complex and a nice, big dog park for pets. The staff at South Front have gone above and beyond for my husband, dog, and I since before we even moved in. We moved here from California and the apartment complexes there were dismal and the staff were not very helpful. The poor staff at South Front had such a hard time getting in touch with 2 of the complexes that we had stayed in. My husband and I not only had to call the leasing offices ourselves to tell them to please respond to the South Front staff with our information, we eventually had to physically go into these offices and basically demand that they respond! It was so ridiculous! But South Front staff worked diligently to get us all set for our arrival to Wilmington, even checking on us while we were en route. They were a huge help in everything! Giving us information on the property, sending us photos of the apartment that we would move into, keeping us posted on each and every step of the move-in process, and even helping us get settled in our new home in beautiful Wilmington. I am so glad we found this place and we plan to stay here for a long time! I would highly recommend South Front and South Front II to anyone looking for an apartment here in the Wilmington area.
I just got my dream apartment yesterday at South Front! I visited there back in April and fell in love. I was helped by one of the leasing agents Juan. He is absolutely great!! He emailed me when something was open and helped me out when I was having technical difficulty with the application. I cant wait to move! Thank you Juan !!
Lived there for 2 years. Was great at first, a real community feel. One of the first apartments I lived in that I knew my neighbors. As rent started going up people started moving out. It was still a good neighborhood, but the sense of community was fading.Apartments are not nearly is as energy efficient as one would think. My electricity bill was close to the same as when I rented a fairly new condo that was more than twice the square footage. The walls were not insulated as well as they could have been. At times I could hear conversations in neighboring apartments - when no one was yelling. Luckily I had great neighbors and noise wasnt a real issue.Most of the office and maintenance staff were very friendly and accommodating, however when I tried to give the required 60 day notice to vacate someone said they couldnt accept it because forwarding address was blank. I informed them I would provide an address as soon as I had confirmed it prior to move out. I was informed that my notice would not be accepted - thus I would have to continue paying rent - until their form was complete. The manager eventually got involved, and agreed I had complied with the the requirement to provide 60 day written notice. I received my deposit back within the standard 30 days with no deductions.I did love the community, with the old well established oak trees, dog friendly, easy access to downtown and recreation at Greenfield Lake. I think rent was higher than it should have been.

ACTUALLY LAST WEEKJUNE 2020 JUSTIN went beyond the call of duty and moved a very BIGHEAVY much loved recliner to the trash bin and of course was rewarded,but, South Front, has the best, caring, personnel on staff.

Fantastic management and personnel at South Front. My wife and I relocated from another state and were glad we chose to live at South Front. Every time I check in to the clubhouse I feel welcomed and at home. Weve met new friends who live in our community. The pool is quite useful during the hot days of summer.
Lived here almost a year and had to break my lease due to a change in work and schooling. The pros: the property is nice, the security is a plus, the staff are kind, and the apartments are unique. The downside: my apartment would occasionally smell like cigarettes and weed. It was clearly coming from the bathroom. My guess is, these units share some kind of vent. When I addressed this with the office, they didnβt do anything about it. Despite the concrete floors and brick walls, I could hear everything my downstairs neighbor was up to and if there was an event on the roof or at Satellite, forget it, but I knew from the start it was a busy area and dealt with it. My point is, donβt expect any quiet. They have breed restrictions and weight restrictions for animals which caused some issues but I knew people that lived within the complex with animals on that list. That being said, many of the neighbors donβt clean up after their dog, this is especially true if their dog is the size of a football. Units are kind of small for the price but I was lured in with the decor. I think there was a misunderstanding when I signed on because my unit ended up directly across from the trash when I was shown and told my unit would be on the opposite side of the the complex. I was disappointed to go but my mortgage is a couple hundred less than the rent here and I have more than double my apartment space now.

Everything about South Front is lovely, except I had a more than undesirable experience today with Tabitha Ricci, who is a leasing consultant. Her attitude was aggressive and rude and completely changed my mind about renting there. Otherwise, South Front would have been great to call home! βΊοΈ
Nice apartment complex created from rejuvenated public housing. Units are small and a little pricey. Neighbors are good and the place is reasonably managed. Too many dogs though.
Ive visited and stayed with a few friends here and I can say that the grounds are kept up, theyre dog friendly, the security staff is amazing- even taking calls at night to help get packages from the office on top of security duties, its also nice theres a gated entrance. Parking can be difficult at times as each place is only given 1 space- although there are visitor spaces but depending on which unit youre visiting it may not be as convenient.

Great experience with the leasing office and absolutely love the space; however, the noise between units is awful. I can hear word for word what my neighbors are saying. Still love SoFro!EDIT: After posting this the office contacted me within 30 minutes and I dont know what they did, but there isnt a noise issue anymore. I also suggested them installing peepholes and the next day I came home from work to one being installed. Great management!
